Happy Valentine’s Day
W
hile it seems like just yesterday we were
ringing in the New Year, now we turn our attention to the ones we love with Valentine’s Day just weeks
away. The stores are stocked with sweets and treats for our sweethearts. While we contemplate which gift we should purchase or which restaurant we shall visit for that romantic night out, we need to remember that the monetary value of a gift is a secondary notion. The most important point is that the gift comes from the heart -- and there is no better gift than spending valuable time with the ones we love. This Valentine’s Day, give from your heart and enjoy each other’s company. Happy Valentine’s Day!

Love Will be in the Air for 10th Anniversary of Wine and Food Event By Julie Levin
1,500 people are once again expected for the 10th anniversary of A Sip of Wine, A Taste of Heaven event
T
his year , there is a new option for happy couples looking for
an innovative way to spend Valentine’s Day. Instead of a candlelit dinner for two, make plans to mingle with close to 1,500 other people at one of the area’s largest wine and food tastings. This year’s “A Sip of Wine, A Taste of Heaven” event falls on Valentine’s Day weekend, and organizers say romance may be in the air. “You’re going to go out with your loved one anyway for Valentine’s Day, so why not come out to a great event where you can have

wine, food, music and a place to relax with your loved one,” said Robert Goltz, President/CEO of the Miramar Pembroke Pines Regional Chamber of Commerce which hosts the event. The 10th Annual A Sip of Wine, A Taste of Heaven will be held February 15 at the Miramar Town Center. Known as the largest business networking event in the Miramar-Pembroke Pines area, it is also a great way for guests to sample food prepared by the chefs from more than 20 local restaurants, as well as drink supplied by Premier Beverages. This year, organizers are also bringing in a professional photographer who will take a photo as each couple as they arrive as a Valentine’s Day keepsake. The event also marks the 10-year milestone for the food and wine event, which began a decade ago as a fundraiser networking event for the Miramar Pembroke Pines Regional Chamber of Commerce. It grew so rapidly, several years ago organizers decided to cap the number of guests to prevent overcrowding. In honor of the anniversary, Goltz says the location this year will be more elegant than in the past and he is predicting more anniversaries to come. “We’ve seen such an upswing with this event, I am already thinking 25 years. It is just a fabulous event,” he said. Memorial Hospital Miramar is again the lead sponsor and the event is open to the community. Goltz is encouraging members and non-members alike to join them for food, drink and live music. “It’s going to be an enjoyable evening, at a great price,” said Goltz. The 10th Annual A Sip of Wine, A Taste of Heaven will be held Saturday, February 15 at Miramar Town Center, located at 2300 Civic Center Place in Miramar from 7 p.m. to 10 p.m. Tickets are $50.00 per person. Only 1500 tickets will be sold. The VIP event will be held February 6 at El Dorado Furniture, 12201 Pines Boulevard in Pembroke Pines from 6 - 8 p.m. Tickets are $75.00 per person and includes the main event on February 15. The officers spent several hours delivering toys and smiles Christmas Eve to children at Joe DiMaggio Children’s Hospital in Hollywood. It was the fifth year officers volunteered their time on Christmas Eve. Their mission was inspired by Miramar Police Officer Carlos Villalona’s 20-month-old daughter, Amanda Arianna, who lost her battle with cancer in 2009. In her honor, the officers visited the same unit where Amanda and her family spent most of her short life. After donning Santa hats, they loaded up a wagon with toys purchased in partnership with Walmart to deliver to the children, and hand-delivered them to the young patients. Afterwards, they pitched in with an arts and crafts project, helping the kids decorate photo frames.

Celebration Planned for Black History Month By Julie Levin
E
ach February, events are planned nationwide honoring the
history and contributions of African Americans, and the City of Miramar is among those planning celebratory events. This year, an event is set for February 8 to help celebrate Black History Month. “Black History Month recognizes a wealth of influences, historical events and the men and women who have helped to shape American culture,” said Miramar Vice Mayor Alexandra P. Davis, who initiated the day-long event. “We have created an exciting, comprehensive program of workshops and hands-on crafts, as well as food and entertainment through which everyone can celebrate not only these unique African American contributions but the similarities we all share.”

FEBRUARY 28 - MARCH 4 LIVE BANDS, STILTWALKERS, FIRE JUGGLERS, MAGICIANS, FIREWORKS & MORE!
The free event will be held at the Miramar Cultural Center / Arts Park, located at 2400 Civic Center Place. Guests will enjoy interactive arts and crafts workshops, dance and cooking exhibitions, spoken word and poetry presentations, storytelling, documentaries, as well as guest speakers and performances, all of which pay tribute to African American history and culture. There will also be a Martin Luther King, Jr. “I have a Dream Wall” which will welcome guests to leave messages, quotes, drawings, poems, stories and more. Vendors also will serve a tempting assortment of traditional soul foods and all will enjoy a concert featuring blues, jazz, gospel and African dance and drumming performances. Vice Mayor Davis said it is the first time organizers are planning such a vast array of events, both indoors and outside. “It’s much more interactive, more things to do and should appeal to more people,” she said. The evening before, Davis said there will also be a reception at the Ansin Family Art Gallery for an exhibition celebrating the lifelong contributions of Marcus Garvey. Born in Jamaica in 1887, Garvey was an orator for the Black Nationalism and Pan-African movements. He also founded the Universal Negro Improvement Association and the African Communities League. “He is so much involved in black culture, not just in Jamaica, but here too so we want to highlight some of those things,” said Vice Mayor Davis. Celebrated each February, Black History Month is a month set aside to learn, honor, and celebrate the achievements of black men and women throughout history. The origins of Black History Month can be traced back to 1926, when historian Carter G. Woodson, the son of former slaves, chose the second week of February to celebrate what was then called Negro History Week. As part of the United States Bicentennial in 1976, the celebration was expanded to the full month of February. The day-long Black History Month Celebration is free and open to the public. The Miramar Cultural Center | ArtsPark is located at 2400 Civic Center Place on Red Road, north of Miramar Parkway, in Miramar. For more information, phone them at call 954-602-4500.

Longtime Volunteer Inducted to City’s Wall of Honor By Julie Levin
A
fter being a steadfast fixture on M iramar ’ s volunteer
scene for more than three decades, Norma Martin is now a permanent part of Miramar’s history. As thanks for her countless hours of service, particularly in eastern Miramar, City leaders recently inducted Martin as part of the Miramar Wall of Honor. The honor was delivered with a short ceremony and ribbon cutting December 14 at Progress Park, The park, located at SW 64 Ave and Miramar Parkway, is the home of the City’s Wall of Honor which was established in 2000 as a way of recognizing those who have significantly impacted the City through their volunteer service. A 31-year resident, Martin has worked with a variety of organizations and initiatives, many of which she undertook on her own. Working with the Miramar Police Department, Martin and fellow residents in the Miramar Park neighborhood Norma Martin, a 31-year resident of founded a walking group a Miramar, thanks the crowd as she is inducted onto the Miramar Wall of Honor
decade ago to help provide an extra set of eyes to help prevent crime. As the group grew, Martin co-founded the Miramar Park Homeowners Organization in 2007. The volunteer civic organization became a model for others and earned them national recognition in Neighborhood’s USA Organization’s 35th Annual Conference in Arkansas.
With the help of City leaders, Martin cuts the ceremonial ribbon that shows her name on the Wall of Honor
Locally, the group adopted Utopia Drive through an Adopt-A-Street program, and have spent many days keeping it litter free, as well as other environmental cleanups. They are also a part of the tree lighting at Fairway Park each year, and Martin is a regular volunteer at the Community Garden. Martin has graduated from Miramar’s Citizen’s Police Academy and uses volunteerism to help mentor many of the youngsters in her neighborhood. Norma Martin is the 19th name on the Wall of Honor, which also includes community activists and former elected officials. Any resident can be nominated for activities that fall under one or more categories, including environmental, athletic, academic, cultural, social and civic. Miramar’s Wall of Honor was created in 2000 as a way of honoring those who have significantly impacted the City through volunteer service.

Registration will be held this month for the 2014 season of the Miramar Optimist Track and Field Program. Welcoming children ages 5-17, the Youth Track Club offers programs for everyone from experienced runners, to those who have never before set foot on a track. “We teach all the fundamentals of the track and field, we also help experienced runners reach their potential,” said Coach Tasha McDonald, one of the club organizers. The Miramar Optimist Track Club is a nonprofit youth organization that was established in 2001 and is a member of USA Track and Field and the Amateur Athletic Union. Their season runs through April 27 at the Ansin Sports Complex, where participants have the opportunity to train on the city’s world class Super X-Mondo Track with coaches who are certified USATF/AAU Track & Field Officials. The program has qualified hundreds of athletes to attend the National AAU Junior Olympics and has produced champions at the local, state and national levels. Among their most recent success, the club’s Bantam Girls 4 x 100 Relay Team. Comprised of Myrka Cadet, Jada Bell, Briana Williams& Amaya Rose Strange, the team broke longstanding records at both the USATF Junior Olympics and the 2012 AAU Jr. Olympics. The registration and first practice for the 2014 Miramar Optimist Track and Field Club will be held February 10 at the Ansin Sports Complex, located at 10801 Miramar Boulevard. They will be accepting applications for children ages 5-17. Classic Norwegian Tale Promotes Literacy By Julie Levin

Myrna Meeroff, Executive Director of the South Florida Chamber Ensemble, and her team of musicians/artists: Sheng-Yuan Kuan and Marie Schwartz provide a musical rendition of the story.

hanks to a talented
musical trio, an array of art supplies and some book-inspired imagination, some local preschoolers were recently treated to an innovative program, designed to boost literacy. The children, all students in Miramar’s Early Childhood Programs, took part in a series of performances that rolled music, visual art and literature into one special learning experience. “The idea really is to expose children to the arts and to provide opportunities for literacy, and reading comprehension,” said Valerie Williams, Education Program Coordinator with the Miramar Cultural Center. Thanks to a grant from Target, the Cultural Center partnered with the South Florida Chamber Ensemble for the first time for a program called Literacy Using Music and Art or LUMA. Led by Myrna Meeroff, the ensemble led a performance of Peer Gynt, the tale
by Norwegian author Henrik Ibsen, and the music of Edvard Grieg, through the the fjords of Norway on a Viking adventure story. The children listened to a narration of the story, where they learned a bit about geography, history and culture, and answered questions. Then the musicians played a musical adaption of the tale, and asked the children to color their answers to questions about the story. Organizers say the performance brought together valuable skills designed to help with reading and learning comprehension. “They children really followed the instructions,” said Williams. “At the end of it, you see from their papers how they really followed what the musicians asked them to do.” The performance was repeated at all of the City’s Early Childhood learning facilities throughout December. Thanks to a second grant from

Target, students at two charter schools in Miramar, Somerset Academy East and Somerset Academy Central, also enjoyed a program called Music with Common Objects before the winter break. Close to 184 third, fourth and fifth graders learned about holidays around the world by using common objects to make instruments so they could play along with the musicians. The mission of the South Florida Chamber Ensemble is to improve the lives of South Florida residents through music.

the last quarter of 2013, evidenced by a minor increase in the available housing inventory gathered with many home sellers lowering their asking prices. Approximately 25% of homes for sale in the last quarter of 2013 had reduced prices. This is a sign that sellers have lost some control over the once “red hot” resurgence of the housing market. As we begin the New Year, the question is, “What should we anticipate in the real estate arena in 2014?” Expect the gains in home values to slow down due to higher mortgage rates and more expensive housing prices. This leads to declining investor interest and a slight increase in the available housing inventory. Added to this is the variable of more supply of homes on the market created by fewer “underwater” homeowners and the availability of more new construction.

he local housing market slowed slightly in
February 2014 | miramar town times
Foreclosures and “Short Sales” are still are still prominent, accounting for only a small portion of the region’s housing market today. Reflecting back in time to almost 10 years ago, the housing market again has seen a period of unsustainable double digit appreciation in most areas of South Florida. This is way above historic norms that are required for a healthy and balanced market. In the mid to latter part of 2014, sellers will need to become more realistic if they want to sell, as the market slowly shifts gears once again. Mortgage rates are predicted to rise to another point within the next year to an average of between five and five and a half percent for a 30-year fixed rate loan. Also playing a major role affecting Mortgage Lending, which in turn affects the housing industry, is the Qualified Mortgage (QM) and Qualified Residential Mortgage (QRM) rules that went into effect on January 10th of this year. A complete explanation of these rules is beyond the scope of this article. In short, it includes tighter mortgage underwriting guidelines, which will result in fewer borrowers who will be able to qualify for a mortgage loan. This is anticipated to affect one in every five homebuyers applying for a mortgage. These rules were designed to assure that borrowers have the ability to repay their loans and reduce lender risk in the marketplace. In summary, forecasting a slow-down in home sales for 2014 doesn’t by any means denote a recession or a crash. The real estate recovery will continue in South Florida, just expect the pace of it to slow down in 2014. With the large institutional cash investors beginning to exit the market, traditional buyers dependent upon financing will now have a much greater chance of owning a piece of the American dream. UV Awareness Month Protect Your Eyes By Michael Chesen, OD
T
he majority of Americans are aware of the
dangers of Ultraviolet (UV) rays to your skin, (including sunburn and skin cancer) and the importance of applying UV blocking sunscreen and using other forms of sun protection when spending time in the sun. But how many are aware that ultraviolet rays and other harmful types of radiation from the sun are also a risk to your eyes? If you are thinking of leaving the house without proper eye protection, think about this: Extended exposure to harmful UV rays has been seen to be a cause of eye damage.
UV Eye Damage
Exposure to large quantities of ultraviolet radiation over a short amount of time can cause a ‘’sunburn of the eye’’, which results in pain, blurred vision or even temporary blindness. Long-term ultraviolet exposure can result in more serious eye diseases such as cataracts, macular degeneration, and others, all of which can cause vision loss. Just like the real sun, tanning beds pose a serious risk of overexposure to UV.

UV Eye Protection
To shield your eyes from harmful UV rays, sunglasses should block 100 percent of UV light. Look for sunglasses labeled ‘’UV 400’’, which indicates that they block all light rays with wavelengths up to 400 nanometers (which includes both UVA and UVB rays, both known to enter the atmosphere). You also want to choose sunglasses with full eye coverage. Sunglasses with side protection can block dangerous UV rays from coming in through the rear of the sunglasses. You don’t have to empty your pockets to have proper UV defense, but it’s essential to be certain the sunglasses give full UV defense. Many less-exclusive brands do offer proper UV coverage. Further, as well as keeping your eyes protected from the sun’s harmful rays, trendy sunglasses are at the height of fashion. Pick up a pair (or two) and let the sun shine down!

y first two months as Mayor of Broward County serving as your District 8 Commissioner has been very busy, fast paced but exciting! I have enjoyed attending many wonderful events in the District and throughout Broward County. I had the pleasure of attending the 1st Annual “Broward’s Got Talent” youth talents showcase at the Southwest Regional Library in Pembroke Pines. I was blown away by the rich talent right here in South Florida and I cannot wait for next year’s program. The Parkway Academy youth choir and orchestra did a fantastic job at the tree topping ceremony for Rose Miniaci Arts and Education Center for youth in Broward County. Through a partnership with Pembroke Pines and Broward County I was proud to attend the grand opening of The River Grass Arts Park & Susan B Katz Theater in Pembroke Pines. The art work on the outside of the building is just as spectacular as the talent show cased inside. The ceramic tile public art project “All the Worlds a Stage” by artist Suzi K. Edwards. I encourage you to see this artwork in person, it is amazing! Last month, the BB&T Center in Sunrise announced record breaking ticket sales for Billy Joel – over 40,000 tickets were sold for the two night engagement – as a representative of Broward County I presented the Key to Broward County to Mr. Billy Joel. The venue improvements draw top rated artist to Broward County and boost ticket sales at future events which bring more culture (and fun) to South Florida.
I would be remiss if I did not mention that we should reach out to those that need our support. There are two events that I have focused on for January and February. The first is the 4th Annual Dan Marino Foundation Walkabout Autism and Expo, held on January 25th, at Sun Life Stadium. Autism is often misunderstood and I hope with this event and the Autism In Flight event (mentioned in last month’s article) will help bring awareness of those living with autism. The second event is the 5th Annual Tour de Broward. This consists of five fitness and recreational events for families and the community. It includes a 100K and 50K cycling challenge, 5K Timed Run, 3K Family Walk and Power of Play Kid Zone. It will take place at Miramar Regional Park on Sunday, February 23rd, 2014 at (7am). Monies raised for this event will go to the Pediatric Cardiac Center at Joe DiMaggio Children’s Hospital to purchase high-tech equipment and provide emergency assistance to families. I am the team captain for “Dream Team Broward”, and I encourage you to come out and support this event or form your own team. As you know, I launched “Broward Means Business” to not only showcase local businesses (big and small), but to bring assistance and to cultivate innovation and talent we have right here in South Florida. In order to facilitate entrepreneurs, Broward County’s Office of Economic and Small Business Development will host workshops to assist small businesses please call 954-357-6400 for more information. I am volunteering as a business mentor for the South Florida based Avanze Corp. and they will be running monthly seminars throughout Broward County. Avanze Corp assists all types of small businesses from incorpora-
tion, idea development, marketing, business plan writing and obtaining financing. To learn more about their services please call 888-848-7771. With the birthday celebration of Dr. Martin Luther King, Jr. and having February serve as African-American/ Black History Month, awareness is brought to AfricanAmerican history – it is a fundamental part of American history - and I am reminded how far we’ve come in a short period of time. As the first African American Female Mayor of Broward County it gives me pleasure to know that we as a community are coming together and bridging all gaps of divide to work in unity for the greater good of our County. 2014 marks the Golden Jubilee or 50th Anniversary of the 1964 Civil Rights Act. The Civil Rights Movement is typically thought of as an African-American movement. However, the Civil Rights Movement did lead to improvements in the legal rights of oppressed groups of people and, more specifically, the 1964 Civil Rights Act. It also outlawed major forms of discrimination against racial, ethnic, national and religious minorities, and women as well as ending unequal application of voter registration requirements and racial segregation in schools, at the workplace and by facilities that served the general public. Annually, my family and I participate in the Dr. Martin Luther King, Jr. parades and celebrations in Hallandale Beach, West Park, and Miramar. I encourage you to participate in this month’s events or take a moment to delve into the rich history of America. As Dr. King once proclaimed, “we are all made by history. Arthritis in the Foot and Ankle By Robert H. Sheinberg, D.P.M., D.A.B.P.S., F.A.C.F.A.S.
A
rthritis is a common ailment, especially as
people age. Here are answers to some commonly asked questions about arthritis: ▸▸ What is arthritis? Arthritis is a degenerative process that may take place in any joint in the body. Cartilage which allows the joint to move smoothly starts to wear down. Bone spurring and bone cysts may occur as the joint wears abnormally. The joint starts to move out of its normal position creating pain with movement. A loss of joint movement also follows the arthritic process. ▸▸ What causes arthritis? Most often arthritis is caused from an injury to the joint. The injury may occur as a child and it may manifest itself later in life. A bad injury to a bone or joint (fracture) may start the development of arthritis almost immediately after the injury. Arthritis is very common when a bone fractures into the joint. Malpositioning of the joint will cause abnormal wear and tear. It may also be seen in people who are excessively flatfooted, knock-kneed or bowlegged. It is also very common in people with bunions. ▸▸ Will the arthritis get worse over time? In almost all cases arthritis in any joint will worsen. The joint will wear abnormally causing pain, limited motion of the joint, bone spurring and swelling around the joint. The joint will become excessively stiff causing pain with many activities. Difficulty with certain shoes may also be present. ▸▸ Will medication help to lessen the pain and joint deformity? Oral medication will help to diminish some discomfort, but it will not change the degenerative process, which takes place slowly over time. ▸▸ Will physical therapy be of any benefit? Physical therapy will help retain some movement in the joint and keep swelling to a minimum. It may also help to improve muscle strength. Over the long term it will be of limited benefit as the degenerative process will continue to take place. ▸▸ Can surgery be of benefit if the arthritis is found early? Many procedures can be performed to assist in treating the degenerative process if found early. After a thorough history and physical examination, x-rays are taken to assess the degree of joint damage. Occasionally, if the damage is mild, an arthroscopic or small open procedure may be necessary to remove abnormal bone and soft tissue. Cartilage that is lifted away from the bone is removed to allow the joint to function more normally. If a joint is out of position removing bone spurs and soft tissue may be of limited benefit. In this case, the bones may need to be repositioned to allow more normal joint alignment. ▸▸ Can anything be done if the arthritis is severe? In some cases the arthritis is severe and joint replacement or joint fusions may be necessary. Joint replacements are an excellent option and may be necessary in older, more sedentary patients. Fusing the joint that is arthritic and not allowing it to move any longer is also an excellent approach to the treatment of arthritis. This eliminates any painful movement allowing a return to work and activities of daily living with minimal modifications. Some joints can be fused and still allow an athlete to resume professional sports. ▸▸ Will fusing the joint cause any long-term problems? Joints that are fused will be pain free. Other joints adjacent to the fused joint will need to work a little bit harder and in most cases remain asymptomatic, especially if they are healthy at the time of the surgery. ▸▸ Will orthotics be of any benefit? Orthotics will assist in maintaining normal joint position. Support of the foot and placement of the foot in better anatomical position may redistribute stress more evenly in the foot and ankle region. This may help to lessen pain and possibly delay the need for surgery. They provide great benefits in people with big toe joint (turf toe, bunions) problems. Orthotics are also very useful in patients who are flatfooted, knock-kneed, bowlegged and in those with lower back pain. MESSAGE FROM THE MAYOR
pet of the month
“Shelby”
The Revitalization of Historic Miramar Lori C. Moseley, Mayor
D
ear M iramar R esidents:
According to the latest Census Bureau numbers, New York is still the 3rd largest state. However, their hold on that title may not last very long since Florida is only 100,000 residents short of overtaking New York. In fact, it is predicted that if growth trends continue as they are, Florida should become the 3rd largest state by March 2014. With Miramar currently the 14th largest city in Florida, action must be taken now to ensure that we provide our current and future residents a better quality of life. One of the ways we are doing that is through the revitalization of Historic Miramar. The City plans to implement Phase II of the ‘Complete Street’ Strategy for the area bounded by Pembroke Road to the north, State Road 7 to the east, Countyline Road to the south and SW 62nd Avenue to the west. The neighborhoods within this area are deficient in sidewalks, parking, lighting, and landscaping. Complete Streets create healthier and safer streets for all users, including those who walk, ride bikes use wheelchairs or assisted walking devices, and use public transportation. In short, the proposed improvements will increase community revitalization. The project will continue the public infrastructure investments that have already been completed (sewer, water, and drainage). Furthermore, it will extend efforts initiated by Phase I of the Miramar Gateway Streetscape Improvement Project on Miramar Parkway from SW 62nd Avenue to SW 64th Avenue - a $500,000 Florida Department of Transportation, FDOT Transportation Equity Act for the 21st Century, TEA 21 grant. Eventually, Phase III of the plan will be thoroughfare improvements from Pembroke Road to Countyline Road, between 62nd and 64th Avenue. Specifically, this project will assist the City in constructing 35,881 linear feet of sidewalks; installing 312 pedestrian light poles, 138 ADA concrete ramps, 19,745 square yards of sodding and planting of 522 native trees. All work will be done within the City-owned right-of-way. Providing parking improvements to SW 62nd Avenue will offer organized parking along the edge of the road and reduce the impact of existing uncontrolled swale parking. Construction of proposed on-street parking will include installation of 5,400 square yards of additional pavement, 2,500 linear feet of curbed islands and 3,000 square yards of sodding and 100 native trees. There is a saying that if you always do what you’ve always done, then you’ll always be what you’ve always been. Miramar has grown and continues to grow every day. With the increase of our diverse residential population, we simply must provide better improvements to accommodate all. From this reality, the City has had an ongoing vision with all our community partners and we would like to thank them for their continued commitment and patience as we continue to improve our great city. I applaud our City staff that has helped guide us to where we are now and where we need to be in the future. And I also wish to thank our County Mayor Barbara Sharief for advocating for us to receive the $1.5 million grant. If not for her understanding of our needs and advocating those needs we might not have received this grant. Warmest regards, Lori C. Moseley Mayor

Most Common Mistakes by Homeowners Attempting to Obtain a Loan Modification By Omar J. Arcia, Esq. Foreclosure Defense and Consumer Bankruptcy Protection Attorney
A
s a result of various nationwide class actions and lawsuits
filed against mortgage companies by private individuals and government agencies, lenders have become more receptive and willing to assist homeowners in modifying their loans. However, lenders have also become more demanding of certain documentation to support loan modification requests. These are the most common mistakes we’ve seen homeowners make when processing a loan modification on their own. Provide Too Much Information. Most Homeowners believe that the more information they provide to their lender about their finances, the more likely their loan modification will be approved. Just the opposite is true. Most lenders are looking for specific information regarding a homeowner’s income and expenses, specific reasons to support a financial hardship for a loan modification, and they require a specific order and timeframe to submit the required documents. Overwhelming your lender with the same unnecessary documents time and time again will only place your file farther back in line for consideration. The Arcia Law Firm has represented homeowners that have been trying to modify their home loan for years, and within less than 30 days after retaining the Firm and submitting the appropriate documents, a loan modification is achieved. Refusing to Seek Legal Assistance. We have counseled hundreds of clients in mortgage related cases through the years, and the most significant mistake that homeowners make is to wait until the last minute to hire a knowledgeable and experienced attorney. Many homeowners think that they can easily defend themselves in a foreclosure proceeding, process their own loan modification, and save their home. However, some of the legal defenses to a foreclosure are highly technical, constantly changing, and require specialized knowledge. The attorneys representing banks and the judges overseeing in these cases are primarily interested in achieving an end result -- obtaining a final judgment of foreclosure, sale of the property at a public auction and closing the case. In more simple terms, this means you are out of your home before you can finish your loan modification negotiations. The key to prevent this end result is for every homeowner either in foreclosure or at risk of foreclosure, to stop playing “Russian Roulette” with their family home, and immediately hire a highly qualified law firm to assist them. The attorneys at the Arcia Law Firm have more than 40 years combined legal experience, and we are privileged to successfully represent hundreds of homeowners in our community with foreclosure defense and bankruptcy cases. If you are struggling to make your monthly mortgage payments, if you are in the middle of a frustrating loan modification process, or if you just received a foreclosure summons, contact the Arcia Law Firm today at 954-437-9066 to schedule a free consultation, or visit www.arcialawfirm.com to schedule your appointment online. Detailed explanations of different options available to homeowners are also discussed in a new DVD developed by the Arcia Law Firm entitled “Fight For Your Home.” If you mention that you heard about the DVD through this magazine, you will receive a complimentary copy during your free consultation to discuss your case in detail with a member of our highly experienced and determined legal team. Contact the Arcia Law Firm at 954-437-9066 to schedule your free consultation. You may also visit www. arcialawfirm.com for more information about the Firm, our staff and credentials, detailed articles, informative videos, and to make your appointment online.

Slender Fit U Makes Dieting Easy By Debby Teich
S
lender Fit U is helping clients turn their
bodies into fat burning machines. They are losing 1/2 to 2 pounds of fat per day without exercise, diet pills or packaged foods, and they are keeping it off. The medically supervised program helps dieters modify their relationship with food and eating, resulting in an easily maintained, longterm weight loss. It is the last diet they will ever need to do. Geri Kelleher, Owner and Program Director, answered some commonly asked questions about the program. Why do people call you the “HCG Guru”? Seven years ago, I lost 25 lbs. on the diet and it changed my life. For the past six years, I have helped thousands of people achieve their weight loss goals with this program. The best part of my job is seeing people change before my eyes and watching them get their confidence back. Geri Kelleher, Owner and How does Slender Program Director Fit U differ from similar programs? My clients tell me that the difference is the way we treat people. We stay involved with all of our clients; they are not just a number. If they miss an appointment, we call them. We make sure that every client gets the proper guidance and support throughout the program and achieves their weight loss goals. Also, we don’t water down the HCG. We give it in the strongest dosage for weight loss. We also give injectable prescription B12. How much can clients expect to lose? Clients can choose a 23-day program or a 46-day program. Women typically lose 15 lbs. in the 23-day program
and up to 30 lbs. in the 46-day program. Men typically lose more - 20 to 25 lbs. in 23 days and 40 to 50 lbs. in 46 days. What is HCG? HCG (Human Chronic Gonadotropin) is a complex amino-peptide protein that exists in men and women. During pregnancy, it is produced in very high levels and almost completely controls the metabolic function. In non-pregnant individuals, research suggests HCG similarly increases the metabolism. Does the HCG have side effects? There are no side effects reported while using HCG for weight loss. The amount of HCG used in the diet protocol is a very tiny dose. Because it is a natural substance, this program is completely safe. What makes the diet so effective? Unlike other “diets,” this program reshapes and re-sculpts the body by releasing abnormal fat deposits. Every pound you lose is a pound of FAT, which is very different from losing a pound of weight. You are not losing muscle mass, or water. You also lose multiple inches and dress sizes and your shape changes. Do clients keep the weight off? Ninety percent of Slender Fit U clients keep the weight off. After completing the program successfully, they support and rebalance their metabolisms. In addition to losing unwanted abnormal fat, they modify their relationship with food and eating, resulting in easily maintained, long-term weight loss. Are clients medically supervised? Yes. Every patient has a comprehensive physical with the medical doctor before starting the program, as well as one-on-one counseling throughout the program. This is included in the price.
A
pril Claxton recently
lost 40 pounds in only six weeks at Slender Fit U. She was anxious to share her story to motivate others to do the same. Why did you decide to lose weight? I have always been chunky. When I turned 35, my body started responding differently and I gained a lot of weight. I had difficulty breathing, walking and sleeping. I always felt swollen and tired, and spent most of my time at home on the couch. I have tried every diet out there. I was contemplating surgery, but decided April Claxton lost 40 lbs. in six weeks. to try Slender Fit U first. What were your results? I am 5’6. I started the program at 296 lbs. and lost 40 of them in only six weeks. I am excited to lose the rest. How do you feel now? In only six weeks, I am like a different person. I am now exercising and have gotten rid of several medications, including one for high blood pressure. I feel empowered, more confident and very sexy. People are looking at me instead of past me. I feel pretty and alive! Why were you more successful with Slender Fit U than other diets? I never had a real coach who supported me throughout the process. Geri answered all of my questions and helped me stay on track. She wanted me to succeed as much as I did. In addition, I saw instant results, with a 10 lb. loss in only ten days. When I saw how well my body responded, I knew I had found the right program.
Does the diet involve exercise? Exercise is not required and does not improve your end result. It is a scientific program and it is the combination of the HCG and the low calorie diet that produces the weight/fat loss. However, exercise is allowed.
Can you purchase HCG over the counter? No. Real HCG cannot be purchased over the counter. The HCG comes in both an injectable and an oral form from the pharmacy. Consultations are free and by appointment. For information and to see more before and after photos, visit www.SlenderFitU.com or call 954-423-1376.
Is the diet easy? To quote one of my clients, “Besides being the most effective diet I have ever gone on, this was the easiest diet I have ever been on. Almost every morning when I got on the scale, my weight would be down. No long workouts, no agonizing hunger pains. That’s how great this diet is.” What foods are on the diet? There are no packaged meals. You are eating real food from the grocery store that includes protein, fruit and vegetables. This makes it an easy transition onto stabilization, as well as regular eating and regular life.
Lost 30 lbs. in six weeks.
34
Are patients hungry on the diet? Eighty percent of people experience no hunger on the Slender Fit U program. They even find very tiny servings to be completely satisfying. HCG dieters usually feel as though they are stuffing themselves in order to reach that 800 calorie limit!
