A Halloween Treat!

T

he memories of summer vacations have slowly faded away. The kids have settled back into their regular school routine, and that typically means mom and dad busy shuttling them around to after school activities. Sports season is in full swing and, thankfully, the heat and humidity are dropping a bit. Finally, we can enjoy family activities and gatherings with friends in our backyards again. These cooler nights signal fall has arrived in South Florida, and that means Halloween is almost here. It’s time to decorate the house with “scary” lights to brighten the spirits of our little ones (and sometimes not so little ones). Let’s have some fun while watching the neighborhood kids roam the streets dressed up in costumes. Be sure to have your camera ready to take some pictures of your children enjoying the trick-or-treating tradition. These are the memories that last a lifetime.

There Are Many Spooktacular Ways to Celebrate Halloween Community News

s Halloween approaches, children are eager to put on their costumes and parents are looking for a safe place for them to “Trick-or-Treat.” There are a variety of ways to celebrate the holiday in the Davie/Cooper City area. Some of them include:

▸  On October 24, from 10am - noon, join the

little ghouls and goblins as they gather goodies at Trick or Treat Shop to Shop, at the Countryside Shops of Cooper City, located at the corner of Stirling and Flamingo Roads. Children (infant to 5th grade) may go from store to store seeking treats. There will also be costume contests for each age group (infant to middle school) and youth games for the little ones offered by the Cooper City Recreation Department and Teen Council. No charge. Children must be accompanied by an adult. For information, call 954-434-4300, ext. 233.

Davie to Celebrate Government Week Community News

W

hen Davie’s Mayor, Councilmembers and staff make decisions, they directly impact the people who live there. This month, Davie students will have an opportunity to learn what it takes to run their Town. They can tour Town Hall and may even get to visit with the Mayor and/or Councilmembers.

It is all part of Government Week, which will be held from October 19 to 23. The Florida League of Cities, an association of member municipalities throughout Florida, is sponsoring “My city: I’m part of it; I’m proud of it.” The program is designed to educate school-aged children about their local government. “It is important for residents to have a clear understanding of where their tax dollars go and how municipal government works,” said Phillip R. Holste, Development Administrator for the Town of Davie. “This opportunity gives the students the ability to learn early on about such things as how roads get fixed, how parks are maintained and how housing and business developments are approved. It also brings awareness to the variety of jobs that local governments provide and encourages students to become interested in careers in Town government. The students are always surprised as to how many different employment opportunities there are.” Last year approximately 100 students attended throughout the week and organizers are expecting the same this year. Between the hours of 9:30am and 3:30pm, they will tour the Town Hall facility, where they can observe the Town staff

performing their daily tasks. They will have the opportunity to interact with staff in areas, such as Administration; Parks, Recreation, and Cultural Affairs; Budget and Finance; Human Resources; Town Clerk’s office; Planning and Zoning; Building; and Engineering. Fire engines, police and public works vehicles might also be available for the kids to see, since those departments are not located at Town Hall. Schools/groups that are interested should download an application at www.davie-fl.gov and submit it no later than October 9. Southwest Ranches Arts and Crafts Festival Offers Great Holiday Shopping By Debby Teich

ith the holidays approaching, many have already started shopping for those perfect gifts. Chances are you will find them at the 9th Annual Town of Southwest Ranches Country Roads Arts and Crafts Festival. The event will be held on October 17, from 10am to 4pm, at the Sunshine Ranches Equestrian Park. With its diverse lineup of artists and crafters, the festival has something for everyone. “This festival is one of Southwest Ranches’ main annual events,” said December Lauretano-Haines, PROS Coordinator. “We look forward to it every year! Residents and visitors appreciate our lovely park location, which is easy to find, with useful amenities and plenty of parking. Our vendors return year after year with new and imaginative items and a community spirit that imbues this festival with the perfect blend of sophisticated artistry and down-home country feeling.” Approximately 50-60 vendors are expected to participate with items that are handmade or hand-embellished crafts and original art. They include paper arts, handcrafted jewelry, specialty wood products, mosaics, paintings, children’s and students’ items, stained glass, holiday crafts, pet items and more.

The Town of Southwest Ranches will be providing musical entertainment for the event. There will also be plenty of food from vendors. This year, organizers are also planning to introduce a new farm-market element to the festival that will showcase edible crafts or crops. 2014 Country Roads Arts and Crafts Festival Harriett Frankel attended the festival last year with her family and looks forward to returning. “I did most of my holiday shopping at the festival and also found some great items for myself,” said Franekl. “It was also a great opportunity to catch up with neighbors, family and friends.” For those who have the creative bug, it is not too late to sign up to exhibit. If you love to sew, paint, knit, quilt, draw, throw pottery, or do some other type of handiwork and have items to sell to the public, the festival is a great place to do it. Available booth sizes include: 10 x 10 ($50), 10 x 20 ($100) and 10 x 30 ($150). Since the number of arts/craft venders is not limited, there is still plenty of space available. David Posnack JCC Offers Many Free Programs for Seniors SECTION HEAD Community News

A

t David Posnack Jewish Community Center (DPJCC) in Davie, there is such a thing as a “free lunch.” The daily lunch bunch is one of the many free events and programs offered for seniors throughout the year that are educational, cultural, entertaining, stimulating, and just plain fun. The free lunch program is open to anyone in the community who is age 60 and older. Seniors come from all around Broward County for the food and friendship. The program is provided by a grant from the Aging Disability Resource Center and the Florida Department of Elder Affairs at the DPJCC, which has been a Broward Meals on Wheels sites for the last four years. The food is made fresh daily. On Fridays, a full Shabbat lunch is served, including rosemary chicken, potato kugel, steamed broccoli, fruit, cookie and challah. A $2 donation is requested (not required) and lunch reservations must be made by the noon the day prior. “Our lunch participants love the variety and the taste of the food provided by Sterling Caterers,” said Debbie Hochman, Cultural Arts/Adult Programs Director, DPJCC. While at the JCC, seniors can enjoy a variety of other activities, such as: ▸▸ Ageless Grace - A dynamic fitness program that increases cognitive functions in various areas of the brain. All exercises are performed in a chair. The ongoing free class is held on Wednesdays, at 11am.

▸▸ Bereavement Group - This support group, facilitated by experienced counselors, is for individuals who have lost a loved one. It is run in collaboration with Catholic Hospice. Call before first time attendance. The ongoing free class is held on Tuesdays, from 11am-noon. ▸▸ Brain Games - Exercise your mind in a small group setting and have some fun. The ongoing free class is held on the 1st and 3rd Monday of the month, at 10:30am. ▸▸ Caregiver Support Group - Experience support and caring from your peers, while gaining invaluable insights, resources and coping strategies. The ongoing free class is held on the 1st and 3rd Sunday of the month, from 9:30am-11am. ▸▸ Knitting & Crocheting - Knit or crochet caps, wraps, and blankets to be donated to adult and children cancer patients undergoing treatment in hospitals in Broward and Miami-Dade counties. The ongoing free class is held on Thursdays, from 10am – noon. ▸▸ Parkinson’s Support Group - Sponsored jointly by the JCC and the National Parkinson’s Foundation, this support program is open to anyone who has the disease. The ongoing free class is held on Tuesdays, from 1pm-1:45pm, and Fridays, from 1:30pm-3:30pm. ▸▸ History of Miami Beach - Sylvia Gurinsky tells the story of the leaders, bad guys and commu-

nity icons, who created “the sun and fun capital of the world. The free class begins on October 13, at 10:30 for six sessions. ▸▸ Yiddish Class - Appreciate the Yiddish language by exploring literature and culture through classroom discussion. Cooper City Challengers Offers Socialization for Special Population By Debby Teich

Since each attending member must be accompanied with adult supervision for the entire event or make arrangements with another parent attending to be responsible, the group also acts as a support group for the families. Siblings are encouraged to attend, as well as anyone else who is part of the family unit. “It is always a magical experience for all of us,” said Sherri Billings, Taylor’s mother. “When my daughter is happy, I am happy.” The Challengers is currently open to Cooper City residents only. Each attending resident is allowed one non-resident guest per event. Most of the current participants are 20 to 40 years old, but all ages are welcome. The group meets at the Cooper City Pool and Tennis Center, 11600 Stonebridge Pkwy. The City of Cooper City provides the facility free of charge. Each event includes pizza, refreshments and prizes, as well as lots of socializing, encouragement and fun. The upcoming schedule includes: Cooper City Challengers celebrate Halloween at a dance.

ooper City Challengers provides a way for young adults with special needs to get out, mingle and have some fun. Each month, they meet for Bingo, Game Night, dances and special events. The group was formed last year by a group of families whose special needs children graduated from the ESE program at Cooper City High School. After high school, there just tends to be a drop off in activities for special needs kids, so the group provided a way for their children to stay in touch with the friends they had made. It has continued to grow each month. “One of chief complaints of special needs kids is not their abnormalities, it is loneliness,” said William Billings, whose 23-year-old daughter Taylor participates. “The group allows them to interact with their friends several times a month. It is a place where everyone feels comfortable and has a great time. Taylor looks forward to it all week.”

Cooper City Resident Organizes Comedy Fundraiser for Crohn’s Disease and Ulcerative Colitis By Debby Teich

C

ooper City resident Sabrina Kurzman understands what it means to live with Crohn’s disease and ulcerative colitis. Her son suffers from the digestive diseases and she has seen the effects firsthand. In an effort to raise funds to help find a cure, she is chairing the 6th Annual Crohn’s and Colitis Foundation Comedy Night for the South Florida Chapter. It will be held on Oct 21, at the Improv Comedy Club of Ft. Lauderdale. The event features Lachlan Patterson, one of the finalists of the 2014 season of NBC’s “Last Comic Standing” competition. Kurzman says that she created the event, because she often felt helpless and did not know what to do. She wanted to turn her difficult situation into something positive for the millions living with these diseases. She decided to use her skills to create an event that would help to generate awareness in a way that was not “in your face,” but fun. She and her family have organized the CCFA Comedy Night for the past five years. “Laughter is a universal language,” said Kurzman. “We have been overwhelmed by the level of support this event receives year after year. So many people look forward to coming together to laugh and smile, all in the name of increasing healing, support, and awareness of Crohn’s disease and ulcerative colitis.”

The event raised more than $53,000 for CCFA’s efforts to find a cure for the digestive diseases that debilitate more than 1.5 million Americans each year, with as many as 150,000 under the age of 18. Crohn’s disease and ulcerative colitis are painful, medically incurable illnesses that attack the digestive system. Crohn’s disease may attack anywhere from the mouth to the anus, while ulcerative colitis inflames only the large intestine (colon). Symptoms may include abdominal pain, persistent diarrhea, rectal bleeding, fever and weight loss. Many patients require hospitalization and surgery. These illnesses can cause severe complications, including colon cancer in patients with long-term disease. Most people develop the diseases between the ages of 15 and 35. The Crohn’s & Colitis Foundation of America’s mission is to cure Crohn’s disease and ulcerative colitis, and to improve the quality of life of children and adults affected by these diseases.

Kapok Tree Gala to Benefit Long Key Natural Area and Nature Center SECTION HEAD Community News

M

any in Davie and the surrounding areas have fond memories of the Kapok Tree Inn. In the 70’s and 80’s, they celebrated weddings, anniversaries, graduations and other momentous occasions at the restaurant and catering hall. The Kapok Tree closed in 1988 and the county bought the property two year later. In 2008, it became the Long Key Natural Area and Nature Center. On November 6, from 6pm-10pm, the Friends of Long Key (FOLK) will hold the inaugural Kapok Tree Auction & Gala at the Nature Center to celebrate its history and raise needed funds for the future. “Don’t miss this beautiful evening, as we reminisce about the days when the Kapok Tree Inn stood on this site,” said Ann Haeflinger, gala chair. “You can enjoy a beautiful evening and see the natural beauty that remains. Preserving its future depends on your support. The evening promises to be too good to miss.” Tickets are $100 per person and include a cocktail hour with appetizers, silent auction, seated dinner, and entertainment. Proceeds from the gala will benefit education programs, restoration projects and necessary repairs. Organizers are in search of old stories, as well as memorabilia from the Kapok Tree Inn for display on the evening of the gala. They may even create a permanent exhibit at the Nature Center. At 164.8 acres, Long Key Natural Area and Nature Center is one of the largest natural areas managed by Broward County Parks and Recreation. It encompasses some of the most significant archaeological, historical, and ecological resources in the county, as the area was inhabited by the ancient Tequestas and the more modern Seminoles.

Its magnificent live oak hammock has served as an important habitat for wildlife and is one of the largest remaining stands of upland hardwood forest in Broward County. Additional features include a 14-acre orange grove, a remnant of a once-active citrus industry; restored wetland marshes, which have become a haven for a variety of migratory and resident birds; and several man-made ponds and canals. The site is also a refuge for butterflies and a variety of mammals, including foxes and bobcats. Long Key also includes: Garden of Reflection, a place to honor Broward victims of abuse; Oak Hammock Hall, a 2,760-square-foot rental facility; Exhibit Hall, which highlights the history of the Tequesta and Seminole Native Americans on Long Key and a photo mural; Everglades Theater, which shows the “Long Key: An Island in the Everglades” video; Discovery Room, a large classroom used for school and camp groups that features hands-on investigations of Everglades habitats and animal residents; Visitor Center; nature and equestrian trails and much more. A

s men begin to age, testosterone levels drop and life starts to take an unexpected turn. Compared to men who were untreated, the men whose hormone levels returned to normality were 56 percent less likely to die during the follow-up period. he Davie-Cooper City Chamber of Commerce is celebrating the arrival of fall with the 1st Annual Family Fun Day – A Harvest Celebration. The entire community is invited to join in the fun on October 24, from 10am to 2pm. The event will be held at The House Ranch, 14201 SW 20th Street in Davie, where there will be bales of hay, pumpkins and other reminders of the harvest season. Proceeds will benefit the Chamber’s programs and services. “This event is open to Chamber member families, friends, business associates and anyone in the community who would like to enjoy a taste of the western Davie ranch lifestyle in a fun, family atmosphere,” said Marnie Goldberg, who is cochairing the event with David Roth. Approximately 200 people of all ages are expected to attend the event, which includes games, such as Giant Jenga, Cornhole Toss and Pie Walk. Advances in Mammography: Fighting Cancer in 3D Breast Tomosynthesis

Regular screening mammograms, which create twodimensional views of the breast, can reduce cancer death by 30 percent. But newer technology that creates three-dimensional (3D) mammograms offers important advantages, including greater detection of breast cancers that cannot be seen using those traditional mammograms. In one study of almost 13,000 women, use of 3D mammograms resulted in a 40 percent increase in detection of invasive breast cancer. This new technology is available at both Cleveland Clinic Florida’s academic medical center in Weston, as well as the West Palm Beach location. “Tomosynthesis gathers images of the breast from several different angles, to create a series that forms the 3D image,” says Maria Artze, MD, a Cleveland Clinic Florida radiologist who specializes in breast imaging. “Having these various images reduces the challenge of seeing areas where tissues overlap, and so improves the radiologist’s ability to detect breast cancer.” The technology makes it possible for the first time for radiologists to see a 3D image of the breast. For the patient during the screening, the procedure will be familiar to other mammograms they’ve had. The only difference is that part of the equipment moves in an arc around the breast, instead of staying stationary. Studies also show that with tomosynthesis, fewer patients need to return for additional mammograms, visits that can cause stress and expense, plus exposure to additional radiation. Research further shows this procedure provides a 15 percent decrease in the number of “false positives,” where tissue looks cancerous but through biopsy (tissue sample) or another exam is later found to be normal. So 3D mammograms can also help women avoid unnecessary biopsies. “Early detection of breast cancer is a key area that we want to highlight,” Dr. Blake says. “Offering the advantages of the 3D mammogram is part of our goal to provide our patients with the best quality of care. Davie United Methodist Church Celebrates 100 Years Community News

avie United Methodist Church (UMC) is turning 100, and it is commemorating its centennial anniversary with a year of celebrations. Founded in 1916, members of the original congregation voted to become connected with the Methodist Episcopal Church South, now known as the United Methodist Church. “Those who were part of the first church in Davie knew the importance of having a place for worship, as well as a place to experience community,” said Zig Bays, Senior Pastor. “They had great vision knowing when it was time to build another church to meet the needs of the faith community and residents of Davie. These faithful members raised funds and donated property. They gave of their time, talents, and treasures to bring their vision into fruition.” Today, Davie UMC offers Sunday morning worship, Sunday school, a 1916 church building (still standing) nursery school, Sunday night Youth group and much more for its 275 parishioners. “We who remain today have the same challenge to provide a place where congregants can come together for worship and fellowship,” said Reverend Bays. “We also are commissioned to open our doors, minds, and hearts to others looking for a place to experience God’s amazing love and grace. The congregation and community of Davie are thankful for those individuals who have made the dream for a community of faith a reality in Davie.” Some of the upcoming activities/events planned to help celebrate include: ▸▸ Pumpkin Patch – From October 16 to 30, have fun picking out a pumpkin at the church’s largest fundraiser held on the east lawn of the church. want to give credit where credit is due. So, perhaps a confession can help clear the air so there’s no misunderstanding. Before I talk about my confession, though, let me say a few other things first. Let me start by explaining the photo in this letter. You know, when I meet people in town they usually say, “Oh, yeah, I know you, you’re Dr. Rick. I’ve seen your ad with that picture of you and your family.” Well, I’m the guy on the right. Twenty-five years ago something happened to me that changed my life forever. I was a junior in high school and I started getting migraines. I had suffered from intense headaches since childhood. Over the years, I consulted many medical doctors, and specialists. I went through all kinds of tests, MRIs, and treatments. I tried every drug in the market; our medicine cabinet looked like a hospital’s infirmary. And still, nothing helped. But there’s more… A friend of mine convinced me to give a chiropractor a try. The chiropractor examined me, took X-rays, and then “adjusted” my spine. The adjustment did not hurt; it actually felt good. And guess what…I started feeling so much better! From daily migraines, I went down to three a week, and then to once in a great while. That’s when I realized that I wanted to become a chiropractor and help others. That’s how it happened! It’s strange how life is, because now people come to see me with their migraines. They also come to me with their chronic pain, neck pain, shoulder/arm pain, whiplash from car accidents, backaches, ear infections, asthma, allergies, numbness in limbs, athletic injuries, carpal tunnel syndrome, just to name a few. McFatter High Graduates Receive Broward Education Foundation Scholarships

he Broward Education Foundation (BEF) recently awarded more than $563,000 in scholarships to 156 students that graduated from Broward County public high schools. Two McFatter High graduates, Fayyaadh Razak and Laura Perkins, were among them. “These students are so talented,” said BEF CEO and President Thomas Severino. “They have big dreams. They’ve persevered, risen to the challenge and are ready to make their mark at the next level. We are extremely proud of all of them.” More than 1,200 scholarship applications were submitted from students in 35 Broward County High Schools. All of the recipients, who started colMcFatter High graduate Fayyaadh lege this fall, received scholarships Razak and sponsor Michael Mitchell from the Foundation that ranged from $500 to full-year tuition. Razak currently attends Broward College, where he is studying computer engineering. He received the McFatter Technical School Alumni Scholarship, which is a 60 credit hour state college Florida prepaid. Perkins currently attends University of Florida, where she is studying psychology/pre-med. She received the K-12 Outstanding Attendance Scholarship for $1,000. “When you see the impact that these scholarships have on the lives of these students, you cannot help but beam with pride,” said Ray Montelone, BEF chair. “Financial support for these scholarships is vital to our students. We look forward to the day that we can grant a scholarship to all applicants and with the community’s

help we can.” The students were formally recognized in a ceremony at the Rose & Alfred Miniaci Performing Arts Center at Nova Southeastern University. Rosalind Osgood, PhD., vice chair of the School Board of Broward County, was one of several speakers. “These scholarships will help build your intellectual capacity,” Osgood told the students. “If you are willing to do the work, the sky is the limit.” Keynote speaker Courtney Hayward, a Deerfield Beach High School graduate now enrolled in a PhD program, delivered a moving and inspirational message. “With all of the challenges in my life ... losing my mother at a young age and having an uncertain living situation ... it’s hard to believe I am now getting my PhD. I could not have made it without mentoring and support from the community.” Over the last 28 years, more than 4,350 scholarships, totaling more than $10.3 million have been awarded through the partnership of the Broward Education Foundation, the School Board of Broward County, local universities and businesses to provide every student in the Broward County School System who has the desire to pursue a postsecondary education the opportunity to fulfill that dream. The Town of Davie Waterway Cleanup will be held on April 23, 2016. Broward County participates in the annual International Coastal Cleanup, sponsored by the Ocean Conservancy. The Cleanup, which took place last month, is held in over 104 countries around the world. he safety of our children and our schools is a top priority of the Broward Sheriff’s Office. Today, as a measure of that commitment, we have school resource deputies (SRDs) serving in 54 Broward County schools in the communities we serve. Unfortunately, recent national tragedies have made us all too familiar with active-shooter scenarios and the public safety challenges they present. That is why our SRDs also train school staff in how to respond immediately to an active-shooter situation to save lives. BSO’s training for educators puts an emphasis on realism to simulate the stressful conditions of quickly responding to a violent rampage. In our training, teachers can smell the gunpowder and hear the blasts of a shotgun. The deputy playing the role of the shooter will yell out the names and threats to the teachers and their students. The responses to this realistic training are primal – providing the most effective preparation. In an active-shooter scenario, the minimum response time for law enforcement to a school without SRDs is two minutes. Two minutes, though quick, is an eternity when lives are in danger. In fact, most active shooter incidents end within a few minutes after the shooting began. Learning how to keep themselves and their students alive for every extra second is critical. This active-shooter training empowers the teachers, administrators and other employees within the school to take life-saving action if an incident occurs. Teachers know their classrooms better than anyone. The active-shooter training prepares teachers to act quickly and calmly, to block places of entry, and to find secure hiding places for students.

SRDs are not just protectors and trainers, but also positive influences in the lives of our young people. They have the ability to turn a child’s life around by being a counselor and a mentor. Bullying is a serious problem in our schools and a leading cause of teen suicide. SRDs are in a unique position to impact the root causes of bullying, often intervening by speaking with the children and parents. However, the intervention doesn’t end there. SRDs also teach many classes in order to keep our youth safe from the dangers of bullying, sexual predators and narcotics. The interview process for deputies who want to become SRDs is tailored to find the right fit for our schools. We make sure the applicant is interested and invested in the lives of children and has the skills and personality to help children. By reaching out to youth and providing a little guidance, we can keep our kids from going down the wrong path. A child we set straight today is an adult we don’t have to worry about tomorrow. Our SRDs select deserving students for special rewards during two of BSO’s biggest annual community events: “Shop with the Sheriff” and our winter holidays bicycle giveaway. Both events are designed to help support the positive development of disadvantaged children. ou are accompanying your child for their regularly scheduled visit to the dentist and you hear those dreaded words “your child has a cavity.” Initial emotions usually consist of anger. You know that you have purchased every dental tool on the dental isle of the pharmacy. There are three spin brushes sitting on the counter (Alvin and the Chipmunks, the Yellow Angry Bird, and Monsters Inc.); the toothpaste is bubble gum flavored; there are three hundred dinosaur floss handles in the drawer, as well as a water irrigation system, and two fluoride mouth rinses. The lectures about brushing after every meal occur at least once a week. Do you really have to brush their teeth for them at this age? What could you possibly take away from or bribe them with to achieve better dental care. After getting yourself together, anger subsides and reality sets in. You are not a dentist, but you know that cavities do not go away. They get bigger and they can become painful. Additionally, experience tells you that once pain begins, it usually starts on the weekend when the dentist office is closed. So what are the choices for treatment? You then find out that the cavity is on a baby molar, which is a tooth located in the back of the mouth. It is a moderately deep cavity. The choice is to restore the tooth (some form of filling depending on the extent of decay), extract the tooth, or do nothing. As we already mentioned the last choice is not usually a very practical option, unless the tooth was about to fall out on its own. Then it dawns on you. It is “just a baby tooth” and an adult tooth will follow. In this particular instance, considering what your insurance covers, extraction seems to be the least expensive option. Or is it? Primary teeth, aka “baby” teeth, have many very important functions. Cosmetically, the appearance of the baby teeth has a significant impact on a child’s early self perception. This is especially true of the front teeth. Functionally, the teeth are needed for the all important first stage of digestion, chewing. They also assist in proper speech and phonetics. Lastly (and to an orthodontist most importantly), is space maintenance. The baby teeth are made to hold available space for permanent teeth until they are ready for eruption into the mouth. Without holding these spaces, orthodontic treatment is sure to become more difficult, longer in time, and likely more expensive. There are situations in which the tooth is too compromised and extraction is the only option. However, if there is an option to “save” the tooth, I would more likely consider it an opportunity. It is an opportunity to maintain esthetics, speech, and in most cases save money (if considering long term saving). When I speak to my patients, as well as my own children, I like to speak of the baby teeth as being just as important as permanent teeth. ome of my customers and friends have asked me if we are headed towards another housing bubble.

What actually is the bubble?

According to Jack M. Guttentag, Professor of Finance Emeritus at the Wharton School of the University of Pennsylvania: “A price bubble is a rise in price based on the expectation that the price will rise. Sooner or later something happens to erode confidence in continued price increases, at which point the bubble bursts and prices drop. What makes it a price bubble is that the cause of the price increase is an expectation that the price will increase, which sooner or later must reverse itself.”

Does the professor believe we are in another housing bubble?

▸▸ “My view is that we are a long way from another house price bubble. Home buyers, lenders, investors and regulators now understand that a nationwide decline in housing prices is possible -- because we recently lived through one.”

How about Davie and Cooper City?

▸▸ Cooper City: Average sold price per square foot was $178, up 7.6% compared to last year. The average “listed” price was $528,000, up 4.1% compared to last year. The average “sold” price was $456,000, up 17.5% compared to last year. There exists only 2.9 months of inventory, which is indicative of a Seller’s market. ▸▸ Davie: Average sold price per square foot was $193, up 8.9% compared to last year. The average “listed” price was $886,000, up 7.8% compared to last year. The average “sold” price was $576,000, up 30.6% compared to last year. There exists only 4.5 months of inventory which is indicative of a Seller’s market. Nationally, although home values are continuing to appreciate, the acceleration of the increases has slowed to year-over-year numbers which reflect a healthy housing market. Appreciation rates have dropped from double digit numbers to more normal rates of 5% or lower according to Steve Harney (KCM Blog). Nick Timiraos of the Wall Street Journal tweeted: ▸▸ “Predictions of a new national home price bubble look unfounded for now, according to data.” According to NAR’s latest report, existing home sales are up 10.3% yearover-year across the country. Sales rose to an annual rate of 5.59 million marking the 10th month in a row of year-over-year gains. Prices are up 5.6% year-over-year in the U.S. to a median price of $234,000. This marked the 41st consecutive month of year-over year price gains. Lawrence Yun, NAR’s chief economist stated: ▸▸ “The creation of jobs added at a steady clip and the prospect of higher mortgage rates and home prices down the road is encouraging more households to buy now. As a result, current homeowners are using their increasing housing equity towards the down payment on their next purchase.” Even though home prices are going up and mortgage rates are said to increase, there is no foreseeable housing bubble. The housing market is still a safe vehicle in which to invest your money for your family and your financial future.

T

he majority of my Family law practice is devoted to divorce (dissolution of marriage) cases. That, however, is not the only area of family law that I am involved in. There are those cases which do not involve a marriage at all. Here is an example of what I am referring to. Let’s say a couple decides to live together and not get married. During their relationship they have a child, perhaps two. They stay together for several years even after the children are born, but they never get married. After a number of years they grow apart and decide to move on with their lives and separate. The question becomes, what issues might need to be addressed in this relationship. Many of us have heard the term, “Common Law Marriage.” In states that recognize Common Law Marriage, a couple that is together for a number of years is in essence presumed to be married. Therefore, certain issues would need to be addressed based upon their “break up.” Florida, however, does not recognize Common Law Marriages. If a couple has not entered into a state sanctioned marriage, whether it be in Florida or any other jurisdiction, they are not considered to be married in Florida. That can be significant in some cases. Assets or debts will not be addressed in the family court. There will be no provision for spousal support. This is true no matter how many years the parties may have been together. If there are disputed property rights, it will be determined in civil court by the filing of a lawsuit and not by the filing of any divorce petition. Of course, we still have to address the issues involved with the minor children. In Florida, if a child is born outside of a marriage, an action to determine Paternity must be brought. Unless paternity is established, a father will not be granted any of the rights of a parent. If the father wants to share in the parental responsibility or if either party wants to seek child support, a paternity action must be brought. Either the mother or the father can file for paternity of a child. If Paternity is denied, the court will order a DNA test, which will determine if the individual is in fact the father. If there is no dispute, then an Agreed Order of Paternity can be entered. Once it is established, the Father shall have all the same rights and responsibilities of any Father. These rights would include Shared Parental Responsibility and time sharing. It would also require that child support be paid by either the mother or the father depending upon the income of each party, the time sharing schedule and the child support guidelines. Am I Married to an Addict? By Alina Gastesi-de Armas, MA, MEd, LMHC

A

m I married to someone who is addicted to alcohol or other substances? People often tell themselves all kinds of stories to avoid confronting the truth about addiction. One narrative I often hear is, “When I was married to my ex-husband, I told myself and everyone around me that he was ‘in recovery’ and if I caught him using, it was only slip up. He is not like other addicts because he is home a lot, he works, he is caring and he pays the bills.” This, unfortunately, is a pattern of thinking which ultimately leaves loved ones second-guessing themselves as well as the addict in a cycle of denial. The loneliness and desperation that accompanies this is often stifling. People feel alone because there is no one to turn to after the embarrassing episodes of drunkenness, drug abuse and constant vigilance trying to determine if they’ve used today or not. There is a great deal of shame and fear that “people might find out”; someone is discovered to be an addict or revealed as a person that is married to an addict. Living with a spouse that habitually uses drugs or alcohol cannot be swept under the rug. If you even have to question it, you must seriously consider the possibility that you ARE married to an addict. Many individuals are unaware of the seriousness of the addiction until they can no longer hide it from themselves. The stories usually start with something like this: “We fell in love and I had no idea he/she had a problem because they were so wonderful in the beginning.” This is often followed by, “Now he/she stays out late, money is missing, I found needles in the garbage, something is not right and I can feel it.” Even with all of the evidence right in front of their eyes and their gut telling them what they already assumed, they often need to ask the question in a social context. Their concerns need to be validated and corroborated by others. Validation from others is the first step in recognizing the reality of your situation. Once we begin the process of realization the evidence is undeniable and often frightening. The following are some signs that you might be married to someone who is addicted to alcohol or another substance: ▸▸ the need to hide from others substance abuse issues with regards to your spouse; ▸▸ knowing that lies and deceptions stem from the use of drugs or alcohol; ▸▸ the experience of isolation and distance from others because of your spouse’s behaviors; ▸▸ feeling ashamed to share problems about your spouse’s substance use with friends and family; ▸▸ hurt and anger towards your spouse over their attitude change when actively using; ▸▸ distrust of your spouse; ▸▸ questioning your own sanity and judgment because you are trying to believe and love your spouse even though the evidence of their use and abuse is obvious. This is a free, tax deductible home pickup service in South Florida including Martin, Palm Beach, Broward and Miami-Dade counties. All types of household items including: clothing, clothing accessories, shoes, bric-a-brac, bedding, toys, electronics and resalable furniture, etc. are accepted. This program has proven to be successful since it has generated millions of dollars, which has funded numerous grants and programs, therefore helping their goal to end breast cancer.
