National Kids to Parks Day Encourages Outdoor Recreation By Debby Teich
O
n May 17, P embroke Pines families are encouraged to spend
the day exploring one of the many parks in the area during the 4th Annual National Kids to Parks Day. The local event is hosted by the Pembroke Pines Recreation and Cultural Arts Department. “Our residents can take advantage of 32 beautiful Pembroke Pines parks every day of the year,” said Chuck Vones, Director of Recreation and Cultural Arts for the City of Pembroke Pines. “On May 17, we invite them to come out to play, enjoy a picnic, relax and enjoy nature.” The National Park Trust (NPT) organized the nationwide day of play to engage kids across the country with parks and public lands to promote environmental stewardship and healthy outdoor living. At the heart of the Enjoy free tennis clinics, swimming and more. initiative is Buddy Bison, NPT’s mascot, whose message to children and their families is to “Explore outdoors, the parks are yours!” Pembroke Pines residents will have an opportunity to enjoy free tennis clinics, swimming, canoe rentals, boxing demonstrations and more. Arts and Crafts Festival in the Pines Is a Success By Debby Teich

enjoyed the two-day 16th Annual City of Pembroke Pines Arts and Crafts Festival in the Pines at The Shops at Pembroke Gardens. The juried event, which was presented by the City of Pembroke Pines Recreation and Cultural Arts Department and the Arts and Cultural Advisory Board, attracted 90 artists and fine crafters. Two Pembroke Pines residents - Diane Lublinski and Joni Esser Stuart – won awards for their work. The following artists won blue ribbons: Brad Kelly (Best Photo), Leland Williams (Best Drawing), Jennifer Xerri (Best Fine Handcrafts), Joni Esser Stuart (Best Glass), Lisa Davin (Best Jewelry), Debra Kaszovitz (Best Mixed Media), Ana Aguerrevere (Best Paint), John Antczak (Best Sculpture), Gail Miller (Best Plants) and Santiago Pictured are winners, organizers and sponsors from the 16th Annual City of Pembroke Pines Arts and Crafts Festival in the Pines. Children’s Harbor Participates in “Power to Care” Project By Debby Teich

Barbara Sharief, and a team of 45 FPL volunteers rolled up their sleeves to give the residences and grounds at Children’s Harbor in Pembroke Pines a total makeover. It was all part of the FPL’s sixth annual “Power to Care” project, which provides employees with the opportunity to make a difference in the communities in which they live and work. Children’s Harbor inspires hope and rebuilds lives by keeping brothers and sisters together in loving foster care homes, and by providing care to pregnant or parenting foster teens and their babies. Children’s Harbor also helps families stay together and grow stronger with in-home counseling services. The community volunteers painted a 3,500 sq. ft. residential foster care home, which consists of three bedrooms, a living room and a dining room. They also restored and painted several broken picnic tables.
“These foster children and teenagers have been through so much that creating a warm and comfortable environment for them is very important for their wellbeing,” said Mayor Sharief. “Pregnant and parenting foster teenagers also find assistance and support here. Everyone who is volunteering for this project is dedicated to improving the environs to create relaxing spaces inside and out.” During “Power to Care” week, 1,300 volunteers from all levels of FPL participated in 29 volunteer projects across the state. Sincerity Project Highlights Talents of Established & Special Needs Artists By Debby Teich
M
embers of the special needs com -
munity in Broward County will have another opportunity to prove that imitation can be the sincerest form of flattery. On May 30, the City of Pembroke Pines Department of Recreation and Cultural Arts will open the 3rd Annual Sincerity Project to the public at Studio 18 in the Pines. The project will provide a group of special needs artists with a way to display their creative talent as they work with established artists in the community. The exhibit will remain open through July 10. The opening reception will be held on May 30, from 7pm to 10pm. The public will have a chance to meet the participating artists and discuss their artwork with them. There will also be a silent auction. Special needs artists will keep 100% of the monies from the sale of their work. Established artists will be donating 10% of the final sale of their work to the Life Skills program at Children’s Harbor in Pembroke Pines. The program teaches skills for independent living for the kids that age out of the foster care system at age 18. Twenty-five established artists will participate in The Sincerity Project, which focuses on “home” as the theme. They will execute a combination of custom-built, wall-mounted houses and 4’ x 8’ panels. All of the panels will be placed together to create a 20’ x 12’ life- sized “Sincerity House,” which will be displayed in the main gallery of Studio 18 in
Pembroke Pines. The established artists will make their original artwork available “for interpretation” by approximately 55 special needs artists at six facilities in Broward County, including Lucanas Developmental Center, Independence High School, Whispering Pines School, Circle of Friends & Stars, Artists with Autism, and Pembroke Pines Special Population Program. The special needs artists represent a wide range of talent and abilities. While some are able to paint with their hands, others must paint with a brush in their mouth or between their toes. In the past, some of the paintings have been a near replica of the original, while others have had little resemblance. The only guideline is that the interpretation has to have the same title as the original piece. “The Project gives members of the special needs community an opportunity showcase their work publically,” said Jill Slaughter, Curator of Special Projects. “It also give the established and special needs artists an opportunity to meet each other to discuss their creations.” Studio 18 in the Pines is located at 1101 Poinciana Drive. Pembroke Pines Charter School Golf Tournament at Pembroke Lakes Country Club. The tournament, which was hosted by Pembroke Pines Mayor Frank C. Ortis and Waste Pro, raised $90,000 to benefit the Pembroke Pines Charter School Scholarship Foundation. “The biggest winners of the day were our Charter School students,” said Mayor Frank C. Ortis. “To date we have raised over one million dollars for our Charter School Foundation.” Golfers played on the award-winning, 18-hole, John Stanford designed golf course. They enjoyed a putting contest, tee and driving range time, lunch, a cocktail reception, and deluxe buffet dinner. They participated in raffle drawings and a live auction. They also received awards, goody bags, and a gift certificate toward golf apparel. The golfers with the lowest net score represented A & B Towing Service. They were: Rodrigo Ospina, Juan Gutierrez, Felipe Naranjo and Jorge Zuloaga. Members of the lowest gross team were: Elmer Shannon, Elaine Shannon, Henry Koppel and Charles Smith. Madeline says that she really enjoyed working on the project. “The process is truly rewarding sketching an idea, creating it and bringing it to life!” In addition to fashion, Madeline also loves drawing, digital art, painting, photography, arts and crafts, drama, dancing, music, acting, and modeling. She is a junior at Archbishop Edward A. McCarthy High School, where she takes AP classes in art and is president of the Graphic Design Club, graphic/photo editor for the yearbook and special events teen photographer. She is also a member of the Art Honor Society and the NSHSS National Society of High School Scholars. Outside of school, she volunteers in the Teen Leadership Program at the YAA Museum. She has created and donated her original art work to benefit charities, such as Brick by Brick for Tanzania Inc., which builds schools to empower children and the community in Tanzania through education. For the past two years, she has been invited to the American InterContinental University and the YAA Museum Fashion Design Workshops. After Madeline graduates high school, she plans to attend college, where she will major in graphic design and marketing.
Johnson of Pembroke Pines has been expressing herself through art since she was a child. She recently received two awards for “The Guardian,” a high fashion project made from air conditioning filters and juice pouches. She won second place at the Young At Art (YAA) Annual Recycle Fashion Show “Super Heroes Restyled” and also received the “Gold Key Award” for excellence in visual arts at the Broward Regional Scholastic Art and Writing Competition. The theme for the project was super heroes and the environment. Her super hero dress breathes in toxins and breathes out purified air. “I wanted to create a super hero that will not only protect human beings, but the whole planet,” said Madeline. “My super hero cleans the air from impurities and helps protect the environment from waste. It protects the environment from pollution, which affects the ecosystem and the organisms living in it. Without oxygen, the species living on earth would become extinct, and our planet would become uninhabitable.” Madeline estimates that it took her 160 hours to create the dress. Since the super hero literally filters the planet, she wanted to make it out of air filters. In order to show how recycling and reusing materials can create useful items instead of causing more waste on the planet, she collected

Park Avenue Gymnasts Win Nearly 60 State Titles On March 14-16, our boys team topped the entire state of Florida, winning 20 State Titles including Level 4 Team. We qualified 4 gymnasts to the Regional Championships. Members of the Level 4 State Championship Team include: Benjamin Aguilar, Luke Freed, Liam Gilberd, and Chase Graziadei. Benjamin was State Champion on Floor, Pommel Horse, P. Bars, High Bar and AllAround. Luke was State Champion on Floor, P. Bars and All-Around. Level 5, Ryan Colon finished 3rd in the All-Around and was State Champion on Vault, P. Bars and Floor. The Level 6 boys finished 5th place team. Tyler Flowers finished 3rd in the All- Around and was State Champion on Floor. Jayden Delgado was 3rd on rings. In Level 8, Will Gomez crushed the competition, winning the State Title on Floor, Vault, P. Bars, High Bar and All-Around. Our girl’s team competed in State Meets on March 21–23 and March 2830. We brought home 39 State Titles, including the Level 6 Team Title. We qualified 18 girls to the Regional Championship.

Our Level 6 Team got the momentum going by winning the title with a very impressive 115.35. The highest score recorded in the State of Florida and the 3rd best in the country! We had 6 All- Around winners: Isabella Loor, Emma Whitton, Maria AndarciaJimenez, Melanie Stone, Hannah Egert and Margaret Copello, who had a Four Event Sweep! We also recorded 14 individual event titles. Our Level 7’s finished in 4th place for team, which was the top place of any team in the Tri- County area. We had three All-Around Champions, Leah Barnes, Alyssa Gonzalez and Rachel Shapiro. Our Level 7’s recorded 8 individual event titles and have 8 gymnasts competing at Regionals in Concord, NC. In Level 8, Portia Durden finished 3rd on Vault and in the All-Around. Alyssa Cavazos won the State Beam Title, finished 3rd on Vault and 3rd in the All-Around. Courtney Cooke and Jessica Klein both won State Beam Titles. We qualified 3 of our Level 8 Gymnasts to Regionals.

PPCHS Seniors Selected to Play in All-Star Soccer Game By Debby Teich
T
wo seniors from the City of
Pembroke Pines Charter High School, Mya Goodman and Andre Blackman, recently had a unique opportunity to showcase their soccer skills. They were selected to play with other top senior soccer players in the area at the 2nd Annual U.S. Army Dade vs. Broward High School All-Star Game, which was presented by the Ft. Lauderdale Strikers at Lockhart Stadium Fans cheered for the players during two highly competitive games. The Dade boys emerged victorious with a 1-0 win. The girls’ match finished in a 2-2 draw, with Mya scoring the Broward team’s first goal. Her teammate crossed a crisp ball on the floor that beat the keeper. She was at the far post and slotted it in. Mya started playing soccer when she Mya Goodman was six years old. Her father was a professional soccer player in Israel and Jamaica and encouraged her to pursue the game. Mya had her heart set on becoming a cheerleader and was initially reluctant, but she quickly fell in love with soccer. “Soccer has made me the person I am today,” said Mya. “I’ve learned so much about determination, leadership, and work ethic throughout my years of youth soccer.”
Mya has played on travel soccer teams for the past 10 years, including the West Pines United, U17 Israeli National Team and Florida Olympic Development Team. She currently plays center midfield for Miramar United. Mya has been on the PPCHS soccer team since she transferred to the school her sophomore year. This year, her team won the District and Regional Championship and made it to the State Semi-finals. Mya says that she is a big Strikers fan and was excited to be selected to play in the All-Star game. “Playing in the Lockhart Stadium was a great experience,” said Mya. “The Strikers and the U.S. Army put on a great game, and the field itself was beautiful. There was a fun atmosphere and I really enjoyed the Andre Blackman game.” In the fall, Mya will attend Brandeis University, where she will play soccer. After college, she hopes to play professionally in Israel for a year or two. “I am extremely thankful for all of the opportunities I’ve had my senior year,” said Mya. “I could not have asked for a better way to end my high school soccer career than by going to States with my team, being selected to First Team AllCounty, and playing in Senior All-Star Games.”

Mary Agnes Carey Celebrates 103 Years By Debby Teich
P
embroke Pines resident Mary Agnes C arey is 103 years young. She recently celebrated her birthday with her daughter Peggy, son-in-law Tim, niece Sister Patricia Walsh and other friends at the Pembroke Pines Southwest Focal Point Community Center. Mary Agnes was born on April 9, 1911 in New Jersey. She was one of four children raised in Philadelphia. In 1930, she married her sweetheart Jack and moved to Pittsburgh. After raising three children, she is now grandmother to four and great-grandmother to eight. “They all bring me the greatest happiness,” said Mary Agnes. Mary Agnes was an enthusiastic baker, seamstress and hostess at
bridge parties. In 1970, she and Jack retired and moved to West Palm Beach, where she worked at Richards Department Store. Following her husband’s death in 1982, Mary Agnes moved to Hollywood and became a volunteer at Saint Boniface Catholic Church. In 1996, she moved to Pembroke Pines, where she has actively participated in classes and social activities at the Pembroke Pines SWFP Community Center. “A lover of crossword puzzles, an avid reader and a demon at card games, Mary Agnes is truly an inspiration to all of us,” said Jay Shechter, Director of Community Services and Housing for the City of Pembroke Pines. “We wish her all the best for her 103rd Birthday!”

Days on Market Increasing for Listed Homes for Sale By Patrick Simm
I
t ’ s easy to forget how it was a few years ago,
when homebuyers had the upper hand and were getting everything they asked for from sellers. This began back in 2006 and extended into the latter part of 2010. There is now a sense of change in the local real estate market. There is no cause for alarm, as the market is still healthy and thriving. Homes are still selling, just at a more realistic rate. Until a few months ago, home sellers have had full advantage. They experienced double-digit annual appreciation in home values in both Miramar and Pembroke Pines for the last several years. In spite of low inventory levels pressured by strong buyer demand that has fueled the market over the past eighteen to twenty-four months, the market has slowed somewhat to date. The average number of days that a property sits on the market has increased month after month since the beginning of the year. Single family homes now sit on the market an average of 72 days in Pembroke Pines and an average of 105 days in Miramar. A major factor that fueled the recent change is that the handful of huge institutional investors that were purchasing an average of 600 homes per month in cash transactions throughout the County have recently pulled out of the market. Home prices have risen to the point that makes the return on the investment they are seeking infeasible.

The average price of a single-family home in Miramar and Pembroke Pines has risen to approximately $285,000. The median price now stands at approximately $250,000. Homes listed at or below these price points still have the highest percentage of buyers and are still in demand. The challenge in selling seems to occur with homes listed at or above the $400,000 price point. The sellers of these homes compete against each other with a much smaller pool of buyers. The sellers with homes in great condition and with upgrades priced at fair market value usually win. My advice to current home sellers is to price the property realistically at fair market value to sell. Pricing out of the market value range to test the market and or to “seek a cash buyer that will fall in love with your home” is simply not realistic. Although it may seem at times that I own a crystal ball when it comes to real estate in the cities of Pembroke Pines, Miramar and the surrounding areas, I actually don’t. What I do know for sure and have always mentioned time after time is that real estate appreciation historically hovers around 4% to 6%. So to say that the double digit appreciation that we’ve been experiencing will continue for a much longer period of time does not makes sense. We are now experiencing home prices at the levels of 2008. So, expect the local real estate market to become much more realistic! The Value of Fat in Cosmetic Surgery By Charles A. Messa, III, M.D., F.A.C.S.
T
he future of plastic surgery lies in stem cell
science and optimization of fat grafting for soft tissue augmentation. For years, patients focused on eliminating fat. Today, fat (or adipose) cells are utilized for restoration of soft tissue volume loss that occurs with aging. Recent advancements in stem cell isolation have led to the application of stem cell enriched fat grafts. A fat transfer involves harvesting a patient’s own fat cells through a lipoaspiration procedure, then separating the fat cells from the accompanying serum into a pure fat cell graft for transfer to the face, body, or breasts to restore soft tissue volume. Research has shown that when fat cells are enriched with stem cells to form culture expanded adipose desired stem cells (ASC), there is a higher quantity and quality of newly formed adipose and connective tissue. With this technique, the amount of fat which survives after a lipofilling procedure improves to 80 – 90% with more predictable and long lasting results. Fat cells survive in the range of 50 – 75% with present techniques requiring over correction of the soft tissue defect to ensure proper enhancement. The term “stem cell,” when used in advertisements for facelifts and hair transplants, is not applicable because stem cells haven’t been isolated clinically for these procedures. Using the term “stem cell facelifts” is an attempt by the advertiser to mislead patients into thinking they are receiving a new cutting edge procedure. Scientifically, fat cells do contain immature stem cells as well as platelet rich plasma, which have a higher portion of stem cells than plasma alone. When fat is injected into the face, theoretically a small concentration of stem cells may be present in the newly grafted fat. For buttock enhancement, autologous fat transfer procedure has become the procedure of choice to improve size, shape, and lifting of the buttocks. In recent years, fat grafts have been used in breast reconstruction procedures, both for post-mastectomy reconstruction and post breast augmentation contour irregularities. Autologous fat grafting procedures are being utilized for primary breast augmentation more often for women who desire a small increase in breast size and fullness. The technique is still being studied to determine its long-term effects, including issues with mammography and subsequent breast cancer detection. The techniques for maximizing results in fat transfer have evolved over the past several years. With ongoing research and clinical application, fat will be used universally for soft tissue augmentation and become the gold standard for such procedures. New Federal Rules Help Homeowners Facing Foreclosure By Omar J. Arcia, Esq. Foreclosure Defense and Consumer Bankruptcy Protection Attorney
O
ne of the most difficult challenges we face in assisting
homeowners through the process of a loan modification is the threat of foreclosure, or foreclosure sale of the property we are trying to preserve. The Consumer Financial Protection Bureau (CFPB) recently issued new mortgage servicing rules designed to protect borrowers when it comes to mortgage loans. These rules became effective on January 10, 2014, but many homeowners are unaware of these important changes in the law. Under the new rules, mortgage servicers are required to implement major changes in the way they do business. A mortgage servicer is the company that collects monthly mortgage payments from borrowers on behalf of the owner of the loan, as well as tracks account balances, manages the escrow account, handles loan modification applications, and pursues foreclosure in the case of defaulted loans. The CFPB now requires mortgage servicers to send more detailed periodic billing statements, provide timely interest rate adjustment notices, promptly credit mortgage payments, provide payoff requests in 7 days or less, provide options to force-placed insurance, and quickly resolve errors and provide information requests. The most significant benefit for homeowners from these rules is that it restricts “dual tracking.”
Dual tracking is when a mortgage servicer considers a homeowner for a loan modification, and at the same time proceeds with a foreclosure action against that homeowner. Under the new rules, a mortgage servicer CANNOT START FORECLOSURE until at least 4 months AFTER the homeowner stops paying the loan to provide the homeowner enough time to pursue a loan modification. If a loan modification application is made, the servicer CANNOT START FORECLOSURE unless the servicer notifies the borrower that he/she is not eligible for any loan modification, the borrower rejects a loan modification offer, or the borrower fails to comply with a trial modification. Also, if already in foreclosure, the mortgage servicer CANNOT REQUEST FINAL JUDGMENT OR CONDUCT A FORECLOSURE SALE if the homeowner submits a complete loan modification package at least 37 days before the foreclosure sale. Business Loan Seminar Series I am proud to announce my Business Loan Seminar Series. This is a primary component of my “Broward Means Business” initiative and is designed to increase awareness about the State of Florida’s loan programs for the benefit of small businesses. The seminars are particularly timely as many small business owners use the spring and summer to seek financing to expand and create jobs and many entrepreneurs take the steps to create a new business. Every small business has struggles – some early on, some during growth, others just pop up here and there. As a small business owner myself, I understand the importance of having the knowledge and access to these programs. I want to make sure that every opportunity is given to businesses to be informed and given the tools necessary to qualify for loans or grants under the program. My Broward Means Business initiative includes educational programs. These free seminars will empower business owners and operators to get their share of these funds. It is designed to assist small businesses in obtaining loan approvals and leverage private capital for use in startup costs, working capital, business procurement, franchise fees, equipment, inventory, or the purchase of owner-occupied commercial real estate. The program provides a lender with the necessary security, in the form of a partial guarantee, for the lender to approve a loan or line-ofcredit. Created as part of the Small Business Jobs Act of 2010, the SSBCI was designed by the federal government to help states strengthen existing loan and equity programs and/or create new
programs that support financing small businesses. Florida was allocated more than $97.6 million by the U.S. Department of Treasury to implement the SSBCI. States can use these funds for programs that leverage private lending to creditworthy small businesses to expand and create jobs. uring my initial consultation with a prospec-
tive client, I try and educate them as to the basic laws in Florida dealing with a Dissolution of Marriage. After explaining some of the basics, I always inquire as to whether they have any questions. It seems that there are a number of questions which are common to most cases. I thought I would share them with you.
How long does a divorce take?
I explain that every divorce is different, so it is impossible to predict how long any individual case will take. There are also a number of factors which are out of my control. For instance, the particular Judge who is assigned the case may have a great influence on how long the proceedings will last. Each Judge controls his/her own docket and, as such, some divisions are more “backed up” than others. In some divisions it may take a couple of weeks to schedule a hearing, while in other divisions it may take a couple of months. I have handled simple uncontested dissolutions in about six weeks, while more complex cases can last a year or more. Obviously the greater the amount of issues involved, the longer it will take. Cases that settle by way of a Marital Settlement Agreement will normally conclude more quickly than a contested matter, which must be presented to a Judge. If the participants reach an Agreement, then a Final Hearing can be scheduled within two weeks.

As previously stated, each case is different. Since most Family Law attorneys charge on an hourly basis, the time spent will obviously affect the “bottom line.” In most cases, it is impossible to predict how long a case will last and therefore impossible to advise as to the eventual cost. One must remember that in litigation the time spent is also somewhat controlled by your opposition. When an attorney files his/her “Notice of Appearance,” it requires his/her involvement in all aspects of the case. The more the parties chose to litigate, the more costly their case will be. It is really up to the client as to how much the “bottom line” will be.
I don’t want anything from my spouse. Can I agree to that? The answer is yes and no. A person can waive all of his/her rights if he/she wishes to do so. The only aspect of the case which cannot be waived is child support for any minor children. Florida law will not allow a Final Judgment to be signed without a provision for child support. The rationale is that the support belongs to the children and therefore cannot be waived by the parents. I have found that many individuals are initially prepared to “just walk away” from a long term marriage without obtaining his/her share of property accumulated. It is obviously his/her right to do so, but nobody should ever make a decision based upon emotion. The reason a person should retain an attorney is to insure that decisions that are made are rational and based upon the law. No individual should give up rights that the law has provided.

T
he anterior crucial ligament (ACL) is a vital
knee joint stabilizer. It helps control anterior stability in the functional knee joint. Our modern day athletes are tearing up their ACL’s at alarming rates. The most common mechanism of tearing has to do with a high energy athletic event where the knee is subjected to high torque forces that are required for our bodies to change directions or come to a stop. Also, many people are tearing their ACL’s while skiing. The most common story by patients is that something suddenly happened on the knee and they heard or felt a “pop” with immediate swelling and guarding. The physical examination demonstrates that the knee is “loose,” comes out of its normal socket, and there is swelling and guarding. The immediate treatment of this knee will consist of ice, protection and getting diagnostic studies such as X-rays and MRI scan. The X-ray is usually normal. The MRI usually confirms the tear of the ACL and excludes further damage of other structures in the knee joint like articulate cartilage, meniscus cartilage, bone contusions, bone fractures and tears in any other ligament. Most of these patients are young and athletic and most of them will require surgical intervention to fix the problem. Again, the problem is an unstable knee joint because of a tear of the ACL. You can fix the knee joint by using your own tissue (from patella tendon area or from hamstrings). In older athletes or patients who want to minimize the size of the scars and time in the operating room, you can use transplant tissue to replace the torn ACL. The surgery is outpatient and arthroscopic in nature with small wounds and takes approximately one or two hours to do.

The rehabilitation of the surgery consists of physical therapy with the objective to return the athlete to unrestricted sports activities in approximately six months. The success rate and achievement of this goal is very high and most patients are very happy that they had the surgery. Not everybody is a candidate for surgery and in this type of older sedentary patient a strenuous physical therapy protocol is established and with the protection of a brace most of them can return to sports. Dr. Moya is a Board Certified Orthopaedic Surgeon specializing in knee and shoulder surgery. He completed his doctoral fellowship at Harvard University, receiving his medical degree from the University of Medicine and Dentistry of New Jersey (Robert Wood Johnson Medical School). Cake Cutting Relay For Life
Thousands of people who have been touched by cancer recently gathered at Walter C Young Middle School for the 16th Annual Relay For Life of Pembroke Pines. The 18hour overnight event, for ages 3 to 93, lasted all night, because cancer never sleeps.
City officials, Little Miss Sweetheart participants and many others gathered to cut the cake at Pines Day to celebrate the City’s 54th birthday.
