Happy Halloween

I

f your family is like mine, Halloween is one of your kids’ favorite holidays. This seems a bit strange to me, when you think about the origins of this holiday. The word Halloween is a contraction for All Hallow’s Eve, a Christian day of remembrance believed to have been established in the 8th century by Pope Gregory III. It was a quiet somber day. So, how did we get from silently meditating about dead saints to carving pumpkins, overeating candy and dressing up like our favorite super-villain or princess? The answer, it seems, is that like many modern holidays, Halloween is actually an amalgamation of a number of different traditions. Historians believe that many of our current Halloween customs have their roots in the British Isles. In the 16th century, youths in parts of Ireland and Scotland would go from house to house impersonating old spirits. They would threaten mischief if they were not greeted and offered food. This is where the phrase “Trick or Treat” originated. Over time, these mostly Pagan traditions became commercialized to become the Halloween we know today: a day when children dress up as superheroes and collect candy; a time when teens participate in, hopefully, harmless pranks; and a night when young adults frequent parties, dressed as any number of things. However you chose to celebrate, have a Happy Halloween! Sincerely,

Surviving Breast Cancer From diagnosis and beyond – a roadmap for life.

“You are cancer free.” These are words that not only bring a wave of relief, but also the desire to get back to life as you knew it, before breast cancer. But, as a breast cancer survivor, you still need to think about your long-term health and well being. Cleveland Clinic Florida’s Survivorship Care Program offers the much-needed ongoing support, along with a roadmap to your future. Whether you have just completed treatment or are a long-term survivor, under the direction of breast oncologist, Thomas Samuel, MD, and Joylene Sutton-Aransevia ARNP, the Survivorship Care Program offers the support you need to become empowered and take charge of your life going forward. “First, a treatment plan summary is provided, so patients can see the journey they have traveled to beat breast cancer,” explains Dr. Samuel. “Then, we add a roadmap that will guide them through the next several

years. This outlines standard screenings, follow-up care for physician visits, as well as necessary lab work. In addition, the program educates patients about the possible longterm effects of their treatments, identifying signs and symptoms to be aware of, and how to seek help if they occur.” This provides survivors the opportunity to think about how they want to live going forward. “Being diagnosed with breast cancer and going through the rigorous treatment is a life-changing experience,” explains Joylene Sutton-Aransevia, ARNP. “Many patients adopt a new lifestyle and look forward with a better outlook on life. Our program helps patients reconstruct, rebuild and redeem their lives.” Just as Cleveland Clinic’s approach to the treatment of cancer includes a multidisciplinary team method, the survivorship care team is also comprised of physicians, nurse practitioners, social workers, nutritionists and other support groups. By providing a comprehensive overview plan, the Survivorship Care Program guides patients as they continue their journey along the pathway to wellness, looking forward to life as a survivor.

At-Risk Youth in Miramar Enjoy Annual “Hangin’ with 5-0” Program community news

isits to the beach, bowling alley, skating rink and arcade were just a few of the activities enjoyed by more than 80 at-risk youth in Miramar during the one-ofa-kind “Hangin’ with 5-0” summer camp, a joint community initiative between the Miramar Police Athletic League and the City of Miramar. Sponsored by Sunbeam Properties & Development and the Miramar Park of Commerce, the largest locally owned and managed business park in South Florida, “Hangin’ with 5-0” is in its fourteenth year. “The program is still thriving thanks to Sunbeam Properties, whose support saved ‘Hangin’ with 5-0’ from elimination due to budget cuts in 2008,” said City of Miramar Police Officer and Miramar Police Athletic League Executive Director Scott Hadley. “They have supported us every year since then, and we can’t thank them enough.” The 11 to 15 year-olds who participate free-of-charge in the six-week summer program are identified by their school’s resource officer and guidance counselor. The students enjoy a variety of activities and field trips with Miramar Police Department officers, who serve as event organizers, chaperones, mentors and more. Each day, breakfast and lunch were served and the program concluded with a pizza party. “It’s a great way for us to provide a safe environment for the kids during summer when they’re not in school. We offer a ton of fun activities that they wouldn’t get to do otherwise and many of them come back year after year,” said Sergeant Julie Black. “Plus, it’s a lot of fun.” In addition to “Hangin’ with 5-0,” Sunbeam Properties & Development supports the City of Miramar through other nonprofit organizations, having donated resources for the Ansin Sports Complex and the Ansin Family Gallery in the Miramar Cultural Center. The Miramar Park of Commerce has also been the site for supply drives for America’s Moms for Soldiers and a food drive for the United Way of Broward County. “We are delighted to support ‘Hangin’ with 5-0’ for the eighth consecutive year,” said Maridee Bell, vice president of Sunbeam Properties, developer of the Miramar Park of Commerce. “The program meets a need in our community and certainly brightens the summer season for so many students. We have no doubts that it will continue to do so.”

Hoops 4 Hope Event Helps Police Department and Police Athletic League Raise Money for Scholarships BY JILL SHARPE

he first of many fundraising events for Hoops 4 Hope occurred Thursday August 4, 2016 at Texas Roadhouse in Miramar. This fun community friendly event started off with the Miramar Police Department’s SWAT truck and K9 officer greeting patrons as they entered the property. The patrons were thrilled to take pictures and explore the SWAT Truck from the inside out. K9 Officer Sawyer and Batman the K9 was also a big hit. Hoops 4 Hope’s goal is to use education, basketball and scholarships to engage the community with hopes of directing them to greater opportunities that are located “Right here in Miramar.” Officer Brittany Parker said the youth

are our future leaders thus it is our duty to provide them with all the necessary resources to succeed. “Texas Roadhouse has been more than helpful with assisting with fundraising opportunities and being supportive of Hoops 4 Hope,” Parker said. The Miramar Police Department and the Miramar Police Athletic League plan to utilize the donations for college scholarships for two Miramar based high school students. All money raised from the August 19th Hoops for Hope, basketball event held at the Police Athletic Center, including entry tickets, raffle tickets, food and donations will go into the Hoops 4 Hope scholarship fund. eaching kids how to fish and giving them positive role models is the goal of Miramar Police Department’s Fishing for Futures program. The program matches police officers with kids who are selected through Officer recommendations, the Police Athletic League, and the Hanging with 5-0 program. All fishing equipment is provided for the officers to teach the kids how to fish and is donated to the participants so that they will be able to continue to fish even after they leave the program. The program, which started on August 3rd, met for three consecutive Wednesdays during the month of August. The first two trips averaged five students and there were seven students on the last trip. Officer Lonnie Nix said the program was started to help keep kids on the right track and build positive relationships. “Fishing can be easy for kids once they are taught the basics,” Nix said. “It’s inexpensive for the families and it can be done almost anywhere in South Florida. We hope that their love of fishing and the relationships they build with the officers through this program, last a lifetime.”

Hundreds Gather for First #LetsTalkMiramar Town Hall Event community news

ore than 300 people, including Mayor Wayne M. Messam, Police Chief Dexter Williams and the entire Miramar High School Patriots football team, packed the Miramar Commission Chambers for the first-ever #LetsTalkMiramar Town Hall event on August 25th. The event focused on public safety, community policing and how police and residents can work together for a better Miramar. For those who couldn’t attend, the Town Hall meeting was streamed live on Facebook and viewers could submit their questions in the chat feature via “LetsTalkMiramar. The panel of guest speakers included several members of the community including Broward school board members, local attorneys and clergy who answered audience questions concerning what to do if stopped by police, compliance with police commands, dealing with mentally-disturbed residents, officer training, legal rights of residents and much more. Residents had the opportunity to talk with Attorney Markenzy Lapointe, Commissioner Winston Barnes, Broward County Superintendent Robert Runcie, School Board Member Patti Good, Pastor Peter Tokar, Mayor Wayne M. Messam, Police Chief Dexter Williams, Reverend Wesley Green, City Attorney Allison Smith,

Father Patrick Charles, and Vice Mayor Maxwell B. Chambers. “As a safe city, Miramar must remain vigilant in building bridges between our community, residents and the faith community,” said Mayor Messam. “We must continue to have tough conversations to ensure Miramar residents’ concerns are heard. I am convinced the Let’s Talk Town Hall made a positive impact and has paved the way for future community engagement with our police department.”

Seniors Learn Important Lessons About Safety While Enjoying a Luncheon and Fashion Show community news

ore than 100 seniors in Miramar were treated to a Senior Safety Luncheon and Fashion Show on August 17th put on by the Miramar Police S.A.L.T unit. S.A.L.T., which stands for Seniors and Law Enforcement Together, is composed of represen-

tatives from various units in the Police, Fire and Utility Departments. The goal of the luncheon was to educate seniors and empower them on how not to be a victim of theft, fraud and scams. The purpose of the fashion show was to make sure that seniors know exactly what real law enforcement uniforms and identification credentials look like and how legitimate business occurs. To make the event fun, seniors were treated to lunch, a DJ, refreshments and door prizes. Officer Yessenia Diaz said all the officers who participated were honored to work with the seniors and strive to empower them with knowledge on how to protect themselves. “They are a wealth of knowledge and we are like therapy

to each other,” Diaz said. “They benefit from our endless care and interest in their well-being and are living proof of all the GREAT beings that we can become.”

▸▸ Days on the market are up. ▸▸ The supply of move-up and higher end housing is growing. ▸▸ Home prices are down in some areas of the country. ▸▸ Unit sales nationwide are slackening. ▸▸ Construction is flat. Keller goes on to state that the “median home price is higher than it’s ever been in the history of recorded time – the last time we were here we were on the verge of a recession.” Interestingly enough, as we experience the shifting market, home sales nationally are on pace for another record year. However, there are signs of slowing sales in some markets across America as affordability becomes a serious issue. According to Keller, “Affordability has been declining since January, as prices continue to outpace wage growth, hurting home sales.”

It’s pretty safe to say that the owner of the largest real estate company by agent count (Keller Williams surpassed 133,000 in associates in 2015) isn’t bullish on the housing market. Added to this is the notion that buyers are literally sitting on the sidelines at this point in time due to the upcoming presidential elections that may or may not affect the economic outlook worldwide. Our local real estate market shows a close similarity to the nationwide trend. The median sales price in Pembroke Pines and Miramar is presently at $260,000 with prices appreciating approximately 9% within the past 12 months. While the historical average for home appreciation lies between 4% and 6%, forecasters are predicting that appreciation for the next 12 months will decrease to about 2%. What does this mean for our local buyers and sellers? Well, to date, entry level homes remain in a seller’s market with demand expected to be strong due to price affordability. Locally, construction has been focused on the condo and high end market that has displayed a major slowdown within the past year. In my most recent editorials, I’ve perpetually addressed the shifting of the market and its implications. The principal challenge that we will face in the near future is the one of being realistic in one’s (whether buyer or seller) expectations. Simply put, it’s going to take us back to the law of Supply and Demand! In comparison, a newly published report says that kids and teenagers who wear contact lenses feel a significant enhancement in their appearance. Using a Chapter 13 Bankruptcy Plan to Keep Your Home and Investment Properties for Much Less than You Owe By Omar J. Arcia, Esq. Foreclosure Defense and Bankruptcy Protection Attorney

M

ost consumers are familiar with a simple Chapter 7 bankruptcy, in which all of the debtor’s assets are liquidated and all unsecured debt, such as credit cards and medical bills, are wiped out. Did you know that within a Chapter 7 your lender has the right to continue a foreclosure process on your home if you owe more than the market value of the home? Many consumers are unaware of the far reaching benefits of a Chapter 13 bankruptcy. Unlike a Chapter 7 bankruptcy, under a Chapter 13 a debtor restructures instead of liquidating debts. A Chapter 13 debtor is able to repay, over a period of 3-5 years, all mortgage arrearages, late fees, escrow shortages, and even past due homeowner association (HOA) dues. Also, credit card and other unsecured debt can be eliminated or negotiated down to small fraction of the amount owed, student loan payments may be reduced, IRS liens can be reduced or wiped out, car payments can be lowered or eliminated, and even attorneys’ fees are paid over time as part of the Chapter 13 plan. Perhaps the most beneficial part of a Chapter 13 plan is the ability to remove all second mortgages, lines of credit and other liens (including HOA liens) from your principal residence, and to significantly reduce principal balances on investment properties. In order to qualify, the debtor must be employed, or have a regular source of income, and the amount owed on the first mortgage of your principal residence must be greater than the market value of that home. As it relates to the debtor’s investment properties, under a Chapter 13 plan you are able to wipe out any second mortgages or credit lines, and reduce the principal balance of the first mortgage on each property to the current fair market value, payable at a low fixed interest rate, amortized over 10-15 years, through an affordable monthly payment. Once a debtor submits a Chapter 13 plan and begins to make payments, the lender cannot proceed with a foreclosure. A debtor can modify mortgages on their property through a unique program called the Mortgage Modification Mediation (MMM) program, even if the debtor has been previously declined for loan modification. If you owe more on your first mortgage than the fair market value of your home, have one or more additional mortgages, lines of credit or other liens on that property, and are currently employed, you may be a perfect candidate to file a Chapter 13 bankruptcy. If you also have investment properties which are upside down in value, and would like to keep them because they are generating rental income, a Chapter 13 bankruptcy is the ideal solution to resolve your mortgage crisis instead of wasting countless hours attempting to modify your loans directly with lenders. A

s we begin the new fiscal year in Miramar, it’s always a great time to take stock of what we have accomplished, review the past and look forward as we set goals for our great city. One of the best accomplishments this past fiscal year was the opening of the new police headquarters located at Town Center. After 10 years of protecting our residents and businesses from a temporary location, our police department has a state-ofthe-art new home. Another accomplishment is the Adult Day Care Center that is slated for completion this month. Our Social Services department began accepting applications in August for those residents who will benefit from the services in the new facility. One of the best accomplishments by the city is our ability to grow and attract new businesses. Over the past year, over 4 major corporate re-locations have come to our city bringing over 100 high paying jobs. Miramar continues to move in the right direction. The Florida League of Cities presented Miramar with the coveted City Spirit Award during their annual conference in August at the Diplomat Hotel for our Disco Soup entry in which participants “chop to the beat” to promote awareness about reducing food waste. Held at the city’s Inter-generational Fruit & Vegetable Garden in Historic Miramar, it was a celebration where strangers came together to slice, dice, and boogie, transforming “ugly” or blemished veggies into a deliciously prepared meal. The initiative empowers participants to save money, energy, and our planet while having a lot of fun. Community and Economic Development continues to issue record number of permits as businesses and more residents see the possibilities in our city. We launched Good Morning Miramar with Tamara G., the city’s first live radio show. The Cultural Center season kicks off at the end of the month with a diverse offering of performances. For property owners needing to make repairs, the P.A.C.E. ooner or later we all die. It will happen to me, and as upsetting as it may be to think about, it will happen to you, too. It’s a fact. We don’t know when or how death will occur. We hope the end comes peacefully when we are very old, surrounded by those we love, having lived a long and good life. No one lives forever. And although death is part of life, most people find the topic very difficult to think about and especially hard to discuss with others. Talking about what will happen to your family when you pass away can be a very emotional subject. And as with all emotionallycharged subjects, it is often easier to ignore. Or think about later. Is estate planning on your “to do” list? Perhaps you are superstitious. Can just talking about something make it more likely to happen? It is common for me to learn that new clients have taken months, often years, from the time they started thinking about estate planning to when they called our office to schedule a consultation. For many, life provides a burst of motivation encouraging you to take care of matters sooner rather than later. Perhaps a health scare, or a vacation overseas? It may also be seeing the aftermath of the sudden death of a friend or family member. Without proper planning, a grieving family is left to clean up the legal and financial mess left behind after the death of a loved one, during a very difficult time. So how do you prepare to face what may happen to your family after you are gone? Is it necessary to have a will, a durable power of attorney, or other estate planning documents? The best place to start is by educating yourself as to what estate planning is. There are many websites devoted to wills, trusts, and other documents that you can explore. Our website and blog also contain helpful information. By learning about the subject, it may be easier to discuss your needs. It won’t make you an expert, but when you consult an attorney you will be better prepared to formulate questions, which leads to the next step. Contact an estate planning attorney to arrange a consultation. Most estate planning attorneys do not charge for this initial meeting, and there is no obligation. Keep in mind that you need to feel comfortable and at ease with the attorney and office staff you select. Chemistry is important, as are qualifications. Find someone you trust. Remember not all attorneys specialize in estate planning. Ask questions. Do your research. Look for competence and shared values. Estate planning is a deliberate, premeditated act of love.
