Can You Feel the Heat?
T
he heat is on for parents to keep the kids entertained. It seems their level of summer boredom is soaring along with the heat and humidity. While we struggle to find meaningful things for our kids to do, we should not forget that summers are meant to spend quality time together as a family. All of us are busy in our career and professional lives and sometimes we simply need to sit back and remember why we are working so hard. Our children are the core of our family life and their bored expressions these days remind us to head out for one of those great American traditions -- the family summer vacation. So let’s turn off the smartphones, tablets and laptops for a few days, disconnect from the internet, and instead spend some time together. Whether you enjoy a picnic at the beach, take an airboat trip into the Everglades, play a board game, see a movie together, or simply jump in the pool and just chill out in the back yard, the important thing is to do it as a family. Those quality moments together are what we and our kids will remember for years to come. So let’s enjoy the heat and each other.

Arpeggione Chamber Orchestra of Austria to Perform in Pembroke Pines Community News
By Debby Teich
T
hrough August 15, Symphony of the Americas Summerfest 2015 will host the Arpeggione Chamber Orchestra of Austria with performances throughout South Florida, as well as an outreach week in Panama. On July 28, at 7pm, the City of Pembroke Pines Recreation and Cultural Arts Department and Arts & Culture Advisory Board will bring the orchestra to Pembroke Pines for a free concert at the Susan B. Katz Arpeggione Chamber Orchestra of Austria Theater. The Symphony’s Summerfest has hosted internationally acclaimed foreign chamber orchestras for the past 22 summers. After performing in 2007, the Arpeggione Chamber Orchestra of Austria will be returning under the baton of Symphony Artistic Director Maestro James Brooks-Bruzzese. The orchestra will be joined by selected members of the Symphony of the Americas. Known for its virtuosity and first rate soloists, Arpeggione plays both works of the classical repertoire and contemporary music. Musicians of the ensemble are from countries throughout Europe, bringing a diversity of traditions and complexity to its performances. Musicians are active in quartets and chamber music, and serve as faculty of local conservatories. Under the artistic direction of Professor Irakli Gogibedaschwili, during its 20 year history, Arpeggione has performed in more than 700 concerts in many parts of the world. It has played in the major European music festivals and concert halls,
including Concertgebouw in Amsterdam; Tonhalle in Zurich, Santa Cecilia in Rome; Sala Verdi in Milan; Grand Philharmonic Hall of St. Petersburg; and the Great Hall of the Moscow Conservatory. This summer’s orchestral concerts will feature the music of Vivaldi, Strauss, Mozart’s Eine Kleine Nachtmusik, Liszt’s famous Rhapsody, Offenbach’s Can-Can, the pulses of Latin Grammy award-winning composer Eduardo Magallanes, and more. In addition to the concerts, Summerfest offers master classes. Summerfest participants also take their music to audiences in corners of the world who have never before experienced the exhilaration of live orchestral performance. Carolyn Kolben attended last year’s performance of the Mission Chamber Orchestra of Rome. “Last year’s performance was incredible and I look forward to attending again this year,” said Kolben. “I feel fortunate to live in a city that offers such a wonderful variety of free cultural events.” The Susan B. Katz Theater is located at 17189 Sheridan Street. For information, call 954-986-5027. For more information on Summerfest and Symphony of the Americas, visit www.SOTA.org or send an email to info@sota.org.

Stay Cool and Have Fun at Paradise Cove Water Park Community News
By Debby Teich
L
ocated inside C.B. Smith Park in Pembroke Pines, Paradise Cove Water Park is the Broward County Parks and Recreation Division’s largest aquatics facility. It offers something for everyone, making it one of the best places in the area to cool off during the summer. “After traveling the state and
country to visit water parks, we found that the best one is right in our own backyard,” said Karen Friedman, who lives within a mile of the park. “During the summer, we spend most weekends there. It is a lot of fun and a great deal. We can enjoy an entire day there for less than the cost of a movie.” The park offers the following water-based activities: ▸▸ Paradise Pipeline features four five-story-tall waterslides that vary in length from 395 to 430 feet. More than 400 gallons of water per minute move riders through the corkscrew, until they exit into a four-foot-deep plunge pool. Riders must be 42 inches tall, weigh less than 250 pounds, and be able to swim. ▸▸ Sharky’s Lagoon is a water playground for all ages. It features an 18-inchdeep pool with three waterslides that vary in length from 83 feet to 125 feet, as well as other interactive play elements.
▸▸ P arrot’s Point is a water playground for ages 5 and under. It features a 12-inch-deep pool with two small waterslides and many other interactive play elements. ▸▸ Crazy Creek is a 410-foot-long, meandering tube ride with interactive play elements along the route. ▸▸ S wimming lessons are available at Paradise Cove from June through August. Dates vary. When visitors get hungry, they can visit the Paradise Grill or Sand Dollar for food and drinks. The water park also has 20’ diameter “Funbrellas” (capacity 30), picnic tables, and lockers for rent. All of this makes it a great place for small events, such as birthday parties, family gatherings, summer camp groups, and more. During aquatics season, Paradise Cove is open from 9:30am - 5:20pm. The calendar is posted on the website. Admission fees are $9.50/person for all-day admission and $6.50/person after 3pm. Children under age one are admitted free. A season pass (Find It All card) is available for $76 per person. The park’s regular gate entrance fee of $1.50/person (children 5 and under free) is also in effect on weekends and holidays. Paradise Cove is located inside C.B. Smith Park, 900 N Flamingo Road. For information, call 954-357-5170 or visit www.broward. org/parks/cbsmithpark.

The Master Chef Mango Madness Baking Challenge will be held on August 6, at 10am, at the Southwest Focal Point Community Center. There is no cost to enter. “This challenge gives home ‘chefs’ the chance to showcase their culinary skills and possibly win a cash prize,” said Helen Daniels, Recreation Division Supervisor. The Master Chef Baking Challenge got its start in 2005, when Daniels created the Chocolate Challenge as one of the evening activities at the Valentine’s Dance. In 2012, the Chocolate Challenge was moved to the daytime, so that more members could participate. Two years ago, the event was expanded it into a Master Chef Baking Challenge, requiring other key ingredients, such as berries, pineapple and chocolate. This year, there was a Chocolate Challenge in February and a Cupcake Challenge in June. In the upcoming Challenge, all desserts must contain fresh mango. They can be Mango Pie, Mango Cheesecake, Mango Tres Leches or any other creation. All desserts must be homemade. No store bought entries are allowed. Prizes will be awarded for the top three delight-
fully delicious and visually stunning desserts. All entries will be judged based on appearance, texture and overall flavor. Cash prizes include 1st ($50), 2nd ($30), and 3rd ($20). Winners will also receive bragging rights as “Master Chef.” Once the judges have tried all of the entries, audience members will have an opportunity to sample them. “Remember to be creative,” said Daniels. “Judges are not only looking for the best tasting dessert, they are also looking for the dessert that is beautiful to look at!” Participants must be a member of the SW Focal Point Community Center, which is located at 301 NW 103rd Ave, in Pembroke Pines. It is free to join. For information, call 954-4506888 or visit www.ppines.com, click on Departments and select Community Services.

Boy Scout Troop 224 Reaches Out to the Community By Debby Teich

very day, members of Boy Scout Troop 224 prove that scouting is much more than tying knots. In addition to weekly meetings, they participate in monthly campouts, summer camp, fundraisers and a variety of community service projects. “I know of no other organization that can teach leadership skills and self-awareness in order to prepare a young man for the diverse personal interactions he will be faced with and the drive that he will need to have for him to succeed in the world we live in today,” said David Sexton, Assistant Scoutmaster, who started Troop 224 in 1999. “I love being part of an organization that is changing the world one young man at a time.” There are sixteen active boys in the troop, which meets at Southwest Ranches Equestrian Park. Most of them live in Pembroke Pines and the surrounding areas. The troop recently volunteered for a Feed My Starving Children event, where they packed enough food to feed 312 children around the world for an entire year. Every year, the troop joins forces with St Edward Catholic Church to help make

Christmas special for the children and families in South Bay Migrant Camps. Parish members donate food and toys, and troop members help pack and distribute them to the field workers. As one of only a few entities allowed by federal law to “retire” a U.S. flag, the troop collects tattered flags from churches, cities, and individuals throughout the year. As needed, the scouts advertise, organize, and perform Flag Retirement Ceremonies. To defray the cost of summer camp, the troop holds an annual Spaghetti Dinner. The boys setup the venue, serve the patrons, organize the man power, and clean up after the hundreds of people in the community that enjoy spaghetti, meatballs, bread, and salad for a $5 donation. Matthew Cuoco, 16, who has been in the troop for six years, says there are many things that he loves about scouting. “I am proud of what Troop 224 does for the community,” said Matthew. “I also love camping, hiking and backpacking, as well as doing high adventure stuff that I would not have the opportunity to do otherwise, like whitewater rafting, zip lining, climbing, and sleeping overnight on an U.S. Navy aircraft carrier.” Brendan Sexton, 14, who has been in the troop for four years, also loves scouting. “I love hanging out with my scout friends at campouts and troop meetings,’ said Brendan. “I also like hiking and camping outdoors, as well as doing community service projects with the troop.”

Pembroke Pines is One Step Closer to Opening R & R Village for Veterans Community News
By Debby Teich
W
ith some help from Subaru of America in Pembroke Pines, the City of Pembroke Pines is now one step closer to helping honorably discharged United States Veterans find affordable housing. Subaru/Lexus of Pembroke Pines owner Craig Zinn presented an oversized check in the amount of $90,796 to Pembroke Pines Vice Mayor Iris Siple and Commissioner/WWII Veteran Carl Shechter to benefit the R & R (Reenergize and Reconnect) Village. Several United States Veterans were also in attendance. According to Jim Riger, General Manager of Subaru Pembroke Pines, this is currently the largest donation Subaru has made to any organization in the nation. Last year, the City of Pembroke Pines recognized the need to assist Veterans and set aside five houses on the grounds of the Howard C. Forman Health Campus. Jay Shechter, Director of Community Service and Housing for the City of Pembroke Pines and son of a WWII Veteran, is in the process of renovating the homes, which will be called the R & R Village. According to Shechter, there are over 300 homeless Veterans living in Broward County who could use some help. “R & R Village will be a new beginning for qualified Veterans and their families,” said Shechter. “The homes provide a perfect opportunity for Veterans and their
families to become a family again and begin the process of mainstreaming into the community. They will be provided a sense of security in a well maintained, safe and clean home.” The City of Pembroke Pines is working with the Veteran’s Administration to create a social service component to assist and educate Veterans about benefits, services and how to navigate the opportunities available. The City’s goal is to provide housing, case management, employment, education and financial assistance to Veterans in need. “We are grateful to have the drivers of business in Pembroke Pines, such as Craig and Martine Zinn and Subaru of Pembroke Pines, as our partners as we ‘share the love’ and begin the process of providing every Veteran with the services they so richly deserve,” said Shechter. “This is a quality of life issue for those who have sacrificed so much on our behalf.” For information or to make a donation to R & R Village, call Jay Shechter at 954-450-6888 or send an email to jshechter@ppines. com.

f you have always dreamed of seeing a Broadway show, the Pembroke Pines Theatre of the Performing Arts (PPTOPA) can give you a taste of what it is like. It offers top-notch community theater at an affordable price. From July 17 - August 9, there will be music, magic, and a spoonful of sugar as “Mary Poppins,” takes the stage for several performances. “We deliver outstanding professional caliber performances for a reasonable price,” said Mina Mandel, executive vice-president. In the supercalifragilisticexpialidocious family classic that takes place in England in 1910, the audience is introduced to the troubled Banks family. Young Jane and Michael have sent many a nanny packing before Mary Poppins arrives on their doorstep. Using a combination of magic and common sense, she must teach the family how to value each other again. Mary Poppins takes the children on many magical and memorable adventures, but Jane and Michael aren’t the only ones she has a profound effect upon. Even grown-ups can learn a lesson or two from the nanny who advises that “anything can happen if you let it.” The original music and lyrics were written by Richard M. Sherman and Robert B. Sherman. There are new songs and additional music and lyrics by George Stiles and Anthony Drewe. The show was co-created by Cameron Mackintosh. Patrons can take advantage of several specials.

On July 18, at Family Night, tickets are $14 per person. On July 25, at Wine and Wind Down night, enjoy an Italian buffet, wine and the show for only $35 per adult/$30 per senior. On August 1, at Senior Matinee, tickets are only $14 per person. PPTOPA is the oldest continuously operating community theater in Broward County. It was founded in 1993 by a group of dedicated individuals who wanted to provide low cost, high quality live theater for the community, as well as opportunities for anyone interested in assisting in the creation of theater. While technically an “amateur” company, PPTOPA productions routinely feature some of the finest actors and actresses in South Florida. It presents three shows annually and many of them have attracted as many as 4,000 people. With a full orchestra, as well as professional sets, backdrops and costumes, the plays are expensive to produce. The theater raises money through donations and ticket sales, which range from $14 to $24. Performances are held at the Susan B. Katz Theatre, 17195 Sheridan Street, in the River of Grass Artspark. Friday and Saturday evening performances begin at 8pm. Saturday and Sunday matinees begin at 2pm. s part of Broward County’s initiative to improve school performance through the Student Success for Opportunities Schools, Pines Lakes Elementary will be transitioning to a STEM program for 2015/16 school year. The title one school introduced the new curriculum to students and parents with a three-week, after school STEM Science Enrichment Camp. The STEM program integrates Science, Technology, Engineering, and Math to provide students with a more meaningful and rigorous curriculum. It encourages students to ask questions, make observations and gather information about people and design. “Science, Technology, Engineering, and Math shape our everyday experiences,” said Principal Susan Sasse. “We are pleased to offer this to our students - who live and are growing in the technological age.” Teachers invited approximately 60 high achieving students from grades 2-4 to participate. During the camp, students analyzed data from the tests of two objects designed to solve the same problem, and then compared the strengths and weaknesses of each one’s performance. They developed physical models to illustrate how the shape and design of an object can impact its ability to solve a given problem.
The theme for the camp was “STEM sports,” and included projects on archery, basketball, sailing, diving, parachuting and more. In the archery project, for example, students worked in groups to design a bow that would launch an “arrow” as far as possible. Each team completed research, gathered materials and built arrows. As they made improvements, they tested the new arrows and tracked performance on a bar graph. “The activities in STEM get students thinking aloud, working together, and collaborating,” said Sophia Whittaker, 5th grade teacher, who organized the camp. “During the camp, the students learned to take risks in a safe environment. They learned from their failures and kept trying again and again. They understood that from failures come successes.” On the last day of the camp, the school held a museum showcase to highlight the projects that the students completed. Four docents greeted visitors and guided them to each area, where students provided hands-on demonstrations of their projects. “The museum gave the students an opportunity to celebrate their achievements and share their knowledge with their parents and guests,” said Whittaker.

PPCES Central Campus Hosts 11th Annual Community Read-In

t Pembroke Pines Charter Elementary School (PPCES) - Central campus, students in kindergarten to fifth grade recently participated in the 11th Annual Community Read-In Day to celebrate the importance of reading. The Read-In Day was one of many activities that occurred throughout the week, including a Pajama Movie Day and un-birthday parties in the classrooms. “Instilling the love of reading is the key to life-long learning,” said Alina PerrySmith, curriculum specialist, who coordinated the event. “At PPCS, we try to show our students through a variety of activities that reading is enjoyable and rewarding.” Approximately 30 readers participated in the event. After selecting an age appropriate book, each of the volunteers visited at least two classrooms to read to the students. “Much to the delight of the elementary students, a record number of community leaders, business owners and Pembroke Pines City Officials participated this year,” said Assistant Principal Dr. Linda Montoto.

Some of readers included Pembroke Pines Mayor Frank C. Ortis, other Pembroke Pines City Officials, officers from the Police Department, and Broward County Commissioner Barbara Sharief. There were also representatives from local businesses, such as Texas Roadhouse Grill, Wendy’s, Chick-fil-A, Whole Foods, Planet T Uniforms, University of Phoenix, Joe DiMaggio’s Children’s Hospital and more. “Having an adult other than their parent or family member read to them is a unique experience,” said Perry-Smith. “Some of the community members were surprised that even fifth graders were excited about picture books. It was a great experience for both the adult and students.” Businesses interested in participating in the 2016 Community Read In should call 954-322-3330 or send an email to aperrysmith@pinescharter.net or lmontoto@pinescharter.net.

KAPOW Connects PPCES-FSU Students to the Workplace
School News
By Debby Teich

S
tudents in Celeste Doherty-Grosse’s fifth grade class at the Pembroke Pines Charter Elementary School (PPCES) FSU campus now have a better understanding of what it takes to start a business. As part of Kids and the Power of Work (KAPOW), they set up a lemonade stand and donated the profits. KAPOW is designed to connect a student’s classroom learning to their future in the work place. Business volunteers introduce students to career awareness through one-hour, professionally designed lessons that help students discover different jobs, what it takes to do them, and how to be successful in work and life. Throughout the year, Lisa I. Perez, owner of HBL Resources Inc., has been visiting with DohertyGrosse’s class each month to present the KAPOW material and lead related activities. She never had time to volunteer in her own children’s classrooms, since she was an employee. Now that she is a business owner with more flexibility, she wants to give back to students, even if they are not her own. This is the third year she is volunteering. “It is important to nurture our youth and have a positive impact on them during their formidable years,” said Perez. “The KAPOW program helps to prepare the students for what they will truly face in the work world. The kids are always very excited and engaged during the lessons.” Perez reinforces the relevance of subjects like reading and math by explaining how they might play a role in their jobs. She uses hands-on, fun activities to teach the students about the importance of community involvement, leadership, communication, teamwork and other skills that lead to success. For the last KAPOW lesson, the students typically visit the volunteer’s workplace. The students decided to set up lemonade stand instead. “Lemonade stands are often the first opportunity a child gets to be a business owner or entrepreneur,” said Perez. “I want them to know that they don’t always need to be employees. They can also start their own businesses.”
In preparation, the students had to brainstorm a name for the stand (product), create the logo and slogan, and decide how much to spend on production. On the day of the sale, they had to make the lemonade, set up the tables and replenished their supply. They also had to canvas the area to raise awareness and increase sales among their target audience teachers, students and parents. “The students went from the planning stages all the way to actual lemonade stands,” said Doherty-Grosse. “On the day of the stands, they were little businessmen and businesswomen. From making their lemonade to selling it to the crowds of students, they learned invaluable lessons about being business ‘owners.’ They loved participating and it was a wonderful experience all around.”
July 2015 | Our City Pembroke Pines
The students raised a total of $169 dollars. They donated $69 to the charter school and $100 to Childrens’ Harbor, a nonprofit in Pembroke Pines that helps foster children stay united as a family. KAPOW is always looking for businesses or individual volunteers interested in participating in the program. “Volunteers have the ability to change a young person’s life forever in only seven hours,” said John Casbarro, who coordinates KAPOW in South Florida. MPPRC Awards Scholarships and Grants to Teachers and Students
SECTION News School HEAD

T
hroughout the year, the Miramar Pembroke Pines Chamber of Commerce Scholarship Committee has been conducting fundraising events in an effort to promote academic excellence in the community. The committee recently awarded $9,750 in scholarships and classroom grants to deserving area high school seniors and elementary school teachers. This is the largest amount ever awarded by the Chamber. “Tomorrow’s future is based on today’s graduates,” said Robert Goltz, president/CEO of the Chamber. “The Chamber and our members understand the importance of having an educated workforce to take us into the future. Our scholarship program assists those students in reaching new heights in education by first lowering the financial burden many students have in taking those next steps in education.” To apply for a scholarship, students had to be a high school senior residing or attending school in Miramar or Pembroke Pines or have a parent who is a member of the Miramar-Pembroke Pines Regional Chamber of Commerce. The scholarships were awarded on the basis of eligibility, participation in school and community affairs, as well as scholastic achievement. Students submitted two letters of recommendation, transcripts, a personal statement, and a copy of their SAT or ACT scores. The following list includes the name of the students that won, the amount they won, and the sponsor of the award: ▸▸ Yasmeen Sarsour ($2,000) – Memorial Healthcare System ▸▸ Andrea Rodriguez ($1,000) - Chamber Board of Directors ▸▸ Brandon Nolasco ($1,000) - Elaine Sussman Scholarship Fund ▸▸ Sianne Powe ($1,000) - Memorial Hospital Miramar Medical Staff ▸▸ Tanner Redding ($500) - AAMCO
▸▸ Malik Davis-Pittman ($500) - Coast to Coast Home Inspection Services ▸▸ Carmen Garcia ($500) - Falcon Foundation ▸▸ Amanda N. Aloy ($500) - Lou Manfra Realty ▸▸ Keila C. Lo ($500) - Referral Connections ▸▸ Shannon Pinzon ($500) - Shops at Pembroke Gardens ▸▸ Jessy Sivillen ($500) - Terry & Gaspar Garcia Scholarship Fund ▸▸ Fazlah Rahaman ($500) - Teresa Justice Consulting All elementary and middle school teachers in Miramar or Pembroke Pines schools were eligible to apply for the classroom mini-grants. They were awarded based on originality, relevance and need. The monies received from the minigrant are applicable to a project for the upcoming fall semester. To apply, teachers submitted a short narrative describing how the grant funds would be uses as well as the cost of needed materials. The following teachers won a $250 grant for their classroom projects: ▸▸ Shari Mauro from Coral Cove Elementary for Kids Vegetable Garden ▸▸ Eduardo Lis from Silver Lakes Elementary for Group with Brazilian Drums ▸▸ Brenda Irby from Silver Palms Elementary for The Kamishibai Theater For information, visit www.miramarpembroke pines.org.

“P
robate is a lawsuit I file against myself after I die, at my own expense, for the benefit of my creditors and my heirs.” When a loved one passes away, his or her estate goes through a court-managed process called probate administration whereby their Will is evaluated by the court to determine if it was validly drawn and executed. Assets of the deceased are then collected, managed and eventually distributed to creditors and finally to beneficiaries. Without probate administration, bank and investment accounts of the decedent are frozen. Furthermore, any real estate owned by the decedent may not be sold until authorized by the court. Probate administration involves the following steps: ▸▸ Collecting and securing estate assets ▸▸ Locating the original Will ▸▸ Retaining an attorney (required by Florida law) ▸▸ Filing of a Petition for Administration with the proper probate court ▸▸ Giving notice to beneficiaries under the Will or to statutory heirs (if no Will exists) ▸▸ Filing a petition to appoint a Personal Representative ▸▸ Preparation of inventory and appraisal of estate assets by a Personal Representative ▸▸ Publication of Notice to Creditors in local newspaper ▸▸ Determination and payment of estate debts to rightful creditors ▸▸ Payment of estate taxes, if applicable ▸▸ Distribution of assets to beneficiaries or heirs Probate administration is: ▸▸ Expensive. Typically 5% to 8% of the value of the assets in the estate. ▸▸ Time consuming. In South Florida, even the simplest probate administration takes an average of 10 to 20 months. ▸▸ Open to the public. Court records may be viewed by all. Can probate administration be avoided? Yes. You can certainly avoid the expense and delay of probate administration by owning all assets jointly with others, or have all accounts established with designated beneficiaries. While this approach seems like the best solution, it may not be. Joint ownership or beneficiary designations severely limit your ability to control exactly whom will receive your property, when they receive it, and how the property is to be managed. Moreover, if you have young or unsophisticated beneficiaries, their inheritance may be lost, stolen, or squandered. Creating and funding a revocable living trust is an excellent way to avoid probate administration. A revocable living trust allows you to control what you have so it is given to whom you want, when you want, in the way you want, and all at the lowest overall cost to you and your loved ones. There are situations, however, where a revocable living trust may not be appropriate. We recommend that you consult with an experienced estate planning attorney to explore all options and establish a plan that works for you. Estate planning is a deliberate, premeditated act of love. Life can change in an instant. What are you waiting for? Bruce Iden earned his J.D. from George Washington University National Law Center and his L.L.M in taxation from the University of Miami School of Law. He has been practicing in the area of estate planning and probate and trust administration for over 30 years. ith hurricane season upon us, it’s important to know the do’s and don’ts of tree maintenance. Pruning is the most common tree maintenance procedure used to maintain the structural integrity and aesthetics of landscaped trees. Pruning must be done with an understanding of tree biology, because improper pruning can create lasting damage or even shorten a tree’s life. No branch should be removed without a reason, as each cut has the potential to change the growth of the tree. Proper pruning techniques include:
▸▸ Cleaning - the removal of dead, dying, diseased, weakly attached, and low-vigor branches from the crown of a tree ▸▸ Thinning - the selective branch removal to improve structure and to increase light penetration and air movement through the crown ▸▸ Raising - removal of lower branches from a tree to provide clearance for buildings, vehicles, pedestrians, and vistas ▸▸ Reduction - reducing a tree’s height or spread by pruning back the leaders and branch terminals to secondary branches that are large enough to assume the terminal role. Reduction helps maintain the form and structural integrity of the tree. Always hire a certified arborist or Class A or B tree trimming licensed professional to perform any tree maintenance. For more information, please call the City’s Planning and Economic Development Division at 954-435-6513. Also, take advantage of the landscape resources found on the City’s website at www.ppines.com, keyword “Landscaping.” On a very exciting note, I am pleased to announce that last month elected officials, local dignitaries, community leaders, city employees and residents gathered for a historic ground breaking ceremony which marked the construction start of the City of Pembroke Pines $60 million Civic Center. Completion of the overall project is slated for October 2016. Following this historical event, at a recent Commission meeting, we recognized students from the Pembroke Pines Charter High School for their participation as History Hunters. Under direction of the late City Historian Gerry Witoshynsky, her assistant Ellen McNamara and teacher Marta Cabeza, the History Hunters spent hours sifting through 50 years of newspaper clippings about the city, cutting out articles, and then categorizing the history of Pembroke Pines for future generations. The articles will be digitized and saved so that they may be displayed interactively on a large screen on the fourth floor of our new Civic Center for everyone to enjoy. Please have a safe and happy summer. As always, if you have any questions or concerns, please do not hesitate to contact my office at 954-435-6505 or by e-mail at fortis@ppines.com.

s the summer sun heats up in South Florida, it’s important to protect your skin as much as possible. The harmful UVA and UVB rays from sun exposure accelerate the aging process in the skin resulting in hyperpigmentation, increased wrinkles, and most importantly, increased incidence of skin cancer. Skin cancer is the most common cancer with more cases diagnosed each year in the United States than all other cancers combined. There are some misconceptions regarding sun exposure and skin cancer. ▸▸ You can’t get a sunburn on a cloudy day. Clouds only block some of the harmful ultraviolet rays, so a sunburn is still possible. ▸▸ You can’t get skin cancer where the sun doesn’t shine. Skin cancer can appear anywhere on the body, including the hands and feet. ▸▸ Skin cancer only affects light-skinned people. Those who are fair are at increased risk, but anyone can get skin cancer. ▸▸ Using a tanning bed occasionally is safe. The United States Department of Health and Human Services and World Health Organization have classified a tanning bed as a carcinogen and research suggests that even one session may increase the risk of developing skin cancer. Some sun exposure is essential to Vitamin D metabolism; however, excessive exposure or unprotected exposure can be very harmful. Sunscreen is the obvious first step in protecting your skin. Broad spectrum is best. The FDA requires sunscreen manufacturers to prove that sunscreens protect against ultraviolet B (UVB) rays, which are the primary cause of sunburn as well as Ultraviolet A (UVA) rays, which can cause premature aging of the skin. Both types of rays have been associated with the development of skin cancer. Choose SPF, or sun protective factor, of 15 or greater. Sunscreen must be applied in adequate amounts to achieve the SPF rating on the label. The recommended amount is 2 mg./ cm² – roughly 1 shot glass or 2 tablespoons worth of sunscreen for face and body. Patients who are concerned about obtaining enough sun exposure to make Vitamin D should be aware that current research indicates that 15 minutes of unprotected sun exposure to the mid-day sun, three times a week is sufficient to synthesize enough Vitamin D to meet our body’s needs. Additionally, remember to protect lips, wear sunglasses with UV protection and wear a wide-brimmed hat. Finally, it is important to get your skin checked periodically by a board certified physician. Dr. Messa is board certified by both the American Board of Plastic Surgery and the American Board of Surgery, an active member of the American Society of Aesthetic Plastic Surgery, American Society of Plastic Surgeons, and a Fellow of the American College of Surgeons. L
ast month, I wrote an article about the anticipated changes in the alimony laws in Florida. This is a movement that has been in progress for several years. In 2013, both the State House and State Senate overwhelmingly passed an Alimony Reform bill, which was vetoed by Governor Scott just before the end of the legislative session. Since 2014 was an election year, the issue was not addressed. This year, however, it was everyone’s expectations that a reform bill would in fact finally be passed. The State House passed their version of the bill, which would have ended Permanent Alimony in this state. In addition, there were other changes in the law, including certain guidelines that could be followed in computing the amount of alimony that could be awarded. The State Senate, however, had its own version of alimony reform. The main difference was a provision which was included that would have changed the time sharing law to a presumptive 50-50 division of time. This was not adopted by the House and before a compromise could be reached, the State House of Representatives ended their session early in protest over a totally unrelated issue. This action by the House was never seen before and ultimately was ruled to be unconstitutional by the Florida Supreme Court. The ruling, however, did not change the outcome, since the session had already ended. The result being that once again an Alimony Reform bill, which was overwhelmingly approved, did not become law. It is anticipated that this issue will be back before the legislature in 2016. In the meantime, I thought it might be best to summarize the existing laws concerning alimony, so there is no misunderstanding as to what was merely a proposal versus what is in fact existing law. Florida lists several factors in determining whether alimony is appropriate. Some of these factors are: ▸▸ The standard of living established during the marriage ▸▸ The duration of the marriage ▸▸ The financial resources of each party ▸▸ The age and health of each party

If in fact based upon the above (as well as some other factors contained within the law) alimony is warranted, the issue then becomes what form of alimony? There are several possibilities. Each of the choices primarily depends on the length of marriage. A long term marriage is defined as a marriage of 17 years or more. This results in a presumption of Permanent Alimony. Even with such a presumption, an award of permanent alimony is not automatic. Marriage of less than seven years is considered a short term marriage. A short term marriage could result in “Bridge the Gap” alimony which is awarded to assist a party by providing support to allow the party to make a transition from being married to being single. A marriage of greater than seven years is considered a moderate term marriage and could result in an award of Durational Alimony. The purpose of Durational Alimony is to provide a party with economic assistance for a set period of time. The above are just guidelines and there are in fact other factors which must be considered. As previously stated, the length of marriage is just one facto the Courts consider. It is best to consult with an experienced family law attorney for a further explanation. t the beginning of independent walking, toddlers may walk on their toes. Within three to six months the heel should be touching the ground during gait. Intermittent toe walking may be present in normal children until age six or seven. Tightness of the calf muscle is the primary cause of the child that toe walks. Underlying neurological disorders have to always be ruled out. Most children who present as persistent toe walkers are able to lower their heels to the ground when standing but not walking. Walking heel-toe is possible for a few steps but usually awkwardly due to tight calf muscles. Toe walkers are more common in boys and in many cases is a cause of concern. Treatment of habitual toe walkers is necessary to avoid problems that can occur secondary to compensating for the abnormal posture. Compensation may occur by hyperextending the knee, rotating the entire leg towards the outside or having the foot turn down or out, causing a flat foot. It is important to assess the degree of muscle tightness in the hips, knees and legs. Spontaneous resolution may take place in some cases. If the gastroc soleus (calf muscles) are not severely tight, physical therapy or stretching at home may be of benefit. If unresponsive, serial casting may be necessary. Serial casting is a process in which the foot and leg are placed in a cast with the foot held in a neutral position. The muscle is placed under stretch while the cast is on and walking is strongly encouraged to help the muscles stretch. Children who are sedentary who are placed in a cast do not get the same benefits as those that are active. Casts are applied every 10-14 days until the muscle is slightly overstretched. It may take as little as two to as many as eight weeks to improve the muscle flexibility. The casts are applied one leg at a time to allow for the activity level needed for successful treatment. Following the casts, a night splint may be used for up to six months to maintain calf flexibility. In rare cases, the muscle is too tight to respond to serial casting. Surgical lengthening of the Achilles tendon through three little holes in the skin may be needed. It is an outpatient procedure. Casts are applied postoperatively for six to eight weeks. Once healing takes place, physical therapy is provided to maintain lower extremity strength and flexibility. An excellent long-term prognosis is the norm. Carlo A. Getting Your Home Correctly When Selling…
By Roberto C. Blanch

M
any South Florida neighborhoods are governed by community associations. It is imperative that these associations follow the necessary protocols to ensure meetings and elections run as smoothly as possible, including the following best practices: First, in an effort to promote participation and ensure voting by the qualified individuals, it is advisable that association management take the steps to verify that the association’s roster of owners is current and includes a description of all the individuals on title to the home or unit. The roster should further be organized in numerical order by unit numbers or addresses to facilitate the registration and ballot verification process. While a search of the county public records deed database is the most accurate source to verify ownership of units or homes, a more economical approach is to verify the ownership from the county’s property appraiser’s office. Once obtained, these records should be placed in a binder, together with copies of the deeds organized in the same order as the roster or sign-in sheet. Consider organizing the binder with dividers separating each floor/ street, as this step may further facilitate the verification of ownership on the day of the meeting or election. Proxies received prior to the meeting should be verified so as to ensure that they are dated and signed by the owner or other qualified voting member. Once the proxies have been verified, they should be logged in on the sign-in sheet. A note should be included on the sheet indicating the person who has been designated as the proxy for the corresponding unit, in order to ensure that the designated proxy signs-in at the meeting on behalf of the appropriate unit or home. The valid proxies should be organized in a folder in the same order as the sign-in sheet for reference at the time of the meeting. Ballots received in advance of the election should be organized in the order of the roster. The board should further consider appointing an independent committee to validate that the outer ballot envelopes have been properly executed and signed by the qualified voter(s) prior to the scheduled time of the election. This process will serve to further streamline the ballot validation process, which would otherwise have to be performed at the time of the meeting. Bear in mind that outer ballot envelopes may not be opened prior to the meeting. The executed Proof of Notice Affidavit for the annual meeting should also be available at the meeting. In addition, be sure to have plenty of blank ballots, envelopes (inner and outer ballot envelopes) and voting certificates on hand at the election for use by any owner who has lost or misplaced their ballot or voting certificate and would like to cast a ballot in person at the election. By adhering to these suggested best practices, working with qualified community association legal counsel and following all of the other prescribed protocols for the annual meeting and election, associations can help to ensure that their elections are in compliance with Florida law. Partner Roberto Blanch with the South Florida law firm of Siegfried, Rivera, Hyman, Lerner, De La Torre, Mars & Sobel has focused on community association law since 2001. He has lectured extensively on a variety of topics involving community association operations, legislation and legal rulings, and he has been designated as a facilitator for educational programs by the state’s Division of Condominiums. Best Practices for Association Annual Meetings and Elections
S
o you’ve decided to put your home on the market and are tempted to try listing it at a higher price in order to “test the market” to see if you can get what you really desire. I recommend that you think twice prior to making this irrational decision. Research indicates that overpricing your home, while having to decrease the price one or more times while it languishes on the market, frequently leads to selling it at a much lower price than what you originally should have asked for it. The longer a home sits on the market, the more appeal it loses, and the less you will most likely get for it off the
original price. Many homeowners have the tendency to follow their emotions rather than logic when setting the initial list price for the property. Their initial pricing decision is typically based on what they paid for their home, the current mortgage balance, the cost to upgrade or beautify the home, or the profit they need to net in order to buy or move to another home. The truth of the matter is that your home is worth only what the market will bear at the time of selling. Pricing your home too high will deter a number of potential buyers from wanting to view it, while others will simply just walk away without making an offer. In order to get to the correct pricing, a potential seller should involve the services of a Realtor. Yes, a Professional Real Estate Sales Person! Potential “For Sale by Owners” may tend to disagree with the reasoning that we live in the age of information technology and anything and everything can be “Googled.” Realtors have access to additional and the most current information that simply cannot be “Googled.” They are the Professionals! In choosing a Realtor to sell your home, one might be tempted to select the one who suggests the highest asking price for the property. Resist the temptation of selecting a Realtor based on pricing and the one who tells you only what you want to hear. The selection should be based on the Realtor who provides critical information. This should include a current Comparative Market Analysis with a rational explanation of how your home should be priced in order to sell quickly and for the highest price possible. Partner with a Realtor and listen to their advice. This should get your home sold for the highest price that the market will bear in the least amount of time possible, while saving you hassles and making the transaction a smooth one from the beginning. Still Think You Can Defend Foreclosure and Obtain a Modification on Your Own? By Omar J. Arcia, Esq. Foreclosure Defense and Consumer Bankruptcy Attorney
I
f you still think you can defend the foreclosure of your home or obtain a mortgage modification on your own, here are some sobering facts to consider: ▸▸ When the Florida legislature approved additional funding to clear the foreclosure backlog in June 2013, it also ordered our court system to clear 256,000 foreclosure cases per year through 2016. That’s more than 700 cases per day. ▸▸ Unlike other Florida judges, foreclosure judges are effectively temps who don’t have to face voters. ▸▸ Today, most foreclosure cases are set for trial or final judgment within 6-8 months, and any continuances of trial are routinely denied. ▸▸ Mortgage giant Freddie Mac pays mortgage servicers “bonuses” for expediting foreclosures and charges a daily penalty for delayed foreclosures. If you are in foreclosure or at risk of foreclosure, how can you combat against this court system set up to dispose of foreclosure cases with brutal efficiency? The most important tool you can use to defend against our court system’s quest to drain the dockets is to hire a qualified and experienced foreclosure defense attorney. First, don’t settle for anything less than an initial face-to-face meeting with the attorney. Let’s get real. If they are too busy to meet with you personally to review your case, they will just be “too busy” to actually help you with your case. Also, make sure that the attorney has plenty of litigation and trial experience (at least fifteen years), and that the attorney regularly practices in the county where your case is pending. Finally, make sure the attorney has a proven track record of outstanding results and satisfied clients. Ask the attorney to refer you to at least three satisfied clients. Another critical tool to save your home from foreclosure is to ensure that the law firm you hire to defend your case has established loan modification and consumer bankruptcy departments. If your legal defenses to the foreclosure case are not accepted by the court, you can process a loan modification, reinstatement, or short payoff of your loan. If all else fails, right before the foreclosure auction of your home takes place, you can file a consumer bankruptcy and attempt to complete the modification within the bankruptcy proceeding. Detailed explanations of different options available to homeowners are also discussed in a unique DVD developed by the Arcia Law Firm entitled “Fight For Your Home.” If you mention that you heard about the DVD through this magazine, you will receive a complimentary copy during your free consultation to discuss your case in detail with a member of our highly experienced legal team. The attorneys at the Arcia Law Firm are privileged to successfully represent hundreds of homeowners in our community. We have foreclosure defense, loan modification and bankruptcy departments all within the same office, and we will gladly refer you to dozens of satisfied clients so you can be confident in your decision to hire our Firm. If you are struggling to make your monthly mortgage payments, if you are in the middle of a frustrating loan modification process, or if you just received a foreclosure summons, contact the Arcia Law Firm today at 954-437-9066 to schedule a free personal consultation with an attorney, or visit www. arcialawfirm.com to schedule your appointment online.

Penny is a one-yearold Shih Tzu. Her favorite person is her Mommy, but her dad is a close second. Her favorite toy is a tennis ball or anything that squeaks really loud! She likes Instagramming her favorite moments (follow her @penny_quill), sticking her head out the car window, playing with friends, licking Dad’s ears, and snuggling with Mom. She dislikes anything water related, thunderstorms, and when people sneeze. Her favorite thing to do is to have people throw toys and chase her around. She was last seen napping on the cool floor while Mom works.
