A Happy & Healthy 2015

T

he holiday season has come to a close . A s we

recover from all the festivities of the season, we wonder what is in store for us in this year of 2015. While we make resolutions to better ourselves, we should remember that the most important improvement to our daily lives is to spend more quality time with our family and friends. To enjoy each other’s company and companionship, to truly listen to each other’s concerns, to offer understanding and a helping hand are resolutions all of us can easily achieve. Therefore, let me offer one last toast to 2015: “Appreciate your family and friends!” Happy New Year from all of us at Our City Media.

STARTS OFF WITH AN AMAZING OFFER - ONE FREE MONTH OF UNLIMITED YOGA CLASSES Q. Is yoga mostly a women’s practice? A. There are statistics that show

T

his New Yoga Institute is centrally located at 12900 West State Rd. 84, parallel to 595, serving the City of Davie, Plantation, Cooper City, Weston, Pembroke Pines and Miramar with their Grand Opening scheduled for January 17th. We took the time to interview the managing partner and one of 6 full tme instructors, Stephanie Cabrera, to ask several questions. The first one being... Q.WHY 1 FREE MONTH OF UNLIMITED YOGA CLASSES? This is unheard of.” A . Most, if not all yoga studios, offer 1 free class. In reality it is very difficult to get a true sense or feeling for what yoga is in one class. We want everyone interested in getting into yoga, from the beginner as well as those already enjoying and practicing yoga to get acquainted with our studio, staff and for beginners to see what yoga is all about. When I got into yoga I took advantage of the free class offers and to be honest I was not sure if yoga was for me. I had a real purpose and goal to practice some ongoing type of exercise having started with Kempo Karate at a very early age and attaining my Jr. Black Belt at the age of 8. I later went on to become a dancer and member of the Somerset Academy dance team and the FIU Dazzlers. Always looking for the best exercise and activities to be healthy. I continued to pursue my goal and am truly glad I did, since there are many types of yoga styles and had I not continued I would have most likely not fallen in love with yoga as I did.

Q. When you say different types of yoga, what do you mean? Isn’t yoga just yoga? A. No, most definitely not. There are many styles of yoga, hot power yoga which can be heated or non-heated, there is Vinyasa which is a flow etc. and not all studios offer different types of yoga. So finding the right style that fits you is very important. If you take a class and that specific type of yoga does not fill your heart and soul, it is difficult and you get discouraged, you might never bring yoga into your life. You would have missed out on one of the best practices and lifestyles that an individual can enjoy. Q. So you offer different types of yoga? A. Yes, we offer different types during different days and hours. We have two large studios which allows us to do so without having the students feeling crowded and uncomfortable. Our classes start at 6:30 am and go on throughout the day unti 7:30 pm. Our institute is designed to accommodate our students’ needs and schedules.

this fact and the perception is that it is, but Yoga is for all genders and ages. It offers many benefits such as flexibility, relaxation, breathing and control of mind and body which is beneficial to all. We also offer a UNIQUE and NEW style of MARTIAL KRAMA YOGA which combines the movements and flow of yoga with the cardio and extensive martial arts movements. It is not to be confused with martal arts. It is yoga with the teachings of self defense rolled into one practice. This Martial Krama Yoga is truly unique and exciting, it allows for all genders of all ages to enjoy a full enriching practice not offered by any other yoga studio or studios in general. Our institute is designed whereas a couple can come in and practice different styles during the same time. Moms and their daughters can attend the yoga class and fathers and their kids can attend the Martial Krama Yoga classes or just sit and relax in our comfortable lobby.

Q. The 1 MONTH of FREE UNLIMITED YOGA applies to all types of yoga including this new Martial Krama Yoga class? A. Yes, you can attend any of our classes at any of the times they are scheduled at your convenience. This offers everyone the opportunity to find the right type of yoga that best fits them. Q. Are there any costs involved, like having to rent or buy a yoga mat etc.? A. No, Other studios offer rentals of mats which we also offer but during the Free Month of Unlimited Yoga we provide the mats at no charge and if you decide to become a member of our institute we offer class packages in which we include our branded high quality mats as part of the package and/or offer great discounts on the same. This also includes our custom made dry fit attire and yoga pants which are offered to our students at incredibly discounted prices. Wow, I wish we could continue talking about yoga and your new institute forever, you are so passionate when you talk about yoga that it makes me want to be a part of your institute. Well, you can take advantage of our 1 Free Month oF UnliMited yogA. I am sure if you come in, you will fall in love with yoga and see why our slogan is Healthy Body Quiet Mind. Come by and meet our instructors during our GRAND OPENING on January 17th from 9:00 am to 4:00 pm.

Rotary Club of Miramar-Pines Makes Sure that Students Are Not Hungry By Debby Teich

C

hildren who are hungry

often have a difficult time learning and concentrating in school. Members of the Rotary Club of MiramarPines are making sure that this does not happen by providing needy students at Palm Cove and A.C. Perry Elementary Schools with enough food to eat on the weekends. They have teamed up with New Horizons United Methodist Church and several other organizations to provide the children with weekly bags of food through the Pack-A-Sack Program. Volunteers help pack sacks at New The Rotary club has been working with Horizons United Methodist Church students at A.C. Perry Elementary for the past five years. As a holiday gift, they have been providing all 800 children with a book each year. “The kids cannot develop a love of reading if they only read at school,” said Gail Quigley, who has been a member of the Rotary for 17 years. “By the time they graduate, we will have given each of them a total of five books.” Quigley says that when they heard about the Pack-A-Sack program last year, they decided to implement it at the school as well. This year they added a second school, Palm Cove Elementary in Pembroke Pines. Now they serve approximately 25 students each week. Many of the kids in the Pack-A-Sack program receive free lunch and/or breakfast, but have little to eat when school is not in session. To supplement, every Friday they receive bags of food with healthy options that provide at least three meals a day, as

well as two snacks for two days. Some of the items include: peanut butter, cereal, milk, apple sauce, fruit, pudding, and more. During holidays and on long weekends, they receive some extra protein and sides. “It is sad to see the kids come running into the cafeteria to eat,” said Quigley. “We waste so much food in this country. Rotary Club of Miramar-Pines members display some of the food that will go in the sacks. No child should go hungry. It is critical that they get the proper nutrition in order to be successful.” Rotary members provide funding, help purchase the food, and deliver the bags to the schools. Members of New Horizon United Methodist Church Youth and congregation along with other volunteers fill the bags. Rotary Club of Miramar-Pines meets every Thursday, at 12:15pm, at Pembroke Lakes Golf and Racket Club, 10500 Taft Street, in Pembroke Pines. The club has approximately 20 members that are dedicated to Rotary’s motto, “Service above self.” They participate in community service, both locally and internationally, and are committed to eradicating polio. To volunteer for Pack-A-Sack effort or to make a donation, call 305-528-6413. For information on the Rotary Club of Miramar-Pines, visit www.rotaryclubofmiramarpines.com.

“I had a wonderful experience at Pembroke Pink Imaging. The robe that was given to me made me feel like I was at a spa. The staff was welcoming, friendly and definitely thorough. The best thing about the center was that I was able to speak with the doctor and get the results immediately. That gave me peace of mind. I will continue to go to Pembroke Pink for my annual mammogram.” - Mariem Pembroke Pink Imaging Patient

O

ver 1,000 people enjoyed enter -

tainment, holiday photo opportunities, cookies, egg nog, hot cocoa with whipped cream and sprinkles, and more at the free Holiday Open House hosted by the City of Pembroke Pines Community Services Department. The event was held at the Southwest Focal Point Community Center. “This holiday program sets the tone for the season and has been a family and community favorite for as long as anyone can remember,” said Jay Shechter, Director of Community Services and Housing. Guests entered the winter wonderland by way of a snow covered log cabin. There was a Menorah and a Nativity Scene, as well as 28 Christmas trees decorated with different themes. The themes varied from the popular Military Veterans tree to the Frozen tree adorned with Sophia, Olaf and friends. Throughout the evening, family and friends enjoyed Midnight Magic presented by Gary Midnight and a Christmas play by Rising Staz Music Academy. Everyone had fun visiting with Santa, including Mayor Frank Ortis, Vice Mayor Jay Schwartz and Commissioner Iris Siple, who whispered their wishes into Santa’s ear. “The visit from Santa was the evening’s highlight,” added Shechter. “The children had a special time with Santa and were given a prize too.” The SWFP Community Center is located at 301 N.W. 103rd Avenue in Pembroke Pines. another success. Over 5,000 people enjoyed a free fun-filled afternoon, featuring 50 tons of snow, skating on the ice rink, rides, holiday tattoos, reindeer ears and noses, bounce houses, face painting, and music provided by local schools and organizations. Throughout the day, children took photos with Santa in his sleigh and wrote him letters. They built and tested toys in Santa’s Home Depot workshop. Mrs. Claus served trail mix with raisins and animal crackers. The Corner Bakery made Santa’s favorite cookies and gave away reindeer food. Children rode aboard the Catabella Express Train. “The celebration gets better and better every year,” said Jack Nelson, who has brought his two kids for the past three years.

Toastmasters Helps People Overcome Their Fears of Public Speaking by Debby Teich

F

or 30 years , Pembroke Pines Toast-

masters Club No. 6003 has been providing members with a supportive environment that empowers them to develop communication and leadership skills. The group meets on Thursdays, from 7:30am to 8:45am, at 1806 North Flamingo Road (first floor conference room). Grant Snyder, president, has been a member of Toastmasters since 2008. He says that people join Toastmasters for different reasons, but they all benefit by gaining the confidence that results from improved leadership and presentation skills, as well as the camaraderie. “Although I always considered myself a fairly decent public speaker, participation in the club has helped me immensely in nuances such as vocal variety and body language -- not to mention the other skill (leadership) which Toastmasters emphasizes,” said Snyder. The Pembroke Pines club has approximately 30 members of all ages, from their early 20’s to 89. They are a diverse group and represent a variety of nationalities and professions. Some are novice speakers, while others are more experienced. Although many live in the Pembroke Pines area, the club is open to anyone interested in participating as a member or guest. Meetings are structured and follow an agenda. Typically, three members deliver a five to seven

minute prepared speech based on a topic and format outlined in a manual. The speeches help the participant develop competency in areas such as organization, voice inflection and persuasiveness. After each speech, designated club members offer constructive evaluation. Members also have an opportunity to participate in impromptu speech situations during the Table Topics session. The “Table Topics Master” chooses a subject and selected members deliver one to two minute impromptu speeches. This is often the most fun part of the meeting, as well as the most challenging. Sunshine Harvesters Club Participates in Rockets to the Rescue By Debby Teich

N

ational Youth Science Day is one of the many ways that 4-H

teaches youth across the nation how to respond to challenges in their communities and the world. Members of the Sunshine Harvesters 4-H Club recently participated in this year’s event, Rockets to the Rescue, an interactive project that explored the field of aerospace engineering. In light of the recent natural disasters, such as Typhoon Haiyan, the National 4-H Council asked youth to design and build an aerodynamic food transportation device that could deliver a payload of nutritious food to disaster victims. It was an opportunity for them to learn engineering concepts, develop math skills, learn about nutrition and help solve a relevant, global issue. Members of the Sunshine Harvesters Club, which is comprised of 12 homeschoolers in 1st to 8th grade, divided up into small groups to complete the project. They used materials from a kit to help them build and launch their own rockets. The kit contained a box of raisins, PVC pipe, cotton balls, string, rubber bands, corks and more. They supplied their own two-liter soda bottle to propel the rocket. “The kids had to use their creativity and problem solving skills to determine the

best way to design and launch the rocket that carried a payload of four raisins,” said Jackie Matzirakis of Davie, who coordinated the project for the 4-H group. “Each team developed their own strategies to meet several challenges.” Nine-year-old Gabriela Estevez of Pembroke Pines participated in the project. “Doing this project gave me a better understanding of science, because I could do it with my own hands and with the help of my friends,” said Gabriela. “The most challenging part, which was also my favorite, was launching the rocket. When you step on the bottle, you don’t really know which direction the rocket will be going, so aiming in the right direction was very important.” Eleven-year-old Alexandra Estevez of Pembroke Pines also participated. “I think it is very important to do projects like this one, because it was a hands-on assignment in which we put our minds to work on solving a problem and helping other people,” said Alexandra. “Doing this project gave me and my friends a better understanding not just on the relevance of science, but also that it can be fun at the same time as helpful. My favorite part of the project was designing the rocket. The most challenging part was to find the right place to put the ‘food’ that was supposedly going to be delivered.”

Imaginations Came Alive at the StoryBook Festival By Debby Teich

M

any think of the library as a place to read a book

in silence. Some of these books recently came alive at the 13th Annual StoryBook Festival at the Broward County Southwest Regional Library. Over 5,000 people attended the event and many of them were dressed as their favorite storybook characters, such as Cinderella, Peter Pan, and Winnie the Pooh. “The Storybook Festival was a fabulous day in Pembroke Pines,” said Holly Bonkowski, Cultural Arts Coordinator for the City of Pembroke Pines. “It was filled with music, dance, storytelling, storybook characters and children’s performances on three stages, an arts and crafts tent, a ‘Swappin’ Ground area where children were able to tell stories of their own, and face painting, a festival favorite!” This year’s theme was “Home Sweet Home - Florida.” Storytellers shared stories ranging from, the ole’ Florida Cracker tales, to bilingual tales from Florida’s Spanish speaking settlers. Among the storytellers were six 4th grade students from City of Pembroke Pines Charter Elementary School – FSU campus, who told guests how their families came to Florida. The following students shared their stories: Anjali Balla, Valentina Machuca, Alan Lopez, Nicole Becerra, Connor Pierce, and Elisa Ortuzar. Performers and theatrical groups entertained with historical experiences of growing up in Florida. The children learned about the importance of keeping the Sunshine State beautiful and the environment clean for the next generation. They also had an opportunity to follow a path in the enchanted forest, where they met some of their favorite storybook characters, such as the Three Little Pigs, Sleeping Beauty, Little Red Riding Hood, and Rapunzel. The StoryBook Festival was presented by Baptist Health South Florida and funded through the Broward Public Library Foundation with support from the City of Pembroke Pines, Friends of Southwest Regional Library, Power Financial Health Credit Union and others. It is funded in part by Broward County through the Broward County Commissioners with proceeds from the 2000 Broward County Safe Parks and Land Preservation Bond Issue.

Teddy Bears to Assist Pembroke Pines Fire and Police By Debby Teich

P

sychological studies have proven

that stuffed animals have a significant calming effect on children in stressful or traumatic situations. Beginning this month, police officers and first responders in Pembroke Pines and Miramar will test out this theory. The Miramar Pembroke Pines Regional Chamber of Commerce’s Chamber for Good Initiative is providing them with teddy bears for all patrol and fire units. The Chamber ordered over 160 Care Bears, which are dressed in “Chamber for Good” t-shirts. They will be given to children in tragic or stressful situations to help bring them some comfort. “This has been a long process and I am excited to see it finally being launched in our communities.” said Robert Goltz, Chamber president. “Our Chamber and our businesses understand the importance of taking care of our children and helping them feel safe whenever we can. This Care Bear program is just one way that we can help our children when they are in need.” The Chamber is hoping to raise $2,000 to help pay for the program. It is asking area businesses and residents to get involved by making a donation. There are three levels of sponsorship (Bronze-$250, Silver-$500, Gold-$1000). Business/individuals can be listed as a “Corporate Sponsor” and advertise on the website.

“Your generous donation will cover the cost of providing these teddy bears to police and fire departments,” said Goltz. MPPRCC launched the Chamber for Good initiative two years ago as a partnership website program to assist the non-profit 501c3 organizations serving Pembroke Pines and Miramar. The free program, which is run by staff and the Board of Directors, connects individuals who want to donate their time, money and resources to area organizations through its website portal. Individuals can sign up to receive emails with information on the needs of the various organizations serving the community. The Chamber for Good program also hosts various events throughout the year to raise money for other non-profit 501c3 organizations. Goltz says that the Chamber embraced the program to build a stronger more vibrant community and to assist businesses with finding ways to help the non-profit community. They want members to know how they can strengthen the organizations they serve. They also want to provide a source of information and fundraising opportunities for organizations in need. that explore the underpinnings of work in a variety of media. The exhibit will be held from January 9 to February 10 at Studio 18 in the Pines. The public is invited to a reception on January 9, from 7pm-10pm. “Painters, sculptors and fiber artists will invite viewers to become participants by abandoning expected experiences in exchange for the unlooked-for,” said Jill Slaughter, Chief Curator and Head of Cultural Projects for the City of Pembroke Pines. The list of artists includes: Martin Casuso, Stephanie Cunningham, Erman, Monique Lassooij, Maria Mor, Valeria Rocchiccioli, Peter Symons, Sharla Valeski, and Michelle & Victor Vazquez (Yuhmi Collective). As curator, Slaughter believes that all of the exhibits should incorporate some aspect of community participation. She selected No More Tears, a support organization for survivors of domestic abuse, for “Who’s Fooling Who.” “Perpetrators of domestic violence are often seen as stable, while survivors can be perceived as emotionally fragile,” said Slaughter. “No More Tears helps to vanquish the negative perceptions and asks, ‘Who’s Fooling Who.’” During the reception, Somy Ali, founder and president of No More Tears, will share her story Fiber artists Martin Casuso and Valeria Rocchiccioli will be with the guests. PPCES East Campus Students Raise Money for Make-A-Wish Foundation By Debby Teich

T

hanks to the efforts of students at

the City of Pembroke Pines Charter East Elementary Campus, the Make-A-Wish Foundation is now a little closer to being able to grant a wish for a child with a life-threatening medical condition. The students organized a “Glow the Night Away” dance, which raised nearly $1,000 for the Foundation. It all started when fifth grader Matthew Rosenberry asked his school counselor, April Wyche, “Can we do some fundraising activities to help kids in need?” “Every year we try to raise the consciousness of our students with regards to giving back to those in need,” said Wyche. “I was in the process of researching a December fundraising event when Matthew came to me. I thought...let’s put our heads together and think of something.” They rallied the school’s K-Kids Club and Student

36

Council around the idea. They decided to raise funds through an inaugural fifth grade “Glow the Night Away” dance. It was a fun twist on a traditional party. To tie in with the theme, they planned to cover the cafeteria walls and floor with glow paint, hang glow in the dark streamer chandeliers, place glow sand on the tables and more. They reached out to several parents and community partners for help. Home Depot in Miramar donated 36 black light bulbs, Chartwells Food Service donated desserts, and parents provided a photo booth, laser lights, fog machine, decorations and more. They sold tickets for $10 and over 900 students attended. All of the proceeds were donated to the Make-A-Wish Foundation. “It helps to teach our students that you can have fun and do something charitable at the same time,” said Wyche. “We really want to instill in them the importance of recognizing how fortunate they are and at

the same time giving to those who are less fortunate.” Since coming up with the idea, Mathew visited the Make-A-Wish Foundation to tour the office and learn about the organization. After the visit, he decided to become a student ambassador. “A lot of people are normal and kids with disabilities are often left out,” said Mathew. “I want help them feel like a ‘normal’ person!” Helping those in need is not something new at the school. The students have provided Christmas gifts and Thanksgiving food for needy families. They have raised funds for a variety of charities, such as 911 Memorial Museum fund, Team Dillion, Joe DiMaggio Children’s Hospital, Humane Society, Children’s Harbor, SW Senior Focal Point Center, Unicef and more. appy 2015! Are you still searching for a

great New Year’s Resolution? Saving water should be on the top of your list. Making a 2015 resolution to save water will not only save money, but also benefit the environment. The Broward Water Partnership, which includes Pembroke Pines and 18 other local government and utilities, has made it easy to keep this resolution. If your home was built before 1994, you likely have older model toilets that are huge water-wasters, accounting for up to 35 percent of your average household’s water consumption. Replace those toilets with new, water-saving models and you could receive a rebate of up to $100 for each old toilet replaced. There are immediate savings, but the long-term benefits in your monthly water bill are infinite.

To check your eligibility and apply for a rebate, please visit www. ConservationPays.com. You may also qualify to receive free, low-flow showerheads and faucet aerators. To reduce water use in commercial kitchens, qualified businesses can receive free, pre-rinse spray valves. Conserving water outdoors is important too, and can be done without harming the landscaping. In fact, over-watering can actually hurt a lawn, resulting in shallow roots, weed growth, disease and fungus. Also, please keep your eyes open for the new signs being installed around the city. This is part of the city’s adopted Pembroke Pines Streetscape Plan, established with the input of residents through a series of charrettes. The plan will ensure that the city has a cohesive, unified look and encourage redevelopment through revitalization. The signs currently being placed are located at entrances to the city. To ensure a unifying “sense of place,” larger gateway sign improvements will be created near Pines Boulevard and Florida’s Turnpike, Sheridan Street and University Drive, and Pembroke Road and University Drive. In addition to signs, a cohesive landscape look will be created at the base of the signs. The plan also focuses on facilitating economic progress, improving city connectivity, and ensuring guidelines are being followed for future improvement projects. Public investment improvements like streetscapes are strong indicators to residents, businesses and the private development community that the city is committed to continuous community revitalization and redevelopment. Streetscape projects like the one our city is implementing help improve the “investment image” of an area, which is one of the factors considered by businesses, lenders and investors when making a decision on which projects to put their money behind. For more information about Streetscape Project Guidelines, please visit http:// www.ppines.com/DocumentCenter/View/737. Wishing you all a great new year! As always, if you have any questions or concerns, please do not hesitate to contact my office at 954-4356505, or by e-mail at fortis@ppines.com.

My New Year’s Resolutions – Health 101 By Luis Fuentes, D.O.M, L.A.c.

I

t ’ s that time of year again ! I f you are like most

people, you probably took a closer look at your life at year end and thought about making some changes for the New Year. Personally, I am thankful for the New Year. It seems, as it is with everything else, we get another chance to do it again/ better! This year, I decided to look at the US Government web site and found the list of typical New Year’s Resolutions. They were: lose weight, quit smoking, better education, better job, save money, get fit, eat better, manage stress, manage a debt, take a trip, drink less alcohol and reduce, reuse and recycle. As I reviewed this list, I noticed that 60% of these resolutions were health related. It seems people really and earnestly want to get healthier, but it is just not happening. Diseases across the board are increasing dramatically. Why? One reason is that our health and medical model is barely 150 years old and is still learning how to care for patients. Another reason is that medicine and technology outran health management basics. Another is that the healing wisdom of the old world (thousands of years) never really made it to the USA until more recently. But that is changing for the benefit of everyone, as the best of Old World Medicine and the best of Western Medicine are coming together. So what are the basics and how can I get healthier? The most common question I have asked for three decades is, “How do you feel?” I learned the answer to that question usually has more to do with one’s emotions than anything else. When people are generally happy and things are going well in their lives, the answer to that question is generally positive. Therefore, we then say that the primary cause of endogenous/internal disorders is emotions. Remember the saying, “I was so frightened I went in my pants!” Fear has the capacity to weaken the kidneys/urogenital system to that degree. Do you recall the saying that he/she died of a broken heart? Sadness, grief and stress are the primary causes of heart disease and lung disorders, not cholesterol. If it was so, the French would all have heart disease. They have amongst the highest cholesterol in the world and the lowest coronary artery disease. We also see that anxiety, worry and preoccupation affect the entire digestive system; hence, the term “nervous stomach,” and that chronic angst and anger affect the liver. The second important basic is regarding the quality and quantity of your blood. Blood testing is generally accepted as the most important diagnostic tool in medicine. We know that nothing changes your blood chemistry more than genes and genetic predispositions. Those things cannot be changed. If there is something, however, we do not like about a blood test, nothing will change the result of a test more than food. Food is the fuel for these amazing machines. State of the art blood testing now tells us exactly what a person’s deficiencies are and what foods and vitamins they really need. Lastly, like a high tech sports car, our physical bodies need to be treated, tuned, worked on, unclogged and maintained! The physical healing arts address this component. Ancient now proven therapies like acupuncture head the list of therapies that improve circulation and reduce pain. Manual therapies, laser, and state-of-the-art bio stimulation equipment are very helpful. So then, how do we manage our health in this New Year? There are three main components to consider - your mental health, biochemical health, and physical health. Seek to find the “root cause” of your health concern. Read and seek advice. You must, at all cost, take control of your own health. Finally, when you go through this exercise next year, look back and you will see the powerful transformation that took place in your life, because you had a plan and a resolution. Happy New Year! With over 25 years of experience, Luis Fuentes combines the latest in Western Diagnostic Testing and centuries-old Eastern/Oriental Medicine to help identify and resolve the root cause of health issues and pain. He is the Medical Director of HealthMedPlus, which is located at 12251 Taft Street - Suite 303 in Pembroke Pines, as well as 9420 SW 77th Ave Suite 101 in Miami. Insurance is accepted. For information, call 954-544-4545 or visit HealthMedPlus.com.

Can You Defend Foreclosure & Obtain a Modification on Your Own? By Omar J. Arcia, Esq. Foreclosure Defense and Consumer Bankruptcy Attorney

I

f you still think you can defend the foreclosure of your home

or obtain a mortgage modification on your own, here are some sobering facts to consider. ▸▸ When the Florida legislature approved additional funding to clear the foreclosure backlog in June 2013, it also ordered our court system to clear 256,000 foreclosure cases per year through 2016. That’s more than 700 cases per day. ▸▸ Unlike other Florida judges, foreclosure judges are effectively temps who don’t have to face voters. ▸▸ Today, most foreclosure cases are set for trial or final judgment within 6-8 months, and any continuances of trial are routinely denied. ▸▸ Mortgage giant Freddie Mac pays mortgage servicers “bonuses” for expediting foreclosures and charges a daily penalty for delayed foreclosures. If you are in foreclosure or at risk of foreclosure, how can you combat against this court system set up to dispose of foreclosure cases with brutal efficiency? The most important tool you can use to defend against our court system’s quest to drain the dockets is to hire a qualified and experienced foreclosure defense attorney. First, don’t settle for anything less than an initial face-to-face meeting with the attorney. Let’s get real, if they are too busy to meet with you personally to review your case, they will just be “too busy” to actually help you with your case. Also, make sure that the attorney has plenty of litigation and trial experience (at least fifteen years), and that the attorney regularly practices in the county where your case is pending. Finally, make sure the attorney has a proven track record of outstanding results and satisfied clients. Ask the attorney to refer you to at least three satisfied clients. Another critical tool to save your home from foreclosure is to ensure that the law firm you hire to defend your case has established loan modification and consumer bankruptcy departments. If your legal defenses to the foreclosure case are not accepted by the court, you can process a loan modification, reinstatement, or short payoff of your loan. If all else fails, right before the foreclosure auction of your home takes place, you can file a consumer bankruptcy and attempt to complete the modification within the bankruptcy proceeding. The attorneys at the Arcia Law Firm are privileged to successfully represent hundreds of homeowners in our community. We have foreclosure defense, loan modification and bankruptcy departments all within the same office, and we will gladly refer you to dozens of satisfied clients so you can be confident in your decision to hire our Firm. Detailed explanations of different options available to homeowners are also discussed in a unique DVD developed by the Arcia Law Firm entitled “Fight For Your Home.” If you mention that you heard about the DVD through this magazine, you will receive a complimentary copy during your free consultation to discuss your case in detail with a member of our highly experienced legal team. If you are struggling to make your monthly mortgage payments, if you are in the middle of a frustrating loan modification process, or if you just received a foreclosure summons, contact the Arcia Law Firm today at 954-437-9066 to schedule a free personal consultation with an attorney, or visit www.arcialawfirm.com to schedule your appointment online.

Online Home Evaluation Estimates at a Glance…

Another moment made possible by Save

$100

By Patrick Simm

E

very homeowner at some point in time has , for

one reason or another, been on a website that gives estimates of your home’s “current” value. Monitoring home value estimates online has become an addiction to today’s internet savvy real estate consumer. Are these estimates accurate? In more cases than not, not at all! These estimates can be very useful, however, if you understand the basics of how they are established, how they can be easily skewed, and what they should be used and not used for. In the past, if you wanted to know what your home was worth you would have had to consult with a Realtor to do a comparative market analysis or have a formal appraisal performed. Today, we tend to rely on these Home Value websites. They build algorithms that retrieve a description of your home from the county tax records along with other publicly available records of the recent sales prices of similar or comparable homes in your area. They make mathematical changes to create a “rough” estimate of your home’s price based on how similar or different it is in measurable factors, such as the number of bedrooms and bathrooms and the size of the property. In addition, some of these websites use a formula that derives a percentage estimate of how the overall local real estate market has moved in the time since the comparables were sold. Where an automated online estimate of your home falls short and becomes more or less unreliable is that a computer that pulls information from the public records does not have the ability to detect physical, aesthetic, condition and location differences in accordance to each property. The potential for error in these online estimates of home value is why most real estate professionals find them unreliable. The preeminent way to estimate a home’s value is to look at what similar, nearby homes have actually sold for, as close as possible to the time the home’s value is being sought. Appraisers and Realtors do this. Home value estimate websites attempt to do this with a much larger margin of error than humans professionals typically have. Because these online home evaluation estimates are not fully trustworthy, I believe they should be used sparingly as a means of arriving at a list price of your home if you are selling. Pricing your home correctly from the onset is imperative to obtaining the most for your property. These estimates are great if you are using them to track movements of the value of your home or the value of homes in a specific neighborhood over a longer period of time. Choosing a Plastic Surgeon by Charles A. Messa, III, MD, FACS

P

rospective patients often ask , “Who should I

go to for my cosmetic surgery procedure?” This question, if answered correctly, can make the difference between a beautiful result and a disastrous complication. All too often in South Florida, patients will choose their cosmetic surgeon based on price. This is the biggest mistake most people make. The first question a prospective patient should ask is whether or not their doctor is board certified in Plastic Surgery. Many doctors are board certified, but don’t always state which field of medicine they are certified in. You should trust your care for cosmetic surgery only to a physician who is certified by the American Board of Plastic Surgery. The American Board of Medical Specialties (ABMS) is the only board recognized by the American Medical Association to certify physicians in over 24 medical specialties. The easiest way to check a doctor’s credentials is to go to www.abms.org to determine which medical specialty they are board certified in. The American Academy of Cosmetic Surgery is not a recognized board by the ABMS. Equally important is that your surgeon is a member of the American Society of Plastic Surgeons and the American Society for Aesthetic Plastic Surgery. These societies require not only board certification, but also documented experience in cosmetic plastic surgery. Patients should also know how much experience a surgeon has in the procedure you are requesting. If you are interested in a breast augmentation, ask your doctor how many he or she does per week and year. Does the surgeon have hospital privileges to do the same procedure? Many physicians who perform liposuction in office facilities don’t have hospital privileges to do these procedures. Hospitals will only grant operative privileges to physicians with well-documented training in that procedure. The procedure should be performed in an accredited facility like our office, which is certified by the American Association for Accreditation of Ambulatory Surgery Facilites, Inc. (AAAASF) or a licensed accredited hospital or outpatient surgery center. A common misconception is that office surgery is not as safe as hospital surgery. This is not true. The safety of a procedure is dependent on the credentials of the surgeon, accreditation of the facility, and the presence of a board certified anesthesiologist or certified registered nurse anesthetist. Many surgeons will tell prospective patients that they only perform surgery in a hospital setting because it is safer. These surgeons usually don’t have an office that is properly equipped or certified for outpatient surgery. I, like many other experienced board certified plastic surgeons, offer patients a choice to have surgery in our certified private office facility or the hospital, depending on the overall medical conditions and the procedure being performed. Finally, assuming the physician has all the appropriate credentials and level of expertise, I stress the patient choose a surgeon with whom you feel most comfortable, who has a kind, attentive staff, in an environment where you can get the best care. Ask for patient referrals and patient testimonials. Dr. Messa is board certified by both the American Board of Plastic Surgery and the American Board of Surgery, an active member of the American Society of Aesthetic Plastic Surgery, American Society of Plastic Surgeons, and a Fellow of the American College of Surgeons. He is a recognized expert in cosmetic plastic surgery and has achieved Allergan’s Black Diamond Award as one of the top 1% of plastic surgery practices in the country by volume. Dr. Messa has also achieved Chairman status with Medicis and Mentor Corporation. This award honors distinguished leaders in cosmetic surgery for demonstrating expertise and excellence through a high volume of aesthetic product procedures. The certification is awarded to leaders in the field of medical aesthetics and demonstrates their commitment to innovation, excellence, and the highest level of patient care. To schedule your consultation with Dr. Messa, call 954-659-7760.

appy N ew Year! A s we begin 2015, many of us

choose to make resolutions to improve ourselves and our lives over the course of this New Year. Common New Year’s resolutions are to lose weight, stop smoking, or get more organized. Not many of us, however, will resolve to make or revisit an estate plan. While it may not be as glamorous – or as comfortable to think about – as some other New Year’s resolutions, I’m here to tell you that it should be at the top of your resolutions list this year! There are many reasons that people shy away from estate planning. Some find it too grim, while others think that they don’t have an “estate” that requires planning. Often, when people hear the words “estate planning,” they conjure mental images of vast country manors, wealthy society matrons, or inheritances worth millions of dollars, and quickly reach the conclusion that estate planning is “not for me.” I get it! But the reality is that an “estate” simply consists of all of the things you own when you die, including: your home, investments, bank accounts, retirement plans, business interests, and even personal property such as furniture and jewelry.

The hiring of a lawyer is an important decision that should not be based solely upon advertisements. Before you decide, ask us to send you free written information about our qualifications and experience.

Estate planning involves very real issues that matter to everyone. For example, I’d like for you to consider the following questions: Who will make medical decisions for you in the event of your incapacity? Who will inherit your property when you die? Who will make sure that the people (and pets!) that are most important to you get the things you want them to get? Without an estate plan, the answers to some of these questions might not be what you think – or want. The fact is that one day these questions will need answering, and a small effort to resolve them now can protect you and those you love from potentially divisive and expensive legal problems in the future. As important as it is to create an estate plan, it is also important to ensure that your estate plan is up-to-date and well-maintained. This is critical, because the circumstances under which you originally created the plan may have changed. For example, look back on 2014 for a moment. Did you welcome a new family member? Did you lose one? Has your health or the health of someone close to you changed significantly? Did you purchase a new home, start a new business, or make new investments? If the answer to any of these questions is “yes,” it may be a good idea to review your estate plan to ensure that it will accomplish your goals. These are just some of the reasons that creating (or maintaining) an estate plan should be on the top of your list of New Year’s resolutions, but there are many others. Working with an experienced attorney will help you to navigate the many issues involved and will ensure that the plan accomplishes your vision and goals. Madeleine Q. Mannello Scott, Esq. works at the law firm of Evan H. Baron and Associates, located at 1655 North Commerce Parkway, Suite 201, in Weston. For information or a free consultation, call 954-385-9160.

Transplant of Knee Cartilage Through Small Incisions By Fernando A. Moya, M.D., Ph.D.

O

ne of the most difficult things that

Orthopedic Surgeons have to deal with is what to do with the knee that has irreversible cartilage damage. The knee joint, specifically the undersurface of the patella, the end of the femur and the top of the tibia are covered by a substance we call articular cartilage. This looks and functions like the carpet that is covering the floor in your house. It is a smooth cushioned surface that helps the knee joint move in a frictionless environment. Without healthy articular cartilage, the knee joint can not function properly. Exposed bone in the knee joint by deficient, inefficient cartilage leads to arthritis, pain and disability. Patients present to the office stating that they injured the knee joint. They complain of swelling, pain going up and down stairs, getting out of the car, changing directions, unable to run or jog without pain. The injury is usually after an event that the patient can recall without any problems. The Orthopedic Surgeon gets some simple X-Rays in the office and usually they are normal. You see, articular cartilage does not show up in X-rays. After a thorough physical exam the initial treatment usually consists of ice, rest, anti-inflammatory medications and physical therapy. However, if the initial physical exam demonstrates severe findings and/or the symptoms persist or they do not get resolved, then the patient will need to get an MRI Scan to check for articular cartilage problems. The MRI Scan is the diagnostic study of choice in the detection of articular cartilage damage (bottom photo), meniscus tears and ligament injuries. If the patient has an articular cartilage defect (bottom photo) this is considered to be a permanent problem for the knee joint. This leads to abnormal friction forces, inflammation, pain and eventual destruction of the rest of the knee joint. Classically, patients who continued to have problems eventually developed arthritis and require a total knee replacement. Today, with advances in science, we can offer patients alternatives to try to salvage the knee joint. This consists of procedures that can be done through small incisions in the knee joint (Arthroscopic Surgery). The arthroscope is the instrument that has allowed us to manage this issue through small incisions. We can do a chondrolasty with shaving, chondroplasty micro fracture or bone drilling or bone picking. The chondroplasty is stimulating your cartilage, stimulating your body to make new cartilage in the defective area. The recovery from this type of surgery usually requires the patient to use crutches for one month and in most cases the patient returns to full unrestricted sports activities in six to nine months from the day of the surgery. Other patients can have a transplant of cartilage (top photo). This is usually reserved for those patients who failed to heal with the chondroplasty and have a focal well circumscribe defect in the articular cartilage. The surgery is also done through mini incisions, usually two or three. The rehabilitation consists of crutches for four to six weeks and range of motion exercises. After this healing period, the patient returns to activities of daily living and finally to sports within six to nine months from the day of the surgery.

Nexus Shooting Has a State-of-the-Art Gun Store and Shooting Range By Debby Teich

breathe in complete comfort, despite the heat and humidity outside.

What is different about your shooting range? We created a true

entertainment experience. Our advanced virtual range, the Nexus Lanes, brings your shooting to the next level, while making it fun at the same time. Since the gun’s invention, people have been making holes in paper targets, which is of limited value when training and can become mundane over time. Our live fire technology lets you shoot your gun and real ammo at constantly updated interactive video targets, such as defensive scenarios, shooting galleries, zombie games, skill drills, asteroids and more. A computer provides instant feedback by scoring and analyzing each shot. We also have a standard paper target range. Additionally, we do weekly tactical and competition drills where shooters move and shoot through an obstacle course setup for real world training.

Co-owner Bernard Hsiao answered some common questions about Nexus.

Family Owned and Operated Floor Solutions Group Offers Customers Knowledgeable Service, Top of the Line Flooring, and Installation By Jill Sharpe

I

How many members of the family work in the business?

f you are in the market for

new flooring but need some help deciding what the best options are, look no further than Floor Solutions Group. Sales Manager Carlos Almandoz has more than 15 years experience in remodeling with an expertise in flooring installation and bathroom renovations. He knows what works well and what doesn’t work. As a retired flooring renovation specialist, Almandoz has joined with six family members, including his daughter Carla, to bring the best flooring options to you. Carla recently answered some questions about the family business.

Currently there are seven family members working at Floor Solutions Group.

What can customers expect when they visit your store? We

How long have you been in business and how did you get started? Our office and

showroom have been open since January 2014. One day my cousin, Jose, decided to tell my father, Carlos, that his years of professional installation experience were valuable and worthy of something more. He then went on to convince my father, his uncle, that it was the time in his career to open up a flooring materials store. At the time, Jose was finishing up his Masters at NSU and as his career was in Business Administration he knew that we had a lot to offer to this industry and its customers. As the idea grew, more and more customers and friends convinced my father that opening up a store was a great idea. It was also perfect timing for me too, as I was just about to graduate from Florida State with a degree in Marketing. We knew it was the perfect opportunity and time to get this business rolling for our family.

ers whose workmanship, honesty, and skill are amongst the best we have yet to see. We have had so many customers come to us with terrible stories of their past installers. It's quite sad how many in this business take advantage of their clients. We are not happy until you walk away 100% satisfied with the materials and job we have performed. If you ever have a problem, we will respond at any time of the day, any day. For that reason, we use flooring materials that will make your home, office, or commercial store a true masterpiece.

What differentiates Floor Solutions Group from other flooring stores? Because my

father, Carlos, has been in the business for quite some time now, he knew exactly what materials to use and which ones to stay away from. Here at Floor Solutions we pride ourselves in our high quality materials as we want all of our customers to have the very best the industry has to offer. We also have a team of subcontracted install-

are a family owned and operated business. The service that we give to our clients is that of a family friend or relative. Our showroom is small compared to other flooring materials stores but we designed it that way because we wanted a more personalized, cozy feeling when you walked into our showroom. We also understood the pains of going into a flooring store and seeing so many options. It can truly drive a homeowner crazy. For many homeowners choosing the right materials for their home is crucial. We wanted to make that experience feel like it should, personable and important. Come sit down, drink some coffee, and have a chat with us on what it is that your family needs. You will be surprised to know that you will walk in a customer and leave a friend. That is our goal.

hardwood issues. With porcelain tiles you don’t have to worry about your wood absorbing moisture and expanding and you can still have that cozy warm feel that is given by natural wood and laminates.

Anything else you would like readers to know? Please ask

us for referrals. We have many happy clients who would love to show you the materials and work that has been done in their homes, offices, or commercial stores.

What services do you provide?

Personalized consultations, free at home estimates, and installation services. We also guide our customers who wish to install their own laminate floors through the process and will answer any question or concern at any time regardless of our business hours.

How have flooring options changed over the years? Over

the past few years we have seen hardwood turn to laminate floors and ceramic into porcelain tile, 12" x 12" tiles into 6" x 36" tiles, and traditional styles into modern designs. Right now the bigger the better. Flooring has moved away from the square look to an elongated rectangular look that is more sleek and modern. Customers in Florida are also very fond of the laminate flooring as it is more affordable and less tedious than hardwood. Lately, 6" x 36" porcelain tiles have become the popular choice for those looking for the wood touch without the

Where is Floor Solutions Group located? Our address is 10400 W. State Road 84, Suite 103, in Davie. We are located right off of Nob Hill and 84. The commerce park we are currently located in is behind Dragados USA. Many people get confused as Maps only sends you to the first building, but we promise that if you continue down that road you will find us.

How can customers reach Floor Solutions Group? You can

reach us by calling 954-708-5892 or emailing us at carla@fsgflorida. com or Jose@fsgflorida.com. We are always open to catering to your appointment needs. Whether that be on the weekends or after 5 p.m., if you call us ahead, we will definitely take care of you. Our website is www.fsgflorida.com.

as Voluma, patients are able to get very close to surgical face lift results without having surgery. These non-invasive procedures are only going to get more advanced in the future and knowing that many patients that do not desire (or have the time) to handle the downtime of having surgery will continue to fuel the growth of these offerings.

What do you offer that is new in the field? Reaction by Viora,

Ultherapy and LipoSonix are the latest technologies we have acquired this year. Reaction is a painless procedure to tighten the skin on your body and reduce cellulite. It takes multiple sessions but the results are very impressive. Ultherapy is a game changer when it comes to a skin tighten technology to lift your face and neck with only one treatment using focused ultrasound. LipoSonix allows our patients to lose 1 inch off their waste (abdomen or flanks) in 1 hour and only requires 1 treatment. Ageless Medical is located at 10640 Griffin Road, Suite 102 in Cooper City.
