Autumn Has Arrived
W
hile our friends and family up north may
be noticing a nip in the air, it’s still hot and humid here in the Sunshine State. But, there’s no mistaking that autumn has arrived. Here in South Florida, fall means football. Whether your weekends are spent cheering on your children from the sidelines or watching your favorite teams on TV, there’s a lot of great action taking place on the gridiron. Another telltale sign that autumn has arrived is the appearance of Halloween merchandise. The store shelves are stocked with candy and costumes, and pumpkin patches are popping up in empty lots everywhere. In a few short weeks, the streets will be filled with pint-sized super-heroes and fairy tale princesses out trick-ortreating. Don’t forget to take pictures of your little ones as these are the magical memories that last a lifetime. Have a happy and safe Halloween everyone!

are eager to put on their costumes and parents are looking for a safe place for them to “Trickor-Treat.” Many adults are also in search of their own Halloween fun. There are a variety of ways to celebrate the holiday in Pembroke Pines. Some of them include:

Miami Heat Selects Golden Oldies Dance Team By Debby Teich
L
ast month, approximately 60 seniors were moving to the beat
at the Southwest Focal Point Community Center in Pembroke Pines. They were auditioning for the 2012-13 HEAT Golden Oldies, the Miami Heat’s senior citizen hip-hop dance team. It was the biggest tryout the team has ever had. The Miami HEAT were looking for the hippest, coolest, and young-at-heart senior citizens to be part of the team. Dance instructor Shara Trice taught the seniors a variety of choreographed dance moves, including some that were physically demanding. Although many of the seniors experienced a few aches and pains, most had a great time. At the end of the three-hour audition, three men and thirteen women, who range in age from 60 to 76, were selected for the team. The new members put on red Golden Oldies shirts and posed for their first team photo. “We are so happy for our SWFP
members who made the team,” said Suzy Felix, Activities Coordinator for the City of Pembroke Pines Southwest Focal Point Community Center. The 2012-13 HEAT Golden Oldies team includes: Carolyn Berkley, LaRosa LeGree, John Gardiner, Juana Gardiner, Toni Harmony, Roz Roth, Linda Murguia, Mary Brown, Jean Hungler, Sam McWoodson, Julee Nairn, Mary Ellen Gray, Angie Tricoli, Almita Betterson, Keith Buchler and Rosanne Morantz. They have already begun weekly practices in preparation for their first performance at a Heat game. They want to make a good impression for the fans, as well as for the two-time NBA Champions. In 2006, the Golden Oldies were honored by the NBA to perform at the 55th annual All-Star Game in Houston, Texas. At the NBA’s premier event, they drew rave reviews from Academy Award-winning actor and platinum recording artist Jamie Foxx.

Pembroke Pines Remember 911 By Debby Teich
O
ver 150 people attended the City of
Pembroke Pines September 11, 2012 Patriot Day Remembrance Ceremony at City Center. The event opened with a group of students from the Pembroke Pines FSU Charter Elementary Chorus singing patriotic songs. Ironically, many of these children were either too young to remember the 2001 attack on freedom, or hadn’t yet been born. Pembroke Pines Mayor Frank C. Ortis welcomed the audience, comprised of native New Yorkers, survivors, local fire fighters, police task force units, dignitaries, and many more. The ceremony included an invocation by Pastor Peter Tokar, the Presentation of Colors by the Pembroke Pines Police and Fire Honor Guard and the United States Southern Command Joint Honor Guard, the Pledge of Allegiance, and the National Anthem sung by Cameron Wheeler. After Pembroke Pines Commissioners addressed the crowd, the program concluded with God Bless America, sung by 9-year-old Katie Harmon, and the laying of the Wreath. At precisely 8:46am, police and fire sirens blared for ten seconds, followed by the lowering of the flags and a moment of silence. The ceremony was especially moving for retired FDNY James Citron, who was on duty the day of the attack. “That first day we worked 48 hours straight, and then it was 24 on 24 off,” said James.

Pembroke Pines Libraries Reach out to Voters By Debby Teich

n November 6, American citi-
zens will head to the polls to vote for the next President of the United States. Florida voters will also decide on 11 amendments that, if passed, would amend the Florida Constitution. Five amendments directly impact revenue to local governments and schools. Area residents can visit the public libraries in Pembroke Pines to find out more about the issues, as well as for early voting. From October 27 to November 3, from 7am to 7pm, registered voters can visit the Southwest Regional Library for early voting. The library is open to all registered voters, regardless of their precinct. On Election Day, voters must cast their ballots at their assigned polling places. Broward County Library has also partnered with the League of Women Voters to help educate voters on the Florida issues. “The amendments are typically written in language that is difficult for the average person to understand,” said Sandra Yeager, 2nd Vice President and Voter Service Chair for the League of Women Voters of Broward County. “We want to help voters make informed decisions.” The League does not support or oppose any political party or any candidate. The League will be offering one-hour presentations of “2012 Florida Ballet Amendments Made Easy” at all Broward County libraries, including three in Pembroke Pines. They

Students Find Ways to Give Back at the 7th Annual Teen Volunteer Expo By Debby Teich
M
any teens are looking for
volunteer opportunities to earn service hours for school or simply to give back to the community. The 7th Annual Teen Volunteer Expo offers them a way to connect with a wide variety of local organizations that need their help. Over 500 students are expected to attend the event, which will be held on October 6, from 1 to 3pm, at the Broward County Southwest Regional Library in Pembroke Pines. It is cosponsored by Pembroke Pines Charter High School and West Broward High School. “On one day, in one place, students will be able to match their interests with an organization,” said Susan Hill, Youth Services Supervisor. The Expo will include both small and large organizations. The students will have an opportunity to talk to the people who manage the organizations’ volunteer programs, as well as other teens who have volunteered for the organizations. “The Expo provides valuable life experience and career exposure to young people and also inspires volunteerism as a lifelong commitment,” said Lynn Morrison, Teen Services Supervisor.

Some of the organizations that have participated in the past include: Ambitious Kids, American Red Cross, Best Buddies, Broward County Parks, Can-Teens, Children’s Harbor, Civil Air Patrol, Eco-Action Days, F.R.I.E.N.D.S. Ranch, Joshua’s Heart, Keep Broward Beautiful, Kids Ecology Corps, Kids in Distress, Make-AWish Foundation, Operation Christmas Child, Stand Up for Kids, Teen Court of Broward County, Treasure Box Project, Wildlife Care Center, Women in Distress and many more. The event will also include a food drive, which will benefit local food pantries. Fourteen-year-old Kaitlin Daniels of Pembroke Pines plans to attend the event. She is hoping to find an organization that deals with animals. “Now that I am a freshman in high school I have to earn service hours,” said Kaitlin. “If I am going to spend a lot of time volunteering, I want to make sure it is doing something that I like. The Expo is a great way to find out about opportunities in the area.” The Southwest Regional Library is located at 16835 Sheridan Street in Pembroke Pines. High School Students Win American Legion Awards By Debby Teich

tudents are often awarded for their academic achieve-
ments, but The American Legion believes they should also be praised when they demonstrate strong qualities of character and good citizenship. Since 1926, the Legion has recognized students who display the six qualities that define character: courage, honor, leadership, patriotism, scholarship and service. American Legion Bruckenthal-Cann Post 385 selected candidates at Flanagan High School and West Broward High School based on recommendations from students and faculty. Each awardee received a certificate and a medal with the six qualities listed on the face of the medal, as the back bares the Marine Corps motto, “Semper Fidelis” (“always faithful”). Winners from Flanagan included: Nicholas Albarracin, Mitchell Gordon and Alez Gutierrez. Winners from West Broward included: Brittany Vokaty, Lucas Pooran, Elkin Howard and Santiago Cruz. “The School Medal is the highest honor awarded American youth by The American Legion,” said Yolanda L Santos, American Legion Post 385 Public Relations Officer. “It is a medal that proclaims to the world that this boy or girl is the kind of young person we believe worthy of such an honor.” To win the Military Excellence Award, each cadet must rank in the top 25% of the high school class, rank in the top 25% of their ROTC class and display outstanding qualities of military leadership, discipline, character and citizenship. For the Scholastic Excellence Award, each cadet must rank in the top 10% of the high school class, rank in the top 25% of their ROTC class, have demonstrated leadership qualities, and have actively participated in related student activities such as student organizations, constructive activities or sports.

Market hosts community giving days, where five percent of the day’s net sales are donated to a local community nonprofit or educational organization. On September 12, the Pembroke Pines Charter School Foundation benefited from the store’s generosity. By the end of the day, the Whole Foods Market in Pembroke Pines raised $3,000 for the Foundation. “Whole Foods Market Pembroke Pines is proud to contribute to the growth of the Pembroke Pines Charter School Foundation,” said Jennifer Garvin, Marketing Team Leader Whole Foods Market Pembroke Pines. “Being part of a community means being an active neighbor. And we believe true community transcends the boundaries of our towns and cities. “ Throughout the day, celebrity baggers stopped by the store to help. They were careful to keep the cold foods away from the hot foods and to separate the bread from the cans. Some
of the celebrity baggers included: Pembroke Pines Mayor Frank C. s the cost of living continues to climb in South
Florida, many families have decided to pack up and leave town for hopefully greener pastures. This is a very difficult decision for most families. It is even a greater struggle at times for divorced couples with minor children. Relocation is perhaps the most difficult area of family law. Often times the custodial parent has a very legitimate reason for her/his desire to relocate. Just as often, the noncustodial parent has just as legitimate a reason to insist the minor children not be removed from the area. He/she is actively involved in the children’s lives. It is difficult to ask a parent to consent to allowing his/her children to move away, most times to a location hundreds of miles away. Gone are the every other weekend visitations, school events, and watching the kids play sports. If, however, the custodial parent can no longer afford to live in South Florida, and she/he has an opportunity to move to a city where she/he will have a better job, a cheaper cost of living, and a better life, why shouldn’t she be able to better herself? You can certainly see the dilemma.

Ask most judges and they will tell you that these cases are the most difficult to resolve - two loving parents, each wanting to be a part of their kids’ lives. Often times, the custodial parent believes that, because she/he has that designation, she/he has the right to move wherever she/he wants. That of course is not true. In the past several months, I have seen a great number of relocation cases. The cost of living, housing prices, and the general state of the economy are forcing many parents to look elsewhere. Unfortunately, I have also seen an increase in parents simply moving away with their children, without advising the other parent. This method of self-help is in violation of Florida law and harmful to the children. Approximately one year ago, Florida Statutes 61.13001 was enacted. It clearly spells out the requirements for a custodial parent seeking to relocate to a location at least 50 miles away. A parent must file a notice of intent to relocate, stating where she/he is intending to move, the date of the intended move, the new phone number and the reason for the relocation. In addition, a proposed revised visitation schedule must be included. Once received by the noncustodial parent, she/he has thirty days to file an objection with the court. If an objection is not timely filed, there is a presumption that the noncustodial parent is consenting to the move and it will be permitted. If an objection is timely filed, then the parent seeking to move must make application to the court for permission. It will then be the Court’s decision based upon a number of factors. The number one concern is the children’s best interests. If you are considering a move, I would strongly suggest you contact an attorney to discuss your obligations under the law. If you have a former spouse seeking to move with your children, you should also speak to an experienced family law attorney.

Do You Hide Your Ears? By Charles A. Messa, III, M.D., F.A.C.S.
C
ongenitally prominent ears are a cosmetic
deformity that can have a severe emotional and behavioral effect on a child. When a child’s ear protrudes too far from the side of the scalp, a surgical procedure known as an otoplasty can be performed to enhance the position and appearance of the external ear. Five percent of children are affected by prominent ear protrusion. The majority of children genetically inherit the appearance from their parents. Prominent ears can present in a myriad of forms including cup ear, shell ear, bat ear, Machiavellian ear and lop ear. Most commonly, children and adults will often camouflage the deformity with hairstyling. Timing of repair can be crucial in avoiding psychological damage. The ear achieves 85% of adult size by age 3 years and nearly adult size by 6 or 7 years of age. As an individual ages, elongation of the lobule (lobe) gives the appearance of continued ear growth. The most common deformity in prominent ears is an underdeveloped or poorly defined antihelix. This is the part of the ear fold that lies inside the outer rim of the ear. The otoplasty surgery is performed through a concealed incision along the back of the ear. Correction of protruding ears uses surgical techniques to create or increase the antihelical Before fold (just inside the rim of the ear) and to reduce enlarged conchal cartilage (the largest and deepest concavity of the external ear). The cartilage of the ear is reshaped by different suturing techniques. The excess cartilage can be excised and the ear repositioned closer to the side of the head. The procedure usually takes 60 to 90 minutes to perform. It is performed under local anesthesia with sedation or general anesthesia under the direct supervision of a board certified anesthesiologist. The patient can resume their normal activities within three to five days wearing a soft headband for one to two weeks to protect the ears. After Ear surgery, otoplasty, offers almost immediate results in cases of protruding ears visible when the dressings that support the new shape of the ear during the initial phases of healing are removed. Home For Sale and Not Selling? By Patrick Simm
B
elieve it or not, it is actually a great time to
sell! Home prices are on the rebound and the available housing inventory is low. First time homebuyers, foreign buyers and investors are in abundance. Multiple offers abound on properties listed at fair market value at most price points. Need I say more? A fair number of current home sellers find themselves in the unusual predicament where their home is “For Sale” and “Not Selling.” Beyond the motivation to sell, the ultimate reason why homes don’t sell lies within the pricing of the property. In many instances, homeowners get emotionally attached to their properties and inherently believe that their property is worth more than it is actually worth. Overpricing the property at the onset is probably the most critical mistake that a seller can make. This usually leads to extended days on the market and ultimately downward pricing pressure towards the final sales price. Real buyers tend to look at days on the market as a highly negative statistic. My question to sellers who take this route in selling their home is always the same, “Why would a buyer purchase your particular home for the asking price, when they have the opportunity to purchase comparable properties within the area for less?” A seller’s rebuttal usually includes the cost of upgrades they’ve made to the property. Note that in most cases, upgrades are usually made to a property for the owner’s own enjoyment and/or personal satisfaction. Rarely are upgrades done in order to satisfy the future prospective buyers. The point I’m getting at is this - the majority of the times, upgrades are not worth dollar for dollar for what a homeowner initially paid for them. Do upgrades demand more in regards to pricing when selling? Yes and no. It generally depends upon the type of upgrade. The advantage to upgrading is that in most cases, an upgraded home usually sells much quicker than a home that is standard or in a dated condition. Another important reason why homes listed for sale don’t sell as fast is the overall condition of the property. Properties that are well maintained and show well have been proven to sell faster than properties that are neglected and/or in disarray. Buyers usually fail to look beyond the deficiencies and the encumbered state of a property. The average buyer’s mindset tends to start discounting the cost of what they feel in their minds needs to be replaced and/or repaired from the “fair market value” in order to make the property “to their liking.” This can get pretty intimidating. Imagine buyers “self-pricing” with a ballpark figure on repairs before making an offer. In summary, if you are a seller with a home “for sale” and it is “not selling,” have your real estate consultant provide you with an updated comparable market analysis so that you can make an informed decision. If this doesn’t suffice or you have additional concerns, have a professional appraisal performed on your property. This gives a seller an unbiased determination of value of their property. EX. Everyone is interested or curious when
it comes to this subject material, although we don’t necessarily admit it openly. Even so, Shades Of Grey didn’t fly off the book shelves by itself. Sex and sexuality are important to men and women. As a physician I frequently address patient concerns regarding interest, discomfort, energy, etc. We now see more direct advertisement on television, newspaper and internet. After 2 ½ years of administering bioidentical hormones, I want to bring awareness to everyone that both men and women are having improved sexuality as a result of replenishing a natural level of hormone to the body. Aging is inevitable. Our bodies don’t produce the same level of hormone as we age. Taking care of these changes by bioidentical hormones is not only logical but also natural. How many medication ads on TV list so many side effects that you then are afraid to use the product? This is a treatment that exposes your body to something you have produced naturally. In addition, there are health benefits that go along with this. One of my patient’s asked recently, “How come people don’t know about this?” As physicians we strive to increase knowledge and awareness as we spend time (consultation) with patients to facilitate this. Some examples of common patient complaints can easily be resolved by taking hormones. For instance, “My exercise doesn’t help me lose weight.” Taking bioidentical hormones will raise testosterone levels which in turn facilitates muscle metabolism and reduction of body fat. Or, “My skin is dry. My hair is thinning.” Estrogen will replenish skin and hair better than buying expensive skin creams and hair treatments. Putting back what is missing is far more therapeutic than treating a symptom. The help is here with bioidentical hormones. You need to recognize this and want to receive it. We get older everyday but you don’t have to feel like it. I will close by sharing my personal experience. Bioidentical hormone (testosterone) therapy was very helpful. Bankruptcy Law Changes Make It Easier to Wipe Out Second Mortgages By Omar J. Arcia, Esq. Foreclosure Defense and Consumer Bankruptcy Protection Attorney
U
ntil recently, the only way a homeowner could wipe out a
second mortgage or line of credit on his/her home was through the use of a Chapter 13 bankruptcy petition and plan that may require monthly payments for as long as 60 months. However, now a Homeowner may also wipe out second mortgages and lines of credit through a Chapter 7 bankruptcy which does not require monthly payments. According to an important bankruptcy appellate court decision, a homeowner who has taken out a second mortgage or line of credit against their home would be able to extinguish that lien by filing a Chapter 7 bankruptcy, and demonstrating that the amount owed on the first mortgage exceeds the value of the property. When a judge removes mortgage liens from a property during bankruptcy proceedings it is referred to as “lien stripping.” Bankruptcy courts must now follow a “bright line” rule in all Chapter 7 cases, which makes a second mortgage totally unsecured if the first mortgage exceeds the value of the personal residence. To qualify, the court will require proof that the home is appraised for less than the value of the first mortgage, which can be established through a certified property appraisal that is accepted by the court. In an environment where home prices in most markets have fallen at least 40% or more, many South Florida homeowners qualify for this option, and should take full advantage of this major change in bankruptcy law. There are several key benefits from this critical change in bankruptcy law for the homeowner stifled with debt. First, the time required to complete a Chapter 7 bankruptcy and get a “fresh start” can be as little as four months, whereas a Chapter 13 bankruptcy case may take as long as five (5) years. Second, the costs and fees of a Chapter 7 bankruptcy is only a fraction of those associated with a Chapter 13 plan and petition. Third, unlike a Chapter 13, a Chapter 7 bankruptcy allows you to wipe out an unlimited amount of credit card and other unsecured debt, like medical debt and outstanding mortgage debt from a prior short sale or foreclosure. Most importantly, none of your creditors will be able to contact you, harass you with annoying phone calls, or proceed with any foreclosure during the bankruptcy protection period. For a school project, 15-year-old Mackenzie Bryan of Pembroke Pines collected school supplies, computers and cash donations for a group of students in Kenya. This summer, he toured the school and spoke personally to the students in each classroom. The students asked him many questions about life in America. They are all now “friends� on FaceBook.
Beach Clean Up
The City of Pembroke Pines Charter Middle School Central Campus Builders Club members and their families participated in the 27th Annual International Coastal Cleanup on Hollywood Beach. They scoured two miles of beach and collected over 600 pieces of plastic, fishing line, and other items for a total of 21 pounds of trash. The items they collected could have sickened, injured or even killed marine mammals, sea turtles, seabirds, and other animals.
Conference of Mayors
Pembroke Pines Mayor Frank C. Ortis was appointed Chair of the Jobs, Education and the Workforce Standing Committee for the United States Conference of Mayors. He was selected to the position based on his strong commitment to the organization.
Imagination Squared
Sharon Sammarco, Rose Colombo and Maria Wieder pose with squares from Imagination Squared. Nearly 1,000 artists of all ages and skills participated in the creative response art project, expressed on one thousand - five inch wood squares. The mural was unveiled at Studio 18 last month.

Caribbean Beach Fest
The end of summer Caribbean Beach Fest, held at the SW Focal Point Community Center, attracted over 150 guests. They enjoyed steel drum music, a limbo contest, salsa dancing and Caribbean food. Festive decorations included swaying palm trees, sand pails, shovels, buoys, sunset backdrops and more.
