Building Community: Who Lives in Our Community? BY MANDY MORGAN, LCAM, CMCA, AMS CENTRAL FLORIDA REGIONAL MANAGER Understanding and appreciating the generational values of your neighbors contributes to a strong community. Consider a few broad groups*:

MATURES The Matures were born between 1920 and 1945. They’re the last of the veterans of the World and Korean Wars, and are also called the “Silent Generation.” They’re about sacrifice. They survived the Great Depression, and they still reuse aluminum foil and paper bags. Their heroes were military figures. They believe that a rule is a rule. They feel that change is good, as long as it’s the type of change they’ve envisioned. The Matures defined the world in which we live for many years, but they now have to give way to the Baby Boomers.

teamwork, democracy, and loyalty. They don’t necessarily see the need to follow rules. Baby Boomers value the concept of “built to last.” They invented the idea of “meaningful work,” and the workplace continues to be a part of their self-identity. Baby Boomers will occupy the White House until approximately 2030.

GENERATION X Generation X’ers were born between 1965 and 1977. Numbering about 44 million, this group was raised in an environment in which both parents worked. They question their parents’ values, and they believe that jobs and housing are disposable. They place greater value on family and personal life than the Baby Boomers do, and they feel that a balanced life is more important than professional accomplishments.

Baby Boomers were born between 1945 and 1964. Approximately 77 million in number, they’re workaholics who believe in

Generation Ys were born between 1977 and 2000. They comprise approximately 137 million people or 46 percent of the U.S.

population. People in this group have always known the Internet, laptops, and cell phones. It would never occur to them to physically touch a television to change the channel. People born in the U.S. after 1983 have always had a President from the Southern states. South Africa’s official policy of apartheid has not existed in their lifetime, cars have always had CD players and air bags, weather reports have always been available 24 hours a day, and genetic testing and DNA screening have always been available. This generation focuses on its individual choices, goals, and the future.

Next is our Landscape Committee, chaired by Bill Farrell. Joining Bill is Victoria Figueroa, Eddie Andujar, Barbara Lemoine, Tony Corredor, Fernando Muniz, Jose Lazoff, and Evelyn Aponte. They will be reviewing our existing landscape contract and scope of work and will be meeting with Floralawn on a regular basis to understand what goes on with the landscaping in Bellalago.

Bellalago and Isles of Bellalago not only have this multi-generational range, we also have multiple cultural backgrounds to add to the melting pot. This makes for a unique blend that helps to make Bellalago the great community we see today. This was very evident over the Easter weekend with the Bellapalooza. Over 600 residents, guests, and members of the general public attended the event. We all had a great time, it didn’t matter the age or ethnicity, everyone was out to enjoy the event and spend quality time with family and friends. We would like to thank the Bellalago Fishing Club for stepping up and as always putting on a great side show for everyone to enjoy. Young or old, everyone wanted to “go fishing.” We are looking forward to a great summer and will continue to look at different ways to bring you a great array of events to help you stay cool and have fun.

COMMITTEES As we leave the colder months behind and look to the future, we are excited to announce that we now have four active committees within Bellalago and Isles

The Advisory Committee Chairperson will be Eileen Narozny. Joining Eileen will be Burt Mathis, Nortbert Duttlinger, Sammy Browne, John Gines, Fernando Muniz, Phil Horvath, Mary Lou Zelinski, Barry Stamey, and Ahmed Selim. This committee has many years of experience within Bellalago and we are looking forward to working with them.

Ed Narozny is chairing our Security Committee. Joining Ed is Joseph Gonzalez, Howard Benzer, Mary Browne, Evelyn Aponte, Mary Kavanagh, Laurie Richardson, and Joe Rodriguez. Lastly we have the Covenants & Community Standards Committee, chaired by Pat Duttlinger. Joining Pat is Greg Arslanyan, Barbara Lemoine, Tony Corredor, Nan Poppa, Mary Kavanagh, and Cheryl Roberts. We want to thank all the volunteers for their commitment and service; we really appreciate you all getting involved and learning more about how the community runs and what’s involved in the day-to-day operations. We are in the process of setting

up a webpage on www.BellalagoHOA. com for the committees to post minutes of their meetings together with details of projects and issues they are working on. More details will be sent in an e-blast.

STAYING IN TOUCH We are planning a coffee talk meeting for later in June and our committees will be on hand to update you on the areas they are working on. pring is here with summer right around the corner! What better time is there to modify the exterior of your home? As a reminder, with any exterior modification the homeowner has a duty and obligation to fill out an Architectural Review Committee (ARC) Application and submit it to Evergreen for processing, review, and approval. The most ideal place to get an application is at either Amenity Center or on the website at BellalagoHOA. com, under “Neighborhood,” then “Public Documents.” Once an application is filled out and all the required documents are included (a list of necessary documents are stated on the application), the homeowner can drop it off at either Amenity Center or email the application and supporting documents directly to me at ASira@Evergreen-LM.com.

Homeowners can also upload their Architectural Review Committee Submittal directly from BellalagoHOA. com and we will receive notification of this submittal. There is an option on the webpage to “Add File,” where the homeowner can upload their ARC Application with all the required documents. If the application is not attached it will delay the process as we will need to contact the homeowner. Please feel free to contact me if there are any questions or concerns regarding the ARC process.

Community Updates BY DOUG GILBERT, LCAM, CLUB MANAGER

It’s

hard to believe we are already in April! It’s a pretty common feeling to be thrilled at the return of spring. We’ll be taking full advantage of the warmer weather this month and ramping up for an action-packed summer to come. The feedback I’ve received from residents is that you all thoroughly enjoyed the events that we’ve recently had thus far. Check out the aerial views of the Spring Carnival on March 26th on the next page! We are putting the final preparations on the Lifestyle Events for the rest of the year and will have them posted on the community website soon. We hope you enjoy this quarter’s newsletter – there are so many things to join in on!

Club Amenity Centers With the warmer weather approaching, many homeowners will be out walking our community and using the playgrounds and courts. Please remember to pick up after your pets and keep all dogs leashed. When exercising your pet, please respect your neighbor’s yard and keep animals from wandering into flowerbeds and front yards. Additionally, I have seen numerous cigarette butts littered 6

around the pools and outside of the Amenity Centers. Please dispose of your cigarettes properly and please remember, smoking is not permitted in the pool areas.

Isles of Bellalago Fitness Gym We’ve upgraded the fitness equipment just for you! As mentioned in the previous newsletter, the Isles of Bellalago Fitness Gym received brand new fitness equipment and a makeover. Outdated and worn-out fitness equipment was replaced with state of the art Technogym pieces similar to what is in the Bellalago Fitness Gym. Stop by the Isles of Bellalago Amenity Center and check it out. And if you haven’t already, try one of the various fitness classes available to you daily!

Recreation Events This spring season we will have some events and games geared to getting families out and playing more. The Bellalago Family Field Day was a huge success last year as adults and children participated in an all out battle of relay races and tug-of-war!


A 3-on-3 Basketball Tournament will be added and with the help of Justin (our Lifestyles Activities Team Member), we plan to bring back to life the kickball, flag football, and soccer daily activities. Interested in tennis? Let us know and we will add this as well. Getting fit and staying active is something families can do together, so parents join your children at the Bellalago and Isles of Bellalago Amenity Centers this spring and participate in our games and events. Let’s make your community the healthiest around!

Spring Carnival - March 26th

Multi-Purpose Room and Isles of Bellalago Pool Reservations At this time of the year requests to reserve the Bellalago Multi-Purpose Room and Isles of Bellalago Pool increases and we make every effort to accommodate all of these requests. Remember: a request must be made at least two weeks in advance of the date you are requesting. There will be one request for reservation per day. An Event Request Form will need to be completed and turned in, along with the deposit or room fee to reserve the location and date. No application will be accepted without the signed consent form, acknowledgment of the Terms & Conditions, and deposit or room fee. You may pick up an Event Request Form at either Amenity Center.

Overflow Parking As a reminder, if you have a guest(s) who is visiting you at your home, overnight, or for the weekend, please let us know by emailing DGilbert@Evergreen-LM.com. A temporary parking permit will be issued for your guest(s) and security will also be notified. Your guest(s) will then be able to use the overflow parking area located at the community clubhouse. Please remember that there is no parking allowed on the streets, grass, or vacant lots within the community. Happy Spring!

Springtime is a Great Time! BY LISA KAGAN, DIRECTOR OF LIFESTYLE SERVICES

S

pring has sprung! The weather is warming up, the flowers are blooming, the birds are chirping, and Bellalago is bursting with great activities for everyone. Residents have already enjoyed some great events, starting with the Valentine’s Day Dance in February. February also featured two separate events with Liz, including crafts and Valentine’s cookie decorating. A Ladies’ Night, featuring canvas painting – also with Liz, was a big hit, as was the Fishing Tournament. With the warmer weather, the Dive-In Movies are back, with our first one featuring The Hunger Games: Mockingjay Part 2 and the next one, at Isles of Bellalago featuring The Good Dinosaur. A Spring Break pool party was the perfect event to stay cool, keep busy, and have fun with neighbors. CJ the DJ played some popular tunes and kept everyone active with all sorts of fun poolside games including one of our Bellalago favorites, “Catch the Cookie.” Hundreds of people came out to participate in Bellapalooza, our annual carnival, which took place on March 26th. We celebrated Easter with an egg hunt. There were 4,000 eggs filled with treats! Ten lucky children won adorable baskets filled with goodies for finding a golden egg. Even the Easter Bunny was there to greet everyone and pose for photos. Many more prizes were won at the carnival. Children and adults got to test their skills with colorful new games that were created by our very own staff. There were carnival rides and all sorts of entertainment. We enjoyed watching everyone climb the rock wall, swing on the boomerang, ride the train, jump on the bouncing bungees, 8

pet the animals in the petting zoo, play in the bounce house, race through the obstacle course, get their faces painted and take home artistic and unique balloon creations. To keep the day sweet, we served cotton candy and many of you enjoyed food from The Grille. Dozens of vendors participated in the health fair and DJ Ahmed had our jam going all day with his upbeat mix of music. A fire truck was on display and children had a unique opportunity to climb aboard, explore and ask questions. The bloodmobile was there, too. The event was open to the public and everyone had a wonderful time! As spring continues, you can expect many more events to keep busy, have fun, make new friends, and take advantage of the great programs we offer at Bellalago. Just to name a few, there will be even more Dive-In Movies, a Memorial Day Pool Party, kids crafts with Liz, Ladies’ Night, and lots more. You may even see us around the pool on a Saturday or Sunday passing out popsicles. Keep checking the calendar to see what’s going on and be sure to RSVP so we have enough supplies and refreshments. Curb Appeal BY JOSE CHAPARRO, COMMUNITY STANDARDS MANAGER

I

wanted to start out by welcoming all of the new faces to the community. I look forward to meeting and working with all of you. Together we can keep this community beautifully maintained to the standards outlined by our community document. Spring is a great time to think about sprucing up your landscaping and giving your home great curb appeal. It’s also the beginning of the growth season, making it an ideal time to replace dead vegetation and/or grass. With the extra growth comes more frequent maintenance to your landscaping. Wellmaintained lawns and plants make a huge difference in the appearance of your property and community abroad. Cleaning out and sprucing up your yard are good low-cost alternatives to major home improvements. The curb appeal of our community is dependent upon each resident and the maintenance to his or her property. For those who keep their homes and yards well maintained, the association thanks you for your efforts and for setting a good example. We encourage all residents to pay particular attention to the following maintenance items. •

Exterior Paint. Paint is a quick and easy way to keep your property looking fresh, new, and clean. It will also protect against corrosion, weathering, and insects.

Landscaping. Landscaping is extremely important to our community’s curb appeal. Please remove dead plants and branches. Keep shrubs properly pruned and flowers welltended. Weeding, edging, planting beds, and mulching go a long way toward improving a yard’s look.

Roofs. Ensure roofs are properly maintained and cleaned.

Driveways and Sidewalks. Please ensure your driveways and sidewalks are properly maintained and cleaned as well. Remove weeds from sidewalk joints and debris from driveways and sidewalks. Do not use driveways for storage or auto repairs.

Gutters and Downspouts. Please keep them cleaned out to prevent overflowing and flooding.

Garbage Bins. Please keep your garbage bins clean and out of sight.

On the BellalagoHOA.com website we have a small section on “landscape and home tips.” This section has a few topics, such as lawn care tips, Downy Mildew Disease on shrubs, Galls on Oak Trees, how to lay sod, pruning trees and shrubs, and a few other quick home maintenance tips. We also have a section, “List of Local Vendors,” where you can find vendors that your neighbors have used in the community. We cannot recommend a specific company, so it’s important that you do your research before selecting a vendor. An Interview with Lisa Kagan Q: How long have you been with Evergreen? A: Almost 3 years. I started in July 2013 as a part-time Lifestyle Director.

Q: Can you describe your current job in a few sentences? Talk about what a work day is like for you. A: As Director of Lifestyle Services, I work with every Evergreen community, including Bellalago. Lifestyles is what makes our communities special and allows neighbors to come together, get to know each other, and live in a great environment where the opportunities for involvement are endless. Every day at work is different. I plan events and activities, work with residents to get clubs started, travel to different communities to help with their lifestyle programs, and help shape the direction of the company as a whole. Although you didn’t see me at Bellapalooza because I worked at two other communities’ spring carnivals that day, I worked with the energetic staff at Bellalago for a few months before the event, planning the entertainment, working out the logistics, and making sure it was a wonderful day for everyone. I hope you had fun and look forward to seeing you at another event soon!

Q: What’s your favorite thing about your job so far? A: Without a doubt, it’s interacting with many different people every day, including residents, co-workers, volunteers and

vendors. Everyone has great ideas and I’ve been able to take some of them and turn them into great lifestyle programs. I love to collaborate with everyone and enjoy hearing your feedback because it helps us shape the direction of future programs. Bellalago is your community and my goal is for it to be a place you look forward to coming home to every day.

Q: What’s the most challenging part of your job? A: Every day is different and I never know what I may encounter. I’ve had days where I come to work expecting to do one thing and end up doing something entirely different. I’ve learned how to be flexible, wear many hats, and still be able to accomplish everything that needs to get done.

Q: Do you have a surprising personal factoid to share? A: Two of my biggest passions are my family and travel. I’ve been fortunate to be able to combine the two and every summer, my family and I get in the car and go somewhere new and different for a week. One of my favorite trips was staying in a cabin in the Blue Ridge mountains of Georgia where we spent most of our time outdoors. We went hiking, ziplining, blueberry picking, tubing down the river, and exploring nature. Now that my kids are getting older - they’re 11 and 13 - I hope to go to Europe in the next year or two.

Q: Any final words? A: I want to thank all of you for making my job something I look forward to every day. It’s a lot of hard work, but seeing the smiles on your face, hearing how much you enjoyed something, and watching the community come together makes it all worthwhile.

Diplomacy he advertisement for a community association manager included this qualification: “Must be able to enforce rules without making enemies.” Said another way: diplomatic. Enforcing rules without making enemies is a tall order! Some managers have natural people skills that make this task easier for them. For other managers, this skill doesn’t come naturally but it can be learned! One manager who needed to learn this skill started their first manager’s communication to the community listing eleven types of violations that owners and tenants were committing, some of them in bold underlined type! They threatened legal action in the first report! The tone of the report sounded like they were yelling and pointing the finger! An introduction of herself and her background would have made a better first impression. As we all know, you only have one change to make a first impression! The second report started out with a lecture about the fact that a gate is not a “security” gate and should not be referred to as such. That lecture was followed by a lengthy discussion of why and how the gate is broken, all the difficulties with repairing it and issuing new access control cards. The tone of the second report sounded like they were very frustrated! So far, that first

impression is not improving for many residents. Needless to say, this newly hired manager was off to a rough start. While the enthusiasm and determination might be commendable, the method of delivery needed refining. This manager might have made a better first impression had they chosen diplomacy. We all learned diplomacy in kindergarten. Remember, this book, All I Really Need to Know I Learned in Kindergarten, by Robert Fulghum? It’s all about getting along with others - diplomacy. I wonder what his principles look like when applied to community association life! Will everyone play nice in the sand box?

SHARE EVERYTHING. Our common areas and elements belong to all of us – we share everything that is outside our lot or air space. Be respectful to others.

PLAY FAIR. Boards of directors should be sure to equitably enforce all restrictions and rules with all residents and tenants. Selective enforcement and allow continuing violations year after year is a breach of the board’s fiduciary duty.


DON’T HIT PEOPLE. Mind your manners at community meetings. Don’t yell, cuss, point your finger, or do anything to embarrass your mother. Many people stop attending meetings because of the behavior of a small minority. Be mindful of this – everyone has a right to be heard, but in a fair and professional way. Bullies should not be tolerated.

CLEAN UP YOUR OWN MESS. In our association, yards, roofs, fences, screens, windows, and doors are the responsibility of each owner. Keep them in line with community standards.

DON’T TAKE THINGS THAT AREN’T YOURS. Stealing is wrong. Just because there is an extra roll of toilet paper in the clubhouse restroom and just because you paid your monthly assessment, does not give you the right to take it.

SAY YOU’RE SORRY WHEN YOU HURT SOMEBODY. If you damage the gate or equipment at the clubhouse, confess. A guilty conscience is very hard to live with and unnecessary. Besides, there are cameras.

There is nothing better than an afternoon nap at the pool. Take time to enjoy your amenities.

STICK TOGETHER When you go out in the world, watch out for traffic, hold hands and stick together. We all live/work in the same community and should be on the same team with the same goal. We want what is best for the association. Just because your opinion of how or what that “best” would be is different than your neighbor’s doesn’t mean you are totally right and “they” are totally wrong. The solution could be a combination of both your opinions.

BE AWARE OF WONDER. Remember the little seed in the Styrofoam cup: the roots go down and the plant goes up and nobody really knows how or why, but we are all like that. Living in a community association is different! Be curious about this unique corporate structure of which you are a part. Read your governing documents and ask questions!

WASH YOUR HANDS BEFORE YOU EAT.

Goldfish and hamsters and white mice and even the little seed in the Styrofoam cup - they all die. So do we. Live with no regrets!
