Spring is finally here!
T
his Florida ‘winter’ season certainly featured a variety of weather conditions. We had a number of cooler days and even colder nights followed by warm and wet weather. As we enter April, the temperatures are slowly creeping upwards and the A/C units are humming. Time to think about what to do during the approaching summer months. Many of us are busy planning where to go and what to do for summer vacation. Like my family, many have relatives and friends out-of-state or even in another country. Summer is always a fantastic time to go and visit, to reconnect, and to maintain a close bond with those we love. As South Floridians we love to visit different cities, climb mountains, and travel abroad. Summer time is also time for camp activities and summer school. We are blessed with a variety of different camps from which to choose, including language camps, sports camps, music camps, arts & craft camps, and much more. There are a multitude of different kids’ activities and camps advertised in this issue. In addition, keep an eye out for our annual Summer Camp Guide, which will be featured in our May issue. There is something for everybody. Whatever you decide to do this spring and summer, just don’t forget to take along a copy of the ‘Our City Magazine’ to send us your picture.

City of Miramar Hosts “Disco Soup” and Mini-Farmers Market COMMUNITY NEWS
BY JILL SHARPE
T
he City of Miramar recognizes that healthy communities cultivate economic vitality and that healthy living is fundamental to one of the main components of economic development: human capital. With this in mind, the City chose a location adjacent to an elementary school and a youth outreach center to create the Miramar Community Garden (MCG), 3700 Largo Drive, Miramar. This educational program promotes urban agriculture, science, family nutrition and wholesome cooking in line with USDA guidelines and First Lady Michelle Obama’s “Let’s Move!” initiative. On Saturday, February 20th, residents came out to MCG for an event called Disco Soup. The event, part of a worldwide initiative to promote awareness about food waste, was fun and informative. Participants turned ugly veggies into a delicious meal under the supervision of Chef Trina Spillman. “We wanted to bring the energy of a vibrant event to the Miramar Community Garden,” said Assistant City Manager Kathleen Gunn “Disco Soup was an invigo-
rating event where participants chopped to the beat to promote awareness about reducing food waste.” As part of the culinary experience, participants were offered drinks such as sorrel, ginger beer, lemongrass tea and more. Other activities included a mini farmers market with Moringa trees, organic products, sprouts, and freshly harvested vegetables. . A Lexicon of Sustainability Pop-Up exhibit showcased key components of a vibrant local food system. A tour of the gardens was offered and Master Gardeners were available to answer gardening questions. More than 60 area youth, seniors, veterans and sustainability stewards worked together with local volunteers and representatives of partner organizations to celebrate the delicious flavors of healthy food. Events sponsors were the City of Miramar, The Need to Feed Foundation, Chipotle, Slow Food Glades to Coast and the Miramar Community Garden. All proceeds went to benefit the Miramar Community Garden.

Miramar Officials Learn What It Really Takes to Fight a Fire BY JILL SHARPE
I
COMMUNITY NEWS
n an effort to give those who fund fire rescue a greater appreciation of what firefighters actually do, Miramar Fire Rescue put together a one-day fire ground orientation on Friday, March 8th at the Broward Fire Academy in Davie. Elected officials and the police chief suited up in firefighter protective clothing and gear and went inside a real fire in order to experience firsthand the environment in which firefighters work. “Our feeling is that when elected officials know what it’s really like to be in the shoes of a firefighter, they are more likely to give the financial backing needed to replace worn or outdated equipment in order to keep our firefighters safe, “ said Miramar Fire Chief Keith Tomey. Participating in the fire ground orientation were Miramar Mayor Wayne Messam, commissioners, the police chief, city manager and others. Mayor Messam was tasked with climbing stairs to rescue people from a smoke-filled high-rise apartment which wearing a fire retardant coat and pants, boots, gloves, helmet and oxygen mask. “When you are the one working in a dark environment with smoke, not knowing where you are, knowing that a life is on the line, it really puts into perspective how difficult a firefighter’s job truly is,” said Mayor Messam. City manager Kathleen Woods-Richardson crawled into a burning building with a hose to spray water on the flames. “There’s no doubt that this kind of work takes a special kind of person,” Woods-Richardson said. “it’s very intense.”

Events and Opportunities for Miramar Residents of All Ages BY WAYNE MESSAM, MAYOR OF THE CITY OF MIRAMAR
W
e are leaping into spring with the Mayor’s Annual FREE 3K Run/Walk and Health Fair on Saturday, April 9, 2016! Joined by Memorial Hospital Miramar, Joe DiMaggio Children’s Hospital and 24-Hour Fitness, we are encouraging all Miramar residents to join us for an activity-filled day. It is proven that an active lifestyle and healthy diet leads to a better quality of life and that is our goal in Miramar. Our City offers residents so much to encourage healthy living: Soccer and baseball fields, tennis courts, bike trails, numerous parks - the possibilities to finding what works for you are endless. I am personally inviting all of our residents to start April 9th by running or walking the 3K with us. In addition, the Miramar Cultural Center will be ready to go with health professionals doing blood pressure screenings, family birthplace, smoking cessation, cholesterol screenings, osteoporosis risk assessments / women’s imaging & MHM Services Overview, MHS Home Health. We will have lots for kids to do too, including rock climbing, face-painting, football, soccer, and more. Who says healthy foods have to be tasteless? Not the chefs who will be doing cooking demonstrations at our event. You’ll learn great techniques for tasty culinary dishes for the whole family. Youth Advisory Council For a number of years now, the City has had a group of extraordinary kids participating in our Youth Advisory Council Program. Freshman and sophomores who attend Miramar High School or Everglades High School have had opportunities to attend Commission Meetings, National League of Cities Conferences, and shadow department directors as part of this program which is overseen by the Mayor and Chief of Police. Students have an opportunity to experience government and see first-hand how elected officials and professionals go about overseeing the City they call home. Some of our current students are about to graduate and it’s time to give others an opportunity to participate. For students who are interested in being considered for the program, you can get an application from the school resource officer at your school or email either rgilhauely@mirmarpd.org or elaroche@miramarfl.gov. You will be required to write an essay regarding why you want to be on the Youth Advisory Council, submit 2 letters of reference from a teacher or administrator, community partner or business and, you must be a Miramar resident who attends either Miramar High School or Everglades High School. The deadline for submission is May 26, 2016. On a last note, the current group of students who have been a part of the program for the last couple of years made a presentation to the Commission recently to report on their trip to Nashville, Tennessee to attend the National League of Cities Conference where they attended the opening ceremonies with Vice President Joe Biden as the speaker, they participated in a mock caucus, they interacted with fellow students from other cities, visited Vanderbilt University and attended workshops. They did an excellent job and reinforced why this is such a great program for the youth of our City. Congratulations to Ariadne Moreno, Everglades Senior; Sydney Robinson, Everglades Junior; Swarnima Radhakrishnan , Miramar Junior; Navya Baranwal, Miramar Senior; Ling Wang, Miramar Senior; Kyle Chin, Miramar Senior; Bryan Nguyen, Everglades Junior; Joshua Pezzulo, Everglades Junior. How to Combat Light Speed Foreclosures
S
ince June 2013, when the Florida legislature approved additional funding to clear the huge backlog of residential foreclosures, major changes have occurred to the time in which foreclosure cases are brought to trial. Previously, it would take anywhere between eighteen months to two years before a foreclosure case was completed. Today, most foreclosure cases are set for trial or final judgment within 6-8 months. The goal is to erase the statewide foreclosure backlog by 2016. Based on these state time limits, it may appear that judges in South Florida are more concerned with eliminating the backlog than with dispensing justice. If you are in foreclosure or at risk of foreclosure, how can you combat against “light speed” foreclosures? The most important tool you can use to defend against our court’s quest to drain the dockets is to hire a qualified and experienced foreclosure defense attorney to guide you through the minefield of valid defenses to a foreclosure action. First, don’t settle for anything less than an initial face-to-face meeting with the attorney. Let’s face it. If they are too busy to meet with you personally to review your case, they will just be “too busy” to actually help you with your case. Also, make sure that the attorney has plenty of litigation and trial experience (at least fifteen years), and that the attorney regularly practices in the county where your case is pending. Finally, make sure the attorney has a proven track record of outstanding results and satisfied clients. Ask the attorney to refer you to at least three satisfied clients. If they refuse to provide you this information, thank the attorney for her time, don’t waste another minute of your time, and leave the office.
Legally Speaking
By Omar J. Arcia, Esq. Foreclosure Defense and Consumer Bankruptcy Attorney
Another critical tool to defend against “light speed” foreclosures is to ensure that the law firm you hire to defend your case has established loan modification and consumer bankruptcy departments. This will give you the very best opportunity to save your home. If your legal defenses to the foreclosure case are not accepted by the court, you can process a loan modification, reinstatement, or short payoff of your loan. If all else fails, right before the foreclosure auction of your home takes place, you can file a consumer bankruptcy and attempt to complete the modification within the bankruptcy proceeding. The attorneys at the Arcia Law Firm are privileged to successfully represent hundreds of homeowners in our community. We have foreclosure defense, loan modification and bankruptcy departments all in the same office. We will gladly refer you to our satisfied clients, so you can be confident in your decision to hire our Firm. Detailed explanations of different options available to homeowners are also discussed in a new DVD developed by the Arcia Law Firm entitled “Fight For Your Home.” If you mention that you heard about the DVD through this magazine, you will receive a complimentary copy during your free consultation to discuss your case in detail with a member of our highly experienced and determined legal team. If you are struggling to make your monthly mortgage payments, if you are in the middle of a frustrating loan modification process, or if you just received a foreclosure summons, contact the Arcia Law Firm today at 954-437-9066 to schedule a free personal consultation with attorney Omar Arcia, or visit www. arcialawfirm.com to schedule your appointment online.

id you know that age related macular degeneration (AMD) is one of the foremost causes of vision loss in individuals over the age of 65? AMD is a condition that affects the macula of the retina which is responsible for clear central vision. Age Related Macular Degeneration Indications The first warning signs of AMD are often fuzzy vision and spots in the center of vision. Since the symptoms typically come on slowly without any pain, symptoms may not be detected until more severe vision loss is apparent. For this reason, it is very important to schedule a routine eye examination, particularly after the age of 65. What are the Risk Factors for Age Related Macular Degeneration? If you are of Caucasian decent, over 65 years of age, a smoker who consumes a diet low in nutrients or has family members that have had AMD, you are at higher risk of developing the disease. Any individual that is at increased risk should make certain to have a yearly eye exam. Discussing proper nutrition with your optometrist can also help lower your risk of developing AMD. Dry AMD and Wet AMD In general, AMD is typically diagnosed as either dry or wet. The dry form is found more frequently and may be a result of advanced age and macular tissue thinning or pigment build-up in the macula. The wet form is also known as neovascular age related macular degeneration. It results from the growth of new blood vessels beneath the retina, which leak blood that destroys the retinal cells and results in blind spots in the central vision. Often wet AMD is the more serious of the two. Macular Degeneration Treatment While there isn’t cure for AMD, certain treatments exist that can delay the progression. Depending on whether one has dry or wet macular degeneration, the course of treatment may involve laser surgery or medical injections or in some cases, dietary supplements. In either case, early detection and treatment is essential. Dr. Chesen will also be able to recommend devices to help you deal with any visual difficulty that you have already sustained. Vision loss that cannot be corrected by eyeglasses, contact lenses or surgical procedures is called low vision. There are a growing number of low vision devices that can be used today that can make everyday activities easier. You can save your vision by being aware of the risk factors and signs of AMD. Visit Dr. Chesen to learn more about AMD and low vision. To make an appointment with Dr. Michael Chesen, call 954- 437-9733. Pearle Vision is located at 2909 SW 160 Ave., in Miramar.

Tips on Selling Your Home Quicker in the Current Real Estate Market By Patrick Simm
Price
With the inventory of available homes for sale still at low levels, one would expect the existing buyer pool to be rushing to place an offer on a home that fits their criteria. Sadly enough, the opposite trend actually exists! Buyers seem to be waiting for the homes that are priced correctly, meaning homes that are priced appropriately and close to fair market value. The average days on market that a property is listed for sale before selling at this point in time lingers around one hundred days. Statistics indicate that these listed properties undergo at least two reductions in price prior to obtaining an interested buyer. Therefore, regardless of how well you market your home, it is of utmost importance to price the home appropriately from the onset.

016 is expected to be yet another strong year for South Florida Real Estate despite slowing sales, as we endure the market shift from a seller’s market to a more balanced market. As the real estate arena continues to “cool off,” there are an abundance of home sellers that currently have their homes for sale but are not selling. Although, there is a check list of reasons why a home is listed for sale and is not selling, there are two that are prevalent at this point in time - price and condition.

Condition
First Impressions are lasting impressions! From the most recent trend with buyers that I have observed, it seems like the average home buyer wants to find a home that they can move right in and start to enjoy, rather than spending time and money to repair, much the less upgrade. Wouldn’t you? If the home needs more than cosmetic repairs to make it enjoyable, buyers tend to first try to recoup the cost of upgrade by offering less for the property. Enhancing the curb appeal and decluttering the property also augments the condition of a property. I highly recommend getting a home inspected by a professional home inspector prior to listing it for sale in order to identify any concerns beforehand. Selling a home in the current market requires just a little extra work due to the current global economic conditions and uncertainty consisting mainly of the struggling economies in Latin America, Asia and Europe; a major factor for the recent slowdown that we have been experiencing. Therefore, if you are a current home seller having difficulties selling or you’re thinking of selling, doing all you can to get the home in above average or excellent shape coupled with an attractive price will surely increase the chances of getting your home sold quickly! Trust me, these two simple tips work! LEGALLY SPEAKING
Do you have a thoughtful and comprehensive estate plan which includes:
Estate Planning for Your Unique Family BY BRUCE IDEN, ESQUIRE
E
state planning is not just about documents. It’s not about a filling out a form, or completing a checklist. And contrary to some advertising you may have seen, it’s not a do-it yourself project. The planning process requires a thoughtful discussion with an attorney who specializes in estate planning to identify areas of concern and vulnerability, followed by the design and implementation of a plan with customized documents to address your unique needs and concerns. The plan can be very simple or more complex, depending on one’s particular situation. Consider the following: It’s not just about the stuff. You may assume an estate plan is about leaving an inheritance to your loved ones. Often the focus quickly shifts from “how much” to “when” and “how.” Perhaps you have a child with a tendency to overspend. You may also fear leaving a generous inheritance to your children might discourage them from working. Have you even considered that your spouse may someday remarry, and your assets eventually pass to the new spouse’s family? A full discussion of your estate plan should address all of your concerns, even those that you have never before shared with others. It’s not just about after you are gone. What about the possibility of you or your spouse becoming disabled? Who will oversee your property or handle your business affairs? How is disability determined, and by whom? The answers to these questions should be part of your plan. Keep in mind that if you become disabled without any estate planning, the court will step in to appoint a guardian to manage your financial affairs, and see to your personal and medical care. This would be an expensive and for most, a scary development. What about doctors, insurance, and government resources? Whom would you select to have access to your health information or provide treating physicians with instructions should you not be able to? Shouldn’t someone be authorized to interact with insurance companies, Social Security, Medicare, the IRS or Veterans Administration on your behalf? A comprehensive estate plan should provide for all of this. What if I do nothing? Unfortunately, this happens quite frequently. Many people think about estate planning, but never get around to it. Should you die without a plan, your assets will go to your closest relatives under your state’s intestate succession laws, as determined by the probate court. The only factors involved in the distribution of assets are whether or not you have a spouse, children, living parents, or other close relatives when you die. Moreover, if you leave behind minor children, their guardian will have access to your assets. It is important to remember that the true value of consulting with an estate planning attorney is the advice and guidance given. Creating documents without expert advice can prove to be very dangerous. Making poor decisions now, or not updating an old plan, may leave a mess for your family to deal with. Estate planning is a deliberate, premeditated act of love. Life can change in an instant. What are you waiting for? Bruce Iden earned his J.D. from George Washington University National Law Center and his L.L.M. in taxation from the University of Miami School of Law. He has been practicing in the area of estate planning and probate and trust administration for over 30 years. ASK THE EXPERT
“S
o you need a breast lift” To implant or not to implant? That! Is the question.” This is one of the most important choices a woman will ever make in a plastic surgery procedure. Understanding the options, and potential outcomes of each procedure, will help women make smarter choices. After making the decision to have a breast lift, choosing to place a breast implant at the time of surgery becomes a critical decision for a good outcome. If the supporting skin is thin and stretched out indicating a weak support system, my advice is to perform the breast lift without an implant. After 18 years of experience performing this operation, I’ve learned that the quality of the skin, should be the deciding factor for whether or not to use an implant. After the scars heal well a “small” implant can be discussed for more fullness. The appeal of using a breast implant at the time of the operation is obvious, and easy to sell. The promise of the larger, fuller, perkier breast is almost an irresistible option. Living in South Florida doesn’t help. The downside is the heaviness of the implant continuing to stretch the remaining damaged skin. After only a few months the heavy implants will stretch the skin and the breasts will sag again. Furthermore, the extra tension on the incisions will often cause wider more visible scars, and increase the risks of the surgery. This situation can result in multiple re-operations and potential strife between the patient and surgeon. The patient feels that she has not received what she hoped and paid for, and is usually disappointed with the results. After multiple operations she eventually gives in and accepts her fate. Living with heavier breasts that look good in a brassiere, but still sag. The same holds true for the woman in “the gray zone” her breasts are deflated, doesn’t need a lift, but wants perkier breasts. She gets sold on the larger implant that will “fill” the space, and give her the breasts she’s been dreaming about. Again, although the plan sounds ideal, the reality are large sagging breasts in a short time. A much different result than the playboy centerfold breasts that were expected. Sometimes a smaller implant is better in this situation. The initial result will not be as perky, or as full. The upside is less weight on the breasts, and less sagging over time. In the last five years, I have performed most breast lifts without implants. I’ve found the results to be extremely satisfying for both my patients and me. Using modern techniques to create a natural support system provides extremely natural and long lasting results. Hopefully this information will shed some light on a very important decision. Make sure you consider all the options before rushing into a long lasting, expensive, mistake.
