Meetinghouse Lofts Anew Real Property Development SOUTH PORTLAND, MAINE

Renovation and addition 30,620 sf Construction cost $3.5M Completed 2016 Historic Preservation Award, Greater Portland Landmarks, 2016 Historic Preservation Honor Award, Maine Preservation, 2016 The 1927 former Roosevelt School has been converted into one- and two-bedroom condominium units that take advantage of the high ceilings and oversized windows of the historic building. The units are designed to provide single-level living in the Meetinghouse Hill neighborhood.

The retrofit aims for a high-performance, energy-efficient building while preserving the historic school. The property, long a public space, has been kept open, with a public walkway through the grounds. The former school building houses ten units, while nine occupy a 3-story contemporary addition.

Building amenities include covered parking, an elevator, a fitness center, indoor storage, gas fireplaces, energy-efficient appliances, and high-grade interior finishes.

John Calvin Stevens designed the Roosevelt School, built in 192728, as a neighborhood elementary school on Meetinghouse Hill in South Portland. The east-facing brick and cast stone [-shaped building served as a public school until 1983.

By 2014, when developer Ethan Boxer-Macomber acquired the empty building from the city, neighbors recalled it as “run down and a liability” (in Keep Me Current, 12/3/15).

The exterior of the building was cleared of vines, repaired and repointed. Historic entries, doors, and transoms were restored; no new window openings were cut. High-quality custom replacement windows match the original mullion pattern.

All of the units on the historic side of the building have remarkable light from deep windows, and some have exposed brick walls. Public entries and lobbies have been cleaned, painted, and carpeted.

City officials are excited about a building that will draw young, creative people to the city’s center.

These rental units, built in the 1970s, had reached their 40-year lifespan for envelope systems, mechanical and electrical systems, and windows and doors. They were not fully ADA compliant and were expensive to maintain and heat.

In a $1.3 million tax credit rehabilitation program, PDT brought the units up to ADA standards, added rigid insulation to the exterior, furred out the drainage plane, and installed all new siding, windows, and doors. Mechanical and electrical systems were upgraded, and some new site amenities added. P

Landry Village South Portland Housing Authority SOUTH PORTLAND, MAINE

New construction 10,935 sf Renovation 6,836 sf Awaiting $1.5M construction funding Anticipated 2018 construction start Landry Village is a low-rise suburban mixed-use community with 50 units of single-story one- and two-bedroom apartments for seniors, disabled people, and low-income families. The expansion project adds three new five-unit structures of senior housing and renovates the existing community building, incorporating five additional senior living units and upgrades to the community room.

The new and renovated units are far more energy-efficient than the old, with high-efficiency mechanical systems and a maintenance-free insulated wall and window system that exceeds state energy requirements.

Wildwood Condominiums CAPE ELIZABETH, MAINE

Exterior cladding, door, and window replacement for 64 units Construction cost $3.8M Completed 2014 Moisture infiltration was causing problems with rot, mold, leaks, and discoloration on all the units in this 1980s-era condo development. Deteriorating siding, inadequate insulation, leaky windows, and moldy smells motivated the condo association to ask for a destructive investigation of these common problems. PDT and its consultant removed siding and investigated the deterioration.

Every aspect of the project involved directing excess moisture away from the buildings, allowing the buildings to breathe and dry out. Every unit was reclad with a low-maintenance envelope system, all windows and patio doors were replaced, and shrubbery was cut away from foundations.

The new cladding system integrates continuous insulation, air barrier, low-maintenance siding, and gutters. Construction was coordinated with individual owners’ schedules to avoid as much disruption as possible.

Adams School Condominiums Avesta Housing PORTLAND, MAINE

New construction on an urban site 16 affordable townhouse and flats condominiums: 8 2-BR and 8 3-BR Total project cost $4.24M Completed 2013 This project, on the Marada Adams School site on Munjoy Hill, covers 1.5 acres in a residential neighborhood. Once bisected

by Beckett Street, the site has been a school and neighborhood playground/green space since 1958.

The design criteria were clear: reclaim a brownfield site, contribute to the family housing mix on Munjoy Hill, provide a neighborhood green space, and design buildings to reflect the surrounding 19th- and early 20th-century housing. Off-street parking is incorporated between the rows of buildings.

The park, which keeps the sightlines of Beckett Street open, provides a pedestrian and bicycle pathway, a playground, and a gathering space.

917 Main Street Westbrook Housing WESTBROOK, MAINE

New construction on an urban site Three 1,800-sf live/work condominiums Construction cost $984,000 Completed 2011 This three-unit live/work project is patterned after urban brownstone walkup structures. Tall, vertical lines and exterior materials define each unit individually. Contemporary bay windows mark the street-level commercial entrances, as well as making a gesture to New England residential building patterns.

These units will act as a small hub of street activity, bringing new vitality to Main Street and connecting to the riverfront.

The first floor of each unit opens to the street with 250-s.f. of commercial or studio space and a rear-entry garage. The ground-floor commercial spaces are designed for artisans or small businesses or artisans. One-car heated garages include extra storage space. Upstairs are 1,200 sf of living space on the second and third floors. Each unit has a bathroom on each floor and two bedrooms and a deck on the third floor. Special attention has been paid to high-performance construction, lowmaintenance materials, contemporary finishes, and innovative energy systems.

New construction 59,047 sf including parking Construction cost $9.4M Completed 2013 Awarded LEED Platinum, LEED for Homes Midrise The second phase of Avesta’s Pearl Place project extends the redevelopment of the emerging Bayside section of the city with 54 new apartments. The project is within walking distance of Portland’s major amenities, schools, parks, food markets, shopping, City Hall, the public library, and the University of Southern Maine.

One-, two-, and three-bedroom units for qualifying families have access to free wifi, on-site laundry, and a community room with a kitchen. In response to concerns about coastal sea-level rise, the design tucks parking underneath the building.

Concept design for new construction on an intown site Four 2-bedroom units, with covered parking Designed for LEED certification This small green condominium concept fits four generouslysized units on an infill site, respecting the scale of the mixed-use urban neighborhood. All units have ample exterior decks and panoramic views over the city.

Designed along sustainable principles, the project makes it possible for urban dwellers to minimize their carbon footprint by using efficient mechanical, lighting, and water systems and taking advantage of public transportation. The location is on a city bus line and within walking distance of an elementary school, shops, a community center, and restaurants.
