A LOOK AROUND The development is made up of three distinct areas connected via a series of courtyards, gardens and pathways. JOHN DOWER HOUSE Dating back to 1812, John Dower House has been carefully renovated and restored. The rear faรงade has been refurbished, the staircase has been reinstated and the building now houses 11 spacious apartments. L AT H E R A M H O U S E A collection of 67 apartments are divided across two buildings, which have been thoughtfully designed to reference the red-brick faรงades and stone detailing of nearby architecture. The buildings house a lounge, social kitchen and comfortable guest suite.

T H E C OT TA G E S Occupying the site of the old coach house, two 2-storey cottages pay architectural homage to the original building in their height, shape and roof form.

A PLACE

TO DISCOVER

A

rchitects Proctor and Matthews have drawn on the idea of hidden spaces and moments of transition in their design for Clarence Gardens. They have used the distinct shapes of the four buildings to create various pockets of space in the form of courtyards, paths and walkways across the site. While these spaces bring together the different areas at Clarence Gardens, they also connect with the surrounding area and local community. Open during the day, a public pathway leads between the buildings from Crescent Place to St George’s Place. Another walkway offers views of the nearby minster and the library, creating natural transitions between public and private space.

ormed by the surrounding buildings and accessed by the various paths and walkways, two courtyard gardens provide sheltered spaces at the heart of the development. Located just behind John Dower House, the central courtyard is bordered by flowerbeds and a choice of seating areas. Nearby, the water court comprises a large reflective pond and a landscaped island.

The terrace is connected to the courtyards and gardens, so it’s easy to enjoy a stroll among the greenery after a bite to eat. If you fancy an outing, take the short walk to The Wilson, Cheltenham’s gallery and museum. It has a diverse selection of exhibitions and permanent collections, catering to all sorts of interests. For a lazy day at home, make yourself a gin and tonic from the honesty bar and head to the water court for an afternoon by the water.

CHELTENHAM

THE STORY OF

A SPA TOWN

T

he story of Cheltenham Spa began in the early 1700s, when locals observed birds pecking at salt deposits by a spring to the south of the town. People became convinced that the waters would cure their ailments and began drinking from the spring. Latching on to this trend, landowner Henry Skillicorne turned the spring into a well, lined it with an avenue of trees and built the Assembly Rooms nearby, where people would play cards and dance at balls. Word of the water in Cheltenham travelled fast. In 1740, a man named Dr Short wrote a book in which he praised the water from Cheltenham’s well. It wasn’t long before visitors were travelling from far and wide to sample the medicinal waters. Soon after the turn of the century, new spas were created, including Montpellier Spa and Sherborne Spa. This attracted yet more visitors and sparked rapid development across the town. The Royal Crescent was completed in 1810, the Promenade was laid out as a tree-lined walk in 1818 and the Pittville Pump Room was built in 1830. Further developments led to the installation of water pipes and sewers in the mid 1800s, meaning the spas gradually became less important. But their mark had been made. Today, Cheltenham’s spa heritage is still very much intact, and the spa waters can still be sampled free of charge at the Pittville Pump Room.

WHERE TRADITIONAL

MEETS MODERN

W

hile it once attracted visitors with its water, Cheltenham is now a destination for shopping and culture. The town offers a rich mix of traditional independent shops and high street chains. On Bath Rd, VW Lane Butchers supplies the people of Cheltenham with local, organic meats, while the fortnightly farmers’ market is the place to go for fresh fruit and veg. The family-run CheeseWorks on Regent St prides itself on offering customers a friendly, personal experience and stocks produce from the best local, national and European suppliers. For all its culinary offerings, Cheltenham’s selection of independents extends beyond food shops. Open since 1992, Moss Books buys and sells second-hand books spanning such diverse topics as transport, wildlife, crime fiction and poetry. For all other literary needs, Cheltenham’s library is just down the road from Clarence Gardens. When it comes to culture, Cheltenham has plenty to offer. Whether it’s a show at the historic Everyman Theatre, an exhibition at the recently redeveloped Wilson Gallery & Museum, or a weekend at one of the town’s internationally renowned festivals, there’s always something interesting to get involved in.

CLARENCE GARDENS 33

Experts on all things cheese-related, the staff at CheeseWorks are happy to offer top tips on which chutney to pair with a mature cheddar and how to create the perfect Christmas cheeseboard. They also host cheese and wine tasting events in store.

CALENDAR

C

heltenham’s calendar is packed with a diverse selection of events throughout the year, from music festivals and theatre to horse racing and flower shows. Every spring, the Gold Cup draws people from across the country to witness the highlight of the jump racing season. Cheltenham Racecourse also kicks off the racing season with the New Year’s Day Races. Renowned for its jazz scene, Cheltenham brings together international jazz and blues artists for the Jazz Festival at the end of April. The music continues into summer, with the Cheltenham Music Festival hosting genres spanning classical, symphonic, folk and electronica. Come autumn, the Literature Festival draws literary figures from the worlds of fiction, politics, drama and comedy to Cheltenham for this ten-day celebration. One of the most popular aspects of the festival is the Big Read, which brings people together to discuss the festival’s chosen novel at a number of book groups and special events.

Retirement living, but not as you know it

Introducing PegasusLife

PegasusLife is a business on a mission to fundamentally rethink and reinvent the places and ways in which we live as we get older. The company is currently in the process of developing 30 sites across the UK.

Howard Phillips, Chief Executive Officer Our central idea is that everyone shares an aspiration to live independently within an intelligently designed, socially inclusive environment, supported by an intuitive service offer and an efficient and ethical approach to property management. Working in collaboration with the country’s leading designers, academics, creative thinkers and producers, we ensure that the highest level of detail and quality is brought to all aspects of our developments.

Mark Shirburne Davies, Chief Operations Officer We strive to meet the needs and expectations of the people who live in our developments now and those who may choose to in the future. Working with partners who share our goal, we look to create places to which people can aspire. From purchasing land through to the planning and construction phase and beyond, we ensure each development is unique, valuable and of the utmost quality. Our role continues when our developments are up and running. We work in tandem with the next set of delivery partners − our hosts and concierges − to make sure the PegasusLife difference is there for everyone to see, every day.

John Nordon, Design Director In the design team, our work is about creating imaginative places that foster natural interactions between neighbours. Our approach doesn’t follow a ‘cookie cutter’ style. No two PegasusLife developments are the same. Each one carefully conceptualises the history, architectural character, culture and personality of its location and, most critically, embodies the spirit of the people we believe will want to live in it. We make use of the highest-quality materials and craftsmanship – not just to create beautiful places for people to live, but to protect the future of our customers’ homes and investments. We take the architectural legacy of cities and towns seriously, and we prioritise developing sustainable buildings that are sympathetic to their surroundings.

Lorena Brown, Sales Director Our approach to selling is based very much on our core value of transparency. Many of our customers are moving from more traditional freehold family homes and won’t have lived in modern apartments set within communal developments before. There are significant advantages to this way of living; however, it is different. We see it as our responsibility to make sure not only that we’ve communicated what it’s about but also that our audience has understood it. One of the major hallmarks of our approach is the way we’ve considered property management – which we run on behalf of our residents on a notfor-profit basis. Furthermore, when customers purchase a property with PegasusLife, they become shareholders of the development’s management company, guaranteeing them voting rights and a say in how their development is managed.

Clare Bacchus, Customer Experience & Marketing Director Our starting point in everything we do is the people who choose to live in our developments. What will they want to do here? What type and style of service is appropriate? What kind of living environment do we need to create to generate the right atmosphere and give people the experience they’re looking for? This philosophy goes right down to the level of detail of considering which plants to include in the gardens and which furnishings to use in the development. It extends through to the type of attitude we look for in the team we recruit to deliver a personal, informal and efficient approach to service.

A unique approach to property management When we talk about maintenance, we mean much more than a lick of paint or changing a light bulb (although we will, of course, take care of that too). The various buildings, courtyards and walkways at Clarence Gardens come with a set of individual requirements for maintenance, which we’ll make sure are met. This specific care ensures that your investment is secure and you can enjoy living in an environment that improves rather than deteriorates with age. From cleaning the reflective pond in the water court to maintaining the pathways and garden patches, our approach is tailor-made and detail-oriented. The management company for Clarence Gardens is run on a strict not-for-profit basis. This ensures that work is carried out solely for the purposes of caring for the buildings and maintaining the quality of the offer and experience of living here for the residents.

On purchasing a property at Clarence Gardens, homeowners, together with PegasusLife, automatically become shareholders of the management company, giving you voting rights and a say in how the company is managed and run. When it comes to the operation of the management company, we believe passionately that true transparency is fundamental to maintaining residents’ peace of mind and the management company’s integrity. For this reason, we’ve invested in creating our own digital tool for property management – an online members-only system, which is designed to provide you with a detailed understanding of how your money is spent on servicing Clarence Gardens and to enable you to keep track of expenditure on, and investment in, the buildings over time.
