Strategic Facilities Study Crotched Mountain School GREENFIELD, NEW HAMPSHIRE

Completed 2017 Master planning for a 1,400-acre preK-12+ day and residential campus for students with disabilities. The campus contains residential buildings, a medical clinic, and unusual accessible recreation. Combining expertise from our Education and Healthcare Studios, HIGH SCHOOL ACADEMY: LEVEL 1 FLOOR PLAN DIAGRAM PDT asssessed current facilities and needs and made long- and short-term recommendations for upgrades and new construction to allow for growth from 100 students to 150. APRIL 28, 2017

The study includes a space allocation program defining space needs. The discovery that growth could be accommodated by increasing and improving support spaces and individual student alcoves instead of just adding classrooms made the plan much more accessible and efficient. Many adjustments had to do with quiet and privacy--sound isolation between school zones, the addition of smaller eating areas for students, and the addition of “respite” spaces for staff breaks.

USREA Fore Street Competition PORTLAND, MAINE

Master plan/Concept design competition Featured in Portland Monthly Magazine, November 2014 Completed 2014 US Real Estate Advisors bought a cluster of seven buildings in Portland’s Old Port and challenged three local architecture firms to master plan the site. In cooperation with Portland’s Historic Preservation Office, PDT crafted a mixed-use response that combines a strong sense of local history with current requirements for high-density housing, parking, and retail/dining space.

Referring to the site’s position as the 18th-century edge of Portland’s working waterfront, the plan makes a strategic series of decisions about what to preserve, what to replace, and how to introduce a modern contrast to the Old Port’s architecture. At the street level, sallyports and an irregular, sheltering sidewalk line open new pedestrian connections through and around the buildings. Local brick and wood warm the exteriors. Above, radiating from a secure, transparent circulation hub, a variety of housing options—from microunits to townhouse units to penthouse lofts—is layered on top of the retail floors.

14 Baxter Boulevard Master Plan Portland Housing Authority PORTLAND, MAINE

Site master plan Completed 2013 The master plan study for 14 Baxter Boulevard pursued a series of organizational strategies, all considering form, plan organization, and programmatic interaction, to find the best fit for PHA and the site. Each of the 6 options is unique in its organization and allocation of unit types, providing different opportunities for interactions across the site. Each combines office space, parking, and rental housing within and above the existing 1-story building and adjacent parking lot. The study takes into consideration the utilization of the existing office building, rearranging program and adding up to 25 rental units to increase density on the site.

Strategic Workplace Planning and Campus Master Planning UNUM SOUTH PORTLAND, MAINE WORCESTER, MASSACHUSETTS

Planning and design Many projects We have developed a strong relationship with this major insurance client over the course of multiple studies, renovations, and planning projects. PDT’s planning work with UNUM on their campuses in Maine and Massachusetts has included documenting as-built conditions, long-term planning studies, BOMA measurement analyses used in strategies for workplace planning and design, long-term life-safety upgrade planning, and major life safety and code upgrades. We continue to work with UNUM on strategic workplace planning, evaluations, upgrades, and interior design.

Adams School Condominiums/ Beckett Green Master Planning Avesta Housing PORTLAND, MAINE

New construction on an urban site 16 affordable townhouse condominiums: 8 2-BR, 8 3-BR Completed 2013 Master planning for this project changed over several years in response to financing and discovered soil conditions. The original Beckett Green plan (left) called for considerable density and larger units, consistent with the urban townhouse neighborhood. Each 3-bedroom unit incorporated a small in-law unit that could be rented, used for guests and family members, or kept as a downsizing alternative. The discovery of contaminated soils on the property necessitated changes in the budget—smaller units, less density, but a larger park. The final version (above) concentrates townhouse units on the east end, leaving some city-owned property still to be developed.

65-85 West Commercial St. Mixed Use J. B. Brown & Sons PORTLAND, MAINE

Planning for expansion of the Star Match Building Completed 2012 This study explores expansion of an iconic building on West Commercial St. in Portland to accommodate retail, offices, and housing. The addition would expand the building to the west, extending the long existing facade with a taller building. Retail would occupy the first floor, offices the second, and housing the third and fourth. Housing units on the top floors would have sweeping views of the Fore River and the Casco Bay Bridge.

Campus Master Plan Unity College UNITY, MAINE

Master plan for 225-acre sustainable campus With Terrence DeWan and Associates Completed 2008 PDT Architects and Terrence DeWan and Associates led a community-wide planning process starting with a planning weekend open to the entire campus community. Students, administrators, faculty, and board members gathered to imagine the future of the Unity campus. The workshop inspired participants in an exchange of ideas, dreams, and practical decisions informed by Unity’s environmental curriculum and principles. Six small groups drew new campus plans and presented their visions. PDT and DeWan used materials from the workshop as a basis for three alternative plans. A further series of campus workshops resulted in the choice of the Streams and Bridges plan as the basis for further refinement. The final plan emphasizes working with the natural landscape and water flow across the sloping, northeast-facing site.

Master Plan Martin’s Point Health Care PORTLAND, MAINE

Master plan for a 12.6-acre highly visible historic site Completed 2009 The opportunity to acquire additional property on Martin’s Point, a prominent, scenic peninsula, combined with the organization’s aggressive growth, required a comprehensive review of Martin’s Point Health Care’s strategic plan. PDT developed a master plan presented in a series of computer massing studies and a model to spark conversations among the client, the City of Portland, and the Maine Historic Preservation Commission about appropriate development of the site. Each generation of images built upon these conversations as participants refined planning concepts and approached consensus. The first phase of the buildout, renovation of the historic U. S. Marine Hospital, was completed by PDT in 2007 and received a Special Preservation Honor Award from Greater Portland Landmarks and a 2008 Statewide Historic Preservation Award from Maine Preservation.

Brownfield Analysis and Redevelopment Master Plan Maine St. Station BRUNSWICK, MAINE

Master planning and brownfields analysis for mixed-use sustainable development on former train station site Completed 2005 This study for a very prominent urban site involved a series of public planning meetings to gather information about town preferences for the transitional area between the Bowdoin College campus and the downtown retail area. The plan mitigates polluted soils left by the abandoned train station and revitalizes the area with mixed retail, housing, and commercial development. The team, led by Mactec Engineering and Consulting, worked with a local steering committee and the Town of Brunswick Economic Development Department.
