s we enter the second month of summer vacation, and the novelty of days with no school has worn off, many parents (myself included) are hearing the familiar phrase: “What are we doing today?” Fortunately, we live in a community where there are many great things to do all summer long. Many parents took advantage of Our City Magazine’s Camp Guide to find their kids the perfect summer camp experience. Sweet Land of Liberty in Plantation - The City’s Annual Independence Day Celebration begins with a parade at 9:00 a.m. at the corner of West Broward Boulevard and N.W. 46th Avenue. The parade heads west to N.W. 69th Avenue, turning right on N.W. 4th Street, ending at City Hall with an awards ceremony. The parade route roads will be closed to traffic during the parade, starting at approximately 7:00 a.m. and ending at 11:00 a.m. A concert and fireworks will be held at the Plantation Central Park Ball Fields. The concert begins at 7:00 p.m. and features Mr. Nice Guy, a South Florida top 40’s & Variety Show band. The fireworks follow at 9:00 p.m. featuring Zambelli Fireworks. roward Meals on Wheels, one of the largest Meals on Wheels chapters in the U.S. addressing senior hunger and isolation, announced on June 2nd at its Gatsby Gala its official name change to Meals on Wheels South Florida and launched its new brand identity, designed by Duffy & Partners. Celebrating 32 years of serving the community, the organization hosted the Roaring 20’s themed event at Woodlands Country Club in Tamarac, raising over $30,000. “We were thrilled to announce our new brand at the event in front of our community partners, volunteers and donors,” said Mark Adler, Executive Director of Meals on Wheels South Florida. By adopting this new brand, we are strengthening our ability to effectively serve seniors throughout all of South Florida. Plantation Long Term Care Center Wins Statewide Photo Contest BY JILL SHARPE
Two photos submitted by South Florida long term care centers – including the overall champion from Plantation – have been voted the best in the state in a statewide photo contest hosted by the Florida Health Care Association (FHCA). The Number 1 entry was submitted by Plantation Nursing and Rehab/Kidz Korner, in an online process that generated almost 10,000 votes for the 21 finalists. The winning photo “Anything is Possible” was the biggest votegetter in the contest, and also chosen as the winner of the competition’s Activities & Events category. “We received so many phenomenal photos that show the true nature of Florida’s skilled nursing centers,” said Emmett Reed, FHCA’s executive director. “These photos demonstrate how long term care centers span the life experiences of those who need us, from young children at a pediatric care center to a 103-year old woman whose energy inspires us all.” The winning photo depicts the determination of Tiara, a smiling young resident of the pediatric care center, as she stretches her arm out to reach for a bubble just beyond her grasp. The image was taken and submitted by Paula Berlinsky, Therapeutic Recreation Director for Plantation Nursing and Rehab/Kidz Korner, a children’s continuing care community located at 4250 Northwest 5th Street in Plantation. For submitting the state’s top overall vote-getter, Plantation Nursing and Rehab/Kidz Korner will receive a check for $500. In addition, photographer Berlinsky won a $50 gift card for submitting the top entry in the Activities & Events category. The second highest vote-getter was submitted by The Palace Nursing Home & Rehabilitation Center of Miami, which earned a $300 check and a $50 gift card for photographer Tina Cartagena.

When she heard about the contest, Kidz Corner’s Berlinsky knew right away that she wanted residents of her care center to be represented in her photo. “I love taking pictures of our residents because they are like family. The pictures I take capture the events taking place in our residents’ lives while in our care,” Berlinsky said. “I am proud to capture these moments for our residents and their families. We often forget that through photographs each individual leaves their mark and legacy on the world and in our hearts.” The annual photo contest is open to amateur photographers who live, work, or volunteer in an FHCA member care center or who work for an FHCA associate member. Submissions depict some aspect of daily life in a care center, in the categories Health-Related Services, Activities & Events, and Portraits. Over a period of more than three weeks, contest photos were displayed through Facebook, attractThe winning photo ing votes in the form of “likes.” Winners in other categories were: Rosewood Healthcare & Rehab Center (Pensacola), which won in the Health-Related Services category; and Palm Garden of Sun City Center (Sun City Center), which received the most votes in the Portraits category. Sunrise Fire-Rescue Wins Advanced Life Support Award for Second Year community news

O
n May 25th, Sunrise Fire-Rescue paramedics took first place in the 2016 Chief Mike Haygood Broward Invitational Advanced Life Support (ALS) Competition. Sunrise Rescue-Lieutenants Joseph Friedemann, Christopher Russo, and Ian German outperformed 19 other teams from fire-rescue departments throughout South Florida. It is the second year in a row, and third time overall, that Sunrise has received the award, having previously won the inaugural ALS competition in 1997 and then winning it again in 2015. The ALS competition took place during the 20th Annual First There, First Care Conference at the Seminole Hardrock Hotel and Casino. Held by the Fire Chiefs’ Association of Broward County and the Broward Regional EMS Council, the conference highlights the latest trends, techniques, and products available in the field of Emergency Medical Services (EMS). The event is billed as the largest EMS conference in South Florida, drawing several-hundred healthcare professionals from the tri-county area. During the competition, the teams were presented with a chaotic, high-pressure medical scenario involving nearly a dozen fictional patients to be assessed and treated. The competitors were kept in complete isolation, with the details of the test scenario held secret from them, until their team’s turn to perform. Upon entering the mock scene, the team members had to demonstrate critical thinking as well as skill competency and rapid execution, in order to score as many points as possible within twelve minutes. Teams were then ranked in order of their total points, with Sunrise having earned the highest score. In preparation, the Sunrise team rehearsed providing emergency care in a variety of scenarios, sharpening their skills and streamlining communication with one another. However, Lts. Friedemann, Russo, and German ultimately attribute their repeated success to their combined 25 years of experience working as paramedics for Sunrise Fire-Rescue. “We’re thrilled and humbled to be recognized for the second year in a row. Through their talent and their dedication to patient care, the team continues to do us proud,” said Sunrise Fire Chief Thomas DiBernardo.

Popular Event at Westfield Broward Mall Helps Combat Local Hunger BY JILL SHARPE
T
he second annual Canstruction event held recently at Westfield Broward Mall in Plantation raised thousands of cans of food for HOPE Outreach Center and community partners, proving once again, South Florida Can! Teams from Miami-Dade and Broward County businesses competed by building large structures, made entirely of canned goods June 2-5. After the buildout, each structure was assessed by a panel of esteemed judges and, after a display period, the cans were donated to local food pantries. More than 27,000 cans of food were collected by area food pantries to augment their supplies, which often dwindle in the summer months. “Canstruction was a wonderful event that attracted teams from last year as well as new companies all looking to make a difference and help battle hunger, which is a serious issue right here in South Florida,” said Helen Shinners, Executive Director of HOPE Outreach Center. “This kind of event builds camaraderie and offers truly tangible results, and we are grateful for the tremendous support of businesses and individuals who participated as well as those who sponsored Canstruction.” Shinners said that every summer, supplies at local food pantries diminish without holidays to push for donations. In addition, needs are greater, particularly for children who no longer have access to free and reduced school meal programs. The goal of Canstruction was not only to provide several tons of food, but also to increase awareness of the hunger issues right here in Broward County. Reports estimate that 1 in 6 Broward County residents suffer from hunger. Between the structures and the donation station where the public contributed canned goods at the mall during the event, 27,253 cans were collected. Lauren Book Writes Hope & Healing Guide To Help Child Sexual Abuse Victims and Their Families BY JILL SHARPE
F
ifteen years ago, Lauren Book, then 16 years old, disclosed the daily physical, sexual and emotional abuse she had been enduring since the age of 11 at the hands of her family’s trusted, well-loved live-in nanny. As she began her healing journey with the support of family, therapists and friends she faced many roadblocks but eventually moved from being a victim to a thriving survivor of child sexual abuse. Today, the Plantation resident is the CEO/Founder of Lauren’s Kids, the leading child sexual abuse prevention non-profit organization. In June, Lauren’s Kids, released a guide to help parents, victims and families following a child’s disclosure of sexual abuse. The first-of-its kind publication is called a Hope and Healing Guide. Free print and online versions are available at LaurensKids.org/HopeandHealing. Lauren’s Kids’ Hope and Healing Guide offers information, advice and therapeutic activities to help families navigate their child’s individual path to long-term recovery, often manifesting in three steps forward and 10 steps back. Ninety percent of abuse occurs at the hands of someone the victim and their parents know and trust. When she disclosed her own years of abuse, Book, recalled her own family not knowing what to do or whether they should even touch or hug her. This free Hope and Healing Guide is designed for use at any point after a child discloses sexual abuse. One in three girls and one in five boys are sexually abused by the time they
reach 18 years of age, translating to 42 million U.S. survivors of childhood sexual abuse who are in the process of healing and recovery today. Lauren’s Kids’ Hope and Lauren Book instructs children through an exercise. bout 2000 people attended the Health & Lifestyle Expo at Westfield Broward in May due in large part to a celebrity appearance by the one and only Dr. Oz. The expo provided lots of information to help families find ways to live healthy and improve their overall lifestyle, however Dr. Oz was quite clearly the main attraction. “He is certainly a popular individual with many people and our customers really appreciated getting the opportunity to see him in person and hear him speak,” said Andrew Martineau, Westfield Brand Ventures Regional Sales Director. Health and Fitness Expo goers also had the opportunity to meet and take photographs with their favorite Channel 12 News Anchors including Laurie Jennings, Calvin Hughes, Jacey Birch, Jenise Fernandez, Terrel Forney, Constance Jones, Ben Kennedy, Kristy Krueger, Shyann Malone, Neki Mohan and others. Cash and prize giveaways were also featured throughout the day. On June 5th, Westfield Broward launched their Summer Series for Kids with an appearance from Bob the Builder. Families were invited to be part of Bob the Builder’s Can-Do-Crew with a 20-minute interactive performance full of singing, dancing and building. The performance by Bob the Builder featured songs that got the kids up and dancing while modeling important qualities such as teamwork and problem solving skills. Following the performance,

kids had the opportunity to do some Bob the Builder theme crafts, watch Bob the Builder cartoons and even get to meet Bob the Builder himself. On July 10th, the Summer Series for Kids will feature the Little People. Kids should get ready for a fun filled day when Eddie & Sofie share their favorite hobbies with their new friends. They will be singing and dancing in a live interactive performance that teaches kids that it is ok for friends to have different interests. The performance will include brand new songs that will get kids up and moving. Eddie & Sofie will also be available to pose with kids and families for photos. Performance times for the Little People are 1 p.m., 2:30 p.m. and 4 p.m. in the JCPenney Court. Meet and greet times are 1:30 p.m., 3 p.m. and 4:30 p.m. Then on August 7th, the Kids Summer Series will feature a doll-tastic day as Barbie inspires the kids and teaches her friends that “they can be anything!” This live interactive performance will feature brand new songs that will get the kids up and moving all while helping Barbie discover that you can be anything. Barbie will also be available to pose with kids and families for photos after the show. Performance times for the Barbie show are 1 p.m., 2:30 p.m. and 4 p.m. in the JCPenney Court. More than 400 Middle and High School Students Gather for the 10th Annual ESOL Academic Competition SCHOOL NEWS

n Saturday, May 14, 2016, nearly 400 English Language Learners competed in the 2016 ESOL Academic Competition at Plantation High School. Students represented 10 middle schools and 11 high schools, with this year’s competition theme being “Link and Think Globally: Learn a Second Language!” Students participated in a variety of events, such as impromptu speaking, declamation (rhetorical speech), original oratory, talent, art and writing. Middle school students also showcased their abilities through a spelling bee. The ESOL Academic Competition showcases students’ talents and proficiency in the English language; develops students’ creativity and demonstrates organizational skills, research and problem-solving skills, and provides a better understanding of the curriculum and the cultures of people throughout the United States and the world. “Every year, for the last 10 years, we have had the privilege of seeing students demonstrate their talents in such imaginative and varied fashions,” said Vicky Saldala, Bilingual/ESOL Director. “Whether it’s language mastery or creative arts, each student brings something unique and special to this competition. South Plantation and American Heritage High School Students Honored at South Florida Theatre Awards BY JILL SHARPE

heatre productions and theatre students at two Plantation High Schools took home seven awards at the 14th Annual Cappies Awards gala held on May 24th at the Broward Center for the Performing Arts. Cappies, short for critics awards program, recognizes outstanding achievements in high school theater. Patterned after Broadway’s Tony Awards, the gala awards show featured Best Play Honorees production numbers and dramatic scenes from many top nominated shows including American Heritage High School’s production of Falling. In addition, the students who were recognized as best senior critic, best lead actor and best lead actress in a play, best lead Diego de la Espriella actor and lead actress in a musical, best stage management, and best crew each received a $500 scholarship. American Heritage High School’s production of Falling won for Best Play. Delaney Lovejoy received the award for Lead Actress in the production and Diego de la Espriella received the award for Lead Actor. Rachael Banach won for Best Sound, Emily Grossutti

won for Best Props and Brian Haimes won for Best Sets. Jesse Castellanos took home the award for Best Supporting Actor in a Musical for his role in South Plantation High School’s Singing In The Rain. Award winners were determined by votes from the students themselves through a weighted peer-review voting process. Each participating school selects three to six student critics, one faculty member and one show for review and rewards evaluations by critics from other schools. Typically, a show being considered for the Cappies is attended by thirty to fifty student critics. These critics discuss the show before, during and afterwards under the guidance of two teacher mentors. Following each show, critics list and score their Critics Choice in each category. Upon returning home, critics write 300400 word reviews, which they then e-mail to mentors. The mentors select the best reviews for publication in local media outlets. All critic reviews are also forwarded to, and read by, the cast and crew of the performing school. “South Florida Cappies is proud to provide an opportunity for Broward and Palm Beach High School Students to analyze and discuss theatre, to celebrate their successes at Gala and to foster a community of respect between schools,” said Lori Sessions, program director for the South Florida Cappies. The awards ceremony was presented with support from the Broward Center for the Performing Arts, which has hosted the event since the South Florida Chapter of Cappies was founded in 2002 as a part of the national non-profit organization honoring high school theatre programs.

EUS is very useful in helping physicians evaluate cancers or other tumors of the stomach, esophagus, pancreas, colon, liver, gall bladder, digestive tract and rectum, as well as to plan the most effective treatment strategies. It can even provide good images of smaller masses that may not be detected using other technology. And, preliminary results are available immediately, allowing for timely staging and treatment of gastrointestinal cancers. In fact, in the past 5 years EUS has become utilized more and more in this capacity.

According to Cleveland Clinic Florida gastroenterologist Ronnie Pimentel, MD, “the EUS procedure is typically performed in an outpatient setting, and usually takes close to 45 minutes.” He adds that “patients do not experience discomfort during the procedure, and are able to go home the same day.”
How EUS works EUS is much like a regular endoscopy procedure in that a probe is inserted down the esophagus and into the stomach.
The difference, however, is that the probe’s tip has an ultrasound camera on it that provides a very clear view of the stomach and nearby organs. By getting so close to the organs, EUS allows doctors to take a biopsy through the stomach wall, by removing a small amount of tissue for testing. Getting a biopsy this way is more comfortable for patients than a traditional needle biopsy through the skin, and more critical is the fact that it reduces the risk of “seeding,” or spreading the tumor through the skin or to other parts of the body. Dr. Pimentel states that, “another important use for EUS is to perform nerve blocks for severe pain in cancer patients. We also can insert markers (known as fiducials) to guide future radiation treatments so that they target only the tumor, not the healthy tissue around it.” In addition, EUS is sometimes used to help find answers for patients with abdominal pain that doctors have been unable to explain.

Bair Middle School Celebrates Fathers in Education Day

n March 26, 2014, Senator Dwight Bullard proudly stood up on the Senate floor in Tallahassee, introduced the Fatherhood Task Force of South Florida, and --representing both -- asked the Senate to honor a State Resolution designating May 14, 2014 as Fathers in Education Day. As a result, Bair Middle School hosted their second annual Fathers in Education Day on Monday May 16th. This is a day when fathers/father-figures/ role models/community leaders are invited to Bair to read to children, tell a story or share a hobby, interest or sport. The objective of this event is to emphasize the value of fathers as educators and advocates for their children. The day began with a meet and greet breakfast, followed by classroom visitations. In attendance were men from all walks of life, who have a vested interest in the future of our students. Included on the guest list was the honorable mayor of the City of Sunrise, Michael Ryan. Students were attentive, happy, and felt privileged to host the guests. “The range of experiences shared by our visiting fathers, their studies,
travels, and life lessons left our students excited, and looking forward to their own lives as contributing citizens of our great nation,” said 6th grade teacher Maurice Thompson, When thanking the participants, Mayor Ryan said “On behalf of the City of Sunrise, I, too, want to thank personally everyone who was involved in making this happen, particularly the role models who attended. Our lives are so busy. There are many events and many times we are asked to do something in the community. It is hard to juggle all the demands. But, today, each of you played such an important role in changing the world ... one student at a time. I am so impressed at the turnout. I hope that you walked away with a refreshed and positive attitude as to what the future holds. For me, I am always amazed at the engagement and insight of the students, even at a young age. Thank you for making a difference in the lives of young people and our community”. Tropical Elementary Students Compete in First Ever Elementary Division Speech and Debate Tournament BY JILL SHARPE

en students from Tropical elementary recently competed in public speaking against elementary students from seven other elementary schools in Broward County’s first ever elementary debate tournament, and walked away with two first place medals and a third place medal. The tournament, which drew 42 participants in its first year, was part of the district wide initiative to bring speech and debate curriculum to students in elementary school. Students competed in Elementary Oratory and Elementary Oral Interpretation. Those who competed in Elementary Oratory wrote and memorized a 2-6 minute speech on a topic of their choice. Topics ranged from poaching to gender equality. Students who competed in Elementary Oral Interpretation took selections of literature and presented their pieces in an engaging way. “All of our students selected pieces from novels taught throughout the school year,” said 4th grade teacher Genevieve Leydig, who along with fifth grade teacher Adina Baseman, helped prepare Tropical’s team for the competition. “The novels ranged from Number the Stars to The Hobit.” All three of Tropical Elementary’s medals were won in the Oral Interpretation category. Isabela Samper won first place for the fourth grade, Alissa Brady won first place for the fifth grade, and fifth grader Anthony Coakley won third place. Other Tropical competi-

tors were fourth grader Zachary Karian, fifth grader Sophia Hart, fifth grader Lauren Hart, fifth grader Shea Beasley, fifth grader Kapri O’Brien and fifth grader Emilia Gall. Leydig said preparation included coaching the students on public speaking mannerisms such as the timing of the speech, eye contact, purposeful movement, etc. “We allowed students to practice their pieces in front of an audience and gave constructive feedback to all of them. We also helped the students develop their speeches or selections when they needed assistance. However, most of the writing was done completely by the students,” Leydig said. Leydig commented that the most rewarding part of the experience was seeing her students break out of their comfort zone and really reach for something they had never done before. “They put so much work into their presentations and really grew in a wonderful way,” Leydig said. “These students were so scared of speaking in public, but they conquered that fear and in doing so, proved that they are truly capable of anything they set their mind to. On top of that, seeing them excel and even win was like icing on the cake. Their eyes lit up and it was like that internal pride was shining through. It was truly a blessing to be a part of.” “The students enjoyed supporting each other and were just beaming with pride,” said Leydig.

he one question that I am always asked by a prospective client is, “How much will this cost me?” It is obviously a very fair question, which deserves an answer. Unfortunately, often my answer is not well received by the individual. It is not because my answer suggests an extremely large fee, but rather the answer is open ended. I tell them I am unable to give them a complete cost, because billing is based upon the amount of time it will take to conclude the case. The more time, the more work, the higher the fee. I explain that the fee is really controlled by the clients and not the attorneys. If they can reach a fair and equitable agreement, the cost will obviously be less than a contested matter. The more clients litigate, the more money they will spend. I do not “cap” my fees in a divorce action. I have been asked many times to quote a final, 100% complete price. I am unable to accommodate that request. It is unfortunate, but the cost of litigation cannot be determined at the initial meeting. The cost of a divorce can increase based upon a number of factors. It often times is due to an unreasonable expectation by one or both of the clients. Unreasonable expectations often lead to litigation, because a settlement cannot be achieved. Unfair settlement offers can also lead to higher fees, since nobody should settle for an unreasonable and unfair resolution. In addition, some aspects of a divorce case are not even negotiable. As an example, child support is determined by Florida Child Support Guidelines and is statutory. Therefore, the amount of support is not negotiable between the parents. Higher fees can be generated by lack of cooperation or failure to act in a

Many clients get totally stressed out when I hand then their “homework,” which requires gathering certain financial documents and completing a Financial Affidavit. I do understand why it becomes a stressful task. Just because you may be going through a divorce does not mean that all other aspects of your life are put on hold. The financial tasks are time consuming. Many individuals who are going through a divorce are not emotionally ready to deal with the completion of financial documents. Unfortunately, these tasks have to be completed in a timely fashion. Failure to do so will lead to motions being filed and hearings being set before a judge. The result is always additional fees, which should not be necessary; but for the client’s failure to complete the task in a timely manner. These are just some examples of situations which can cause fees to increase. As I stated previously, very often it is the client who controls the cost. Best Way to treat an InfectIon Is PreventIon
T
ake a close look at your hands, a really close look. Do they look clean? You may not know it, but your hands could be home to thousands of bacteria and viruses that can cause infections such as strep throat or the flu. But there are things you can do to prevent the spread of germs. Washing your hands is one of the best ways to avoid getting sick. To wash hands thoroughly, use soap and warm water. Wash for at least 20 seconds and be sure to clean under your fingernails. Dry with a clean towel or in a public restroom use the hot-air hand dryer. When soap and water are unavailable, use an alcohol-based sanitizer; this is not recommended if your hands are visibly dirty. Germs can spread from person to person by touching, sneezing or coughing. Some germs float through the air, while others may be passed along through blood and other body fluids. You should wash your hands several times each day, but especially after using the bathroom, taking out the trash, changing a diaper, playing with a pet, coughing or sneezing into your hands, or blowing your nose. There are many simple ways to prevent the spread of infections. Germs can travel when you sneeze or cough, so be polite and cover your mouth or nose. If you are sick, try to avoid close contact with other people. By limiting your exposure, you can prevent the spread of illnesses such as the flu. Bacteria are one-cell organisms that can be treated with antibiotics. Most bacteria are harmless; in fact, many are actually helpful. But some may make you ill by producing toxins that can damage tissue. Viruses invade living cells, multiply and then produce more viruses. Viral infections cannot be treated with antibiotics, but may be prevented with vaccines, if available. If you find yourself with a minor scrape or cut, take steps to prevent infection. Begin by stopping the bleeding and then cleaning the wound. Apply an antibiotic ointment and cover with a dry, sterile bandage. Change the dressing if it gets dirty or wet. If the cut is deep, see your doctor or go to the emergency department within a few hours to see if you need stitches; this will minimize the risk of infection. See your doctor if you notice signs of infection such as redness, drainage, warmth or swelling. Preventing the spread of infections begins with good hygiene. By practicing simple habits, such as hand washing, you can protect your health and fight the spread of infection.

uly 4th, Independence Day, the Nation’s birthday…Regardless of what you call it, the summer holiday is filled with backyard parties, parades, and of course fireworks. All day long the air is filled with the smell of smoke from backyard barbecues and loud, festive music. But as day turns to night, the barbecue smell is replaced with the pungent odor of gunpowder and the music turns to explosions as the skies fill with thick smoke from fireworks. Along with the parties, parades, and festivities, are guaranteed trips to the Emergency Room. Each year hundreds of people are seriously injured, some fatally, as a result of fireworks. According to the U.S. Consumer Product Safety Commission, in 2014, nine people died from fireworks related accidents. Two of those were not even involved in lighting them. The majority of those injuries are burns to the fingers, hands, face, eyes and ears. In fact 50% of the injuries are burn related and the most significant body parts to be injured are the hands. Last year, in two very high profile cases, two NFL players lost parts of their hands due to fireworks. One occurred right here in South Florida. Florida statutes restrict the sale and use of fireworks to the general public as those which do not contain a projectile or have rapport (explode). Florida’s Chief Financial Officer, Jeff Atwater reminds everyone that signing a waiver does not alleviate you of liability related to fireworks accidents. Sparklers, which may seem harmless and are often mistakenly considered a child’s toy, can cause serious burns and even start fires when not handled properly. ▸▸ Light only one item at a time and never attempt to re-light. ▸▸ Have a fire extinguisher or a hose and a bucket of water readily available. ▸▸ Keep pets indoors and away from all sparklers. ▸▸ Sparklers should be used only on sand, concrete or other non-flammable surface, away from brush, trash or other objects that could catch fire. ▸▸ Never give sparklers to young children, as they can reach temperatures between 1,300 and 1,800 degrees, which is at least 200 degrees hotter than a standard butane lighter Another practice that has become too common in South Florida is the firing of guns into the air at midnight. This practice is both illegal and dangerous. Several years ago a man was killed by a stray bullet, at midnight, while sitting in his yard. Anyone caught discharging a weapon within the City limits will be arrested. Everyone loves to watch fireworks displays. Cities and towns from coast to coast put on huge fireworks displays that delight both young and old. Fireworks need to be left in the hands of the professionals. Enjoy them from the comfort and safety of your own lawn chair while sipping on something cold and munching on that backyard burger. Let’s make this July 4th the safest on record. ach potential home buyer dreams of the day they’ll finally get the symbol of independence, security and prosperity: the key to the front door of their new home. Before you get that one, though, there’s another key you need to craft. Your credit score, a numerical representation of your credit history as an indicator of your ability to pay your bills. It will ultimately determine how much house you can afford and the interest rate you’ll receive. Your credit score is determined by three different credit monitoring agencies: TransUnion, Equifax and Experian. Each has its own method for determining which events are most important to your score, so your score may vary depending upon the agency. Paying debts off, making payments on time and using only a small percentage of your available credit make your score go up. Missing payments, opening many credit accounts or carrying a significant balance of debt from month-to-month will decrease your score. Before you go house-hunting, there are three steps you can take to improve the terms of your mortgage.
Check your credit score
You can check your credit report for free once a year at annualcreditreport.com. This website was created by the three credit agencies to provide consumers with transparent access to their financial information. If your score isn’t at the level you think it should be, look for errors on the report such as, accounts you don’t recognize and/or balances that are not up-todate. The report comes with instructions for challenging any item. You may even catch an identity thief red-handed!
Boost your credit score!
There are no simple tricks to boost your credit score. You need to develop a 6- to 12-month plan to boost your credit score before getting your mortgage by making sound financial decisions. Demonstrate to lenders that you can use credit responsibly, and your score will increase. One of the biggest impact on a credit score is the percentage of utilized debt. If you’re carrying a balance on credit cards, this tells lenders that you may be using credit to pay for your day-to-day expenses, and that lending you more money would not be a smart move for them. Lowering your debt should be goal number one! If it’s a lack of credit history that’s hurting your score, many credit unions offer “credit builder” loans. These involve borrowing a small amount of money and making regular installment payments on it.
What else?
If your credit score is low, and there’s nothing you can do about it, you may need to take other steps to qualify for a mortgage. For example, increase your down payment, shop for a less expensive house or add a co-signer. If your debt is a serious problem, perhaps moving into a new house isn’t a good shortterm priority.
