Summer has well and truly arrived. It was 106° in my car at 5pm on the first day of summer. If that’s the start, I think we are in for a very hot season. So lots of days at the pool cooling off or family trips to the beach are in order.

Bellalago is #Orlando Strong Sadly Central Florida, and in particular Orlando, has been in the news recently and not for the fun attractions and theme parks we are known for! I know Bellalago is located in Kissimmee, Osceola County, but I don’t think anyone can get away from the tragic events we have experienced in the past few weeks. #OrlandoStrong has become a term we will now see almost every day. The outpouring of support was seen the world over. Together with my team at Bellalago, I am very humbled and proud of the support that Bellalago residents showed at our candlelight vigil on June 23rd. To see 49 residents, including many children, release balloons in honor of those we lost was very emotional. The coming together in a time of tragedy shows true human spirit. Thank you to all that could be a part of this great tribute and celebration of life. It was very inspiring to see everyone with one common goal – to be happy. Thank you. We have an action packed summer planned with lots of fun at the pool, movie nights, casino fun, and plenty more. Committee Updates The purpose of any committee is to collaborate with Evergreen

Lifestyles Management and the Board of Directors for Bellalago. Your Advisory Committee is currently working on a few projects to enhance the community. One of these projects is to review the current Rules & Regulations for the community. This document needs updating as we continue to grow. This includes use of the community centers and facilities. The group consists of a broad range of talent from around the community. We have some new residents and a few seasoned residents. They bring a diverse set of skills and experience and give of their time to help make Bellalago a better place for you all to call home. The Security Committee is working closely with Joe Murphy, our Director of Security. They are currently reviewing the post orders for the security company and will be making recommendations to the Board of Directors on any changes they feel we need to make to the security procedures at Bellalago. The Covenants Committee is currently reviewing the Design Guidelines document with regards to ARC applications and modifications that can be made to your home. Once they have completed their first review they will be working with the advisory committee for one final review before submitting any changes to the Board. The Landscape Committee has toured the community with the account manager from Floralawn, and will be reviewing areas for enhancements. This committee will be working with the Covenants Committee to start monitoring our self-help program. This program is utilized when we have foreclosed properties or delinquent/abandoned properties that need help with landscaping. There is a timeline that we have to follow when


placing a property on the self-help program. If you see any that may need some additional TLC please reach out to us and we can start the process. I want to personally thank all the committee members for giving their time and energy to work towards a common goal “to keep Bellalago beautiful.” If you would like to read the minutes of the various committees, you can find them on the community website at www.BellalagoHOA.com, under the Committees tab.

Feeding Wildlife

Security Update Barcodes are being exchanged and we are getting very close to a full transition. The old transponder reader has been deactivated at the front gates of Bellalago. We will be turning off the one located at the Isles of Bellalago gate next, followed by the South Gate by the end of July. If you have yet to switch out your old transponder, please do so now. Time is running out. I have been asked to provide a count of the number of vehicles that have been caught entering the community over the road spikes. To date we have had 18 reported cases of vehicles sustaining severe tire damage as a result of trying to enter the community through the exit. Why they do it, I have no idea. We have signage that is large and bold and states very clearly what will happen. That said, you will see some additional signage going up, which will display that anyone that does come in through those gates will be fined. The spikes are designed to cause damage, but the more they are utilized, the more likelihood we will need to do repairs and maintenance. If you see anyone that has entered, please contact security or law enforcement as soon as possible, or take a picture of the vehicle and tag and send it to me. I’m sure you have all seen that we currently have a full set of gates at every entry/exit. I hope I am not putting my foot in it and we can continue to enjoy every gate working for many months to come. Thank you for your patience as we worked to get these repaired. We have one more event to place on your calendar - Hellalago “Tent of Terror” returns to Bellalago on Saturday, October 29th at 7pm. It will be scary, it will be spooky, but above all, it will be fun. Mark your calendars and don’t miss out. Think that feeding that cute, fuzzy raccoon or other critter in your backyard is harmless? Think again. “Feeding wild animals is becoming a significant problem in Florida,” said Gary Morse, public information officer for FWC’s Southeast Region. “When people feed wildlife, the animals become less wary of humans in general. When this happens, they lose that natural fear and can become dangerous, or cause considerable property damage.” Furthermore, the single person feeding the animal isn’t the only person affected by it, according to state game experts. One individual feeding wildlife is likely to cause problems for an entire neighborhood, because animals don’t understand fences or boundaries. Once a creature becomes used to obtaining food at a certain source, it will come back time and time again, only bringing more of its same species with it on return trips, says FWC. And on those return trips, the destruction begins. Ripped open trash bags, turned over garbage cans, torn open screens and other chaos are just a few of the types of trouble uninhibited animals can cause. When that happens, those animals often end up dead, either by homeowners, vehicles, or other means. Those creatures that come seeking food from human sources also have a habit of becoming the biggest spreaders of disease and pestilence as well, experts added. Rabies and other problematic animal sicknesses are broadcast by wild animals that come to neighborhoods seeking the usual sustenance from overly-friendly humans. As

you drive through the streets of Bellalago it’s hard not to smile as you notice the beautiful landscaping. Many residents are proud - and rightfully so - of their beautiful yards and we all appreciate what you do to maintain the outside of your property. If this is not your first summer in Florida, you are also aware that summer presents various challenges in landscape maintenance and upkeep. Did you know that landscape violations are one of our top violations during the summer months? As a reminder, if your landscaping is not maintained the association will be forced do the upkeep for you at the owner’s expense. In an effort to help everyone and to reduce the number of landscape violations, we wanted to provide you with some tips to make it a little easier to maintain your lawn throughout the summer months: (1) TREES & SHRUBS – keep them trimmed on a regular basis; (2) WEEDS – No one likes weeks! Be sure to remove them from flower beds and driveways; and (3) GRASS – Summer is tough on grass! Heat, drought, insects and other factors contribute to the stress of grass. Fertilize your lawn to help protect and strengthen it and be sure to have an insecticide program to proactively eliminate insects and diseases before they obliterate your lawn. All of these items will grow faster in the summer and you will likely find you need to tend to them more frequently than other times of the year. However, you will find that keeping up with these matters before they get out of control will actually save you time in the long run. In addition to landscaping, please help us maintain the beauty of our community. A few other violations we tend to see regularly concern garbage bins and parking. Garbage bins must be stored out of site and cannot be left out in plain view. Commercial vehicles are not allowed to be parked on the driveway; they must be parked in the garage or stored away. This includes boats, trailers, and vehicles with commercial signage. Vehicles cannot be parked on the grass or block the sidewalk/walkway and cannot be parked on the street overnight. If you have received a notification or violation and have corrected the issue or have questions regarding it, please notify me as soon as possible so I can close it out or provide you with any assistance you may need. Many homeowners want to spruce up and make additions to their yards and lots. Please be sure to submit an architectural review form and wait for approval prior to having any work started. If not, you may receive a violation which could result in your project taking more time and requiring additional work and added expense. Summer Updates & Reminders BY DOUG GILBERT, LCAM, CLUB MANAGER

W

ith the summer season officially starting this month, it’s time to make the trek to the Amenity Center pools and bask in some beautiful Florida sunshine! Swimming is fun – pure and simple. Some of my favorite childhood memories were heading to the pool to go swimming with my brothers and all my friends to just splash around all day long! Knowing how to swim was a must in my household when I was younger. I was lucky enough to grow up in a house that had a pool in our backyard, so we did not have to go too far. My two brothers and I would invite our friends over for hours of swimming and my parents would grill burgers and hot dogs for us. I can still recall the music we played at the pool (early ‘80s songs), and every time I hear that music I can close my eyes and envision myself at the pool again, smelling the hamburgers and hotdogs, and craving my youth all over again! Swimming can be a fun and enjoyable way to spend the summer, but it’s important to note some key rules while visiting the Amenity Center pools: • Never leave children alone in or near the pool, even for a moment. • Make sure adults watching young children in the pool know CPR and can rescue a child if necessary. • Observe the rescue equipment (a shepherd’s hook - a long pole with a hook on the end - and life preserver) and the telephone near the Amenity Center door. 6

Whenever infants or toddlers are in or around the water, an adult should be within arm’s length, providing “touch supervision.” Don’t swallow pool water. In fact, try to avoid getting any pool water in your mouth. Wash your hands with soap and water after using the toilet or changing diapers. You can protect others by being aware that germs on your body end up in the water. Swimsuits are required. Cut-offs or other forms of street clothes are not acceptable.

Pool Care Chemicals are used to ensure a sanitary and safe water environment, and conditions are tested and documented on a regular basis. If unacceptable conditions occur, management reserves the right to close the facility at any time to preserve the health and well being of residents and guests. Food and beverages are permitted in the pool area, but no glass containers are permitted at any time. Food and beverages are not allowed in the pools or on the apron immediately adjacent to the pools. Please remember to clean up and dispose of any garbage in the trash containers.

Tables, Chairs & Umbrellas If you are outside on the pool deck or patio and raise an umbrella,


please lower it when you leave the area. If it gets windy while you are using the umbrella, please lower it so it does not get damaged. Also, please return the tables and chairs to their proper place. All umbrella tables should have four chairs. The small tables should be spread out among the chaise lounges and extra chairs.

Swim Diapers Swim diapers must be worn by all young children not toilet trained. The purpose and importance of swim diapers is explained below. The Centers for Disease Control and Prevention (CDC) recommends that all public swimming facilities require the use of swim diapers on infants and toddlers. Their reasons for this are as follows: • •

Swim diapers prevent bathroom “accidents” in the pool. Swim diapers significantly decrease the spread of fecal bacterial contamination. Swim diapers prevent waste from spreading bacteria like E. coli. Such infection-causing bacteria can be dangerous and potentially lethal to individuals in and around the pool facility.

Summer Safety Summer temperatures have surged over the past couple months, and the most important thing we can do is watch out for each other. Just like we remind our employees, I encourage you to be safe during your outdoor activities. Make sure to drink water regularly and take breaks periodically when working or playing outside. Familiarize yourself with

the signs of heat exhaustion - dizziness, fatigue, headache and muscle cramps are the most common. Another summer safety reminder is that we’re well into hurricane season. Fortunately, we haven’t seen many storms, but we’ve had some severe thunderstorms. During these small storms, we may experience flash flooding and winds gusting up to 40 miles per hour. These storms can come up quickly and pose a threat to drivers on the road and swimmers at any of the pools. When planning outdoor activities, be aware of the potential weather conditions that day and make a plan to handle any dangerous weather. Have fun and enjoy all the summer has to offer, but remember, safety first.

Gym Etiquette This year, we’ve seen an increase in the number of residents visiting the Amenity Center gyms. You may not think so, but summers can be a busy time to hit the gym. Crowds swell with new members eager to get into “summer shape,” but that doesn’t mean your workout should suffer. Whether you realize it or not, you and those you share a gym with form a community. Making that community an entity that can work together for everyone’s benefit means following a few sensible rules - rules that are posted on the walls of the Amenity Center gyms. Follow these simple codes of conduct to ensure the safest, most productive and least annoying training environment for everyone around you.

Facility Repairs and Upgrades You may have noticed some painting going on at the Amenity Centers. Maintaining the facilities with a regular repainting schedule will keep the surfaces looking clean and bright while adding the opportunity to regularly inspect and repair small imperfections. The facilities have many different surfaces throughout and each requires different schedules and preparations. Sorry for any inconvenience.

Volunteers The Bellalago and Isles of Bellalago communities are filled with residents with special skills and talents. You may ask yourself, “Why would I want to volunteer?” Well, the answer is that your community needs you! It takes a lot of work to put on community projects, events, and activities. From time to time, we will send out eblasts seeking volunteers for various events held at the community. Community Websites If you haven’t registered on the community websites, please take the time to register and explore them. On BellalagoHOA.com, residents can view their personal account information for the HOA, submit landscape work orders, and download HOA documents and monthly HOA financials. We also utilize the website and database to send weekly HOA/Club email blasts with important community information within Bellalago. With DwellingLive.com residents can add or delete entries on their guest list, and update automobile and other personal information direct from within their account as long as they have access to the web. You will be able to control the access to your home. You can change your profile, guests, vendors, vehicles, and even have “party” access lists for when you have gatherings at your home. It is important that you utilize this website to add your guests and vendors so they may enter the community in a timely fashion. This will cause less delay at the gates for everyone.

Eddie Santana – Lifestyles Attendant Q: How long have you been with Bellalago/Evergreen? A: I have been with Bellalago/Evergreen for a year as of 6/22/16.

Q: Can you describe your current job in a few sentences? Talk about what a work day is like for you. A: As a Lifestyle Attendant my job is to provide excellent customer service to our residents and also to assist the residents in all aspects of what ELM and AV Homes has to offer. Daily operations consist of the facility being kept up and maintained to the upmost standards to ensure that the residents are pleased with the Amenity Center.

Q: What’s your favorite thing about your job so far? A: What I enjoy most about my job here at Bellalago is that I get the opportunity to interact with residents. I get to meet wonderful families and hear their stories, which allows me to get to know them as time goes by.

Q: What’s the most challenging part of your job? A: Well, no two days are the same here at Bellalago; the most challenging part about my job is wanting to have the resident leave here with the problem that they came in with fixed by the

time they leave. There are times that the problem cannot be resolved as soon as the resident would hope for.

Q: Do you have a surprising personal factoid to share? A: Believe it or not, I love to do my own DIY home repairs using YouTube to get me through the steps of the project even though at times I end up breaking more stuff than actually fixing things!

Q: Any final words? A: I am very happy and grateful to be a part of the Evergreen Team and I will strive to continue to make Bellalago a great and wonderful place to live.

Bellalago Landscape Committee

T

he landscape of Bellalago and Isles of Bellalago are beautiful. From the mossy oaks and lakes to the preserve areas, it offers not only a visual wonder for the residents but a place of inhabitance for all nature’s creatures. The role of the Bellalago Landscape Committee is to insure the proper maintenance of the grounds and to make suggestions to enhance the landscape as well. This is accomplished by working hand in hand with Evergreen Management and Floralawn, our landscape maintenance company. The Bellalago Landscape Committee has been reviewing the current contract and making changes to ensure that all aspects of the contract are being fulfilled. As committee

members we spend time going through the community to follow up on services rendered and learning how systems such as our complex irrigation system work. The committee is also making suggestions for areas in the community that could use additional attention and improvements. The members of the landscape committee not only love Bellalago, but also have a passion for its landscape. We are taking on the difficult challenge of turning our amazing property into a more sustainable and breathtaking environment. Even if you do not have time to volunteer for our committee, we are open to suggestions from all residents on improving the landscape in the community.

I

would like to thank everyone that I have worked with recently and those who have submitted complete applications for an exterior modification. It is extremely important to read the entire application and submit all required documents; otherwise your application will be denied for being incomplete. While it may seem unreasonable from a homeowner’s standpoint, the architectural committee looks out for the entire community. Aside from stopping residents from painting pink polka dots on their houses, the committee’s job is to make sure that the size and style of the project, the type of building materials being used, and the overall look of the new structure adhere to Bellalago’s design requirements. Not only does this keep the community looking cohesive, it also helps

to keep property values up by preventing individual structures from standing out. It is also important to note that unapproved structures might legally have to be removed at the owner’s expense, so it is better to have an approval before building in the first place. HURRICANE WARNING: Hurricane is expected within 24 hours. NOTICE: The Saffir-Simpson Hurricane Wind Scale (SSHWS) underwent a minor modification in 2012 in order to resolve awkwardness associated with conversions among the various units used for wind speed in advisory products. The change broadens the Category 4 wind speed range by one mile per hour (mph) at each end of the range, yielding a new range of 130156 mph. This change does not alter the category assignments of any storms in the historical record, nor will it change the category assignments for future storms. The new summary table is to the right. Hurricanes have been known to spawn tornadoes. One of the most important things you can do to prevent being injured in a tornado is to be aware of the onset of severe weather. If a tornado "watch" is issued for your area, it means that a tornado 12

is possible. If a tornado warning is issued, it means that a tornado has actually been spotted, or is strongly indicated on radar, and it is time to go to a safe shelter immediately. Be sure to listen to local radio and TV stations for updated storm information. A tornado is a violent storm with whirling winds of up to 300 mph. It appears as a funnel shaped cloud, from gray to black in color, which extends to the ground from the base of a thunderstorm. A tornado spins like a top and may sound like the roaring of an airplane or a locomotive. Tornadoes move at an average speed of 30 mph and generally move from the southwest to the northeast. Their direction can be erratic and change suddenly. Most tornadoes are likely to occur during the mid-afternoon and evening hours during the months of April, May, and June. However, they have been sighted and caused damage during other months. Fortunately, we in Florida are not subject too many of the larger type tornadoes that are seen in the Midwest. Most of our tornadoes are small and short-lived. However, they still can cause damage, injuries, and fatalities.

Tornadoes are most likely to occur in the right-front quadrant of the hurricane. However, they are also often found elsewhere embedded in the rain bands, well away from the center of the hurricane. Some hurricanes seem to produce no tornadoes, while others develop multiple ones. Studies have shown that more than half of the land falling hurricanes produce at least one tornado; Hurricane Beulah (1967) spawned 141 according to one study. In general, tornadoes associated with hurricanes are less intense than those that occur in the Great Plains. Nonetheless, the effects of tornadoes, added to the larger area of hurricane-force winds, can produce substantial damage. We have no way at present to predict exactly which storms will spawn tornadoes or where they will touch down. The new Doppler radar systems have greatly improved the forecaster's warning capability, but the technology usually

provides lead times from only a few minutes up to about 30 minutes. Consequently, preparedness is critical. TORNADOS ASSOCIATED WITH HURRICANES • When associated with hurricanes, tornadoes are not usually accompanied by hail or a lot of lightning. • Tornado production can occur for days after a hurricane landfall when the tropical cyclone remnants maintain an identifiable low pressure circulation. • They can also develop at any time of day or night during landfall. ummer is here! It’s great to see the heavy flow of activity here in Bellalago. In midst of all the movement at the Amenity Centers and pools, it’s also a heavy season for renewal lease applications, new lease applications, and new homeowners in our community. Our community continues to grow! If you haven’t yet, stop by the Isles of Bellalago Amenity Center to see all the homes being built around the center; they are going up quickly. With that said we want to make sure all new homeowners register by visiting any of the centers or email me directly at GRodriguez@Evergreen-LM.com. In order to register as a new homeowner we will need your Warranty Deed and a form of identification. We can quickly register you in our system and get you set up with DwellingLive, which will allow you quick access online to add any guest or vendors that may need access to your home. We will then set you up by appointment for the Bellalago Orientation where you will receive your Bellalago IDs and barcodes for your vehicles. Summer around here consists of a high volume of tenant move-ins and renewals. At this time, we have processed 186 lease applications including new and renewals since January. We have processed around 424 background checks. All tenants must comply with the Bellalago lease application process. If you are renewing your lease, you must submit the renewal lease application and complete the lease application in order for us to update our files. It is recommended to do this prior to your 14

previous lease expiring to avoid interruption to your access into the community. I urge you all to register with DwellingLive.com in order to receive an email reminder 30 days prior to your lease expiring. Children are picked up by the PROtential Sports van at local schools and brought back to Bellalago. The program is run by certified coaches. Throughout the afternoon, children keep active and participate in several different sports each day. There is also time for homework and a snack. Parents may pick up their children any time before 6pm. Additional information is coming soon and residents can check their email and the website for more details and a link to register.
