Happy New Year!

A

s the holiday season comes to a close and

we return to our daily work routines, the Happy New Year toasts slowly fade away. We are trying to recover from all the festivities of the season, the get-togethers with friends and families and the holiday feasts. Now, we wonder what the new year has in store for us. While we are making resolutions to better ourselves, we should remember that the most important improvement to our daily lives is to spend more quality time with our family and friends. To enjoy each other’s company and companionship, to truly listen to each other’s concerns, and to offer understanding and a helping hand are resolutions all of us can achieve. Therefore, let me make one last toast to 2013: “Appreciate your family and friends!” Have a Happy New Year from all of us at Our City Weston and the Town Times magazines.

Hit the Links or Run a 5K to Help Community Organizations By Julie Levin

W

ith a day on the links, residents

can help raise money for badly needed youth sports programs in Miramar. The Miramar Police Athletic League will be hosting its 14th Annual Golf Tournament January 11th and they are urging golfers of all skill levels to come join them. “It’s a beautiful day of golf and it is for a great cause in their city,” said Ann Lee, Program Director at the Miramar Police Athletic League. The annual tournament will be held at the Bonaventure Golf & Country Club, located at 200 Bonaventure Boulevard in Weston. At least 120 golfers are expected to turn out for the tournament, which will be a standard scramble format. Registration begins at 11:00 a.m., with a shotgun start at 12:20 p.m. Following the golf, there will be an awards banquet with raffle prizes, silent and live auction and dinner in the Bonaventure banquet dining room. “Our signature is that everyone goes home with something, whether it is a bottle of wine or a gift card,” said Lee. The tournament is the major fundraiser for Miramar PAL, and the proceeds will help fund their youth sports programs, summer camp, afterschool programs and more. Incorporated in 1989, Miramar PAL provides year-round

educational and athletic youth related activities to youth between the ages of 3 and 17 years old and their families. Students over the age of 17 also serve as volunteers in the senior PAL program while adult volunteers serve as mentors, tutors, coaches and referees. The group runs in cooperation with the Miramar Police Department and City of Miramar. If golf is not your thing, you can also help Miramar PAL and the Rotary Club of Miramar-Pines by taking part in the Miramar-Pines Rotary Foundation 5-10 K Run January 19th. The two organizations are partnering together for the annual run/walk which drew 300 competitors last year. The event will lead runners on a certified course through Sunset Lakes/Silver Lakes and other areas in the city. The proceeds will go towards Miramar PAL and to the Rotary Scholarship fund. The Rotary Club of Miramar-Pines is part of an international organization that operates in more than 160 countries. They organize and direct efforts that significantly focus on young people. For more information on the run/walk, contact Bob Bell with the Rotary at 954-240-2144.For more information on the golf tournament, visit the Miramar PAL website at www.miramarpal.org or phone them at 954- 602-4783.

great price,” said Goltz. The event began nine years ago as a fundraiser and networking event for the Miramar Pembroke Pines Regional Chamber of Commerce and has grown every year. “We do it because it is good for our members and we get to showcase a lot of great restaurants,” said Goltz. New this year, the Chamber will also be offering a coupon book including offers from 30 restaurants from Miramar, Pembroke Pines and surrounding areas. The proceeds will be used to raise money for their scholarship fund. Created in 1969, the Chamber is committed to providing a variety of venues to assist the business owners of our region to become better businesses by becoming better business leaders. The 9th Annual A Sip of Wine, A Taste of Heaven is open to community. It will be held Saturday, March 16 at Miramar Town Center, located at 2300 Civic Center Place in Miramar from 7 p.m. to 10 p.m.

to do a little networking, make sure you buy your tickets to one of the area’s largest wine and food tastings. The 9th Annual A Sip of Wine, A Taste of Heaven event is being prepared for March and organizers say it promises to be plenty more than just great food and drink. “I think it is probably the largest business networking event in the Miramar-Pembroke Pines,” said Robert Goltz, President/CEO of the Miramar Pembroke Pines Regional Chamber of Commerce which is hosting the event. The 9th Annual A Sip of Wine, A Taste of Heaven will be held March 16 at Miramar Town Center. An estimated 1,5000 people are expected to mingle while enjoying food prepared by the chefs from more than 30 local restaurants, as well as drink supplied by Premier Beverages. There will also be live entertainment, including the jazz band “Brass Evolution”, and a silent auction. This year’s lead sponsor will be Memorial Hospital Miramar. The event is open to the community and Goltz is encouraging members and non-members alike to join them. “It’s More than 1,500 people turned out last year for the food and wine tasting event going to be an enjoyable evening, at a

Mayor’s Message

Community News

Make 2013 the Best Year of Your Life Church Carnival Ready

D

ear Miramar Residents:

Many of us will be taking advantage of the new year to make resolutions in the hopes of making our lives better. Maybe we’ll resolve to exercise more, waste less, recycle more, eat healthier, develop a new skill, be more active, or even meet new people. As the New Year begins, I propose that we look at it as the point in our lives where we sincerely take action to make changes to have a better quality of life. My challenge to you all is to make 2013 the best year of our lives. And your City can help you achieve all these resolutions through its “Green Initiatives”. One of the City’s efforts to improve our residents’ lives was to implement environmental initiatives that not only help us, but our planet as well. One of the first efforts was the Miramar Community Garden located at Fairway Park. Started in 2010, it allows residents to learn about micro-farming systems and to grow fresh produce to include in their diets. Next, the City partnered with Memorial Miramar Hospital to help open the City’s first farmers’ market. Located at Memorial Miramar Hospital, the market opened on Sunday, September 23, 2012 and has been open every Sunday 9:00AM to 2:30 PM since then. The market hosts fresh produce vendors along with a wide variety of products. The City also has partnered with Broward County to help spread the Go Solar! Program. The program promotes the installation of solar panels on residential and commercial buildings. Their next outreach event is scheduled for January 25-26, 2013 at the Broward County Convention Center where they will highlight the success of the program and provide more information to people who are considering installing solar panels. Finally, in an effort to encourage more recycling, the City will be implementing a recycling program at Miramar Regional Park for the upcoming soccer season. It is expected that the effort will be large enough to warrant volunteers to help handle all the recyclable materials generated during soccer matches. These are just a few initiatives that the City has implemented to not only be better stewards of the environment, but also to encourage better living among our residents. When you think of the exercise you can get from gardening in the Miramar Community Garden or shopping for fresh produce at the Miramar Farmers’ Market, living a healthy life isn’t that hard. In fact, these initiatives can also help you keep those resolutions we mentioned earlier. Have a happy and healthy new year. Warmest regards, Lori C. Moseley Mayor

The 3rd Annual Blessed John XXIII Roman Catholic Church Carnival will be held next month and organizers predict an even bigger event than last year. “Last year we had 18 rides, this year we are going to have 22 including more for teen riders,” said Omaida Barroso, one of the carnival co-chairs.

But it was a wonderful carnival and we hope to see a repeat this year,” she said. Guests came not only for the rides, but food, dancing, games, raffles and a chance to win a new car. Entertainment will be provided by a DJ, local bands, dance schools and more. Barroso said proceeds raised during the carnival will be used for the church’s building fund. The carnival is open to the community. “It’s a great way for parishioners and the community to come together,” she said. The Blessed John XXIII Roman Catholic Church Carnival will be held February 14-17 at the church. Kiwanis Club Lends a Helping Hand in the Community By Julie Levin

M

any local families in need got a boost from the Kiwanis Club

of Miramar/Pembroke Pines this holiday season. The club, which has served the community for 20 years, held its annual Adopt-A-Turkey project again this year, providing a week’s worth of food for more than 80 local families. “We started doing this project 18 years ago when we fed 5 families, but it has evolved into something much bigger than that,” said Club President Caroll Neita. The club’s members gathered just before Thanksgiving at Miramar Fire Station #70 to sort the food they had collected at food drives and pack them into boxes. In addition to the food, gift certificates to the grocery store also went in the box. The Kiwanis Club raises funds by selling “adoption certificates” for $10, which lets donors “adopt a turkey” for a family. The funds go toward buying additional food items, as well as the gift certificates. The names A portion of the groceries collected at local food drives of the families in need are provided by social service workers, code enforcement, and/or local school counselors. Neita says Kiwanis is a great way to become involved in the community. They are a dedicated group of volunteers who strive to serve their neighbors and children and create a positive impact one child at a time. The Miramar/Pembroke Pines chapter plans many Volunteers work the line to fill the boxes service projects throughout the year and raise funds to provide college scholarships for local high school students. They are also dedicated to the next generation of leaders by sponsoring several service leadership programs in local schools, including Key Clubs at Flanagan, Everglades, and Miramar High Schools and a K-Kids Service Club at Pines Charter West Elementary. New Youth Program Takes a Swing at Tennis By Julie Levin

D

ean Hall has played tennis since he was a young boy. Now the

experienced tennis pro is trying to make the sport he loves accessible to youngsters throughout the Miramar community. Working with the City of Miramar’s Police Athletic League, Hall has created the American Tennis Academy, a non-profit designed to provide affordable developmental tennis programs to youngsters regardless of financial means. “The more we expose the need and the opportunity, I feel confident that we are going to support some very talented kids in Miramar,” said Hall. Hall created the program, which is based at Miramar Youth Enrichment Center, because he noticed many minority families struggling to meet the financial demands of the sport of tennis. Through the Academy, he hopes to not only introduce children to the sport in an affordable way, but also use tennis as a way to bring awareness to more serious issues in community. As a way of introducing both, the academy held their 1st Annual Tennis vs. Child Hunger event November 17 at the center, asking guests to bring either a $5 donation or $5 worth of perishable food that went to local food banks Dean Hall leads one of the tennis clinics at the event

for Thanksgiving. The days’ events included a talent showcase, free kids and adult tennis clinic for all levels, Police vs. Firefighter Tennis Challenge and more. Hall started playing tennis at the age of 11 in 1971 through the National In the swings of things; students hone their skills on the court Junior Tennis League, which was started by tennis great Arthur Ashe. He went on to a full scholarship at the University of Evansville, where he played in the #1 spot. He’s hoping his American Tennis Academy can give local youth the same opportunity. The academy underwrites the costs of training and development through corporate sponsorships, grants, donations, and fundraisers, but more help is always needed. “Tennis is a sport these kids could excel in, but they have to have the right type of support system in place to give them the opportunity,” he said. The American Tennis Academy will host its 1st Annual Martin Luther King Jr. Holiday Charity Tennis and Golf Event, benefiting The VFW Post 8195-Stone of Hope Project Community Youth Program, January 19-21 at the Miramar Youth Enrichment Center & Lakeshore Tennis Center. For more information about the American Tennis Academy, contact the Miramar Youth Enrichment Center at 954-602-4780 ext 0, or Dean Hall at 561-303-1792. You can also visit them on Facebook at American Tennis Academy-South Florida.

Workshops to Show Seniors How to Navigate Online for Better Health By Julie Levin

T

he web can be a wealth of health and wellness material, but

only if you know how to access it. That’s why a series of workshops is being planned to help seniors navigate their way to better health online. The PC training workshops, called ”Healthy Aging Resources on the Web” will be held at the Miramar Branch Library beginning in February. They are being sponsored by the Friends of the Miramar Library to help seniors take better control of their health and well-being. “Seniors can have multiple health conditions and they need quality health information so they can work better with their primary care physician,” said Dr. Mary Howrey, a member of the Friends of the Miramar Library who is also the Library Director with DeVry University South Florida in Miramar.

and gluten free products, coffees, fruit and vegetable juices and smoothies, local honey and more. The intimate venue means shoppers get a chance to meet the farmers who harvest their vegetables or the artisan who made the fresh bread. Organizers say it harkens back to earlier years, where people shopped in small stores rather than large markets, and had a chance to know their food vendors and more about where their food came from. Promoting healthier living as been part of an on-going theme in Miramar, and Mayor Lori Moseley says the Famers Market is a big part of that. “Knowing what happens in between the “food-to-table” process, gives us an

understanding of where our food comes from, who produced it, how many times it has been handed off, and how it is grown. The more natural and local, the better the quality, flavor, freshness and health factor,” said Mayor Moseley. It is also proving to be a great way to introduce children to the idea of healthier living. At the Farmers Market, kids get to see the chickens where their farm fresh eggs come from. Southwest Ranches grower and certified master preserver Jessica McLeary produces Scotch Bonnet Peppers and hot pepper jams and the Miramar based Chirino family brings ethnic delicacies such as Greek Gyros, Cuban Tamales, Colombian Arepas, and Venezuelan Hallacas. Each week, there are also cooking demonstrations, healthcare education, health, wellness and fitness services as well as themed entertainment. Organizers invite everyone to stop by for breakfast, enjoy the entertainment, or come for the weekly shopping. The Market is located at 1901 SW 172 Avenue, Miramar, Florida 33029. It will be held every Sunday until May from 9:00 a.m. to 2:30 p.m. For more information please call 305-318-6148.

Conducted by Howrey, the February 9th workshop will provide an overview of two free quality health information sites offered by the National Institutes of Health and the National Library of Medicine—MedlinePlus.gov and NIHSeniorHealth.gov. Both sites provide a wealth of information, including directories of local health care providers, videos, and information on different medical conditions. NIHSeniorHealth. gov. is even adaptable for seniors having problems with seeing or reading. “The number of seniors is continuing to expand and a lot of our seniors do not own a PC. Literacy with PC’s will give them the ability that will help them improve the quality of their health,” said Howrey. Seniors are invited to bring along their personal laptop with wireless card, a tablet (such as an iPad or Kindle Fire), or a smartphone, to access the online resources introduced via the Library’s wireless network. Technical assistance will be provided by volunteers from DeVry University South Florida and Chamberlain College of Nursing at the February 9 workshop. A Healthy Aging Expo with representatives from local social service organizations and companies serving seniors will also be offered in the Library’s main lobby and balcony. The first “Healthy Aging Resources on the Web” workshop will be held Saturday, February 9 at the Miramar Branch Library, located at 2050 Civic Center Place, Miramar, from 1-3 p.m. Three additional Healthy Aging Resources on the Web PC workshops will be held on February 23, March 9 and March 23 from 10:30 a.m. – 12:30 p.m. also at the library. There is no charge, but seniors and caregivers must register by calling the Miramar Branch Library Adult Services Department at 954357-8090, option 3.

efore they sat down to their own holiday meals, students at

Glades Middle School in Miramar once again learned a hands-on lesson on what it means to give back to their community. The school was one of the distribution points for the 2012 Harvest Drive, a yearly event that provides badly needed food and supplies for families in financial crisis. This year, school officials say Harvest Drive at Glades Middle School helped to provide an estimated 210 families with a week’s worth of groceries, plus a gift card to purchase a turkey and other items for Thanksgiving. The Glades Harvest Drive incorporates the efforts of 23 south area schools, and became one of ten distribution point for the countywide Harvest Drive three Glades Middle School Principal Krista Herrera years ago. In their first year, they and 8th grade Social Studies Teacher Jayme Sheets help prepare the shopping bags assisted close to 50 families, a number that has now soared to 200 in the south area alone. All told, Harvest Drive officials say the project fed 2,000 families countywide. The Glades effort moved into high gear November 13 when the participating schools dropped off the food they had collected for the drive. On November 14, Glades Middle students began sorting and organizing the donations. On November 15, they created a small “grocery store” in the gymnasium where they shopped Shopping bags were laid out across the Glades gymnasium to help prepare a week’s for each of the families selected. worth of groceries for the families The families arrived to pick up the groceries and gift cards later in the day. Coordinator Jennifer Lostumbo says her students are the ones that make the project work. “I encourage them by creating a culture of giving at our school, making it fun and make it the ‘cool’ thing to do,” said Lostumbo, who teaches 8th grade Gifted/ Advanced Language Arts and is also the Peer Counseling Coordinator. The Harvest Drive is a yearlong project that culminates in a charitable event that takes place in 170 Broward County Public Schools every Thanksgiving. Students, churches and temples conduct drives and supply the Harvest Drive with the non-perishable food, which is then distributed to the families. It began at Country Isles Elementary School in Weston 20 years ago, but now incorporates fundraising efforts and collections from across the county. Since its inception, graders Luis Olivo, 13, Daniela Lin, 13, Jonathan its theme has been “Children 8th Diaz, 13, Lege Rozier, 13, Erykah Dacres, 15 getting ready to help bag the donated groceries. Registration Underway for Popular Pee Wee Hoops League By Julie Levin

J

anuary is the month to sign your little one up for one of

Miramar’s most popular sports leagues. Registration is open now through January 30th for the 2013 Pee Wee Basketball League. The program is designed as an introduction for children ages 4-7 who are interested in learning basketball, and rosters fill up fast. “Between both locations at our Miramar Youth Enrichment Center in the east and the Sunset Lakes Center in the west, we have over 500 kids,” said Billy Neal, the Athletics Coordinator for Miramar.

The league runs ten weeks and begins February 2nd. Before they take to the court, the youngsters are taught the basics of the games. The first two weeks, the children move through different stations where they do drills on dribbling, passing, lay-ups, jump shots and proper footwork. “The drills are to get them acclimated to playing the sport of basketball and knowing how to play,” said Neal. The following weeks the kids are on the court playing modified basketball games with lowered baskets. The 4 and 5 year olds play half court, while the 6 and 7 year olds play full court. Nobody keeps score and the emphasis is on having fun, while learning. “The coaches are on the floor showing them what to do, and what not to do. It is just a basic learning of fundamentals of basketball,” said Neal. The children are put onto different teams, each of which is given the name of a popular pro team. Neal said many times parents pack the gym wearing the team logo in support of their youngsters. It is a lot of fun and a great feeder program into our other young leagues,” Neal said. “We want to keep the cycle going of kids playing ball.” There are also opportunities for parents and students to get involved in the league by becoming volunteer coaches. Registration runs thru January 30 at Sunset Lakes Community Center, located at 2801 S.W. 186 Avenue and the Miramar Youth Enrichment Center, located at 7000 Miramar Parkway. The cost for Miramar residents is $50 and $60 for non-residents. All participants must bring a copy of their birth certificate and proof of residency to registration. Money orders preferred, cash will not be accepted. Registration includes a uniform and trophy. Choosing the Right Specialist for a Young Athlete with an ACL Rupture By Al d e s imone , MD

A

nterior Cruciate Ligament (ACL) ruptures

remain one of the most devastating injuries to the young competitive athlete. The ACL is the major supporting ligament within the knee joint providing stability to the knee during running, cutting and twisting sports. Though a traumatic collision with another athlete can cause a rupture to the ACL, a sudden alteration in speed and/or change in direction can also predispose an athlete to this injury. The athlete will often describe a loud popping sensation within the knee joint and experience severe pain, swelling and weakness combined with an inability to ambulate. Diagnosis is usually made by obtaining a proper history of injury and by performing a thorough clinical examination of the involved knee. X-rays and MRIs are extremely beneficial during this evaluation and will often help rule-out concomitant injuries to the adjacent ligaments, menisci and/or cartilage. The goal of treatment is to return the athlete back to his or her prior level of activity, including competitive sports. One may consider conservative/non-operative treatment for those patients that are extremely sedentary and inactive in athletics. In this incidence, treatment may include rehabilitation, bracing and restriction to certain activities. For those individuals who are competitive athletes and participate in high-demand twisting sports, surgical ACL reconstruction is the treatment of choice. Over the last several years, I have seen numerous patients with surgical failures from prior ACL reconstructions that have been referred to my office for further consultation and revision surgery. Having performed over 1,700 Anterior Cruciate Ligament reconstructions and over 200 revision surgical procedures, I remain convinced that this procedure is extremely technical and should be treated with state-of-the-art surgical technique and attention to detail. Though re-injury may be a common cause of failure subsequent to ACL reconstruction, technique related failures are commonly seen and can often occur from improper graft selection, tunnel placement, graft tensioning, and/or methods of fixation. Timing of surgery and proper postoperative instructions, including return to athletics, also play a significant role in prevention of re-injury. In concordance with the literature barring any anatomical or growth related considerations, I prefer to utilize bone-patella tendon-bone autograft for the young, high-demand athlete. Treatment of an Anterior Cruciate Ligament rupture continues to be a challenging problem for the high school, collegiate and community athletes. It is imperative that young individuals (and parents) understand the importance of pursuing treatment by an experienced surgeon, preferably with a subspecialty interest in knee ligament reconstruction. Failure to do so may predispose an athlete to additional surgery and prevent return to sports in a timely manner. Al DeSimone, MD is a Board Certified Orthopedic Surgeon. He is Sports Medicine Fellowship Trained in Shoulder and Knee Ligament Reconstructive Surgery. Dr. DeSimone is a partner in the Sports Medicine Associates of South Florida P.A. He practices at the South Florida Institute of Sports Medicine at 1600 Town Center Blvd., Suite C, in Weston. For more information or to schedule an appointment, call (954) 389-5900.

Real estate

2013 Real Estate Market Forecast By Patrick Simm

W

ith all that has transpired in the real estate

arena within the past 12 months, how can anybody continue to be skeptical about the future of Real Estate in South Florida? For all the pessimists that still exist, what will it take to convince you that we are well on our journey to an all-out housing recovery? South Florida’s housing market has experienced rising home prices for 12 consecutive months and is predicted to continue its momentum into 2013. The market will keep getting better, especially for sellers. Strong demand and a shortage of available homes will continue to push prices higher and give sellers more negotiating power. At the end of November 2012, there were approximately 4,373 single family homes for sale in Broward County. This is approximately 50% of the inventory that was available a year earlier. Of these available homes, 18% (787) were Short Sales and 6% (265) were bank owned REO’s. The remaining 76% (3,321) properties were being sold by conventional sellers with equity in their homes. Even with rising home prices, we will continue to see favorable housing affordability conditions over the coming year, as interest rates are expected to remain attractive. The economy nationwide is still stressed, which leaves you wondering where all the buyers actually coming from. As downtrodden as one may think our economy is at the present time, the economies of most other foreign countries are even more distressed. Unstable political conditions in many foreign countries also make investing in the US, and in South Florida in particular, a far more secure option for foreigners. Without a doubt, we still have challenges in Real Estate that will require some time to resolve. But, as we begin the New Year, I am confident that the momentum will continue, bringing more and more rewards to South Florida’s Real Estate Market in 2013. I would like to take the opportunity to sincerely thank the residents of Miramar and Pembroke Pines for their continued support during 2012, and more importantly, throughout the last decade that the Simmsational Real Estate Group was formed to ultimately serve the residents of Southwest Broward County. As a consequence of Southwest Broward’s unremitting confidence in our professionalism and knowledge of the real estate market, we respectfully continue to achieve outstanding results beyond expectations (over 100 homes sold in 2012). As the Team Leader/Managing Director, I am surrounded by a core group of knowledgeable and experienced real estate professionals. This is an achievement that started as a “dream” just a little over 10 years ago. With continued assurance in our ability to fully accomplish your real estate goals, we look forward to serving the residents of Miramar and Pembroke Pines for the future years to come! Newest Laser Treatment for Foot Fungus

G

By Neal M. Bullock, DPM, PA

enesisPlus is a safe, effective laser treat-

ment for toes and feet, which is provided in a private office setting. Proven to be both a safe and effective solution, as well as FDA approved, GenesisPlus treats nail infection (onychomycosis), more commonly known as toenail fungus. The most common sources of infection include swimming pools, public showers, gyms and nail salons. Tight fitting shoes and nail trauma can lead to infection also. Genetic susceptibility, poor health and increasing age are also factors that increase the risk of nail infection. It is important to watch for these common signs: ▸▸ discolored nails ▸▸ yellow streaks under the nail ▸▸ distorted or thickened nails ▸▸ brittle/ crumbly or ragged nails ▸▸ separation of nail from underlying skin ▸▸ build-up of debris such as nail fragments or skin under the nail ▸▸ white spots or streaks on the nail surface

If detected, you have become an excellent candidate for GenesisPlus. GenesisPlus passes through the nail and the surrounding tissue with no adverse effects. The laser light is absorbed by the pigment in the fungi, which causes the pigment to heat, and this kills or damages the fungal organism. The treatment can result in your nails growing normally. A single treatment session takes approximately 40 minutes to treat five to ten nails. Most patients show improvement after one treatment and total number of treatments can vary. Most patients describe the procedure as being comfortable with a small hot pinch at the end which resolves quickly. The majority of patients can resume normal activities immediately. Successful treatment results in new nail growth and healthy nails, which may take up to 12 months. Dr. Neal M. Bullock’s office is located at 17013 Pines Boulevard, in Pembroke Pines. Estate Planning Matters By Lawrence Levy, Esquire

D

ear Neighbors, First let me wish you a Happy

and Healthy New Year. Now, let me ask you, why haven’t you come to see me yet to put your estate plan in place? As an attorney who has specialized in the area of estate planning for over 15 years, I have many stories. Let me tell you a cautionary tale. Two years ago I had an occasion to meet a young woman with a three year old daughter. She came to see me because her husband of seven years had recently passed away after a brief stay at a local hospital for treatment of pneumonia. Her husband had not planned for his demise leaving his wife with more questions than answers. Due to the fact that her husband had assets titled in his sole name, a probate estate administration had to be initiated in order to transfer her husband’s assets to his beneficiaries. Since her husband had not executed a Will at the time of his death, Florida law dictated who was to receive his estate. This presented an unintended consequence. Under Florida law, both this young woman and her daughter were the beneficiaries of the estate (contrary to popular belief, the surviving spouse does automatically receive 100% of a deceased spouse’s estate). Further complicating the situation, as the daughter was under the age of 18, a guardianship had to be established for the benefit of their daughter. The guardianship meant that the Court would be involved in all decisions regarding the child’s property until the child turned 18. What made the situation more complicated still is that all of the husband’s assets were real estate holdings, so that whenever a property was to be sold, the judge had to approve the sale on behalf of the guardianship and on behalf of the estate. Needless to say, the fees were significant not to mention the delays in putting the husband’s affairs in order. And all of this occurring while this young woman was trying to cope with her husband’s death and raise her daughter. Had this young couple had their estate plan in order, the fees and delays could have been avoided. However, there is very little, if anything to be done after a person has passed away. And this bothers me because I know I could have helped this couple avoid this situation if they had come to see me when they began their family. Most likely, they didn’t come because they were a young family and thought that estate planning was far off in their future. Or perhaps they thought estate planning was very expensive. However, you would be surprised as to how affordable it can be to put a basic estate plan in place. So, please call me to discuss your estate planning needs. The initial consultation is complementary. To contact The Law Office of Lawrence Levy, P.A. please call 954-442-6543 or email larry@lawrencelevypa.com

Hormone Replacement Therapy Helps Older Dogs Walk Again

M

y name is David Scott Bieber, DVM, P.A. I am a Veterinarian at Sheridan West Animal Clinic in Cooper City, Florida. I have an interesting story with a happy ending. My family and I had a Chocolate Labrador named Bruno, born 06/28/1997. Back in the end of 2008, Bruno was about 11 years old and started to have a hard time using his hind legs. He started having trouble getting up and trouble walking. We started anti-inflammatory therapy, pain management and adequan injections. By the end of December, Bruno was paralyzed in both hind legs. We took digital radiographs, and sent them to a Radiologist, which was concluded that he had chronic intervertebral disk disease in both cervical (neck) and lumbar (back) spines. This probably caused disk herniation with spinal cord compression at one or more sites. The prognosis was poor. To make a long story short, my family & I decided to put Bruno in a wheelchair on walks. Bruno was still very happy wagging his tail and eating. But nonetheless it was heart breaking watching him pull himself everywhere in the house. Bruno at this point was still on anti-inflammatories, glucosamine and adequan injections. Then, I began to think how will Bruno walk again if he has muscle weakness, muscle atrophy, and lack of bone density in his back legs and spine. I came up with the idea to give Bruno Testosterone injections once monthly, the idea being that testosterone maintains muscle mass and increases bone density. And, if you think about it, most dogs are neutered and have zero levels of testosterone to begin with. We were not giving body building doses, just enough to maintain muscle mass, so if his spinal cord damage ever healed he would be able to walk again. Five months went by in that wheelchair, and then Bruno started to walk again. Bruno died at 14 years old of chronic kidney disease which is their natural way of going. He walked until the end. I have been doing research since 2008 in the use of testosterone injections in the geriatric canine with incredible results. We are using it mainly on large breed dogs that are neutered, that are having a hard time getting up. These illnesses include arthritis, vertebral disk degeneration, hip dysplasia, muscle atrophy and degenerative joint disease. I have been using this treatment for the last 4 years, and it’s been and continue to be very successful with great results. 25% of all canines could profit from this treatment! These injections are not expensive to give, either.

Quiet Title Actions – A Timely Solution That May Eliminate Your Mortgage By Omar J. Arcia, Esq., Foreclosure Defense and Consumer Bankruptcy Protection Attorney

I

n late 2007 and early 2008, we suffered one of the largest eco-

nomic collapses in U.S. history. The real estate market was the first to tumble, with property values depreciating hundreds of thousands of dollars in just a few short months. Overwhelmed with this financial collapse and a dwindling job market, many homeowners were either unable or unwilling to continue making their mortgage payments. Foreclosure proceedings began on most of those homes, but on some, the lenders have not initiated any foreclosure or collection proceedings, or started the foreclosure and then dismissed it before a final resolution. These are the types of cases that would qualify for a “quiet title action.”

A quiet title action is a legal action filed by a homeowner against the mortgage holder in order to legally eliminate the mortgage recorded against the home as of public record, or in legal terms, remove “cloud on the title.” The reason why a quiet title action is such a timely solution now is because under Florida’s statute of limitations, a lender only has five years from the date of default under the note and mortgage to initiate a lawsuit to collect the debt or foreclose on the home. Since many homeowners defaulted (i.e., stopped making payments) in late 2007 and early 2008 due to the economic collapse, 2013 marks the end of the five years that a mortgage holder has to initiate a foreclosure or collection action against a defaulting homeowner. If your lender has not initiated any foreclosure or collection action against you, or previously initiated an action and then dismissed it before a resolution, and five years have passed since your last payment (or the five year window is soon approaching), you are an excellent candidate to file a quiet title action in order to completely eliminate the mortgage on your home. Now that the mortgage is gone, what happens to the debt? In order to eliminate the debt, two options exist for homeowners once the mortgage lien is removed. First, a homeowner can wait until the lender files its untimely legal action to collect the debt, and effectively defend it on the five year statute of limitations theory described above. Second, a homeowner can file for bankruptcy protection after a successful quiet title action to wipe out any personal responsibility for the debt under the home loan. Detailed explanations of all options available to homeowners at risk of foreclosure are discussed in a new instructional DVD developed by the Arcia Law Firm entitled “Fight For Your Home.” If you mention that you heard about the DVD through this magazine you will receive a FREE copy during your appointment with a member of our qualified legal team. If you are struggling to make your monthly mortgage payments, or if you just received a foreclosure summons, don’t face this problem on your own. Contact the Arcia Law Firm today at 954-437-9066 to schedule a free consultation or visit www.arcialawfirm. com for more information about our law firm and services .

Salsa Fiesta Celebrates One Year Anniversary with New Menu Items By Debby Teich

S

ince opening a year ago, Salsa Fiesta Urban Mexican Grill in

Pembroke Pines has become the go-to dining destinations for fresh, affordable Mexican cuisine. The menu includes an assortment of dishes that are robust in flavor and range from classic tacos, burritos and fajitas to salads, soups, specialty dishes and combination platters. Patrons can mix different items from the menu or build their own dishes customized to their personal tastes. To celebrate its one year anniversary, the restaurant has added a variety of tempting new items, including “tortas,” an array of homemade Mexican griddled telera bread sandwiches. In 2009, Cesar Olivo, Samuel Perez Benatar and Adriana Perez Benatar opened Salsa Fiesta in Miami and it was an instant success. All of the food is cooked to order using only fresh, high quality ingredients. The restaurant is as popular with foodies and the business crowd as it is with families or teenagers seeking a delicious meal at an unbeatable price. “The secret to our success is our commitment to customer service and never skimping on quality,” says Olivo, who is currently, along with his team, Acapulco Salad working on a third location to open in Aventura later this month. “Our guests know that everything is made in-house and that freshness, flavor and affordability are our priorities.” The restaurant boasts a vibrant, urban ambiance, replete with colorful Aztec and Mayan-inspired murals and artwork. Featuring smooth concrete walls lined with reclaimed wood and exposed ceilings, the décor expresses an industrial, loft-like setting with dynamic pops of color from tangerine chairs to planters of bright mosaic tiles. In addition, Salsa Fiesta uses eco-friendly products. The restaurant serves their dishes on organic bamboo plates which are non-toxic, melamine-free and biodegradable. In lieu of plastic forks and knives, Salsa Fiesta uses real silverware as well as reusable plastic cups which are not harmful to the environment. The dishware helps reduce waste in the environment and enhances the overall dining experience. Salsa Fiesta uses fresh vegetables from the field (Napa tomatoes, cabbage, Hass avocados, Caribbean plantains, Elote corn, tomatillo, fresh peppers) and all of the meats are marinated on the premises. The restaurant has an open kitchen, so customers can watch as the chefs peel the avocados for the infamous guacamole, the plantains for the crispy Tostones or the tomatoes for one of the Gourmet Salsas (Hot Tamale Salsa, Mango Relish, Pico de Gallo, Creamy Cilantro Salsa, Creamy Avocado Salsa, Creamy Chipotle Salsa). There are also many options for the health-conscious, including gluten-free. There are a variety of vegetarian dishes and anything on the menu can be ordered without meat. When ordering tortillas, customers can choose crispy, flour, whole wheat or lettuce wraps. They can also order white or brown rice. All of the creamy salsas are made with low fat yogurt. The new Tortas have quickly become one of the most popular items on the menu. Choose from Milanesa (crispy chicken breast, black beans, poblano rajas, pickled onions, Chihuahua cheese, chipotle cream, avocado and arugula), Choriqueso (chorizo, queso fresco a la plancha, black beans, poblano rajas, sundried Levanta Muerto tomatoes, crushed chili

Huevos Rancheros

salsa and avocados), and Pepito (steak, chipotle black beans, caramelized onions and mushrooms, Chihuahua cheese, light balsamic aioli and arugula). All Tortas are served with freshly-made tortilla chips, Salsa Fiesta’s signature Hot Tamale salsa and an arugula side salad. All of the old menu favorites still remain. Some of them include the Acapulco Salad (roasted corn, pico de gallo and guacamole served over a bed of lettuce with creamy cilantro salsa and crispy tostones), with a choice of Chicken, Beef, Carintas, Veggies, Steak or Fish. Another popular item is the Guerrero Taco Platter (three lettuce-wrapped tacos filled with onions, cilantro, mango salsa, red cabbage, creamy cilantro salsa and cheese), served with chips and pico de gallo, with a choice of Chicken, Beef, Carintas, Veggies, Steak or Fish. If you are looking for a weekend brunch that isn’t the “same old same” and won’t break the bank, come to Salsa Fiesta on Saturdays and Sundays, from 10am to 1pm. The special brunch menu is filled with appetizing Mexican brunch favorites, including Levanta Muerto (a.k.a. Salsa Fiesta’s “Hangover” Tortilla Soup), which is topped with a fried egg and Gluten-free Mexican Style Waffles (made with almond flour, dusted with Azteca cinnamon sugar, topped with fresh seasonal berries and whipped cream), which is served with organic blue agave nectar syrup and guava dipping sauce. On the libations front, guests can enjoy refreshing Mimosas (made with freshly squeezed orange juice and champagne), Margaritas and Sangria. The Happy Hour is always a favorite. It runs Monday – Friday, from 3 – 7pm. Specials include $2.50 Margaritas and Sangria; $1.99 on all draft beer; and $1.50 for imported beer bottles. Salsa Fiesta also has an extensive catering menu for a crowd of 10 to 1,000. Guests can enjoy the same great food while attending a meeting, special event, birthday party or some other function. Pick up the food or have the catering department Zocalo Torta Sandwich deliver, set up and serve. Slender Fit U Makes Dieting Easy By Debby Teich

S

lender Fit U is helping clients turn

their bodies into fat burning machines. They are losing 1/2 to 2 pounds of fat per day without exercise, diet pills or packaged foods and keeping it off. The medically supervised program helps dieters modify their relationship with food and eating, resulting in an easily maintained, long-term weight loss. It is the last diet they will ever need to do. Geri Kelleher, Owner and Program Director, answered some commonly asked questions about the program.

Why do people call you the “HCG Guru”? I was one of the first people in South Florida to start using the real scientifically proven HCG diet. Six years ago, I lost 25 lbs. on the diet and it changed my life. For the past five years, I have helped thousands of people achieve their weight loss goals with this program. The best part of my job is seeing people change before your eyes and watching them get their confidence back.

How much can clients expect to lose with the Slender Fit U program? Patients can choose a 23-day program or a 46-day program. Women typically lose 15 lbs. in the 23-day program and up to 30 lbs. in the 46-day program. Men typically lose more - 20 to 25 lbs. in 23 days and 40 to 50 lbs. in 46 days.

What is HCG and how does it result in rapid weight loss? HCG (Human Chronic Gonadotropin) is a complex amino-peptide protein that exists in every tissue of the human body, male and female, in miniscule amounts and is found in all living things. It is produced in very high levels during pregnancy. It almost completely controls the metabolic function through the hypothalamus throughout the pregnancy. In non-pregnant individuals, research suggests HCG similarly increases the metabolism.

Does the diet involve exercise? Exercise is

not required and does not improve your end result. It is a scientific program and it is the combination of the HCG and the low calorie diet that produces the weight/fat loss. However, those who want to exercise while on the program can do so.

Is the diet easy? To quote one of my clients, “Besides being the most effective diet I have ever gone on, this was the easiest diet I have ever been on. People like instant gratification. That’s what you get on this diet. Almost every morning when I got on the scale, my weight would be down. No long workouts, no agonizing hunger pains. That’s how great this diet is.” What do you eat on the diet? You are eating real food from the grocery store that includes protein, fruit and vegetables. There are no packaged meals. Because you are eating real food, it’s an easy transition onto stabilization and then regular eating and regular life.

Is HCG more effective than losing weight with a just a low calorie diet? Following a

for weight loss since 1953, when a British endocrinologist, Dr. A.T.W. Simeons, discovered its weight loss effects.

other “diets,” this program reshapes and re-sculpts the body by releasing abnormal fat deposits. Every pound you lose is a pound of FAT, which is very different from losing a pound of weight. You are not losing muscle mass, or water. You also lose multiple inches and dress sizes and your shape changes.

Before

Are clients medically supervised? Yes. Every

traditional 500 calorie-a-day diet will leave you fatigued and irritable, and within a few days you will start to retain water due to being “protein deficient”. Without the HCG, you will lose both fat and muscle just as if you were on any “normal” diet. With Slender Fit U›s program, your goal is to lose stored fat, not just weight.

pride in the fact that 90% of Slender Fit U clients don’t regain any weight after successfully completing the program. After completing the Slender Fit U program successfully, you will have supported and rebalanced your metabolism. In addition to losing unwanted abnormal fat, you will modify your relationship with food and eating, resulting in easily maintained, long-term weight loss.

Are patients hungry on the diet? Eighty percent of people experience no hunger on the Slender Fit U program. They find even very tiny servings to be completely satisfying. This is partly due to your hypothalamus adjusting your metabolic rate, but largely due to the amount of calories circulating in your system from the fat being released. HCG dieters usually feel as though they are stuffing themselves in order to reach that 800 calorie limit!

Can HCG be purchased over the counter? No. There is no such thing as homeopathic HCG. Real HCG cannot be purchased over the counter. The HCG comes in both an injectable and an oral form from the pharmacy.

How does Slender Fit U’s program differ from similar programs? My clients tell me that

Are there any side effects from the HCG?

the difference between Slender Fit U and other places is the way we treat people. We stay involved with all of our clients; you are not just a number. If you miss an appointment, we call you. We make sure that every person doing our program gets the proper guidance and support throughout the program and achieves their weight loss goals. Also, we don’t water down the HCG. We give it in the strongest dosage for weight loss and we also give injectable prescription B12.

There are no side effects reported while using HCG for weight loss. The amount of HCG used in the diet protocol is a very tiny dose. Because it is a natural substance, this program is completely safe.

Consultations are free and by appointment. For information and to see more before and after photos, visit www.SlenderFitU.com or call 954-423-1376.
