Committees & Barcode Roll Out BY MANDY MORGAN, LCAM, CMCA, AMS CENTRAL FLORIDA REGIONAL MANAGER

W

elcome to 2016 and all the great events and activities the Lifestyle Team is planning for you. We had a very busy end to the year with annual meetings and budget planning. Coupon books have now all been mailed out with details on where to make your 2016 Assessment payments to. If you have not received yours, please contact Customer Service and we can order a replacement. If you pay via ACH, you may not receive a book. The Association dues were increased to $125 and the Club dues are now $140. We have recently welcomed two new staff members to the Bellalago Team, Justin Burgos and Frances Ortiz. Both will be working as Lifestyle Attendants at the front desks and getting involved it the Lifestyles activities in the coming months. We are also excited to welcome the services of Lisa Kagan. Lisa is our Regional Lifestyles Director with Evergreen Lifestyles Management and has a wealth of knowledge and experience in event planning and execution. Lisa will be working closely with Doug and the team to continue to offer great events for you all to enjoy. As mentioned at the annual meeting in December, we are looking to start up committees covering various areas within the community. We have three committees that we are hoping to get up and running in February: the Advisory Committee, Security Committee, and Community Standards/Covenants Committee.

Committees at Bellalago Role of Advisory Committee. 3-5 members: An advisory committee is a collection of individuals who bring unique knowledge and skills, which offer input to the board of directors in order to more effectively carry out the duties of the Association. 2

The advisory committee does not have formal authority to govern the organization, that is, the advisory committee cannot issue directives which must be followed. Rather, the advisory committee serves to make recommendations and/or provide key information and materials to the board of directors. The advisory committee plays an important public relations role as well as providing association staff with a fresh perspective on community/resident issues. A properly composed and structured advisory committee can be a tremendous complement to the effectiveness of the board of directors as it works to carry out a specific initiative. Since the board of directors has ultimate governance authority for the organization, the advisory committee is able to focus narrowly on a specific program in order to advise or support the organization. The advisory committee may evaluate the performance of a program/contract, review/monitor/ assess a specific program/contract, serve as advocate for the organization to the community it serves, gather input from/ serve as a liaison with relevant constituencies, provide feedback to the organization from the community, provide technical expertise, provide an independent/unbiased sounding board, and assist staff in determining important activities. Roll of Community Standards/Covenants Committee. 3–5 members: In the interim the committee will work with the community standards manager and offer advice and guidance on all areas of compliance within the community. They will help review all ARC applications with the ARC manager and approve or deny applications based off the governing documents. They are responsible for hearing appeals from homeowners/tenants that may have received a violation notice, and then offering direction to the board. The committee will only need to meet for hearings


if and when an appeal is received. The chairperson of this committee may also sit on the advisory committee. Security Review Committee: The purpose of this committee will be to assist the community manager and security company on all aspects relating to security within the community. This will include review post orders and requirements for gate access, reviewing the existing contract and make recommendations to the board of directors for any changes. The chairperson of this committee may also sit on the advisory committee. If you are interested in any of the roles, please come out to an informative discussion on Tuesday, February 23rd at 6pm in Multipurpose Room at Bellalago.

Barcode Roll Out As many of you are already aware we are making changes to the vehicle access system for the community. We have over 3,500 active transponders that need to be switched out, so the process will take several weeks. Please be patient as we work through the project. We will be going by neighborhoods within the community to try and keep this as streamlined as possible. Please do not come to the Amenity Center before your neighborhood has been scheduled. You will need to bring a few things with you to get your current active transponder replaced. Please bring a valid driver’s license and a valid registration for the vehicle that we will be installing the barcode on. Do not remove your current transponder as we will be running both systems concurrent until we have had the opportunity to switch out the majority of the old transponders. There is no charge to have a replacement bar code if your current transponder is active. Every active barcode will be switched out free of charge - so if you have 4 you will receive 4 replacements.

We will also be taking this opportunity to update the Dwelling Live Gate access software database. If you are a current tenant, please be sure to also bring a copy of your current lease with you when you come. If you have not yet registered as a user on Dwelling Live you will also be asked to complete the registration process so we can update our information. You can come to the Amenity Center at Bellalago ONLY to complete the transfer between 8am-8pm. Please be patient as there may be some delays as we have a lot to go through. Please be observant of the following schedule - this is however subject to change depending on the volume and time each one takes.

F

irst and foremost, I would like to say that I am very proud to take on the role of Community Standards Manager alongside Mandy, Doug, and the rest of the team here in Bellalago. It is, and has been, a pleasure to work in such a great community for the past few years. During this time I have met many wonderful residents. I wanted to start out by thanking all of those residents who have kept their properties up to the standards and have gone out of their way to make their properties beautiful and appealing. The rules outlined by the community documents are in place to protect everyone’s investments and help keep property values stable. I have used email blasts to remind and educate homeowners and residents of the rules and regulations here at Bellalago. Some of the topics discussed on these e-blasts were on roofs, pets, the ARC process, parking rules, and other areas of concern. Our goal is to maintain this community to the standards outlined by the community documents. Since the last e-blast on roofs, and as of January 1st, 83 roofs have been power washed and cleaned, homeowners landscape issues have declined, and many parking issues have been resolved. Of course there

is still a lot of work to be done; however, we are working hard and doing what is necessary to get keep Bellalago beautiful and reflective of the community standards. If you have not already done so, please register at the BellalagoHOA. com website. There is a lot of information about Bellalago and Isles of Bellalago, including the community document which outlines the rules and regulations of your community. Under the “neighborhood tab” you will find a section on “landscape and home tips.” You will also find helpful information such as a list of local vendors, contact information, printable and online forms, and other helpful information. Top violations in 2015 were trash/ recycle bins were visible, landscape maintenance, improper parking, and pressure washing roofs. T

he New Year is upon us - it’s not the time for resolutions we won’t keep. When we make resolutions that we don’t keep we just beat ourselves up for not being capable of finishing something. Instead we should just take what comes and make the best of it. Little things such as visits with friends and families can make us happy. There are so many things that one can participate in while living in the community. Walks or playing tennis, taking a swim in the pool, or going to the Bellalago Social and Thirty Thursday events at The Grille. I’ve read that participating in activities and making new friends makes for a longer and healthier life! My wish for you all is a Happy and Healthy New Year.

GUEST PASSES Stop by the Amenity Centers to pick up your 2016 Amenity Center Guest Passes. Each home will be issued 40 passes (4 cards, 10 passes on each) and issued to the homeowner or someone he/ she designates to receive them. Please remember a guest waiver will also need to be completed for your guests and your guest must present the passes and waiver when using the Amenity Center pools.

SAFETY, HEALTH AND WELLNESS A cool breeze, magnificent sunsets, and the return of friends and neighbors from up north is a gentle reminder that Florida is an amazing place to live, work and play. Unfortunately, there may be unscrupulous individuals that head our way looking for an opportunity to take advantage of homeowners by offering to sell their service or just have little regard for the community. The Sheriff’s Office encourages you to follow the tips below to keep you and your families safe while enjoying your property and surroundings. Keep all doors, including the garage door, closed and locked at all times, especially when you are outside working in the yard. Stepping away from the front of the house to retrieve something in the backyard is all the time needed to gain access to your home. If you answer the door, never invite someone you don’t know into your home. Instead speak with them through a window or step outside, closing the door behind you. Be the eyes and ears of your neighborhood. Also, make sure you lock your vehicles. Don’t hesitate to report unknown or suspicious people, activity, or vehicles by calling the Sheriff’s Office first, followed by security. Last but not least, don’t do business with door-todoor contractors or vendors such as tree trimmers, landscapers, roof or driveway cleaning companies attempting to sell left over material, and other home repair services. To report a suspicious person or vehicle, call 407-348-2222. In an emergency, dial 911. While we are a gated community, there are times when the above activities can take place. We all need to watch out for both ourselves and our neighbors.

ISLES OF BELLALAGO FITNESS GYM In the coming months, the Isles of Bellalago Fitness Gym will be undergoing a few maintenance repairs and equipment upgrades. The current equipment will be removed and replaced with new, state of the art Technogym equipment similar to what is in the Bellalago Fitness Gym. The IOB Amenity Center will remain open for fitness classes, however the Fitness Gym will be closed for these repairs and upgrades. We will notify you in advance; more information and dates will be sent via email blasts.

FITNESS CLASS SURVEY Over the next few weeks, there will be Fitness Class Surveys located in each Amenity Center. The purpose of this survey is to examine the desires of the community and structure of the class schedule so that it is appealing to as many people as possible. Please complete a survey for any one of the classes you participate in and place it in the boxes at each Amenity Center desk. Thank you for taking the time to fill out this survey. We take the desires of the fitness program very seriously and welcome your input.

2015 BELLALAGO 5K A BIG thank you to runners, walkers (and recumbent bicycle) as well as all who came out and supported our Annual Bellalago 5K Walk/Run called the Jingle Bell 5K Run. All of the race proceeds were donated to the Boys & Girls Club of Central Florida who was represented at the race by BGCA Representative and your fellow resident, Gesenhia Lopez. We look forward to planning the 5K and working with the Boys & Girls Club again in 2016. Thank you for all who worked hard to make last year’s 5K a huge success!

Lease Applications & New Resident Registration BY GISELLE RODRIGUEZ, MEMBERSHIP COORDINATOR

H

appy New Year! I hope everyone was able to enjoy the holidays with their family, friends, and loved ones. 2015 has quickly passed and now we enter 2016 - a new year that may be full of challenges but above all will be full of accomplishments. I want to wish you all a 2016 full of courage, hope, and happiness. 2015 was a busy year for new homeowners and tenants. Below is an update on the 2015 numbers:

In 2016 we will continue to process the lease applications according to our governing documents. It is very important that all renewal tenants submit their renewal lease prior to their lease expiring to avoid interruption with access to the gates and access to the Amenity Centers. All new tenants are to go through the lease application process and wait for an approval from the association to move into the home. Wonderfully the number of new homeowners has increased in the past few months. At this time we are averaging a total of 8

5 to 10 new homeowners on a weekly basis. New homeowners are to register at the Amenity Center with the Warranty Deed present. At registration, we will add all residents into our system and register you with Dwelling Live. I am available to answer any questions and to provide additional information and required documents pertaining to renewal and new leases. These documents are also available at BellalagoHOA.com. I can be reached via phone, appointment, or walk in at the Isles of Bellalago Amenity Center, Monday through Friday. I also wanted to quickly touch base on the Winter Wonderland Holiday event that I was able to be a part of in December. The food was amazing thanks to The Grille at Bellalago. We danced the night away and it was an amazing opportunity to be part of such a fantastic event especially since its one of my favorite holidays. I hope all the residents enjoyed themselves as I had a blast with each of you. I look forward to the next Bellalago event!

PROPERTY MAINTENANCE: Please take the time to inspect your home. If it is in need of cleaning and sprucing up, please do so — let’s keep Bellalago a beautiful place to live. 3. SHRUBS & TREES: It is VERY important that you keep shrubs/ trees at the end of your driveway or at adjacent intersection (if applicable) trimmed and neat. Doing so will allow you/others to see clearly. 4. HOUSE NUMBERS: The County requires 4” house numbers on your home which must be visible from the street. This will assist Fire and Rescue units in finding your home quicker. 5. ARC APPLICATIONS: Before you begin any home or property projects, please complete an ARC Application or contact Alejandro Sira at ASira@Evergreen-LM.com to see if it’s approved by the community. 6. PET OWNERS: Pet issues are the #1 complaint filed at the 10

office. Please pick up after your pets. Also be advised that Osceola County has a strict leash law. All pets must be physically leashed when outside of the home or fence or enclosure and shall not be permitted to run loose. To report animal issues, please contact Animal Control at 407-742-8000. 7. WALKERS: CARRY ID! Wear bright colors in daytime and white/light colors at night. Carry a flashlight (at night) and always walk facing oncoming traffic. Please step off the roadway when an oncoming car is approaching. If walking in a group, please walk single file. 8. BICYCLERS: Cycle with traffic. CARRY ID! Wear bright colors in daytime and white/light colors at night. If riding in a group, please ride single file. When riding at night, make sure your bicycle is equipped with a headlight. Move over when traffic is behind you. 9. GOLF CART SAFETY: Please be aware that golf carts that share all Bellalago roads are subject to the same rules of fullsize vehicles and may be ticketed, so please use due care while driving. Golf carts are not allowed on common areas and must use streets and golf cart paths as well as park in proper parking lots/places.


10. LOST & FOUND: If you find something that isn’t yours, please drop it off at one of the Amenity Centers. We ask residents who have lost items to check with security as well. 11. POOL HOURS: Opens: Monday through Friday at Dawn and Saturday and Sunday at 8am (excluding days when pool is undergoing maintenance). Closes: Dusk (time may vary during Daylight Savings Time and Standard Time) 12. SECURITY vs. SHERIFF: If you witness a violation (such as unauthorized gate access) of Bellalago and Isles of Bellalago and/or Rules and Regulations, contact Security at 407-846-3014. In the event of criminal or unlawful activity, CONTACT THE OSCEOLA COUNTY SHERIFF’S OFFICE at 407-348-2222. For life threatening emergencies, call 911. Please notify security if the Sheriff’s Office has been contacted. 13. INOPERATIVE OR MALFUNCTIONING STREET LIGHTS: Please report street light problems to Doug Gilbert at DGilbert@ Evergreen-LM.com and have the 5 digit pole number and location

handy. You may also call KUA Electric/Duke Energy with the 5 digit pole number and location. 14. CONTRACTOR/VENDOR: If you have contractors or vendors coming to your home, please list them by adding their information for vendors in the Dwelling Live Gate Access Software. This assures them access to your home in a timely manner when arriving at the Guardhouse. 15. OVERSIZED VEHICLE PARKING: If you or your guest need to park an RV or Moving Truck, please contact Doug Gilbert (DGilbert@Evergreen-LM.com) so Security can be notified. 16: DEFIBRILLATORS: There are three (3) defibrillators located around the Amenity Centers. These machines are very easy to use - just follow the instructions. And they do save lives. The locations are: • •

Bellalago Amenity Center: On the wall near the rear door. Isles of Bellalago Amenity Center: On the wall near the women’s bathroom.

What is the Purpose of the Architectural Review Committee? BY ALEJANDRO SIRA, LCAM HOA COMPLIANCE / ARC COORDINATOR

T

he Committee enforces the guidelines for the preservation of the architectural and aesthetic integrity of Bellalago and Isles of Bellalago. All homeowners should be aware, but especially those who are new owners in Bellalago, that, before making any modifications or improvements to the exterior of your home or grounds, one is required (as per the Declaration of Conditions, Covenants & Restrictions) to submit a request to the architectural committee for approval. Some examples of these modifications include but not limited to exterior painting, pavers, screen enclosures, pools, docks and fences to name a few. One might think that by planting trees or certain types of plants is harmless and innocent act but some plants attract mean bugs that will destroy any and all plants. The committee will do it’s best to make sure the process is painless and easy to understand for those who are new to a HOA community.

Please reference your Bellalago Architectural Review Requirements that are located at BellalagoHOA.com under Neighborhood then Public Documents then Governing Documents. The HOA Board has established an Architectural Review Committee to assist homeowners in complying with the CC&R requirements. New Bellalago Staff As part of the ongoing commitment to Customer Service and always looking for ways to improve upon our service to the residents, we have brought in some new faces who exhibit excellent customer service skills! With that said, we are pleased to announce two new staff additions to the Lifestyles Team: Francis Ortiz – Administrative Assistant Justin Burgos – Lifestyles Attendant These new team members look forward to getting to know you and assisting you with all your community needs.

Staff Spotlight Steven Rivera – Lifestyles Attendant Q: How long have you been with Bellalago/Evergreen? A: I have been a part of the Bellalago team since April, 2013. This, of course, was when the community was managed by AAM. In March of 2014 I was given the opportunity to join the new management team taking over, Evergreen Lifestyles Management, and here we are today!

Q: Can you describe your current job in a few sentences? Talk about what a work day is like for you. A: This job is very diverse and requires many people skills, as it is ultimately customer service. With Bellalago still growing and the HOA steadily making changes to accommodate the community, there is always something to do. We must provide a comfortable and enjoyable environment/experience for all residents and their guests. Aside from this, many of the staff here regularly assists new homeowners and tenants with their final stages of becoming a member of this beautiful community. So what exactly is my job? To make sure you come and leave with a smile on your face, by providing one of the best experiences Bellalago and the team has to offer. 12

Q: What’s your favorite thing about your job so far? A: My favorite part, hands down, is working with and meeting many of the amazing families that live in Bellalago. This community is vast, diverse, and has given me some of the greatest experiences I’ve come across. I appreciate the residents just as much as they appreciate me, as this job would not be what it is without them.

Q: What’s the most challenging part of your job? A: The biggest challenge, yet greatest accomplishment, was gaining the necessary trust and respect from the many families in this community. It took some time, being the “new guy” when I first started, but it paid off in the end. Hearing something as simple as “Thank you; you’ve been a great help” is the biggest reward yet.

Q: Do you have a surprising personal factoid to share? A: Many of you may know that in March of 2015 I became a first time father to an angel named Aria. On New Year’s Eve, when she turned 9 months, I married her mother, my best friend.

Wednesdays • 6:30pm Saturdays • 9:45am This class combines the TRX Suspension Trainer and the TRX Rip Trainer in one full body workout combining body weight exercises, rotational movements and heart pounding cardio.

DRUMS ALIVE® POWER BEATS AQUA FITNESS

Tuesdays & Thursdays • 10:30am An excellent, low impact cardio and strength workout for people of all fitness levels. This class utilizes water weights, aqua gloves and pool noodles to achieve a unique total body workout. Swimming is not required.
