then dispense the products on prescription.
Sunshine Coast Council Mayor Mark Jamieson said he was pleased to officially announce the opening of the new facility and welcomed Canntic to the community.
“Canntic’s warehouse, dispensary and virtual clinic facility has an estimated capital expenditure of $1.3 million,” Mayor Jamieson said.

HOW TO WIN $1000 OFF YOUR RATES
WITH ENVIRONMENTALLY FRIENDLY RATES NOTICES
Rate notices are on their way and due for payment by Friday, February 23. Sunshine Coast ratepayers can put themselves in the running to save $1000 off their bill.
Sunshine Coast Finance Portfolio Councillor Ted Hungerford said ratepayers could give themselves a chance to win with just two easy steps. “Ratepayers who pay their rates online and sign up to receive their future rate notices by email will put themselves in the running to win $1000 off their next rate bill,” Cr Hungerford said. “Ratepayers who already receive their rate notices by email will automatically be in the running to win if they pay their current rate bill via one of the convenient secure online options which are included on your rate notice.
“Ratepayers who still get their rate notices by traditional post can put themselves in the running to win by registering for a MyCouncil account or logging in to an existing account & changing their rate notice delivery method to email, before 5pm on Wednesday, February 21. “You can create your own MyCouncil account on Council’s website & once you’ve done that or logged into your existing account, all you need to do is click on ‘Update your rate notice delivery’ under the Property and Rates
section on your MyCouncil dashboard, and change to email.
Why email is so much better than snail mail
“Receiving rate notices by email rather than traditional post is more environmentally friendly and registering for a MyCouncil account enables residents to access a wide range of convenient & secure online payment options.
Council also has a direct debit option, which can be set up to pay rates in full by the due date, to make life easier for busy ratepayers. Ratepayers who cannot make payment by the due date (5pm, Friday February 23) are encouraged to enter into a payment arrangement by logging into MyCouncil or by contacting council before the due date. Payment arrangements for your January rate notice need to be set up before the due date for payment of Friday February 23, with payments being made over the six-month rating period up to June 30, 2024.
For rate enquiries, email Council at rates@ sunshinecoast.qld.gov.au or contact Council https://www.sunshinecoast.qld.gov.au/ Council/Contact-Council between 8.15am and 5pm, Monday to Friday.

AFFORDABLE WAYS TO GET HEALTHIER AND HAPPIER
SUNSHINE COAST COUNCIL INITIATIVE
Here’s how you can begin the new year the right way by prioritising healthy living, positive mental health and making connections – without breaking the bank.
It’s time to run, jump and groove into Sunshine Coast Council’s Healthy Sunshine Coast program, which catapults into action for 2024 across the region on Monday January 29. Healthy Sunshine Coast is an affordable and holistic community health and wellbeing initiative that supports and encourages our community to be healthy, have fun and meet new friends.
The aim of the program is to encourage:
- positive mental health and resilience
- regular physical activity
- healthy eating
- strong social connections
- participation across all ages and abilities.
Sunshine Coast Council’s Economic and Community Development Group Executive Greg Laverty said this year’s program had something for everyone.
“Activities range from the new pilates classes at the Maroochy Bushland Botanic Gardens, laughter yoga in Maleny and Caloundra and
over 50s fitness at Buderim,” Mr Laverty said.
“Join in the fun and let’s build a happier, healthier and more connected region.”
Registration is free, but essential. Once signed up, local residents will be able to attend a range of low-cost health and wellbeing activities around the region, which are $10 – or just $5 with a Health Care/ Pensioner card.
Additional activities will be added over time.

ADVOCATING FOR COMMUNITY SAFETY AND VITAL UPGRADES
NEW YEAR NEW ROLE
I am pleased to share the news that I have been appointed to the role of Shadow Minister for Police and Community Safety.
Law and order is an issue I’ve always been passionate about, and I will continue to advocate on behalf of our hard working police to ensure they are given the resources and laws they need to keep our community safe.
Despite my new role, my priority remains listening to the concerns of locals, and fighting for those issues you’ve told me are the most important – the cost of living, housing security and affordability, access to health services, and of course, crime.
I’ll also be heading to other regional communities including Cairns, Townsville and Mt Isa as part of my role on the Youth Justice Select Committee this month to hear their stories and experiences of crime, before heading back to Parliament later this month.
IMPORTANT ROAD INFRASTRUCTURE UPGRADES
Great to see work commence on the new $1million safety upgrades at the Scrub Road intersection on David Low Way. A pedestrian refuge will be installed on David Low Way, along with a dedicated right-hand turn at the intersection with Scrub Road.
In other exciting news, work is progressing on the $5million upgrades to replace the roundabout at Yandina-Coolum Road, School Road and South Coolum Road with a new
signalled intersection. For those that are not familiar with this project, this is the first step in our long running campaign to improve safety and bust congestion in Coolum.
ESCOOTERS
My office is receiving lots of complaints from locals about e-scooters and motorised bikes, with many users, particularly youth, showing complete disregard for the rules, including speeding and riding on footpaths, not wearing helmets, and generally risky behaviour. This is not acceptable, and it’s only a matter of time before someone is seriously injured. Our police are doing the best they can to enforce the rules, but I urge everyone who owns a mobile device, or parents of teenagers who regularly use them, to become familiar with the rules. In the meantime, proposed new regulations to further strengthen them are due to be debated in Parliament in coming months, and I welcome feedback from our community on what more we can do to better protect pedestrians and riders.
Details about the current rules is available at
https://www.qld.gov.au/transport/safety/ rules/wheeled-devices/personal-mobilitydevices

DOUBLE TROUBLE DELIGHT
A ROLLICKING FARCE, WITH AUDIENCE PARTICIPATION, AS OUR HERO, FRANCIS, DOES HIS UTMOST TO FIND LOVE. AND A GOOD MEAL.
One Man, Two Guvnors has been called a masterclass in farce, a non-stop romp, and wild and glorious.
This new show from Coolum Theatre Players, under director Nick Smith, is a fast-paced farce that follows the fortunes of our hero, Francis Henshall (Riley Scott), down on his luck, and very, very hungry. Suddenly finding himself in the employ of two bosses, and with the chance of both a meal and of finding love with the fragrant Dolly (Caitie Elliot), Francis uses all his wiles to survive.
His first guvnor is the very alive Rachel Crabbe, disguised as her very dead twin, Roscoe (Rose Newton), a revered London gangster who has, apparently, come to Brighton to claim money owed to him by his fiancee’s father, Charlie Clench (Alex Meloni). Roscoe was killed by Rachel’s boyfriend, Stanley (Harvey Wolf), and she needs the money to run to Australia. Unfortunately for Francis, his second boss is Stanley, who does not know that Rachel is in Brighton and is hiding from the police, waiting to be reunited with her.
To prevent discovery and earn money from both guvnors, Francis must keep Rachel and Stanley apart. To aid him, Francis enlists help from the audience and brings unsuspecting audience members up on to the stage to do his job for him. Meanwhile, Roscoe’s fiancee, Pauline (Sarah Tweed), must keep Rachel’s disguise a secret, risking her own future happiness with dangerous thespian, Alan Dangle (Darcy Truman). As Francis’s world plunges into further mayhem and confusion, his attempts to woo Dolly, Charlie’s bookkeeper, go awry
and he must prove to her that he is a good, honest man.
Ably supported by a quality cast including James Moir, Lesley Roberts, Jen Francis, and Levi Mann, and with the support of the house band, The Coolum Craze, One Man, Two Guvnors is a rollicking farce, which often breaks the fourth wall, and entertains with 1960s pop hits aplenty, including songs by Lennon & McCartney, Bacharach & David and Roy Orbison.
With all this slapstick, and being directed by Nick Smith, who brought you "Art", "Picasso at the Lapin Agile" and "All the Great Books (Abridged)", this show looks to have the makings of an hilarious evening out!
General Information
One Man, Two Guvnors, will be at Coolum Civic Centre and will run from April 5-6 at 7.30pm, April 7 at 2pm, April 12-13 at 7.30pm and April 14 at 2pm.

TALKING PROPERTY
Unlocking the Door to Property Success: (Part 2)
Your Comprehensive Guide to Mastering the Art of Selling Real Estate in 2024
1Engage local agents & research the market
“Knowledge is power “according to Francis Bacon in 1597 & the same is true today. Request property appraisals from multiple agents to obtain diverse perspectives on value, market insights & strategies. This initial interaction provides you with an opportunity to acquaint yourself with local agents but will also provide valuable insight into the current property climate & market trends. Assess their expertise & discern whom you feel most comfortable with to entrust the sale of your property. Some agents may also offer valuable tips & advice on preparing your property for sale.
2Presentation is key Presentation can significantly increase the overall appeal of your property & increase the perceived value. Key elements to consider include regular property maintenance, cleaning & decluttering, pressure washing, a pristine coat of paint, & landscaping. Furthermore, curb appeal is important, as human nature prompts individuals to drive by a home to gauge interest before even entering the home. Lastly, the art of styling a property can further enhance its perceived value, adding a distinctive allure to captivate potential buyers.
3Set reasonable market expectations
Opting for a strategic approach that aligns with current market trends often yields a more favourable outcome. Pricing your property in line with market dynamics, expedites the sales process &
tends to fetch higher returns. A property lingering on the market with an inflated price tag can result in diminishing appeal, akin to perishable goods on a shelf. This approach tends to attract fewer buyers & leads to concessions in pricing. Rely on the guidance of a seasoned real estate professional, who can leverage their expertise & market insights to orchestrate a successful sales campaign.
4Optimise the timing of your property sale
Aim to position your property in a marketplace where it stands out in isolation rather than being overshadowed by similar listings. Choosing a period when the market has fewer comparable houses for sale can enhance your property's visibility & desirability. If you are re-entering the same market as a buyer, explore options such as an extended settlement period or a rent-back arrangement. Rely on the expertise of your real estate agent to formulate a well-timed & advantageous market strategy tailored to your specific circumstances.
5Enlist a local property professional
- Secure the assistance of a local real estate professional at the initial stages when considering selling a property. A seasoned real estate agent is an invaluable asset, bringing expertise in negotiation, insight into the market & marketing that can significantly enhance the value of your home. Research indicates that independent sellers typically experience prolonged processes & yield lesser returns. A skilled professional becomes an instrumental force in navigating the sales process & achieving an optimal sales price.

STANDING STRONG
AUSTRALIA DAY
I hope you enjoyed your Australia day weekend. Like you, I am proud to be an Australian. We are the world’s most successful liberal democracy and there is much to celebrate.
That’s why I will always support the tradition of Australia Day and stand by our flag.
As you know, our beloved national day has been under attack this year by the Albanese Labor Government, corporate Australia, and local councils.
Retail giants stripped away national merchandise, our council abandoned our Australia Day awards and Labor encouraged over 81 Councils to deny new Australians the opportunity to become citizens on our national day.
I believe, Australia Day belongs to the people and should never be the plaything of big governments and big corporates; and that any attempt to cancel or silence Australia Day should be opposed.
That’s why I ran a campaign this year to help splash the Sunshine Coast with Australian pride and patriotism by handing out FREE bumper stickers.
In just two weeks, we were able to deliver 2,000 stickers. Thank you to everyone who took part.

UNLOCKING OPPORTUNITIES WITH PROPERTY SHARE LOANS
Welcome back to the first edition of ‘Loans Unpacked’ for 2024. As you may have noticed by the change in branding and snazzy new photo, I have some exciting news to share! I recently joined Mason Finance Group as their newest Senior Mortgage Broker. Mason Finance Group is a boutique brokerage based in the heart of the Sunshine Coast and are known for their excellent customer service and dedication to getting the best possible outcome for their clients. Values which are close to my heart, and I’m looking forward to an incredible 2024 together.
But enough about me. Let’s talk about buying property jointly with family or friends, something that we’ve seen a surge in enquiries about lately.
Buying property with family or friends, particularly investment properties, is becoming increasingly popular as a way to boost borrowing power and access properties that may have otherwise been out of reach. All buying costs, loan repayments and ongoing expenses for the property are typically shared, which reduces the burden on your monthly cashflow. Great right?
But there can be some challenges. Traditionally, when applying jointly for a loan, all owners of the property are 100% liable for the total debt, even if the loan balance has been divided into separate splits. This means that the total debt will show up on each owners’ credit report, which can be problematic if they need to apply for finance in the future.
However, some of our lender partners now offer unique ‘Property Share’ loans. This product allows each owner to secure a separate loan for their specific share of the debt, providing total flexibility in how they set up and manage their own loan, as well as ensuring that only their share of the loan will be reported to credit agencies.
If this is something you’d like to learn more about, please reach out for a chat. I’d love to help!

NAVIGATING SUCCESSION LAW FOR FAIR ESTATE DISTRIBUTION
Many hold the view that as they have control of their possessions in life, they have control over what happens to their possessions after they pass away.
At common law, this view is the law.
However, it is also important to consider the needs of an individual’s family members, with consideration being given to what they receive from the individual’s estate.
What exists at law is a balance between an individual’s right to freedom of disposition and the needs of their family members following their passing.
Under the Succession Act 1981 a person can seek an order from the court in relation to an estate of a deceased to provide from that estate provision for:
- The Spouse;
- Child (including adopted and Step); or
- Dependent of the deceased.
This provision is provided notwithstanding what the terms of the Deceased’s may provide.

BATTERIES ARE FLAMMABLE
RESPONSIBLE RECYCLING ENCOURAGED
This photo shows inside the back of a garbage truck, where a fire has ignited. The fire has been caused by batteries. Batteries are flammable and can start fires in the back of garbage trucks or at the recycling plant. This ‘hot load’ puts our drivers, our community, our trucks and our facilities at risk. This is a friendly reminder to never bin your batteries, but rather take them to a drop off recycling point. Download the RecycleMate app to find a battery drop off point near you. Many responsible drop off points can be found at convenient locations such as the local grocery store like Coolum Woolworths.
1. Get a battery jar at home.
2. Fill it with used batteries.
Did you know 95% of a battery is recovered when taken to a drop off location?
Help put your batteries to better use!
It’s totally free and as easy as 123!
3. Return to a drop off location near you.

DIVE INTO MARION BIRKENBEIL’S INTRIGUING NOVELS
NOVELS BY LOCAL AUTHOR MARION BIRKENBEIL
Marion Birkenbeil, a landscape architect from Coolum Beach, discovered how much fun it is to create fiction; to feel, hope, laugh and cry with the protagonists. Born in Germany, she used to write her novels in German. Since she translated them into English, she is keen to let others know about her murder stories that are set on the Sunshine Coast.
Her first English novel is called Bra over Jumper– My Mum has Alzheimer’s. It’s an emotional story revolving around Alzheimer’s disease, new love and friendship, and a cuddly dog that becomes a ‘volunteer’ in a nursing home. However, it’s also a murder mystery. Someone discovers a half-naked, lifeless
woman in a park in Coolum Beach. Who killed her, and why?
Another dead body is found in dense bushland near Stumers Creek in her book: Deadly Datura. And Marion plans to release more books in the future! Happy reading!
