t seemed this Florida ‘winter’ season had a num-
ber of cool days and even colder nights. But now, with the Easter/Passover holidays behind us and the kids back in school after their March break holidays, the temperatures are slowly creeping upwards and the A/C units are humming. It’s time to start thinking about what to do this summer. For kids, summer time means camp. We are blessed with a variety of different program options. From language camps to sports camps to music camps and even arts & craft camps, there is some sort of program available to appeal to every child. Many people are now planning where to go over summer vacation. Like my family, many of us have relatives and friends out-of-state or even in another country. Summer is always a fantastic time to go and visit, to re-connect, and to maintain a close bond with those we love. As South Floridians we love to visit different cities, climb mountains and travel abroad. Of course, our own state offers plenty of travel options from the azure waters and fantastic fishing in the Keys to the always popular theme parks in Orlando to beautiful and historical Saint Augustine. Wherever your travels take you, don’t forget to take along a copy of Miramar Town Times. It’s a great way to keep up with what’s going on at home while you’re away. Plus, if you send us a picture of you holding your magazine from your vacation destination, you might be the next winner in our The World’s Favorite Newspaper™ contest.

Miramar Police Officers To Bike in Honor of Fallen Comrades

Washington D.C. May 12. The 25th Annual Candlelight Vigil at the memorial will be held the following day. All but Assistant Chief Black are members of the honor guard that travels to funerals for officers killed on duty. “This will really be just an extension of what we do as members of the Honor Guard, showing respect for the families of the officers,” said Yepez. In addition to their training, each rider is also required to raise close to $1,800, as well as their own personal expenses. While the ride represents every officer that has been killed in the line of duty, riders can also wear a bracelet honoring a specific fallen comrade. All six Miramar officers will be riding in honor of Miami-Dade Police detective Amanda Haworth, a Miramar resident who was killed in the line of duty in 2011. Miramar Police Sergeant Pete Bermudez is a U.S. Army Reserve Captain and will also ride on behalf of Officer Curtis Mancini, a Davie Police Officer and Army soldier who was killed in 2004 in Afghanistan. Officer Oscar Mendoza, a Seattle native, chose Tony Radulescu, a Washington State Patrol trooper killed in 2012. Members of the team will also ride for Capt. Chad Reed, a North Florida officer killed in 2010.
dedicating themselves to training for an intense fundraiser to honor those who have lost their lives on the job. Next month, the officers are going to take part in the Police Unity Tour, a bike ride which seeks to raise awareness of fallen officers and also to raise funds for the National Law Enforcement Officers Memorial. “We are riding because we want to bring awareness to the public about officers who have made the ultimate sacrifice and to show they have not been forgotten,” said Sgt. Mike Yepez, the officer who helped launch the effort in Miramar. Since its inception in 1997, officers from across the country have taken part in the Police Unity Tour, which brings riders from across the country to the National Law Enforcement Officers Memorial in Washington, D.C. The ride started with just 18 riders who raised $18,000, but by 2012 had grown to 1,600 riders and $1.65 million. It will be the first time a squad from Miramar has taken part. The six Miramar officers, Assistant Chief Ray Black, Officer Oscar Mendoza, Sgt. Mike Yepez, Sgt. Pete Bermudez Officer Carlos Villalona and Officer Damaso Espiritusanto, have been training anywhere from six to eight hours a week to prepare for the ride, which will have them cover approximately 300 miles (l-r) Training for the Police Unity Tour: Assistant Chief Ray Black, over a four day period. Educators, Parents and City Leaders Come Together to Discuss School Safety By Julie Levin

and educators came together recently for a single purpose; working together to find ways to better protect our schools. Principals, School Resources Officers, School Board Members, City leaders and parents all gathered at the Miramar Commission Chambers March 4 to launch Project L.O.VE. or Linking Officers, Volunteers and Educators. The initiative was formed by former Miramar Vice Mayor Troy Samuels with the goal of building a partnership with the Broward School Board, law enforcement, parents, teachers, and students to all work together to elevate awareness and establish best practices for school safety. It grew out of the December 14 tragedy at Sandy Hook Elementary School in Newtown, Connecticut. “We wanted to open up a dialogue to let everyone know what we do as a city to protect our children and schools and find out from them what they think we can do better and what their concerns are,” said Samuels. The meeting included Broward County School Superintendent Robert Runcie and School Board Member Patricia Good, as well as Miramar Police Department Administrative Staff and School Resource Officers. The School Resource Officers outlined some of the steps being taken to protect our schools and then turned the
10 MTT ALL 0413.indd 10
floor over to residents to hear their concerns. According to Samuels, the meeting included a great deal of dialogue concerning the problem of cyber bullying and how to protect children who use social media. Samuels said hearing the depth of the problem can help school SRO’s refocus their discussions with children. “Now our School Resources Officers that teach different topics to those elementary students and middle students in their programs I’m certain will open up discussion about cyber bullying, in addition to face-to-face bulling,” he said. Samuels is hoping to conduct a Project L.O.V.E. meeting quarterly in the city to continue the dialogue that was started. He says by sharing ideas, everyone involved with school safety can have a broader picture of the issues and solutions. He is approaching the problem as both a City leader and a parent. He has two children in Miramar schools and knows first-hand the worries parents feel when there is a problem either in, or near, a local school. “When I get a text that there is a school on lockdown, immediately my alarms go off and I think about the concerns of other parents in the area. I know firsthand, I can understand,” he said. The next meeting for Project L.O.V.E. is being planned for June.

Young Performers “Rock” Annual Black History Month Celebration By Julie Levin
Taylor Tookes,11, as Oprah Winfrey

The Hip Hop performers from NOLA
hrough a high-energy variety of song, dance, spoken word,
poetry and more, hundreds of young performers helped bring a celebration of Black History Month to life recently. Their performance, called “Black History Month Rocks”, drew a standing-room only crowd to the Miramar Branch Library February 27. It was the second year for the free annual celebration, which was created by Nest of Living Arts, Inc. or NOLA, an international performing arts organization which promotes multi-cultural awareness and tolerance in the community through dance and the arts. Founder and Artistic Director Nolwen Lalanne said the goal of the celebration was to show just how much Black History has contributed to the American story. “We are in the 21st century and we are still living in a world where kids are being bullied

daily, where you can still be discriminated by the color of your skin, your religion or anything else. I believe that the kids of today needs to be educated on what the fabric of America is all about. Maybe that will help them understand each other better,” she said. This event featured various types of performance art from children in our community including poetry, dance, music and song. Some youngsters dressed as famous African-American dignitaries and entertainers, such as First Lady Michelle Obama, Talk Show Host Oprah Winfrey, singer Beyonce and more, and then spoke about their numerous achievements. The event culminated with a drum circle in the library lobby. Sponsored by the Friends of the Miramar Library, Costco and NOLA, the event was also intended to bring the community and library together for a fun and educational experience. hen guests walked into the Ansin Sports Complex recently,
they were greeted by dozens of photos of prominent African-American athletes and leaders such as Michael Jordan, LeBron James and President Barack Obama. The photos were part of the City of Miramar’s newest event to honor and celebrate Black History Month. The Athletic Walk of Remembrance was held February 23 at the sports complex and several hundred residents turned out to take part. Mayor Lori Moseley said the family-friendly event was designed to help educate our youth to be our leaders of tomorrow. “So many athletic events take place at the Ansin Sports Complex. We wanted to use this event to pay homage to the civil rights pioneers and educate the children about their history of their respective sports and the journey persons before them have taken,” said Miramar Mayor Lori Moseley. Other dignitaries in attendance included Miramar

Vice Mayor Troy Samuels, City Commissioner Wayne Messam and Broward School Board Member Patricia Good. The event was spread throughout the complex, located at 10801 Miramar Blvd. Guests had a chance to roam among the photos, as well as visit athletic and cheerleading stations where children learned some of the same techniques that made their heroes stand out. Pro football player and South Florida native Max Jean-Gilles spoke about the importance of staying in school. “To be an athlete, you’ve got to perform both on the field, on the court, but also in the classroom. No grades means you can’t go on,” he said. Local schoolchildren also played a big role in the celebration. Students from Sea Castle Elementary School and New Renaissance Middle School walked around the Olympic-sized track led by Dr. Martin Luther King’s “I have a Dream Speech.” Following the event at the Ansin Sports Complex, there was also a Black History Celebration and Arts & Crafts Festival at the Miramar Town Center.

Vizcaya Park Providing New Programs and Classes in Miramar By Julie Levin
O
pen for close to a year, Miramar’s
newest park is slowly building a following in the city. Ever since its June 2012 grand opening, the park has been adding a growing number of children and adult programs to its roster. That’s been good news for residents in the southern part of the city who live near Vizcaya Park, which is located at 14200 SW 55 Street. “Residents don’t have to drive clear across town to another one of our facilities to join a class or register their children in a program,” said Ricardo Major, a Strategic Planning Manager with Miramar Community Services. Vizcaya Park offers a host of program, classes, and outdoor activities. One of the programs is the “Power Hour”, a program which lets children ages 6-16 come to the facility after school, where staff members can help them with their homework. Every Monday, Wednesday and Saturday, they offer Jazzercise for children and adults, Errol Lyn Karate on Tuesday and Fridays, and a Chess Club every Saturday for players of all skill levels. There’s also recreational programming outdoors with a 3-on-3 basketball program, a soccer program, NFL Flag Football program and agility training. “There are so many things we offer, and we plan to offer even more. There’s plenty of open space, walking trails, riding trails or even a great place for a picnic,” said Major. Vizcaya Park provides a bounty of recreational activities. Outside, there are two full-size outdoor basketball courts, a soccer/football field, open green space, a covered playground area, two picnic pavilions with tables and BBQ grills that are available to rent. Inside the community center, there is a computer lab, game room and multi-purpose room in the building that is also available for residents to rent for special events.”We want people to come out, bring their families and enjoy themselves at this park. We have a lot of things to offer,” said Reginal Taylor, the Site Supervisor at Vizcaya Park. The park is part of a park system that includes 40 parks, encompassing nearly 600 acres in Miramar. It is an eco-friendly facility, built to the U.S. Green Building Council’s Leadership in Energy and Environmental Design standards. Some of the environmentally friendly design elements include a 40% reduction in energy use, up to 20% of the building material came from recycled content and a 79% reduction in water used for irrigation. There are also eco-friendly lighting, cooling and water fixtures designs in place. Make sure you check out the classes and programs being offering at the center. Vizcaya Park is located at 14200 SW 55th St. in Miramar. For more information, call 954-883-6800.

Residents Get Hands-On Experience With Conservation Tips By Julie Levin
I
n order to educate residents about how best to protect our pre-
cious natural resources, the City of Miramar made all things green the focus of a free three-hour event recently. Along with Florida Power & Light, the City hosted a Conservation Day to make everyone from kids to parents aware of what they can be doing better to protect our planet. “We, as a city, are thrilled to present this educational event designed to educate, engage and entertain our residents about sustainability initiatives. Being Green can be a fun lifestyle that preserves our natural resources and has proven to save us money,” said Miramar Commissioner Wayne Messam. Conservation Day was held March 9 at the Miramar Cultural Center, located at 2400 Civic Center Place. Vendors came together to highlight the importance of conserving energy, water and recycling household goods thru exhibits and demonstrations. On hand were representatives from Miramar’s recycling and water conservation programs, Miramar High School’s Electric Car program, FP&L’s Energy Efficiency Program, the Miramar Community Garden / Farmers’ Market, a “Need to Feed” cooking demo, Broward County’s Go Solar! Program, Broward County Transit, The Home Depot, and “Dream in Green.” “This is a great event to let residents know the importance of saving energy, recycling and conservation Kids enjoyed a theater presentation of “Men in Plaid: The Kilowatt Connection.”
of all kinds,” said Ben Wesley, the External Affairs Manager for FPL. Christina Wilson heard about Conservation Day through daughter’s Gwendolyn’s school, and decided to come explore the exhibits with her 6-year old. “I’m excited to help her learn about energy and recycling,” said Wilson, as they stopped by the booth run by the Miramar Community Garden. The City had also encouraged elementary school children to take part in a Conservation Day poster contest, and the winning posters were displayed around the event. The first place winners in the contest were grades K-1: Gwendolyn Allen, 6, of Miramar learned Michaela Vincent, grades 2-3: Olivia about planting fresh vegetables Thompson, grades 4-5: Shannieka Smellie. The second place winners were grades K-1: Samantha Acosta, grades 2-3: Dwight Grant, and grades 4-5: Elyssa Reyes. Kids also enjoyed a small theater presentation by the “Men in Plaid: The Kilowatt Connection” which featured a fun look at recycling. Adults had the chance to take home free energy saving household items and get behind the wheel of energy saving electric cars, including the Chevy Volt and Nissan Leaf.

Students Get a Look at College Life
W
By Julie Levin
ith today’s competitive atmosphere making it harder for
students to get into the college of their choice, local leaders recently took steps to make sure students are as prepared as possible. They hosted a College Fair at the Miramar Cultural Center and invited students in grades 8-12 from across the city, and Pembroke Pines, to come take part. “It’s all about bringing awareness about education to the Miramar population,” said Elaine Mamby, a Miramar resident who is also the BRACE (Broward Advisors for Continuing Education) Advisor at Miramar High School.
More than 50 schools from around the nation were represented at the College Fair in Miramar

Dozens of students and their parents packed the Cultural Center February 27 for the fair which featured more than 55 colleges and universities nationwide, including University of Florida,Florida State University, Penn State, University of Miami, Emory University, Bethune-Cookman University, Pace University, University of Massachusetts and more. Students had the opportunity to meet one-on-one with college representatives, learn about different types of schools, and attend a financial aid workshop. Mamby said while she hosts college fairs at her high school twice a year, she only has the resources to invite juniors and seniors. Having the fair at a larger venue provided the chance to bring underclassmen, and their parents, into the process as well. Mamby said college preparation needs to begin well before the 11th and 12th grades. “This year we are trying to bring the 8th, 9th and 10th graders out, so they can get an awareness of college so they’ll know what to do, what college is like and what it’s like to talk to a recruiter,” she said. The free, two hour event marked the first time a large scale College Fair was held in the city for students of all area high schools. Miramar Commissioner Wayne Messam, who hosted the event along with the Miramar Cultural Center, said they wanted to provide a central location for parents and students to get information from as many universities as possible. They are hoping to turn it into an annual event. “As a city, we want to be a partner in the education process so we can continue to develop and help our students to become productive citizens. What better way to provide an environment where higher education can meet our great students,” Messam said.

Mayor’s Message
An Update on the Miramar Town Center Lori C. Moseley, Mayor
D
ear Miramar Residents:
Spring is the time of year for new beginnings and rebirth. It is the time where we come out of our winter slumber to stretch and awaken our minds and bodies for what is in store for us for the rest of the year. Nature shows us this when a little rain (April showers) yield’s us a great bounty (May flowers). And with this analogy, I would like to discuss how our Miramar Town Center has woken from its economic slumber and is on a path to a great bounty for all residents. Miramar Town Center is a 54-acre traditional neighborhood development conveniently located in the community and cultural heart of the City, north of Miramar Parkway between Red Road, Hiatus Road, and Miramar Boulevard. The project offers something for everyone through its dynamic mix of residential, retail, recreational, educational, cultural, and civic uses and activities. The City partnered with the Rockefeller Group Development Corp/Kimco Realty (Rock-Kim) for the development of the retail and office uses, and Mill Creek Residential Trust for the residential uses at Town Center. Miramar Town Center’s 14-acre civic-use parcel has been completed, which includes the 87,000 square foot Miramar City Hall, 47,000 square foot Cultural Center ArtsPark and the 72,000 square foot Library-Educational Complex. Construction was also completed on Block 4B, the first privately developed office-retail-residential phase, which contains 45,000 square feet of office, 78,000 square feet of retail and 17 residential units, as well two parking garages and a transit hub. These existing facilities offer a wide variety of services, programs, events and activities for people of all ages to enjoy in one central and easily accessible location. Mill Creek Residential Trust, a national leader in the residential multi-family industry, is building 487 residential units for the property as rental apartments and townhomes and approximately 14,000 square feet of retail. The retail space will be purchased back by Rock-Kim upon the completion of construction. The residential project recently began construction in January 2013 with completion anticipated in 2014. Once completed, four of the five vacant blocks at Town Center will achieve buildout. The over 1,500 residents who will suddenly call Miramar Town Center home are expected to have a significant impact on the overall success of the project by drawing additional activity to the area and generating a critical mass that will fill restaurants, shops and offices on site. Finally, a new Miramar Police Headquarters facility was recently approved for Miramar Town Center, further adding to the wide-ranging mix of civic and private uses. The Miramar Police Headquarters project is currently under design with the intent to construct a 65,000 s.f. building and associated site work within Block 3 South of Miramar Town Center. The facility will consolidate major police operations into a single building that meets the U.S. Green Building Council’s requirements for LEED certification. Although development of the Miramar Town Center slowed as a result of the economic downturn, Mill Creek’s residential development, coupled with the City’s upcoming development of the Police Headquarters, signify a turning point that have reignited the project. The increase in development activity will undoubtedly attract prospective tenants and suitors for currently available retail and office space, as well as for the last remaining undeveloped/uncommitted parcel, Block 2. Miramar Town Center is already home to some of the most unique, exciting and versatile facilities in southwest Broward County and continues to steadfastly grow into a major government, education, cultural, community and entertainment destination. So “spring into action” and check out all the wonderful amenities your Miramar Town Center has to offer. Warmest Regards, Lori C. Moseley Mayor

Aging and Your Eyes: Age Related Macular Degeneration (AMD) By Dr. Michael Chesen
D
id you know that age related macular degen-
eration (AMD) is one of the foremost causes of vision loss in individuals over the age of 65? AMD is a condition that affects the macula of the retina which is responsible for clear central vision. Age Related Macular Degeneration Indications The first warning signs of AMD are often fuzzy vision and spots in the center of vision. Since the symptoms typically come on slowly without any pain, symptoms may not be detected until more severe vision loss is apparent. For this reason, it is very important to schedule a routine eye examination, particularly after the age of 65. What are the Risk Factors for Age Related Macular Degeneration? If you are of Caucasian decent, over 65 years of age, a smoker who consumes a diet low in nutrients or has family members that have had AMD, you are at higher risk of developing the disease. Any individual that is at increased risk should make certain to have a yearly eye exam. Discussing proper nutrition with your optometrist can also help lower your risk of developing AMD. Dry AMD and Wet AMD In general, AMD is typically diagnosed as either dry or wet. The dry form is found more frequently and may be a result of advanced age and macular tissue thinning or pigment build-up in the macula. The wet form is also known as neovascular age related macular degeneration. It results from the growth of new blood vessels beneath the retina, which leak blood that destroys the retinal cells and results in blind spots in the central vision. Often wet AMD is the more serious of the two. Macular Degeneration Treatment While there isn’t cure for AMD, certain treatments exist that can delay the progression. Depending on whether one has dry or wet macular degeneration, the course of treatment may involve laser surgery or medical injections or in some cases, dietary supplements. In either case, early detection and treatment is essential. Dr. Chesen will also be able to recommend devices to help you deal with any visual difficulty that you have already sustained. Vision loss that cannot be corrected by eyeglasses, contact lenses or surgical procedures is called low vision. There are a growing number of low vision devices that can be used today that can make everyday activities easier. You can save your vision by being aware of the risk factors and signs of AMD. Visit Dr. Chesen to learn more about AMD and low vision. To make an appointment with Dr. Michael Chesen, call 954- 437-9733. Pearle Vision is located at 2909 SW 160 Ave., in Miramar.

Real Estate
Navigating Through a Tight Housing Market
W
By Patrick Simm
ith extremely high buyer demand and virtu-
ally no inventory of homes for sale, there is astounding chaos in the existing real estate market. The market has been in a state of frenzy for the past twelve or so months and will likely continue this way for the next few years. Many areas, including western Pembroke Pines and Miramar, are experiencing double digit housing appreciation. To this point, I am still astonished by the number of individuals that still speak about the “shadow inventory of foreclosures,” that the banks are holding and have not released, which will drive housing prices downward.
Trust me, when this housing market turns again, and cyclically it will, the shadow inventory won’t be the reason for the downturn. Due to perceived value and the low return on investments outside of real estate, investors and international buyers find the local South Florida housing market attractive. In some cases, they are purchasing for more than fair market value. The market has a large majority of buyers who are emotionally upset. Buyers with minimum down payments are having an unbelievably tough time securing accepted offers on homes that they make offers on. More times than not, homes are under contract before the buyer gets to submit an offer. If they do get the opportunity to make an offer, they are outbid with stronger offers with better terms and conditions. So, how does a buyer overcome all these challenges? First, a buyer needs to understand the current state of the market, as well as the law of supply and demand. Buyers that need seller’s contribution towards their closing costs at this point in time are also at a disadvantage. Why, you ask? If you were the seller with multiple offers to choose from, would you entertain the buyer who is asking you to contribute to his or her closing cost or would you entertain one of the other offers that have better terms and conditions? To date, I still encounter buyers who find cosmetic repair faults in homes that they are interested in and then use it as a deterrent reason for not making an offer the home. One can be choosy, but don’t make minor cosmetic repairs a deterrent. Another reason that I repeatedly hear is that although the home is in livable condition, it is in need of updating and therefore overpriced. In more instances than not, the next few buyers that view the property find value in the property and make full price or highly legitimate offers. I am not stating that all buyers should go out and pay full price to just any property. Seek the advice of a professional Realtor and trust in their comparable market analysis. We’re in a deep seller’s market and that comes with many challenges in itself. Playing Sports with Shoulder Pain By Dr. Fernando “Tony” Moya
T
ennis in South Florida is one of the most enjoy-
able and practiced sports activities. Unfortunately many tennis players and other athletes develop shoulder pain from playing and overuse. This pain can be caused by a traumatic event or by wear. If the pain started after an event such as serving the ball when you developed sudden onset of pain and limitations in range of motion and strength, most likely you have injured your rotator cuff tendon. If, on the other hand, your pain started slow over a prolonged period of time you may have shoulder bursitis or tendonitis. Most of the shoulder injuries can start a basic treatment protocol. Rest for one to two weeks, immediate icing for 20 minutes three times a day, and anti-inflammatory medications for 14 days. Failure to get better with this basic treatment is an indication that you should visit an orthopaedic surgeon. If you noticed that raising your arm causes you to have pain in your shoulder you may have “IMPINGEMENT” or “ROTATOR CUFF” syndrome. This pain is directly a result of your bursae and rotator cuff getting pinched within your shoulder or a partial versus complete tear of your rotator cuff tendon, respectively.
Sports like tennis, golf, racquetball, and weight lifting can also cause you to have impingement of the rotator cuff. The symptoms are pain, pinching, stiffness in your shoulder. Overhead activities aggravate the pain and problem. In other people, you may feel a nagging pain even when you are not using your shoulder. The pain can be located in the anterior or lateral aspect of the shoulder joint, but in some cases it can be nonspecific in location. When you try to elevate your shoulder to the side of your head and it has no strength and drops back down, that usually is a sign that you have a tear in your rotator cuff tendon. The treatment usually allows you to return to tennis or other sports without limitations. Failure to get better will then require your doctor to offer you injections, order MRI scans and even surgery in cases that do not get better. Most patients do not require surgery, most patients get cured with rest, ice, medications and an exercise program to strengthen the muscles around the shoulder joint. Patients with complete rotator cuff tears usually require surgery to be able to return to tennis without pain. Dr. Moya is a Board Certified Orthopaedic Surgeon specializing in knee and shoulder surgery. He completed his doctoral fellowship at Harvard University, receiving his medical degree from the University of Medicine and Dentistry of New Jersey (Robert Wood Johnson Medical School). Dr. Moya completed his orthopaedic residency at the University of Puerto Rico. He practices at the South Florida Institute of Sports Medicine located in Pembroke Pines at 17842 NW 2nd Street, (954) 430-9901 with additional office locations in Weston at 1600 Town Center Blvd., Suite C, (954) 3895900 and Tamarac at 7447 N. S
hine bright like a diamond on your big night.
Whether your look is refined and elegant or bold and vibrant, you’ll find inspiration here for PROM 2013. Here are some no-fail makeup tips for prom that will have you dancing the night away. PROM Tip #1: Beautiful Brows Keep those brows on their best behavior with waxing or threading! Professional brow shaping will give you the best results. Make your appointment at least 3-4 days prior to prom. If there is any irritation or redness as a result of waxing or threading, you will have a few days to recover. PROM Tip #2: Prep your Skin A clean face is a happy face. For a healthy complexion and a natural glow, a Mini Facial is the way to go. This treatment will gently cleanse to improve the tone, texture, & clarity of your skin. Your makeup will last longer and go on smoother, giving you the perfect canvas to start with. Book your appointment a few days prior to the big night. PROM Tip #3: Prime Time Set the stage with Makeup Primer, it plays an important role by allowing your makeup to go on consistently and stay put all night! When applying your primer, use your fingers or a makeup sponge to evenly cover your entire face. PROM Tip #4: Perfect your Skin Tone Perfecting your skin tone can be the most important makeup step you take. The secret is to make it look like you’re hardly wearing any makeup at all – and still achieve a flawless face. If you have acne, the best approach is to cover up using a green concealer pre-foundation. Green and red cancel each other out, making acne look under control and skin look neutral. To avoid the pancake-batter look, only apply foundation on the areas of skin that are discolored or have blemishes. Make sure to choose a foundation that perfectly matches your skin and blend outward along the jawline and a little on your neck. PROM Tip #5: Kissable Lips or Eye Candy? Accentuate your favorite facial feature. A common mistake that women make when they do their own makeup is that they highlight both their eyes and lips. The problem with that is sometimes it’s just too much. Pick a focal point. If your eyes are your best feature, dress them up with vibrant colors and keep the lips simple by adding a nude color and a hint of lip gloss. If your lips are your favorite feature, make them bold in color and apply more natural tones to the eyelid, finish it off with black a simple brown or black liner. Keep in mind, women with fuller lips can carry more daring colors than women with thin lips! BONUS TIP: Lash out Lashes! To get the most out of your lashes for prom, use eyelash extensions to dramatically enhance the length and volume of your natural lashes. Best if professionally applied 1-2 days before prom and generally lasts up to two weeks. Remember to smile! This is the best finishing touch. Loan Modification vs. Foreclosure – A Dangerous Waiting Game By Omar J. Arcia, Esq. Foreclosure Defense and Consumer Bankruptcy Protection Attorney
M
ost homeowners that are in foreclosure, or even at risk of
foreclosure, attempt to solve their mortgage crisis through self-help. They will submit one loan modification application after another, numerous sets of the supporting documents, and updated financial information in hopes that their lender will respond with a positive result. This process, however, may take months or even years if you choose to do it on your own. Most lenders may not stop the foreclosure process or even a judicial sale of your home just because a loan modification application is under review. In fact, the longer the modification review process takes, the more likely you will be declined, and lose your home through foreclosure. Here are three keys to stop foreclosure proceedings so that you can obtain a loan modification before losing your home. The first key is to consult with professionals that are knowledgeable not only about the loan modification process, but also about the foreclosure process. The Arcia Law Firm has an experienced in-house loss mitigation department with full time loan negotiators, and over 17 years of experience defending foreclosure matters. We are familiar with the valid legal defenses to a foreclosure case in Florida, and also how to properly and legally cancel foreclosure sales.
The longer the modification review process takes, the more likely you will be declined and lose your home through foreclosure. Secondly, the best defense is usually a good offense. As explained in our previous articles, whenever it is appropriate, we will present a counterclaim against lenders within a foreclosure case. This counterclaim usually involves violations of Federal or State laws committed by the original lender that may be attributable to the current lender. Through a valid counterclaim, you may even be entitled to relief from errors committed by your current lender while servicing your loan, such as escrow errors, misapplied or unapplied funds, and overcharges. Placing lenders on the defensive usually slows down the foreclosure process, and provides much needed motivation for lenders to negotiate a loan modification under more reasonable terms. Thirdly, a bankruptcy filing under Chapter 13 not only stops the foreclosure proceedings, but actually provides homeowners with an opportunity for a “second look” at their loan modification application under the all new mediation program available only in South Florida bankruptcy courts. You will be entitled to participate in this program even if your loan modification application has been previously declined. The Arcia Law Firm has an established bankruptcy department with more than 12 years of experience that works alongside its loan negotiators to ensure that a viable loan modification plan is submitted with every bankruptcy petition. Under a Chapter 13 bankruptcy, you may also be able to eliminate second mortgages, homeowner’s association and IRS liens, pay off investment properties in five years or less at their current market value, and wipe out credit card and medical debt. In short, a foreclosure is a serious legal matter that can lead to the loss of your home, and a significant money judgment against you if not properly handled by legal professionals. More detailed explanations of different options available to homeowners in foreclosure, at risk of foreclosure, or considering bankruptcy are discussed in a new consumer-friendly DVD developed by the Arcia Law Firm entitled “Fight For Your Home,” available for purchase on our website. If you mention that you heard about the DVD through this magazine you will receive a FREE copy during the appointment to discuss your case in detail with a member of our qualified legal team. If you are struggling to make your monthly mortgage payments, or if you just received a foreclosure summons, contact the Arcia Law Firm today at 954-437-9066 to schedule a free consultation, or visit www.arcialawfirm.com for more information.
