Peregian Springs Shopping Centre’s southwest carpark could one day be home to a three-level commercial building with more retail, office, dining and gym space.

PLANNING FOR GROWTH RESIDENTS WILL SOON HAVE A CHANCE TO HAVE THEIR SAY ON A PROPOSED EXPANSION TO THE PEREGIAN SPRINGS SHOPPING CENTRE.

Shopping centre owner Dearmer Investments Pty Ltd lodged a Material Change of Use application (MCU22/0134) with Sunshine Coast Regional Council on April 13 outlining plans to add more retail and office space to their precinct in the form of a three-level building over the top of the existing carpark closest to the main entry roundabout. The proposal, which will be subject to public consultation, Peregian Springs News - May 2022

includes the opportunity for more dining options, with outdoor dining spaces overlooking the carpark towards where the gym and vet surgery is now. The end of the development closest to the existing retail such as BWS, will include four retail/ dining tenancies on the ground floor with office spaces above on level 1. The other end, closest to the main roundabout, will add a roof over the existing carpark, more carparking on level 1, and a large tenancy, proposed for a gym, on level 2. FROM THE ED’S DESK Driving around Peregian Springs at the moment it is clear the final pieces in the development puzzle are being put into place rather quickly. Compared to when I first moved here 10 years ago, before a lot of the Ridges side of the estate was built, or even Pavillions, the room left for development now is minimal. Work on the new childcare centre near the Golf Course is pushing ahead, and already the walls are starting to go up on the first level of the unit development near the shopping centre, where last month it was just freshly levelled ground. Spending some time looking at the latest proposal for expansion of the Peregian Springs Shopping Centre on Council’s

developmenti site, it became very clear that the final entry statement to that area of the estate and the main roundabouts into the shopping centre will look markedly different in about two years’ time. While Council is still considering the developers’ responses to its request for extra information on the Tavern site before it will make a formal decision - and the shopping centre expansion is yet to go out for public consultation - if they are all approved in line with the architects’ drawings, then taking the left turn off Ridgeview Drive into Koel Circuit there will no longer be views of vacant land and carparks, but rather a more urban landscape, with striking architectural lines providing an entry statement into our busy retail heart. Ridges Principal Body Corporate Chairman Roger Cook said negotiations regarding the hand over for the Rec Club from FKP/Aveo to the Ridges Body Corporate are ongoing and progressing well. “However, several of the processes were not complete in time to hold the planned Extraordinary General Meetings by the end of April,” Mr Cook said. “Access for owners and residents to the Rec Club under the current terms has therefore been extended until the end of June. “The Principal Body Corporate now expects

the motions and voting papers to be sent out to owners in the middle of May, with voting to close in mid-June. “As well as receiving the voting material, owners will receive a link to where they can access copies of all the reports and inspections that have been carried out as part of the due diligence process.”

CENTRE EXPANSION ON THE CARDS From page 1 The development application, lodged on the owners’ behalf by Project Urban, states the changes will provide additional retail and commercial uses to the existing centre with: • “An extension to the existing Coles supermarket with associated carpark upgrades providing shade sails and Click & Collect facilities • A new multi-storey/multi-use building catering for an increased demand for retail, leisure and commercial uses.” The supermarket expansion would effectively fill in the space between the end of the supermarket as it stands now, and the amenities block at the rear of the complex, adding about 400sqm and moving the end of the shop north by about 8m.

The new building would include a large entry foyer at the end closest to the main entry roundabout into the centre. This would be accessed via a pedestrian bridge parallel to the top of the existing block wall at the corner of the current carpark effectively walking into Level 1 of the new development, and a foyer with Level 1 carparking (accessed from the service road) in one direction, and access to the gym on level two in the other. An economic needs assessment lodged with the application, created by Foresight Partners, concludes that the application would address an undersupply of retail and commercial floorspace in the area, and address consumer needs by providing access to a wider variety of goods and services within walking distance of nearby residents.

It also states the project would generate employment during construction and ongoing jobs once the centre was trading. The report identifies there are about 15,875 people living in the Main Trading Area for the centre, with numbers projected to grow to 17,745 people by June 2037. The Foresight Partners report predicts that the expansion would add more than $5 million in revenue for the centre once fully operational. “The proposed Coles expansion is forecast to generate an additional $2.83million during its first full year of trading, and the proposed retail specialty uses are forecast to generate $2.58million per year, totalling an additional $5.4million centre turnover for the year ending 30 June 2025. The application, as at April 29, was at the point of Council seeking further information. No date has been set for public notification.

RECORD ANZAC DAY TURNOUT

COOLUM-PEREGIAN RSL SUB BRANCH HAS HAILED ANZAC DAY 2022 AS HAVING ATTRACTED THE BIGGEST CROWD EVER AT THE SERVICE.

With COVID restrictions lifted for the first time in years residents and veterans alike were able to come out, free of masks and check in requirements, to pay their respects to those who served at Gallipoli and other battles prior and past. Despite some rain, a crowd of nearly 3000 people all but filled the grassed area of the RSL, with members of the Army’s Bushmaster squad on hand, along with a vehicle, adding to the atmosphere of the event. Veterans and their families gathered early to march toward the Cenotaph at the RSL where messages of reflection, gratitude and support were shared. Local schools, including Coolum State High School, Coolum State School, Coolum Beach Christian College, Peregian Beach College, Peregian Springs State School and St Andrews Anglican College were represented by their students, with performances by local choirs too. A strong contingent of lifesavers from our local Coolum Beach Life Saving club were also in attendance. 6

FIGHTING FOXES FOR WILDLIFE COUNCILS AND LOCAL ENVIRONMENTAL PROTECTION GROUPS WILL JOIN FORCES IN THE NEXT MONTH IN AN ATTEMPT TO CONTROL LOCAL FOX NUMBERS.

In a bid to protect native wildlife from predatory foxes, Sunshine Coast Council, Queensland Parks and Wildlife Service, Coolum and Northshore Coast Care and Noosa Council will work together to monitor coastal bushland areas from Mudjimba to Peregian Springs. The latest control program launched on April 20 and will continued until May 27. Sunshine Coast Council Environment Portfolio Councillor Maria Suarez said the program played an important part in protecting our endangered and threatened species and had delivered very positive results since the program started in 2015. “Areas included in the control program will be clearly identified, with warning signs at all entrances,” Cr Suarez said. “Please ensure your pets do not roam into bushland area during this period. “We appreciate the support the community continues to give this program as we hope to reduce the impacts these introduced predators have on our native coastal wildlife species. “A fox can have a huge impact on turtle hatchlings.

“Foxes dig up turtle nests and harass female turtles that come up to lay, leading to poor reproductive rates of the already endangered green and loggerhead turtles that nest on Sunshine Coast beaches.” The program is designed to impact fox populations at a time when they were particularly active and reduce fox predation on vulnerable populations of native species, such as water mice, Eastern ground parrots, and endangered green and loggerhead turtles at the egg and hatchling stage. The European red fox is a restricted invasive species under the Queensland Government Biosecurity Act 2014. Under the Biosecurity Act 2014, all landowners have a General Biosecurity Obligation (GBO) to manage biosecurity matter and invasive species on their property. If you spot a suspected fox den in the program area, report it to council on 5475 7272.

CONTROLLED BURN PLANNED FOR DOONAN DOONAN CREEK ENVIRONMENT RESERVE, BACKING ONTO DOONAN BRIDGE RD EAST, IS ON COUNCIL’S LIST FOR BACK BURNING THIS WINTER.

A total of 13 sites across the Coast are earmarked for controlled burns as a way of reducing fuel loads before the Spring fire season, and also assisting in the regeneration 8

of native plant species that rely on fire to release seeds. Signage will be placed on the surrounding streets when a burn is planned and a notice will go up on @SunshineCoastCouncil on Facebook. TAKE THE TIME TO FIND A RHYME DID YOU HEAR THE RHYME ABOUT CHILDREN HAVING A GOOD TIME, BEING KEPT ON THE HOOK BY A LIBRARIAN READING A BOOK?

Well, if you have youngsters and you have not yet taken advantage of the Sunshine Coast Council Library Storytime and Rhymetime sessions, you’re missing out. Each week, Council’s team offer free early literacy sessions across their libraries, encouraging a love of language through reading and singing. Sunshine Coast Council Community Portfolio Councillor David Law said council’s libraries were a great place for families to visit and the Storytime and Rhymetime sessions were ideal for enthusiastic young learners. “Storytime sessions for children aged two to five are the perfect activity for parents and caregivers to give their children the best start in life, and they’re also great fun,” Cr Law said. “Storytime sessions include stories, rhymes and songs to encourage language and listening skills, promote attention and curiosity.” The Rhymetime sessions are designed for ages six months to two years and aim to help babies develop pre-literacy and language skills. Coolum Library Storytime sessions are held on Thursdays from 9.30am to 10.30am. It’s Rhymetime sessions are Wednesdays, 9.30am to 10am. The good news for library regulars is that they are no longer required to check-in at the front for COVID tracing, however masks are still encouraged if social distancing is not possible. 10

SURF CLUB LEASE GETS THE NOD THE JOURNEY OF THE RESURRECTION OF THE PEREGIAN BEACH SURF LIFESAVING CLUB RECEIVED ANOTHER BOOST ON APRIL 21 WHEN NOOSA COUNCILLORS VOTED UNANIMOUSLY TO AUTHORISE COUNCIL’S CEO TO ENTER INTO NEGOTIATIONS FOR A 10-YEAR LEASE OF THE CLUBHOUSE AND SURROUNDS AT PEREGIAN BEACH.

Speaking to the motion at the meeting Councillor Amelia Lorenston took time to thank the community groups who had been instrumental in gathering support for the club’s revival. The Councillors voted to approve the lease subject to a number of conditions, including having the lessee: • Publish annual reporting of progress toward establishment of the new Peregian Beach SLSC for the first three years of operations; • Set aside a suitable area for Surf Lifesaving Queensland to oversee Noosa Shire contract lifeguard operations as per the Surf Lifesaving Queensland Sunshine Coast Branch proposal; • Agreeing that opportunities for ratepayer financial support will be by application through Council’s community grants program and no commitment is provided by Council for direct ratepayer financial support • Agreeing that building maintenance will be at Council’s discretion subject to its independent assessment and asset maintenance planning; The motion also noted Peregian Beach Surf Lifesaving Club Inc’s. request to operate the Peregian Beach Markets from May 2022 and authorised the CEO to issue the appropriate permit once Council has received a properly made application and undertaken its normal assessment process. 12

Councillors agreed to consider as part of the 2022-2023 budget deliberations the allocation of $71,000 per annum plus CPI (for a total of three years) to fund SLSQ contract lifeguard services on Saturdays and public holidays in the surf lifesaving patrol season (September to May) for the purposes of providing lifesaving service continuity at Peregian Beach and also agreed to consider as part of the 2022-2023 budget deliberations the allocation of $90,000 to re-paint the clubhouse building. A final element of the motion was to allow the application of the exception to the requirement for tendering of the lease under Section 236 (1) (b) (ii) of the Local Government Regulation 2012 as the lease is to a community organisation. The previous incarnation of the PBSLSC closed in 2014 with Noosa Heads Surf Life Saving Club stepping in to assist financially and physically by taking on beach patrols and management of training and support. The intent was to try and assist in the rebuilding process with a view to bringing back an independent club if, and when, the community support was there to make it possible. As of May 2, Noosa Heads Surf Life Saving Club formally handed responsibility for patrolling Peregian Beach over to the newly incorporated PBSLSC, although it is clear from the PBSLSC’s first AGM that support will still be there from NHSLSC to help the new club meet its patrol requirements and help it to grow over the next three years. From September 2022, PBSLSC members will provide patrol coverage on Sundays during the season, with the Council funded lifeguards to supporting Saturdays and public holidays. At the PBSLSC AGM, Sunshine Coast Surf Lifesaving president Gerard O’Brien said the ultimate aim was to have 12 full patrols with 8-10 members covering all the required qualifications. peregianspringsnews.com.au

Young leaders on the Coast want to hear the views of others aged 12-24 years.

THE YOUNG LEADERS CHOSEN TO BE PART OF THE SUNSHINE COAST YOUTH COUNCIL HAVE SET UP A SHORT SURVEY DESIGNED TO TAP INTO THE MINDS OF OTHER YOUNG PEOPLE.

Sunshine Coast residents aged 12-24 can complete the Youth Council’s survey for their chance to win one of five, $50 vouchers. The Youth Council is made up of 15 enthusiastic young leaders from across the Sunshine Coast and was formed in 2021 as a part of Sunshine Coast Council’s ongoing commitment to engage and empower young people. Community Portfolio Councillor David Law said young people were an important part of our community and represented the future of the Sunshine Coast. “We want people to thrive here on the Sunshine Coast and are keen to find out what young people love, what could be improved and their ideas for the future,” Cr Law said. “With the information collected from the survey, the Youth Council will have a clearer picture as to how they can advocate and take 16

IT was wonderful to see many local schools and community groups commemorate ANZAC Day at the Coolum-Peregian RSL Dawn Service recently. Inspirational stories from veterans and understanding and hope from our youth were shared. Thank you all for your participation. WORLD ENVIRONMENT DAY

Save the date Sunday June 5 – for Coastal WED Fest at Jack Morgan Park. Hosted by council, this event is part of World Environment Day month-long program. I’m so excited to have the event in Coolum. Another local WED event is the Doonan Planting Festival. Help plant 1000 food trees for glossy black cockatoos, flying foxes and other wildlife at the free family friendly event on Sunday 26 June from 8am to 11am. SMALL BUSINESS MONTH IS HERE GREAT TURNOUT FOR ANZAC DAY

Anzac Day looked a little different this year, as we were able to join together as a community again to commemorate this special day. Despite the wet conditions, it was an honour to join with record numbers of locals at the Dawn Service at the Coolum Peregian RSL. I was fortunate to also be able to attend services at our local schools including Coolum State High School, as well as in other parts of the electorate, including Eumundi and Bli Bli. More than 100 years have passed since that ill-fated battle on the shores of Gallipoli, but the memory of the sacrifice, the honour, the bravery and the courage that defines the Anzac spirit shines just as brightly today. Lest We Forget. SMALL BUSINESS – THE BACKBONE OF OUR ECONOMY

May is Small Business month, and there’s no better time to be showcasing the diversity of small and family owned businesses that are operating in our backyard. Recently, I launched a new campaign to help put the spotlight on some of these businesses. The centrepiece of the ‘Supporting Local’ campaign is a hamper stocked entirely with locally made goods (see picture), including: • Environmentally friendly cleaning products from The Pleasant State and Go for Zero • Handmade soap and bath bombs from The Soap Bar • Selection of teas and spices from Planet Organic • Popcorn from Sweet Az Popcorn • Longlife meat alternatives from Veff by Fenn Foods • Pasta, couscous and risotto mixes from Belladotti • Coffee from Flying West Roasters • Craft beer from Eumundi Brewery These hampers are being donated to local 28

GOLFING TIPS WITH PEREGIAN GOLF’S KATELYN MUST

HOW TO AIM AND HIT IT STRAIGHT AT A RECENT PROFESSIONAL COMPETITION I WAS COMPETING IN I NOTICED ON THE DRIVING RANGE THAT 90 PER CENT OF THE PLAYERS HAD ALIGNMENT TOOLS ON THE GROUND DURING THEIR PRACTISE SESSIONS.

When I walk the range at Peregian Golf, I would be lucky to see 1 or 2 amateur players have any tools that assist with aiming their club or bodies to a target. Aiming for golf isn’t something that is natural, as we are trying to aim a club face as well as the body from a side on angle, were as most things we do in a day like walking and driving are done face on. So, before any game of golf whether it’s a quick putt or chip or hit on the range, put an alignment stick or club down in

the direction you want to hit the ball, aim your club face correctly and then aim your feet parallel, all matching the stick on the ground. The more that you practise aiming the easier it is to do on course and, as an extra bonus, your swing will feel easier as you won’t need to twist unnecessarily. Happy golfing, Katelyn

ARCARE CELEBRATES NINE YEARS ARCARE PEREGIAN SPRINGS STAFF AND RESIDENTS CELEBRATED THE NINTH ANNIVERSARY OF THE OPENING OF THEIR COMMUNITY IN APRIL.

With cakes and visits from senior management, the day was marked with a morning tea, decorations, and speeches. Arcare Lifestyle coordinator Diane Tyler said it was exciting to be able to commemorate the day so residents were able to celebrate where they live, along with their neigbhours and the community. Resident Pamela Abell (pictured above with team and right cutting cake), who has been residing within the community since it opened, joined the party to cut the cake, alongside Lynda Wardell. Lynda has been part of the Environmental team since the commissioning of Arcare Peregian Springs. Arcare’s chef made a delicious sponge cake that all the residents enjoyed. “It was lovely to be able to organise something for the team members, management team and residents to celebrate together as a family,” Diane said. “We are very pleased that residents have embraced the lifestyle in our community and have formed new and lasting friendships over Peregian Springs News - May 2022

the nine years.” Arcare Peregian Springs still has at least 10 team members who started within the first six months of the centre opening and are still there today, working to build the community into what it has become today. 31
