HOW WE DO IT Your needs determine our processes. We ask questions and listen to you. We walk your property and evaluate it. Then we submit a proposal documenting all areas to be cleaned, the cleaning products and processes we’ll use, our plan for protecting your landscaping, and how you can expect your property to look when we’re done. The proposal also gives a projected timeframe and a notification plan, if appropriate, so that the project is a positive, no-surprises experience for you and your residents.

DAVE BEATY
Owner/Co-founder
Dave attended Rollins College in Winter Park, where he earned his Master’s degree in Business Administration. Through hard work, research, and perseverance, he started Cleanwise in a competitive market where he knew the edge had to be won in the area of customer service. This indeed has set Cleanwise far ahead of other companies in the industry. Dave is certified through the United Association of Mobile Contract Cleaners. He is an active member who attends training events and participates in regular discussion forums as part of his commitment to keep abreast of industry developments and improvements.

Kim received her Bachelor’s degree in Journalism from California State University at Long Beach. She moved to Florida in 1999, where later she started Cleanwise with Dave, her husband of 28 years. She has worked in all areas of the business, from ground support to roof technician. She is certified through the United Association of Mobile Contract Cleaners, attending regular events to stay current with industry developments. She also works for Cleanwise in the area of communication and marketing.

Although we frequently apply our services a la carte, we specialize in packaging and customizing these services so that Cleanwise is your one and only phone call. We provide a suite of cleaning services, from rooftop to curbside, saving you time, expense, and hassle by procuring all of these services from one provider.

Process
We apply the cleaning product to the roof with very low pressure—just enough to deliver it. We count on the product to do the cleaning work; we don’t use any pressure or mechanical agitation. The solution is allowed to dwell on the roof surface until all mold and algae is dead. Then we thoroughly rinse the roof with water to remove both the dead material and solution.
Product
Our roof-cleaning solution contains a surfactant, cleaning agent, emulsifier, viscosity booster, and sodium hypochlorite. This mixture is recommended by roofing manufacturers and roofing associations as the most effective way of ridding a roof of mold and algae. It is designed to penetrate organic material, kill it and inhibit re-growth. We mix the solution to different strengths depending on the roofing material and the quantity of mold and algae to be removed.
SMART PRESSURE, SAFE CLEANING
Smart pressure and safe cleaning means using correct pressure and the right products to clean surfaces thoroughly and without damage. We clean most buildings and all roofs with a solution applied with very low pressure. We clean most concrete with high water pressure and usually also with an application of solution. Our cleaning agents penetrate porous surfaces to kill mold and mildew spores, inhibiting re-growth. This results in facilities that have been thoroughly cleaned, stay clean longer, and reflect your commitment to excellent property care.

Process
We wash buildings with low pressure to ensure there is no damage to surfaces. We apply solutions from bottom to top to prevent streaking. The product dwells on surfaces, cleans as it dwells, and is then rinsed off. We count on our cleaning solutions to do the work rather than the force of water under high pressure.
Product
Our custom building-washing solution contains a surfactant, softening agent, shine enhancer and biocide. It lifts and disperses mold, insect debris, spider sacs and pollutants from the surface and suspends them in solution for easy rinsing. Our solution can be used with or without sodium hypochlorite. When heavy mold and mildew are present on a building exterior, sodium hypochlorite offers extra sanitizing and mold-killing action.
C O N C R E T E A N D PAV E R S Concrete and brick pavers collect both organic material (i.e., mold and algae) and inorganic material (i.e. oil and battery acid). A variety of products and processes are necessary to remove these contaminants. We use detergents, surfactants, biocides, sodium hypochlorite, and high water pressure. Sometimes all products and processes, plus pre-treating and post-treating, are necessary if the contaminants are deeply embedded and have not been cleaned for a long time. Because concrete and pavers are porous, oils and acids penetrate these surfaces, and some cannot be completely removed.

Overview
Solivita is an award-winning, Tuscan-themed, 55-plus community spread over 4,300 acres in central Florida. When complete, its 6,000 households will make it one of the largest active adult communities in the state. Cleanwise was awarded the annual contract for cleaning all of Solivita’s common area roofs, including 150,000 square feet of amenities buildings.

Overview
Terra Largo is a gated, master-planned community in north Lakeland. It offers resort-style living with resident access to a state-of-the-art fitness center, clubhouse, zero-entry pool and gazebo overlooking Meadow Lake. Using low-pressure and our effective solution, Cleanwise technicians cleaned the roof of the amenities center, ridding it of unsightly mold and restoring it to like-new appearance. Pemberly Pines is a 147-household community located minutes from scenic East Lake Toho and historic downtown St. Cloud. Cleanwise was awarded the contract for all flatwork cleaning at Pemberly Pines. Employing aggressive treatment to rid concrete of deeply-embedded mold and mildew, Cleanwise was able to return sidewalks, patios, and driveways to a clean and bright appearance.

Overview
Both of these 7-Eleven convenience stores are situated at high-traffic intersections, one in Osceola County and one in Orange County. They were experiencing unsightly black mold buildup on the walls and across the tops of the buildings. Green mold was growing rampant on the white vinyl property fence. The Courtyard Homes at Montelena offers its residents golf-course living with access to extensive upscale amenities in the award-winning community of Solivita. The Tuscan theme of these homes exhibits in their colorful exteriors, tile roofs, awnings, brickwork, and coach lamps. Cleanwise was awarded the annual contract for the full exterior clean, including roof and pavers, of all Courtyard Homes.

Overview
The Amenities Building roof at Isles of Bellalago had acquired a significant layer of black mold and algae, making it dark and unsightly. Additionally, the high entryway ceiling and soffits were covered with insect debris and spider sacs. The dirty look was not in keeping with the upscale quality of this resort-style facility. Cleanwise was called to take care of the problem. The mold was eradicated and insect debris removed, and the entire roof and entryway looked like new. Overview
Beautifully situated on the western shore of Lake Toho, Bellalago is a large master-planned community that boasts a multi-million dollar clubhouse and resort-style pool. Cleanwise was contracted to clean all of Bellalago’s commonarea roofs. We removed several kinds of mold and lichen, which brightened the roofs and brought their appearance up to the high standard of the rest of the community.

Overview
This multi-million-dollar home in Orlando’s exclusive Sweetwater Club neighborhood had been recently purchased after sitting empty for a few years. Cleanwise undertook the project of a full exterior clean including all roofs (main house, garage, guest house, playhouse). Heavy mold responded well to our cleaning solution, and the roofs turned out like new. With aggressive treatment and much elbow grease, the gutters went from dark gray to their original white. ABOUT THE PROJECT
OVERVIEW Cleanwise reviewed relevant sections of a recent Property Condition Assessment (PCA) document and personally inspected the property. Our proposal below addresses areas of the property we believe you are most concerned about.
NOTES ABOUT THE PROJECT The PCA reports bacterial and microbial growth on all exterior walls, fascia, gutters, and soffits, and vegetative growth in gutters. There is also extensive insect debris, spider sacs, and bee/mud-dauber nests throughout the property, especially on soffits and ceilings of front entrances.
Roofs
All roofs on the property are showing discoloration from mold and algae. It is most pronounced on first-story pitches of the residential buildings because they are shaded and have gutters draining onto them. The Clubhouse and Car Care Center have tile roofs that also need to be cleaned.
Buildings
All buildings need a full wash including gutters, fascia, soffits, walls (brick and stucco), doors, and columns. This would rid surfaces of all organic growth and insect debris (spider sacs and webs, and bee/mud-dauber nests).
Resident Balconies
Because of access limitations, Cleanwise will not be able to clean inside screened back porches and balconies. We can clean porch screens from the outside only if porches are emptied of all personal items.
