WORK TO PROTECT AND REPLENISH THE SPIT CONTRACTOR SELECTED FOR URGENT NOOSA SPIT EROSION WORKS

Noosa Council has selected a preferred contractor to tackle severe erosion along the dog beach section of Noosa Spit. Mayor Clare Stewart said the aggressive erosion needed urgent action with Council to invest significantly to restore the battered shoreline and rebuild the beach. “These issues aren’t new. Noosa Council has been fighting erosion at the Spit ever since it was constructed in the 1970s and it remains an ongoing tussle with Mother Nature,” she said. “Unfortunately, the erosion Eastern Beaches News - February 2024

has been so severe along the dog beach section recently that substantial work is needed to replenish and bolster the shoreline to protect the Spit.” A call for tenders went out last year, with Council this week endorsing Hall Contracting as preferred contractor – to be ratified on Thursday - and authorising CEO Larry Sengstock to oversee contract negotiations. The new contract will include sand nourishment and reprofiling of the beach. “The project will create two sand plugs – one at each end of the beach – to redirect flowing water away from the shore and back to the centre of the channel,” Continued on Page 3

CELEBRATING THE MONTH OF LOVE HELLO COMMUNITY,

“Love is in the air”! As we welcome the month of February, let’s paint our neighbourhood with the colours of affection and unity. This is more than just a day; it’s an opportunity to celebrate the unique & distinctive bonds that enrich our local community. Let us wholeheartedly embody togetherness – a shared cup of tea with an elderly neighbour, a helping hand in tending to a garden, or a gesture like sharing surplus food. Even a daily compliment to a perfect stranger, can illuminate our month of love. Here’s to an all-encompassing love that surrounds us, & the irreplaceable connections that make our neighbourhood extraordinary. May we come together this month for love, laughter and shared moments that create

lasting memories. Whether you’re spending the day with a loved one, friends, a fur child or enjoying some self-appreciation, know that you are a valued part of this wonderful community. Happy Valentine’s Day!!! If all else fails, I leave you with my silly sense of humour: Why did the tomato turn red on Valentine’s Day? Because it saw the salad dressing! Warmest Regards, Darren Van Der Westhuizen

the Mayor said. This approach is as outlined in Council’s Shoreline Erosion Management Plan that establishes the coastal protection regime for the Noosa River Mouth and has been subject to expert independent coastal engineer review. Acting Infrastructure Services Director Shaun Walsh said the project would see around 16,600 cubic metres of dredged sand used to create the two sand plugs. “And around 62,650 cubic metres of dredged sand will be used to renourish the eroded beach,” he said. While the Noosa River entrance channel has constantly changing hydrology, it is hoped that this new channel will improve navigation in the area of the river away from the congested riverbank. Sand will be dredged from an approved area of the channel. Council is also working with Maritime Safety Queensland and the preferred contractor to maintain navigation for vessels

during the work. Council pulled the pin on an earlier contract in August as the previously selected contractor couldn’t complete the work by the September deadline stipulated by the state in its works permit. Work must be finished by September 30 to meet the conditions of the permit issued by the state. “The permit allows for work to be undertaken between April and September, but we’ve contacted the state seeking permission to begin work earlier to ensure the contractor has ample time to complete the project,” Cr Stewart said. Hall Contracting has a fleet of 14 dredges at its disposal, and has river and port clients across the eastern seaboard of Australia. BATTERIES ARE FLAMMABLE RESPONSIBLE RECYCLING ENCOURAGED

This photo shows inside the back of a garbage truck, where a fire has ignited. The fire has been caused by batteries. Batteries are flammable and can start fires in the back of garbage trucks or at the recycling plant. This ‘hot load’ puts our drivers, our community, our trucks and our facilities at risk. This is a friendly reminder to never bin your batteries, but rather take them to a drop off recycling point. Download the RecycleMate app to find a battery drop off point near you. Many responsible drop off points can be found at convenient locations such as the local grocery store like Coolum Woolworths. Did you know 95% of a battery is recovered when taken to a drop off location? Help put your batteries to better use! It’s totally free and as easy as 123! 1. Get a battery jar at home. 2. Fill it with used batteries. 3. Return to a drop off location near you.

Download the RecycleMate app to find your nearest battery drop point. Information courtesy of Sunshine Coast Council.

WHATS ON

DOUBLE TROUBLE DELIGHT A ROLLICKING FARCE, WITH AUDIENCE PARTICIPATION, AS OUR HERO, FRANCIS, DOES HIS UTMOST TO FIND LOVE. AND A GOOD MEAL.

One Man, Two Guvnors has been called a masterclass in farce, a non-stop romp, and wild and glorious. This new show from Coolum Theatre Players, under director Nick Smith, is a fast-paced farce that follows the fortunes of our hero, Francis Henshall (Riley Scott), down on his luck, and very, very hungry. Suddenly finding himself in the employ of two bosses, and with the chance of both a meal and of finding love with the fragrant Dolly (Caitie Elliot), Francis uses all his wiles to survive. His first guvnor is the very alive Rachel Crabbe, disguised as her very dead twin, Roscoe (Rose Newton), a revered London gangster who has, apparently, come to Brighton to claim money owed to him by his fiancee’s father, Charlie Clench (Alex Meloni). Roscoe was killed by Rachel’s boyfriend, Stanley (Harvey Wolf), and she needs the money to run to Australia. Unfortunately for Francis, his second boss is Stanley, who does not know that Rachel is in Brighton and is hiding from the police, waiting to be reunited with her. To prevent discovery and earn money from both guvnors, Francis must keep Rachel and Stanley apart. To aid him, Francis enlists help from the audience and brings unsuspecting audience members up on to the stage to do his job for him. Meanwhile, Roscoe’s fiancee, Pauline (Sarah Tweed), must keep Rachel’s disguise a secret, risking her own future happiness with dangerous thespian, Alan Dangle (Darcy Truman). As Francis’s world plunges into further mayhem and confusion, his attempts to woo Dolly, Charlie’s bookkeeper, go awry 6

and he must prove to her that he is a good, honest man. Ably supported by a quality cast including James Moir, Lesley Roberts, Jen Francis, and Levi Mann, and with the support of the house band, The Coolum Craze, One Man, Two Guvnors is a rollicking farce, which often breaks the fourth wall, and entertains with 1960s pop hits aplenty, including songs by Lennon & McCartney, Bacharach & David and Roy Orbison. With all this slapstick, and being directed by Nick Smith, who brought you "Art", "Picasso at the Lapin Agile" and "All the Great Books (Abridged)", this show looks to have the makings of an hilarious evening out! General Information One Man, Two Guvnors, will be at Coolum Civic Centre and will run from April 5-6 at 7.30pm, April 7 at 2pm, April 12-13 at 7.30pm and April 14 at 2pm. Table seating of eight and patrons can BYO drinks and nibbles. Ticket prices are $25 for members, $28 concession and $30 for adults. Tickets can be purchased online at www.coolumtheatre.com.au or by phone at Clever Girl Productions on 0415 421 045.

TALKING PROPERTY Unlocking the Door to Property Success: (Part 2) Your Comprehensive Guide to Mastering the Art of Selling Real Estate in 2024

1

Engage local agents & research the market “Knowledge is power “according to Francis Bacon in 1597 & the same is true today. Request property appraisals from multiple agents to obtain diverse perspectives on value, market insights & strategies. This initial interaction provides you with an opportunity to acquaint yourself with local agents but will also provide valuable insight into the current property climate & market trends. Assess their expertise & discern whom you feel most comfortable with to entrust the sale of your property. Some agents may also offer valuable tips & advice on preparing your property for sale.

2

Presentation is key Presentation can significantly increase the overall appeal of your property & increase the perceived value. Key elements to consider include regular property maintenance, cleaning & decluttering, pressure washing, a pristine coat of paint, & landscaping. Furthermore, curb appeal is important, as human nature prompts individuals to drive by a home to gauge interest before even entering the home. Lastly, the art of styling a property can further enhance its perceived value, adding a distinctive allure to captivate potential buyers.

3

Set reasonable market expectations Opting for a strategic approach that aligns with current market trends often yields a more favourable outcome. Pricing your property in line with market dynamics, expedites the sales process & 8

tends to fetch higher returns. A property lingering on the market with an inflated price tag can result in diminishing appeal, akin to perishable goods on a shelf. This approach tends to attract fewer buyers & leads to concessions in pricing. Rely on the guidance of a seasoned real estate professional, who can leverage their expertise & market insights to orchestrate a successful sales campaign.

4

Optimise the timing of your property sale Aim to position your property in a marketplace where it stands out in isolation rather than being overshadowed by similar listings. Choosing a period when the market has fewer comparable houses for sale can enhance your property's visibility & desirability. If you are re-entering the same market as a buyer, explore options such as an extended settlement period or a rent-back arrangement. Rely on the expertise of your real estate agent to formulate a well-timed & advantageous market strategy tailored to your specific circumstances.

5

Enlist a local property professional - Secure the assistance of a local real estate professional at the initial stages when considering selling a property. A seasoned real estate agent is an invaluable asset, bringing expertise in negotiation, insight into the market & marketing that can significantly enhance the value of your home. Research indicates that independent sellers typically experience prolonged processes & yield lesser returns. A skilled professional becomes an instrumental force in navigating the sales process & achieving an optimal sales price.

STATE GOVERNMENT NEWS WITH NOOSA MP SANDY BOLTON

GRANT ALERT 2024 QUICK START GRANTS OPEN FOR NOOSA VOLUNTEER ORGANIZATIONS!

Happy New Year Noosa! To start, an alert for our volunteer organisations who do such an incredible job. Applications for our MP funded Quick Start grant program are now open for 2024, and close 12 pm 1 March for Noosa Electorate not for profits in need of up to $1000 for a small project/initiative, or as a helping hand to cover increased costs. Head to www. SandyBolton.com and click ‘MP Funding’ under ‘MP Initiatives’! COOLOOLA GREAT WALK

On the Cooloola Great Walk Ecotourism Project, I asked a ‘Question Without Notice’ last Parliament with reassurance provided from the Minister that they are working on a solution to meet community expectations, and we look forward to updates once Parliament resumes. ADDRESSING WILDLIFE ROAD INJURIES

In response to community concerns regarding wildlife road injuries in our electorate, I commissioned Dr Elizabeth Brunton, a recognised expert on macropods, to identify key hotspots and provide recommendations for best-practice mitigation methods. This has now been completed with the results shared to the Department of Transport and Main Roads (TMR), Noosa Council as well organisations who have requested. TAFE SITE INTRUSION

On the decommissioned TAFE site, which is only weeks away from finally seeing activity after nearly a decade of vandalisms, frustrations and being caught in Native Title determinations, we had an organisation previously unknown to this area unlawfully enter the site. On arrival, I was

10

confronted with a combination of genuine volunteers who had responded to a Facebook callout to ‘clean it up’ for those experiencing homelessness, as well others with an agenda that was confusing and concerning, using Kabi Kabi Elders unknown to our community claiming to have sovereign rights to the property. State Government reiterated the advice as previously to our requests to utilise this site in the interim for transportable accommodations, that it is totally unsuitable due to its fire risk assessments from the surrounding bush, which cannot be cleared due to biodiversity overlays and koala habitat mapping. This site has been hard fought for to be reinstated for the benefit of our community, and I will do everything in my power to prevent any further delays to a frustratingly decade long journey thus far. This has been confusing for many, with the Kabi Kabi Elders we have worked with for years in our community not involved in the TAFE incident, nor other widely known Kabi Kabi Elders in neighbouring areas. LOANS UNPACKED UNLOCKING OPPORTUNITIES WITH PROPERTY SHARE LOANS Welcome back to the first edition of ‘Loans Unpacked’ for 2024. As you may have noticed by the change in branding and snazzy new photo, I have some exciting news to share! I recently joined Mason Finance Group as their newest Senior Mortgage Broker. Mason Finance Group is a boutique brokerage based in the heart of the Sunshine Coast and are known for their excellent customer service and dedication to getting the best possible outcome for their clients. Values which are close to my heart, and I’m looking forward to an incredible 2024 together. But enough about me. Let’s talk about buying property jointly with family or friends, something that we’ve seen a surge in enquiries about lately. Buying property with family or friends, particularly investment properties, is becoming increasingly popular as a way to boost borrowing power and access properties that may have otherwise been out of reach. All buying costs, loan repayments and ongoing expenses for the property are typically shared, which reduces the burden on your monthly cashflow. Great right? But there can be some challenges. Traditionally, when applying jointly for a loan, all owners of the property are 100% liable for the total debt, even if the loan balance has been divided into separate splits. This means that the total debt will show up on each owners’ credit report, which can be problematic if they need to apply for finance in the future.

SARAH JANSEN Senior Mortgage Broker

However, some of our lender partners now offer unique ‘Property Share’ loans. This product allows each owner to secure a separate loan for their specific share of the debt, providing total flexibility in how they set up and manage their own loan, as well as ensuring that only their share of the loan will be reported to credit agencies.
