It’s Vacation Time
T
Contents publisher’s page
he hot, sticky days of summer are here again. The sun is beat-
ing down upon us from above, cooling off ever so slightly with our daily afternoon rain shower. As the kids finish their last few days of school and the seniors celebrate at their graduation parties, it’s time to seriously think about summer activities and vacations. Regardless of whether you take short trips to the Keys, enjoy the magic of Orlando, fly off to far-away destinations, or if your kids simply enjoy the lazy summer days together with their friends in a local summer camp, this is the time when family memories – and pictures – are made. It is the million little things you do with your children, your family and your friends, which create memories that will last a lifetime. Never-ending work, studying for the next school year, or preparing for college can wait a tiny bit. Now is the time to enjoy life and each other. And don’t forget your dad on Father’s Day! Sincerely,
Sven Budzisch Sven Budzisch Publisher/Owner

Pembroke Pines Adds More Plots to Community Garden By Debby Teich

fruits and vegetables. In October, the City broke ground on a Community Garden, located immediately south of City Hall. The initial 20 plots sold out quickly, but the City is adding another 20 plots this month. For information or to volunteer, visit www.ppines.com or contact Richard Devaux The community garden grew out of an initiative developed by the United States with the Parks and Recreation Department at 954-435-6520. Conference of Mayors. It was implemented in Pembroke Pines by Mayor Frank C. Ortis. “A lot of energy and donated resources went into creating the community garden,” said Mayor Ortis. The City of Pembroke Pines Landscape Department and the Landscape Committee worked together for more than six months developing a plan of action for the garden. To prepare the three-quarter acre lot, workers removed rocks and weeds, added potting soil, built raised plant beds, installed a sprinkler system, and spread 525 yards of mulch. In March, the Community Garden elected the 2012 officers. They include Garden President John Deck, Garden Steward Janis Keller and Secretary Eileen Tyson. “This leadership group is very qualified,” said Chuck Vones, Assistant Director of Parks and Recreation. “They will offer good advice on the planting of seasonal crops and other gardening tips.” The garden is now open seven days a week, from sunrise to sunset. The annual membership is only $35 for a large plot and $15 for a small one. Gardeners are already producing a variety of organic fruits, vegetables and herbs, such as tomatoes, bell peppers, eggplant, cilantro, oregano and mint. Everything must be eaten or shared, not sold. Javier Lopez of Pembroke Pines grows organic fruits and vegetables at home Community garden donors and Pembroke Pines elected officials and is hoping to participate in the Community Garden when the new plots are pose with golden shovels after planting a peach tree.

Sincerity Project Highlights Talents of Special Needs Artists By Debby Teich
O
nce again, members of the special
needs community in Broward County have proven that imitation can be the sincerest form of flattery. On June 1, the City of Pembroke Pines Parks
Hand Out Your Love by Ed King
Interpretation of Hand Out Your Love by Ed King
and Recreation Department opened the 2nd Annual Sincerity Project to the public at Studio 18 in the Pines. The project has provided a group of special needs artists with a way to display their creative talent as they work with established artists in the community. The exhibit will remain open through July 27. A Studio Salon will be held on July 6, to give the public an opportunity to meet the participating artists and discuss the art work.
14
The idea for the project began last year, when special needs artist Danielle Segarra visited Studio 18 on a field trip with Schott Communities, a non-profit group for persons who are developmentally or physically challenged. Danielle fell in love with a painting by Studio 18 artist and property manager Jill Slaughter. Danielle asked if she could take a photo of the piece so she could create her own version of it and Jill agreed happily. Her visit inspired Jill to curate a show and invite others with special needs to experience the joy of creating art. This year, 22 established artists will exhibit and participate in The Sincerity Project, which focuses on Devotion as the theme. David “Lebo” Le Batard’s work
Untitled by David “Lebo” Le Batard
is splashed across a 29’ wall in the main gallery. When asked to contemplate the meaning of devotion, he replied, “The idea of devotion is as broad as it is deep, but in the end I feel it’s best defined as the act of lessening the ego for the love of something valuable.” Antonio Guerrero of The Cuban Art Project shares his devotion to his homeland with three works on paper. Ed King’s and Jacklyn Interpretation of Untitled by David “Lebo” Le Batard Laflamme’s work each occupies a 24’ wall in the main gallery to share their visions of devotion. Jacklyn Laflamme’s “Peace by Piece” features more than 40 images of the peace sign. Ed King’s work is inspired by GLBTQ (Gay, Lesbian, Transgender, and Queer Culture). All of the established artists made their original artwork available “for interpretation” by special needs artists at nine facilities in Broward County, including Artists with Autism, Transitions, Children’s Harbor, Geo-Care State Hospital, Independence High School, Lucanus Developmental Center, The Ann Stork Center, The Schott Communities, United Cerebral Palsy and
Agua Sobre Los Campos by Antonio Guerrero
Luz Aponte. The special needs artists represent a wide range of talent and abilities. While some are able to paint with their hands, others must paint with a brush in their mouth or between their toes. Some of the paintings are a near replica of the original, while others bear little resemblance. The only requirement was that they had to keep the title the same. “The Project gives members of the special needs community an opportunity showcase their work publically,” said Jill Slaughter, Curator of Special Projects. “Nothing is good, bad, right or wrong. It is all about what these two different communities of artists are able to give to each other and to the community. Relationships blossom between them and a deeper sense of the creative process is explored.” All of the interpretations are on display at Studio 18 in the Pines and surround the original artwork. Many of the interpretations are for sale for $25.

Pembroke Pines Family Wins Volunteer Family of the Year By Debby Teich

return for their efforts, volunteers can earn incentives, such as Miami Dolphins game tickets, merchandise and autographed footballs. Some volunteers in the program have donated the items they received to the causes they have been supporting. The Downes/Fasking family got involved with the program, because they are big fans of the Miami Dolphins. The four kids, who range in age from 11 to 18, along with their parents have spent more than 200 hours packing meals for children in need, walking for children with autism, working on landscape at Zoo Miami, restoring a home for a Veteran and much more. “We want to make sure that our kids understand the importance of giving back to the community,” said Dennis Downes. “I had a tear in my eye when they announced that we were the Volunteer Family of the Year.” The family received a trophy which is proudly displayed in the house.
can be found making a difference in the community. The Miami Dolphins recently recognized the family’s efforts at a Volunteer Appreciation Party at Sun Life Stadium, where they were named Volunteer Family of the Year. “This family instills the values of community service in their children, which is needed to make sure South Florida is a better place to live for generations to come.” said Leslie Nixon, Miami Dolphins Manager of Volunteer Programs. They were given two camp spots to the Dolphins Youth Program football camp. It has been two years since the Miami Dolphins launched the Special Teams Driven By Chevy program to encourage South Floridians to be active members of their community. “For the past four years, the City of Miami has ranked last in the nation in volunteerism,” said Nixon. “We wanted to change that.” Since the program started, more than 3,800 people have volunteered at over 700 community events. Many of the volunteers have been exposed to programs they did not know existed. In The Downes/Fasking family proudly displays the trophy they won from the Miami Dolphins.

Have No Fear Ladies, Bioidenticals Are Here By Michael F. Augustino, MD, FACOG
I
t has been more than eight years since the over-
publicized and over-exaggerated risks of hormone therapy hit the news. This has been a serious disservice to women, creating a fear of hormones which has been blown out of proportion. Out of concern for my patients, many of whom suffer from changes associated with their ovaries in approach to menopause or in reaching full menopause, and a genuine interest in finding a safe and suitable solution, I spent nearly a year researching medical literature with regard to bioindentical hormones. I discovered that those studies, which caused all the fear, had to do with synthetic hormones. Those risks do not pertain to bioidentical hormone therapy. Hormone therapy is nothing to fear. Hormones are used in many other aspects of medicine. Where would we be today if it were not for insulin, a hormone made by your pancreas to regulate blood sugar? Insulin therapy allows many of my diabetic patients to experience a normal prenatal course and give birth to healthy babies. Hormones are also used to regulate thyroid disorders. Even children are prescribed growth hormone therapy if they are not growing properly. It is also a viable treatment for menopausal women. When you consider today’s population and average life span, women will spend over 1/3 of their lives in menopause (lack of ovarian function). I have a list available in my exam rooms of over 35 symptoms commonly associated with menopause and perimenopause. Many times in greeting a patient, they will express that “I am having 30 out of 35 of these symptoms.” At some point in a woman’s life, menopause is inevitable. Bioidentical hormones can alleviate the symptoms associated with lack of estrogen and testosterone as these levels fall with age. Quality of life is enhanced as skin tone, hair, nails, energy, libido, and memory
are all improved. Bioidentical hormone therapy also offers many health benefits. After using natural hormones, women experience an increase in bone density which protects against osteoporosis. Muscle metabolism is also improved leading to an increase in muscle mass and reduction of body fat. Testosterone protects the heart and heart disease is the number one medical problem in this country. It is important to point out that bioidentical hormone therapy is not a one size fits all treatment. In other words, every patient has their therapy individualized, so it is custom prepared to fill their body’s deficiencies and put the body back into balance. Patients sleep better, therapeutic levels are more consistent, and everything improves over time. Patients who are using bioidentical hormone therapy have a high degree of satisfaction. I am consistently told: “I should have done this sooner,” “my children want to be around me again,” and “I have more energy.” Men can also benefit from bioidentical hormone therapy. As men age, testosterone levels decrease. With hormone therapy men notice increased muscle strength, more energy, and a better libido. Don’t take my word for it, do your own research; talk with others who have benefited from bioidentical hormone therapy. It’s a natural and safe way to improve your health and quality of life. If you missed this event, the next one will be held in August. For a minimal donation to the Sun Sentinel Children’s Fund, 300 guests received a Taste Card that served as a sampling ticket. The participating restaurants included: Brio Tuscan Grill, The Pub, Fuddruckers, Lime Fresh Mexican Grill, Kilwin’s Chocolate and Ice Cream, Stir Crazy Fresh Asian Grill, That Wine Place, TCBY Frozen Yogurt and Village Tavern. Guests also enjoyed live music, as well as demonstrations by several resident artists from Studio 18 in the Pines. They also had a chance to enter into a raffle for a chance to win a variety of prizes, including a $500 shopping spree at the mall. “The Tastings is a great way to spend an evening out with family and friends,” said Robert Goltz, president/ CEO of the Miramar Pembroke Pines Regional Chamber of Commerce. “It is an opportunity to visit the restaurants and businesses at The Shops at Pembroke Gardens and enjoy some local culture.” The Shops at Pembroke Gardens is located at 527 SW 145th Terrace, in Pembroke Pines, just off Interstate-75 at Pines Boulevard. Seniors Test Their Spelling Abilities By Debby Teich
T
he tension escalated as Pembroke Pines seniors were asked
to spell words that would make a college English professor proud. Contestants competed for one and one half hours before a winner was announced in the 2nd Annual Senior Spelling Bee, hosted by the City of Pembroke Pines Southwest Focal Point Community Center. Pembroke Pines Director of Community Services and Housing Jay Shechter, who loves to play Scrabble, came up with the idea for the contest. “This is the greatest generation of spellers,” said Shechter. Eighteen seniors took their seats on stage and proceeded to the microphone when their names were called. Once they misspelled a word, they were eliminated. Sue Krawczonek served as Spelling Bee moderator, and was joined by judges Diane Shawcross and Sara Caricchio. Helen Daniels served as Stage Monitor and Suzy Felix was Spelling Bee Hostess. The contest started with words, such as boric, shingles, troublemaker and sunbonnet. Only nine seniors made it to the second round. They attempted to spell more difficult words, such as abatement, gringo and hydrate. Only four contestants remained on stage for the final spelling bee words, which included isometric, embalmment, amperage and spasmodically. Throughout the contest, guests in the audience whispered amongst themselves and had to be hushed when they spelled the words too loudly. Fortunately, the final three spellers did not need any help! Seventy-one year old Ed Riccardi won the Senior Spelling Bee, when he correctly spelled the word “myology”. Alida Morgan (who was the first place winner in 2011) won second place and Irma Heath won third place. The three winners received a special certificate. In addition, Ed received $50 in cash and lunch for two at The Mayors Cafe and Bagel Emporium in Pembroke Pines. Alida received $30 in cash and Irma

received $20 in cash. Jay Shechter announced that a Spanish Senior Spelling Bee will be held later in the year. The Southwest Focal Point Community Center is located at 301 NW 103rd Avenue in Pembroke Pines. For information, call 954-450-6888 or visit www.ppines.com, click on Departments and select Community Services.
Spelling Bee winners include (l to r): 1st place Ed Riccardi, 3rd place Irma Heath and 2nd place Alieda Morgan.

PPCHS Student Awarded Gates Millennium Scholarship By Debby Teich
W
addition to the financial support, each Gates Millennium Scholar is provided with personal and professional development via leadership programs along with academic support throughout their college careers. “To say we are so proud of Nick would be an understatement,” stated Peter Bayer, PPCHS Principal. “This is a truly prestigious award which, according to the Gates Foundation, distinguishes Nicholas as a “Leader for America’s Future.” Nicholas satisfied all of the criteria for selection, including a demonstration of strong leadership, outstanding community service, and academic achievement. He is ranked 28th in a class of more than 400 students. He is captain of his varsity baseball team and involved in National Honor Society. He has logged more than 400 hours of community service by volunteering at His House Children’s Home, as well as at his school and church. Nicholas says that this scholarship will help ease the pressure for his parents, who have endured some difficult times lately. “A fire destroyed my father’s store, so now he can just focus on getting his business back,” said Nicholas. He says that he owes much of his success to his parents, who have always encouraged him. “There were so many late nights when I wanted to go to sleep and they told me to keep going,” said Nicholas. “They always challenged me to do better than my best and it paid off.” The pressure is now on for his 13-yearNicholas Eyrich received the Gates old bother and 14-year-old sister. Millennium Scholarship.
ith the cost of college rising, many students are turning
to scholarships to help with some of the expenses. This year, 1,000 students nationwide were lucky enough to receive the Gates Millennium Scholarship. Pembroke Pines Charter High School senior Nicholas Eyrich was one of them. Nicholas had always dreamed of attending Emory University in Georgia, so he could begin studying to become an orthopedic surgeon. When he realized that the tuition and other expenses were more than his parents could afford, he was determined to find a way to pay the annual cost of nearly $60,000. His online search for scholarships revealed that most were for $1,000. The Gates Millennium Scholarship, which provides funding through graduation, was one of the few exceptions. He applied and will never forget the moment he learned that he was awarded the scholarship. “I knew it was a good sign when I saw the thick envelope in the mailbox,” said Nicholas. “It was one of the best feelings of my life. It means so much to me to know that Bill Gates is behind me.” The Gates Millennium Scholars program is funded by a grant from the Bill and Melinda Gates Foundation. As a recipient, Nicholas can attend any college or university he selects. The scholarship also includes funding of the recipient’s education through the master’s and doctoral levels. In
PPCS Students Build New Garden on Campus By Debby Teich
A
fter more than a month of prepara-
tion, students at Pembroke Pines Charter School Central Campus are reaping the benefits of their new garden. The students recently painted and planted six garden boxes on the school’s campus. The project was a joint effort between the Pembroke Pines Elementary School Central Campus and the Pembroke Pines Middle School Central Campus Kiwanis Builders Club. Students in third grade through middle school painted the boxes. “Three of the boxes are painted with geometric designs to represent our math and science subjects,” said Vivian Rodriguez, elementary school art teacher who supervised the project. “The other three are painted with organic designs to represent the humanities.” After the boxes were painted, the PPCMS Builders Club students prepared the soil and planted butterfly plants, native Florida wildflowers, herbs, and vegetables. Students in the Builders Club have been responsible for taking care of the garden. They have been watering, weeding, fertilizing and performing other tasks. “The garden is a good idea, because it teaches kids how to be responsible for taking care of the earth,” said Joey Tinghitella, 6th grade student and Builders Club member. “We are looking forward to the flowers, butterflies
26
and fresh vegetables,” said Piper Spencer, Builders Club Sponsor and Middle School Science teacher. Although the club has no plans to pick the flowers, Spencer says she is hoping that the flowers will attract some caterpillars, so the students can watch their metamorphosis. As for the vegetables, there is one cherry tomato plant, four little pepper plants, and about eight different little herb plants. WHEN TO USE AN URGENT CARE CENTER? Many people are still unfamiliar with the unique service that Urgent Care Centers provide in their communities. Urgent Care Centers address the growing demand for quick access to healthcare, after-hours and weekend availability, as well as affordable prices. For sure it’s considerably less expensive to go to an Urgent Care Center than a hospital emergency room. And most times the wait times are much shorter. In fact, Urgent Care Centers are contributing to communities’ health care systems by providing immediate care for non-life threatening illnesses and freeing up emergency rooms in local hospitals. Urgent Care Centers also provide a broader scope of services than your typical primary care practice or retail pharmacy clinic. Those services include X-Ray, Laboratory, and Board certified physicians, which are not always available at some retail clinics.
For many patients, lower costs and more convenience are critical factors on deciding where to go. So how much does it cost to go to an Urgent Care Center? At Doctors Express in Pembroke Pines visits are covered by most major insurance plans, and patients typically pay a copay of $10, $30 or $50, depending on your insurance plan. For those people without insurance, a visit with a doctor costs $99, with additional discounted fees for XRays and lab work. The good news is that several major insurance companies have already negotiated a discounted “Global Fee” for their members, which is a single fee that includes all services available at a center for your initial visit. But Urgent care has its limits as well. A person suffering from any kind of life threatening illness or serious trauma, such as a heart attack, stroke, or serious accident, need to go to a hospital emergency room.
So what do we use Urgent Care for? For acute illnesses or minor accidents, such as: allergies, colds flu, fever, coughs, insect bites, nausea, minor burns, pink eye, rash, sore throat, minor fractures and cuts & lacerations. Be sure to pick a reputable Urgent Care Center with a modern and clean facility. That will make your visit more pleasant. Doctors Express in Pembroke Pines has a brand-new Urgent Care Center on the corner of Flamingo Rd and Sheridan St, and is part of a national company with very high standards and quality controls, as well as a very selective hiring process. Dr. Avraham Uncyk is Medical Director of Doctors Express Pembroke Pines and is Board Certified in Family Practice as well as Pediatrics. He completed his Family Practice Residency at the University of Southern California, and his Pediatric residency at Schneider’s Children’s Hospital in Long Island, New York.

CN Message from the Mayor
Pembroke Pines Update by Pembroke PInes Mayor Frank C. Ortis
O
ur 10th Annual Pembroke Pines Charter School
Golf Tournament netted $96,000 this year for our nationally recognized charter school system, which provides “A” rated education for 5,500 students. Our students deserve a high quality education and we are determined to make each tournament a success to insure our children have the best education possible. This year’s tournament netted $10,000 more than last year and was held at Pembroke Lakes Country Club. We are grateful to the companies who supported us through sponsorships, foursomes and prize donations. We recently went through a severe period of daily rainfall, which generates an assumption that lots of rainfall means that there is no need for water restrictions. Unfortunately, water restrictions are still required and water conservation is still an over-arching goal for all communities in Florida. Below is information on the current landscape irrigation schedule: ▸▸ Residences and businesses with an odd-numbered street address may water lawns and landscapes on Wednesdays and/or Saturdays, only before 10am or after 4pm. ▸▸ Residences and businesses with an even-numbered street address, no street address, or those who irrigate both even and odd addresses within the same zones, which may include multi-family units and homeowners associations, may water lawns and landscapes on Thursdays and/or Sundays, only before 10am or after 4pm. Another ordinance I would like to bring to your attention at this time relates to garbage collection, because of the number of calls we receive on this matter. Please see the ordinance below: ▸▸ 94.13 RESIDENTIAL CURBSIDE SERVICE; FREQUENCY; GARBAGE RECEPTACLES AND PLACEMENT FOR COLLECTION. (A) The collector shall collect solid waste including horticulture trash, from residential curbside service areas two times per week, with collection at least three days apart. (B) Customers/property owners provided with residential curbside service in the city shall place solid waste in properly prepared containers or plastic bags of not more than three feet in length, 32 gallons and weighing not more than 40 pounds at curbside for collection. Yard trash shall be tied neatly in bundles and placed at curbside along with solid waste for collection. Newspapers shall be separately placed in containers provided by the city or bundled in amounts not exceeding 50 pounds and placed for collection on the day designated. The containers, yard trash and newspaper shall not be placed in the aforementioned place sooner than 6pm the day preceding the regularly scheduled day of collection and shall not be permitted to remain past 10pm of the collection date, providing, further, that the customer/property owner shall ensure that all containers are stored and kept in a clean condition and inside a structure, or in the back yard, or at least ten feet behind the building line, whenever possible and practicable, in the side yard or screened from view from the street and adjacent properties except during collection. (Ord. 1016, passed 11-4-92; Am. Ord. 1175, passed 9-4-96) As always, if you have any questions or concerns, please feel free to email me at fortis@ppines.com or call my office at 954-435-6505.

Ask the expert
rospective patients often ask, “Who should I
go to for my cosmetic surgery procedure?” This question, if answered correctly, can make the difference between a beautiful result or a disastrous complication. All too often, in South Florida, patients will choose their cosmetic surgeon based on price. This is the biggest mistake most people make. The first question a prospective patient should be asking is, “Is my doctor board certified in Plastic Surgery?” Many doctors are board certified, but don’t always state which field of medicine they are certified in. You should trust your care for cosmetic surgery only to a physician who is certified by the American Board of Plastic Surgery. The American Board of Medical Specialties (ABMS) is the only board recognized by the American Medical Association to certify physicians in over 24 medical specialties. The easiest way to check a doctor’s credentials is to go to www.abms.org to determine which medical specialty they are board certified in. The American Academy of Cosmetic Surgery is not a recognized board by the ABMS. Equally important is that your surgeon is a member of the American Society of Plastic Surgeons and the American Society for Aesthetic Plastic Surgery. These societies require not only board certification, but also documented experience in cosmetic plastic surgery. Patients should also know how much experience a surgeon has in the procedure you are requesting. If you are interested in a breast augmentation, ask your doctor how many he or she does a week, a year. Does the surgeon have hospital privileges to do the same procedure? Many physicians who perform liposuction in office facilities don’t have hospital privileges to do these procedures. Hospitals will only grant operative privileges to physicians with well-documented training in that procedure. The procedure should be performed in an accredited facility like our office, which is certified by the American Association for Accreditation of Ambulatory Surgery Facilities, Inc. (AAAASF) or a licensed accredited hospital or outpatient surgery center. A common misconception is that office surgery is not as safe as hospital surgery. This is not true. The safety of a procedure is dependent on the credentials of the surgeon, accreditation of the facility, and the presence of a board certified anesthesiologist or certified registered nurse anesthetist. Many surgeons will tell prospective patients that they only perform surgery in a hospital setting because it is safer. These surgeons usually don’t have an office that is properly equipped or certified for outpatient surgery. I, like many other experienced board certified plastic surgeons, offer patients a choice to have surgery in our certified private office facility or the hospital, depending on the overall medical conditions and the procedure being performed. Finally, assuming the physician has all the appropriate credentials and level of expertise, I stress that the patient choose a surgeon with whom you feel most comfortable, who has a kind, attentive staff, in an environment where you can get the best care. Ask for patient referrals and patient testimonials. To learn more about plastic surgery, schedule a complimentary consultation with Dr. Charles A. Messa, III. We are conveniently located at 2823 Executive Park Drive, in Weston. Our office telephone number is 954-659-7760. For more information and to view an actual patient photo gallery and patient testimonials, visit Dr. Messa’s website at www.westoncosmeticsurgery.com.

to everyone when they volunteer at Memorial Hospital Miramar Hospital doing pet therapy. Sassy’s favorite people are her daddy and grandmother and Gidget loves her mommy and grandmother. They love any toy that squeaks. They both like to go out in their stroller or cart. They dislike going to the doctor, though he is a really nice and gentle man. While they don’t seem to like going to the groomers, they do like to pose and strut after they are groomed. They both love to be loved and held. They were last seen playing chase the squeaky ball with each other.

Three Reasons Why You Should Hire a Law Firm to Complete a Successful Short Sale By Omar J. Arcia, Esq. Foreclosure Defense and Bankruptcy Protection Attorney
R
FREE DVD
ecently our law firm has been retained by numerous clients
who are being sued by their former lender after completing a short sale of their homes. This is called a deficiency judgment action. In other words, the lender sues the homeowner for the difference between the amount owed under the loan and the amount for which the short sale was approved. In every one of these cases, the homeowner was not represented by an attorney during the short sale process, but instead, chose to allow a realtor to manage the entire process, including the negotiation of the deficiency. Most realtors, however, are solely interested in “closing the deal” and receiving their commission, not in the most complete and favorable outcome for the seller. Here are three reasons why you should hire a law firm to complete a successful short sale. Avoid the Dreaded Deficiency Judgment. The principal reason to hire a law firm to handle a short sale is to avoid any deficiency judgment action by your lender after the short sale is completed. A qualified law firm, like the Arcia Law Firm, regularly negotiates “deficiency waivers” with lenders, and demands that the proper language and releases be included in the short sale approval letter in order to ensure that our clients do not have to contend with the costly defense of a deficiency action or have to file bankruptcy in the future. Lenders Negotiate Differently with a Law Firm. It is no secret that lenders behave differently when a law firm is involved in the short sale negotiation than when dealing with a realtor. Lender representatives know that an attorney understands the law and its implications for his/her client, and will not simply accept as true any unwritten promises or suggestions by the lender’s short sale negotiator. The end result of a short sale negotiation using a law firm is that the terms of the deal are more clearly outlined with no room by the lender to later change the terms. Quickly Identify and Clear Title Defects. The short sale process may be stalled or blocked altogether if issues arise with any liens or title defects on the property being sold. As a licensed title agent with Chicago Title, the Arcia Law Firm can quickly identify any title issues delaying a short sale, order a lien search, seek an underwriter title opinion, and clear any title defects in order to promptly complete most short sales. Our law firm also conducts the actual closing in order to ensure that our clients’ rights are fully protected from start to finish during the short sale process. More detailed explanations of different options available to homeowners in foreclosure, at risk of foreclosure, or considering bankruptcy are discussed in a new instructional DVD developed by the Arcia Law Firm entitled “Fight For Your Home.” If you mention that you heard about the DVD through this magazine you will receive a FREE copy when you make an appointment to discuss your case in detail with a member of our legal team. You may contact the Arcia Law Firm at 1-800-770-7102 to schedule your free consultation. You may also visit www.arcialawfirm.com for more information about the Firm, our staff and credentials, detailed articles, informative videos, and to make your appointment online.

on’t ignore foot pain on the dance floor
Being ‘light on your feet’ when dancing is not entirely true; dancing the night away can take a toll on feet and ankles. Both professional and amateur dancers can suffer foot injuries that can stop the show, as witnessed last season on the popular reality-television show Dancing with the Stars. According to the American College of Foot and Ankle Surgeons, the most common types of dance-related foot and ankle problems are overuse injuries, which occur due to the repetitive movements in dance. Over 50 percent of dance injuries occur in the foot and ankle. The severity of the damage is determined by a patient’s age, strength and flexibility and the type of shoes worn when dancing.

Other common types of injuries related to dancing can include: ▸▸ stress fractures (hairline breaks in the bone) from repeated jumping and landing ▸▸ foot neuromas (thickening/irritation of the nerves in the ball of the foot) resulting from repetitive pivoting ▸▸ shin splints (pain and swelling in the front of the lower legs) which can be aggravated by recurring activities ▸▸ tendonitis (inflammation of the tendons in the foot) from over exertion ▸▸ corns, calluses or blisters—all painful skin irritations resulting from repeated rubbing of the skin on the feet. With dancing being repetitively hard on the lower extremities, how can dancers of any level protect their feet and ankles? The best defense to injury is prevention. Dancers should wear appropriate shoes to properly support their feet and ankles, as well as perform dance moves with their individual skill levels in mind. When an injury does occur, prompt medical attention by a foot and ankle surgeon can make all the difference in a proper rehabilitation. Young dancers, especially, should not ignore any foot and ankle injuries. Injuries may lead to serious stress fractures that may ruin future performances. Most dance injuries can be treated with conservative care as long as they are addressed early and not ignored. Many people and children dispel foot pain if they can walk on the foot, but it is important to remember it is possible to walk on a seriously injured foot. Plus, common injuries, if left untreated, may require surgical intervention to ensure proper healing. The Florida Foot @ Ankle Associates, LLC is located at the Memorial Hospital West Professional Bldg., 601 N. Flamingo Rd. Suite 414, in Pembroke Pines. Dr. Michael A. Rivera has been a South Florida foot and ankle surgeon for past 18 years. For more information on heel pain in children or adults, call 954-888-1444.

With New Laws Comes New Problems By Evan Baron

everal years ago, the State of Florida amended
its law concerning “child custody”. As a result of this change, the designation of “Primary Residential Parent” was abolished. The result of this change is that neither parent has “custody” of their minor child(ren) and each are to be considered equal. The term equal does not necessarily mean that the parties have equal time with the children, but rather they are equal in their decision making. What has in fact transpired is that many couples are in fact agreeing to a 50-50 or equal time sharing agreement. In many instances, this is in fact in the child’s best interests. Of course, as a result of this equal time sharing, we now encounter some new issues which seem to be causing additional litigation. Co-parenting requires communication between the parties. With more exchanges of the children between parents, there will obviously be more contact between parents. I have a number of cases where, although the parents literally do not communicate, the issue of 50-50

time sharing is being requested. Another issue is the availability of one of the parents to be able to exercise a 50-50 schedule. The question is whether a parent who has a work schedule, which will not allow him/her the time to exercise equal time sharing, should still be seeking such a schedule. The issue is whether a 3rd party, such as a grandmother, significant other or “nanny”, should be the one exercising the time sharing so as to allow a 50-50 to be in place? Is such an arrangement really consistent with the concept of an equal time sharing arrangement? Common sense also seems to dictate that a 50-50 time sharing should only be considered when the parents live in somewhat close proximity to each other. Parents who reside a distance from one another cause additional stress to the children. One of the parents will have to use his/her address for purposes of school registration. Some parents cannot agree on this issue. In addition, a child who must be at school early in the morning will have to wake up a great deal earlier if one of the parents resides a distance from the school. Is this really fair to the child? This same problem exists if the child is involved in extracurricular activities. I have cases where parents have decided to reside in different counties, yet they seek a 50-50 arrangement. If the child has a soccer practice in Broward on the night he will be in Miami Dade with either Mom or Dad, will the parent from Miami take him/her to practice? If he/she does take him, what time will he get back to the house and when will he do his homework? The concept of a 50-50 timesharing should be considered for the benefit of the child(ren). Some parents need to be reminded of this. If you have any questions contact my office for a free consultation at 954-385-9160.

Mamajuana Cafe Offers a Taste of Old Spanish & Dominican Cuisine By Julie Levin
I
f you are looking for a taste of something
authentic and different, make sure you check out the new Mamajuana Cafe in Pembroke Pines. After opening in January, the fine dining restaurant has been pleasing diners with a delicious array of Nuevo Latino Fusion cuisine. Owner Eduardo Cruz recently answered some commonly answered questions about the Mamajuana Cafe.
What is Mamajuana Cafe? Mamajuana Cafe is a fine dining restaurant that brings to life traditional and new dishes rich in Dominican history. Pargo Relleno- Stuffed Red Snapper
and Montauk Yacht Club. just to name a few.
What’s the Decor like? Mamajuana Cafe is done in a traditional Spanish Colonial style.
How did you select the name Mamajuana Cafe? Mamajuana is a very popular drink in the Dominican Republic. We choose that name to attract the people that are familiar with the drink. We also carry a variety of cocktails which are prepared with Mamajuana.
Asopaito de Marisco- Seafood Soup
What type of food do you serve? Mamajuana Cafe serves Nuevo Latino Fusion, which is a combination of Old Spanish and Dominican Cuisine. We offer a full line of appetizers, soups, salads, entrees and delicious desserts, all at reasonable prices.
Are there any specialty items you are particularly proud of ? Mamajuana Cafe has several items we are very proud of. We have our traditional “Sancocho” which is a seven-meat stew, our “Asopaito de Marisco” which is a seafood soup with rice, and “Maduro Relleno” which is a sweet plantain stuffed with cod fish.
Mamajuana Mojito & Dominican Iced Tea
Moving on towards our main course, we have “Pargo Relleno”, which is a boneless snapper with coconut rice covered with seafood, and our famous “Puerquito”which is a pork shoulder slowly marinated which gives it an awesome flavor.
What days and hours are you open? Mamajuana Cafe is open for lunch from 11:30 a.m.- 3p.m. Dinner hours are Sunday-Thursday 5 p.m.-10 p.m., Friday-Saturday 5 p.m.-12 a.m. On weekends, we always have live music and offer Brunch on Sundays from 11 a.m. to 3:30 p.m. What other services do you offer? When did you open and what drew you to the Pembroke Pines/Miramar area? Mamajuana Cafe opened in January of 2012 after relocating from Coral Gables. The reason we choose Pembroke Pines is because of the demand for Latin Cuisine and it is also an up-and-coming area.
What can customers expect when they visit Mamajuana Cafe? People can expect a whole new dining experience! They will enjoy our food, our cocktails, our ambience, and a bit of our culture which is displayed throughout the restaurant.

Physicians Weight Loss Centers Offer Programs That Never Fail By Debby Teich
A
re you trying to shed those extra pounds to look good for
the summer? Physicians Weight Loss Centers offer serious weight loss that only a physician could deliver. The Centers have seven unique individualized and flexible weight loss programs that are guaranteed to help clients lose weight – with or without HCG. Many clients have lost as much as 28 pounds in only 28 days!
Vanessa Cortes, territorial manager, provided answers to some commonly asked questions about Physicians Weight Loss.
What can clients expect during a consultation? The initial consultation is free and takes approximately 25 to 30 minutes. After we explain our programs and complete an individual body composition analysis, we determine the most effective program for the client’s body type.
Describe your weight loss systems. We offer our patients a total of seven weight loss plans. The plans are individualized, so they provide the most effective, safest and quickest way for each patient to lose weight. We understand that no two patients are alike. The programs include: VLCD, VLCD Accelerated with HCG, LCD, LFHE, LFHE 1000, LFHE 1500 and Physicians Fast. What kind of results can men and women expect? Men are losing about 3 to 9 pounds of fat per week. Women are losing 2 to 7 pounds of fat per week. We guarantee 3 to 5 pounds of fat per week.
Do you offer HCG? Why is it so effective? Yes. We have HCG in two forms: pharmaceutical grade injections and Thermogenic HCG Spray. The average weight loss has been Before After been 1/2 to 1.2 pounds of fat per day and the inch loss is also amazing! HCG allows for a patient to burn up to 1,400 calories of their storage fat a day, without any physical activity at all! It also improves moods and enhances the appearance of a patient’s skin, hair and nails. A patient’s focus factor has also been noted to improve while using HCG. How are clients monitored during the weight loss process? We have physicians, nurses and a nutritionist on staff. We see our patients 2 to 3 times a week, for 10 minutes each visit. We weigh them, provide
48
individualized nutritional planning and counseling, monitor blood pressure and check ketone via urine analysis and body composition analysis. We also do blood work and EKG’s as needed.
How do your weight loss counselors help patients? Our Certified Weight Loss Counselors play a big role in patient programs because they offer the one-on-one support, guidance, counseling and motivation patients need to get through their programs. They are trained to identify a plateau and know how to get the body to burn fat again. Do you offer a maintenance plan? Yes. We include maintenance plans with most of our regular programs. We do not charge any extra for maintenance services. We encourage patients to follow through with maintenance even after they are at their goal weight. We offer maintenance to our patients because Physicians Weight Loss Centers thrive when our patients are successful! Is exercise part of your programs? Exercise is not a requirement. However, we do encourage some physical activity as patients get closer to their goal weight.
Are you part of a franchise? How is this beneficial? Yes. We are a franchise. We have been in business for seven years, but the brand has a history of 35 years! We are well known for getting patients quickly and effectively to their goal weight. We also help them maintain their weight by retraining their metabolic systems through our maintenance program.
Do you sell food, nutrition and weight loss products? We offer a wide range of nutritional supplements. Protein supplements play a very important role in protecting the muscle mass in the body. They keep the body burning the moat amount of fat, while satisfying any and all cravings. We also sell appetite suppressants and fat burners, which are great weight loss aides. Multi-vitamins, EMC/mineral tablets and B12 injections also help break down foods in the body more quickly, increase energy levels, keep you burning fat longer, etc. Physicians Weight Loss Centers have locations in Davie, Margate and Boynton Beach. The Davie office is located at 15661 Sheridan Street, Suite #1, in the Shoppes at Cinemark Plaza. For information, call 954-680-2001.
