Summer Vacation Is Coming to an End

L

ike most of our readers , my family and I took

some time off this summer to unwind and recharge. We spent quality time together as a family, explored new things and re-visited familiar sites, met new people and got reacquainted with old friends. Although we may still be in vacation-mode, it’s time to start getting ready to go Back-to-School. It’s time to download that school supply list and stock up on notebook paper, pencils and erasers, as well as brand new backpacks and lunch boxes. It’s also time to tackle that to-do list: school sports physicals, back-to-school haircuts, and register for after school activities. But, before that first day of school arrives, let’s enjoy the final carefree days of summer with our loved ones. Enjoy the beaches, the backyard pool, or a simple BBQ with friends, because soon enough we’ll be back to the backto-school craziness once again. Sincerely,

Miramar Celebrates Caribbean-American Heritage Month By Jill Sharpe

T

he sights , sounds , and flavors of the Caribbean were on full display at Miramar’s Shirley Branca Park on Saturday, June 21st as Miramar celebrated Caribbean-American Heritage Month. While a little rain came down as the festival got started, nothing could dampen the mood of everyone in attendance as the festival was a true feast for the senses. Miramar City Commissioner Alexandra Davis hosted the event, and enjoyed the “melting pot of cultures” found at the festival. “This event has become a staple of the community as we celebrate our diversity,” said Commissioner Davis. “People here may not have been back to the islands in years or may have children that have never been to their home country, and if you don’t know where you have been, you don’t know where you are going.” Many people were there to find some delicious Caribbean food as a cornucopia of culinary delights from the different island nations tempted festival goers. Jerk chicken, oxtail, curried goat, fried corn, steamed cabbage, and anything you can do with a conch were available courtesy of all the food trucks that were on site. Festival attendees shopped for clothes, novelties, reggae music, and World Cup items as they ate, and a separate area for adults served up Red Stripe Beer and other beverages. Radio personality Yvette Marshall served as the master of ceremonies and kept the entertainment going like clockwork. As someone who works at a

Caribbean music radio station, Marshall knows what music keeps people dancing and she kept the atmosphere lively interspersing the music with personal stories which made the event all the more special. “I like seeing city officials tell their stories of how they got here. When people see politicians struggle, it builds a direct connection between the politicians and the audience,” said Marshall. “This event is for everyone. You can connect with the Caribbean without having to travel, and you can learn about other countries.” DJs Springer and Fergie kept the music going as the Body Wuk exercise troupe kicked off the live performances. Miramar-based Body Nation Dance Theatre, a non-profit dance company that trains young dancers in Caribbean styles, got the growing crowd to its feet. Alano Speed Kompa carried on the good vibes with the band’s compas music, a Haitian style of meringue. Also on the bill was Leon Coldero and Code 868 Band, who are known for playing soca, a style popularized in Trinidad and Tobago. The headliner for the evening was Etana, an internationally known reggae singer from Jamaica. Hailing from Broward County, thirteen year-old Chloe Pilar found herself sharing the stage with many of the aforementioned veteran musicians but was not fazed by the attention. In addition to showing off her strong voice at the festival, Pilar is planning on starting her musical career as well as a youth-focused organization. When not listening to musical influences like Rhianna, Beyonce, and Kelly Clarkson, Pilar is

hoping to establish ‘Noteworthy’, an agency focused on helping young women concerned about their self-esteem. “I’ve been singing since I was eight years old, and while I like going on stage, I’ve done this before,” said Pilar. “When I was younger, I was shy, and if others struggle with shyness, I can help them and teach them to be confident.” Like many people in attendance, Rowena and Joseph Donalds live in Miramar after growing up in the Caribbean, specifically in Jamaica. The couple attended the festival last year and came back, in large part, due to the fellowship they enjoyed among people from different cultures. “You can see all the Caribbean nations united for one cause,” said Mrs. Donalds. “There are people here from Jamaica, Trinidad, Haiti and Cuba. Everyone is here as one group of people.” Miramar City Commissioner Wayne Messam talked about what the Caribbean-American Heritage Celebration means for the city as a whole. “Miramar is a leader in the country as far as what the U.S. is becoming, and we want to recognize that cultural diversity,” said Commissioner Messam. “This event can become a tourist attraction for Miramar. Someone from the Cayman Islands can come hear Cayman music and then say ‘I want to live in Miramar because we value everyone here.”

Local Doctor Co-Authors Largest 3D Mammography Study to Date By Jill Sharpe

T

he results of a large , retrospectives study

which were recently published in The Journal of the American Medical Association (JAMA) show that 3D mammography—also called tomosynthesis—finds significantly more invasive cancers and reduces unnecessary recalls. Memorial Healthcare System was one of 13 sites nationwide to participate in the study. “This study confirms what we already know – 3D mammography finds more of the invasive, harmful cancers we want to find and, at the same time, saves women the anxiety and expense of having additional tests for what often turn out to be false alarms,” explained Dr. Mary Hayes, director of Women’s Imaging, Memorial Healthcare System. “We were proud to participate in such an important study.” The study focused on the impact of 3D mammography on nearly a half of a million women throughout a diverse range of sites across the United States. It was led by Dr. Sarah Dr. Mary Hayes Friedenwald at Advocate Lutheran Hospital in Park Ridge, Illinois. Key findings included: ▸▸ 41% increase in invasive cancer detected with 3D mammography ▸▸ 15% decrease in unnecessary recalls for false alarms In 2008, Memorial Healthcare System became the first facility to use tomosynthesis mammography in the state of Florida. In addition, MHS was one of eight nationwide hospitals that participated in the research that lead to FDA approval in 2011. Currently, 3D tomosynthesis mammography is offered at Memorial Healthcare Systems four Women’s Imaging Centers: Memorial Regional Hospital, Memorial Regional Hospital South, Memorial Hospital West and Memorial Hospital Miramar.

“Women experience little difference between a conventional 2D mammogram and 3D imaging,” said Dr. Hayes. “The exam takes just a few seconds longer and the positioning is the same. The real difference is in the information available to the doctor.” She emphasized, “It’s as if 2D mammography is the cover of a book and 3D provides the images to tell the complete story.” Advances in the understanding of the role of genetics, family history and other exposures have altered the approach to breast imaging. At the Women›s Imaging Centers at Memorial Healthcare System, breast imaging exams are tailored to each individual. and Benefit Dinner on June 19, 2014 at Mazza Mediterranean Cuisine in Pembroke Pines. The president, officers and board of directors for the 2014-2015 Rotary year were installed. County dignitaries attending the installation ceremony included Mayor Barbara Sharief, Broward County; Robert W. Runcie, Superintendent of Broward County Public Schools; and Miramar City Commissioner, Yvette Colbourne. Patricia Good, Broward County School Board Chair; and Club Rotarian of the Year was honored at the dinner as well. Proceeds benefitted Children’s Harbor and the Pack-a- Sack Project. Children’s Harbor keeps together foster brothers and sisters, as well as pregnant or parenting foster teens and their babies, in a safe and loving home through its Family Strengthening Program. The Pack-a-Sack program provides needy students (those identified by the counselor/social worker at the individual school) with food items, packed into refillable bags to sustain them over the weekend and over extended periods when school is not in session. “We are proud to support these organizations as well as many other wonderful organizations in the community,” said William Jong-Ebot, director of publicity for the club. “We are a small, close knit organization but we accomplish big things.” Rotary club membership represents a cross-section of the community’s business and professional men and women. Days on Market Increasing for Listed Homes for Sale By Patrick Simm

I

t ’ s easy to forget how it was a few years ago,

when homebuyers had the upper hand and were getting everything they asked for from sellers. This began back in 2006 and extended into the latter part of 2010. There is now a sense of change in the local real estate market. There is no cause for alarm, as the market is still healthy and thriving. Homes are still selling, just at a more realistic rate. Until a few months ago, home sellers have had full advantage. They experienced double-digit annual appreciation in home values in both Miramar and Pembroke Pines for the last several years. In spite of low inventory levels pressured by strong buyer demand that has fueled the market over the past eighteen to twenty-four months, the market has slowed somewhat to date. The average number of days that a property sits on the market has increased month after month since the beginning of the year. Single family homes now sit on the market an average of 72 days in Pembroke Pines and an average of 105 days in Miramar. A major factor that fueled the recent change is that the handful of huge institutional investors that were purchasing an average of 600 homes per month in cash transactions throughout the County have recently pulled out of the market. Home prices have risen to the point that makes the return on the investment they are seeking infeasible.

The average price of a single-family home in Miramar and Pembroke Pines has risen to approximately $285,000. The median price now stands at approximately $250,000. Homes listed at or below these price points still have the highest percentage of buyers and are still in demand. The challenge in selling seems to occur with homes listed at or above the $400,000 price point. The sellers of these homes compete against each other with a much smaller pool of buyers. The sellers with homes in great condition and with upgrades priced at fair market value usually win. My advice to current home sellers is to price the property realistically at fair market value to sell. Pricing out of the market value range to test the market and or to “seek a cash buyer that will fall in love with your home” is simply not realistic. Although it may seem at times that I own a crystal ball when it comes to real estate in the cities of Pembroke Pines, Miramar and the surrounding areas, I actually don’t. What I do know for sure and have always mentioned time after time is that real estate appreciation historically hovers around 4% to 6%. So to say that the double digit appreciation that we’ve been experiencing will continue for a much longer period of time does not makes sense. We are now experiencing home prices at the levels of 2008. So, expect the local real estate market to become much more realistic! FPL Investing in Major Upgrades to Electric System Serving Miramar By Jill Sharpe

F

lorida P ower & Light Company (FPL) recently outlined its 2014 electric system upgrades in the Miramar area that will benefit local homes and businesses. The company has started work on strengthening and upgrading major power lines and equipment throughout its system to help communities recover faster following major storms while improving everyday reliability for customers.

This year’s investment includes upgrades to eight main power lines serving key facilities in the Miramar area, such as the Broward Sheriff’s Office Fire Rescue Emergency Medical Services telecom tower. The projects strengthen the electric system to better withstand major storms and allow for faster service restoration following power outages. The work includes installing stronger utility poles designed to withstand wind gusts of 145 mph or more. Overall, FPL is upgrading 60 major power lines in Broward County in 2014 – a record number. Other improvements in Miramar this year include: inspecting approximately 1,300 utility poles for strength, clearing vegetation – a common cause of power outages – from 185 miles of power lines and inspecting 11 major lines with advanced infrared technology. “FPL’s 2014 plan includes more projects to strengthen the electric system than ever before, including several in the Miramar area. A Long-Term Commitment

When the planned 2014 work is completed, FPL will have made the following improvements in and near Miramar since the last major hurricane season in 2005: ▸▸ Reinforced 14 major power lines, including those serving critical local facilities such as Memorial Hospital Miramar and a local 911 emergency communications center. ▸▸ Inspected 5,200 utility poles, restoring or replacing those that no longer met the company’s standards for strength. ▸▸ Cleared 1,155 miles of power lines of trees and vegetation – a major cause of power outages. ▸▸ Inspected 78 main power lines and equipment using the latest infrared technology, helping us address issues before they cause outages. Since 2006, FPL has invested more than $1.4 billion across its 35-county service area – in addition to its other ongoing system maintenance and improvement work – to make the electric grid stronger.

Miramar Teen Shares His Love of Theater Through Unique Broward Center Program By Jill Sharpe

As one of 23 Teen Ambassadors with the Broward Center for the Performing Arts this past school year, Diez had the opportunity to attend at least one show per month with a complimentary ticket and, in return, was responsible for reviewing the show on at least

one social media site such as Facebook, Twitter, Instagram, or YouTube. Broward Center Teen Ambassadors receive community service hours for their participation. The program, which the Broward Center started in 2010, has exposed about 100 teens to live performances including Broadway shows, ballet, opera, classical concerts, jazz concerts and Family Fun

shows. “In reality we are exposing countless more teens to the arts as our Ambassadors spread the word about what they’ve experienced through their reviews,” said Jill Kratish, Broward Center’s Director of Programming. “We’ve seen an increase in ticket sales from the younger demographic as a result,” Kratish said. Diez, who is one of a few Ambassadors who did video reviews as well as written ones, said part of what made the Ambassador experience so amazing were the unique behind-the-scenes opportunities the Broward Center provided above and beyond the free show tickets the students received. “I attended a rehearsal for a Florida Grand Opera, sat on headset in the lighting booth for Ghost and had a backstage tour when the Book of Mormon was performed at the Broward Center. All those experiences were beyond amazing and inspiring,” said Diez. Kratish said many teens who have been through the program go on to study theatre in college and many find that there are a lot more opportunities in the arts world than just performing on stage. Diez is one of those students as he has already written a musical based on the music of Fleetwood Mac. “My dream is to get Fleetwood Mac to read it and then of course, I want to see it performed live on stage,” said Diez. “In the meantime, I’m getting ready to apply to be a Broward Center Teen Ambassador again this coming year.” Kratish said Teen Ambassadors who fulfill all the program requirements which include seeing and reviewing at least one ballet, one opera, one jazz concert, a classical concert, a Broadway Series show and a Family Fun show, may reapply to be a Teen Ambassador each year. In order for students to be considered for a position as a Broward Center Teen Ambassador, they must be a be a high school student in Broward, Palm Beach or Dade County (private, public or home school) as of August 18, 2014. They must be able to attend one meeting per month and at least one show per month at the Broward Center from September 2014-May 30, 2015. hy Do M y Feet H urt I n the M orning? What is

Plantar Fasciiitis? These are two questions I hear almost every day. The plantar fascia is a ligament-like band which runs from your heel to the ball of your foot. This band pulls on the heel bone which raises the arch of your foot as it pushes off the ground. If your foot moves incorrectly, the plantar fascia may become strained. The fascia can swell and its small fibers may start to fray--causing plantar fasciitis. The most common cause of plantar fasciitis is poor foot mechanics. If your foot flattens too much, the fascia can overstretch and swell. If your foot does not flatten enough, the fascia may hurt from being pulled too tightly. People who suffer from plantar fasciitis often complain that the bottom of their feet hurt when they stand and they experience this most often in the morning. Pain is usually felt on the inside of the foot, close to where the heel and arch meet. Pain can diminish after walking, but it can return after rest or prolonged activity.

Heel spurs and bursitis are related problems which may develop in response to plantar fasciitis. A heel spur is an extra piece of bone which may grow near where the plantar fascia attaches to the heel. The heel spur can form in response to the plantar fascia’s tug on the heel bone. Bursitis is a swelling of the bursa, or fluid filled sac, that reduces the friction between a ligament and a bone. Bursitis can occur if a swollen plantar fascia presses against a plantar bursa. How can you get relief from this pain? Your podiatric physician has the answer. If poor foot mechanics is the cause of your plantar fasciitis, custom made shoe inserts, also known as orthoses or orthotics, may provide relief. In addition, strategically placing tape on the foot can support the arch and control movement temporarily. If taping helps, orthotics may be prescribed. Orthotics are built from plaster casts of the feet and can control the way the foot moves. Other ways to reduce symptoms of plantar fasciitis include the use of aspirin, ibuprofen, and other medications as directed by your podiatrist. Severe pain may require prescription medication, injections, physical therapy, and stretching. As a last resort, surgery may be considered if other types of treatment don›t help you. UV Eye Protection

igament injuries to the ankle are more com -

mon in children than previously thought. The ligaments connect bones together. When the ligament stretches beyond its elastic limit, partial or complete tears develop. The most common ligament injury in the ankle is due to a twisting injury of the foot down and in. This can occur from sports, twisting the foot under the leg in a hole or even falling off of a shoe. These injuries may be associated with mild growth plate injuries. Usually the ligament injury or the growth plate is the more dominant problem. A thorough evaluation will best determine the injured part and the extent of it. Because the ligaments in the ankle connect below the growth plate it was more commonly thought that growth plates are weaker than ligaments and when twisting occurs the growth plate usually gets injured. With the increased participation in sports at a very young age the frequency of ankle ligament injuries has been rising. Signs and symptoms include low-grade to diffuse swelling present along the front part of the outer ankle. Swelling may be present on the inner ankle in severe outer ankle sprains. It may also be present with an inner ankle sprain where the foot turns down and in. Symptoms also include immediate difficulty weightbearing. Discoloration to the ankle and foot may develop a few days later. Immediate evaluation is necessary to determine the extent of the injury. The foot, ankle and leg are examined to determine which ligament is injured and the degree of injury associated with it. Testing of the ligament’s integrity is also performed to further assess the damage. Examination of the growth plates, tendons and bones around the ankle are also performed to determine any associated injuries. X-rays are necessary to determine if there are any associated bone injuries. Growth plates are evaluated to see if they are out of position. MRIs are rarely necessary as a good clinical exam usually provides all the necessary information in formulating a diagnosis and treatment plan. An MRI is done only if there is suspicion of a cartilage injury that cannot be assessed via a clinical examination or x-ray. Immediate care is necessary to prevent any long-term problems. Mild injuries associated with minimal swelling may be treated with rest, ice, elevation and an ankle brace. Moderate injuries in which a partial tear has occurred may necessitate immobilization for two to six weeks in a removable boot or hard cast. Severe injuries need to be immobilized in a hard fiberglass cast for four to six weeks to allow the ligaments to heal properly. Physical therapy following bracing or cast removal is necessary to improve muscle strength, ankle stability, joint proprioception and to restore complete ankle motion. If left untreated, chronic instability commonly develops. Recurring twisting injuries then occur with minimal stress. This will require chronic use of an ankle brace and physical therapy. In most cases surgery would be necessary to surgically reconstruct the ligaments in the ankle and allow a full return to activity. How to Defend Against and Eliminate Deficiency Judgments By Omar J. Arcia, Esq. Foreclosure Defense and Bankruptcy Protection Attorney

T

he most recent increasing trend in cases coming into our

office are “deficiency judgment” actions brought against homeowners AFTER a foreclosure, short sale or deed in lieu. If you were foreclosed out of your home, completed a short sale or returned your property to the bank through a deed in lieu, the bank may still sue you for the difference between what you owe under the mortgage and the value of the property in question. That is called a deficiency judgment, and if not properly defended, can lead to garnishment of wages, levying of bank accounts and repossession of vehicles. There are several key ways you can defend against or eliminate deficiency judgments altogether. The first and most effective way of defending against a deficiency judgment is based upon a recently enacted law in Florida which requires that, as of July 1, 2013, a deficiency judgment action be brought within one year of a final judgment, short sale or deed in lieu, instead of the previous law that allowed up to five years to bring a deficiency judgment action. If properly presented in court, the new one year law can be used to stop a deficiency judgment action in its tracks. The second line of defense against a deficiency judgment is to challenge the right of the party bringing the action to collect on the judgment. Lenders often sell the right to a deficiency judgment to collection agencies, but the transfer may be entirely ineffective for failure to comply with legal formalities. If properly challenged, the new “pretender lender” may voluntarily dismiss their deficiency judgment action, and you may even be entitled to recover your attorney’s fees.

Of course, one sure-fire way to eliminate any deficiency judgment is to file for bankruptcy protection at the first suggestion anyone is attempting to seek a deficiency against you. Once you file a bankruptcy, not only will all legal proceedings stop instantly, but when you receive a discharge in bankruptcy, your mortgage deficiency, all credit card, medical, and all other unsecured debt is forever eliminated. I hope this letter finds you well and feeling a sense of fulfillment in having enjoyed this summer with family and friends. While we all enjoyed the summer with family and friends we now must switch gears and get ourselves ready for the school year to start. In terms of students, Miramar with a population of 128,729 residents per the latest Census has approximately 28,000 students that will attend our Pre-K, elementary, middle and high schools in the 2014-2015 school year. As a percentage, Miramar’s student population at 29.1% easily surpasses the state average of Florida which is at 21.3%. It is a great number that reflects the desirability people have to live here and to educate their children here. However, one of the most alarming facts that came from the 2008 Recession, and continues still today, is the increased number of families being unable to provide their children with the basic necessities to start off the school year. Those necessities include backpacks, school clothes, paper, pencils, pens, notebooks

The Kiwanis Club of Miramar/Pembroke Pines presented three local students with $500 college scholarships in recognition of their academic achievement and commitment to Key Club at the Club’s annual reception. Receiving the awards were Estefania Martinez from Everglades High School, as well as Jazmine Hughes and Noel Magwood from Somerset Academy-Central Miramar.
