Groundworks have begun for the unit complex next to the shopping centre.

Final projects take shape METHODICALLY CRAFTED AND GRADED SOIL HAS REPLACED LONG GRASS AND THE ABANDONED LOT LOOK AT KOEL CIRCUIT AS GROUNDWORKS HAVE BEGUN IN EARNEST ON THE MULTI-STOREY UNIT COMPLEX TO BE BUILT ON THE MOTORWAY SIDE.

The development, which has been several years in the making, is owned by Billy Lids Pty Ltd and will produce 38 units, four Soho commercial units (offices/shops with accommodation attached) and a food and drink outlet. Sunshine Beach builder Mark Bain is the director of Billy Lids Pty Ltd and has previously built several stages of the Peregian Springs development. Billy Lids Pty Ltd is awaiting Council feedback on its Peregian Springs News - April 2022

neighbouring project at Lot 3291 Koel Circuit where it has plans for 58 units and a Tavern. The development application, MCU21/0248, has been through the public consultation phase and is now with Sunshine Coast Council planners who have recently requested an extension until April 4, 2022, to consider the application and make a decision. In nearby Pavillions, McNab Peregian No. 1 Pty Ltd, have applied to build 33 residential dwellings on the hilltop lot at 5 Pavillions Drive, rather than the 51 multiple until dwellings approved for the site when they bought it. As at March 24 Council and the developers were exchanging information, with a date not yet set for making a decision. This application does not require public notification.

FROM THE ED’S DESK While Mother Nature has been throwing everything she can find at the local area of late, it’s been particularly pleasing this month to hear so many great stories of local people going out of their way to help with the clean up, particularly on our nearby beaches where debris from as far away as Brisbane is still appearing almost daily. Special mention to the Peregian Beach Surf Life Saving Club’s Nippers and local school children who took an organised approach to do their bit. Well done! The attractiveness of our region for tourists and future residents is clearly evident right now. House prices are up, traffic is on the increase and demand is driving activity on the final large blocks of land to be transformed

into housing of one form or another. Given the ground works already commenced at Koel Circuit and the hilltop at Pavillions, and the impending Council decision on the Tavern and unit proposal near the shopping centre, it seems likely construction on all three of these projects will commence before the end of the year. Fast forward to 2023/24 and we’ll be welcoming a few more locals. At the recent Coolum Business and Tourism event hosted at St Andrews Anglican College it was pretty clear the future is bright for the Sunshine Coast. As we head towards the 2032 Olympics and beyond, the potential for further investment to strengthen our infrastructure and connectivity is high, as is our chance to develop environmental projects such as the carbon sequestering at the Blue Heart floodplains. It’s going to be interesting. I hope you enjoy this month’s read, Geoff

DOB IN A POT HOLE THIS MONTH AS THE REGION RECOVERS FROM THE POWER OF THE RECENT FLOODING, PROBLEMS ARE STILL POPPING UP FOR THE ROADS, PARTICULARLY IN THE FORM OF POTHOLES CAUSED BY WATER UNDERMINING THE ROAD’S SURFACE.

Sunshine Coast Council has sought community assistance to identify problem areas as they surface in a bid to schedule fixing and ensure the safety of road users. Sunshine Coast Council Roads Portfolio Councillor Rick Baberowski said landslips and falling trees could occur for weeks after such major flooding events. “We always appreciate the community’s efforts in alerting us to any repairs needed, especially on local residential streets. “So don’t hesitate to let us know if there is a

pothole near you. The quicker our team knows about the job, the quicker it’s actioned and filled.” You can lodge an eRequest online at www. sunshinecoast.qld.gov.au /Council/ContactCouncil/Request-for-Service-Online-Form or contact council’s Customer Contact Centre on 5475 7272. CASH SPLASH FOR TRAIN

The Federal Government announced on March 28 that it would contribute $1.6 Billion towards a heavy rail line to connect the existing train line at Beerwah with the new Maroochydore CBD. It also stated that the other half of the cost, another $1.6 Billion, would need to come from the State Government. At the time of going to print the State Government had not yet commented on the commitment which has been tied to infrastructure plans timed to coincide with the 2032 Olympics in Brisbane. SPECULATION ON ELECTION DATE

May 21 is shaping up as the most likely date for the next Federal election giving the timing of the Federal Budget and the legislative requirements around having a six week lead into the big day. The campaigning has already begun with placard waving supporters spotted out and about last weekend promoting their favoured

4

candidates. We will update our facebook pages as candidates come to light and attempt to introduce them all to you in our May edition. BEAT THOSE MOZZIES!

With all the rain of late the mosquitoes are on the rise throughout the Sunshine Coast. Sunshine Coast Council Environment Portfolio Councillor Peter Cox said residents should tip out containers or pot plant bases filled with water, regularly clean roof gutters, change the water in pet bowls and bird baths and ensure mosquito proof screens are on water tanks. In terms of personal protection, mosquito repellent, long-sleeved shirts and trousers, light colours, and limited time outside at dusk and dawn will help. Other tips include spraying screens with residual repellents, increasing light and air movement around dark and damp areas of the property and keeping swimming pools clean and chlorinated.

BIG TURNOUT FOR BEACH CLEAN

LIKE MANY AREAS, THE SUNSHINE COAST HAS BEEN IMPACTED BY THE ONGOING SEVERE WEATHER EVENTS WITH ADVICE THE MORETON BAY MARINE PARK IS FULL OF DEBRIS WHICH WILL CONTINUE TO WASH UP ON OUR COASTLINE FOR WEEKS.

At Peregian Beach the churned up water, and floating debris led to the beach being closed for swimming over the weekend of March 5 and 6, but there was still plenty of activity down on the sand and around the Peregian Beach markets as volunteers removed enormous quantities of foam and other rubbish. Peregian Beach Surf Life Saving Working Group Chair John Roderick praised and thanked all who helped out. “It was fantastic to see the wonderful community spirit on display as our lifesavers from Patrols 3 and 4 and Peregian Nippers program members and parents (at their last Nippers Day of the season), joined with other local community members to clean up the beach.” The clean up was still continuing at the end of March with local school students from St Andrews starting their day on March 23 picking rubbish out of the sand, including thousands of tiny polystyrene balls, and doing their bit to help out. Noosa Council has supplied rubbish bags at beach entrances for any beach lovers who want to help out on their daily walks - with 6

full bags left by the land side of the beach entrance for Council staff to pick up and take away. A lot of the debris found on the beach has come from pontoons washed off their moorings from the rivers between here and the Gold Coast. The large structures were washed out to sea, and are now slowly returning, with the buoyant polystyrene breaking up in the waves. Large machinery was called in during the month to remove the pontoons from beaches from Sunrise to Peregian Beach.

POLICE TARGET DODGY DRIVERS SUNSHINE COAST POLICE HAVE STEPPED UP THEIR EFFORTS TO REDUCE ROAD TRAUMA THROUGH THE LAUNCH OF OPERATION REGAIN, TARGETING DANGEROUS DRIVING BEHAVIOUR ON LOCAL ROADS.

The first three months of 2022 has seen eight deaths on Sunshine Coast roads, the highest toll the District has seen in recent years, as well as 140 serious traffic crashes. Sunshine Coast District Superintendent Craig Hawkins said there has been a remarkable increase in the number of people willing to drive a vehicle whilst adversely effected by alcohol or drugs. “I would like to remind those people that wish to put the lives of others at risk on our road, the Sunshine Coast Police will be refocusing our energy at road safety and driver behaviour,” Superintendent Hawkins said. As part of Operation Regain motorists can expect to see a very strong presence of police

on local roads focusing on: • Drink and drug driving • Hooning activities • Modified vehicles As well as the Fatal Five: • Mobile telephones • Speed • Drink/drug driving • Seatbelts • Fatigue. An additional 20 officers across the District (61 in total) have been trained in the testing of drivers for drugs, and joint training has been conducted with the Department of Transport and Main Road concerning modified and defective vehicles. “It is my intent to remind people that road safety is a very high priority for Sunshine Coast Police District, by ensuring that our responsible road users who are on the roads don’t have their lives put at risk,” Superintendent Hawkins said.

FLOOD HELP STILL AVAILABLE FUNDING SUPPORT HAS BEEN SWIFTLY ACTIVATED TO SUPPORT COMMUNITIES SEVERELY IMPACTED BY THE RECENT FLOODING DISASTER.

The Sunshine Coast was one of the first places to be inundated by the heavy rainfall and flash flooding which tragically claimed the lives of 19 people in Queensland and wreaked havoc across the coast and hinterland. Federal Member for Fairfax Ted O’Brien said the federal government had sprung into action and activated a number of disaster recovery grants to provide relief for impacted individuals, businesses and community groups. Funding from the federal government includes the Disaster Recovery Payment, a lump sum of $1,000 for eligible adults and $400 for eligible children, as well as the Disaster Recovery Allowance which provides up to 13 weeks of support at the current JobSeeker rate. A $558.5 million support package has also been negotiated between the federal and state governments to help Queensland small businesses, farmers, not-for-profit organisations, and sporting and community clubs. Through this jointly-funded package, demand-driven grants of up to $75,000 for primary producers, up to $50,000 for affected small businesses and not-for-profit

organisations, and $20,000 for sporting and community clubs and associations are available to help flood-affected communities get back on their feet. A further $1 million has also been provided to numerous Councils to provide immediate relief to fund clean-up and recovery activities – including the Sunshine Coast Council. To enable impacted residents to easily navigate support payments, Mr O’Brien has created a consolidated list of all available funding support and information. “I urge everyone who has been impacted, or knows someone who has, to please head to my website www.tedobrien.com.au and click flood assistance.” As of March 17, more than $862 million in Disaster Recovery Payment (AGDRP) and Disaster Recovery Allowances (DRA) alone had been paid for those in urgent need. Eligibility criteria applies and different grants will be open for different time periods, with information updated as it comes to hand at the website www.tedobrien.com.au/floodassistance.

BUSINESS SPOTLIGHT FEATURE

EXPANSION BOOSTS BROKERS

Members of the Mortgage Choice team check out the new Noosaville office.

MARCH 18, 2022 WILL GO DOWN AS A SPECIAL DAY IN THE HISTORY OF MORTGAGE CHOICE PEREGIAN BEACH.

After outgrowing their original office on Peregian Square and moving up to their current spot on the corner by the roundabout just over 12 months ago, the team has expanded again, this time adding another premises to the mix by taking on a second office location at 29 Thomas St, Noosaville. Business owners, husband and wife, Larissa Barton and Gordon MacVicar said when the opportunity came up to take on the Noosaville location, they had jumped at the chance to be able to offer their services to a wider area, and also to expand their office space to better cater for the current team of 10. Larissa said the business had grown from being just the two of them when the doors first opened in 2016 to now having four brokers and six support staff dedicated to helping local residents find the home loan or refinance that best suited their situations and property needs. It’s been a steady rise since the doors first opened to the point where Mortgage Choice Peregian Beach is now writing in excess of 250 home loans a year and Gordon was named 18

Best Regional Broker 2021 in The Adviser magazine’s Better Business Awards. He said the team was particularly proud of the work they had been able to do in the first homebuyer space where they had been able to help many customers to find a way into the Sunshine Coast property market as well as assisting customers to access the equity in their property for renovations and pools which ultimately improves the value of their property. With the move into Noosaville, Larissa and Jos Robinson will be tackling the broker roles in that office, while Gordon and Chloe Hobelt will be on deck at the Peregian Beach office. Gordon said the team aimed to create a welcoming environment for their clients, and it had been rewarding to bring the same distinctive look and feel of the Peregian Beach office to their new space in Noosaville. In the space of four weeks the old Noosaville office was repainted, refurbished, re-branded, re-lit, and opened for business. Rate My Agent Review I Overall satisfaction

Want to buy or sell in Peregian Springs? Use Wayne Hay and you will not regret it. VENDOR REVIEW: Ian Kennedy In early February 2022 I was approached by Wayne Hay who told me he had a number of potential purchasers who were very interested in buying my home. I signed up with him on 7 February and four days later a contract for sale of my house was signed by all parties. This was no mean feat since I had insisted that a six month lease back deal be a special condition of the contract. This was to allow me enough time to purchase another home in the same area. I had met Wayne earlier on a number of occasions and I had been impressed with his intimate knowledge of the Peregian Springs area and his marketing professionalism. He did not disappoint me. In summary, he is a good listener and communicator, is a very personable agent and he has proven himself to be an excellent negotiator. Now he has to find me another house to live in. 13 Forest Ridge Circuit, Peregian Springs

NEW DANCE CLUB AT COOLUM WHEN KARINDA BANI MADE THE MOVE TO THE SUNSHINE COAST A FEW YEARS AGO FROM SYDNEY, THE ONE THING SHE MISSED MOST WAS HER INVOLVEMENT IN PHYSIE, SHORT FOR PHYSICAL CULTURE, A DANCE SPORT WITH A STRONG FOCUS ON PHYSICAL AND MENTAL HEALTH.

Last month, Karinda took steps to bring the sport to Coolum with the launch of the not-forprofit Coolum Physie Club. “Physie is a dance sport, and the association has been going for 130 years and has over 200 clubs around the country,” Karinda said. “I have done this dance sport my whole life, and after moving up here from Sydney in 2020 and seeing so many families relocating here also, I realised that there was a need for more community activities. “My club is a not-for-profit club with not only a

strong focus on physical health, but also mental and emotional wellbeing - which is very important in these times. “I will be offering classes for 2-12 year-old-girls and ladies also to begin with. “But offering dance classes for all other ages too as we, hopefully, expand.” Classes are held on Saturdays at Coolum Uniting Church Hall in Elizabeth Street. MOTHER AND SON STAGE SHOW

WHEN LOCAL SINGING SUPER STAR KATIE NOONAN TAKES TO THE STAGE AT EUMUNDI SCHOOL OF ARTS ON APRIL 8 HER SON DEXTER HURREN WILL BE JOINING HER ON DRUMS.

Noonan will perform a set of all new music with her trio also supported by songstress Sarah King. Fair to say Dexter has been there for most of Noonan’s solo career. He was a one-year-old when Noonan recorded her first solo album Skin in Sydney and Los Angeles, and he’ll take to the stage as a 16-year-old alongside his Mum and bassist and producer Steele Chabau. Over the past 20 years Noonan, a five-time ARIA award-winning artist, has proven herself one of Australia’s most hardworking, versatile and prolific performers. Named one of the greatest Australian singers of all time by the Herald Sun, Katie has produced 20 studio albums throughout her career, with seven times platinum record sales under her belt and 27 ARIA award nominations that span diverse genres. 28

Katie first came into the nation’s view in 2002 while fronting indie rock band george – their debut album, the two-times platinum ‘Polyserena’, rolled in at number one in the ARIA charts. george ultimately won the ARIA award for Breakthrough Artist that same year. Since then, Katie has performed by invitation for members of the Danish and British Royal families, and His Holiness the 13th Dalai Lama. She was an inaugural recipient of the prestigious Sidney Myer Creative Fellowship in 2011, an honour awarded to candidates that display outstanding talent and exceptional courage. In 2018, Katie took on the Commonwealth Games Opening and Closing ceremonies as Music Director, performing to more than a billion viewers worldwide. Tickets for the April 8 show are available through Oztix.com.au for $50 (plus booking fee). It is an all-ages event and food and drinks will be available for purchase during the night. Doors open at 7.30pm with seating on a first come, first served basis. peregianspringsnews.com.au

ARE YOUR KNEES HURTING? Are you experiencing knee pain when walking downstairs or downhill? Are you feeling pain or stiffness in the knee after sitting for a period of time? There are many different causes for knee pain, which is why it’s essential to get an accurate diagnosis with your GP or physiotherapist. Patella femoral pain – is a common cause of knee pain in people of all ages. It is often felt as a dull ache in the front of the knee, just behind the knee cap. It is usually felt with prolonged sitting, kneeling or walking downhills. There can be many contributors to knee cap pain. One is known as tracking.

Peregian Springs News - April 2022

Imagine the muscles on either side of the kneecap need to work in symmetry to steer the kneecap centrally. If you have tightness on one side or weakness on another, like reins on a horse - this can alter the tracking of the kneecap and lead to a dull ache behind the knee! Other contributors include tight calf muscles, poor foot mechanics, weakness in the quadriceps and weakness in the hips.

Simple tips to help with knee cap related pain include: • Massage the outer thigh or ITB with a massage stick or try using a foam roller. • Strengthen the gluteal muscles that support the hip. When you have a weak hip, you are more likely to have knee pain! • Strengthen the quadriceps muscles with the guidance of your physio. • Ask your physio about specific patella taping that can also help relieve symptoms. • Ensure your foot and calf remain flexible and have your footwear checked by your physio. COUNCIL NEWS WITH DIVISION 9 COUNCILLOR MARIA SUAREZ

DROP BY AND SAY HI ON APRIL 13 COME AND SAY HELLO

I’ll be at Coco Cantina on Wednesday April 13, 2022, between 8-10am for the Peregian Community Chat Day. Please drop by to speak to me if you’ve got any queries or concerns. I’ll have information on current council projects such as the community centre consultation and planning scheme information. I’m usually there on the second Wednesday of the month – and keep my Facebook page updated if anything changes. I hope to see you there. FLOOD CLEAN UP

Sunshine Coast Council crews and contractors responded quickly to clearing debris and assessing our roads in flood-affected areas to open them to through-traffic and make them safe again. You may remember the damage to Verrierdale Rd and the large pothole on Peregian Springs. Emergency response repairs were undertaken to prevent further damage to the roads. Council staff are prioritising works across the region to complete repair work to standard. If you see any new potholes visit

sunshinecoast.qld. gov.au to lodge the issue online or call 5475 7272. PLAYGROUND WORK

Playgrounds are another popular area that experienced damage from the rain as the softfall was washed away making it unsafe for little park users. While the playground at The Avenue Duckpond park was inundated, the damage was not so extensive to require closure. It may take some time to top-up and replace softfall across the region due to access and supply of materials. Thank you for your support and patience. STAY IN TOUCH

If you have issues or suggestions to discuss, please contact me on 5475 9810 or maria. suarez@sunshinecoast.qld.gov.au or come along to one of my community chats. Please keep an eye on my Facebook page for details. Cheers, Cr. Maria Suarez Division 9 – Sunshine Coast Council

FEDERAL GOVERNMENT NEWS WITH MEMBER FOR FAIRFAX TED O’BRIEN

WORLD FIRST MANUFACTURING TURBINE PRECINCT

A world-first food and beverage manufacturing facility will be built on the Sunshine Coast thanks to $33.4 million in federal funding that I announced with Industry Minister Angus Taylor recently. The ‘Turbine Precinct’ will be a mega 20,000sqm purpose-built, collaborative food and beverage manufacturing centre located at the Sunshine Coast Airport. The project is expected to create 131 new jobs during construction and support 687 once operational with $200 million in economic benefits delivered for the Australian economy each year. SEQ CITY DEAL

All three tiers of government have come together to sign the SEQ City Deal - a joint commitment to deliver $1.8 billion worth of infrastructure that will transform the region. I was honoured to attend the historic signing event after years of working closely with Prime Minister Scott Morrison and Infrastructure Minister Paul Fletcher on the deal. The City Deal will play an important role in delivering transformative projects for the Sunshine Coast and will provide access to two newly created funding streams worth $435.8 million. An additional $35.3 million will also be invested into the Sunshine Coast’s Blue Heart

environmental project thanks to the newly minted Deal. RECORD LOW UNEMPLOYMENT

While there is still much work to do, the latest economic figures demonstrate Australia’s strong economic recovery from COVID-19. Unemployment for women is now at the lowest level since 1974 at 3.8% and overall unemployment is just 4%. Despite the economic hit from COVID-19, more people are in jobs today than before the pandemic. In short, this shows our economic plan is working. Rest assured, I am very aware of the challenges facing many local people and businesses. We have more to do. STAY IN TOUCH

As always, please don’t hesitate to get in touch with any Federal issues, concerns or inquiries on 5479 2800; via email at ted.obrien.mp@ aph.gov.au or in person at 17 Southern Drive, Maroochydore.
