to believe that the school year is quickly coming to an end. It’s no coincidence that the last full month of school is Teacher Appreciation Month. It’s the time to thank those special individuals who have had a positive impact on your children. Before that final bell rings, be sure to finalize your summer camp plans. The Our City Media Camp Guide, available on our website, is a great resource to see all of the programs available in your area. Spring is the time for new growth, and our family of local community news publications is no exception. My staff and I are thrilled to introduce Our City Hollywood & Hallandale, reaching an additional 20,000 readers in these beautiful coastal communities. Our seven free monthly magazines now provide engaging and informative articles covering community and school news, as well as providing expert advice columns and business profiles to 140,000 homes and businesses stretching from the Dade County line all the way to Sunrise. Finally, let us not forget that May is the time we celebrate Mother’s Day. Please take a little pause to honor your mother (and your wife) for these loving ladies are working hard and without pause to care for us, look after us and pamper us. Let’s pamper them for a change!

Many Head and Neck Cancers Are Preventable, Treatable Cancers of the head and neck are a major health problem, with human papilloma virus associated head and neck cancers reaching epidemic proportions. More than 400,000 John Greskovich Jr., MD patients are Cleveland Clinic Florida diagnosed with Radiation Oncologist cancer of the tongue and tonsils worldwide each year. These types of cancers can affect a number of body parts, including oral

or nasal cavities, the sinuses, voice box, throat, salivary glands, lymph nodes, tonsils and tongue. The good news is that most head and neck cancers are very preventable, as a high percentage is tied to tobacco use. You can reduce your risk by not using tobacco products such as cigarettes, cigars and chewing tobacco. Alcohol use is also a contributing factor, so it is important to consume in moderation. Over recent years there has been a growing number in cases of tongue and tonsil cancer

associated with the human papilloma virus (HPV). Therefore, we recommend vaccinating boys and girls, typically between the ages of 9 and 14, with the HPV vaccine. Vaccination to protect against HPV infection involves a series of three shots. Symptoms Patients who should be evaluated for head and neck cancers include those who have the following symptoms, especially if present for a week or two: • hoarseness • ear pain • sore throat • difficulty swallowing foods • sores in the mouth • sudden onset of dentures not fitting • foul-smelling breath Treatment Options If you are diagnosed with a head or neck cancer, it is important to get opinions from a head and neck surgeon, a radiation oncologist, as well as a medical oncologist, who specialize in treatments for head and neck cancer. For certain cancers, surgery might be the best treatment, but for others, radiation with or without chemotherapy is better. The collaborative model of medicine practiced at Cleveland Clinic Florida, allows patients the opportunity to be seen by all necessary specialists on the same day, in one location. Physicians work as a team to develop an individualized treatment plan with the best course of action for you. For local-regionally advanced, HPVassociated tonsil or tongue cancer, Cleveland Clinic has reported cure rates in the 90 percent range. Cure rates for other head and neck tumors depend on the site and stage of the disease.

Miramar Resident Wins The Coveted Miss Broward Crown BY JILL SHARPE

A

s B roward County celebrates its 100th anniversary, Allyson Walker of Miramar also has a reason for celebration as she

recently won the title of Miss Broward 2015. The pageant was held February 21st at the Dillard Center for the Arts in Fort Lauderdale. It has been a whirlwind of activity for Walker since her coronation, as she is serving as the official Youth Ambassador for Broward’s centennial and will advance towards the Miss Florida crown. Walker earned a scholarship to continue her studies at Nova Southeastern University, where she majors in Education. “The pageant experience was great,” she said. “I learned how to talk with poise and be confident. I enjoyed the relationships I had with the other contestants, as everyone encouraged each other to move forward.” Walker has made the most of her time since being named Miss Broward. She auditioned for a role in the theatrical production of Duende and served as

a Greeter at the Greater Fort Lauderdale Chamber of Commerce’s “Downtowner of the Year” luncheon. The month of May will find her taking part in Broward Navy Days’ Fleet Week, attending the Relay for Life for the American Cancer Society and working with the Miami Dolphins and the AARP Foundation to package one million meals for senior citizens in South Florida. Community service is integral to the mission of Miss Broward, and Walker takes that responsibility seriously. “My platform is helping orphaned children in Florida,” she said. “I want to help kids who are runaways or were abandoned. I want to work with the orphan population, especially kids in inner-city schools, to help them find foster homes.” Despite only having been in one pageant prior to being named Miss Broward, Walker impressed the judges and the crowd with the grace of a stage veteran. “What was really special about Allyson

women do everything from sing to do a hula dance to ventriloquism. The pageant is so broad in what we’re looking for. The girls also do interviews and must be well-spoken. The Miss Broward County Scholarship Organization is a non-profit organization that solely depends on volunteers and donations from the community. The group has distributed over $150,000 in scholarships since their founding in 2004. For more information, visit the organization online at http://missbrowardcounty.org/ or email missbroward@comcast.net. was that she learned so much from her first pageant experience,” said Brenda Edwards, Executive Director of the Miss Broward County Scholarship Organization. “You could see the confidence. She’s so comfortable on stage and she’s a great singer.” Walker will have more opportunities to display her talents before an audience. The Miss Florida contest will be held from June 16th through the 20th in St. Petersburg with the winner going on to the Miss America pageant in September. Walker is enthusiastic about her role as Miss Broward and says participating in pageants is an enriching experience as you learn about yourself, your strengths and weaknesses. “Being up on stage teaches you to be confident and learn what you bring to the table,” she said. Local leaders take pride in all of the talent that has passed through Broward County pageants, noting that two titleholders recently made it to the second round of the television show “The Voice”. “We look for women who are comfortable in their own skin and know who they are,” said Edwards. “The pageant does require a volunteer project so they must have a passion for philanthropy. We are also known for the performing arts, as we’ve seen young

them to view their salaries as “sweat equity” in their businesses. The Shark Tank-style event was the culmination of the work that the students had put in over nine months. All of the students even spent several hours in the Chamber of Commerce office during their spring break from school to practice their presentation. As part of YEA, the students learned about how to dress professionally for a job interview, incorporating as a business, and social media marketing. The group visited Monster Mini Golf and Russo’s CoalFired Italian Kitchen to get behind-the-scenes looks at local businesses and learn about their success and challenges. No matter what challenges these students may face, business insiders know that they are set up well to succeed. “This is our first year doing this program and I was very pleased with all of the presentations here,” said Robert Goltz, President and CEO of the Miramar Pembroke Pine Regional Chamber of Commerce. “We started this and we weren’t exactly sure how we were going to get to the investing stage. These students have been able to grasp all the concepts here and write a business plan. It’s been a fabulous experience, working with these business leaders and seeing the end products that the students have made certainly makes it all worth it.” While the students will spend the next few weeks getting their businesses incorporated, organizers are planning to host a trade show for these young entrepreneurs at the Pembroke Lakes Mall. Experience, Commitment & Passion Create Extraordinary Success for the Simmsational Real Estate Group By Debby Teich

A

s the evolving real estate market

becomes increasingly intricate, buyers and sellers are seeking experts who understand the industry and are positioned to stay ahead of the game. Patrick Simm and The Simmsational Group at Keller Williams Realty have become well known for their outstanding level of Real Estate Sales Mastery. They understand property values, positioning, and what it takes to get a home sold in today’s market.

Team Leader and Managing Director Patrick Simm answered some commonly asked questions about the Simmsational Real Estate Group at Keller Williams Realty.

When was the Simmsational Real Estate Group established? The Simmsational Real

Estate Group has been helping Southwest Broward’s buyers and sellers accomplish their real estate goals since 2001.

Describe your team. I am the Managing

Director and Team Leader. Kimberlee Hernandez, Jose Rodriguez and I joined Keller Williams five years ago with the vision of creating an international team of specialized listing and buyer specialists. The team has since expanded to a total of eight associates.

What is your team’s goal? As a team, our goal is not only to meet our customers’ expectations, but to exceed them. As a trusted real estate partner, we help customers find the best home in the area within their price range. Together, we sell their home for as much as the market will bear and as quickly as possible.

Describe your team’s success. The group consistently closes over $24 million in sales every year. Within the last 12 months, the Simmsational Team has closed over 145 transactions and generated approximately $26 million in sales volume. We are ranked in the top 1% of all Realtors nationwide in 2014.

Leader/Managing Director, I am surrounded by a core group of extremely skilled and dedicated real estate professionals. I am truly grateful for the confidence that they hold in me as their trusted leader. This is an achievement that merely started as a small “dream” just a little over 13 years ago.

What is your background? I am a single father

of a 14-year-old daughter, Ariana. Over the years I’ve become widely known as “OneCoolRealtor”. I was born in Kingston, Jamaica and have been a South Florida resident since 1973. After earning a Master of Business Administration Degree in Finance, I acquired my Real Estate License in 2001. I quickly became a graduate of the Realtor Institute, earning a GRI designation (along with only 19% of all Realtors). I also possess other noteworthy designations from the National Association of Realtors, including the ABR, Accredited Buyer Representative; CRS, Certified Residential Specialist (only 4% of all Realtors worldwide) and CDPE, Certified Distressed Property Expert.

Do you serve on any boards? Yes. I serve

What is the key to your success? As a con-

on the Executive Board of Directors of the South Florida Chapter of the National Association of Hispanic Real Estate Professionals (NAHREP) and I am also a Florida Realtors State Director. I also serve as the head of training and education for Keller Williams Realty in Pembroke Pines, an office consisting of over 250 real estate professionals.

How do you keep the public updated on the real estate market? We want to be South

Florida’s most prominent and informative source for Cooper City, Davie, Miramar, Pembroke Pines

and Weston Real Estate. In an effort to keep the public informed, I write real estate blogs and editorials for local magazines.

Where does most of your business come from? The majority of my business is generated

from past customers and their referrals. We treat our clients like family and take excellent care of them. We trust that they will come back to us for all their real estate needs and recommend us to their family, friends and associates.

Do you work with attorneys and mortgage professionals? Yes. The Simmsational Team

partners with attorneys and mortgage professionals to make the process as smooth as possible. There is an absolute added value when choosing the services of the Simmsational Real Estate Group. Our Team’s Real Estate Attorney accommodates all of our clients and is always available for consultation throughout the buying and/or selling process.

Is there anything else you want to add?

I am extremely grateful to the residents of Southwest Broward, especially those in Miramar and Pembroke Pines, for their continuous support throughout the last thirteen plus years that the Simmsational Real Estate Group was established. With continued assurance in our ability to fully accomplish their real estate goals, we look forward to serving the residents of Southwest Broward for many years to come. Cold Laser Therapy By Neal M. Bullock, DPM, PA

I

t is a beautiful day in South Florida . It is

seventy degrees and the sun is shining. People in your neighborhood are happy and enjoying the day with a renewed spring in their step. But you are not happy. You are in pain. It is hard to enjoy the paradise that is winter in South Florida when you are in pain. Many suffer from acute pain, chronic pain, arthritis or plantar fasciitis in their feet. They do not experience a renewed spring in their step with the cooler weather, but instead experience pain with every step. Cold laser therapy may be an answer for those with pain and inflammation in their feet. Many doctors, nurses, and other healthcare professionals have seen how this technology is able to speed up the healing process of those with injuries and other causes of acute or chronic pain. This technology works by the power of the laser light. The laser light penetrates tissue where it is absorbed by cells and stimulates healing and the fast reduction of pain.

Cold laser therapy works best on pain associated with soft tissues. Some pain lasers have been proven to be 93% effective in clinical studies for reducing pain and have been FDA cleared for pain relief. Cold laser therapy can be a safe alternative to surgery and medication. Surgery can involve more pain during the healing process, time away from work, and time off your feet. Medication may involve additional expenses, and unpleasant side effects like nausea, upset stomach or dizziness. It may also be habit forming. Cold lasers can be more effective than medication or surgery for some people. One cold laser brand is the Laser Touch One. It combines two proven modalities to stimulate cells and enable healing: micro-current electrical stimulation and low level laser therapy. This laser supports and facilitates the natural repair and healing of the body at the cellular level. The benefits of cold laser therapy are many. It is non-invasive and does not require surgery. There is no prolonged recovery. It does not involve addictive medication and there are no serious side effects. Moreover, it is cost effective. If you are experiencing pain in your feet, are tired of taking medication, and do not want surgery, consider asking your podiatric physician about the benefits of a cold pain laser. It just might leave you with that spring in your step. Dr. Neal M. Bullock’s office is located at 17013 Pines Boulevard in Pembroke Pines. For information, call 954 450-4200.

Using a Chapter 13 Bankruptcy Plan to Keep Your Home and Investment Properties for Much Less Than You Owe By Omar J. Arcia, Esq. Foreclosure Defense and Bankruptcy Protection Attorney

M

Main Office: 3350 SW 148th Ave. Suite 405, Miramar, FL 33027 Available for Consultation: Miami • Orlando

ost consumers are familiar with a simple Chapter 7 bank-

ruptcy in which all of the debtor’s assets are liquidated and all unsecured debt, such as credit cards and medical bills are wiped out. Did you know that within a Chapter 7 your lender has the right to continue a foreclosure process on your home if you owe more than the market value of the home? Yet many consumers are unaware of the far reaching benefits of a Chapter 13 bankruptcy. Unlike a Chapter 7 bankruptcy, under a Chapter 13 a debtor restructures, instead of liquidating debts. A Chapter 13 debtor is able to repay over a period of 3-5 years all mortgage arrearages, late fees, escrow shortages, and even past due homeowner association (HOA) dues. Also, credit card and other unsecured debt can be negotiated down to about one percent (1%) of the amount owed, student loan payments may be reduced, IRS liens can be reduced or wiped out, car payments can be lowered or eliminated, and even attorneys’ fees are paid over time as part of the Chapter 13 plan. Perhaps the most beneficial part of a Chapter 13 plan is the ability to remove all second mortgages, lines of credit and other liens (including HOA liens) from your principal residence, and to significantly reduce principal balances on investment properties. In order to qualify, the debtor must be employed, or have a regular source of income, and the amount owed on the first mortgage of your principal residence must be greater than the market value of that home. As it relates to the debtor’s investment properties, under a Chapter 13 plan you are able to wipe out any second mortgages or credit lines, and reduce the principal balance of the first mortgage on each property to the current fair market value, payable at a low fixed interest rate, amortized over 10-15 years, through an affordable monthly payment. Once a debtor submits a Chapter 13 plan and begins to make payments, the lender cannot proceed with a foreclosure. If you owe more on your first mortgage than the fair market value of your home; have one or more additional mortgages, lines of credit or other liens on that property; and are currently employed, you may be a perfect candidate to file a Chapter 13 bankruptcy. If you also have investment properties which are upside down in value, and would like to keep them because they are generating rental income, a Chapter 13 bankruptcy is the ideal solution to resolve your mortgage crisis instead of wasting countless hours attempting to modify your loans directly with lenders. More detailed explanations of different options available to homeowners in foreclosure, at risk of foreclosure, or considering bankruptcy are discussed in a new consumer bankruptcy seminar offered by the Arcia Law Firm in our area. Admission is free if you mention that you heard about the seminar through this magazine. Please contact the Arcia Law Firm at 954-437-9066 to make a reservation for the next seminar or to schedule your free consultation with an attorney. You may also visit www.arcialawfirm.com for more information about the Firm, our staff and credentials, detailed articles, informative videos & testimonials, and to make your appointment online.

Treatment for Computer Vision Syndrome (CVS) and Eye Strain

MiraMar The Fountains of Miramar (Next to El Fogon) Dr. Michael Chesen 2909 Dykes Rd., Miramar, FL • 954-437-9733

By Michael Chesen, OD

T

he American O ptometric A ssociation (AOA) reports that over 7 out of 10 of the Americans that work each day from a computer monitor (about 143 million people) suffer from computer vision syndrome (CVS) or eye strain. Prolonged computer use can result in eye stress and effect typical vision processes in kids and adults. If you are working at a computer longer than 2 hours each day, it is likely that you will suffer symptoms of computer vision syndrome.

www.mirvision.net

Signs of CVS

Signs of Computer Vision Syndrome include vision difficulties such as dry eyes, blurred vision, inability to focus or double vision and pain such as headaches, back aches and heavy eyes. If you are experiencing a number of these symptoms, you may be suffering from Computer Vision Syndrome.

What Are The Causes of Computer Induced Eye Fatigue?

Eye fatigue from prolonged computer use is caused by the necessity for our visual processing pathways to adapt to processing text on a computer screen in a different way than they do for letters in print. While our eyes are used to focusing on printed material that contains solid black characters with sharp edges, they are less familiar with characters on a digital screen that lack the same degree of contrast and sharpness. Words on a screen are created by combinations of tiny dots of light (pixels), which are most luminous at the center and diminish in intensity toward the edges. Therefore it is harder for our eyes to focus on these images. Instead, our eyes reduce focus to the ‘’resting point of accommodation’’ or RPA. Our eyes involuntarily adjust to the RPA and then have to make a great effort to regain focus on the text. The continuous strain on the muscles of the eyes to focus results in the fatigue and eye strain that is sometimes present during and after use of a computer or digital device. CVS isn’t a matter of concern just for those who spend a lot of time on computers. Other electronic gadgets such as smart phones or tablets can cause similar conditions and in some cases even worse. Since mobile screens are often small, in addition to pixilated, the user often strains even more to focus on images.

Ergonomics for Computer Vision Syndrome

Ergonomics, or changing your work environment to reduce strains in vision or posture, can help relieve some of the discomfort of computer vision syndrome. Proper lighting and frequent breaks will cause some relief. However, since ergonomics alone cannot resolve a visual problem, using ophthalmic computer eyeglasses is also necessary. If you think you are suffering from CVS or at risk of getting it, contact Dr. Chesen at his Miramar optometric office by calling 954-437-9733.

If you think that you might be at risk for CVS, you should make an appointment with an eye care professional sooner than later. At a computer vision exam, your eye care professional will perform tests to detect any particular vision problems that might worsen symptoms of computer eye strain. Depending on the results of these tests, your optometrist may prescribe prescription computer eyeglasses to reduce discomfort at your screen. An anti-reflective coating is highly recommended for computer glasses. An antireflective coating lessens glare that may interfere with your ability to focus on images on your screen.

Getting to the Nitty-Gritty of Estate Planning BY BRUCE IDEN, ESQUIRE

Are You Ready? Do you have a thoughtful and comprehensive estate plan which includes: • Caring for you and your loved ones in case of disability or death? • Protecting loved ones from creditors and predators after you are gone? • Providing parents with access to college kids’ health status and medical decision making in emergencies? • Ensuring your babysitter knows what to do if you don’t return when expected?

state planning is not just about docu -

ments. The planning process requires a thoughtful discussion with an experienced attorney to identify areas of concern and vulnerability, followed by the design and implementation of a plan with appropriate documents to address these areas. The plan can be very simple or more complex, depending on one’s particular situation. When beginning the planning process with an attorney, consider the following: It’s not just about the stuff. You may assume an estate plan is about leaving an inheritance to your loved ones. Often the focus quickly shifts from “how much” to “when” and “how.” Perhaps you have a child with a tendency to overspend. You may also fear leaving a generous inheritance to your children might discourage them from working. Have you even considered that your spouse may someday remarry, and your assets eventually pass to the new spouse’s family? A full discussion of your estate plan should address all of your concerns. It’s not just about after you are gone. What about the possibility of you or your spouse becoming disabled? Who will oversee your property or handle your business affairs? How is disability determined, and by whom? The answers to these questions should be part of your plan. If you become disabled without any estate planning, the court will step in to appoint a guardian to manage your financial affairs, and see to your personal and medical care. What about doctors, insurance, and government resources? Who is authorized to provide treating physicians with care instructions for an ailing loved one, who has access to one’s health information, and who is authorized to interact with insurance companies, Social Security, Medicare, and other government agencies? A comprehensive estate plan should provide for all of this. What if I do nothing? Should you die without a plan, your assets will go to your closest relatives under your state’s intestate succession laws, as determined by the probate court. The only factors involved in the distribution of assets are whether or not you have a spouse, children, living parents, or other close relatives when you die. All distributions are predetermined and there is no opportunity to protect your spouse, children, or other relatives from creditors, predators, or their own bad habits. Moreover, if you leave minor children, their guardian will have access to your assets. Estate planning is an interactive and collective process which commences once a client meets with their trusted legal counselor. It should not simply be a “check the box” or “fill out the form” exercise. The value of estate planning is the advice and guidance received, not the documents delivered. As we all know, the course of a family’s life can be turned upside down in an instant. Meet with a qualified estate planning attorney and craft a plan that’s right for you and your family without delay. Bruce Iden earned his J.D. from George Washington University National Law Center and his L.L.M in taxation from the University of Miami School of Law. He has been practicing in the area of estate planning and probate and trust administration for over 30 years. For more information, or to schedule a complimentary estate-planning consultation with Mr. Iden, please contact Iden Law Offices at (954)885-0085.
