INTRODUCING
PegasusLife Established in 2012, PegasusLife is fundamentally rethinking and reinventing the places and ways in which we live as we get older. Over the past century, our population has aged dramatically. Developments in healthcare, travel, culture and communication mean that the current retiring generation has a completely different set of priorities, values and expectations than any previous generation. But these developments haven’t been matched with suitable housing options. Current retirement housing isn’t in line with the lifestyles and ideals of this new generation. With this as our inspiration, we’re redefining the ways in which retirement living is presented, delivered and understood in the UK.

HOW WE
Do It We’re looking at a generation of individuals with wholly unique tastes, preferences and lifestyles, and it’s our job to create places where these people can maintain their independence, pursue their interests and do the things that make them them. No two PegasusLife developments are the same. Whether it’s the brand of coffee we serve in the café, the massages and therapies we offer in the spa, or the type of pastries we order from the local bakery, every aspect of our developments is informed by the people who live there – down to the very smallest of details.

FLEXIBLE
Living When we design buildings, we’re not just thinking about physical places. We’re thinking about the lifestyles that will unfold in those places, and how our buildings can best support the unique and evolving needs of the people living there. We understand that while everyone values their independence as they get older, there are times when some people like to know they are supported at home. All of our apartments are fitted with a Tunstall security system, which can be turned on or off at the individual’s preference. The system uses sensors to detect possible problems such as smoke or gas, and allows people to raise personal alerts from their apartment. The focus on flexibility and choice continues throughout our apartments. Sliding partitions in living areas mean that anyone who’d like an extra bedroom or study has the option to have it, while those who’d rather keep the larger living area can enjoy the open-plan layout. Built-in wardrobes in bedrooms, along with separate dressing rooms and additional storage options, allow people to move with their belongings, their possessions and their lifestyles intact.

BRINGING
The Outside In The benefits of living in a spacious environment that promotes natural light and views are well documented. Whether it’s the floor-to-ceiling windows that offer views across the surroundings and welcome in natural light, or the apartment balconies and communal terraces that provide opportunities for al fresco dining, the attitude of bringing the outside in is evident across all of our developments. But it’s not just about bringing the outside in; it’s about drawing people outside. We design our buildings around gardens and courtyards, which form meeting places and community hubs at each of our developments.

LIVE
Well We all know the importance of staying fit and healthy into old age. This informs everything from the services we offer in our spas to the fresh ingredients we use in our restaurants. We know, for example, that exercising a little each day can support ease of movement and joint flexibility. But gyms can be intimidating, so we create smaller spaces, with gym equipment that is pneumatically driven rather than weight operated, making the environment more approachable and the whole experience more attractive. In our spas, hydrotherapy pools promote muscle recovery, Kneipp footbaths improve circulation, and saltinfused steam rooms and saunas help clear airways. But wellbeing is about more than just physical health. It’s about enjoying good company in welcoming, convivial environments. Our restaurants, cafÊs and lounges bring people together to enjoy seasonal dishes, specially selected wines and good conversation throughout the year.

OUR APPROACH
To Service Good service goes beyond signing for parcels and keeping a place running smoothly. It’s about knowing people well enough to know how they take their coffees in the morning, and thinking to recommend a new restaurant or exhibition they might be interested in. It’s this attitude that sets our teams apart: they understand that it’s the little things that make all the difference. This extends to an understanding of people’s evolving needs. We know that as we get older we might need a little help every now and again – whether it’s some simple assistance with day-to-day tasks or just a hand getting ready in the morning. We work with a specialist provider to make sure people can opt for extra support as and when they need it.

OUR TAKE ON
Property Management In our mission to give homeowners complete transparency, we have set up our own property management company, Helicon, to run each of our developments. Everyone who owns a PegasusLife home is a shareholder in their development, meaning they have full visibility on how money is spent and a say in how the development is managed and run. But Helicon isn’t just about managing and maintaining buildings. It’s about engaging with the surrounding community at each development, forming relationships with local services and suppliers to create an experience that benefits the whole community. To aid full control and transparency, we have created a property management tool for Helicon. This app allows people to book services, track and view expenditure, and stay up to date on all that’s going on at their development and in the surrounding area. Of course, for those who’d rather discuss this information in person, our team of Hosts and General Managers have access to all the same information, and are more than happy to handle questions and bookings in person.

ONE BAYSHILL RD CHELTENHAM
One Bayshill Rd is a collection of one, two and three bedroom apartments in Montpellier, one of the most sought-after areas in Cheltenham. The development is set across two thoughtfully refurbished Grade II listed villas and a modern building that seamlessly connects them. At the front desk, the concierge staff are on hand to offer a warm welcome and deal with any queries. Beyond this entrance area, the open kitchen serves seasonal dishes throughout the year, and the fully equipped spa is located on the lower ground floor. 19

THE L ANDING SANDBANKS
Positioned on Dorset’s most prestigious stretch of coastline, The Landing is a collection of two and three bedroom apartments within easy reach of Sandbanks. Designed to make the most of this coastal setting, the development’s garden is planted with maritime foliage and runs down to the waterside. The apartments all have light openplan living areas offering views across Poole Harbour and towards the National Trust’s Brownsea Island.

WILDERNESSE HOUSE SEVENOAKS
Situated at the heart of the historic Wildernesse estate, Wildernesse House hosts a collection of apartments in the thoughtfully restored main house, together with a series of newly built mews houses. The way of life here is in keeping with that of a traditional country estate: the General Manager is on hand at reception, and there are several areas that bring people together, from the lounge and spa to the newly built restaurant. All this is set within the estate’s extensive and varied grounds, with smart lawns, ancient trees and open meadows. 21

NO. 79 FITZJOHN’S AVENUE HAMPSTEAD
Located on Fitzjohn’s Avenue in Hampstead, this development of two and three bedroom apartments comprises two mansion blocks inspired by the neighbouring buildings on this historic street. The spaces and services sit in keeping with the street’s grandeur. The entrance lobby leads to the lounge and courtyard, and a spiral staircase winds down to the spa on the lower ground floor. A short stroll down Fitzjohn’s Avenue leads to the boutiques, cafés and restaurants of Hampstead Village.

STEEPLETON TETBURY
Steepleton is an imaginatively planned development of one and two bedroom apartments in Tetbury. Drawing inspiration from local Cotswold farms, the development is made up of a range of buildings structured around interlocking gardens and walkways. This layout creates a village atmosphere, bringing people together for a bite to eat in the restaurant, a relaxing session in the sauna, or a dip in the outdoor swimming pond that sits at the heart of the development.

WO ODL ANDS CANFORD CLIFFS
Located in Canford Cliffs, Woodlands is a collection of 17 apartments set over four storeys. The development has been inspired by the Dorset pines, ancient chines and sandy beaches that make up the surrounding landscape. Inside, the lounge opens up onto a terrace and garden, which functions as an outdoor living room in the warmer months. Each apartment has a private balcony, offering views over the gardens and welcoming the coastal air into the living areas.

THE VINCENT BRISTOL
Inspired by its Victorian heritage, The Vincent is a development of one, two and three bedroom apartments spread across the newly refurbished Queen Victoria House and two Regency-style terraces. Dating back to 1886, Queen Victoria House is home to the development’s lounge, cafÊ and restaurant, where people come together for a morning coffee or an evening meal. Across the lawn, the newly built terraces house the spa and gym, which look out across the historic grounds through floor-toceiling windows. 25

CHAPTER HOUSE LICHFIELD
Situated on the site of the old Friary in the historic city of Lichfield, Chapter House is a development of one and two bedroom apartments set around a variety of gardens, including the historic Monks Walk. Drawing on the learned societies that stretch back through Lichfield’s history, the development provides natural opportunities to learn, explore and socialise. The lounge and social kitchen bring people together for poetry readings, wine tasting evenings or a cup of coffee and a catch up in the morning.

HAMPSTEAD GREEN PL ACE HAMPSTEAD
Sitting right by Hampstead Green, with the open spaces of the Heath to the north, and views of the city to the south, Hampstead Green Place is a development of one and two bedroom apartments in one of London’s most historic villages. Inspired by the nearby Heath, the development is built around a variety of gardens and courtyards, each of which has its own distinct character. Inside, the lounge, roof terrace, spa and gym are places to relax, create or simply enjoy the views across the capital.
