WELCOME to C h apte r Ho u s e

In the heart of the city of Lichfield, where cathedral spires rise up above cobbled streets, an ancient pathway disappears through hedgerows and clusters of wild flowers. It leads to Chapter House, a new development on the site of the old Friary. Built in 1237 by Franciscan monks, the Friary remained for three centuries before it was dissolved on the orders of Henry VIII. Today, the architecture of Chapter House has been inspired by the high-pitched gabled roofs, iconic chimneys and red brick which have been features of the cityscape since the days of the old Friary. Drawing on the learned societies that stretch back through Lichfield’s history, this collection of one and two bedroom apartments provides natural opportunities to learn, explore and socialise.

Life at Chapter House At Chapter House you’ll find places to pursue interests, chat with like-minded people or simply settle down with a good novel and a cup of coffee. A stroll around the ground floor will lead you through reception and into the open-plan lounge, where people come together for poetry readings, quiz nights or to catch up over a glass of wine. Lining one side of the room, the social kitchen is fitted with fully stocked cupboards and a large dining table where people can prepare dishes, share recipes or grab a quick snack. Should friends and family come to visit, there is a guest suite on the ground floor, complete with an ensuite bathroom and kitchen. The Host will be on hand to take bookings and keep you updated on all that’s going on at Chapter House and across the city, helping you make the most of life in Lichfield.

The Friary gardens are a special link to history. The selection of medicinal, culinary and household herbs are planted alongside vegetables and flowers grown in geometrical beds, alluding to 16th century townhouse gardens.

The Gardens Chapter House is set amid a variety of leafy, well-kept gardens, ensuring there are plenty of green spaces for people to tend flowerbeds or simply relax and enjoy the scenery.

A remnant of the medieval Friary, Monks Walk is a publicly maintained pathway leading through wildflowers and herbaceous borders. Its old redbrick walls and dense greenery bring people together from all across the city.

Alongside the entrance lobby, the courtyard’s terrace looks out across the gardens and into the orangery, where you can view the potted citrus or grow some greenhouse plants of your own.

LICHFIELD Then & Now

A pl a c e o f good c o n ve r s a t i o n a n d good c o m pa n y Daniel Defoe on Lichfield

Set in the rolling Staffordshire countryside, Lichfield has long been established as a city that nurtures good ideas. In the 18th century, Erasmus Darwin, grandfather of Charles Darwin, formed the Lunar Society with other leading thinkers. They held their meetings at Darwin’s house on Beacon Street, where he lived with his wife, Mary. Having dined on fish and capons, Cheddar and Stilton, pies and syllabubs, the group would bring out their plans, models, instruments and machines, and indulge in debates and discussions long into the night. Today, Lichfield lives up to its reputation as a cultural and academic hub. Just minutes from Chapter House, the library hosts events and talks, and puts on exhibitions in the upstairs gallery. Down the road at The Guildhall, the community organisation, Lichfield Arts, holds regular concerts, festivals and classes. Lichfield also has plenty to offer in the way of sports, shops and restaurants. Three leisure centres offer exercise classes and facilities for racquet sports, while restaurants, cafÊs and bars are in good supply across the city.

Introducing PegasusLife

PegasusLife is a business on a mission to fundamentally rethink and reinvent the places and ways in which we live as we get older. The company is currently in the process of developing 30 sites across the UK.

Howard Phillips, Chief Executive Officer Our central idea is that everyone shares an aspiration to live independently within an intelligently designed, socially inclusive environment, supported by an intuitive service offer and an efficient and ethical approach to property management.

A unique approach to property management

John Nordon, Design Director In the design team, our work is about creating imaginative places that foster natural interactions between neighbours. Our approach doesn’t follow a ‘cookie cutter’ style. No two PegasusLife developments are the same. Each one carefully conceptualises the history, architectural character, culture and personality of its location and, most critically, embodies the spirit of the people we believe will want to live in it. We make use of the highest-quality materials and craftsmanship – not just to create beautiful places for people to live, but to protect the future of our customers’ homes and investments. We take the architectural legacy of cities and towns seriously, and we prioritise developing sustainable buildings that are sympathetic to their surroundings.

Lorena Brown, Sales & Marketing Director Our approach to selling is based very much on our core value of transparency. Many of our customers are moving from more traditional freehold family homes and won’t have lived in modern apartments set within communal developments before. There are significant advantages to this way of living; however, it is different. We see it as our responsibility to make sure not only that we’ve communicated what it’s about but also that our audience has understood it.

Working in collaboration with the country’s leading designers, academics, creative thinkers and producers, we ensure that the highest level of detail and quality is brought to all aspects of our developments.

One of the major hallmarks of our approach is the way we’ve considered property management – which we run on behalf of our residents on a not-for-profit basis. Furthermore, when customers purchase a property with PegasusLife, they become shareholders of the development’s management company, guaranteeing them voting rights and a say in how their development is managed.

Mark Shirburne Davies, Chief Operations Officer

Clare Bacchus, Customer Experience Director

We strive to meet the needs and expectations of the people who live in our developments now and those who may choose to in the future. Working with partners who share our goal, we look to create places to which people can aspire. From purchasing land through to the planning and construction phase and beyond, we ensure each development is unique, valuable and of the utmost quality.

Our starting point in everything we do is the people who choose to live in our developments. What will they want to do here? What type and style of service is appropriate? What kind of living environment do we need to create to generate the right atmosphere and give people the experience they’re looking for? This philosophy goes right down to the level of detail of considering which plants to include in the gardens and which furnishings to use in the development. It extends through to the type of attitude we look for in the team we recruit to deliver a personal, informal and efficient approach to service.

Our role continues when our developments are up and running. We work in tandem with the next set of delivery partners − our hosts and concierges − to make sure the PegasusLife difference is there for everyone to see, every day.

When we talk about maintenance, we mean much more than a lick of paint or changing a light bulb (although we will of course take care of that too). Chapter House has both new and historical gardens that come with a set of individual requirements for maintenance, as does the building itself. The management of the property ensures that your investment is secure and you can enjoy living in an environment that improves rather than deteriorates with age. From cleaning the gable roofs to maintaining the traditional red brick façade – the approach is tailor-made and detail oriented. The management company for Chapter House is run on a strict not-for-profit basis. This ensures that work is carried out solely for the purposes of caring for the building and maintaining the quality of the offer and experience of living here for the residents. On purchasing a property at Chapter House, residents, together with PegasusLife, automatically become shareholders of the management company, giving you voting rights and a say in how the company is managed and run. When it comes to the operation of the management company, we believe passionately that true transparency is fundamental to maintaining residents' peace of mind and the management company’s integrity. For this reason we have invested in creating our own digital tool for property management – an online membersonly system, designed to provide you with a detailed understanding of how your money is spent on servicing Chapter House, enabling you to keep track of expenditure on and investment in the building over time.
