This Valentine’s Day, Show Someone You Love Them

E

ach year, on February 14th, millions of people around the world demonstrate their love for someone special by giving Valentine’s Day gifts. While chocolate, flowers or jewelry remain the most popular presents, there are many more interesting options available. People who appreciate sentiment more than financial value may give a hand-written coupon book to their love, complete with “free massage” or “I do the dishes” coupons, to be redeemed by their mate at a future date. Others may give a gift in support of their partner’s passion -- a new 3-wood for a golfer or a set of paint brushes for an artist. Other options include heart-shaped pizzas or twohanded mittens, meant for lovers to keep warm while holding hands (probably not the most practical present here in South Florida). Personally, we prefer the simple Sweetheart candies with “be mine” stamped on the side. No matter what you give, if you give from your heart, your Valentine is sure to be happy. Have a wonderful Valentine’s Day!

The National League of Cities Names Miramar’s Chief of Marketing and PR to its 2017 Information Technology & Communications Federal Advocacy Committee BY JILL SHARPE

T

he City of Miramar’s Chief of Marketing & Public Relations, Natasha Hampton, has been appointed to the National League of Cities (NLC) 2017 Information Technology and Communications (ITC) Federal Advocacy Committee. This committee has the lead responsibility of developing NLC’s federal policy positions on issues involving telecommunications and information systems (and public access to these systems), privacy concerns, cable TV, phone services, spectrum issues, communications tower siting, universal service, broadcasting and defense of city rights-of-way from degradation caused by installation of communications facilities. The appointment was announced by NLC President Matt Zone, Councilmember, Cleveland, Ohio. As a member of the 2017 committee, Hampton will play a key role in shaping NLC’s policy positions and advocate on behalf of America’s cities and towns before Congress, with the new administration and at home. This year’s new committee leadership will consist of Chair David Luna, Councilmember, Mesa, Arizona, and Vice Chairs David Baker, Mayor, Kenmore, Washington, and Gary Resnick, Mayor, Wilton Manors, Florida. In Hampton’s capacity, she will join members from 16 states and represent Florida alongside 5 other new appointees. “As the City of Miramar continues to identify and expand its communications infrastructure, representing the city in this capacity places Miramar at the forefront of information and technology advocacy. I’m honored to accept this appointment for such a progressive and dynamic city,” said Hampton on her appointment to the NLC’s ITC. Police Department’s Operation Blue Squad received 25 boxes of toys from more than 70 tenants in the Miramar Park of Commerce. “With the season of giving in full swing, we wanted to give back in a big way,” said Sunbeam Properties & Development Vice President Maridee Bell. “So we pulled out all the stops with a toy delivery caravan decked out as the Polar Express and our team dressed as elves, Santa and Mrs. Claus. The tenants in the Miramar Park of Commerce were very receptive to the idea and donated so many toys that the Sunbeam Polar Express had to make multiple trips!” Andy Ansin, vice president of Sunbeam Properties & Sunbeam Properties Vice Presidents Andy Development, was overwhelmed with the response from tenants. Miramar Cultural Center and South Florida People of Color Present UNITY360 “What’s Going On: Marvin Gaye’s America” Race Dialogues BY JILL SHARPE

I

n conjunction with last month’s show by Brian Owens, showcasing the music of Marvin Gaye at the Miramar Cultural Center, and the companion exhibit “What’s Going On: Meditations on America” in the Ansin Family Gallery through February 27th, the Miramar Cultural Center and South Florida People of Color are sponsoring two sessions of race dialogues called UNITY360 this month. UNITY360 is a series of guided discussions that will provide for a safe and structured forum for open dialogue about the ways in which race, racism, and prejudice shape our society and impact our daily interactions. The dialogue pairs a carefully selected reading, White Rage: The Unspoken Truth of Our Racial Divide by Dr. Carol Anderson, with a facilitated discussion and workshop designed to identify and deconstruct barriers to inclusion across racial, ethnic, and socioeconomic boundaries. Participants will have the opportunity to learn skills and techniques designed to facilitate interactions and create a foundation for empathy and understanding between people of different backgrounds. “The goal of the UNITY360 dialogue is to promote both self-awareness and group aware-

ness of the sometimes-unintended harm of casual racism and bigotry, and provide participants with tools for diffusing and rejecting bigoted language and behaviors when they encounter them, in hopes of improving the quality of social interactions and community life,” said Roni Bennett, President of South Florida People of Color. The schedule for UNITY360 is as follows: ▸▸ Session 1: Saturday, February 11, 2017, 9:00AM - 11:00AM White Rage: The Unspoken Truth of Our Racial Divide, Dr. Carol Anderson (book) Guided Discussion ▸▸ Session 2: Saturday, February 25, 2017, 9:00AM - 11:00AM White Rage: The Unspoken Truth of Our Racial Divide, Dr. Carol Anderson (book) Facilitated Workshop The sessions are offered free of charge through a partnership between the Miramar Cultural Trust and South Florida People of Color. Registration is required. For more information, call 954-602-4519.

rs. Valerie J. Crawford-Meyer’s 6th grade class at Glades Middle School engaged in holiday greetings with students from four international schools: Lawrence S. Ting School, Vietnam; Bvs Parsi High School, Pakistan; Kaohsiung Municipal Chung Shan Junior High School, Taiwan, and Colegio Cristo Crucificado, Spain. The partner pairing was done from among countries such as Russia, Italy, The U.S. Virgin Islands, Portugal, Botswana and Canada. We were only one of three U.S. schools to participate, and the only Florida school. The students blogged with their counterpart student participants, as best as they could, considering the time difference.

“My students researched the languages of their respective country; created their cards and tried to utilize the language of that country using Google translator,” said Crawford-Meyers. “We received Powerpoints from our partner schools, and in the end—we exchanged Christmas cards. All-in-all, the students discovered that Christmas is not celebrated all around the world, that students in other countries spend far more time working on English lessons than we do; and finally, that they can now correspond with students in other countries who are just like them.” “We look forward to skyping in the classroom next,” she said.

UV Awareness Month Protect Your Eyes BY MICHAEL CHESEN, OD

T

EYE CARE

he majority of Americans are aware of the dangers of Ultraviolet (UV) rays to your skin, (including sunburn and skin cancer) and the importance of applying UV blocking sunscreen and using other forms of sun protection when spending time in the sun. But how many are aware that ultraviolet rays and other harmful types of radiation from the sun are also a risk to your eyes? If you are thinking of leaving the house without proper eye protection, think about this: Extended exposure to harmful UV rays has been seen to be a cause of eye damage.

UV Eye Damage

Exposure to large quantities of ultraviolet radiation over a short amount of time can cause a ‘’sunburn of the eye’’, which results in pain, blurred vision or even temporary blindness. Long-term ultraviolet exposure can result in more serious eye diseases such as cataracts, macular degeneration, and others, all of which can cause vision loss. Just like the real sun, tanning beds pose a serious risk of overexposure to UV.

MIRAMAR The Fountains of Miramar (Next to El Fogon) 2909 Dykes Rd., Miramar, FL • 954-437-9733

www.mirvision.net

UV Eye Protection

To shield your eyes from harmful UV rays, sunglasses should block 100 percent of UV light. Look for sunglasses labeled ‘’UV 400’’, which indicates that they block all light rays with wavelengths up to 400 nanometers (which includes both UVA and UVB rays, both known to enter the atmosphere). You also want to choose sunglasses with full eye coverage. Sunglasses with side protection can block dangerous UV rays from coming in through the rear of the sunglasses. You don’t have to empty your pockets to have proper UV defense, but it’s essential to be certain the sunglasses give full UV defense. Many lessexclusive brands do offer proper UV coverage. Further, as well as keeping your eyes protected from the sun’s harmful rays, trendy sunglasses are at the height of fashion. Pick up a pair (or two) and let the sun shine down! For more information on UV protection, call Dr. Chesen’s Miramar optometric office at 954-437-9733. The office is located at 2909 Dykes Rd., in the Fountains of Miramar Shopping Plaza.

Expect a Moderate Housing Market in South Florida in 2017

Perfect Finish!

JANUARY 2017 | OUR FEBRUARY 2017 | OURCITY CITYPEMBROKE MIRAMAR PINES

BY PATRICK SIMM

REAL ESTATE

Don’t … …RESTORE to the

W

ith South Florida’s housing market in the midst of a shift, it continued to sluggishly linger on towards the latter part of 2016. Interest rates increased slightly towards the end of the year, while home prices continued to appreciate just above the historical average of 5%. So, what trends can we expect with the housing market in 2017? Most recently, the Realtor.com 2017 national housing forecast placed South Florida among the slowest-growing of the Top 100 metro areas. It ranked South Florida as No. 71 with a sales volume increase of 4.17% and a price increase of 3.98%. I am guessing that home values will continue to appreciate at or slightly above the historical average, while interest rates are expected to continue its recent upward movement. Both of these variables will most certainly continue affect potential homebuyers in 2017, resulting in home sales experiencing moderate growth. South Florida’s housing inventory will remain a key challenge, as homeowners continue to “stay put” due to affordability issues. I expect sellers to remain unrealistic through the first quarter of the year, not realizing that the market, not the seller, determines the fair market value of a home. With 10,000 baby boomers across America retiring on a daily basis and more millennials reaching their prime home buying age, housing experts expect a first time homebuyer purchase-oriented market and are optimistic that these millennials will be enough to keep the housing momentum going in 2017. What I can certainly predict with the South Florida real estate market is that there is no “bust” in sight. All the variables point to a cooling off of the once red hot seller’s market - a much needed ingredient for sustaining a healthy market. Interest rates are still low hovering around the mid 4%. We have tremendous corporate growth and low unemployment. South Florida is an international destination for vacationers, attracting home and condo purchaser from all over the world. It still remains the “melting pot” for international and second home buyers. Lastly, don’t forget that we’re the Sunshine state. Our weather is second to none and extremely attractive to millennials entering the first time home buyer market and to the millions of baby boomers entering their retirement years! I would like to take this opportunity to sincerely thank the residents of Miramar and Pembroke Pines for their continued support in 2016 and, more importantly, throughout the last decade and a half that the Simmsational Real Estate Group has served the residents of Southwest Broward County. Reasons Why You Should Not Try a Do It Yourself Foreclosure Defense BY OMAR J. ARCIA, ESQ. · FORECLOSURE DEFENSE AND BANKRUPTCY PROTECTION ATTORNEY

W

e have counseled hundreds of clients through the years. The most significant mistake homeowners make when faced with a foreclosure case is that they wait until the very last minute to contact an experienced attorney. Many homeowners think that, just like fixing a leaky faucet at home, they can defend themselves in a foreclosure proceeding to save their home. Here are several reasons why you should not try a do-ityourself foreclosure defense. Florida’s “Fair” Foreclosure Act (Florida Statutes §702) makes it far easier for lenders to get families out of their homes. Under current Florida law, the burden has now been placed on homeowners to prove that the bank does not have the right to foreclose instead of the bank being required to prove that they are entitled to a foreclosure. Homeowners now may have as little as 20 days to organize their evidence and present that proof to the court, whereas before they had years to develop their case against the lender. Some of the legal defenses to a foreclosure are highly technical, changing, and require specialized knowledge. By far, Florida leads the nation in completed foreclosures during the last 12 months with over 50,000, according to Core Logic. It is clear from these numbers that our courts are doing everything within their power (and beyond) to “flush” foreclosure cases out of the court system as quickly as possible. The “rocket docket” system implemented in many jurisdictions to dispose of hundreds of foreclosure cases daily is just one means of accomplishing this goal. Courts are also randomly setting cases for trial that are not ready for trial. Homeowners that are unprepared to defend their case find themselves forced to accept a final judgment of foreclosure and a judicial sale of their home in as little as just 35 days. A recent decision by the Florida Supreme Court discussed in an earlier edition of this column also has paved the way for lenders to sue homeowners, even though more than five (5) years have passed since a payment was made, and even if the lender previously lost a foreclosure case under the same loan. Preparation is the most important step you can take right now. Quite simply, your timeframe to save your home has been SHORTENED. Organize all your closing documents, mortgage statements and every communication you’ve had with the bank. Then, contact the The Arcia Law Firm. This way you can work with an attorney to ensure that your rights are defended quickly and fully. We will work with your individual financial needs to ensure that you are able to afford legal representation throughout this difficult process. The attorneys at the Arcia Law Firm are privileged to successfully represent hundreds of homeowners in our community. We have foreclosure defense, loan modification and bankruptcy departments all in the same office. We will gladly refer you to our satisfied clients so you can be confident in your decision to hire our Firm. If you are struggling to make your monthly mortgage payments, if you are in the middle of a frustrating loan modification process, or if you just received a foreclosure summons, contact the Arcia Law Firm today at 954-437-9066 to schedule a free personal consultation with Omar Arcia, or visit www.arcialawfirm. com to schedule your appointment online.

Lots to Look Forward to in Miramar BY WAYNE M. MESSAM

H

ello Miramarians! I am so excited about what’s in store for our great city in 2017! One of my continued priorities for the upcoming year is Economic Development and Job Creation. To prepare for this focus, in the past year, I have visited a number of companies based in Miramar - those that are new relocations to our city as well as those who have expanded their operations as a result of their success in our great city. Many of these companies are in aviation, telecommunications and biosciences. My visits allowed me to hear from these firms to see how our city government can assist in their continued success. Also during my visits, a number of them have stated that they have open positions and would like to fill with people located in the Miramar area. This seemed an ideal opportunity to put various connections together - in particular, qualified residents looking for jobs and companies in search of people to fill their open positions. To assist candidates best prepare for opportunities and professional development, my office has partnered with Nova Southeastern University to develop programs that will provide needed training for these positions. With that in mind, we will hold our next “Let’s Talk” – Jobs! on Wednesday, February 22, 2017 from 6 p.m. to 9 p.m. at City Hall. Find out how Miramar has attracted some of the best companies in the country and how you can prepare and land one of their high paying jobs. Get set for the Mayor’s Annual 3K Walk/Run and Health Fair taking place on Saturday, March 4, 2017, from 8 a.m. to 1 p.m. at Town Center. This community wide family event is designed to get Miramar Fit. This year, we have added yoga to the activities and hope you will join us whether you are a couch potato or full on marathon runner! Memorial Healthcare Systems and Joe DiMaggio Children’s Hospital will again participate and provide free health screenings. In addition, attendees can participate in cooking demonstrations, spinnercise and aerobics. Last year, over 800 people participated in the day’s activities and we anticipate over 1000 will come and commit to being #MiramarFit! For additional information about either of these events, please contact my office at 954 602-3198 or via email at elaroche@miramarfl.gov The City of Miramar’s Adult Day Care Center received its official license for operation and is now providing aid to our residents who are in need of these services. To learn more visit our Social Services Department website at MiramarFL.gov/442/Social-Services. An update regarding the Oil drilling application filed by Kanter Real Estate to drill for oil in Miramar: The Florida Department of Environmental Protection rejected the application which was a good start. At this time, Kanter has appealed the rejection but the City of Miramar with our supporters, will continue to oppose this request and keep you updated with information. We should all be excited about all that is taking place in Miramar – More homes are being built, more businesses are opening and events continue to help make Miramar a destination location. Let’s make 2017 the best year yet. In Service,

Wayne Messam, CGC, LEED AP, BD+C Mayor

Heart Smart Lifestyle Changes: Reduce Heart Disease Risks As the number one killer in the United States, heart disease continues to pose a significant risk for all Americans. But, what if you discovered that initiating simple David Lopez, MD lifestyle changes could make a world of difference in preventing the disease? Well, it’s a fact. According to the American Heart Association (AHA), making healthier lifestyle choices can substantially reduce your risk of heart disease. “Small lifestyle changes may have big impact on reducing the risk of heart disease, and aid in prevention overall,” says Cleveland Clinic Florida cardiologist David Lopez, MD. Sounds easy, doesn’t it? Anyone can make healthy lifestyle changes. Simply making smarter choices in diet and exercise is a great start. For example, in general, everyone should get 30 minutes of moderate activity each day. Dr. Lopez shares that being sedentary, or not moving, increases the risk for many chronic health illnesses, including heart disease.

Since regular, moderate physical activity promotes a healthy vascular system, remaining active can be considered a huge step in the right direction towards prevention. “The key is to start slowly and to build up endurance, increasing to 30 minutes of exercise three to five times weekly,” recommends Dr. Lopez. Overall, healthy lifestyle changes that have a positive impact on reducing the risk of heart disease include:

What can you do to improve your heart health? Know the risk factors, and be sure to talk to your doctor about the ones that apply to you. Dr. Lopez adds, “It’s never too late to evaluate your lifestyle choices, and make positive changes. Every healthy change you make can increase your quality of life, and help you live longer.”

Are You Ready?

Estate Planning is a Team Sport

O

ften when I meet with new clients, I discover that they may like to do things by themselves. By investing online at E-Trade, or using Turbo Tax in lieu of a CPA for their returns, they are saving time and not “wasting” money. Purchase insurance or an IRA without an agent? Easy to do. And through the extensive marketing of sites such as Legal Zoom, you can now download a will, trust, and advance legal directives. Why hire someone when you can do it by yourself, for less? As inexpensive and efficient as these sources can be, they all lack a very important element: counseling. Estate planning and decisions regarding taxes, investments, insurance, and disability are daunting and complex. Knowing what you don’t know is critical. One way to keep you on track as your world changes is to build a “team” of professionals who can offer real financial and legal counseling. Who are the members of your team and how do you choose them? Your team members may be a CPA, financial planner, attorney, banker, stockbroker, and perhaps an insurance advisor. The first step in selecting a professional might be a recommendation by a friend, colleague or an existing member of your team. It is also important, no matter who may refer you, to do your own independent research. Schedule a consultation. Ask questions. Check qualifications. There is never a substitute for experience and competence, but also consider if this is someone you feel comfortable with. Your goal is a long-term relationship. When it comes to estate planning, a qualified estate planning attorney offers more than simply producing documents for your signature. Their value is in the counsel provided. While you may save money in the short term using an online service, or even an attorney who just dabbles in estate planning, your heirs may be left to clean up any mistakes that may have been made. Are there any other factors you should consider? One issue currently getting a lot of attention is the term “financial advisor,” commonly used by stockbrokers, insurance agents, or someone who sells mutual funds or annuities. Actually, anyone can add that title to their name, and it certainly does not make them an expert. A Certified Financial Planner (CFP) however, is a positive indicator that you will be provided with objective financial guidance. But even those with the CFP designation may not be a good fit for you. Do your research. A basic rule of estate planning is thinking about how your loved ones will handle their financial affairs after you are gone. Consider leaving behind a team to provide consistent, reliable and supportive counsel and advice to you now, and then to assist and guide your loved ones later. Estate planning is a deliberate, premeditated act of love. Life can change in an instant. What are you waiting for? Bruce Iden earned his J.D. from George Washington University National Law Center and his L.L.M in taxation from the University of Miami School of Law. He has been practicing in the area of estate planning and probate and trust administration for over 30 years. For more information, or to schedule a complimentary estate-planning consultation with Mr. Iden, please contact Iden Law Offices at (954)885-0085.
