Wishing You a Happy New Year!
A
s the holiday season comes to a close and
we return to our daily work routines, the Happy New Year toasts slowly fade away. We are trying to recover from all the festivities of the season, the get-togethers with friends and families, and the holiday feasts. Now we wonder what the year 2014 has in store for us. On behalf of my staff, I am happy to announce that we are once again growing our family of publications. Starting in March, we will be expanding our local community new magazines to reach an additional 20,000 homes and businesses in the City of Sunrise. The new Sunrise Town Times will provide our readers with truly local school and community news while allowing local and regional businesses to reach the residents of that community. While we are making resolutions to better ourselves, we should remember that the most important improvement to our daily lives is to spend more quality time with our family and friends. To enjoy each other’s company and companionship, to truly listen to each other’s concerns, and to offer understanding and a helping hand are resolutions all of us can achieve. Have a Happy New Year from all of us at Our City Weston and the Town Times magazines. Sincerely, Sven Budzisch Publisher/Owner

Farmers Market Opens at The Shops at Pembroke Gardens By Debby Teich
T
he S hops at Pembroke Gardens has always been a popular
place to buy clothing, shoes, accessories and more. Now visitors can add farm fresh produce and many other unique items to their shopping lists. In September, a new Farmers Market opened at the outdoor shopping center. “We have added another level to the shopping experience at The Shops at Pembroke Gardens,” said Iris Casanova, Market Manager. “We are bringing all of the local vendors to the shopping center to make it more convenient for shoppers. The products are straight from the grower or producer, so they are fresher.” Every Sunday, from 10:30am-4:30pm, approximately 25 vendors set up shop at the Fountain Plaza, near the Village Tavern. Most of them offer samples. They sell locally grown produce, homemade products and other unique items not typically

Artists Paint Snowboards to Raise Funds for Special Olympics By Debby Teich
N
ext month , the S pecial O lympics Florida - B roward County
will send 30 athletes to the Southeast Regional Winter Games Competition in North Carolina. Artists from the City of Pembroke Pines Arts and Culture Division at Studio 18 in the Pines and the Fletcher Art and Culture Center Teen Art class participated in the “Snowboard Project” to help pay for the athletes’ expenses. “Our artist community is delighted to help the Broward County Special Olympic fundraising effort,” said Robyn Vegas, City of Pembroke Pines Cultural Arts Coordinator. “The Snowboard Project was a perfect fit for our talented communityminded artists.” To prepare for the competition, the special athletes in the Alpine Skiing and Snowboarding Program will train for 14 weeks at a South Florida beach. In North Carolina, they will spend five days training, competing, eating and sightsee-
ing. The trip, which costs approximately $1,000 per person, is provided free to all athletes. To help raise money, the Peter Glenn Ski & Sports store on Oakland Park Boulevard in Ft. Lauderdale donated 24 snowboards. The artists painted the boards and turned them into works of art, which will be sold and auctioned off at a variety of fundraising events. All of the proceeds will go directly to the Alpine Skiing and Snowboarding Program. “This project will help raise the much needed funds that will allow these athletes to train and compete,” said Cynthia Drucker, Executive Director for Artists with Autism. Allan Baldwin, who teaches the teen art class at Fletcher, says he was impressed by his students’ efforts. He challenged them to come up with unique designs and selected the best ones. This was the first time that any of them had painted a snowboard. It was also the first time that most of them would be creating artwork that would actually be sold. Now they were on their way to becoming real artists. “I was so excited to be chosen,” said Pia Montenegro, whose board was inspired by Romero Britto. “I know the money raised will go to a great cause.” Jacklyn Laflamme, who is the 2013/14 Artist in Residence at Studio 18 in the Pines, also designed a snowboard. Her artwork was inspired by her Fairy Tale Project Series. For Special Olympics sponsorship opportunities or general information, call 954-262-2150.

Pines Firefighter Mike Peros are used to helping local families. On January 31, residents will have an opportunity to help them by participating in “Can We Make a Deal?” Pembroke Pines Mayor Frank C. Ortis will host the fundraiser to help their young children, who are sick. “This fundraiser is a great way to start the New Year by helping two very special families in our community,” said Mayor Frank C. Ortis. “I encourage everyone to come out for this fun and entertaining night. Contestants can win big prizes and the audience has a chance to win raffle prizes. This event will directly help Dillon, Niko, and their families at a very difficult time.” Mike Peros’ 18-month-old son, Niko, has Fanconi Anemia, a rare genetic blood disease that affects one in every 350,000 births. Niko’s is the most aggressive and dangerous type. At 3 months, Niko had to have a kidney removed. Currently, he is at Minnesota’s Amplatz Children’s Hospital undergoing a bone marrow transplant to fight the complications that have arisen.
Andrew Brooks’ 8-year-old son, Dillon, is autistic and suffers from Gliblastoma Multiforme, the most common and aggressive type of brain cancer. In September, Dillon underwent an initial six-hour surgery performed at Miami’s Children’s Hospital that removed the bulk of the tumor. However, the surgery alone was not enough to cure him. Dillon also underwent a revolutionary brain surgery to save his life at Boston’s Dana-Farber Children’s Hospital. This procedure will be followed by chemo and radiation treatments. On the night of the fundraiser, audience members will purchase a ticket for $30, which will be entered into a raffle. Three lucky participants will be chosen to play the game and win a major prize valued at approximately $1,500. They will be allowed to bring two support members on stage with them to provide guidance during the game. “Can We Make a Deal?” is patterned after the popular television game show, “Deal or No Deal.” Each game is played with 26 cases, containing point values that range from 1 to 5,000. The object is to end the game with the highest point value possible. The contestant with the most points will have first pick of the major prizes. In each of the three games, the contestant will choose one of the cases to keep, without knowing the amount in each one. The player will then eliminate the remaining 25 cases by opening them and revealing the points inside. In each round, a pre-determined number of cases will be opened. The “Banker” will then give the participant an offer of points in exchange for what might be contained in the contestant’s chosen case. Next, the Mayor will ask the all-important question “Can we make a Deal?” Throughout the event, many prizes will be raffled, such as iPads, spa services, Visa gift cards, sports memorabilia and more. Ticket holders must be present to win. Anyone wishing to contribute, can send a check made payable to “The PBA HOPE Fund,” with “Team Dillon- Niko” written on the memo of the check. The Broward County PBA HOPE Fund is a 501(c)(3) tax exempt charitable organization. The fund’s main purpose is to help officers and their families during catastrophic times. It also offers as many as 25 scholarships each year to members’ children who are high school seniors and planning to attend college in the fall. All contestants must be at least 15 years of age to participate. Sponsorship opportunities are available. Checks should be mailed to: City of Pembroke Pines, c/o Christina Sorensen, 13975 Pembroke Road, Pembroke Pines, FL 33027. For information, call 954-704-1259 or send an email to csorensen@ppines. com or trichards@ppines.com.

Barrio Latino Offers Great Latin Food Right in the Neighborhood By Debby Teich
B
What are the most popular fish/seafood items?
arrio Latino in Davie offers some of the best Latin Cuisine in
South Florida. The menu combines a variety of Argentinian, Cuban and Mexican elements to create Latin cuisine that is bursting with flavor. Many of the recipes have been passed down for generations. It is a great place for friends and family to relax, watch sports, and have fun, as they enjoy some delicious food.
The house specialty is Enchilado de Longosta, which is twin lobster tails in a Creole sauce. We also offer a Catch of the Day that is simply grilled.
Owner Edwin Scheer answered some commonly asked questions about Barrio Latino.
When did you open the Davie location and why? We opened the restaurant in October 2013, so residents of Davie and the surrounding areas could experience our amazing cuisine right in their own neighborhood. It is conveniently located at 15651 Sheridan Street, adjacent to the Cinemark Movie Theater and just west of I-75. We also own the Barrio Latino Restaurant in Aventura, as well as Havana’s Cuban Cuisine in Cooper City and Sunrise.
Describe the family atmosphere. The atmosphere is very warm and makes your feel right at home. We are very kid-friendly.
What sets Barrio Latino apart from similar restaurants? Our food
tastes so good, because our recipes are unique and we use only the finest ingredients. Most of the recipes have been passed down from my mother and grandmother. We use Certified Angus Beef, fresh seafood, and top quality produce.
What are the most popular appetizers? The Buttermilk Battered Calamari is very popular and one of my favorites. It is served with a Pomodoro sauce. Customers also love the Handmade Ham Croquettes.

What is the most popular Argentinean dish? The Churrasco de

most popular sandwiches is the Pan con Lechon or Cuban Pulled Pork sandwich. All of the sandwiches are served with a choice of side item.
What is the most popular dessert? Many of our customers come
to the restaurant just for the Flan, which is my grandmother’s 80-year old recipe.
What are some of the most popular items from the bar?
We have a full liquor bar. Our house Flan specialty is Clerico, which is a pitcher of white Sangria made with fresh fruit and prepared tableside. We also offer a variety of Mojitos, including Cuban, Miami, Mango, Pineapple, and Champagne. In addition we serve daiquiris, coladas, beer and wine.
Do you offer lunch specials? We offer lunch specials

Experience Florida’s Habitat at the Chapel Trail Nature Preserve By Debby Teich
T
he City of Pembroke Pines Chapel Trail Nature Preserve is
often called one of Broward County’s best kept secrets. It has become a favorite spot for families, environmentalists, photographers, Audubon Society members, bird watchers and many others. Since it officially opened in January 2005, it has received numerous honors and awards for serving as an excellent example of how to recreate a wetland. The Preserve encompasses over 450 acres of reconstructed habitat in Florida’s first known wetland bank (Chapel Trail Conservation District). There are 1,650 feet of elevated boardwalks that extend out over the marshy area. The boardwalks allow visitors to view the Preserve’s large assortment of wildlife, which consists of over 120 healthy species of birds, deer, marsh rabbits, alligators, snakes, turtles, largemouth bass, insects, bald eagles and more. Educational signs along the boardwalk inform visitors about the plants and wildlife that call the Preserve home. Rest stations also line the boardwalk and provide visitors with an opportunity to take a break to reflect and enjoy the scenery. Residents and students can also take advantage of the Preserve’s Environmental Interpretative Center. It offers a unique environmental educational opportunity and enhances the learning experience for visitors who want to observe and learn first-hand about the wonders of Florida’s habitat. On Saturdays, Sundays and Mondays, visitors can get a close-up view of the area by renting canoes by the hour or for the day. Donald Springer visits the Nature Preserve at least once a month with his family. “It is such a peaceful way to spend the day,” said Springer. “My kids and I usually rent a canoe and have a contest to see who can spot the most wildlife. Of course, the kids always win!”
The City of Pembroke Pines Chapel Trail Nature Preserve offers canoe rentals.
The Chapel Trail Nature Preserve is located at 19800 Sheridan Street, north of the Chapel Trail development and about a mile east of U.S. 27. For information, call 954-450-6771.

T
hank you for allowing me to serve as your County Commissioner for District 8. We have accomplished so much. Our district has received millions of dollars for parks and infrastructure improvements. West Park is receiving Community redevelopment dollars to help spur business and job creation in their city. Pembroke Pines received monies for serving as a regional provider for our E911 dispatch services to help create a regional dispatch service for Broward County and save lives by decreasing response times. Hallandale received funds to build the new Foster Park Community Center and youth library. Pembroke Park received bus shelter improvement dollars as well as transit corridor improvement funds. Miramar received $3 million in Community Redevelopment funds for infrastructure improvements and the Miramar Pineland Park which Broward County built for an additional $3 million will improve the quality of life on the East side of our District. Children will have a place to learn about nature and appreciate the beautiful landscape we have in sunny south Florida! I helped to initiate the Autism in Flight program to assist Autistic children in gaining experience with navigating through the airport. This program was co-sponsored by Jet Blue and the Broward County Aviation Department and the Broward School Board partnered with me to enroll students. These were just a few of the great things that happened to say the least. Recently I was nominated unanimously by my colleagues to serve as Mayor of Broward County. While being nominated to serve as the first African-American female Mayor of Broward County is historic, the title comes with great responsibility. Being the Mayor of the 17th largest county in the nation is humbling to say the least. As the County Commissioner for District 8 which includes (Miramar, Pembroke Park, West Park and parts of Hallandale Beach and Pembroke Pines), I have seen firsthand the challenges we face such as unemployment, slow economic development
Sergio Cabanas, Esq. • Mitchell Jacobs, Esq. Anuj Naidu, Esq. • Stephanie Cabanas, CPA Terri LeBlanc, CPA
and competition in attracting tourism, to create jobs and decrease unemployment. I started my company from scratch and now provide jobs to over 600 professionals in Broward and Miami Dade counties. Being an owner of a small business and seeing it grow to what it has become has motivated me to pursue this goal. Small businesses, which are typically categorized as those having 50 employees or less, have always been economic drivers during and after recessions. One of the areas I wish to focus on is small business support on a comprehensive level. This means support from the start up, to mentoring and through the first 5 years. As you know, starting a small business can be a struggle because it is difficult to obtain capital and financing when you are a new business. Many existing small businesses are struggling right now due to the same issues. I am supportive of programs that can help with idea development, incorporation, business plan writing, credit clean up, budgeting, marketing, obtaining loans and incubation of the business if necessary. I also don’t want to limit our support to just for-profit companies. We have very few programs in Broward County to support start-up businesses and nonprofits. “Broward County Means Business!” It’s more than a theme for a year. It’s a way of defining who we are as a County and what we are about, which is outcomes and results. As a defining principle, it showcases the best of our rich, diverse community – a community with considerable talent, expertise and vast innovative potential. We have grown into a major player in international trade and entrepreneurship. The development and resilience of our small business community makes us unique not just in Florida, but nationally and internationally, and is proof positive that Broward County is an excellent place to open and grow a business, set roots, and raise a family. I wish you all happiness, success and prosperity for the New Year. Your Commissioner on a Mission! Barbara Sharief M.S.N., A.R.N.P. Mayor of Broward County

Weston Miracle League Kicks Off Baseball Season in Pembroke Pines By Debby Teich
O
pening night of the Weston Miracle League’s 7 th season was
a success, giving South Florida children with disabilities the opportunity to play baseball. The stands at Rose G. Price Park’s Miracle League Baseball Field in Pembroke Pines were packed with proud parents and volunteers shouting words of encouragement like “great hit,” “great catch” and “you can do it.” The Weston Miracle League serves any disabled child, between the ages of 5 and 18, who has a desire to play baseball. Since baseball diamonds were not exactly designed with wheelchairs and crutches in mind, the Miracle League removes the barriers that keep children with disabilities off the baseball field. There is no cost to participate and baseball experience is not needed. Over 20 players showed up for Opening Day. For some players, it was their first time playing baseball. Each player was paired with at least two of the volunteers, who attend local middle and high schools. At the end of the game, the kids had an opportunity to run through a tunnel of volunteers that stretched from home plate to second base. “This program brings out the best in the teenage volunteers,” said Linda Jurko, who founded the League. “Many of these kids play on their high school baseball

teams and compete against each other. When they work with the League, they set aside their rivalries to help these kids develop a love of baseball.” Players can join the league throughout the season, which ends on January 26. Practices and games take place Sundays, from 4-5pm, at Rose G. Price Park’s Miracle League Baseball Field in Pembroke Pines. The park has a field with a special rubberized surface that makes it accessible for individuals with wheelchairs or other assistive walking devices. The atmosphere at the games is very low key and every player leaves a winner. Parents have an opportunity to take a break and relax, while their kids have fun on the field. Some of the players are focused on the game, and others simply want to play catch on the sideline. Each inning all of the players have an opportunity to bat, remain safe on the bases, and score a run. For many of the kids, it is the highlight of their week. Rose G. Price Park is located at 901 NW 208th Avenue. For information on the Weston Miracle League, visit www.westonmiracleleague.com, call 954-478-9694 or send an email to lindajurko@yahoo.com.

Devarn Flowers Named Charter Principal of the Year By Debby Teich
D
evarn Flowers has been principal of the City of Pembroke
Pines Charter School West Campus for the past 10 years. She was recently named Principal of the Year by the Florida Consortium of Public Charter Schools (FCPCS), the state’s leading charter school advocacy group. “There are so many outstanding leaders within the charter school movement,” said Flowers. “I am honored to be chosen as the recipient of this award.” She received her award at the 2nd Annual Champions for Charter Schools’ award ceremony, which was hosted by the FCPCS at the 17th Annual State Charter Schools Conference in Orlando, Florida. The event recognizes those who work tirelessly within the charter school movement to provide students with the highest quality education possible. Flowers leadership over the past decade was cited as the reason behind the Pembroke Pines Charter School’s superior academic results. FCPCS also highlighted Flowers for her gracious demeanor and mentorship toward others in the state charter school movement. The three-day conference recognized the City of Pembroke Pines Charter School System as one of the most successful municipal charter school systems in the state. Flowers has worked in education for over 35 years. Since 1992, she has been the principal of the City of Pembroke Pines Charter School West Campus, which includes the elementary and middle schools, as well as the Early Learning Center. In total, she is responsible for approximately 1,600 students. Under her principalship, the school has received an “A” designation each year and continues to outperform state and district averages. It was named one of the 50 Top Charter Schools in the United States by the Center for Educational Reform. It was also named as a national Blue Ribbon School of Excellence, which is presented by the US Department of Education and one of the highest honors a school can receive.
Flowers says that much of the school’s success is due to the fact that charter schools allow her to be innovative with curriculum planning and implementation. “Charter schools have the autonomy to address student achievement in innovative ways that might be essential to their success,” said Flowers. The K-Kids held a “Team Dillon” bake sale, where they sold cookies, brownies and cupcakes in exchange for donations. The K-Kids raised $691 and donated an additional $150 from existing funds. Student Council also donated $150, which brought the total to $1,000. The students presented the check to Dillon and his parents at the school. “Our students were so happy to meet Dillon and his parents,” said April Wyche, Guidance Counselor and K-Kids Sponsor at the PPCS East Campus. K-Kids is part of the Kiwanis organization. It is a student-led service club that teaches elementary school kids the value of helping others. The club provides students with opportunities to work together on service projects, develop leadership potential and create strong moral character. Through suggestions from the principal, the faculty advisor, the student body, and the sponsoring Kiwanis club committee, the K-Kids Club adopts and plans appropriate projects for the school and community. In order to serve as a class representative, students must be in good academic and

Pembroke Pines Update By Mayor Frank C. Ortis
H
appy 2014! I cannot believe that 2013 has
come and gone. It was a wonderful year for all of us in Pembroke Pines/ I hope that you and your family enjoyed the holiday season and are looking forward to the year ahead. Some exciting things are happening throughout our City for which we should all be proud. We are closer to building Pembroke Pines’ future multi-use Civic Center, which is part of the City Center project and now home to our iconic clock tower, the Veterans Memorial and 911 Memorial. Two multi-family projects are underway as part of City Center, which will also feature commercial, office and hotel uses. The fourstory flexible-use Civic Center will be home to plays, conferences, small concerts and a variety of special events – sure to attract residents and visitors alike. Education for our children continues to be a top priority. In addition to advances in technology planned for the Pembroke Pines Charter School System, we are being proactive in our fundraising efforts to ensure the schools not only continue, but also thrive. Due to the challenging economy and decreases in funding, we established a “Save Our Schools” campaign, so our children can continue to benefit from the Pines Charter School System.
Most recently, the City’s Technology Services Department launched a new City website, complete with advanced and user-friendly communication tools for residents and businesses. I whole-heartedly encourage our residents and businesses to visit the new website at www.ppines.com and learn about all the wonderful things the City has to offer. You can even sign up for notifications about events and activities happening throughout the City. Our new website is just one of the tools being used by the City’s Planning and Economic Development Division to stimulate and encourage businesses to expand and locate in Pembroke Pines. The Division has been busy this year with redevelopment of the eastern section of the City, streetscape improvements, building updates, beautification and branding within designated commercial corridors, the creation of education programs for businesses, promotion of businessfriendly code revisions, strategic partnerships, and the creation of an Economic Development Strategic Plan. This is truly a great city in which to live and work. As we look ahead in this New Year, I have great hopes that all of our best expectations will be met. As always, if you have any questions or concerns, please do not hesitate to contact my office at 954-4356505, or by email at fortis@ppines.com.

A
s a person ages , there is a loss of collagen
and elastin in the skin, alteration in the skeletal framework, and a progressive loss, or atrophy, of facial fat. These alterations in skin, fat, and bone result in distinctive changes in facial appearance. Increased skin laxity, prominence of the nasolabial folds and jowls, increased depth and number of facial wrinkles, characterize the aging face. A youthful face is fuller, more angular, with high cheekbones, a distinctive jawline, and smooth skin. In order to achieve the optimal result in facial rejuvenation, it is necessary to address all the underlying elements that affect the appearance of the face. There are four areas to treat – skin surface, laxity or excess skin, soft tissue support structure, and biochemical composition within the skin. The first is the skin surface – fine lines, wrinkles, pore size, and skin texture. This area is rejuvenated through typical skin treatments such as fractional laser therapy, chemical peels and microdermabrasion and Botox and Dysport, as well as topical creams, such as Retin A, glycolic based products, and moisturizers such as Kinerase. These products help diminish fine facial wrinkles and improve pigmentation. The second area to address is skin looseness or laxity, as well as skin excess. When redundant skin creates deep folds and jowls, the excess skin should be removed. There are multiple face-lifting techniques. The specific procedure should be adapted to the individual patient’s anatomy through a minifacelift or full facelift, or modification of these procedures such as an “S” lift or lifestyle lift. Thirdly, the soft tissue structure that supports the skin may need to be enhanced. Fat grafting adds volume that is lost as a result of atrophy of facial fat and descent of supporting soft tissue. During the early stages of facial aging, soft tissue fillers, such as Juvederm, Restylane, and Radiesse can accomplish this as well. Finally, an area that most surgeons and patients neglect is the skin, the organ. The biochemical makeup of the skin is affected by what we eat and put into our bodies. Omega 3 fatty acids and antioxidants aid in restoring a healthy appearance to the skin. Consuming foods high in essential fatty acids, vitamins A, C, D, and E and antioxidants, such as Goji and Acai berries make the skin appear more youthful. Avoiding sun exposure and not smoking also improves skin appearance. To summarize, as we age, the alterations that take place resulting in an aging appearance are multifactorial. Because of this, treatment options must also address all these components – the skin surface, skin excess, structural support, and the skin composition. Welcome in the New Year with Realistic Wellness Goals for Long-Term Success Many people ring in the New Year with a vow to live a healthier lifestyle and improve their overall health and well-being. Athletic facilities become crowded with over zealous individuals determined to shed unwanted pounds by eating healthier, exercising, eliminating bad habits and reducing stress. By March, attendance at these facilities is once again back to normal levels and many people return to their sedentary lifestyle. The reason – the goals they set seem insurmountable, they don’t plan properly to maintain this new lifestyle, and they give up when results are not immediate. With just a few changes in your daily routine, you can improve your health tremendously. Cleveland Clinic Florida cardiologist, David Wolinsky, MD offers the information below for consideration when trying to improve your overall wellness. To bring about real change people should alter the way they set goals for themselves. For most people, weight gain is gradual and they add pounds slowly over a number of months or years. However, when they make the decision to lose weight, they set high weight loss goals and expect immediate results from dieting and exercise. A more sensible approach is to set weight loss goals in realistic increments. What is a realistic increment? Two to three pounds per week. Use other parameters to assess fat loss because muscle gain may offset fat loss on the scale. How do your clothes fit? Can you take your belt in a notch? A person wishing to lose more than 50 pounds should aspire to lose 10 pounds at a time. When the first 10 pounds are lost, they can then set a goal to lose another 10. And, someone who wants to lose 10 pounds, should set a goal to lose one pound at a time until they reach their goal.
Likewise, a person beginning an exercise program should not try to use all the equipment their first day in the gym or try to run a marathon when they lace up their running shoes for the first time. Instead, they should consult with employees at the exercise facility to find out which machines will facilitate their David Wolinsky, MD exercise goals and spend a few Cleveland Clinic Florida, minutes on those machines each Cardiologist time. Over time, as they build their endurance, they can increase the time on each machine and add more machines to their exercise regiment. And, the beginning runner can train for the marathon by running a half mile at a time. Make sure your routines combine aerobic conditioning and weight training. Avoid the mirror muscle syndrome (pecs and biceps only), and make sure your routine exercises all your muscles, especially your core (abdomen and back). Schedule your exercise time like you schedule the rest of your day. Finally, determine the best way to manage the stress in your life in order to achieve better health. Meditation, yoga, deep breathing and walking the dog are all activities that have been known to reduce stress. Find an activity that you enjoy and take a mental time out while you do that activity. Here’s to achieving optimal health.

Using a Chapter 13 Bankruptcy Plan to Keep Your Home and Investment Properties for Much Less Than You Owe By Omar J. Arcia, Esq. Foreclosure Defense and Consumer Bankruptcy Protection Attorney
M
ost consumers are familiar with a simple Chapter 7 bank-
ruptcy in which all of the debtor’s assets are liquidated and all unsecured debt (credit cards, medical debt, etc.) is wiped out. However, within a Chapter 7 bankruptcy you will not be able to modify your home loan or any other amounts owed on any investment properties. In fact, your lender has the right to continue a foreclosure process on your home during a Chapter 7 bankruptcy with permission from the court, which is always granted when the homeowner owes more than the market value of the home. Yet many consumers are unaware of the far reaching benefits of a Chapter 13 bankruptcy. Unlike a Chapter 7 bankruptcy, under a Chapter 13 a debtor restructures instead of liquidating debts. Over a period of 3-5 years, a Chapter 13 debtor has the ability to repay all mortgage arrearages, late fees, escrow shortages, credit card and other unsecured debt negotiated down to about one percent (1%) of the amount owed, reduced student loan payments, IRS liens, reduced car payments. Even attorneys’ fees are paid over time as part of the Chapter 13 plan. Perhaps the most beneficial part of a Chapter 13 plan is the ability to remove all second mortgages, lines of credit and other liens (including homeowners’ association liens) from your principal residence, and to significantly reduce principal balances on investment properties. In order to qualify, the debtor must be employed, or have a regular source of income, and the amount owed for the first mortgage on your principal residence must exceed the market value of that home. As it relates to the debtor’s investment properties, under a Chapter 13 plan you are able to wipe out any second mortgages or credit lines, and reduce the principal balance of the first mortgage on each property to the current fair market value, payable at a low fixed interest rate, amortized over 15 years, through an affordable monthly payment. Once a debtor submits a Chapter 13 plan and begins to make payments, the lender cannot proceed with a foreclosure. If you owe more on your first mortgage than the fair market value of your home, have one or more additional mortgages, lines of credit or other liens on that property, and are currently employed, you may be a perfect candidate to file a Chapter 13 bankruptcy. If you also have investment properties which are upside down in value, and would like to keep them because they are generating rental income, a Chapter 13 bankruptcy is the ideal solution to resolve your mortgage crisis, instead of wasting countless hours attempting to modify your loans directly with lenders. More detailed explanations of different options available to homeowners in foreclosure, at risk of foreclosure, or considering bankruptcy are discussed in a new instructional DVD developed by the Arcia Law Firm entitled “Fight for Your Home.” If you mention that you heard about the DVD through this magazine, you will receive a FREE copy when you make an appointment to discuss your case in detail with a member of our legal team. A Thought for the New Year By Evan Baron
I
am writing this article on N ovember 22, 2013, a
day with much historical significance. I find it hard to believe that 50 years have passed since a young 4th grader was informed by his teacher that the President of the United States had been shot and we were all sent home. How can 50 years go by so quickly? How can the world change so quickly? In my practice, I have seen people spend years and thousands of dollars fighting over issues which often are really not worth fighting over. If we stop to think and realize how precious our time is, perhaps we can avoid petty disagreements. In spite of the fact that I make my living in representing individuals involved in this pettiness, I can assure you that I do my best to focus on what is important. Sometimes I am successful in this endeavor and sometimes I am not.

With the beginning of a New Year right around the corner, perhaps a worthwhile resolution would simply be to stop the pettiness. Nobody anticipates getting divorced, but unfortunately it is a reality in many marriages. So if a divorce is either pending or about to begin, or issues have from a previous divorce have arisen, think about what is important in your life, as well as your children’s lives. Focus on the big picture and not the mini battles. Many couples will not agree to a time sharing schedule. Sometimes the reason for not agreeing is valid, often times it is not. What every child needs is the love of both parents. This doesn’t always have to equate to equal time with both parents. I have had individuals refuse to settle a case and continue to litigate over one or two days a month with a child. Instead of a 50/50 time sharing schedule, it becomes a 48% to 52%. Logically it would seem that a compromise can be reached with these facts. Often times it is in reality a power struggle and nobody wishes to give in. The interests of the children remain secondary. You must ask yourself if the extra day is worth the battle. Personal property can also result in petty disputes. Unless the items in question have either sentimental value or significant value because they are rare, most items are easily replaced. I can never understand couples who spend significant attorney’s fees to litigate over items that have less value than the fees they are paying, but couples routinely do. I am not suggesting that all disputes that occur in the process of a divorce are in fact petty. More often than not the issues to be litigated are of major significance to the parties or the minor children. When issues like these cannot be resolved, then the Judge will be asked to decide. Hopefully the next time an issue arises either during a divorce or after the divorce is final, the parties can simply ask themselves if they are being petty and how can they make better use of their time. Plantar Fasciitis/Heel Pain By Neal M. Bullock, DPM, PA
P
lantar fasciitis is an inflammation of the
long band of connective tissue running from the heel to the ball of the foot. Heel spur syndrome is a bony overgrowth on the heel bone. Plantar fasciitis and heel spur syndrome affect women more than men. They can cause the bottom of the heel and arch to become painful.
Statistics
▸▸ ▸▸ ▸▸ ▸▸ ▸▸
▸▸ Plantar fasciitis and heel spur syndrome are the most common causes of plantar heel pain. 73% of patients with heel pain are diagnosed with either plantar fasciitis or heel spur syndrome. 15% of patients who see a podiatrist complain of heel pain. 90% of those who suffer from plantar fasciitis or heel spur syndrome respond to non-surgical care. 83.5% of the patients with plantar fasciitis or heel spur syndrome pain with first steps in the morning. Plantar fasciitis can occur with or without a heel spur present.
Causes
▸▸ Stretching to the long band of tissue that connects the heel and the ball of the foot ▸▸ Muscle imbalance ▸▸ Bone deformity ▸▸ Obesity ▸▸ Trauma ▸▸ Tightness of the muscles on the back of the leg

Shoulder Surgery: Arthroscopic Rotator Cuff Repair By Fernando A. Moya, MD, PhD
M
any patients in our community come to our
office to be evaluated because they have shoulder pain after playing sports. The pain is reported to be located on the top, front, back or side of the shoulder. It usually involves the dominant extremity. There is usually a traumatic episode that triggered the shoulder pain to start, such as throwing a football, a collision, serving or hitting a tennis ball, or an over use overhead problem. This type of shoulder pain usually gets worse with time and it also gets worse in intensity. The patient has usually iced the shoulder and has taken anti-inflammatory medication. The pain is progressively getting worse to the point that in some patients, it does not let them sleep the entire night. In others, the pain is specific to sports-like activity such as playing tennis, softball, football or basketball. Most of the time, the normal overhead mechanics of practicing the sport are impaired and the athlete can not compete or play without pain.

Rotator Cuff Repair
Arthroscopic surgery is indicated when the patient is unresponsive to conservative management protocol and has an MRI scan with findings consistent with a rotator cuff tear. Arthroscopy is a minimally invasive surgical procedure in which an examination and sometimes treatment of damage of the interior of a joint is performed using an arthroscope, a type of endoscope that is inserted into the joint through a small incision. The rehabilitation of this type of surgery is divided into a healing phase followed by a regain motion phase and strengthening phase under the supervision of a trained, licensed physical therapist. Most patients can return to unrestricted sports activities in about three to six months. Dr. Moya is a Board Certified Orthopaedic Surgeon specializing in knee and shoulder surgery. He completed his doctoral fellowship at Harvard University, receiving his medical degree from the University of Medicine and Dentistry of New Jersey (Robert Wood Johnson Medical School). Dr. Moya completed his orthopaedic residency at the University of Puerto Rico. He practices at the South Florida Institute of Sports Medicine located in Weston at 1600 Town Center Blvd., Suite C, (954) 389-5900, and in Pembroke Pines at 17842 NW 2nd Street, (954) 430-9901. Sculpting a New You in 2014 By Erin Owoc, ARNP-C, Aesthetic Nurse Practitioner
I
n the past, removing areas of unwanted fat from the
body was quite expensive and required surgery and a downtime. Like most people, maybe you are in decent shape, doing your best to eat right and watch your weight, but you just can’t get rid of the stubborn layer of fat around your waist, love handles, buttocks or legs. At one time, liposuction was considered the only way to remove fat outside of diet and exercise, but that is no longer the case. LipoSonix® is an innovative and effective way for patients to address areas of stubborn fat deposits that are not easily reduced by physical exercise and positive changes in your diet. LipoSonix® is backed by 11 years of research and was cleared by the FDA in 2011 as a way to reduce this unwanted fat. The LipoSonix® device uses ultrasound waves to reduce the fat cells underneath the skin without causing damage to the skin, surrounding area, or organs. It is a quick procedure and patients will see the results over several weeks as the body begins to naturally flush out the fat cells. One treatment of LipoSonix® will never destroy as much fat as a full liposuction treatment. LipoSonix® is a completely different way to achieve similar results. It is done while the patient is awake, and involves an ultrasound device that is administered to the patient’s area of concern. The treatment time lasts approximately one hour. There is no downtime, no risk of severe side effects, and it is much more economical than with surgical liposuction. The destroyed fat is removed through the body’s normal lymphatic system and elimination process, leaving you with a thinner, more contoured waistline. The average waist line reduction we see is 1-2 inches after just one treatment. There is bruising for about a week in the treated area, but patients are able to go back to work the next day with no side effects or pain.
CoolSculpting® vs. LipoSonix®
CoolSculpting® and LipoSonix® are the clear leaders in the non-invasive fat reduction space. The new technologies of CoolSculpting® and LipoSonix® offer permanent fat reduction without surgery and with no risk of the unevenness sometimes caused by liposuction. CoolSculpting® and LipoSonix® are both F.D.A. approved to remove fat, and the costs are similar; but there are very important differences between the two. CoolSculpting® “freezes fat”, which means fat is cooled to the point that the fat cells die. Each section of fat has to placed in a special applicator and left on for a full hour. If you have four areas to treat with a CoolSculpting® machine, you would be in treatment for at least four hours. LipoSonix® uses ultrasound energy to heat up and destroy fat cells. Ultrasound’s ability to pinpoint heat in a very specific area make this technology excellent for fat reduction. Unlike with CoolSculpting®, there is no need to grab the fat (a hand piece delivers the energy to the area treated) so it can be used in more areas than CoolSculpting®. With LipoSonix®, a Medical Practitioner can treat your “love handles” and abdomen area in an hour vs. 4 hours with a CoolSculpting® device. Also, because LipoSonix® uses heat, there are skin tightening benefits as well. So for our practice and patients needs, LipoSonix® provided a better solution. Erin Owoc is an Aesthetic ARNP-C of Ageless Medical, at 10640 Griffin Road, Suite #102 in Cooper City. Erin has been practicing cosmetic dermatology in Florida for the last 12 years. Erin is an Allergan® National Trainer for Botox® & Juvederm® and Voluma®. She can be reached at 954-680-8330 or Erin@AgelessMED.com.

2014 Housing Market at A Glance…
Photo of the Month
The World’s Favorite Newspaper™
By Patrick Simm
T
he local housing market slowed slightly in
the last quarter of 2013, evidenced by a minor increase in the available housing inventory gathered with many home sellers lowering their asking prices. Approximately 25% of homes for sale in the last quarter of 2013 had reduced prices. This is a sign that sellers have lost some control over the once “red hot” resurgence of the housing market. As we begin the New Year, the question is, “What should we anticipate in the real estate arena in 2014?” Expect the gains in home values to slow down due to higher mortgage rates and more expensive housing prices. This leads to declining investor interest and a slight increase in the available housing inventory. Added to this is the variable of more supply of homes on the market created by fewer “underwater” homeowners and the availability of more new construction.
Foreclosures and “Short Sales” are still are still prominent, accounting for only a small portion of the region’s housing market today. Reflecting back in time to almost 10 years ago, the housing market again has seen a period of unsustainable double digit appreciation in most areas of South Florida. This is way above historic norms that are required for a healthy and balanced market. In the mid to latter part of 2014, sellers will need to become more realistic if they want to sell, as the market slowly shifts gears once again. Mortgage rates are predicted to rise to another point within the next year to an average of between five and five and a half percent for a 30-year fixed rate loan. Also playing a major role affecting Mortgage Lending, which in turn affects the housing industry, is the Qualified Mortgage (QM) and Qualified Residential Mortgage (QRM) rules that went into effect on January 10th of this year. A complete explanation of these rules is beyond the scope of this article. In short, it includes tighter mortgage underwriting guidelines, which will result in fewer borrowers who will be able to qualify for a mortgage loan. This is anticipated to affect one in every five homebuyers applying for a mortgage. These rules were designed to assure that borrowers have the ability to repay their loans and reduce lender risk in the marketplace. In summary, forecasting a slow-down in home sales for 2014 doesn’t by any means denote a recession or a crash. The real estate recovery will continue in South Florida, just expect the pace of it to slow down in 2014. With the large institutional cash investors beginning to exit the market, traditional buyers dependent upon financing will now have a much greater chance of owning a piece of the American dream. Dr. Zang’s Prosperity Oriental Medicine Provides Healing and Hope By Stacey Bomser
A
out-of-pocket on this type of complementary and integrative service.
lthough considered
alternative medicine in the western world, Traditional Chinese Medicine has been practiced throughout Asia for thousands of years. Today, more and more Americans are embracing Oriental medicine to treat chronic pain, infertility and other health issues. Dr. Richard Zang, O.MD, is one of our area’s leading experts in Traditional Chinese Medicine, specializing in acupuncture and herbal medicine. He Dr. Richard Zang, O.MD recently expanded his practice, taking on a new physician, Dr. Yanyan Yu, and moving to a new office in Pembroke Pines. Dr. Zang answers some commonly asked questions about Traditional Chinese Medicine and describes the many services offered at Zang’s Prosperity Oriental Medicine.
How do you use Traditional Chinese Medicine in your practice?
I believe Oriental medicine needs to become more perfected and modernized. That is why I support a combination of Eastern and Western medicine. I use Western tests for diagnosis but use Eastern medicine for treatment. I begin by sitting down and talking to the patient during the initial consultation. I ask them how they feel in relation to ten specific areas: emotions, energy, sleep, pain, appetite/digestion, urine/stool, thirst, chills/fever, perspiration, and menstruation. I then administer a physical exam using more Western medicine modalities such as blood tests. I then perform a pulse palpitation and observe the tongue. These are two of the most complex and important diagnostic techniques used in Chinese medicine. By feeling and evaluating the pulse and observing the tongue, I obtain an accurate diagnosis of the patient’s overall constitution, qi (energy) flow, and internal organ health.
acupressure uses touch at a specific point on the body to release stress and improve health. I often use this in combination with Tui Na massage. It includes osteopathy adjustment which is similar to a chiropractic adjustment, but much more gentle. I use a variety of pressures and strokes along the body’s energy pathways to relax muscles and stimulate the flow of energy throughout the body.
You often use these techniques in combination with Chinese herbal medicine. What is herbal medicine? Chinese herbal medicine uses over 8,000 herbs which can be formulated into compounds to create nearly 100,000 prescriptions. The beauty of Chinese herbal medicine is that I can prescribe specific ingredients formulated for each patient. Unlike Western medicine, each prescription can be individualized by increasing or decreasing the ingredients.
Can you provide examples of how Traditional Chinese Medicine has helped your patients? I have one patient who suffered

KLA School of Pembroke Pines Offers a High Quality Educational Program By Debby Teich
T
he KLA School of Pembroke Pines is more than a childcare
learning center. It is a place where children’s abilities, competences, and natural aptitudes are nurtured in ways that develop new and inherent talents. It offers a high quality educational program combined with a modern, clean, and vibrant environment. Managing Directors Cristina Muci and Patricia Monaco answered some commonly asked questions about the school.
How long has KLA been open? We opened the KLA School of
Pembroke Pines two years ago, as a result of the success in our preschools in other areas, as well as the increasing demand for high quality, preschool education.
What is the school’s philosophy? We are inspired by the Reggio Emilia Approach to early childhood education. This Italian philosophy is based on the belief that children are capable and curious, and that this natural curiosity guides them in their process of learning. Teachers become co-learners with the children and their role is one of collaboration and of observation. We regard parents and families as the children’s first teacher and the environment as a third teacher. What ages do you serve? We
offer programs for children ages 3 months (Baby Nido class) to four years old. The 4’s class also includes students who are actually 5 years old and whose birthdays are after the September 1st cut-off.
Are the owners active at the school? Yes. The own-
ers actively participate in the school’s daily operations. Our main objective is to guarantee our families that their children are safe, happy, and that they are learning.
Describe the team. Our
pedagogical and administrative team is highly motivated and focused on achieving the goals that we have established as an organization. They are also passionate about the Reggio Emilia approach and about early childhood education. This dedication and passion is apparent in every aspect of our school’s life. They are constantly exchanging ideas and collaborating with each other. They become co-learners with the children and educational partners with their families.
Describe the facility. We have a lot of windows in the classrooms and common areas, which allow crisp natural light to enter throughout the day. There is a Piazza, or central area, for encounters and communication. It is a place for children to participate in the elements of provocations that we set up for them. This space also serves as an introduction into what takes place in other areas of our school. What is Baby Nido? The word “Nido” means “nest” in Italian. Our Baby

Nido program caters to the needs of children from 3 months through 12 months old.
Describe the 2’s, 3’s and 4’s classes. All of our pro-
grams cater to the needs of children in accordance to their ages. The teachers develop weekly projections for our programs. These projections are open ended, since our teachers are always gauging and analyzing what seems to interest the children. We help the children discover their aptitudes, skills, and talents through their own means and through their own experiences.
What is the Atelier? “Atelier”
is a French word which means “studio” or “workshop.” Our Atelier is an extension of each classroom. It is a place where the children and teachers are able to access materials that the children can find in their communities and at home. We want school to reflect their lives at home, in their community, and in the world in general.
Do you offer before and after care? We offer early
care, from 7am to 9am, and aftercare, from 3pm to 6pm. Some of our aftercare activities and enrichment programs include Spanish classes, ballet, gymnastics, and Baby Sensory. We are in the process of adding Mandarin classes, yoga, Zumbatomic and others.
Can students enroll all year long? Our enrollment is open all year long.
We work with families to offer them the support they need while their children are adapting and transitioning to their new environments and new friends.
Do you offer camp? Our summer camp consists of three sessions. The first two sessions are three weeks long and the third session is two weeks long. During summer camp, we offer children a myriad of fun and games, and joyful experiences. Do you have other locations? KLA Schools Corporation has four loca-
tions in the Miami area, including: Brickell, Aventura, Coral Gables, and Doral. It is also expanding into other states, such as California, Seattle, and Texas. KLA School of Pembroke Pines is located at 18055 NW 8th St., in the Pines Professional Campus. For information, visit www.klaschools.com or call 954-443-6168.
