av homes news
News from AV Homes By David Smith Division President of AV Homes, Inc.
As
this stunning Treasure Coast community continues to transform and evolve reaching all new heights, with it comes new dreams and aspirations. From the sales office to the field, I’ve had the great fortune to be apart of such a wonderful team where together, with you the residents, we’ve been able to achieve amazing milestones.
In a bigger, better, faster world where two is better than one, Matt and Steve Orosz from our Royal Oak Homes division will continue the amazing momentum as the new Division Co-Presidents. With a legacy in homebuilding, Matt and Steve share similar ambitions and that is delivering a happy homeowner each and every time.
After living in the Jacksonville area for some time now, I’ve taken the liberty of coining myself a local which is why with much passion I am thrilled to take on the new frontier as Jacksonville Division President. When I think back to the first time I visited Vitalia at Tradition, I was overwhelmed with such great vision for this community. As the heart and soul of the community, it was my ambition to re-define Vitalia at Tradition into a place you can be proud to call home with a lifestyle you deserve. From the smiling faces of the residents to the dozens of new homeowners settling into their own little piece of what they call paradise, it’s clear to me that this vision has become a reality.
I’ve been able share so many “firsts” with you all from the grand opening of the Vitalia at Tradition amenity center the Captiva Club to a Best of 50+ Housing Award from the National Association of Homebuilders. With new challenges ahead, I strive to achieve as much success in the Jacksonville area as I been able to achieve here. Thank you all for making this an unforgettable experience with memories that will last a lifetime.

T
ime sure is flying by! As I continue to settle in I am impressed by what I see in Vitalia! As always, I have my “list” of projects I am working through with AV Homes and you, the residents of Vitalia. As you know, I have the task of staying on budget, but also meeting the needs of the community.
Tyler Heel Community Manager theel@ evergreen-lm.com 877-221-6919
You will be receiving weekly updates from the landscaper along with updates from our lifestyles director, if not already, very soon. The putting green grand opening was a big success! As an avid golfer myself, it is my hope to introduce people to the game of golf that have never picked up a club along with reintroducing the game to people that may have been away from it for a while. One of my least favorite job tasks, but something that is very important to keep home values within Vitalia increasing, is keeping up with compliance. CCRs are created and equitably enforced to help communities such as Vitalia at Tradition continue to support the investment you have in your home and to protect your property. CCRs require universal compliance among all homeowners and residents in Vitalia. I do not create the rules, but I have to enforce them!
CLUB ROOM RESERVATIONS This is a friendly reminder that all room reservations need to made through the Lifestyles Department or with the Lifestyles Director, Carlyn Hagler. Before sending your club newsletter article in, please be sure to have your room reservation confirmed. Stop by the Captiva Club, call 727-8002505, or email your room request to chagler@evergreen-lm.com to find out availability and book your club meeting! 4 Vitalia Voice | June 2015
Violations and compliance is in full swing. Just a friendly reminder to get those rooftops power washed and those houses painted! Houses are to be painted every seven (7) years. That’s not seven years after you have moved in, that is seven years since it was painted last. I realize you may not know exactly when it was painted last, so we will have to work through that together. I will start violations for paint and power washing this fall when everyone will be back in town. I have eased into sending violations as we got our system up and running. Please familiarize yourself with the CCRs. Per the Board of Directors, here are a few of the major things I will be looking for: • Does the yard art have approval? Yard art is not supposed to exceed 36” and must color coordinate with the community. • Are trash cans being used on trash days? • Commercial vehicles must be kept in the garage. • Pets must be kept on a leash. (Did you know? The CCRs allow you to have pets on a 20-foot leash; however, St. Lucie County has a leash law of 6 feet. In this case, the County Law trumps our documents. Therefore, pets must be on a 6-foot leash.)

Updates and Reminders from the Lifestyles Director
My Carlyn Hagler Lifestyles Director chagler@ evergreen-lm.com 772-800-2505
first month was a bit of a whirlwind, but I’ve had the pleasure of meeting some wonderful residents. It’s so interesting to hear the stories of what brought you to this beautiful community! Thank you to the Music Lover’s Club for inviting Tyler and myself to the Spring Fling Event. We had a lot of fun. It was nice to be given the opportunity to not “talk shop” and simply enjoy your company!

It is the club’s responsibility to create and submit their “advertisement” of meeting/event/activity to be placed on the lobby TV and in the newsletter. Be mindful of newsletter deadlines. All clubs should be open to welcome new residents/participants. Contact the Lifestyles Department for a Club Guideline Packet if you have a desire to coordinate a club of special interest!
FITNESS My focus is to bring a variety of fitness classes to accommodate the vast array of interest and fitness levels of all the residents. Please know I take every suggestion into careful consideration along with accountability to budgetary guidelines. In the near future, additional classes will be scheduled by utilizing the Fitness on Demand System. There are multiple exercise programs also available for your personal use. See a Lifestyles Attendant for assistance to get started! Current class schedules are posted at the Captiva Club and on the VitaliaAtTraditionHOA.com calendar.
CLUBS A few reminders of club responsibilities: • Rooms must be left in the original condition. • Tables and chairs borrowed from other rooms must be returned. • Trash bags need to be taken out to dumpster (we are working on placing a receptacle closer to the back door). • Request for coffee pots, ice, etc., must be requested PRIOR to the date of the event. Staff will ensure these items are available, but a club member is responsible for pick up and return. • Room setups must be submitted with event request. 6 Vitalia Voice | June 2015

While investigating the crime, Detective Tolya Kurchenko comes across the dead man's diaries, written by Redmond over four decades. He hopes the diaries will lead him to the killer. In fact, they help him sort out the complexities of his own identity. Spanning 65 years and three continents — from Hitler's Europe to the decaying Soviet Empire of the 1970s, and revealing the little-known history of Sosúa, a Jewish settlement in the jungles of the Dominican Republic — A. J. Sidransky's debut novel leads us into worlds long gone, and the lives of people still touched by those memories. June 2015 | Vitalia Voice 11

Mint Brownies Ingredients
Recipe from www.food.com
4 ounces unsweetened baking chocolate 1 cup unsalted butter 4 large eggs 2 cups granulated sugar 1⁄2 teaspoon salt 1 teaspoon vanilla extract 1 cup flour 1⁄2 cup unsalted butter, softened
2 cups sifted confectioners' sugar 4 tablespoons green creme de menthe (or use green food coloring plus a dash of peppermint extract) 6 ounces semi-sweet chocolate chips 6 tablespoons unsalted butter
Instructions 1. Preheat oven to 350 degrees. Mist 9x13 baking pan with cooking spray. 2. In double boiler, melt baking chocolate and 1 cup butter over simmering water; cool slightly. 3. Make brownies: In medium mixing bowl, beat eggs with a whisk until blended, then add the 2 cups granulated sugar and continue whisking until mixture is light and fluffy. Add cooled chocolate mixture, salt, vanilla and flour. Keep whisking until thoroughly blended. Pour batter into prepared pan and bake 25 minutes. Remove from oven and leave brownies to cool in pan. 4. Make filling: Using an electric mixer on medium speed, beat the 1/2 cup butter and confectioners' sugar together until well blended. Stir in the creme de menthe and blend well. Spread over cooled brownies. Refrigerate in original baking pan until filling is firm. 5. Make icing: Melt the chocolate chips and 6 tablespoons butter in the top of a double boiler, stirring until smooth. Pour the warm glaze over the filling and tilt pan to distribute the icing evenly. Refrigerate until chocolate hardens. 6. To cut, allow brownies to come to room temperature in the pan so chocolate doesn't crack.
Grilled Citrus Chicken Ingredients 3 pounds chicken thighs, bone-in and skin-on, trimmed of excess fat Kosher salt Freshly ground black pepper 1/3 cup olive oil
1 lemon, zested and juiced 1 orange, zested and juiced 1 lime, zested and juiced Few dashes cayenne pepper 10 sprigs fresh thyme
Instructions 1.
Season the chicken thighs generously with salt and pepper. In a nonreactive baking dish large enough to hold all the chicken to marinate, Recipe & Image from www.foodnetwork.com whisk together the vegetable oil, citrus zests and juices, cayenne pepper and the thyme. Add the chicken thighs and turn to coat. Let marinate for at least 30 minutes or up to a couple hours in the refrigerator. 2. Preheat the grill. Remove the chicken from marinade and let excess drip back into dish. Place chicken on the hot grill, without overcrowding the pieces. Grill until fully cooked through, turning occasionally, about 15 minutes total, depending on how hot your grill is. Serve immediately. 18 Vitalia Voice | June 2015
