The traditional home sale process fosters a relaxed mindset, where agents plan to sell homes over a lengthy listing period. This may have been okay 10 years ago, but not today when buyers can go online to see if a home has lingered on the market, and offer less because of it.

The traditional home sale process involves showing homes to buyers one at a time, and holding open houses where buyers come through occasionally. There is no strategy to get multiple buyers in a home at the same time. The failure to create a competitive environment results in buyers making lower offers.

The traditional home sale process strings out the marketing of newly listed homes over a multimonth listing period, attracting buyers sporadically. It is not designed to identify every buyer for a home immediately, when it’s new to the market and most desirable in the eyes of potential buyers.

The traditional home sale process is based on time and hope rather than urgency and strategy. There is no social proof that your home is desirable. There is no competitive environment. There is no urgency for buyers to act. Days on the market accumulate while your sale price diminishes.
