I
t’s great to be a Bellalago resident! Over the summer, residents were living the Florida dream with tons of pool parties and celebrations like the festive 4th of July BBQ and an authentic Luau at the Isles of Bellalago Amenity Center. We took a look at the next few months and wow; there are some wonderful community events planned all the way through the holidays! October alone is sure to be a ghostly good time with fun fall fairs like the pumpkin decorating contest and a spooky haunted house on Halloween. Other great resident favorites like Dancing through the Decades and a neighborhood holiday decorating competition keep the good times going straight into the New Year! With so much to do, those monthly calendars really come in handy! Back and better than ever, residents were thrilled for The Grille's grand reopening celebration revealing an updated community hang-out complete with new interiors and a new menu. Now featuring cuisine created by local celebrity Chef John, residents and their guests just can’t get enough of The Grille and we can’t blame them! As if things could get any better, The Grille is now open on Sundays! If you haven’t stopped in for a bite at this lakefront restaurant, you’re missing out! Another grand reveal was the new Bellalago neighborhood, Mirabella. Located near the main gate house, this new enclave features premium water view homesites and is home to the current Model Home Showcase, the Valentina. A breathtaking two-story home with a rustic Mediterranean-inspired elevation, the Valentina features some beautiful design options like a gourmet kitchen and luxurious owner’s suite. Now the show must go on, so make sure to stop by to tour the Valentina Model Showcase before the series moves on to the next Bellalago home. With so much going on, never miss a beat by visiting the Bellalago New Home Sales Center. A community growing to include eight beautiful neighborhoods, this is where to find the latest community updates, breaking Bellalago news, and special deals on some exciting new inventory homes. W
hat an action packed summer we’ve had at Bellalago, from kicking off the season with a fantastic 4th July BBQ and pool party, and the packed out Hawaiian Luau at Isles of Bellalago pool, I feel it’s safe to say the residents had fun this summer. Special thanks to Liz Payne, our awesome crafts guru, for keeping the kids entertained with Tuesday Crafts throughout the summer vacation. We rounded out September with a great Ladies Night art session. I, for one, can’t wait to see what’s in store for the last quarter of 2015. We’ve had a few staff changes at Bellalago over the past few weeks. We welcomed Eddie Santana and Alejandro Sira to our front desk Lifestyle staff and we said goodbye to Kelsi Clonts, who left us to pursue other opportunities. We are in the process of hiring a replacement for our activities coordinator and will keep you updated as we make the transition. In the meantime, Doug and his staff at Bellalago will be working full steam ahead to bring you a great action packed fall season. We have two big events to look forward to. Our first being our Hell-A-Lago Tent of Terror, and the not so scary CandyLand on Saturday, October 31st starting at 7pm. This year we are going back to the classics, but bigger, better, and oh so scary! Be sure to check out all the details on the website and the flyers around the amenity centers. In December we are planning our 3rd Annual 5K. This year it will be a Jingle Bell Run, held December 12th at 8am – more details will be coming out very 4

soon, so start to get in shape and come out to help raise funds for the Boys and Girls Clubs of Osceola County. We’ve been busy the last few weeks planning the 2016 budgets and getting ready for the Annual Membership Meeting. We are still working on a date, but hope to hold it the first week of November at Liberty High School Auditorium. During October and November we will be working on rolling out the barcodes for access control into the community. This was put on hold after we had a few issues with our South Gates. Make sure you are registered on the website to receive e-blasts in the coming weeks for when we will be issuing each neighborhood. We have almost 4,000 to issue, so please be patient as we get to everyone. The fall season is one of my favorites; I love the cooler weather and the holidays. As I reflect back over the past year and all the great things that Bellalago has to offer, I want to take a moment to thank all the staff at Bellalago and the vendors that work hard every day, and to the residents who help make Bellalago one of, if not the best community in the area. Community Updates, Fitness & Holiday Festivities! BY DOUG GILBERT, LCAM, CLUB MANAGER
T
he fall season is upon us and another year is racing to a close. Halloween is here and Thanksgiving is just a few short weeks away with Christmas to follow. With autumn comes cooler temperatures and plenty of outdoor activities scheduled for the rest of the year at the Amenity Centers. A much needed upgrade at the Bellalago Amenity Center these last few months was the resurfacing of the Tennis Courts. Although this process took longer than expected due to the weather, the repair vastly restored the court's playability and its appearance. It will extend the life of the court by protecting the integrity of the asphalt court base. Over the next few months, and with the help of the folks in the Tennis Club, we are planning a few tennis clinics for kids and tournaments for all. More information will be posted in the Amenity Centers and on the community website. Throughout the years, we’ve been asked to bring softball and baseball to the community. Well I am happy to say that we are planning to do so very soon starting with a few softball/ baseball clinics held at the Bellalago Academy. This will be for residents of the community and age groups will be determined later. More information will follow. 6

The Family Field Day will be back in November! The last field day event was a huge success as kids competed against adults and neighbors joined forces to battle other neighbors! Join us for an afternoon full of fun! Bring out the whole family for games and a little friendly competition. Finishing out the year will be the 3rd Annual Bellalago Walk/ Run 5K called The Jingle Bell Run! This fun and festive holiday themed 5K will be even better than before! Get in the spirit on race day by wearing holiday themed costumes and tying jingle bells to your running shoes.
Fitness Orientations Whether you are new to fitness or wanting to get reacquainted with it, a Fitness Orientation is a FREE, scheduled 15-30 minute appointment with a Lifestyle Staff Member who will give you a tour of the fitness facility at the Bellalago Amenity Center with a run-down of each of the machines. To sign-up, call or visit the Bellalago Amenity Center to make an appointment. Remember, you must be 16 years or older to use the gyms at Bellalago and Isles of Bellalago or 14 years old with adult supervision.
New Fitness Equipment We know how important fitness has become to the community. We’re always trying to improve our facilities for a better workout and better results. Yes, with fitness constantly evolving your program and equipment should as well! We are EXCITED to announce that coming in early 2016 NEW TechnoGym fitness equipment will be installed at the Isles of Bellalago Fitness Gym! Just like this year’s equipment upgrades at the Bellalago Fitness Gym, Isles of Bellalago will be receiving new, state-of-the-art machines as well! This new equipment will be upgrades of the current equipment there now.
Letters to Santa The Lifestyle Team has made arrangements with Santa to accept mail for delivery to the North Pole beginning November 16th. Community children are encouraged to write a letter to Santa. Parents may place the letter in the red mailbox that will be located in the Bellalago and Isles of Bellalago Amenity Centers. All letters should include the child’s first and last name and complete return address (so that a response may be mailed) with “Attn: Santa Claus” on them. The deadline is December 17th. There will be no response returned if we receive it after the deadline. Youngsters will receive a personalized reply from Santa by Christmas.
Volunteers The Bellalago and Isles of Bellalago communities are filled with residents with special skills and talents. You may ask yourself, "Why would I want to volunteer?” Well, the answer is that your community needs you! It takes a lot of work to put on community projects, events, and activities. From time to time we will send out e-blasts seeking volunteers for various events held at the community. Welcome to the Team Alejandro! Hello Bellalago! My name is Alejandro Sira and I am the newest member of the Evergreen Team here at Bellalago and Isles of Bellalago. I will be handling all of the Architectural Review Committee (ARC) applications for the community. So you can get to know me a little better, I wanted to share some things about myself. I was born in Venezuela and raised in Tampa. I am fluent in both English and Spanish. My family and I moved to Kissimmee back in 1998 and have been here ever since. I have enjoyed my time in Osceola County (Go Kowboys)! For the past five years I have been working in the Federal and Local Government in various roles. I have held several positions from Program Support to Administrative Assistant and Homeless Case Manager, just to name a few. I must say that working at Bellalago is fantastic. My hobbies include enjoying the outdoors, food, personal watercrafts, technology, and spending time with family and friends. I am excited to be here in this wonderful community. Hello Bellalago! BY JOSE CHAPARRO, COMMUNITY STANDARDS MANAGER
I
would like to start out by introducing myself. My name is Jose Chaparro and I have been working at Bellalago for almost two years as a Lifestyles Attendant and the Teen Coordinator. During this time I have met many wonderful residents that I have helped and have learned from. I was recently given the opportunity to take over Gloria’s position as the Community Standards Manager. My role, as the Community Standards Manager, is to enforce the rules outlined by your community documents and to work with residents to correct any violations. A reminder on some of the most common violations are trash/recycle containers left out in public view, vehicles parked on the street, blocking sidewalks and/or vehicles parked on the grass, landscaping, etc. Roofs, driveways, and exterior surfaces should also be pressure treated as often as needed to keep the surface clean. Another reminder is that homes need to be repainted at least once 8

every five to seven years, according to the community documents. My goal is to maintain this community to the standards outlined by the community documents and I want to thank those residents who continue to follow and comply with the rules and regulations set by the CC&Rs. As a friendly reminder, any exterior architectural modification to your home requires an ARC application. Please be aware that along with the application for the architectural modification (ARC) we will also need a copy of the plot plan/ survey showing the additional changes. Please attach copies of the plans from any contractor or vendor providing the services including color samples, photos, dimensions, etc. All of these are outlined towards the bottom of the ARC form.

Fall & Winter Activities Bring in the Holiday Season BY THE LIFESTYLES ACTIVITIES DEPARTMENT
W
hat a great summer we had! Between the Casino Night, Luau, and the introduction to Taco Tuesdays, we had a busy, yet fun summer! Everyone had such a wonderful time at the Casino Night. The hors d'oeuvres made by The Grille were delicious and the pleasant servers never slowed down bringing out the food. The magician did an amazing job strolling around to entertain everyone and dazzle us with his magic tricks. We thoroughly enjoyed planning the Luau! The hula dancers and flamethrower had astounding great performances. We really thought the flamethrower was going to burn himself but he didn't! The hula dancers were stunning. The dancing was so smooth and the stories that went along with the music made the crowd feel like we were in Hawaii. Vital Flair provided scrumptious food and enough for everyone and then some! Introducing Porky the Pig was funny and just like an authentic luau in Hawaii. 10

Taco Tuesday was so delicious! The first monthly Taco Tuesday started in July. Word must have got around about how great the event at The Grille was because August and September’s Taco Tuesday were so busy there was a wait list for seating! We are so pleased these summer events went well and want to thank the wonderful Lifestyle staff for all their help planning and making these events such a success! Now, it’s time for the fall and winter happenings, which will have even more events and holiday activities for residents of all ages. The next three months will be very active indeed! Please look at the Lifestyles events starting on page 15 for all the events and activities for October through December. For the adults only, we have some fun and relaxing activities for you. On October 5th, there will be the Adult ONLY Swim Night from 7pm9pm. This free event is a way to relax in the pool with some soothing music
and without child interruption. Another adult-only event is the Adult ONLY Movie night, which will be held on October 23rd at 8pm. We will be showing the classic movie, Beetlejuice. The biggest and most popular event in October is the Hell-A-Lago Tent of Terror Halloween Party! On October 31st from 7pm-10pm come by for the annual haunted house. This year will be our BIGGEST and most awesome Halloween yet! With a larger than ever haunted house, rock wall, bungee jump trampoline, bounce house, DJ, and CandyLand art, craft, and candy fest, how can you go wrong? There will be costume contests, kid’s crafts, and much more! Put on your costume and party the night away with your community this Halloween! This is a free event at the boat ramp area in Bellalago. November is going to be just as fun as October. The biannual Community Yard Sale will take place on Saturday,
November 7th and Sunday, November 8th from 9am-2pm. If you would like to participate in the Yard Sale, RSVP on at BellalagoHOA.com or sign up at either Amenity Center. THE DEADLINE TO SIGN UP IS WEDNESDAY, NOVEMBER 4TH. This event is open to the public. When the public enters Bellalago, they will be handed a list of houses that are participating in the Yard Sale, along with a map of the community. Saturday, November 14th sees the return of Billy Drysdale to The Grille. We will be hosting a “Dance Through the Decades” themed party. Come dressed in your favorite attire from the ‘50s, ‘60s, ‘70s, and beyond. More details will follow on this great party. Sunday, November 22nd is the annual Thanksgiving Potluck, which will be a great way to mingle, get to know your fellow residents, and show off your cooking talent! Turkey will be provided by the Lifestyles Department. Please sign up on BellalagoHOA.com or at either Amenity Center. This is a FREE EVENT, but you must bring a dish to attend. THE DEADLINE TO RSVP IS WEDNESDAY, NOVEMBER 18TH. The holiday season will be in full swing after Thanksgiving and what better way to celebrate the season than with a Holiday Party! On Saturday, December 19th from 7pm-11pm, enjoy great food, dancing, and a great atmosphere. Bring your significant other or your best friend to celebrate this special time of year. The event is semi-formal with limited availability. The doors open and hors d’oeuvres are served at 7pm with a buffet style dinner to follow. Tickets are $25 per person and for adult residents and guests only. Another big event in December is the 5K Run! On Saturday, December 12th at 8am, Bellalago will be hosting the Jingle Bell 5K Run. All proceeds will benefit The Boys and Girls Club and everyone is welcome. We encourage you to bring a new toy to donate as well! This fall and winter is packed full of fun and good times to participate in at Bellalago! The holiday season is our favorite time of year – we love the events we get to plan, the colors, decorations, music, and the overall feel of the holiday season. It’s such a wonderful time to gather as a community. Everyone seems happier and more giving during this time of year. An Interview with Chris Bartholomew Q: Describe your job in a few sentences. A: That’s hard for me to do in just a few sentences, as it changes daily! First and foremost, my job is to assist residents in all aspects of the Lifestyle programs offered here at Bellalago. I am responsible for making sure that the Amenity Centers are clean and running smoothly. In addition to that, I also handle HOA matters and have to be ready to answer questions pertaining to the community. I’m also responsible for updating information on the community channel to help keep residents informed of activities. I am also in charge of gym orientations, as well as many of the sports events. I try to play sports with the kids every evening, when the schedule allows, so they have a familiar face and someone they can trust.
Q: What is to your favorite part of the job so far? A: Anything that is fitness related. Since I was young, I have always been on a sports field, court, or in the pool. So what I enjoy the most is being involved and helping out the residents, as well as offering advice and playing sports with the kids. When I was younger I didn’t have anyone in my community that would help me with sports or get everyone together, and that’s why I love to do it here. Healthy people equal happy people. That’s why I love this part of the job.
Q: What is the most challenging part of your job? To be honest, the hardest part of my job is learning how to help people with different situations. My grandfather has told me, since I was small, that you learn something new every day and to embrace that learning experience. I have learned to overcome difficult situations and hopefully have become a better person in the process.
Q: Do you have a personal fact to share? A: Believe it or not, before I worked here I was a cook for a catering company as well as another restaurant. I love to cook and cook for myself most nights.
Q: Any final words? A: I just want to say that this job has been an amazing experience from day one. I have met many interesting people and it has been an honor to get to know so many great kids as they become involved in sports.

Lease Applications & New Resident Registration BY GISELLE RODRIGUEZ, MEMBERSHIP COORDINATOR
I
hope everyone had a great summer! One of my favorite seasons has arrived and that is fall! It is also another full season for renewal leases and new lease applications here at Bellalago. In the past three months we have had a lot of activity. I would like to share an update. 81 lease applications have been submitted. Of those 81 applications, 47 applications were new applications and 34 were renewal applications. Out of 81 applications, 80 were approved and 1 application was withdrawn. In total, we processed 219 background checks in the past three months. How long does it take to get an approval? Per our governing documents, we have 30 days to process the lease applications. Currently, with the amount of lease applications being submitted weekly it is taking about 7 to 14 days to receive an approval from the association. Keep in mind that this only applies to applications that have been submitted completely. I advise that all documents are reviewed prior to submission to avoid any set backs on approval. I have enjoyed meeting and welcoming many new homeowners to our growing Bellalago family. We are currently 12

welcoming on average four to five new homeowners weekly. Feel free to stop by the Isles of Bellalago Amenity Center at any time if you have further questions or concerns. Please keep in mind that new homeowners must register with Bellalago after closing at the Bellalago or Isles of Bellalago Amenity Center. I am eager to continue to meet and welcome new families into our growing community.
