BARNS LANE KICKS OFF IT'S FULL STEAM AHEAD FOR THE UNIQUE AGRITOURISM PROJECT PLANNED FOR BARNS LANE AT COOLUM WITH COUNCIL APPROVAL NOW GRANTED.

Sharing the good news on site at 39 Barns Lane on May 11 the developers, Helen and Jason Grant and Jonathan Leishman, were enthusiastic about bringing their proposal to life by the end of 2023 and becoming a big part of the local community. Already the team have been working with the teachers and students of Coolum Beach State School, just next door to the site, about the orchard that will be planted on site, the gardens, and Peregian Springs News - June 2022

the local produce that will be showcased in a 2000sqm produce hall that is at the heart of the project’s offer. Jason said the way the project would be developed would add more than 360 car parks to the area which would be available for parents of the state school to use at drop off and pick up, hopefully helping to ease some of the congestion at the Sunshine Coast Motorway and Yandina-Coolum Rd roundabout at the same time. The 6.8 hectare site will eventually have more than three hectares of productive garden beds. Continued page 2

AGRI-TOURISM ON THE DOORSTEP From page 1 The Barns Lane Farm will also include an Agri-tech incubator - `Dirt Lab' where scientists and tech developers will join forces to create new products to enhance productivity for growers. In Stage 3 there will be an Events Centre and boutique hotel with a view to hosting rural style weddings and events. There will also be music and art space and a craft distillery and brewery, along with restaurants and cafes taking advantage of the fresh produce offered by 50 short and long terms stallholders in the grand, undercover, produce hall. The developers expect the project will create about 170 full time equivalent jobs across a range of industries once complete. For the development team the next steps will

including preparing the site, which Jason said would be slightly raised in places to ensure it stayed well above any potential worst case flood scenarios. They are also seeking interest from businesses and partners to be part of the commercial elements of the project, with agreements in place already with Compass Farms to have their students and volunteers be part of the maintenance and development of the gardens when the time came. "The Produce Hall will provide a neverbefore-seen opportunity for local producers, without being subjected to trading restrictions and weather conditions," Jason said. "It will offer multiple connections to the market including selling direct to the public and supplying on-site restaurants and vendors." Helen said the project would have something

TAVERN PLANS EASING FORWARD AS THE 12 MONTH ANNIVERSARY OF THE LODGING OF THE DEVELOPMENT APPLICATION FOR A TAVERN AND 50 UNITS AT LOT 3291 KOEL CIRCUIT, AT THE MAIN ROUNDABOUT INTO THE SHOPPING CENTRE, NEARS, A FINAL DATE FOR APPROVAL OR OTHERWISE REMAINS UNCLEAR.

The latest activity on Sunshine Coast Council’s developmenti website, that tracks applications, shows that the developer, Billy Lids Australia Ltd and its planning firm, Pivotal Perspective Pty Ltd, responded to requests for further information from Council Planners on April 20. The application documents for MCU21/0248 outline the fine tuning going into the application around noise attenuation, visual amenity, carparking, and site access, with

adjusted architectural plans and reports supplied. Among the key changes is the addition of a large awning on the Koel Circuit end of the tavern building to create shade and break up the harder lines of the original design. The full development will include four apartment blocks and a tavern and bottle shop. The apartments will be a mix of 27 two bedroom designs and 23 three bedroom designs. The complex will also have its own shared pool. As yet a new date for a decision on this project has not be input into the development matrix on the site. Over the road, at the shopping centre, Council planners have sought further information from Dearmer Investments Pty Ltd and their planners Project Urban Pty Ltd

(MCU22/0124) about their plans for a two level commercial building adjacent to the Koel Circuit roundabout. This development, which is to include a gym, office space, retail, food venues and undercover parking, will require a public notification period as part of the application. Stage two of the development is to extend the Coles supermarket by adding an extra 8m to the end of the shop closest to the centre’s amenities block. Council’s initial information request on the shopping centre development has sought clarification on issues ranging from streetscape outcomes to pedestrian movements, pedestrian safety, amenity, and vegetation clearing. The developer has until 13 August 2022 to respond. Public notification dates will be announced once the clarification of information has been settled and the

Sell NOW — Move LATER 5 STAR

Review

Thanks Wayne! In early February 2022 I was approached by Wayne Hay who told me he had a number of potential purchasers who were very interested in buying my home. I signed up with him in the 7th February and four days later a contract of sale of my house was signed by all parties. This was no mean feat since I had insisted that a six month leaseback deal be a special condition of the contract. This was to allow me enough time to purchase another home in the same area. I had met Wayne earlier on a number of occasions and I had been impressed with his intimate knowledge of the Peregian Springs area and his marketing professionalism. He did not disappoint me. In summary he is a good listener and communicator, is a very personable agent and he has proven himself to be an excellent negotiator. Now he has to find me another house to live in!

SURF RANCH GIMMICK A NO GO DIVISION NINE COUNCILLOR MARIA SUAREZ HAS SPOKEN OUT IN OPPOSITION TO A PROPOSED SURF RANCH AT COOLUM WEST.

Councillor Suarez released a statement on May 29 outlining her personal opposition to the proposal by Consolidated Properties and the World Surf League to build large residential development and a surf pool on flood prone land at Coolum West, adjacent to the Sunshine Coast Motorway, on the Yandina side. Her statement came as Consolidated Properties chairman Don O'Rorke was due to meet with six local environmental groups opposed to the development, known as Community 6, in the wake telling the press that the Sunshine Coast was in danger of losing the multi-million development if State Government planning roadblocks could not be overcome. The proposal is for a Kelly Slater Wave Co wave pool, a hotel, eco-visitor centre and a 1500 home residential development. Councillor Suarez said Council had not changed its position on the proposal since it was announced in 2020. "This council has consistently advised WSL, Consolidated Properties and State Government Departments, that while a Surf Ranch would add a new tourism offer to the Sunshine Coast, the flood plain west of Coolum is not an appropriate site," Cr Suarez said. "I tell aspiring developers of these flood plains, the reason you can’t develop there is because the area is not included in the Urban Footprint, it’s not zoned for residential development and it is some of the lowest lying and most flood affected land on the Sunshine Coast. "It’s a natural storage area providing protection from the impacts of flooding downstream during major flood events. This 22

year alone has proven its purpose. “World Surf League and Consolidated Properties have been threatening to move the surf ranch to the Gold Coast for the past 18 months but aren’t willing to do the work to prove the project could mitigate any impacts at the Coolum flood plain. "To say that the proposal should be supported because the northern part of the Surf Ranch site didn’t flood during the latest rain bomb is ridiculous, especially when you consider the recent events weren’t even as significant as the 1992 flood event. "Any proposal would need to be assessed on robust data analysis not anecdotes. "Attractive concept drawings and vague promises aren’t enough. Why won’t they provide robust information? Where are the hydrology studies, the water quality studies, and traffic studies? Promises of overcoming flood issues, maintaining water quality and providing a wave pool with access for all and not just the elite, are conveniently absent. It would be irresponsible for any level of government to provide consent without the details." The Community 6 group including the Organisation Sunshine Coast Association of Residents (OSCAR), Sunshine Coast Environment Council (SCEC), Development Watch, Coolum Residents Association, Friends of Yaroomba and Surfrider Foundation Sunshine Coast remains opposed to the development proposal in its original form. The surfranchsunshinecoast.com.au website for the project states the project would include "the improvement, and contribution back to the public, of land dedicated to untouched riparian wetlands in support of the Blue Heart strategy of the Sunshine Coast Council. At this point no date is available as to when a decision on the project may be made by the State Government. peregianspringsnews.com.au

STATE GOVERNMENT NEWS WITH MEMBER FOR NINDERRY DAN PURDIE

PUSHING FOR ROADWORKS CASH BUDGET FUNDING PUSH

With the State Government set to hand down the Budget at the end of the month, I am looking forward to additional funding being allocated to long overdue roadworks across the region. Every week I am contacted by locals concerned about the poor standard of our road network, and despite my ongoing advocacy that has seen funds finally invested in the duplication of the Sunshine Motorway and Yandina Coolum Roundabout, much more needs to be done. As we embark on a decade of significant investment in infrastructure in preparation for the 2032 Brisbane Olympics and Paralympics, it is imperative that funds are fast tracked to upgrade our major transit routes to meet the demands of our growing population. I look forward to the new incoming Federal Government committing funds to the heavy rail extension from Beerwah to Maroochydore, and hope the upcoming Budget not only locks in the State’s share of funding, but also funds to bring forward other critical road infrastructure upgrades like the duplication of the Motorway. Our local schools have fared well in previous years’ Budgets, and I hope this year is no different. I’ve been working closely with Coolum State High to secure funding for a new performance hall for some time now, so let’s hope all our efforts pay off, with a big announcement later this month. COOLUM TOUCH FOOTBALL SECURES CASH FOR LIGHTING UPGRADE

Congratulations to Coolum Touch Football for securing $127,000 grant to upgrade their lighting through the Active Gameday Grants. It’s great to see our local clubs benefit from such a significant investment, which will allow them to continue to upgrade their facilities for 24

FEDERAL MEMBER FOR FAIRFAX TED O’BRIEN

THANK YOU FOR YOUR SUPPORT Dear Residents, Thank you for entrusting me to continue to serve as your Federal Member. While the government has changed, my resolute focus on representing you and delivering for our community remains unchanged. I send a big heartfelt ‘thank you’ to hundreds of volunteers who generously helped on the campaign, often braving awful weather conditions. I also pay tribute to the other nine candidates who contested the seat of Fairfax and their volunteers. To them and their supporters, I thank you for your service and

GARDEN EXPO IS BACK The Queensland Garden Expo is back for 2022 and will be held at the Nambour Showgrounds from July 8-10. More than 360 exhibitors have signed up to be part of this year event promising a showcase of just about everything you could 26

commit to do my best to also represent you in this next parliament. My thoughts are with many of my own colleagues across the country who have lost their seats. I congratulate Anthony Albanese and the Labor Party on being elected as the next government of Australia. My hope is that we can work together to ensure that important local projects like bringing heavy rail to the Coast can still be delivered. There’s a lot of work ahead and I’m ready to throw myself into it. Yours sincerely, Ted O’Brien imagine you’d need for gardening. Event Chairman Simon Smith said that they were looking forward to welcoming back many of the regular interstate gardening presenters, exhibitors and visitors who have not been able to attend the event over the past two years. For more information on the event see www.qldgardenexpo.com.au. peregianspringsnews.com.au

Coolum Theatre Players actors getting to know their puppet friends for Avenue Q.

TAKE A WALK ON THE WILD SIDE COOLUM THEATRE PLAYERS PRESENTS AVENUE Q, A MUSICAL COMEDY FEATURING PUPPETS AND HUMAN ACTORS WITH MUSIC AND LYRICS BY ROBERT LOPEZ AND JEFF MARX AND BOOK BY JEFF WHITTY.

Described as a “delightfully offensive show” Avenue Q has been praised for its approach in tackling significant issues in today’s society – including racism, homophobia and internet porn, with some too-close-to-home biting satire. Coolum’s director Jesse Hana Ellison refers to this show as the Sesame Street for Adults. It pokes fun at everything from the television show’s foundational belief in the value of education to the pro-social messages it communicates, by adopting its familiar characters and style and twisting them into a vehicle for commentary on life’s real lessons. Jesse spent several years performing professionally in Brisbane, having studied musical theatre, acting and stand up comedy, before joining the Coolum Theatre Players family in 2010. Her favourite shows include: Urinetown, Sweet Charity, Sylvia, Rocky 28

Horror, Spamalot and We Will Rock You. She was the entertainment coordinator for CTP’s 30th birthday celebrations in 2018 and last year directed the hugely successful season of Xanadu the musical at Coolum. Jesse said she is very much looking forward to directing this puppet-filled comedy which follows a group of twenty-somethings seeking their purpose in a big-city life. This laugh-out-loud musical tells the timeless story of a recent college grad named Princeton who moves into a shabby New York apartment all the way out on Avenue Q. He soon discovers that, although the residents seem nice, it’s clear that this is not your ordinary neighbourhood. Together, Princeton and his new friends struggle to find jobs, dates and their ever-elusive purpose in life. When: July 22, 23, 29, 30 at 7.30pm and Sunday 24th and 31st at 2pm. Where: Coolum Civic Centre Park Street Coolum. Cost: Members $25; Concession $28; Adult $30, tables seat 8, BYO nibbles and drinks. Bookings: www.coolumtheatre.com.au or 5446 2500 or visit North Shore Realty, David Low Way, Coolum. peregianspringsnews.com.au

GOLFING TIPS WITH PEREGIAN GOLF’S KATELYN MUST

HOW TO PLAY FROM WET LIES

WET LIES ARE SIMILAR TO PLAYING A FAIRWAY BUNKER SHOT. YOU HAVE TWO MAIN GOALS:

1. Hit the ball first. 2. Limit how much ground you connect with otherwise you will lose distance. To play from a wet lie you can use any club in your bag. Determine if the ball is above or below your feet.

Expanded garden organics service starts from Monday

11 July, 2022.

When my service starts, what day will my bin be collected?

If the ball lies on a fairly flat surface, grip down on your golf club by 1 inch and when you take your posture over the ball allow your arms to straighten to the point the club just touches the ground (you may have to feel like you are standing taller than usual). Now make your amazing swing feeling like you stay tall and don’t lose your posture through the ball. This way the club will swing through the ball and not make contact with the ground. Try this for both wet lies, and fairway bunkers. Happy golfing, Katelyn
