Community Reminders BY MANDY MORGAN, LCAM, CMCA, AMS CENTRAL FLORIDA REGIONAL MANAGER

It

has be a whirlwind of activity at Bellalago over the past few weeks. I want to thank everyone that came out to support our veterans and active duty military for our Memorial Day Flag Ceremony. It was a great event and very respectful. Thank you to our volunteers who helped mark the day with pride and honor. It truly was an emotional start to a great day. The summer season has arrived with a sizzle, it’s Hot Hot Hot! We have lots of fun activities lined up that include many events poolside, as well as movie nights and some great entertainment. Remember to buy your tickets early as some events are limited in numbers. Yes, The Grille at Bellalago featuring Executive Chef John is finally open for your business! Lifestyles held a great event in June; we transformed The Grille back to the ‘50s and had a great Sock Hop. It was an amazing night and a wonderful way to kick off a new era of The Grille. Our grand opening was very well attended; the ribbon has been cut and now its full steam ahead. Our staff at Bellalago and AV Homes wants to wish Chef John, Carmon, and the entire staff at The Grille much success. For irrigation and work orders, we have started a new process with Floralawn. When you call in to our Customer Service at 1-877-221-6919, they will complete a work order in Floralawn’s tracking system. It is best if you have an email address, that way they include you in the work order process and you will receive

email updates as the work order gets processed. On the subject of irrigation, we are still finding a number of valve boxes that have been tampered with; I want to remind you again, please do not manually try to override the system. This causes multiple issues in the zones, as well as additional cost to the association to repair/replace solenoids, etc. Thank you in advance for your help and consideration. I have been asked to please remind all dog owners that Osceola County has a leash law that we enforce within our gates, which is under Section 4-42 of the Osceola County Florida, Code of Ordinances. When walking your dogs, they need to be on a leash at all times. As well as the leash laws, it was kindly asked that you pick up after your dog. We have placed a number of Dog Waste stations throughout the community. Please use them or take the poop home. Have a wonderful summer, and if you need assistance with any HOA related issue do not hesitate to contact our Customer Service Team at 1-877-221-6919.

Summer Safety & Facility Reminders BY DOUG GILBERT, LCAM, CLUB MANAGER

B

eing the Club Manager of a community with the style of amenities offered here at Bellalago is an awesome experience! Especially for a community that is so invested in where they live. I truly enjoy interacting and seeing everyone at the many different events and functions the Lifestyles Team offers, as well as hearing your suggestions and concerns of the community. With the summer season underway, it’s the ideal time to make the trek to the clubhouse pools and bask in some beautiful Florida sunshine! The feedback received thus far on the pool renovations has been very positive and I am happy residents are thoroughly enjoying themselves. The combination of the poolside service provided by The Grille, featuring Chef John and his staff, has gone over very well and really gives it that “Resort Style” feel right in your community. By the way, I highly recommend The Half Pounder burger! I would like to direct your attention to the Upcoming Lifestyles Event poster that has been posted in the clubhouses. Kelsi Clonts, your Lifestyles Activity Coordinator, has laid out the entire summer schedule for lifestyles events through the month of August. The summer schedule will have a mix of entertaining activities and community gathering events with your fellow residents. Some of these activities will be ticketed events, so I would like to emphasize the importance of purchasing your tickets early for the events as soon as they become available. We have some fun events coming up throughout the summer and these events tend to sell out early. Here’s to a fun, fantastic, and safe summer!

Pool Safety School is out and the kids will want to stay cool and take a dip in the pool. Without the proper information, a day at the pool could quickly turn bad. Childhood drowning and near drowning can happen in seconds. They typically occur when a child is left unattended or during a brief lapse of supervision. Being that the 6

Bellalago pools are “swim at you own risk,” it is important to make sure your family is safe in and around the pools by following these safety basics: • At the home, make sure pools and spas are enclosed on four sides with a fence at least 5 feet high with self-closing and latching gates. • Drains in pools and spas should have anti-entrapment drain covers. • Learn infant and child CPR and always have a phone near the pool for emergency use. Emergency call boxes are located near the pools on the outside of each clubhouse. • Children should always swim under the supervision of an adult. • Every child is different, so enroll children in swimming lessons when you feel they are ready. Teach children how to tread water, float, and stay by the shore. To register for child swimming lessons with Swim Kids USA, call 352394-3040. • Children should understand and obey the posted rules. • Children using air-filled swimming aids should always be supervised by an adult within arm’s reach. They are fun toys, but not lifesaving devices. • Never go near or in water without an adult present. • Have a swimming buddy. • Never dive in the Bellalago pools. • Never swim at night. • Get out of the water right away if you hear thunder or see lightning.

Fireworks The Fourth of July is a fun time of the year and a time to make great memories. Every year many people like to enjoy fireworks at 4th of July events and cookouts. Although not advised, some residents in the community will take the risk and light fireworks themselves. If

not handled properly, fireworks can cause burns and eye injuries in kids and adults. The best way to protect your family is to not use any fireworks at home, period. Attend public fireworks displays and leave the lighting to the professionals. Learn more at www.fireworkssafety.org.

Grills Locate your grill in an open area away from the structure of your home. If it’s a gas grill, keep your flame low when cooking and be sure to turn the gas off when you finish. If it’s a charcoal grill, the coals need to be completely cool before removing and discarding them. Do not put them in a bag on your deck or in your garage to cool down. With either grill, if you experience a flare up, cover it with the lid so it can extinguish itself.

Bicycle Riding Adults and children alike should always wear a helmet that fits properly. Check your tires to be sure they are properly inflated. Also, test your brakes to be sure they are working properly as well. Make sure you can be seen by wearing neon, fluorescent, or other bright colors when riding, day or night.

Treating Bee Stings People who are allergic to bees should carry medication with them. If you are not allergic, you may also take some of these medications to help with swelling and pain. If you are stung, stay calm and move out of the area where the sting took place. Locate the stinger but do not remove it with your fingers. Instead locate something with a straight edge such as your driver’s license or a credit card. Scrape the stinger out with the object. Apply ice at the site to reduce the swelling and aid in the pain. Monitor yourself or others for an allergic reaction. Symptoms include abnormal swelling at the sting site, swelling around the mouth, lips, or tongue or difficulty breathing. If any of these occur, call 9-1-1 immediately.

Maintenance Days In an effort to achieve the highest standards of facility cleanliness and safety, there will be times when certain areas of the facility will be shut down for improvements, cleaning, and preventative maintenance. Resident understanding and patience is appreciated as efforts are made to improve and maintain the cleanliness, safety, and aesthetics of the facility. Whenever possible, maintenance days will be planned in advance and residents will be notified of the designated days.

Club Manager or Lifestyles Director, which consent may be withheld for any reason. Summer is usually the busiest time of the year for resident events. Residents have the privilege of scheduling parties and events at the Isles of Bellalago Pool and the picnic area, and the MultiPurpose Room at Bellalago. Events MUST be scheduled before using these areas by filling out a Resident Event Request Form, which can be picked up in either clubhouse. A deposit may be required on the day of the event. When reserving the Isles of Bellalago Pool area, the deposit will be returned upon compliance with club and event rules. Approvals of events are at the discretion of Club Management. From time to time areas within the clubhouse and pool area may be restricted for use by Lifestyle sanctioned events. Every effort will be made to avoid interruption of your enjoyment of the facilities; however, the pool, pool deck area, and other areas may be closed to general use during certain times of the year for Lifestyles activities. Lifestyles and Association events have priority use. Summer is Here! BY GLORIA HERNANDEZ, COMMUNITY STANDARDS MANAGER

I

would like to welcome all of the new homeowners in Bellalago. It has been a pleasure to see the community grow in just a few short years. For those homeowners who are not aware, my contact information has changed and is provided below. As a reminder, all homeowners must submit ARC applications for all exterior work to their homes, including yard art, potted plants, landscape lighting, etc. In addition to the ARC application, there may be supplemental documents that must be submitted for review by the committee. Keep in mind that ARC applications can take up to 30 days for review, so it is imperative that your applications along with the required documents are submitted ahead of time. You may also log onto BellalagoHOA.com to review the Architectural Guidelines, should you need to look up any stipulations on work that you want to have done such as fences or screen enclosures. Feel free to contact me if you have any questions regarding Architectural Requests. 8

BELLALAGO BEACON | SUMMER 2015

We have started sending letters for ongoing violations such as trash/recycle containers, vehicles parking in the street or blocking sidewalks, landscaping, etc. We have sent out 157 violations in the last few weeks and will continue to inspect for violations. Please remember that trash/recycle containers cannot be stored where it is visible from the front of the home. We have also received several complaints about vehicles blocking the sidewalks. Please be aware that pedestrians, as well as residents, who ride bicycles in the community must have access to sidewalks at all times. Reminder letters for the 7-year paint requirement will continue to go out. If you have already painted your house, please call or email me so that we can do the final inspection and update your account. If you need an extension, please contact me to avoid receiving letters and fines. We did find that there were quite a few homeowners who submitted ARC applications for paint that were approved, but have not painted their

homes. Violation letters will continue to go out to those who have not painted or are past their extension request date. Please do not contact the guard houses or security for questions relating to parking in Bellalago. All questions regarding parking should be directed to the Club Manager, Doug Gilbert or me. We have also had an increasing number of requests regarding irrigation or work orders. Please remember that you must contact our Customer Care Department at 877-221- 6919 to put in work orders for irrigation inspections. All of the staff at Bellalago would like to wish the residents a happy and healthy summer! Please do not hesitate to contact us should you have any questions or concerns.

Summer Activities

Beat the Heat with Family Fun BY KELSI CLONTS, ACTIVITIES COORDINATOR

“I always loved the idea of summer and the sun and all things hot. Sometimes I like to close my eyes and imagine what it would be like when summer does come.”

Do

you know what character said this line in a very famous movie recently? Anyone? That’s right, Olaf from Frozen! Well, Olaf no longer has to wait for summer because it is finally here! Summer was one of my favorite seasons growing up because it meant I was out of school, hanging out with friends, and enjoying the fabulous weather! What better way to celebrate it than with pool parties, socials, and activities! For the next three months, Bellalago will be jam packed with things to do, so get your calendars ready because there will be something for everyone. I still cannot believe it is summer already! The last three months were so much fun and I cannot wait for these next three. First things first, were we busy during the spring or what? The Memorial Day Flag Ceremony and BBQ was a hit! Chef John did a great job preparing some of our favorite cookout foods such as 10

BELLALAGO BEACON | SUMMER 2015

hamburgers, hotdogs, and pulled pork. DJ Joe played some really fun games and his card tricks were amazing! I am still trying to figure out how he knew my card (two of hearts) before I even said it! The Ice Cream Social was a smash hit again this year. I loved seeing what toppings everyone decided to put on their ice cream. Sometimes I believe you leave with more toppings than the actual ice cream! Lastly, what an awesome event the Sock Hop was! The decorations, “Johnny Rocket” theme food, and entertainment by Billy Drysdale transformed The Grille into a swingin’ joint. The greasers brought their dolls and danced the night away to ‘50s, ‘60s, and ‘70s music. It was a charged event that I know will be talked about for months to come. Like the spring, summer is just as busy! Starting off in July, on Saturday the 4th we will be spending Independence Day poolside! From 12pm-4pm, the Bellalago

Pool will be filled with decorations, a DJ, catered food, ice cream, and games! This event requires purchasing tickets in advance and will be available at both Amenity Center locations. Tickets are $10 per person (12 and up) and $5 per child (11 and under). Next on July’s calendar is the Sunset Social, which will be held on Thursday, July 9th from 7pm-10pm. DJ Ahmed will be mixing up the beats while The Grille cooks up some wonderful meals. Since The Grille is now open, no outside food or drinks please. This event is free for residents 18 and over only. Bellalago’s Dive in Movie is always a big hit! On Friday, July 10th we will be showing the movie Paddington at the pool in Bellalago. Also, on Friday, July 24th we will be showing Earth to Echo at Isles of Bellalago. This is a free event with free popcorn, while supplies last. Another free event for all residents is the Kids Night Swim! On Monday, July 13th

from 7pm-9pm come by the Isles of Bellalago Pool to swim at night and play some games! Casino Night is back! On Saturday, July 18th from 7pm-10pm play all your favorite casino games including Texas Hold’em, Blackjack, Roulette, and more. At the end of the night, your “Bellalago Bucks” can be used to bid on some awesome prizes. This event is for residents 21 and over only. Tickets are $10 per person. Advanced ticket purchase is required and available at both Amenity Center locations. Ladies Nights are always so much fun! I love seeing what the ladies make. On Wednesday, July 22nd, show your creativity while decorating martini glasses! This event is for residents 18 and over only. Tickets are $5 per person. Advanced ticket purchase is required and available at both Amenity Center locations. Lastly, on Tuesday, July 28th The Grille and Lifestyles have teamed up to have a Taco Tuesday Night! During suppertime, stroll into The Grille at Bellalago and celebrate Tuesday with your family and residents while dining on some delicious tacos and drink specials. August will be a busy month also. With Dive in Movies, a Trivia Night, Ladies Night, and even a Luau, how can you be bored? On Friday, August 14th, enjoy the movie Into the Woods by the pool at Bellalago and on Friday, August 28th, enjoy the movie Cinderella by the Isles of Bellalago Pool. These are free events with free popcorn, while supplies last. Next on the list is Trivia Night! On Saturday, August 8th test your knowledge against friends and family in a competition for all ages. This family night event will have you reminiscing, your children laughing, and everyone’s mind working. Light snacks will be provided. This is a free event at Bellalago. Please email Kelsi at KClonts@Evergreen-LM.com or stop by either Amenity Center location and sign up if you and/or your family would like to participate. Prizes will be awarded to the trivia master team. I have heard so many residents talking about how they would like another Luau and guess what? You got your wish! On the evening of Saturday, August 22nd enjoy music, dancing, and food by the Isles of Bellalago Pool. More information to follow. Our monthly Sunset Social and Ladies Nights just keep getting better and better. This month, the Sunset Social will be Thursday, August 13th from 7pm-10pm. This is a free event for residents 18 and over only. On Wednesday, August 26th, the ladies will be making some colorful necklaces. I invite all ladies to come mingle with your fellow residents and express your creativity. Free wine and cheese will also be provided! Ladies Night does require purchasing tickets in advance and will be available at both Amenity Center locations. Tickets are $5 per lady. Ladies 18 and over only.

In September, all the kids are back in school and everything seems to be getting back to routine. But don’t worry; the Lifestyles Team has planned some very spectacular events that will keep you occupied. Since the Dive in Movies are such a big hit, we will be screening another two movies in September! On Friday, September 11th the movie will be shown at Bellalago and on Friday, September 25th the movie will be shown at Isles of Bellalago. This is a free event for residents of all ages. Free popcorn will be provided, while supplies last. Another popular event that always grabs the teens’ attention is the Video Game Tournament. The event will be on Saturday, September 5th from 5pm-8pm. Compete with your fellow gamers and maybe even win some prizes! The game is TBD and this is a free event at Bellalago. Signups are located at both Amenity Center locations. Labor Day is a celebration of the American labor movement and is dedicated to the social and economic achievements of workers. It constitutes a yearly national tribute to the contributions workers have made to the strength, prosperity, and well being of our country. Since this is a holiday honoring the working people, Bellalago would like to celebrate you! On Monday, September 7th from 12pm-3pm, enjoy some special festivities with your fellow working residents and enjoy the outdoors by the pool. Since this day is for you, enjoy this free event on us and take pleasure in the day with friends and family by the pool at Bellalago. Since the nights get cooler and the bugs are disappearing in September, I believe an outside evening event would be splendid! On Saturday, September 12th from 6pm-10pm, enjoy a Dinner Under the Stars. This romantic evening out with your significant other or best friend will be a memory that will last forever. String lighting, Italian decoration, and romantic entertainment throughout dinner will transform the Isles of Bellalago Pool to a ristorante Italiano. This event is for residents 21 and over only. Tickets are $15 per person. Advanced ticket purchase is required and available at both Amenity Centers. Wow, we are going to be very busy this summer with all kinds of fun events! All events are posted on the community channel, flyers, email blasts, and BellalagoHOA.com. If you have any questions regarding events or ideas for events, please do not hesitate to email me at KClonts@Evergreen-LM.com. Please see pages 14-16 for more information, details, and added events for the month of July through September. Thank you so much for all your support and I hope you enjoy your summer at Bellalago!

Hurricane Season BY MANDY MORGAN, LCAM, CMCA, AMS HURRICANE WATCH: Hurricane is possible within 36 hours. (Hurricane shutters may be installed, check Governing Docs for guideline).

Category Sustained Winds

Types of Damage Due to Hurricane Winds

1

74-95 mph 64-82 kt 119-153 km/h

Very dangerous winds will produce some damage: Wellconstructed frame homes could have damage to roof, shingles, vinyl siding and gutters. Large branches of trees will snap and shallowly rooted trees may be toppled. Extensive damage to power lines and poles likely will result in power outages that could last a few to several days.

2

96-110 mph 83-95 kt 154-177 km/h

Extremely dangerous winds will cause extensive damage: Well-constructed frame homes could sustain major roof and siding damage. Many shallowly rooted trees will be snapped or uprooted and block numerous roads. Neartotal power loss is expected with outages that could last from several days to weeks.

3 (major)

111-129 mph 96-112 kt 178-208 km/h

Devastating damage will occur: Well-built framed homes may incur major damage or removal of roof decking and gable ends. Many trees will be snapped or uprooted, blocking numerous roads. Electricity and water will be unavailable for several days to weeks after the storm passes.

4 (major)

130-156 mph 113-136 kt 209-251 km/h

Catastrophic damage will occur: Well-built framed homes can sustain severe damage with loss of most of the roof structure and/or some exterior walls. Most trees will be snapped or uprooted and power poles downed. Fallen trees and power poles will isolate residential areas. Power outages will last weeks to possibly months. Most of the area will be uninhabitable for weeks or months.

5 (major)

157 mph or higher Catastrophic damage will occur: A high percentage of 137 kt or higher framed homes will be destroyed, with total roof failure 252 km/h or higher and wall collapse. Fallen trees and power poles will isolate residential areas. Power outages will last for weeks to possibly months. Most of the area will be uninhabitable for weeks or months.

HURRICANE WARNING: Hurricane is expected within 24 hours. NOTICE: The Saffir-Simpson Hurricane Wind Scale (SSHWS) underwent a minor modification in 2012 in order to resolve awkwardness associated with conversions among the various units used for wind speed in advisory products. The change broadens the Category 4 wind speed range by one mile per hour (mph) at each end of the range, yielding a new range of 130156 mph. This change does not alter the category assignments of any storms in the historical record, nor will it change the category assignments for future storms. The new summary table is to the right. Hurricanes have been known to spawn tornadoes. One of the most important things you can do to prevent being injured in a tornado is to be aware of the onset of severe weather. If a tornado "watch" is issued for your area, it means that a tornado 12

BELLALAGO BEACON | SUMMER 2015

is possible. If a tornado warning is issued, it means that a tornado has actually been spotted, or is strongly indicated on radar, and it is time to go to a safe shelter immediately. Be sure to listen to local radio and TV stations for updated storm information. A tornado is a violent storm with whirling winds of up to 300 mph. It appears as a funnel shaped cloud, from gray to black in color, which extends to the ground from the base of a thunderstorm. A tornado spins like a top and may sound like the roaring of an airplane or a locomotive. Tornadoes move at an average speed of 30 mph and generally move from the southwest to the northeast. Their direction can be erratic and change suddenly. Most tornadoes are likely to occur during the mid-afternoon and evening hours during the months of April, May, and June. However, they have been sighted and caused damage during other months. Fortunately, we in Florida are not subject too many of the larger type tornadoes that are seen in the Midwest. Most of our tornadoes are small and short-lived. However, they still can cause damage, injuries, and fatalities.

Tornadoes are most likely to occur in the right-front quadrant of the hurricane. However, they are also often found elsewhere embedded in the rain bands, well away from the center of the hurricane. Some hurricanes seem to produce no tornadoes, while others develop multiple ones. Studies have shown that more than half of the land falling hurricanes produce at least one tornado; Hurricane Beulah (1967) spawned 141 according to one study. In general, tornadoes associated with hurricanes are less intense than those that occur in the Great Plains. Nonetheless, the effects of tornadoes, added to the larger area of hurricane-force winds, can produce substantial damage. We have no way at present to predict exactly which storms will spawn tornadoes or where they will touch down. The new Doppler radar systems have greatly improved the forecaster's warning capability, but the technology usually

provides lead times from only a few minutes up to about 30 minutes. Consequently, preparedness is critical. TORNADOS ASSOCIATED WITH HURRICANES • When associated with hurricanes, tornadoes are not usually accompanied by hail or a lot of lightning. • Tornado production can occur for days after a hurricane landfall when the tropical cyclone remnants maintain an identifiable low pressure circulation. • They can also develop at any time of day or night during landfall. However, by 12 hours after landfall, they tend to occur mainly during daytime hours. For additional information, see our Hurricane Preparedness Guide on our website, BellalagoHOA.com.

An Interview with Liz Payne Q: How long have you been with Bellalago? A: I have been working at Bellalago for over eight years and have seen a few management companies during that time. One thing that remains consistent is the great homeowners I get to interact with on a regular basis.

Q: Can you describe your current job in a few sentences? A: My job description is to give good customer service to residents, making sure that they are happy and satisfied. Also, I’m responsible for keeping both Amenity Centers decorated with current themes for events and holidays. As a whole, I make sure the Amenity Centers look lively at all times. One of my true passions is crafting, which is awesome because I am responsible for Kids Crafts here at Bellalago. There is nothing I love more than seeing kids smile when they get to be creative. I love coming up with new and exciting things for them to make. Another area of my job is to assist with booking parties and gatherings for our residents. I get to process the applications and work with them to ensure we can accommodate their needs. I make sure all staff knows when to expect a private party and what is needed for that event. I also assist residents with their needs concerning membership IDs, any issues with HOA matters, and many other areas and concerns that the residents bring to the Amenity Centers.

Q: What’s your favorite thing about your job so far? A: My favorite part of my job by far is working with the kids of Bellalago. I have seen many grow up so quickly and become great 16

BELLALAGO BEACON | SUMMER 2015

young adults. It is a pleasure to start working with them at such a young age and a blessing when they return to the Amenity Center and still call me Miss Liz. In addition, I enjoy seeing the parents happy and satisfied. Often times it really doesn’t even feel like work; I get to do what I love and make kids smile. What more could I ask for?

Q: What’s the most challenging part of your job? A: From time to time my job is a challenge. Being the first person many residents get to see can be both rewarding and a challenge. Not always knowing the answers to their questions can be difficult. Every day I meet different people, so I handle the challenges by sharing the most truthful and honest answers; I always treat every resident with respect and try to be the best I can be. No two days are the same and I take each new day and try to do the best I can to make a visit to Bellalago a pleasant one.

Q: Do you have a surprising personal factoid to share? A: Not really a surprise, but I enjoy sewing and cooking during my spare time. I am also told I can make anything from an empty toilet roll tube!

Q: Any final words? A: I am very happy to be a part of the Evergreen family and will endeavor to work hard to continue to make Bellalago a great place to live.

Lease Applications & New Resident Registration BY GISELLE RODRIGUEZ, MEMBERSHIP COORDINATOR

T

he summer months are here at Bellalago, which makes it one of the busiest times of the year all around. The past few months have been full of many new homes being purchased and many resales here in Bellalago. This growth is great for our community as we continue to grow and expand our Bellalago family each month. We welcome all the new homeowners and residents to our growing community. It is important to make sure you are registered with our DwellingLive system (Community. DwellingLive.com), as well as our Bellalago website (BellalagoHOA.com). These websites are extremely beneficial for you as a resident and we would love for everyone to take advantage of the great information available at your fingertips. If you have any questions or concerns, feel free to contact any member of the Bellalago Lifestyles Team.

Reminder to Tenants If you are a tenant and are renewing your lease for this year, you must submit the renewal lease with the Bellalago Lease Application. We recommended and highly suggest to do so 30 days prior to the lease expiring to avoid interruption to your access into the community and to the facilities. I am available to answer any questions and to provide additional information and required documents pertaining to renewal and new leases. These documents are also available at BellalagoHOA.com. I can be reached via phone or walk in at the Isles of Bellalago Amenity Center, Monday through Friday. “The home should be the treasure chest of living.” -- Le Corbusier

I would like to include some facts about the growth in the community in the past five months with new and renewal tenants:
