Paving the Way for 2015 BY DOUG GILBERT, CAM

W

hat an incredible year we’ve had together. The road that 2014 has taken us on has certainly been a memorable one when it comes to lifestyle. To sum up this incredible year we’ve had together, it all comes down to you, the residents, who make up this amazing community. Throughout the year we’ve seen some really incredible events that highlight resident involvement. From the Adult Valentine’s Party to the BellaPalooza event, it was your sheer passion and love for your community that made these and other events so successful. It was resident involvement at its finest! Thank you to all of you for making this community such a fun place to come to work to everyday! With 2015 knocking on the door, I’m excited to announce the Grand ReOpening of the Sunset Grille! 2014 will definitely end with a bang when the Lifestyles Team, Jimmy, and Bonnie bring you this exciting affair at the Sunset Grille! Jimmy and the Grille staff will be cooking up some of their delicious appetizers and serving the Sunset Grille’s beers 4

and wines. Ticket availability is limited and must be purchased at the Amenity Centers in advance. This is one event you don’t want to miss! This upcoming new year, your Lifestyles Activities Coordinator, Kelsi Clonts and the Lifestyles Team will bring some new and exciting events as well as your favorites such as the Bellalago Casino Night, Mardi Gras Celebration, and Luau! I encourage you to come out to one of these events. Probably one of the best things about being a thriving community is you all have the opportunity to experience the growth of these wonderful and always evolving Lifestyles activities. All in all, you have the opportunity to share your experiences from past events and meet your neighbors at the future ones. I encourage those new and old to the community to get involved in the coming new year; we are always looking for volunteers.

2014 Santa Toy Drive Once again Bellalago is looking to give back to those in need with the Christmas

Toy Drive. We're asking residents for donations of new, unwrapped toys or books. They'll be divided and delivered to locations throughout the community in Kissimmee. You can drop off at the Bellalago and Isles of Bellalago Amenity Centers during normal business hours and put them in the collection box from December 1st through the 19th. Thank you in advance for your continued generosity!

Facility Repairs and Upgrades Starting this January, the Bellalago pools will be undergoing some much-needed repairs and maintenance. As per the Osceola County Health Department, all the pools in Bellalago are due to be resurfaced and must be done by mid-February. Starting with the Bellalago Amenity Center, the pools will be drained, the old surface will be removed, and the pools will be resurfaced. Any damaged tiles, ladders, or steps will be replaced and brought up to current Florida Codes and any other items that need to be addressed will be worked on. The pool and spa at the Isles of Bellalago will follow after the Bellalago


pool is completed. While these locations are closed, other areas of the pool deck will be upgraded, such as landscaping. Work will be done at one Amenity Center at a time. During this time, all fitness classes and/or events that normally take place at either location, unfortunately, will be relocated to the other location or cancelled. We do not anticipate a long length of time; however, this is a very big project. I will be keeping everyone updated via email blasts and postings in both Amenity Centers. The Lifestyles staff and I thank you in advance for your patience as we strive to make your visit to the Amenity Centers more enjoyable!

Annual Meeting On Tuesday, December 9th at 7pm the Bellalago Community Associations will be conducting their annual meeting at Liberty High School Auditorium Theatre.

Community Websites If you haven’t registered on the community websites, please take the time to register and explore them. On BellalagoHOA.com residents can view their personal account information for the HOA, submit landscape work orders, and download HOA documents and monthly HOA financials. We also utilize this HOA website and database to send weekly HOA/Club email blasts with important community information within Bellalago. Within DwellingLive.com residents can add or delete entries on their guest list and update automobile and other personal information direct from within their account as long as they have access to the web. You will be able to control the access to your home. You can change your profile, guests, vendors, vehicles, and even have “party” access lists for when you have gatherings at your home. It is important that you utilize this website to add your guests and vendors so they may enter the community in a timely fashion. This will cause less delay at the gates for everyone. Sunset Grille Update AV Homes has partnered with nationally recognized Chef James Nelson to introduce an exotic, Latin-influenced menu served at Bellalago’s Sunset Grille and poolside within the award-winning Central Florida community. The restaurant, reopening in mid-December, will feature fresh, locally sourced ingredients, madefrom-scratch dishes, and flavor profiles ranging from classic American and grilled fish, to a fusion of Spanish, Cuban, and island cuisine. Nelson has created an inspired menu and atmosphere for community residents and their families. His family-owned Wild Catering Company will operate the restaurant. “We envision Sunset Grille as the after-work dinner destination for Bellalago’s families and the community hangout to watch sports, meet friends, and enjoy the lakefront, terrace, and boardwalks,” Nelson said. “The menu is diverse and will appeal to a variety of palates. We’ll offer exactly what residents are in the mood for on any given day.” Both lunch and dinner items will be available in the restaurant, which will feature a tropical ambience. Residents can also enjoy poolside dining during lunch hours. The new menu offers a selection of appetizers, soups, salads, sandwiches, and entrées created by Nelson, who was honored in 2007 as one of Food Magazine’s Best New Upcoming Young Chefs and the first chef to appear in Gourmet Magazine as America’s Most Exciting Young Chef. Prior to launching the gourmet Wild and City Eats food truck and catering company, Nelson worked at numerous five-star restaurants in Orlando, opened The Foyer Café in Sanford, and The Polo Café at Wellington on the Green in West Palm Beach. Highlights of his new menu include chili-lime beef or key lime tequila shrimp

taco appetizers, tropical and curried chicken salads, and sandwiches and hamburgers (one steamed with Angry Orchard ale) served with fresh rosemary potato chips. The restaurant will also offer soup du jour and a daily specialty sandwich. “We make everything from scratch,” Nelson said. “We make a point of buying our food from local growers to ensure diners enjoy absolute freshness on every visit.” The Grille’s menu of nine chicken, fish, pork, and beef entrées will include wood-fired coconut curried chicken, honey-chili glazed salmon, grilled mahi mahi with mustard sauce, Cuban pork, and slow-cooked beef shredded with garlic, onion, and bell peppers. Available fresh ingredients will determine regular specials. Creative side dishes include roasted corn with chipotle aioli, lime and cojita cheese, island mango rice, and red beans and rice. The restaurant will regularly feature five desserts, such as coconut cream bomb, five-layer chocolate cake, banana bread pudding, and dulce de leche cheesecake. Nelson also has created a special menu for children and has hand-selected the Sunset Grille’s craft, domestic, and imported beers and wines. Football and sports nights and regular parties pairing Latin dishes and entertainment will be hosted at the restaurant. Along with Bellalago’s Lifestyles staff, the Sunset Grille will host and cater several Lifestyles events, including the Holiday Party, Sunset Social Latin Nights, and the Adult Valentine’s Day Party, to name just a few! W

hat a wonderful November we had! The ladies did an excellent job decorating their clay pot people at the Ladies Night. I enjoyed watching the pots come to life when the ladies used their creativity and put their personalities into their work. This month’s Ladies Night will also be a hit. Read for more information! Another fantastic event was our Annual Bellalago 5K! I want to thank all the volunteers, security, maintenance, sponsors, and Lifestyles staff who helped with this event. Our Platinum Sponsors, Bright House and Floralawn and our Gold Sponsor, Real Estate for Cancer, donated a significant amount to the cause. Bellalago would not have had such a great event without you! I also want to thank all the residents and the general public who came out and supported Bellalago and Habitat for Humanity. This event was a success because of you! This month will be a very busy month for you and Bellalago! It’s the holiday 6

season and who doesn’t like the holidays, gifts, and spending time with each other? On Saturday, December 6th (if it is not too cold out) Bellalago will have their monthly Dive in Movie, but instead of popcorn and drinks, we will have hot chocolate and candy canes! This is a FREE event at Isles of Bellalago. The movie will start at 6:30pm. Our next monthly event is the Sunset Social Latin Night! On Thursday, December 11th DJ Bobby will be there to liven up the dance floor with his beats and the Sunset Grille will be selling appetizers and have drink specials. This is a FREE event at the Sunset Grille from 7pm10pm. Residents and guests 18 years and older only. On the first day of Christmas my true love gave to me, a craft made of buttons and glue. 12 days of Christmas will begin on Saturday, December 13th and what better way to celebrate than an event! 12 Days of CRAFTY Christmas will be held at

Bellalago from 1pm-3pm. Lifestyles staff will have 12 tables set up with 12 different crafts. You and your child can travel to different tables and create a special holiday ornament, decoration, and even cards. This FREE event is for residents and guests of all ages. We might even have a special appearance from Santa himself! Since it is the holiday season, Ladies Night will be decorating something extra special! On Wednesday, December 17th ladies 18 and over will be decorating ornaments! Use your creativity that will show your holiday spirit. This event is from 7pm-9pm at Bellalago’s multipurpose room. Tickets are $5 per lady and are available at both Amenity Centers. Please purchase tickets in advance for this event. The Holiday Party is back and better than ever! You are cordially invited to join Lifestyles for a festive evening of holiday cheer, delicious food, good friends, and dancing. On Saturday, December 20th from 7pm-10pm bring your significant

other or your best friend to celebrate this special night. This event is a semi-formal affair with limited availability. Sunset Grille doors open and hors d’oeuvres are served at 7pm with a buffet style dinner to follow. $20 per person. Residents only. Lastly, the Grand Opening of the Sunset Grille will be on Wednesday, December 31st and since it is New Year’s Eve, they will be throwing a New Year’s Extravaganza! Celebrate the New Year with the people you love and the Lifestyles team at this big and exciting affair. Bring your family and friends out and watch the ball drop on the Grille’s many flat screen TVs, dance the night away with DJ Bobby, and enjoy many food options from the Grille. This event is a semi-formal affair with limited availability. Tickets in advance are required and are located at both Amenity Centers. This event is for Bellalago residents of all ages only. This month will be a special time for me and I am very excited to share it with you. It has been such an amazing year and I am so thankful to have this job to serve residents like you. ARC Requests & Violations BY GLORIA HERNANDEZ, ASSISTANT COMMUNITY MANAGER

F

irst and foremost, I would like to say that I am very proud to take on the role as your Assistant Community Manager. It is a real pleasure to work in such a great community that has come such a long way in just two years. Alongside Doug Gilbert as your Community Manager, I will continue to help address your concerns and keep Bellalago beautiful. I would like to share a few stats on Architectural Requests and Violations for this year so far. Of the 334 ARC requests, 6 were rejected. Top requests are paint, screen enclosures, landscape curbing, and boat docks. All homeowners must submit ARC applications for all exterior work to their homes, including yard art, potted plants, landscape lighting, etc. In addition to the ARC application, there may be additional documents that must be submitted for review by the committee. Please feel free to contact me should you have any questions regarding Architectural Requests. There were a total of 2,728 violations. Top violations are trash/ recycle can visible, landscape maintenance, parking in the street overnight, and pressure washing roofs. We are continuing to send the reminder

letters for the 7-year paint requirement. If you have already painted your house, please call or email me so that we can do the final inspection and update your account. If you need an extension, please contact me to avoid receiving letters and fines. We did find that there were quite a few homeowners who submitted ARC applications for paint that were approved, but have not painted their homes. Violation letters will continue to go out to those who have not painted or are past their extension request date. The holidays are here and I would like to remind you that holiday decorations must be removed 15 days after the holiday to avoid receiving violation letters. Please keep in mind that it is the homeowner’s responsibility to contact Waste Management to schedule bulk pickups for large items. Waste Management can be contacted at 407-843-7370. 7 Stress Reducing Tips

ecember is upon us once again. Thank you so much for all of you who came out to support the 2nd Annual Bellalago 5K on November 22nd. The Turkey Chase was a fun time! If you missed it this year keep an eye out for your chance to register for another event next fall. We can’t make the events a success without your participation, so thank you from the entire team here on property. It’s so hard to believe another year has flown by this quickly! It seems like just yesterday I was putting away fall decorations and pulling out the Christmas ones. I love this time of year though. With all the festiveness in the air, everyone seems to have a little more bounce in their step as they go from one holiday event to another and anticipate all the goodies! It can also be a very stressful time for those of us that host parties, events, and family gatherings, so keeping our health in mind is usually last on this list. This year though, keep your health on the forefront of your plans. No, this doesn’t mean you can’t have your favorite piece of dessert or all that stuffing you like, but it does mean planning your schedule enough in advance that you can still get in a quick workout or a walk, plenty of rest, and enough time for you that the season doesn’t leave you feeling 10 years older at its end. Let’s face it; even with all the great timesaving, stress-reducing tips out there, I have yet to experience a completely stress-free holiday that the magazines advertise. I have, however, found my favorite tips that help reduce stress to a much more manageable level.


1. Rest, Rest, Rest: On party nights, you aren’t going to get all the sleep you need, but on the nights leading up to your events, and those after, try to log those 7-8 hours of sleep. Keep your sleep routine as close to the same as possible.

2. Hydrate: I can’t say this one enough. Getting wrapped up in your list of to dos can make you forget to drink plenty of fluid, which in turn can drain you of energy and boost cravings for food when you really aren’t even hungry. So, keep a bottle of the H2O handy.

3. Find Some “Me Time”: I come from a big family and, trust me, it gets crazy with all of those people in close quarters. Talk about sensory overload! I try to keep a fairly set sleep routine (see #1), but I also need some quiet away from all the chaos during the day. As long as I can get my workout, or at least a run, done with just the thoughts in my head (and maybe my Pandora station) for company, I am a much better version of me for myself and everyone else around me!

4. Stick with Your Routine: As much as possible, that is. It can be hard, but refer to #1 and #3 for starters. Not changing everything about your life in a 3-week time period, for a 4-week time period can most certainly reduce the amount of stress (and sensory overload) you experience.

The less sleep you get and the more nights you party lead to over indulgence on high calorie food and drinks. So pick just a few parties to attend and remember which ones you decline this year, as you may want to attend those next year instead.

6. Don’t Start a New Diet: As much as we all want to look great in that party dress, the holidays are not the time to start a new diet. Still practice moderation and healthy portions throughout the season, but start your healthy habits earlier in the year. Make them part of your daily lifestyle, then when party season rolls around you have no need for a special diet; you already look fit and healthy! You have enough on your plate (no pun intended) as it is; don’t add crash diets to the mix.

7. Reflect: If you’re playing host/hostess this year, once everything is in place and the people are milling about, go from room to room and just take in the scene. Savor for a few moments the opportunity to host family and friends. It always helps me be more thankful and appreciative of the blessings and opportunities in my life, and it reminds me of the reason I go to all that effort in the first place. So, wherever the holidays take you, whether home or away, I hope it is a HEALTHY and happy time.

5. Don’t Overcommit: Sit down with all the party invites you have for the season and decide how many you can commit to, and then pick and choose which you will attend and which you need to graciously decline. Overcommitting

RESIDENT EVENT REQUESTS

Residents have the privilege of scheduling parties at the Isles of Bellalago pool. Events must be scheduled before using this area by filling out a Resident Event Request Form, which can be picked up in the Amenity Centers. Forms need to be returned no later than two weeks prior to the event. A deposit is required. For more information and event rules, contact Liz at epayne@aamfl.com or call the Amenity Centers.

NUISANCE ANIMALS

If the animal is a domestic or feral animal, such as dog or cat, it is best to contact the Osceola Animal Control Hotline at 321-742-8000. If the situation involves a wild animal, such as a raccoon, possum, armadillo or snake, consult the Florida Wildlife Commission’s list of Nuisance Wildlife Trappers that operate within your county. This event is a semi-formal affair with limited availability. Sunset Grille doors open and hors d’oeuvres are served at 7pm with a buffet style dinner to follow. $20 per person. Residents Only. NEW YEAR’S EVE EXTRAVAGANZA Wednesday, December 31st 8pm-12am Sunset Grille Celebrate the New Year with the people you love and the Lifestyles Team at this big and exciting affair at the Sunset Grille for their Grand Opening. Teen Volunteer Program BY JOSE CHAPARRO, TEEN VOLUNTEER COORDINATOR

W

e are now a few months into the school year and many of you teens should already know (or at the very least have an idea of ) how many volunteer hours you need to fulfill your high school requirements for the school year. I urge you to not wait until the end to try to acquire your hours. There are many locations that you can complete your hours, including here at Bellalago. We currently meet on Thursdays at 5pm (date and time are subject to change) and also have many events planned

monthly, some of which you can volunteer at and help out. We encourage parent participation with ideas and assistance on some of the bigger events. Volunteering gives you a chance to help while socializing and making friends within this wonderful community. I would like to thank those of you who have participated in some of our past events; you definitely make a difference. Once again you can contact me for any information regarding the Teen Volunteer Program and I hope to see more of you involved in our many wonderful events.
