E

very year around this time we take a deep breath and wonder what happened. Summer is over; the vacation pictures and memories have moved to the back of our minds; the kids are back in school; the Halloween sugar rush has barely worn off and we are in full preparation for Thanksgiving. What? Thanksgiving already? In the blink of an eye, the entire year seems to have gone by. Another year of family, friends and togetherness; of being there for each other and enjoying each other’s companionship. While we sit down this year with our loved ones from near and far to indulge in a fancy turkey feast, let’s give thanks for all the little blessings we have received throughout the year and let’s enjoy each other. Happy Thanksgiving! Sven Budzisch Publisher/Owner

Injectable Fillers Offer Many Options By Maria Angelica Briceño, Laser Center & Med Spa

I

njectable fillers are substances that are used to enhance the fullness of soft tissues, primarily in the face. Injectable fillers can be used alone or in combination with other procedures such as wrinkle reduction by injection (BOTOX®) to enhance facial appearance, or to refine the results of surgical rejuvenation. Some fillers are based on natural substances derived from the human body; others are synthetic, biocompatible compounds. When it comes to injectable fillers, what’s in a brand name? The options may seem overwhelming and confusing. There are many brand names with several ingredients, which have different, but perhaps overlapping, uses. Here is an explanation of the different types of injectable fillers on the market, sorted by their main ingredients:

it’s Your time to stop time!

Calcium Hydroxylapatite Fillers:

Under the brand name Radiesse, each syringe contains CaHA particles that are suspended in a water-based solution (available in 0.3, 1, or 1.3 ml) to reduce the appearance of wrinkles and skin folds around the mouth and nose as well as fill certain scars. The filler is biocompatible, non-toxic, and non-allergenic; results last for up to nine months or more. Radiesse is FDA-approved for medical purposes and is used off-label for cosmetic treatment. It is not recommended around the lips because of its larger particle size.

Hyaluronic Acid-Based Fillers:

Brand names containing hyaluronic acid include Juvederm, Restylane, Perlane, Dermalive, and Hylaform. Hyaluronic acid is a naturally occurring polysaccharide (carbohydrate) that exists in human tissue. Hyaluronic acid-based fillers treat nasolabial folds, frown lines, crow’s feet, and lips. Hyaluronic acid fillers are said to offer longer lasting results than collagenbased fillers.

Human-Based Collagen Fillers:

Human-based collagen is used under brand names such as CosmoDerm and CosmoPlast to build volume in facial areas including the lip area (such as for lip augmentation), above and below the eyes, crow’s feet, the nasolabial fold area (the grooves from your nose to your mouth), and frown lines. Human-based collagen fillers are biocompatible and produce results that may last for four or more months.

Bovine-Based Collagen Fillers:

The brand names of bovinebased collagen fillers include Zyderm and Zyplast. This form of collagen is derived from cows and may be used to add volume to facial areas such as the lip area, above and below the eye, crow’s feet, the nasolabial fold area, and frown lines. Because some people are allergic to bovinebased collagen, your doctor will perform an allergy test. Results may last for four or more months, but as with human-based collagen, if you continue to have treatments over time, some of the collagen will remain, and results may last a lifetime. Laser Center & Med Spa is a full-service medical aesthetic center and day spa. It offers an extensive menu of treatment options ranging from anti-aging treatments to skin and body rejuvenation, as well as laser hair removal and tanning. he Miramar Police Athletic League will be hosting its 12th Annual Golf Tournament on Fri., Nov. 19, at the Bonaventure Golf and Country Club. Proceeds from the event will directly help fund educational programs, scholarships and athletic programs for children and youth in the Miramar Police Athletic League. Last year’s tournament raised $25,000 and organizers are hoping for at least $30,000 this year. The event kicks off with a barbeque lunch, followed by a fun and exciting day of golf, with a shotgun start at 12:20 p.m. The tournament is a standard scramble format. After golf, there will be an awards banquet with raffle prizes in the (l to r) Mike Bulduc, Isreal Cruz, Tait Thomas and Oskar Mendoza practice Bonaventure banquet dining room. There is also a swinging for the upcoming silent auction which features valuable prizes like PAL golf tournament. a trip for four to Disney World; footballs signed by Jason Taylor and Zach Thomas; tickets to a Panther’s game and more. In addition, everyone leaves with a door prize. “It is a great opportunity to have fun and play golf for a good cause,” said Scott Hadley, Executive Director of Miramar PAL. The Miramar PAL was incorporated in 1989, in cooperation with the Miramar Police Department and City of Miramar. It provides year-round educational, athletic, civic and crime prevention activities for youth, between the ages of 3 and 17 years old, in a safe environment. Students over the age of 17 can serve as volunteers in the senior PAL program, while adult volunteers serve as mentors, tutors, coaches and referees. Miramar PAL provides mentoring, tutoring and coaching opportunities in both competitive and non-competitive settings to over 1,200 youth.

By Debby Teich

Statistics show that greater numbers of youth, regardless of their socio-economic, racial and ethnic background are at risk. The Miramar PAL’s belief is that every child can experience success provided they receive the opportunity. Miramar PAL’s goal is to provide youth with those opportunities through activities which build character and self-esteem, foster positive relationships, enhance self-awareness and promote good citizenship. They work closely with parents, community leaders, police officers, businesses and the general public. The Miramar PAL also oversees various sports programs in the City. It runs youth basketball, for ages 4 to 17, as well as a corporate basketball league for 8 to 10 teams. From Dec. to May, more than 1,200 kids participate in its outdoor soccer program at Miramar Regional Park. PAL runs an indoor soccer league during the summer. PAL also has several other programs. “Hanging with 5-0” is a summer camp program for 50 at risk teens. POW is an after school program at all 11 elementary schools in Miramar. It consists of 10-week sessions of kick ball and flag football. Students meet after school, from 2 to 4 p.m., on Tues. and Thurs., with a School Resource Officer who serves as a coach. The free program provides the kids with a safe place to go after school and also helps them build a relationship with the SRO. All of the school teams play each other during the season, as well as for play offs and a championship. For information or to volunteer, visit www. miramarpal.org or call 954-602-4360. (l to r) Danny Smith, Mike Kimkowski, Tom Tiberio and Bobby Fiumefreddo prepare for the PAL golf tournament on Nov. 19.

Pembroke Pines Goes Back to Nature

S

outh Florida residents do not have to travel far from home to purchase locally-grown organic and natural products. The Pembroke Pines Back to Nature Farmer’s Market offers families a way to stay healthy and have fun. “The farmer’s market has something for everyone,” said Lauren Goas, special events coordinator for the City of Pembroke Pines. “It is a great way to support local farmers and save some money.” This is the second year that the City of Pembroke Pines is organizing the Back to Nature Farmer’s Market. This year, the City is partnering with Lexus of Pembroke Pines to help pay for the event. Lexus will showcase some of its newest models, offering visitors a chance to test drive them. “The Pembroke Pines Back to Nature Farmer’s Market is the brainchild of Mayor Frank C. Ortis and Commissioner Carl Shechter who want to use the centrally located City Center property, until the site is developed,” said Rose Colombo past Chairwoman of the event. “We are expecting great crowds to attend and take advantage of the delicious fresh vegetables and fruit which local produce vendors will be selling.”

The Farmer’s Market offers a variety of delicious fresh fruit and vegetables including tomatoes, bell peppers, onions, scallions, ginger, baking potatoes, cucumbers, hot peppers, corn, okra, oranges, grapefruit, carrots and more. Local nurseries sell fruit trees, native plants, fresh flowers, landscaping items and gardening accessories. There are fresh baked breads, cookies and cakes, as well as homemade jams, jellies and salsas. Some of the gift items include candles, incense, handmade jewelry, book marks and more. There is also an arts and crafts area for children to create a keepsake. Melissa Coltune went with her family to all of the farmer’s markets last year and plans to do the same again this year. “The farmer’s market has a wonderful assortment of organic and natural products,” said Coltune. “I love to cook. I was able to try some new recipes using ingredients that are typically hard to find.” The Back to Nature Farmer’s Market is offered twice a month on Sundays, from Oct. to Feb., from 9 a.m. to 1 p.m., at two different locations. It will be held at the City Center, Pines Blvd. and Palm Ave., just west of City Hall on Nov. 7, Jan. 9 and Feb. 13. It will be at Lexus of Pembroke Pines, 16150 Pines Blvd., Nov. 21, Jan. 23 and Feb. 27. There is no farmer’s market in Dec. Admission and parking is free. School News 57 PPCHS Students Earn AP Scholar Awards

P

embroke Pines Charter High School provides a challenging educational foundation in order to prepare its students for college success. It offers a variety of tools to help the students achieve success, including the College Board’s Advanced Placement (AP) program. The program provides willing and academically prepared students with the opportunity to take rigorous college-level courses while still in high school, and to earn college credit, advanced placement, or both for successful performance on the AP Exams. PPCHS offers 15 Advanced Placement courses in the areas of social studies, foreign language, art, mathematics, English and language arts. “The Advanced Placement courses are a great way for capable students to challenge themselves,” said Dr. John J. Meyer, Director of Guidance/Student Services at PPCHS. “Most competitive colleges like to see students complete AP courses at the high school level.” About 18% of the more than 1.8 million students worldwide who took AP exams performed at a sufficiently high level to also earn an AP Scholar Award. The number of PPCHS students achieving at this level has increased steadily at the school, rising from 29 students in 2008 to 44 in 2009. This year, the number of students jumped to 57. “We are so proud of the students and our faculty,” said Meyer. The College Board recognizes several levels of achievement based on students’ performance on AP exams. At PPCHS, two students qualified for the National AP Scholar Award by earning an average score of 4 or higher on a five-point scale on all AP exams taken, and scores of 4 or higher on eight or more of these exams. These students are Nicole Power and James Valencia.

These students are Ryan Douglas, Jaclyn Fine, Jessica Gilyard, Adriana Guzman, Natalie Hew, Katrina Hodapp, Carlos Larco, Juliana Martinez, Jennifer Rodriguez, Camille Rosa, and Ashley Shearer. November 2010

Water Rate schedule was proposed at a recent Commission meeting. The Environmental Protection Agency (EPA) has mandated that all cities clean water that runs into rivers, or any other waterway, be as clean as drinking water. Like many other elected officials, I think this mandate is extreme. However, we do not have a choice. Fines will be levied and the voting body that votes against it could be guilty of criminal actions. So we must make a decision: either we comply or we vote against any increase in water rates and be fined a fee which would ultimately be passed on to the residents. The scheduled percentage at the meeting was a 26.9 % per cent increase. It included $6 million in future capital expenditures which have to be completed. Now would be a good time to work on capital expenditures because construction companies are hungry for work and we could probably negotiate a good price. The economy has been very difficult for all of us. That being said I made a motion to remove the $6 million from future capital expenditures for now and bring the rates down to 11.31%. While an increase, it allows us to receive a consumptive use permit from the South Florida Water Management District to issue water and comply with the EPA by moving forward to construct a plant. It is normal business practice to fund future capital needs on an annual basis. This is referred to as funding depreciation. The concept is to set aside money each year in anticipation of the gradual replacement of the utility system. The original cost of the system was approximately $223 million. The eventual replacement will be substantially greater due to rising costs. The accumulated depreciation based on the current age of the system and the estimated useful life is $70 million. This amount represents what the City should have set aside for capital replacement. The City Commission has chosen not to pre-fund the annual $6 million for future capital replacement (depreciation). As a result, current capital expenditures of $1.255 million will be funded on a “pay as you go basis” from current operating revenues. The problem with funding on a “pay as you go basis” is that there will be years in which the capital expenditures will be greater than what is supported by the current revenue stream, resulting in the need for rate increases. The last thing that the City should do is to borrow every year for capital expenditure purposes. To do so, will result in an escalating debt burden that will pass on the cost to future residents and that may compromise the credit rating of the City. Borrowing the current capital expenditure of $1.255 million would result in an estimated annual debt payment of $117,000 for the next 15 years. This would result in a total estimated cost of $1.8 million, which includes approximately $.5 million in interest. The effect of not borrowing for the current year capital expenditures represents $.80 per month for a residential household using up to 3,000 gallons per month. As always please feel free to contact me by email at fortis@aol.com or call my office at 954-435-6505 if you have any questions or concerns.

community news Miramar Seniors to Celebrate Thanksgiving with Traditional Dinner and Dancing

By Debby Teich

T

hanksgiving will come a little early for a group of Miramar senior citizens when they have the opportunity to sit down with friends for their fill of turkey - with all the trimmings. The City of Miramar Social Services Department will host its 29th annual Thanksgiving Dinner at 6 p.m., on Nov. 19, at the Miramar Multi-Service Complex, 6700 Miramar Pkwy. The holiday is a time to give thanks and share great food with friends and family. It can often be a lonely and difficult time for seniors, however, whose family may live in other places or who might not have any family at all. “This event gives them an opportunity to have dinner with their Senior Center family,’ said Kim Morrow-Lopez, social services program coordinator. “For some, this is the only dinner they will have. It is one of our most beloved annual traditions.” On the day of the dinner, the Center’s 150 seniors will get dressed in their finest attire as they prepare for an evening out. They will sit down to a candle lit table, covered with white linens and set with china. They will have an opportunity to enjoy a traditional Thanksgiving dinner, complete with turkey, mashed potatoes, cranberry sauce and more. After dinner, they can dance to live entertainment and take a chance at winning a door prize. For many of the seniors, who are from other countries, this will be their first exposure to this American holiday. “All of the seniors really look forward to it,” said

appy holidays! I am quite sure that you feel the same way I do - wondering how this year could have gone so fast. I can’t believe that we will soon be saying goodbye to 2010 and welcoming 2011. We do, however, have two months remaining which gives us a wonderful opportunity to reflect on our past year, prepare ourselves for the New Year, and maybe, most importantly, to pass on some great lessons to our children. I am reminded of a story where a rich grandfather wanted to impart life lessons to his spoiled grandson. While he could have left his money to him, he decided that he wanted to give him more than just money. He wanted to give him life lessons that would last far longer than money, so he assigned him a series of tasks to complete. As the grandson completed each task, the grandson learned the value of hard work, sacrifice, and compassion. In the end, the grandson changed his ways and started living a life that would make anyone, especially his grandfather, proud.

November 2010

The holidays provide us with a great opportunity to practice what we always preach to our children --- kindness and generosity to others. Sometimes our desire to give our children things that we never had in our childhood, like expensive toys, makes us forget to pass on the important things that we did have. We forget about the warm family memories of sharing what little we had with each other. We forget the special moments of love and caring shared with our loved ones. And, we sometimes forget how thoughtful gestures mean so much to others. In our great effort to fill in the material “gap” we think we have in our lives, we forget the things that cannot be bought or sold. So I propose something different for all of us to do this holiday season. Instead of buying presents for each other, let’s also give to charities and maybe even adopt a family. With these simple thoughtful actions, we can drastically change the lives of others while building fond memories to share for a lifetime. Happy holidays to you and your families. Cover Story You’ll Flip for the New TAG USA Gymnastics

T

he best gets better. TAG USA Gymnastics has long been considered South Florida’s elite gymnastics studio, and now it is home to the region’s first true Elite gym. Owners Marissa and Michael Zoldan recently opened a brand new, state-of-the-art, 38,000 square fit gym designed especially for its successful Elite gymnastics program and competitive teams, as well as its award-winning recreational gymnastics program. Building a brand new gym from the ground up was a huge undertaking for the couple, but one they knew they had to make if they truly wanted to bring TAG USA Gymnastics to the next level. They have certainly succeeded. Two of their gymnasts are already national qualifiers.

That’s quite an accomplishment, especially considering it’s been less than two years since they purchased the gym and it’s nearly 40-year legacy. In that short time, the couple has totally revamped the gymnastics program, coaching staff, and reputation. And now, they’ve opened the area’s premiere gym which is attracting athletes from all over South Florida. If you’ve never seen the new facility, it’s definitely worth the drive to Weston to see for yourself why so many people are flipping for the new TAG USA Gymnastics. At triple the size of its original gym, the new site is now the largest gymnastics center in the South. “Built from the floor up, every inch of space was designed to create the ultimate Elite gym,” explains Marissa. “There are separate sections for each of our programs. We have an area just for our toddler and preschool programs with specially sized equipment. There is an area for our recreational gymnastics programs. And, what I’m most excited about is the section set aside for our team and Elite gymnasts. It features a tumbling floor designed specifically for the high-level tumbling used by our Tramp & Tumbling squad and our advanced gymnasts.”

And TAG USA boasts some of the most accomplished athletes in the state. During the 2009-2010 Season it had the most regional, state and national champions of any gym around. TAG USA was Florida State Champs for Level 3 Girls Gymnastics. It earned 93 First Place finishes in girls gymnastics competitions, 15 Girls Gymnastics State Champs in multiple events, five All Around Girls Gymnastics State Champs, TOPs Girls National Qualifier, Boys Gymnastics State Champ, Boys Gymnastics Regional Champ, Boys Gymnastics Team Florida, Trampoline Regional Champ, and

26

November 2010

12 Trampoline National Championship competitors. And all indications are TAG USA is poised for a repeat season of success. TAG USA is known for its nationally-recognized compulsory, optional and Elite team coaches, which work in conjunction with the highly-trained recreational coaches. The professional coaching staff provides the perfect balance of expertise, encouragement and team spirit to develop the inner gymnast in each child. While the gym itself is geared for gymnasts, the rest of the facility was designed with parents in mind. There is an enormous viewing area where every parent can have a front row seat to watch their child practice and train. If you want to take a break from the action, a dedicated lounge allows parents to relax, read a book, or surf the net. A coffee and juice bar is planned. Siblings of the ‘athletes-in-training’ have a dedicated lounge for themselves where they can watch TV and play games. There is also an after-school study room for gymnasts and siblings who need a quiet place to concentrate on homework. “Michael and I are who are clients are. We’re parents of a lot of kids,” shares Marissa, noting the couple has eight children between them. “We know what is important to us and we listened to our parents. We took all of this into consideration when designing the new gym.” And, on top of most parents’ list was parking. The new TAG USA Gymnastics gym offers 100 designated parking spaces with convenient front and back entrances, as well as a covered, safe drop-off area.

That’s certainly important when you have hundreds of gymnasts and their families coming and going every day. TAG USA offers the largest variety of classes under one roof. There are classes for all ages and levels, including the popular ‘Mommy/Daddy & Me’ classes, Preschool classes, Boys & Girls recreational gymnastics classes, Trampoline Squad, Tumbling classes, as well as Cheerleading. The expansive new facility has allowed TAG USA to add Martial Arts classes and Hip Hop Dance classes. The gym’s commitment to the local community becomes apparent with its new Adolescent Conditioning programs, Athletic Training classes, and classes for Special Needs children. Of course, the infamous TAG USA birthday parties are still available, and are better than ever with more play space and a festive party room. The larger space also allows for an expanded camp program. TAG USA offers school break camps, as well as its popular summer camp program for boys and girls of all ages. If you have not seen the new TAG USA Gymnastics, it’s definitely worth the drive to Weston to check it out. Owners Marissa and Michael Zoldan have taken the gym’s long, proud and successful tradition and combined it with a dedicated coaching and support staff to create the best gymnastics training facility for beginners through national champions. TAG USA Gymnastics is located at 1951 North Commerce Parkway in Weston. TAG USA offers recreational classes for children ages 12 months and up. Classes are offered in ten-week sessions. For more advanced athletes, there is a competitive gymnastics team and a trampoline and tumbling squad. For more information on classes or its popular birthday party packages, visit www.TagGymnastics.com or call (954) 384-9393.

he Miramar Early Childhood Program encourages parents to read to their children every day. On Oct. 7, they reinforced this message when 382 children who are enrolled in the program read Ezra Jack Keats’ The Snowy Day. This was the second year that the Early Childhood Program joined Jumpstart’s Read for the Record effort to bring more than one million children and adults together to read the same book, on the same day, in homes and communities all over the world. The one-day celebration showcases the role reading plays in a young child’s life. “Reading is the foundation of lifelong learning,” said Karen Lewis, child care superintendent for the City of Miramar. “We have to do whatever we can to promote early literacy. Literacy equals success.” Twenty-one VIP employees of the City of Miramar volunteered their time to share their love of reading with groups of pre-school aged children at each of the City’s four Early Childhood Centers. Some of the readers included Mayor Lori C. Moseley, Asst. City Manager Hargray Vernon, Asst. City Manager Ishmael Wazir and many more. After the children

read the story, they made snowflakes out of painted coffee filters and ate ice pops. Each of the children left with a bookmark that said “I helped set a world record today.” “It was a great opportunity for everyone to be part of something bigger than they are,” said Lewis. “Most of the children understood that they were helping set a world record.” The Miramar Early Childhood Program plans to participate in the effort again next year. Jumpstart’s Read for the Record began in 2006. During the first four years, America joined in reading The Little Engine That Could (2006), The Story of Ferdinand (2007), Corduroy (2008) and The Very Hungry Caterpillar (2009). campaign kicks off Jumpstart’s yearlong program of preparing preschool children in low-income neighborhoods for success in school and life. Since its inception in 2006, the campaign has reached more than 3 million children and more than 750,000 books have been donated to children in low-income neighborhoods. Home Décor Casual Décor By Myriam Payne, INTERIORS by Decorating Den

D

espite their easygoing appearances, casual decorating schemes don’t just happen. They call for the same amount of effort that the most formal of design settings require. There’s a big difference between a room that’s decorated “haphazardly casual” and one that features a well thought out casual design. Your goal should be to have your new casual room look as if it’s not premeditated. Most importantly, your design scheme should be comfortable and well integrated with other rooms in your home. Comfort should be your first consideration. Does the furniture feel good to sit on – to touch? Just as important, does it look comfortable? An overstuffed chair with an ottoman sends the message, “Come, and sit here.” Certain fabrics and materials naturally lend themselves to a more casual style. Leather has always been an excellent choice for upholstery in casually elegant rooms, as have nubby, heavier textures, like chenilles and woven upholstery fabrics. Selecting a brocade or moiré fabric for your upholstery, however, would not be in line with a casual decorating style.

And don’t forget Mother Nature! Natural materials are inherently pleasing to the senses, and always at home in a casual setting. Most people are automatically at ease with exposed wood beams, walls and floors, as well as materials that come from the earth itself, such as slate, stone, brick and tile. If your floors have one of these hard surfaces, add an area rug to soften the look and feel. You might also consider introducing some greenery in the form of plants, to add to the feeling of bringing the outdoors in. Also, some pottery and wrought iron accessories would be wonderful casual elements to add to your new décor. Let’s not forget your walls! Utilizing wall coverings like textured string or grass cloth - which are making a tremendous “comeback” in design - would be yet another great way to introduce more textural warmth into your room. Naturally, color selection plays a major role in creating a feeling of casual comfort. Soft, restful colors soothe the eye and the soul, whereas bolder colors tend to excite and stimulate – perhaps even agitate. The placement of furnishings in a room decorated in a casual style is usually asymmetrical because this type of room arrangement presents a less rigid appear-

ance. Informal balance seems to lend itself well to rooms where the message is to relax and unwind. It’s much more restful to the human eye than a formal, symmetrical balance where placement of furnishings is exact and unyielding. So relax in casual comfort. After all – you deserve it! Legally Speaking

How You Can Tell If You Have Been a Victim of Predatory Lending Practices By Omar J. Arcia, Esq., Foreclosure Defense Attorney

Predatory lending is when a lender imposes abusive, unfair and sometimes illegal loan terms on borrowers, without regard for the borrowers’ ability to repay the loan. When two or more of the following factors are contained in a mortgage loan transaction, the subsequent forensic audit performed on that transaction usually reveals serious violations of federal and state lending laws.

Property Purchased or Refinanced Between 2003 and 2007.

This four year period marked the peak of the real estate boom in South Florida. Just about anyone, including foreign nationals without any past credit history, could obtain a “sub-prime” loan for all the value of the mortgaged property. The sub-prime mortgage market thrived during this time, allowing borrowers to encumber their properties well beyond their true market values.

Mortgage Loan Contains an Adjustable Rate or “ARM” Feature.

These types of loans are initially set at an artificially low interest rate for a brief period of time. They then switch to an adjustable rate for the remaining term of the loan, and the rate can increase as often as every six months. Even if the U.S. interest rate index remains unchanged, the monthly payments on these loans could increase by up to 50%. These loans have the highest delinquency rate of any other loan product.

Mortgage loan suffers from negative amortization.

Negative amortization occurs when the monthly mortgage payment is not sufficient to even cover the interest due, and therefore, the balance of the loan increases over time even though payments have been made. If you owe more today on your home loan, than when you originally purchased or refinanced, your loan is negatively amortized.

Mortgage Loan is Interest-Only or Pick-a-Payment.

Under these types of loans, the borrower is only required to pay the interest due on the loan or some other minimal payment that does not even cover the interest on the loan. After a few years, the required monthly payment is usually increased to cover the outstanding balance. Once the loan payment is increased, so does the likelihood the borrower will default, and eventually be subjected to foreclosure.

Mortgage Loan Approval Based Only on Stated Income.

Roughly half of all sub-prime borrowers from 2003-2007 were given “stated income” loans, in which they were qualified based on statements in the loan application as to their income. These statements of income were largely unverified, and often the “stated income” required for the loan to be approved was the exact amount included in the application by the mortgage broker. If any of these factors apply to your current loan, you should at least have a professional forensic audit performed to find out whether you have any viable claims against your lender. If your claims are timely raised, you may be entitled to reduce the amount you owe, or cancel the loan obligation altogether. A more detailed explanation of these factors, as well as key foreclosure defense strategies, is discussed during a live seminar offered by the Arcia Law Firm once a month. During the Sat. seminar, you can also receive a free preliminary analysis of your loan documents by experienced forensic auditors that will be on site. To find out more about upcoming seminars times and dates, and to register, you can visit www.arcialawfirm.com/seminar or www.arcialawfirm.com/seminario for the Spanish version. When registering, mention you heard about this seminar through this magazine and you will receive two complimentary admission tickets. The Arcia Law Firm is privileged to defend dozens of homeowners in our community in foreclosure cases. If you are struggling to make your monthly mortgage payments, or if you just received a foreclosure, please contact the Arcia Law Firm at 1-800770-7102 to schedule a free consultation, or visit www.arcialawfirm.com.

it’s their business The Kores Team Excels in Real Estate Transactions By Debby Teich

W

ith short sales, foreclosures and limited financing, today’s real estate market is more challenging than ever. Many are turning to Kores Corp. for their expert advice in buying and selling residential and commercial properties, as well as lending and consulting. Tulio Rodriguez and Monica Cataluna-Shand, principals of Kores Corp., have developed and perfected the tools required to help their clients understand current market conditions and maximize opportunities. They have the expertise necessary to help clients with selection, value determination and negotiations so they can make educated decisions with the best strategy. “We understand that we need to earn the trust and confidence of every client,” said Rodriguez. “We are here to find solutions, produce results and develop relationships for life.” The real estate division has experience handling residential and commercial transactions from $400,000 to $25 million. Rodriguez says that market conditions are actually ripe for certain clients. Low prices have made many dream homes affordable and collapsed projects have also made many investment properties attractive. Strip malls and other commercial properties can be negotiated from owners or banks at significant discounts. The price, Rodriguez says, often justifies the risk. “These transactions are often complicated and require a highly specialized professional who knows how to market, network and advertise,” said Rodriguez. “In the past, real estate agents were merely order takers. In today’s market, however, it is no longer enough to hire a realtor friend or neighbor.” The Kores lending division can also help its clients get the proper funding to acquire commercial and residential properties. “Lending rates are extremely low,” said Rodriguez. “It is a great time to get the best rate.” The Kores Consulting Group handles projects from $2 million to the hundreds of millions. The Kores team understands that once clients get involved in business ventures, their ability to handle risk will ultimately decide their potential for success. They help clients manage risk in the areas of finance, process and marketing, as well as property acquisition and valuation. They have experience in a wide variety of industries including airline, automotive, banking, communications, health, retail, utilities and media. The Kores team believes that education is a core component of every relationship. Rodriguez, who was an Economics college professor for 18 years in Venezuela, is an

educator at heart. He spends time sharing his expertise with his clients, as well as the South Florida community and entire United States. He especially feels a responsibility to reach out to the Hispanic community. He is an economic spokesperson for the Hispanic TV Network and conducts a radio show, Economia Al Dia (Today’s Economy), every Tues., at 5:30 p.m. on AM 1020. His frequent presence on television and radio helps him stay current on statistics, trends, private financing and government decisions to determine the best course of action for his clients. It also helps Kores Corp. attract investors and buyers from the entire nation. Kores clients speak for themselves. Kores Tulio Rodriguez and Monica Cataluna-Shand, helped Nicolas Le Maresquier sell his Weston principals of Kores Corp. home. “Everything went smoothly,” said Le Maresquier. “Kores made the difference - turning difficulties into solutions. Even the buyers were pleased with the transaction.” Gairy Isaacs turned to Kores for help when his mortgage payments rose and he could no longer afford his home. “Kores saved me from a foreclosure and helped me protect my credit integrity,” said Isaacs. “They even found me a rental home and helped me with the transaction. I was so happy.” Victor Sanchez hired Kores when he wanted to purchase a home. “Kores personnel were very responsive and mindful of our specific needs and budget,” said Sanchez. “They were very diligent and knowledgeable about the whole purchase process, from showings to contract negotiations and closing.” Kores helped Eduardo Rivera with a short sale of his property. “It was a smooth and relatively easy transaction,” said Riviera. “The team was comforting and reassuring in difficult times like these.” Kores Corp.’s state-of-the-art office is located at 2893 Executive Park Dr., Suite 304, in Weston. Fitness Forum Do Toning Sneakers or Sandals Work? By Ellen Latham

T

he American Council on Exercise (ACE) Research released the findings from an independent research study on the effectiveness of popular toning shoes. The study, one of the first from an independent organization, enlisted a team of researchers from the Exercise and Health Program at the University of Wisconsin and found no evidence to suggest that the shoes help wearers exercise more intensely, burn more calories or improve muscle strength and tone. Toning shoes appear to promise a quick and easy fitness solution. Unfortunately, people are always looking for the quick fix. According to the study, these shoes do not deliver the benefits they are claiming. There was simply no evidence that indicates that the toning shoes offer any enhanced fitness benefits over traditional sneakers, despite studies cited by manufacturers that seem to prove the effectiveness of the toning shoes. Now let’s discuss what works, which is increasing your workload in your exercise progressively. For example, if you walk around the block a few times after dinner, try walking at a certain pace half way and then increase your pace the remainder. Keep doing that for a few laps. If you use your treadmill

40

November 2010

in front of your television, then pace for a quarter of a mile and then run for a quarter of a mile. Continue this until you complete a few miles. The more muscle you activate the more calories you burn. The faster you go, the more muscle you will activate. This will get you into great shape and will also burn a ton more calories. All of the cardio classes at Ellen’s Ultimate Workout are based on this pace and push premise. That is why the results are so dramatic in so many of the clients. If you combine that type of cardio with multi-joint weight training (which is what our Ultimate Workout classes do), then you will burn the most calories you can within an hour. That is better than any pair of sneakers could ever offer you. Someone who is interested in getting into great shape needs to be doing cardio training 2 to 3 times a week. If they are looking for weight loss, 4 to 5 times a week is the formula. Ellen owns Ellen’s Ultimate Workout Studio, 5173 S. University Dr. in Davie. The Studio specializes in Pilates on the Reformer, Ultimate Workout, Spinning, Ballet Barre, 9 to 15 year old Ultimates and Yoga. The first class is free. Call 954-472-9440 or visit www. ask the expert Reshape Your Abdomen by Charles A. Messa, III, M.D., F.A.C.S.

M

ore people are exercising and dieting to improve their physical well-being and body image. However, despite the most valiant efforts and best intentions, diet and exercise may not be enough to achieve the desired outcome of a flat stomach nor be able to tighten loose, excess skin and fat which can result from weight loss, pregnancy and the natural aging process. Reshaping the abdomen and waist through an abdominoplasty or “tummy tuck” may be the solution for your protruding abdomen. This procedure removes excess skin and fat and restores weakened or separated muscles creating an abdominal profile that is smoother and firmer. In 2009, 130,000 tummy tucks were performed in the United States. There are a number of important variables that determine whether a patient is a candidate for an abdominoplasty. For any plastic surgical procedure to be a complete success, medical and psychological fitness for surgery is a prerequisite. The appropriate patient typically is close to their ideal body weight with anatomic features that may be improved surgically, including loose skin, excess fat, and weakened abdominal muscles. The distribution of fat is one determinant of the improvement a patient will have from a tummy tuck. Fat in the superficial tissue is the type that is possible to pinch. This superficial fat may be removed through excision (tummy tuck) or aspiration (liposuction). If skin laxity or looseness is significant, the skin and fat should be removed with a tummy tuck. If the skin elasticity is adequate; however, the superficial fat may be removed through liposuction alone. Liposuction may flatten the abdomen, but it will not tighten the skin significantly.

In addition to the superficial layers, fat is also distributed in the deep layers surrounding the internal organs. This fat may be reduced only through diet and exercise. Patients who have firm, distended abdomens typically have significant amounts of deep fat. Excess deep fat makes it difficult to tighten the abdominal wall muscles during a tummy tuck. Patients who have soft, distended abdomens frequently have lax muscles or a separation of rectus muscle in the midline known as diastasis. This is common after multiple pregnancies making it a great procedure for ‘Mommy Makeovers’ or significant weight loss patients. The tummy tuck operation can be performed as an out-patient or in-patient procedure in a hospital, ambulatory surgery center or a certified surgeon’s office operating facility, depending on the patient’s age, co-existing medical conditions, and extent of the procedure. It usually is done under general anesthesia under the direct supervision of a certified anesthesia provider. A full tummy tuck requires making an incision low along the lower abdominal skin crease, just above the pubic area. The length of the incision is determined by the degree of abdominal skin laxity and excess. When patients have excess skin that extends to the lateral hips and lower back or buttocks, an extended or circumferential abdominoplasty may be necessary. For most patients the resultant incision is well hidden within underwear and bathing suit lines. The procedure usually takes 2 to 3 hours for a full and 1 to 2 hours for a mini-abdominoplasty. Patients should prepare to rest for one to two weeks after their procedure. Changing or improving your appearance through cosmetic surgery is a highly personal decision. We encourage you to begin your journey to improved confidence with a private consulation. Schedule your appointment today by calling 954-659-7760.

community news Pink Heals the Community

W

hile most people are used to seeing firefighters and police officers dressed in blue and fire trucks painted bright red, on Sept. 21 they saw “pink.” It was all part of the Pink Heals Tour, which made stops in Pembroke Pines and Miramar, bringing love and hope for women in each city. Survivors and families of victims had a chance to join in the fight against cancer; share their stories and add their signature to the thousands that were already on the pink fire trucks. The “Guardians of the Ribbon” are a group of fire fighters, police officers and community leaders dressed in pink, who are driving pink fire trucks across the country to raise awareness and money for the non-profit entities that help women in their cities and states. Their pink, they say, does not stand for a disease. They wear pink, because pink heals. They want to honor and support all women, whether they are healthy or in a fight for their lives. They want their mothers, wives, daughters and sisters to know that they are the most important people in their lives. As Guardians of The Ribbon, they vow to spread the “Cares Enough to Wear Pink” campaign until they successfully create a Pink Army strong enough to fight. They started the effort in Sept. 2007 and have already raised more than $207,000. The Guardians bring the fire trucks to different cities at no cost. They partner with the local fire fighters and police officers so that they can hold fundraisers, generating proceeds that will stay in the community to help with bills, co-pays, research and/or general financial help for families that may be struggling. The money raised in the community stays in the community. The Guardians also started a national movement in support of women across the country on Oct. 25, 26 and 27, when they asked everyone to wear pink. The national movement is already more than 2,500 cities strong among fire and police departments across the United States. Miramar firefighters and police officers supported the effort with a day full of events. The pink truck, complete with a 10 ft. stainless steel ribbon, was met by hundreds of people when it stopped at Miramar City Hall. Fire Chief Fred Kunz was dressed in pink, as well as Mayor Moseley, Vice-Mayor Sharief and other dignitaries. There was also a Health Fair where women could

check their cholesterol and bone density; learn about breast self-exam; get pink hair extensions and more. At night, police officers and firefighters wearing “Miramar firefighters and police care enough to wear pink” shirts took over as waiters/waitresses, hosts/hostesses and bar tenders at Chili’s, located at 16401 Miramar Pkwy, which donated 10 percent of every check. They showed their support with pink hair, beards, mustaches, handcuffs and more. They sold close to 500 T shirts, raising more than $6,000 which will be donated to Guilda’s Club, as well as to the Memorial Foundation to support the Memorial Healthcare System’s Breast Cancer Center and Image Recovery Center. “We all know so many people who have been affected by cancer,” said Vicky Suarez, Miramar firefighter, who helped organize the event. “We wanted to find a way to celebrate all of the survivors in Miramar and help support those families who have not been as lucky.” A pink truck also stopped at several locations in Pembroke Pines. In the morning, the truck stopped at the east and west campuses of the Pembroke Pines Charter Schools, where Guardians met with more than 2,000 students, teachers and administrators. On Sept. 21, students who donated $2 were able to trade their school uniform for something pink. Students, as well as faculty and staff affected by the disease had an opportunity to sign the truck. “Students and staff had a great time seeing the Pink Heals fire truck,” said East Campus Administrative Coordinator Liz Mesa. “There was great excitement and three of our staff members, who are survivors, signed it!” On a somber note, East Campus Principal Sean Chance signed in memory of two special East Campus employees who lost their cancer battle. In the afternoon, the truck was greeted by hundreds of people at the Pembroke Gardens fountain, which was spouting pink water. Mayor Frank C. Ortis, Commssioner Carl Shechter, Commissioner Jack McCluskey and other dignataires were dressed in pink shirts. Pembroke Pines Fire Fighter Cabeza, who is Vice President of the fire fighters union local (IAFF 2292), helped organize the event. He was also one of many who signed the truck, having lost five family members to cancer. “It was very moving to see thousands of signatures on the truck,” said Cabeza. For information on the Pink Heals Tour, visit www.pinkfiretrucks.org or send an email to dgraybill911@yahoo.com or info@ pinkfiretrucks.org.

Look Younger with Laser Skin Tightening By Gilma Albarrachin, Laser Center & Med Spa

L

aser skin tightening is a minimally invasive way to regain smooth, youthful skin. It offers patients a valuable way to obtain permanent results with no downtime. Skin tightening is an increasingly popular procedure that has proven effective in reducing damage from age and external forces. Laser skin tightening helps patients to look and feel younger by stimulating collagen regeneration under the surface of the skin. Wrinkles and fine lines on the forehead, around the eyes and mouth, and on the neck and body fade away as new collagen fills in the skin’s surface blemishes. There are no incisions or injections and, since the laser system cools the upper layers of skin while heating collagen down below, patients experience minimal discomfort. Patients generally notice immediate results following a laser skin tightening session, and further tightening is achieved over the next several months as new collagen grows. Depending on the areas being treated, most patients require more than one skin tightening treatment to achieve maximum results, but the effects are permanent. Unlike having a face lift, laser skin tightening does not stretch the skin – it causes skin to tighten on its own. And, there is no downtime and little chance of side effects involved with skin tightening.

There are few risks associated with laser skin tightening. Because it does not involve any surgical incisions, laser skin tightening is a considerably safer method for achieving younger-looking skin than face lift procedures, and it is less costly as well. How does laser skin tightening work? Firstly, the laser frequency waves are applied over the skin that is to be treated. This frequency is designed to wave through the middle layer of the skin, known as the dermis. Basically this wave is a therapeutic heat that treats the support and framework of the skin (collagen and the elastin fibers). This heating effect provokes a contraction of the aged and disorganized collagen fibers while also stimulating the fibroblasts to begin to re-grow new collagen. To put it more visually, the frequencies will heat up the water content within the skin, which then will cause a uniformed heating effect in the area that is to be treated. This process, also known as the collagen remodeling, results in much firmer and smoother skin. During this treatment, to protect the health of the skin, a cooling system keeps the surface layer of the skin (also known as the epidermis) cool. Usually, the process takes up to one hour. The best part of laser skin tightening technology is that it is extremely comfortable. Also, unlike many other modern skin treatments, the laser skin tightening frequency does not require any anesthesia. In addition, no recovery time is required. This allows the client to get back to his/her daily life straightaway. Laser Center & Med Spa is a full-service medical aesthetic center and day spa. It offers an extensive menu of treatment options ranging from anti-aging treatments to skin and body rejuvenation, as well as laser hair removal and tanning. Laser Center & Med Spa is located at 1916 Weston Road. Call (954) 888-9525 to schedule a consultation or appointment. For more information visit www.lasercentermedspa.com.

DOLLAR FOR DOLLAR, NOBODY PROTECTS YOU LIKE ALLSTATE. I can help you save money now. If you could pay less for insurance, but still get more protection, why wouldn’t you? Drivers who switched from Geico to Allstate saved an average of $468 a year. Don’t wait! Call me today.

“Diesel” Diesel is a 7 month old purebred Dalmatian. We got him from Savannah, Georgia when he was 8 weeks old. His favorite person is his mom, but he really loves all people and has lots of doggie friends in the neighborhood that plays with every day! Diesel’s favorite toy is a stuffed animal raccoon which actually isn’t really stuffed at all. He walks around the house with it hanging out of his mouth, trying to share it with his family. He really does not like swimming in the water, but he loves playing in the sprinklers. His favorite thing to do is chase lizards and squirrels. He likes to bring the lizards in as gifts for his family. He also loves belly rubs, going for car rides and snuggling with his three human brothers. Diesel was last “spotted” trotting around the neighborhood and making new friends!

There are also cameras throughout the hospital in order to monitor patients at all times. The paperless hospital is also “Green,” so it is doing its part to help the environment. The hospital’s set up and equipment allows Dr. Weman and his staff to focus their efforts on the patient and client instead of on paperwork. It has digital radiology equipment so x-rays can be read in less than a minute. If necessary, a digital image can easily be sent to a specialist. It also has an in-house lab, eliminating the need to Dr. Weman and his wife, Silvina with their two daughters send out bloodwork, urine and other – Sol, 10, and Sophie, 2 samples. In only 15 minutes, results are ready and Dr. Weman can begin recommending a course of treatment. In the event that a patient requires surgery, all procedures are done at the hospital, where the patient is comfortable and familiar. The hospital uses Sevofluorane anesthesia, which is used on humans and is safer for its patients. The patient recovers in a central location, where the entire staff can keep an eye on him. Vital signs can be monitored on a system that is visible from several locations in the hospital. Dr. Weman chose his staff carefully. All of them are compassionate and knowledgeable with at least five years of experience in pet nursing. They have been trained to fill every role, from technician to receptionist. They also speak English and Spanish fluently. Dr. Weman recognizes that times are difficult for many of his clients. He is in the process of developing a preventative care plan, which will include unlimited office visits, as well as the cost of preventative care. The first visit for first time clients is free. When he moved to the United States, he revalidated his license at the University of Florida. After working in a corporate practice for seven years, he decided it was time to open his own animal hospital. “Our goal is to provide an excellent experience for both the patient and owner, whether it is a simple vaccine or a complicated medical case,” said Dr. Weman. Dr. Weman understands that his client’s pets are like a part of their family. “When there is a problem, the owners are usually worried and concerned,” said Dr. Weman. “At Everglades Animal Hospital, our clients are part of the treatment plan. We spend as much time as needed to make sure that they are fully educated. We give them the tools they need in order to make informed decisions and take care of their pets once they leave the hospital. We have found that an educated owner always has much more successful results.” The state-of-the-art hospital has two examination rooms; a pharmacy; treatment area with laboratory; surgical suite; grooming area and isolation area.
