Assessments are due July 1st, 2022

The July semi-annual Association assessments are due July 1st, 2022. We encourage all residents if you have not done so already to take the opportunity to register on the CiraNet portal at https://www.ciranet. com/ResidentPortal. Not only can the assessments be paid with ease through the resident portal, you can also view Associations documents, current/history of your account ledger (starting September 1st, 2018, anything prior to this date contact the HOA office), Association financials and “report a problem” in your Association. While on the resident portal please verify your contact information such as your mailing address, telephone number and email address. Semi-annual assessments are due July 1st, 2022 and considered late if received after July 31st, 2022. Statements will be mailed to each homeowner at the mailing address on file. If you do not receive a statement by June 30th, contact the GrandManors Resident Services at 1-855-947-2636. Residents are encouraged to use one of the following payment methods: • ACH/Auto Debit (**Recommended**) – Sign Up Today! This is the easiest way to pay! FIREWORKS / FIRECRACKERS PROHIBITED Steiner Ranch Fireworks Policy

Residents are reminded that fireworks within Steiner Ranch are prohibited by the Steiner Ranch Master Association and Steiner Ranch Residential Association. There are a number of reasons for this: 1. The use of fireworks places homes at serious risk of fire. 2. The topography and green space of Steiner Ranch is conducive to fires. 3. Federal rules regarding management of the Balcones Canyonlands (which borders Steiner Ranch) impose significant restrictions on activities that may affect wildlife therein. Serious penalties for violation can be imposed by federal officials. 4. Homeowners are entitled to the peaceful enjoyment of their property. Should you believe a violation is occurring, please complete a “ Report a Restriction Violation” as soon as possible at https://www.ciranet.com/ ResidentPortal or immediately following an occurrence. Physical and/or photographic evidence is essential in substantiating a violation.

You can make a one-time payment using eCheck (electronically debited from your checking account), Visa, MasterCard, American Express or Discover*. General Maintenance Update from the SRMA Board

Dear Steiner Ranch Master Association (SRMA) Homeowners, Effective Thursday, June 9th, SRMA common areas maintenance request QR code flyers have been posted at all key locations and amenities enabling real-time reports by residents. We truly appreciate residents reporting any maintenance issues promptly and helping keep our amenities looking top-notch! The HOA maintenance staff reviews reports daily and address the issue. However, for problems that require HOA immediate action such as fecal contamination at community pools or hazardous issues, please call the HOA office at 512-266-7553 or GrandManors Residents Services at 1-855-947-2636. (The answering service will be available after hours) to report immediately. The HOA maintenance staff will also continue to do preventative maintenance per schedule. It Is Now Safe To Prune Your Trees

Because the risk for oak wilt is low between July and January, now is a good time to trim trees to allow for visibility of pedestrians, traffic and traffic signs. Limbs which extend over sidewalks and roadways pose a potential hazard and should be addressed, too. Regardless of seasonality, residents are encouraged to follow proper pruning techniques. TexasOakWilt.org recommends the following: •

Always paint fresh wounds on oaks, including pruning cuts and stumps, with wound dressing or latex paint immediately after pruning or live tree removal at all times of the year.

Clean all pruning tools with 10% bleach solution or Lysol™ between sites and/or trees.

Debris from diseased red oaks should be immediately chipped, burned or buried.

Pruning should be completed before February 1 or after June 30.

If uncertain about trimming, consult with a Texas oak wilt certified arborist, an oak wilt specialist from a city, county or state government agency such as the Texas Forest Service or Texas AgriLife Extension Service, or visit texasoakwilt.org. The Steiner Ranch Master Association and Steiner Ranch Residential Association each have Oak Wilt Policies in effect. To view each policy in its entirety, visit the HOA website and click the ‘Oak Wilt Policy’ tab located under the ‘FAQ’ drop down menu.

Overnight Parking, Boats & Watercraft Storage Reminders

Per Steiner Ranch governing documents, no automobile or other vehicle may be parked overnight on any roadway within the community. Boats and watercraft must be stored in an enclosed space at all times. Storing watercraft in driveways or on the street is not allowed. To report overnight street parking or watercraft violations, visit https://www.ciranet.com/ResidentPortal and submit a " Report a Restriction Violation". Physical and/or photographic evidence is essential in substantiating a violation. Thank you for helping the association uphold Steiner Ranch rules which serve to protect and maintain the appearance and safety of the neighborhood.

SAFETY REMINDERS

For resident safety, please adhere to the following association rules and/ or state laws: SPEEDING - Please SLOW DOWN and follow posted speed limits. Should you witness speeding, aggressive, or dangerous driving, contact law enforcement. GOLF CARTS - Please ensure family members, including minors, are aware of the below Steiner Ranch Covenants, Conditions, and Restrictions. If you witness someone operating a golf cart in a reckless manner, or in a manner in which you believe violates state law, you are encouraged to contact law enforcement. • Private golf carts must be registered with the association. • Private golf cart operators must have a valid driver’s license. • The operator and vehicle is subject to Texas law and must observe safe driving principles at all times. • The number of passengers which may ride in a private golf cart is limited to the number of seats provided in the vehicle. • Private golf carts may only be operated on paved streets within Steiner Ranch. • When not in actual use, private golf carts must be stored in the garage of a residence. • Private golf carts must be properly lighted between the hours of sunset & sunrise. • All private golf cart passengers must remain seated during golf cart operation. MOTORIZED VEHICLES - Please DO NOT operate motorized vehicles (including ATV's and golf carts) on neighborhood trails. Doing so poses a potential safety hazard to walkers and bikers. It also damages the trails, which the Trails Committee and other community volunteers graciously maintain. POOL RULES - Please familiarize yourself with Steiner Ranch pool rules, which are posted on the HOA website, and remember to never prop open pool gates.

To get alerts for almost any emergency including red flag warnings and watches, download the FEMA app. Remember that wildfires can put many more homes in jeopardy than there are firefighters, so being prepared is essential if your home is to survive a wildfire!

Wildfire is Everyone’s Fight. You CAN protect your home against wildfires!!

Simply put, a red flag warning means that conditions are ripe for wildfires now. A red flag watch means that conditions are forecasted to be ripe for wildfires in the near future. You should care because Steiner Ranch is at high risk for wildfires and there are actions you can take to protect your home and prepare for an evacuation.

The actions to protect your home have been outlined in previous articles such as creating defensible space and hardening homes against embers, which cause about 90% of house fires in a wildfire situation. These actions should have already been taken, but a red flag watch/ warning should be an alert to do any last minute checks, such as removing flammable

Many of you have seen the Smokey the Bear Fire Danger Sign. There is not a direct correspondence with Red Flag watches/ warnings. Red Flag watches/warnings are put out by the National Weather Service, the Smokey sign is governed by the Forest Service (and can be seen outside our LTFR fire house here in Steiner). However, the actions you should take are the same on days when the Fire Danger is reported as Extreme.

News from the Trails Committee Submitted by Sterling Gray

July 4th,

The Steiner Ranch Trails committee is made up of passionate volunteers that work to maintain and improve the nature trails in Steiner Ranch for the beneft of all in the community. With nearly 20 miles of trails there is a lot of maintance, as you can imagine. But with spring weather comes renewed enthusiasm to tackle the job. Our current efforts are focused on making some of the creek crossings a little safer and easier to navigate. Our first target was “Slippery Rock” – appropriately named. It is located at the intersection of Bear Creek and Slippery Rock Trails, just north of the Plateau neighborhood. A small group of hardy volunteers gathered in late March to install new concrete “stepping stones” across the creek. Hopefully, this will help keep hiker’s feet dry and avoid any nasty spills. This location also features a shaded bench overlooking the creek, with deep pools of water and a babbling brook in the background. A great place for a family hike, and to explore with young ones.

Young at Heart News

Summer is here, school is out and many other activities have ended for the summer months. However, Steiner Ranch Young at Heart continues to be active, although some of our members may be out of town. If you are new to Steiner or have wanted to try an activity but have not, this may be a good time for you to come. We would love to have you.

If you enjoy the trails as much as we do on the Trails Committee, why not join us during our monthly trail maintenance events, held the fourth Sunday of each month. You can also connect with the Trails Committee via the GroupMe app at “Steiner Ranch Trails Committee”. As always, I hope to see you out on the trails soon.

What is Young at Heart? It is a group of people ages 60 plus that get together to play games such as Canasta, MahJongg, Euchre and Mexican Train. Bridge is on hiatus until the fall. There are two different Book Clubs. We have Yoga, Walking, Pickleball and Biking for exercise and our socials each month are Wine Socials in homes every other month, Happy Hours in restaurants on alternate months, Ladies' and Men Lunches once a month, Coffee on Monday mornings for the Men and Dinner Groups. It is important as we age to engage our brain, be social, and exercise. We try to incorporate all of this in Young at Heart. If you live in Steiner Ranch and are 60 years old or older, you are welcome to join us. There are no rules. You can participate in only one activity or as many as you like. VHS Band March-A-Thon 2022 The award-winning Vandegrift Band & Vision Dance Company is excited to continue its summer tradition of entertaining the Steiner Ranch community with the annual March-AThon parade. The event will be held Saturday, August 6, 8am, starting at John Simpson Park. More than 375 band and Vision members will march and play spirit tunes through the residential streets of Steiner Ranch. This event will help raise funds for the nationally topranked program and their planned November 2022 trip to the Macy’s Thanksgiving Day Parade in New York City. Residents on the route can book private concerts, and all are welcome to follow the group as they play along the parade route. For more information, visit www.vhsband.com

Stormwater Programs - Help Preserve Lake Travis Submitted by WCID17

Storm drains are designed to remove excess water from streets during rainy weather, vehicle washing, and also from over-irrigation of grassy areas. Unlike the wastewater from inside homes and businesses that flows through sewer and treatment plants, outside water runoff courses through manmade components such as ditches, pipes, inlets, catch basins, and ponds. It also makes it way to the natural components which are the local streams, flood plains, and wetlands. Please be aware and mindful that all drain inlets must be protected from harmful disposals, even yard trimmings. Yard trimmings can clog a

storm drain and cause unnecessary backup of water in the drainage system. What can you do? It is simple! Dump NOTHING down the storm drains that you wouldn’t swim in or drink. As with any new initiative, it will take time for the full effect of the Stormwater Quality Program to be realized. However, substantial improvements in maintenance services and better drainage care should be visible with your watchful eyes helping near your home. Education and teamwork will be key as we move forward together to protect our beautiful lakes.

Anyone living in the Central Texas area is familiar with the problems that a heavy rainfall or severe thunderstorm can create. Roads can become impassable and standing water remains long after the storm passes. As water flows, the runoff collects and transports soil, pet waste, pesticides, oil and grease, plastic bags, cigarette butts and other pollutants directly in to the lakes. This contaminated flow pollutes our waterways and is harmful to wildlife, aquatic life, plants and humans. Even during the driest day of summertime in Texas, we produce 14 million gallons of stormwater which can surge from activities such as car washing and lawn watering. Being on the lookout for storm drain blockages and monitoring what we allow into these drains will help to control the quantity of flow and enhance the quality of stormwater draining directly into our beautiful Lake Travis. Together we can make a difference to preserve the quality of this natural reservoir which also severs as our source of potable drinking water.
