RECKLESS SCOOTER RIDING

I am deeply concerned about the rise in reckless scooter riding among children in our neighbourhood. Witnessing these dangerous behaviours frequently, I feel compelled to address the issue before a tragic accident occurs. It's troubling to see youngsters disregarding traffic rules and their own safety while zooming around. Parents must play a proactive role in educating their children on responsible scooter riding to prevent serious consequences for them and others on the road. As a community, we must

prioritize road safety and encourage open conversations between parents and children about the risks involved. By instilling a culture of responsible riding early on, we can ensure the safety of our children and create a safer environment for all residents. Let's unite to tackle this issue before it leads to avoidable tragedies. Anonymous.

BATTERY RECYCLING SAFETY

The recent article on battery safety and recycling has been eye-opening. I have always heard about batteries being dangerous and flammable but it was not until I read

this article and saw the associated pictures that it really hit home. This article and the RecycleMate app has empowered me to take action. Now, I understand the importance of properly disposing of batteries to prevent fires and protect our community. The simplicity of using the app to find nearby drop-off points makes recycling easy and accessible. I'm grateful for the information provided by the Sunshine Coast Council and for the opportunity to contribute to a safer environment. Let's continue spreading awareness and working together to make a positive impact. Anonymous.

PEREGIAN SPRINGS NEWS

100TH EDITION MILESTONE

THE INCLUSIVE AND SUPPORTIVE NATURE OF THE LOCAL COMMUNITY TOWARDS LOCAL BUSINESSES, IS THE BACK BONE OF OUR VISION TO BRING EACH EDITION IN CONNECTING COMMUNITYIES

Wow! This month marks the 100th edition of Peregian Springs News.

The Peregian Springs community has come a long way since September 2015 when the first, 8-page, edition of the magazine hit the streets, coinciding with plans for a dog off leash area near the Duck Pond Park.

The magazine was launched by Rebecca Crockett, a local mum, journalist and active community member, keen to create a regular news source for local residents who would otherwise rarely see Peregian Springs mentioned in the media, unless something went wrong.

With a bit of support from Rebecca’s friends and fellow Peregian Springs’ residents and business owners Trevor and Denise Ryan, of

Aussie Coolum, the costs to publish the first edition were covered and it was sent off to print and then hand-delivered, by foot, to every letterbox in the estate that did not have a No Junk Mail sign attached.

Aussie Coolum is one of foundation advertisers of the magazine, and still supports it to this day. It was only in about 2020 that the Crockett’s and their extended family, stopped walking the magazine, street-bystreet, every month – a change necessitated by the growth of the business and the launch of Your Community Media – incorporating two new publications, Coolum News and Eastern Beaches News.

“After taking three days to deliver Coolum News by foot, up and down the hills of every street from the Coolum Pool to Yaroomba – it became clear a new form of distribution was required,” Rebecca’s husband and business partner Geoff says.

In Peregian Springs, the team was there when the Dog Off Leash area was opened, celebrating with the community. Over time the magazine shared the news of plans for the skate park, it’s construction and eventual opening. The opening of the Aquatic Centre at St Andrews, and the various incarnations of plans for the land near Peregian Springs Shopping Centre which now houses a new block of units, with a tavern and more units to come. It covered the 2019 bush fires, the ongoing saga of the Golf Course sale, closure, resale and re-opening,

the recreation club sale, and local authors, dance stars, students, theatre, and events, and continues to do so to this day.

From the outset, Peregian Springs News was created as a way of bringing the residents of Peregian Springs News and Peregian Breeze News together, to share their news and encourage them to support the local businesses who support them.

When the Crockett family headed to Melbourne to pursue a new opportunity, they were looking for other locals to step in and take on the stewardship of the magazines to ensure they remained fiercely local. This led to InFocus News being created in 2022 to take over Your Community Media and its publications and continue delivering a monthly news source for locals, by locals. Darren who heads up Infocus News is a local resident, father of two, engaged member of the community and a passionate contributor to various local initiatives. We were drawn to Darren for his impeccable integrity, compassionate nature, and genuine kindness, which embody the ethos of our community. We

spent many hours transferring the mantle of responsibility, but we are delighted with Darren as custodian, and all of his hard work and dedication.

“Creating three magazines every month is no mean feat,” Geoff says.

“There are many hours of work that go into the design of pages and ads, the answering of queries, sourcing of stories, and the business elements of invoicing and staying on top of the bills.

“It’s a team effort with your printers and distributors as you all sweat on every deadline being hit and every potential error being fixed before the product is on the street for all to see, without the luxury of a delete button to fix anything that may print incorrectly.

“To make it to 100 editions is an amazing effort and a strong reflection of the determination of Darren and the InFocus News team to ensure Peregian Springs News, Coolum News and Eastern Beaches News continues to be there for its community.

“Congratulations!”

WISTFUL RECOLLECTIONS OF PEREGIAN SPRINGSINTERVIEW WITH SYLVIA MCNEELA

JOURNEYING THROUGH THE ROOTS OF PEREGIAN SPRINGS

Sylvia McNeela, an early resident of Peregian Springs, was captivated by the region's allure from a young age, accompanying her family on trips from Brisbane to Coolum Beach. In 1956, her family secured a block of land in the area, amidst stunning natural surroundings teeming with koalas, wallabies, and kangaroos. Despite her initial fondness for Airlie Beach, where she met her late husband Michael, Sylvia's journey led her back to Peregian Springs in 1976.

Acquiring a block on Havana Road during a real estate boom, Sylvia's decision was part of a larger scheme by developers to incentivize sales in the struggling Centenary Heights Estate at Mount Coolum. The area, initially known as Coolum Beach, was undergoing transformation, with free blocks offered to buyers as part of a sales strategy.

Sylvia's block, situated on the high side of Havana Road, was a corner lot in what she fondly referred to as "Jamaica Park," today's Peregian Springs. The adjacent land, known as Coolum Ridges, was owned by Cliff Wright and John Hofmann, who ran cattle and horses in the area. Despite challenges like rough roads and lack of services, Sylvia and her husband embarked on the adventure of building their home, living off the grid in the bush.

Their pioneering spirit was shared by colorful characters in the community, including Victor Ernst and Bert Healey, who added flavor to the neighborhood with their unique stories. Sylvia's recollections paint a vivid picture of a close-knit community forging bonds amidst the untamed beauty of Peregian Springs.

As the region evolved, Sylvia witnessed proposals for ambitious developments, including shopping centers and theme parks, spurred by the creation of the Sunshine Motorway. However, despite the grand plans, the essence of Peregian Springs remained rooted in its natural charm and community spirit.

Sylvia eventually left her picturesque home in 1991 but continues to cherish the memories and friendships forged during her time in Peregian Springs, residing nearby in retirement. Her story stands as a testament to the enduring allure of this idyllic corner of the world and the pioneering spirit of its early inhabitants.

KIRKWOODS OF PEREGIAN SPRINGS

PAM AND CHRIS KIRKWOOD WERE AMONG THE EARLY RESIDENTS TO BUILD A HOME IN PEREGIAN SPRINGS

In 1972, they arrived from Brisbane at a Noosa Heads caravan park. However, their plans were soon in disarray as the relaxed refuge they sought was interrupted by a rowdy bunch of university students.

The couple headed off to Coolum where they saw blocks advertised at Eric Lloyd Real Estate situated on ‘good dry land’ on what is now Peregian Springs.

Despite their interest, the agent was reluctant to show them a block as it was a petrol strike.

Pam and Chris were given initial directions to head out to the DPI agricultural research station to get further guidance. However, there were meetings being held and they couldn’t get a lot of help from the staff.

They headed off but struggled to find Havana Road and had to turn around on a dirt road in the bush but their Commer van got bogged in a table drain. Pam stayed in the vehicle while Chris walked back to the research station where Cliff Wright reluctantly came to help get the vehicle out. Pam and Chris returned to the real estate agent but couldn’t persuade anybody to drive out and show them the land for sale owing to the shortage of petrol. nThe couple returned to their hometown of Sydney and approached the Commonwealth Bank for a loan, but it was reluctant to lend them money. Fortunately,

they received some money from Pam’s mother because they had saved on the budget for their wedding in early 1973.

Pam worked for the Post Master General’s Department (PMG) and Chris was a mechanic.

The couple bought two blocks side by side for $750 each on the corner of Havana Road and Coronet Street leading up to Kingston Street.

They bought a house in Brisbane in 1973 and had to keep an eye on the blocks owing to the requirement to remove noxious weeds.

Pam says “There were a lot of snakes, echidnas, goannas, wallabies, kangaroos, and hares. There was a real risk from bushfires.”

Over time, the area where the blocks were located had a succession of names including Coolum Ridges, Jamaica Park Estate, Emu Mountain Estate, Coolum, Peregian Beach South then Peregian Springs.

Cliff Wright and John Hofmann owned the property ‘Coolum Ridges’ and there was a gate on Havana Road at what is now Brushbox Way separating their property from land held by Kopps Enterprises Pty Ltd. In 1985 they had a house built on the top block before moving permanently to Havana Road in 1988 for their eldest son to start high school. Chris says, “Back in the time of the Maroochy Shire there was an area of land designated to be a park, but it was auctioned off by the Council in 1990.”

In 1996, they built another house on the block below which their son occupies.

A 20TH ANNIVERSARY FOR THE YOUNG AT HEART

JOURNEYING THROUGH THE ROOTS OF PEREGIAN SPRINGS

In the 1990s, Forrester Karta Properties (FKP) had a vision of developing a master-planned community in the undulating countryside we now know as Peregian Springs.

At its core would be a world class golf course surrounded by luxury homes; a first-class retirement village and a prestigious Anglican college with further developments including a shopping centre with a foundation supermarket surrounded by gated and ungated housing estates.

The Aveo Peregian Springs Country Club retirement village would be a flagship project developed in stages with a hub apartment block embracing village facilities surrounded by a bowling green, swimming pool and villas nestled among glorious gardens.

To celebrate the 20th anniversary of the dream becoming a reality, Aveo and the Residents’ Association hosted a classy cocktail party on Friday 23 February 2024 with 200 residents plus staff attending. They were joined by senior Aveo executives including the Chief Operating Officer, Natalie Patterson, who shared in the joy while pitching in to serve the guests who partied from late afternoon well into the evening.

Fond memories were revived of when Aveo presented a concert at the Country Club starring legendary Australian performers Barry Crocker and Julie Anthony.

This time, the stars were the residents who relived their younger days swirling around the dance floor prompted by the music of Cliff Richard and the Shadows singing ‘The Young Ones.’

The stylish dancing among the glitter of sparkling gowns and jewellery brought out for special occasions revived muscle memories of classic dance moves with couples holding each other close once more, still young at heart.

Many partygoers enthused that the evening unleashed their free spirits and they felt like being on a cruise liner.

As MC, Geoff Barden said, “We chose to reside at the Country Club to enjoy staying young for as long as possible and tonight is certainly doing that!”

The evening finished with an animated rendition of the Village People’s ‘YMCA’ perhaps appropriate for the Country Club’s own village people creating a night to remember.

DECISION PAVES WAY FOR WASTE FACILITY EXPANSION

MORE TREES PLANTED TO CATER FOR WASTE EXPANSION

Council is set to expand the Eumundi Noosa Road waste facility to ensure it keeps pace with growing demand for recycling. It follows a decision of Council at Monday’s General Committee Meeting.

The expansion will also make sure the site meets all the latest safety and environmental controls. An independent planning assessment, plus a review by an external ecologist, gives the green light to clear a portion of vegetation within the site.

The parcel will accommodate a new sediment basin to manage site run-off, freeing up the smaller existing basin for expanded resource recovery and recycling operations.

“The volume of concrete waste dropped off at the landfill for recycling has been steadily increasing,” Mayor Clare Stewart said.

“If we’re to keep processing all of this material, plus steel and green waste, to keep it all out of landfill then we need more space and more stringent sediment controls.

“The larger sediment basin – which the state has told us we need - will protect downstream aquatic habitats, vegetation, and wetlands from sedimentation as our resource recovery operations grow.

Development and Regulation Director, Richard MacGillivray, said the subject area has long been set aside by Council for waste and resource recovery uses.

"This will see some trees removed, but planning conditions will ensure six new trees – for each existing tree removed - will be planted on a site to the southern end of the waste facility as an environmental offset.”

Notably, more than 76% of the 322-hectare waste facility site is already protected as nature refuge.

“Council has previously set aside the most ecologically sensitive and valuable parts of the waste facility site for permanent protection as nature refuge,” Mayor Stewart said.

“By expanding our waste operations onto this remaining portion of the site, we will future-proof our waste and resource recovery site to cater for growth, while fulfilling our environmental compliance obligations, imposed by the state.

“We’ll also be boosting safety by creating a buffer between the drop-off areas used by the public, and our on-ground recycling operations.”

In addition to the offset plantings, wildlife spotters will oversee clearing of the site to minimise the impact on fauna.

WHY IT’S EASIER TO RECYCLE WHEN YOU’RE OUT

IT WILL SOON BE EVEN EASIER TO DO THE RIGHT THING FOR THE ENVIRONMENT AND KEEP THE SUNSHINE COAST BEAUTIFUL.

This is thanks to more recycling bins being installed by Sunshine Coast Council at popular beaches and parks across the region.

Cans, drink cartons, plastic and glass bottles, and clean paper and cardboard can go in the new public recycling bins.

Takeaway coffee cups can’t be recycled and should be put in the landfill bin instead.

Items with batteries in them – such as vapes – should be taken to the closest battery return point as batteries must not go into the landfill or recycle bin due to the risk of fires in the trucks and at the recycling plant.

Sunshine Coast Council Manager of Waste and Resource Management John Hogg said it was now easier to recycle – even when out and about.

“Materials that would have otherwise ended up in landfill can now be recycled,” Mr Hogg said.

“Recycle bins will be rolled out to prominent areas across the region in stages, with a total of 208 new bins installed over the coming months.

“We’ve been able to improve the opportunity for our community to recycle when visiting their favourite place, thanks to the new Nambour Material Recovery Facility, which opened in December 2023.

“The new recycling plant can accept material seven days a week as opposed to the previous plant which was only open from Monday to Friday.”

Being clear on what goes into each bin

Mr Hogg said clear instructions were attached to the front of each recycle bin to show what could go in the bin.

“The sign is yellow as yellow represents recycling,” Mr Hogg said.

“We hope these simple instructions will help remind our community the right way to recycle as we work together for a clean Sunshine Coast.”

How recycling bin locations were chosen Council will place new recycle bins in the areas where it’ll have a big benefit – taking into consideration feedback from the local community, whether trucks could access the bin and the type of activity that takes place there.

Bins are planned for various spots at Alexandra Headland, Mooloolaba, Maroochydore, Coolum Beach, Golden Beach, Currimundi, Dicky Beach, Sippy Downs, Moffat Beach, Warana, Buddina, Shelly Beach, Eumundi, Yaroomba, Nambour, Point Artwright, Maleny and Palmwoods.

LOANS UNPACKED

MARCH FINANCE MARKET UPDATE

This month I’ve got some exciting updates from the world of lending for you. A major bank recently said they are predicting that the Reserve Bank of Australia (RBA) will reduce the cash rate from 4.35% to 3.6% by the end of 2024. That's potentially up to three rate cuts coming our way by the end of the year, signaling some positive changes ahead!

Speaking of changes, we’re already seeing some lenders getting ahead of the curve and starting to drop both their fixed and variable interest rates. They are also making positive changes to their policies, for example one lender is now allowing investors to borrow up to 95%! Great news for property investors looking to get into the market before rates drop and prices increase.

And it seems that the market is already starting to heat up. On the back of the RBA’s decision to pause the cash rate again in February, we’ve seen a surge in enquiries from first home buyers and investors. Everyone is eager to make their move in the market and is buzzing with the same question 'What's my borrowing capacity?'. At Mason Finance Group we’re big fans of helping our clients quickly determine their borrowing capacity and get pre-approved for a loan. Why? Because having pre-approval brings confidence to both you, agents, and sellers. And when it comes to finance clauses, we're all about that super-quick turnaround.

As the market gains momentum we have also been working with a lot of existing homeowners looking to upgrade or downgrade. Let’s talk about some popular options:

Getting pre-approved for the purchase of your next home, pending the sale of your current home.

Converting your current home into an investment property, and using the expected rental income to boost your borrowing capacity to buy something new.

Using bridging finance to buy a new property before you sell your current home. And guess what? We've got a lender ready to give conditional approval within 24 hours!

If you’d like to have a chat about your lending options, give me a call. I’m here to help!

Unlocking Opportunity: The Power of Pre-Market Sales Campaigns in Real Estate

A pre-market sales campaign can be a strategic move in the real estate industry, offering numerous benefits to all parties involved – the agent, the seller, and the buyer alike.

For the agent

A pre-market campaign allows for early engagement with potential buyers, creating buzz and anticipation around the property. This can lead to increased visibility, attracting serious buyers and potentially speeding up the sales process. Really good agents are proactive during this phase, filtering through their databases, refining their prospective purchaser lists, getting in touch with both prospective buyers, and buyer’s agents during this phase. Launching online & social media “Coming soon” campaigns, pre-empting a sale, and maximizing the seller's outcome.

Savailable, providing them with a competitive edge in a hot market. Additionally, it allows buyers to take their time evaluating the property without the pressure of competing offers, fostering a more informed decisionmaking process.

Overall a pre-market sales campaign can be a win-win strategy for agents, sellers, and

buyers, facilitating a smoother and more advantageous real estate transaction for all parties involved.

VOLUNTEER FOR MEALS

MEALS ON WHEELS NEEDS OUR HELP

It was alarming to read recently that one of our most valued community services, Meals on Wheels, has lost nearly 10,000 volunteers in the past year.

Combined with the drop in volunteers following COVID, and increasing demand from those aged under 65years, Meals on Wheels, which provides nutritious and low-cost meals to some of our most vulnerable, now needs our help.

Our own local service, Coolum Meals on Wheels, has also been impacted, and needs more volunteers. Every team, this dedicated team deliver more than 21,000 meals across the local area, so if you have time to spare, please give a thought to helping out.

YOUTH JUSTICE REFORM SELECT COMMITTEE

Just a reminder that submissions to the Youth Justice Reform Select Committee’s inquiry are closing soon. The committee, which I am part of, has been visiting regional communities across the State to hear from both stakeholders and victims, including here on the Sunshine Coast. Seven priority areas have been identified, including:

• A 10 year strategy for youth justice encompassing all government agencies and community organisations

• Instigating earlier intervention and assessment

• Reimagining youth justice infrastructure

• Improving young people’s engagement with positive programs and transitioning

back into the community

• Current operation of the Youth Justice Act

• Strengthening public confidence in the youth justice system and

• Improving youth justice system responses to victims

If you would like to contribute to the inquiry, submissions close at 10am on Friday 1 March. More details can be found on the Queensland Parliament website.

GAMBLING GRANTS

Congratulations to the recipients of the latest round of the Gambling Community Benefit Fund. Collectively, groups in the electorate secured more than $220,000 in this round, which I think is a record! Local recipients included:

• Coolum Colts $18,944

• Maroochydore AFL & Roos $32,062 each

• Maroochy Sea Serpents $34,341

• Hoofbeats Sanctuary $34,997

• Altitude Scholarships $4210

Congratulations to those successful groups, and to those who weren’t so lucky this time, make sure you don’t miss out on the $30million super round, which opens next month.

DONATE SPARE PHONES

DO YOU HAVE A SPARE IPHONE?

Sadly, the statistics reveal that one in four women face domestic violence and too many lives each year are lost at the hands of partner violence.

To help those facing domestic violence within our community, I have partnered with Sunshine Coast based not-for-profit organisation, ‘DV Safe Phones’ who collect and re-purpose phones for the use of DV survivors.

If you have a spare phone you’re willing to donate, drop it by my office at 17 Southern Dr, Maroochydore on weekdays between 9am5pm.

LOCAL HEROES

Recently, more than 1,000 individuals were recognised for the significant contribution they have made to their communities as part of the Australia Day Honours list. Two of our very own locals in the Fairfax electorate were recognised for their community contribution with an Order of Australia medal. Congratulations to Nicole Cleary and Allen Reed- thank you for your dedication.

HELPING HAND PILOT

Recently my office met with HELP Enterprises to hear about their exciting new program which is all about enhancing employment opportunities for people with disability and

supporting tourism-based small and medium enterprises (SMEs) on the Sunshine Coast with valuable staff.

This comes through HELP’s Disability Employment Tourism Local Navigators Pilot which aims to revolutionise disability inclusion in the tourism and hospitality sector. Born out of the COVID-19 pandemic where businesses in the tourism and hospitality sectors took a hit to staffing, the industry is still recovering.

Th pilot program connects people with disability who are available and ready-towork with SMEs who are prepared to become a more inclusive and supported business with ‘Disability Confidence’. HELP revealed that across Sunshine Coast, Wide Bay, and Brisbane region there are 64,000 people with disability looking for a job.

If you are a business in the hospitality and tourism sector, wanting to find loyal and passionate employees, then I encourage you to get in contact with localnavigator@ helpenterprises.com.au.
