T

he summer of 2015 is slowly coming to an end. Summer vacations are fading into memory and the kids are settling into their school routines. With football season kicking into high gear, our lives are slowly returning to “normal.” While our afternoons and evenings may seem to be a blur of racing to and from afterschool activities, sports practices and music lessons, let’s not forget that the fall season in Florida has plenty to offer for family fun. The sun is not quite so scorching hot, and the ocean waters are still warm and beautiful. So put down the tablet, switch off the game console, and get out there and enjoy the soothing surf, take an airboat tour through the Everglades, or simply make time for a movie matinee. Whatever you choose to do, do it with family and friends. 9th Annual Fall Arts and Crafts Show Offers Great Shopping Community News

A

re you looking for the perfect gift? Chances are you will find it at the 9th Annual City of Pembroke Pines Community Services Fall Arts and Crafts Show. The annual event benefits the City of Pembroke Pines senior services programs. It will be held on September 26, from 9am to 5pm, and Sept. 27, from 10am to 4pm, at the Southwest Focal Point Community Center, in Pembroke Pines, in over 54,000 sq. ft. of air conditioned space. Admission is free and open to the public. “The show features a wide variety of carefully chosen artists, who are all present at the show to discuss their original and handmade work,” said Helen Daniels, Recreation Division Supervisor. “It is an excellent opportunity to browse and purchase beautiful one-of-a-kind handcrafted arts and crafts for the upcoming holidays.” There will be more than 70 vendors from throughout the state of Florida, including many new ones. Visitors will find photography, gourmet chocolate & popcorn, handmade soaps, lotions & candles, hand sewn fabric crafts, pottery, knitted baby items, knitted accessories, crochet clothing and accessories, children’s clothing and accessories, hand crafted cold porcelain dolls, paper quilling, handcrafted stationery, leather handbags, handcrafted holiday items, license late creations, hand carved wooden crafts, hand crafted jewelry, one of a kind hand crafted pens, tie-dye clothing, silk floral arrangements and wreaths, locally grown orchids, and more. The show also features pottery from the Empty Bowls group, comprised of students from the Community Center’s day and evening Pottery Studio program.

The Artists in Action donate their time, talent and supplies to help feed the “empty bowls” of the hungry. The proceeds from the sale of their pottery will benefit the Community Center’s annual Thanksgiving Basket Food Drive for needy families in the community. Southwest Regional Library Offers Naturalization 101 Seminar By Debby Teich

C

onstitution Day and Citizenship Day is a combined event that is observed annually in the United States to commemorate the formation and signing of the Constitution of the United States on September 17, 1787. It also recognizes all who, by coming of age or by naturalization, have become US citizens. On September 15, from 6pm to 7:30pm, the Southwest Regional Library will celebrate Constitution Day and Citizenship Day with Naturalization 101, a free naturalization information session for anyone interested in becoming a U.S. citizen. The public is invited to attend. Officers of the United States Citizenship and Immigration Services Office will review the following topics: naturalization eligibility requirements, naturalization process, interview, civics test, and the rights and responsibilities of a U.S. citizen.Mock citizenship interviews will be conducted in both English and in Spanish. Free study materials will be available on a first come, first serve basis. The Southwest Regional Library has been offering Naturalization 101 programs for approximately six years. It typically offers two programs per year. To further honor the theme of “citizenship,” the dates are usually close to a patriotic celebration, such as President’s Day, Flag Day or Constitution Day/Citizenship Day. Attendance at the Naturalization 101 programs ranges from 70 to 150 people. In addition to Naturalization 101, the Southwest Regional Library offers a variety of information, classes, and programs on the theme of citizenship and on improving English speaking skills. It has recently become an additional site for the United States Citizenship and

Immigration Services’ Naturalization (Swearing-in) Ceremonies. Family and friends of the new citizens are invited to attend. Approximately 80 new citizens are sworn in during each ceremony. The last ceremony was held on July 1, before the Fourth of July weekend. The Southwest Regional Library also offers weekly classes year round that fall under the umbrella of the Broward County Library’s “Learning Services” program. The people thot take the classes have held a variety of jobs in their own countries, such as nurses, attorneys, judges, teachers, general workers and more. While most of the participants are from Columbia and Venezuela, some are also from Cuba, India, Costa Rica, Peru, Russia, and Czechoslovakia. The classes include: ▸▸ Citizenship Classes - “How to Prepare to Become a United States Citizen” is offered Mondays, Tuesdays, and Wednesdays. ▸▸ English Café Classes - “Improve and Practice Your English Speaking Skills” is offered on Mondays, Wednesdays, and Thursdays. ▸▸ El Club Classes - “Practice Intermediate-level Spanish Conversation for English Speakers” is offered on the 2nd and 4th Mondays of the month. Kids Play for Kids Introduces Families to Classical Music Community News

n September 22, from 7pm to 8pm, families will have an opportunity to introduce their children to the world of classical music at the Broward County South Regional/ Broward College Library in Pembroke Pines. Children violinists from the Suzuki Music Academy will be presenting a Family Story Time Special, “Kids Play for Kids.” During the free concert, a group of about 15 musicians, who range in age from 3 to 15, will play classical favorites by Mozart, Vivaldi, Bach, and Beethoven. They will perform short classical music pieces and interact with the audience with songs and musical games. American Protégé International Competition prize winning solo violinist Sahana Shravan, 14, will also be joining the Academy’s young musicians. Sahana began her formal training at the Academy at age 3 ½. In 2013, she performed at Carnegie Hall in New York City as a member of the BAK String Orchestra, which was Suzuki Academy’s “Kids Play for Kids” ranked best in its class on the national level. Seniors to Test Their Spanish Spelling Abilities By Debby Teich

n recognition of National Hispanic Heritage month, seniors will once again compete for the title of “Spelling Bee Champion.” The 4th Annual Senior Spanish Spelling Bee will be held on September 15, at 12:30pm, at the City of Pembroke Pines Southwest Focal Point Community Center. The deadline to sign up is September 11. “Our members are looking forward to the Spanish Spelling Bee this year, so they can stimulate their minds,” said Suzy Felix, Activities Coordinator. “They always enjoy the excitement that the competition brings when competing with their friends.” Pembroke Pines Director of Community Services and Housing Jay Shechter, who loves to play Scrabble, came up with the idea for a Spelling Bee. After holding the first two in English, the Spanish-speaking seniors wanted a turn. Schecter agreed to hold the next contest in Spanish. The Center now offers two Spelling Bees each year – one in English and one in Spanish. Last year, participants ranged in age from 53 to 84. They had to spell a wide range of words using the

pronunciation from the Spanish alphabet, including any special punctuation. The contest started with easy words, such as “blusa” and “hablar” and progressed with more difficult ones. Once contestants misspelled a word, they were eliminated. After some intense competition, the winners of the third Senior Spanish Spelling Bee were declared. Teresa Eyrich won after she correctly spelled “alféizar,” which means “the inner ledge of a window.” She received $50. Magie Urquijo won second place ($30) and Luz Pardo won third place ($20). All three received a Certificate of Recognition.

What is your background? I am a single father

of a 15-year-old daughter, Ariana. Over the years I’ve become widely known as “OneCoolRealtor”. I was born in Kingston, Jamaica and have been a South Florida resident since 1973. After earning a Master of Business Administration Degree in Finance, I acquired my Real Estate License in 2001. I quickly became a graduate of the Realtor Institute, earning a GRI designation (along with only 19% of all Realtors). I also possess other noteworthy designations from the National Association of Realtors, including the ABR, Accredited Buyer Representative; CRS, Certified Residential Specialist (only 4% of all Realtors worldwide) and CDPE, Certified Distressed Property Expert.

Do you serve on any boards? Yes. I serve on

the Executive Board of Directors of the South Florida Chapter of the National Association of Hispanic Real Estate Professionals (NAHREP) and I am also a Florida Realtors State Director. City of Pembroke Pines Participates in #SaferBy4 Initiative Community News

very year, young children lose their lives in the water or while sleeping. The City of Pembroke Pines is participating in the #SaferBy4 Campaign to reduce these preventable child deaths by bringing awareness to water safety and safer sleep practices for infants. The campaign was designed to help children reach their fourth birthday.

Safe Sleep

In the last five years in Broward County, the most preventable cause of death of children under the age of one year was from an unsafe sleep environment. The following are some ways to prevent a baby from dying from an accidental, sleep related death: ▸▸ Always place your baby on his or her back for each and every sleep. ▸▸ Place your baby to sleep alone in a crib, bassinet or pack‐n‐play on a firm mattress with a tight fitting crib sheet. ▸▸ No pillows, toys, bumper pads, loose bedding or blankets in the baby’s crib. ▸▸ Do not allow smoking around your baby. ▸▸ Do not allow your baby to sleep in bed with you, other adults or children. ▸▸ Your baby should sleep in the same room with you. ▸▸ Do not allow your baby to overheat. Dress them as you would dress for the day. ▸▸ Offer your baby a clean, dry pacifier when placing baby down for sleep. ▸▸ Breastfeeding is best for your baby. It has many health benefits for mother and baby. ▸▸ Make sure anyone caring for your baby knows that your baby only sleeps Alone on their Back in a Crib (follow the ABCs).

Drowning

Drowning occurs in as little as two minutes. Broward County has one of the highest rates of drowning fatalities among children ages one to four each year. Most children who die from a drowning were never intended to be in the water. They wandered away from a supervised area to enter water alone. The #SaferBy4 Campaign offers the following tips: ▸▸ Layers of supervision: Make sure that someone is always actively watching the water when a child is in the pool. Assign a “water watcher” to ensure that a responsible adult is supervising the child. ▸▸ Barriers: Children should never have accessibility to water without being accompanied by an adult. Have several barriers (in case one fails) to physically block a child from a pool. Barriers include door alarms, pool fences, self-latching gates, child proof locks and pool covers. ▸▸ Emergency Response: Early activation of EMS, CPR and Rescue Breathing can mean the difference between life and death. Keep a phone by the pool and learn CPR and Rescue Breathing. ▸▸ Swim Classes: Register your 1-4 year old for one of the Parent and Child or Preschool Level 1 Swim Classes at one of the following Pembroke Pines locations: Pembroke Lakes Pool, Price Park Pool and Towngate Pool. City of Pembroke Pines Renames 172nd Avenue in Honor of Fallen Soldier By Debby Teich

ormer Pembroke Pines resident Lance Corporal Patrick Xavier, Jr. was killed in action on May 18, 2010. In his memory, the City of Pembroke Pines has renamed 172nd Avenue to L. Cpl. Patrick Xavier, Jr. Avenue. Family, friends, elected officials and members of the United States Marine Corps 4th Civil Affairs Group gathered at the Pembroke Pines Charter School – FSU Campus Airnasium for the dedication. The Pembroke Pines Police Honor Guard presented the colors. Seven marines, who sat behind the Xavier family, remembered their fallen brother. Vice Mayor Iris Siple, family members, and invited guests shared stories about Xavier’s courage and sacrifice. “We are here today to honor my son, a U.S. Marine, for his courage, dedication and sacrifice in Afghanistan,” said his father, Patrick Xavier Sr. Lance Cpl. Patrick Xavier, Jr. was 24 years old when he died in the Helmand Province in Afghanistan during Operation Enduring Freedom. Assigned to the 3rd Battalion, 6th Marine Regiment, 2nd Marine Division, 2nd Marine Expeditionary Force, Xavier was supporting combat operations. He had been in Afghanistan less than four months when he was killed.

The idea for renaming the street started with Xavier’s mother, Elizabeth Barolette, who met with Vice Mayor Iris Siple regarding the loss of her son. She asked Siple if something permanent could be done in his former home of Pembroke Pines to honor his memory and service. “We are honoring and remembering a young man who made the ultimate sacrifice for his country in a place very far from here, in the Helmand Province in Afghanistan during Operation Enduring Freedom,” said Siple. “The idea for naming this avenue after Patrick was due to a request from one mother to another for her son to always be remembered. We have so few true heroes.”

Residents and students can also take advantage of the Preserve’s Environmental Interpretative Center, which is available by appointment. It offers a unique environmental educational opportunity and enhances the learning experience for visitors who want to observe and learn first-hand about the wonders of Florida’s habitat. On Saturdays, from 9am to 12noon, visitors can get a close-up view of the area by renting canoes for only $7/hour. During the self-guided waterway sightseeing excursion, visitors will see surprises at every bend. Jonathon Blake visits the Nature Preserve at least once a month with his family. “I feel lucky to have the nature center so close to home,” said Blake. “My kids and I usually have a contest to see who can spot the most wildlife. Of course, the kids always win! We have seen alligators, deer, interesting birds and so much more.”

he City of Pembroke Pines Chapel Trail Nature Preserve is often called one of Broward County’s best kept secrets. It has become a favorite spot for families, environmentalists, photographers, Audubon Society members, bird watchers and many others. It is accessible to pedestrian, bicycle and vehicular traffic. The Preserve encompasses over 450 acres of reconstructed habitat in Florida’s first known wetland bank (Chapel Trail Conservation District). Since it officially opened in January 2005, it has received numerous honors and awards for serving as an excellent example of how to recreate a wetland. There are 1,650 feet of elevated boardwalks that extend out over the marshy area. The boardwalks allow visitors to view the Preserve’s large assortment of wildlife, which consists of over 120 species of birds, deer, rabbits, alligators, snakes, turtles, largemouth bass, insects, butterflies and more. Educational signs along the boardwalk inform visitors about the plants and wildlife that call the Preserve home. Rest stations also line the boardwalk and provide visitors with an opportunity to take a break to reflect and enjoy the scenery.

Radiation therapy is a treatment option that kills cancer cells and shrinks tumors. Radiation can be produced from a machine outside the body (external radiation) or by putting materials (often referred to as radiation “seeds”) that produce radiation into the area where the cancer cells are found (internal radiation or brachytherapy). Mayor Ortis and City of Pembroke Pines Awarded for Achievements in Preventing Childhood Obesity By Debby Teich

C

hildhood obesity is a serious problem in the United States. According to Centers for Disease Control and Prevention, approximately 17% (or 12.7 million) of children and adolescents aged 2-19 are obese. Mayor Frank C. Ortis and the City of Pembroke Pines have been implementing programs to address this issue. The National League of Cities recently recognized Mayor Ortis and the City of Pembroke Pines for the completion of key health and wellness goals for Let’s Move! Cities, Towns and Counties (LMCTC). Launched by the First Lady in February 2010, Let’s Move! is a comprehensive initiative dedicated to solving the problem of obesity within a generation, so that children born today will grow up healthier and able to pursue their dreams. As part of this initiative, LMCTC calls upon local elected officials to adopt long-term, sustainable and holistic approaches to addressing childhood obesity. The LMCTC works nationally with elected officials to adopt policies to improve access to healthy affordable food and opportunities for physical activity for their constituents. Mayor Ortis was presented the “Bronze Medal in Goal III: Smart Servings for Students” for establishing an active collaboration involving the city, schools and other partners to expand access to programs that offer healthy food before, during and after the school day, and/or over the summer months. Winning Foreclosure Defenses Take Center Stage

I

n the quickly changing landscape of foreclosure cases in Florida, at least two new defenses are being accepted by courts in favor of homeowners. If these defenses are presented with the appropriate cases to a judge, it should result in a dismissal or final judgment in favor of the borrower. The key is knowing when and how to present these defenses in your case. The first defense is one we have previously mentioned in other articles; statute of limitations. The laws that set deadlines by when lawsuits must be filed are called statutes of limitations. Different deadlines exist for different types of lawsuits, and they vary by state. In Florida, there is a five (5) year statute of limitations to file a foreclosure case. A lender that filed a previous foreclosure case which was dismissed for any reason CANNOT re-file another foreclosure case using the same date of non-payment, if the new lawsuit is filed more than five years after the date you stopped paying the mortgage. A key to a judgment in favor of the homeowner in the new action is proving that the default date on the old and new lawsuits are identical.

Another winning defense is based on the language of the notice of default and acceleration sent by the lender prior to the foreclosure. This is also commonly referred to as the “demand letter.” If the demand letter you received prior to a foreclosure indicates that you should “file a court action” in order to assert your defenses to acceleration and default, then it contradicts the language of your mortgage. Florida is considered a judicial foreclosure state, unlike the majority of states in the U.S. This means that a lender seeking to foreclose in Florida must first sue the homeowner in order to obtain title to the property after non-payment of the mortgage. A homeowner is, therefore, not required to file a court action in Florida to assert defenses to foreclosure. However, many lenders drafted their demand letters incorrectly by using language that is only appropriate to non-judicial states. Florida homeowners can use this mistake to their benefit, and may be able to dismiss the foreclosure case altogether. ew clients often believe that they do not need a trust because they don’t have multi-million dollar estates. Yet, nowadays, trusts are not only for the rich and famous. Why? Because it’s less about avoiding estate taxes and more about the cost savings and protections that trusts can provide. A properly drafted and funded trust avoids the expense, delay, and loss of privacy that a probate administration would cause. The following scenarios help my clients understand why a trust may be worth considering. Meet our hypothetical family, George and Jenny, happily married for 25 years with three children, Jessica, age 20, Josh age 15, and Jonathan, age 12. Both George and Jenny have created wills, leaving everything to each other. After they are both gone, their wills leave it all to their children. Sounds like a logical plan? Maybe not. Tragically, George dies suddenly and, according to his will, all of his property transfers to Jenny. The following year, while rushing to an appointment on a rainy morning, Jenny loses control of her car and rear ends a school bus full of trial attorneys heading to the annual Ft. Lauderdale “I’ll See You in Court!” Convention. Several of the attorneys are injured and predictably lawsuits follow. Now what happens to Jenny’s inheritance from George? It’s likely all gone to creditors. What is left to raise her children? Perhaps nothing. If George and Jenny had used a trust in their estate plan, the final outcome may have been different. While Jenny’s property would still be subject to creditor claims, her inheritance from George inside a trust would be safe for her and their children. In another sad scenario, imagine that Jenny dies first. George later remarries Susan, a woman with four adult children from several previous marriages. What happens when George passes? His property, including what he inherited from Jenny, may go to Susan and eventually to Susan’s children. George and Jenny’s children could be completely disinherited! With a properly drawn trust, George and Jenny can rest assured that even if the surviving spouse remarries, their money will go to their children. Finally, think of George and Jenny happily enjoying retirement and grandchildren, but unfortunately not too fond of Jessica’s husband, Robert. Jenny fears that their son-in-law will never earn a decent living, and be dependent on their daughter Jessica to support him for the rest of his life. George worries that if they leave an inheritance to Jessica and she ultimately divorces Robert, a substantial portion of Jessica’s inheritance could be lost to her “no good husband.” If George and Jenny leave the inheritances to their children in a trust, these assets will not be commingled with marital property. Therefore, in the event of a divorce, daughter Jessica’s inheritance will not be the subject of division and distribution. Estate planning is a deliberate, premeditated act of love. t’s been busy around the City and there are many stories to share. We were happy to learn that the National League of Cities awarded us with a “Bronze Medal in Goal III: Smart Servings for Students” for establishing an active collaboration involving the city, schools and other partners to expand access to programs that offer healthy food before, during and after the school day, and/ or over the summer months. This was part of the “Let’s Move” initiative we began participating in last year. We are also proud to be holding a Patriot Day Remembrance Ceremony on September 11, from 8:30am to 10am, at the Pembroke Pines City Center Memorial, 10300 Pines Boulevard, west of Pembroke Pines City Hall. The ceremony begins with the Presentation of Colors by the City of Pembroke Pines Police and Fire Department Honor Guards. It will also include guest speakers, community leaders and patriotic music featuring local school bands and area musicians. This event is free and open to the public. I encourage everyone to please come to the ceremony to remember all those who lost their lives on this tragic day. Recently, our city dedicated 172nd Avenue to honor the memory of a former Pembroke Pines resident, Marine Lance Corporal Patrick Xavier, Jr., who was killed in action on May 18, 2010 at the age of 24 in Afghanistan. His death and those of all the men and women serving in the military should give us all pause. So many lives have been and are being lost to ensure our freedom and that of countries around the globe. Let us honor and remember them all for their brave sacrifice. Security cameras are now in place to ensure that the Pembroke Pines 911 Memorial remains safe from vandals. This action was in response to vandalism that occurred to the Memorial earlier this year, which included spray painting part of the sculpture, and the tearing of a piece of steel from the commemorative sculpture that depicts the twisted girders and beams from the fallen World Trade Center. The City Commission voted to install the security devices/ video cameras at the site, primarily funded through the city’s non-profit 911 Memorial Foundation, to ensure nothing like that happens again. And, just a reminder that when an American flag becomes worn, faded, torn or soiled, it should be retired and replaced with a new flag. There are several ways to respectfully retire the American flag without showing disgrace. To make it easy to retire a flag in Pembroke Pines, a Flag Box is available on the first floor of City Hall for residents to drop off their worn, old, faded, frayed or damaged flags for proper disposal. The box was built more than a decade ago as part of a Boy Scout Troop project. Though the project ended, the box remained, and now hundreds of flags are placed in the box throughout the year. Our children are back at school so I once again remind everyone to drive carefully around our schools. Be safe. Get Rid of Your Double Chin with Kybella

L

ocalized fat deposits beneath the chin can cause a fullness often referred to as a “double chin.” Anatomically, this area is known as the submental region. A new FDA-approved treatment is now available to reduce and potentially eliminate an unwanted double chin. Kybella is a product that is injected directly into the subcutaneous fat deposit below the chin to reshape and contour this region. Kybella’s active ingredient is deoxycholic acid, a compound that is naturally produced in the body. This chemical functions in the human body by reducing the absorption of fats into the bloodstream by destruct-

ing them. Kybella is a cytolytic drug, meaning that it breaks down the membranes of the cell when it interacts with it. The mechanism of action is not limited to fat cells. If the procedure is not performed correctly by an appropriately licensed and credentialed healthcare professional, then normal tissue can be damaged resulting in a soft tissue deformity. Presently, Kybella is only FDA approved for the submental area. It is not known if Kybella is safe or effective for treatment outside this region. A patient may experience localized swelling, bruising, redness, numbness, or hardness after a treatment with Kybella, which usually resolves within several days. Injections may be repeated as needed with a minimum of one month between each treatment session. The injection takes about five minutes to perform. Most patients require multiple treatments with visible results in two to four treatments, but up to six treatments can be administered. The average dose of Kybella in clinical trials was two to three vials (4 – 6 mls.) per treatment session. Traditionally, submental fat excess was treated with liposuction or direct removal of fat through a submental incision. With Kybella, there is now an FDA approved, non-surgical treatment resulting in little or no down-time. As with any cosmetic surgical or non-surgical procedure, it is important that the procedure is performed by an experienced, board-certified physician in a licensed medical facility. T

here is a saying often used in family law, which is that “if you have children, you are never divorced.” I repeat that saying several times each week to both existing and new clients. Even after a divorce is finalized, there are still potential problems which may arise. If you have the opportunity to read a Final Judgment of Dissolution of Marriage, the Court will retain jurisdiction in the matter. That is to ensure that if issues arise, the parties have the legal right to petition the court for relief. There are some issues, however, which cannot be re-litigated. A large percentage of my practice is devoted to “post judgment matters,” such as child support, alimony, custody, visitation and parental relocation. All of the above matters can be addressed by the court if there is a failure to comply with an existing court order or if, due to a “substantial change in circumstance,” one of the parties is seeking a modification.

For instance, if the primary residential parent is not receiving his/her child support, then an enforcement action can be brought. If one of the parents loses his/her job through no fault of their own, then a modification to reduce either child support or alimony can be filed. If one of the parents is not allowing scheduled visitation or if due to a change in circumstance the visitation schedule must be changed, a modification proceeding can be filed. Of course, not every issue can be re-litigated. The equitable distribution of assets and debts is a matter which cannot be disturbed after the Final Judgment, unless the parties themselves reach an agreement or one of the parties can prove fraud or coercion in the original agreement. In addition, child support cannot be increased unless the party seeking an increase can show a substantial change in income which would result in an increase of at least $50.00 per month or 15% over the existing monthly payment. Of course, one can never attempt to overturn an agreement simply because he/she has changed their minds and now feels it is perhaps unfair. I always try and tie up all lose ends when finalizing an agreement between the parties. The last thing either party wants is continued litigation, which means continued stress and continued attorney’s fees. Sometimes a matter can be resolved by the parties simply discussing the matter. I am always amazed at how often issues can be resolved by a simple phone call, letter or email. If both parties truly want what is best for their child, then a compromise should not be so difficult. Unfortunately, some parties wish to continue the litigation based upon emotional issues. This is never a good idea and, more often than not, it is the children who suffer. The law firm of Evan H. This can occur from sports, twisting the foot under the leg in a hole, or even falling off of a shoe. These injuries may be associated with mild growth plate injuries. Usually the ligament injury or the growth plate is the more dominant problem. A thorough evaluation will best determine the injured part and the extent of it. Because the ligaments in the ankle connect below the growth plate, it was more commonly thought that growth plates are weaker than ligaments and when twisting occurs, the growth plate usually gets injured. With the increased participation in sports at a very young age, the frequency of ankle ligament injuries has been rising. Signs and symptoms include swelling present along the front part of the outer ankle. Swelling may be present on the inner ankle in severe outer ankle sprains and also with an inner ankle sprain where the foot turns down and out. Often immediate difficulty in weightbearing is noted. Discoloration to the ankle and foot may develop after a few days. Immediate evaluation is necessary to determine the extent of injury. The foot, ankle and leg are examined to determine which ligament is injured and the degree of injury associated with it. Testing the ligament’s integrity is also performed to further assess the damage. Examination of the growth plates, tendons and bones around the ankle and foot is performed to determine any associated injuries. X-rays are necessary to determine if there are any associated bone injuries. Growth plates are evaluated to see if they are out of position. MRIs are rarely necessary as a good clinical exam usually provides all the necessary information in formulating a diagnosis and treatment plan. An MRI is done only if there is suspicion of a cartilage injury that cannot be assessed via a clinical examination or x-ray. In terms of treatment, immediate care is necessary to prevent any longterm problems. Mild injuries associated with minimal swelling may be treated with rest, ice, elevation and an ankle brace. Moderate injuries in which a partial tear has occurred may necessitate immobilization for two to six weeks in a removable boot or hard cast. Severe injuries need to be immobilized in a hard fiberglass cast for four to six weeks to allow the ligaments to heal properly. Physical therapy following bracing or cast removal is necessary to improve muscle strength, ankle stability, proprioception (balance), and to restore complete ankle motion. If left untreated, chronic instability commonly develops. Recurring twisting injuries then occur with minimal stress. This will require chronic use of an ankle brace and physical therapy. In most cases surgery would be necessary to surgically reconstruct the ligaments in the ankle and allow a full return to activity. Carlo A. he gradual cooling off of the once “red hot” Real Estate market has generated several concerns for home sellers as we head into the latter part of 2015. The days of simply placing a For Sale sign in the front yard, receiving multiple offers and getting more than you expected within days have unfortunately come to an end. So, what measures does a serious seller have to take in order to to sell your home in a fairly balanced market? This is not a science; it is more of a simple adjustment to one’s mindset mixed with a little bit of common sense. Two simple but critical suggestions for selling your home in a market that is in the process of correcting itself are: Price it right from the start. This is one of the best practices that you can engage in when you’re in a competitive market. This is also one of the hardest obstacles for sellers to overcome, as they are usually only concerned with what it would have sold for in the good old days and not with what it can sell for at this point in time. Sellers need to place themselves in a neutral emotional state and ask themselves a simple question with reference to their asking price: “If I were a buyer looking for a home of this nature, would I make an offer with the knowledge that I can get a better value (in essence “more house”) for my money somewhere else within the neighborhood?” To get a pulse on your property’s fair market value, you should count on the expertise of a Realtor and/or get the house appraised by a licensed independent appraiser. Pricing it slightly above the appraisal value, but below the prices of comparable homes in the neighborhood that are for sale, usually does the trick.

Condition truly matters. Yes, condition does matter! “The first impression is the only impression.” Clean, declutter and depersonalize. Make all the necessary repairs from chipping paint to leaky faucets to replacing light old light fixtures. Do whatever you can to make your home show impressively to potential buyers. The notion is to make the home look as if it was ready for a photo shoot for a magazine or a catalog. Creating the emotional “wow” factor goes a long way. Remember, logic makes you think and emotions make you act. Additionally, create neutrality by toning down uncommon colors. Depersonalize it by removing personal items from the buyer’s immediate view. Potential buyers need to be able to visualize themselves in your home and not be critical of it. Although the peak home buying season is over, taking the two simple steps as outlined above will almost certainly guarantee a successful sale. Memorial Hospital Pembroke Celebrates 20 Years with Memorial Healthcare System

emorial Hospital Pembroke is marking 20 years as a member of the Memorial Healthcare System family, having joined the system in July of 1995. For the past 20 years, Memorial Hospital Pembroke has grown to serve the patients and families of Pembroke Pines and beyond. With more than 13,000 annual admissions and observations, 301 licensed beds, and more than 730 employees and 800 active community medical staff, Memorial Hospital Pembroke provides a wide range of high-quality healthcare services in a compassionate community setting. Between the Urgent Care Center and its Emergency Room, Memorial Hospital Pembroke treats more than 100,000 patients each year.

Innovative Treatments for Patients and Families Center for Wound Healing and Hyperbaric Oxygen Therapy – Advanced technologies, including hyperbaric oxygen therapy, provides a comprehensive outpatient program in the prevention and treatment of chronic, non-healing wounds caused by diabetes, infection, hypertension, burns, trauma and other complex conditions. Sleep Study Program – Patients coping with undiagnosed sleep disorders can receive innovative treatments from Memorial Hospital Pembroke’s highly trained sleep technologists. Memorial Ventilator Program (MVP) – Memorial Ventilator Program provides highly specialized inpatient care for patients with acute or chronic respiratory needs, including chronically or critically ill patients who are referred from the Intensive Care Unit. New Vision Medical Stabilization – An inpatient medical stabilization service for people with drug- or alcohol-related issues. Memorial Hospital Pembroke Surgical Services – The hospital’s surgical program offers new facilities and leadingedge technology, including the Olympus EndoAlpha Integrated Operating Room and the Olympus 3-Dimensional Video System. Memorial Urgent Care in Pembroke Pines – The Urgent Care Center, affiliated with Memorial Hospital Pembroke, provides

minor-emergency care for adult and pediatric patients for a variety of injuries and illnesses, 24 hours a day, seven days a week. My ER – Memorial Hospital Pembroke’s Emergency Department is fast, friendly and efficient, providing expert emergency care in your own backyard. Primary Stroke Center – Memorial Neuroscience Institute at Memorial Hospital Pembroke has obtained the Gold Seal of Approval from the Joint Commission as a Primary Stroke Center, with an expert, multidisciplinary team of staff and physicians caring for patients who have sustained a stroke.

A “Fit” Way to Celebrate! To celebrate its service to the community, this fall Memorial Hospital Pembroke will create a Memorial Fitness Zone at Brian Piccolo Sports Park & Velodrome, 9501 Sheridan Street, Hollywood. The zone will feature outdoor equipment that can be used free of charge – as a warm-up or cool-down to an exercise routine, or as its own fitness regimen – by exercisers age 14 and older. The fitness zone will also be lit at night for those fitness fanatics who like to get their workouts in after dark. As chairman of the Board of Commissioners of the South Broward Hospital District, I’m proud that Memorial Hospital Pembroke has cared for our community for 20 years – and that, through leading-edge services and innovative programs like the new Memorial Fitness Zone, Memorial Hospital Pembroke will keep contributing to the health and well-being of Broward patients and families in the decades to come.
