HIP HOORAY FOR PLAY WITH only a month to go until the school holiday and Christmas break Council is keen to see more youth play space in our area and has released four possible location options in Peregian Springs for the play space — and it needs your comment! Have your say on Peregian Springs active play space options before December 16. Councillor for Division 9, Steve Robinson, has listened to Peregian Springs community requests for a new public area to help older children be active outdoors. Sunshine Coast Council now invites the public to have their say on the four potential locations identified by Council for the multi-purpose active play space. A Council spokesperson says the

four sites, which vary in size and suitability for various recreation activities, have been shortlisted following evaluations of several locations. Continued page 3

New player found for the golf course NEWS of the golf club and course reopening in December, with Victorian course operator Golf Services Management Pty Ltd as operator/ manager, is welcomed by residents keen to see the facility in use again. GSM will operate the Course and Club under a 5 year lease, with an option of a further 5 years. The lease between Golf Course owner, Peregian Springs Golf Holdings Limited (which

has four Aveo Group employees on the Board) was finalised around a week ago. In a statement Holdings said the signing of GSM was the result of an “urgent but thorough process undertaken by the Board of Holdings” to find an operator with “necessary experience and resources” to maintain and run the course as a “sustainable” “high quality golf course.” (More page 8)

From the Ed’s desk Wow, what a busy time in Peregian Springs! We’ve had good news on the golf club with golf course manager GSM Pty Ltd signing on to re-open the course for golf ASAP. Council has also announced the next steps to bringing much wanted youth play space into the suburb and the opening of the consultation period. This is a unique opportunity for us all to help shape the future of our area for our kids and wider community. Give the Council your views on the locations they’ve suggested and why you think some areas would be better than others. Also let them know what you’d like to see there, and if you have seen examples from around the Sunshine Coast as to what might work well for older kids here, let them know or take a photo and send it to Council. More information is better than little or none. Neighbourhood Watch has been busy too. Coolum Senior Constable Marlene Fisher was recognised with a Liaison Officer of the Year District Award at the NHW conference in Brisbane this month. NHW is also championing the idea of a “Walking School Bus” aiming to start at Peregian Springs State School in the New Year to help kids get active and ease traffic congestion. Each ‘bus’ is led by at least 2 adults, it’s free and all children can join even if their parents can’t participate. The Peregian Springs Christmas Carols are also on December 15, and Dorney & Bear have opened for coffee and pastries with an official launch of the full offering later this month. Cafe scene boost

PEREGIAN Springs Cafe scene has had a boost with the “soft” opening of Dorney and Bear at the corner of Peregian Springs Drive and Balgownie Drive. The newest entrant on the Peregian Springs Cafe scene is open from 7.30am to 2pm serving coffee and pastries while their refit is completed. The owners now have their full alcohol licence and expect to be fully open by the end of the month. “This week, albeit a soft opening week has been met with rave reviews, our coffee is hitting the mark and we have started retailing Maleny Dairy milk and yogurt, Dragan Farm eggs and will have Artisan Sourdough bread in our bakery section and fresh market open soon,” Dorney said. The official launch is at the end of November with a launch party planned. In the meantime get in for a Nitro Coffee & Nitro Tea, served over ice which Dorney says gives a completely unique experience in non-alcoholic beverages, and is new to the Sunshine Coast. Have your say on youth space location CONTINUED FROM PAGE 1... The four possible sites are: - The Avenue Park, The Avenue (District Park) - Coolum Ridges Sports Complex, Ridgeview Drive – adjacent to the Ridges Sports Complex car park (District Sports Ground) - Nottingham Lane Park, Longwood Drive (Local Park) - Brindabella Avenue Park, Brindabella Avenue (Local Park) Councillor Robinson encouraged residents to review the options. “It’s important the new play space meets as many of the community’s needs as possible,” Cr Robinson said. “The proposed features vary widely so young people and their families should tell council what they think of the different areas and activities.” Potential activities include: multipurpose courts, a rebound wall, active play, integrated skate elements, climbing, hoop sports, exercise bars and parkour. Council has also proposed seating and shade trees for each area. The feedback provided during this consultation process will be used to help further assess the feasibility of each site and the community’s preferred location for these play activities. Planning and design of the active play space will be progressed subject to community support and funding availability. Peregian Springs residents will receive a newsletter with the options and details are also available on

council’s website. You can complete a short online survey or email ParksCapitalWorks@ sunshinecoast.qld.gov.au with your feedback. The deadline for submissions is December 16, 2016. Peregian Springs News’ coverage of the community views on more play space for youth options has drawn much comment from parents, teachers and youth alike with many eager for a play space for all to enjoy targeted at youth. Many would like to see a street skate element, especially since the Tickle Park skate upgrade will apparently not include a beginner’s upgrade. Join in to help influence body corporate RIDGES is a special part of Peregian Springs, we all know that, but do you know how this part of the suburb is structured and how you can be more involved in ensuring Ridges is a comfortable, beautiful, cost-effective place to live in. With more people coming to Ridges, it seems timely to talk about Ridges structure, and how homeowners can get involved in their village to have a say in the agreements for the Ridges client liaison, caretaking, security and landscaping, how owners body corporate fees are spent, how by-laws are enforced and Rec Club matters. Ridges is a multi-layered body corporate scheme under the Body

Corporate and Community Management Act Qld. Many associate Body Corporates with units and flats but the multi-layered scheme can be used for residential estates as well, as it is in Ridges. The multi-layered approach is sometimes used by developers who want to develop a large area of land in stages and want to have some control of the villages created under the various stages, while they are still selling the land especially in cases where there is joint infrastructure such as roads, pools or tennis courts. When the big block is registered in the Qld Titles Office under the layered scheme it becomes a Principal Body Corporate (PBC) with a new lot and

number. From there, as the land is developed, other Villages, known as “subsidiary bodies corporate” (SBC) are added under the PBC. See the diagram, above, for a basic introduction to the Ridges Body Corporate Structure. Each SBC relates to a particular village area in Ridges and has it’s own committee with regular meetings. The PBC too has a committee and holds meetings. The PBC has a committee of seven people, including key positions of Chairman, Treasurer and Secretary,

and four extra committee members. Of the 7 positions on the PBC, Aveo employees are now in the positions of Treasurer, Secretary and committee member. Local News—Golf Course to re-open! FROM PAGE 1 Peregian Springs Residents Association President, Bob Joubert says the Group, is “delighted” and “excited” about the reopening. “Press reports have revealed that the course will open with a new name – Peregian Golf Course – and with various pay-to-play options as well as unrestricted options being available, “ Mr Joubert said. Details on steps GSM will undertake and in what order to reopen the course are yet to come. However, the PSRA says it understands GSM will focus first on optimising playing surfaces to standard and opening the course. PSRA says it believes reopening the clubhouse and bar facilities would come later, when issues such as a liquor license, furniture and equipment are resolved. GSM Company Director Ian Denny stated that “he is excited” by re-establishing this “wonderful golf course and facility”. “GSM has been through a similar experience at St Andrews Beach where it reopened after a period of closure in 2009 and the course has been profitable and highly ranked ever since. “The maintenance team from Solid Ground have done a fantastic job in keeping the course up to a standard that will see plenty of smiling golfers hitting the fairways again very shortly.” Mr Denny said. Holdings Chairman Geoff Grady (also CEO of Aveo) said GSM is a “first class operator” and has Holdings’ confidence it “will return Peregian Springs golf course and club house operations to the high standard that they demand.” Holdings thanked everyone for 8

their patience as they sought a sustainable way forward after “the period of administration and financial difficulties” the Club went through which Holdings said “has been very upsetting to the members of the Peregian Springs Golf Club and the broader Peregian Springs and Sunshine Coast community”. Mr Grady said: “We are confident that residents and general public will again enjoy everything that this wonderful golf course has to offer under the new management of GSM.” The former operator of the Club went into administration in June this year amid fears it could not pay bills. Holdings withdrew as the former Club’s major financial support in December 2015, which ended support granted to the former Club by the Course owners since it opened around 14 years ago. Local Councillor Steve Robinson has welcomed the news of the reopening and encouraged everyone to support the facility once it’s operational. “Having this agreement in place also provides some much-needed certainly for local residents who had been rightly concerned about the future of the course… “This club can be a real hub for the local community and I wish the new operators all the best with the re-opening,” Cr Robinson said. Mr Denny said GSM intends to be onsite at the end of November and have opening details by then. For updates on the Course see our Facebook page. ‘Tis the season to be going for grants! THE State government is offering money through a wide range of community grants at the moment. Funding for everything from community groups looking to improve the environment through various activities such as community garden and compost systems, greening urban spaces with revegetation to funding for sport and recreation organisations wanting to conduct research and development, to parents feeling the pinch transporting promising young athletes to sporting events. Peter Wellington, Independent MP for Nicklin state electorate says Conservation of the Community Sustainability Action grants are open until 13 December 2016 with

funding of up to $25,000 available for:  measures to improve the energy and water efficiency of community facilities  installation of community gardens and community compost systems  greening of Queensland’s urban spaces through revegetation activities and installation of green shading infrastructure on community facilities  conservation of Queensland’s natural resources through weeding and revegetation activities, pest control and litter and marine debris collection. Eligible groups include Landcare, environmental and conservation organisations, Indigenous groups,

Local News Rotary and Lions clubs, School P&Cs parents, sport and rec associations and show societies to name a few. Glen Elmes, LNP member for Noosa says the Sport and Recreation Planning Program is open to 30 January 2017 and offers grants up to $100,000 for sport and rec organisations to research their offer and develop documents to inform planning and to further develop their sport or recreation. Glen also said the Youth Athlete’s Travel Subsidy scheme is available. It is designed to help young athletes reach their goals, support elite pathways and relieve parents from travel expenses associated with state, national and international events. Peregian Springs has two state electorates and the dividing line is at

Ridges (at the moment but currently under review though). Ridges has Peter Wellington, Independent MP for Nicklin electorate. And the rest of Peregian Springs has Glen Elmes, LNP member for Noosa. School News— PSSS Saving Seaweed by Amaya Gutierrez, Year 3 PSSS Year 2/3 BH have been studying local history. Here’s a wonderful essay capturing the excitement of a local beach drama....... IN 1991 a whale known as Seaweed got beached on Peregian Beach. People’s hearts were pounding with sadness and worry. People from all over Peregian Beach came to help Seaweed get back into the water. Seaweed was a baby humpback whale that people predicted had accidentally got itself beached. That night it was cold but the people who lived in Peregian Beach wouldn’t give up! They had to camp for the night and rotate around so people wouldn’t get cold and tired. Everyone had to be very careful because one flick of that whale’s tail could knock you out!

All the people thought that Seaweed would go out with the tide but unfortunately she didn’t. Then, over the hills the generous builders of the town came with their big diggers to build a big channel so Seaweed could get free. SeaWorld came and helped with big chains to get Seaweed back into the water. When suddenly, victory!! Peregian Beach had succeeded. People’s arms were waving, people were screaming with happiness and excitement and everyone was relieved. At the end, people shook hands and thanked each other for helping. From that day on people will never forget what a great load of people can do if they work together in a team.

Keep your chips up to date PET TALK Dr Alice O’Hare Peregian Springs Vet 07 5471 2006 FEROCIOUS storms have begun to roll in heralding the start of what promises to be a very dramatic storm season. Whilst us humans can certainly get a fright from the unexpected claps of thunder, a huge number of dogs can become ‘beside themselves’ with their terror of the noise, light and percussion of storms. Storm phobia is more common in dogs than other domestic pets, although some cats certainly are affected. During the thick of the storm, pet owners commonly report that their dog seems inconsolable, and will not settle even with constant attention and comforting. Pets are aware of the approaching storm long before we are and their anxiety has often escalated out of control even before their owner’s less attuned ears first detect the distant thunder. As vets, we are often called upon to help owners with strategies to help their storm phobic dogs through the season. Some pets feel more secure when we create a ‘safe zone’ for them, some benefit from ‘desensitisation’ to the sounds of the storm, and for others, the anxiety is so overwhelming that medication needs to be prescribed to deal with the potential for pets running away in search of safety and protection. The most common fallout from storm season is a large number of lost pets.

Peregian Springs residents are certainly a population of animal lovers and every week, at least one local drops in a roaming ‘lost dog’ to us, usually after observing near misses on the road. In storm season, this number escalates when the skies erupt, filling our surgery with panicking pets! Vet Nurse Priscilla has become super proficient at getting lost pets back to their owners fast by virtue of their microchips. When pets are microchipped and their details are up to date, we can be on the phone to anxious pet parents within minutes by tapping in to the national pet register. When there is no microchip, or the owner has forgotten to update the register with new phone numbers and addresses, we rely on social media to try to track pet owners down. Thanks to Facebook sites like ‘Sunshine Coast lost pet’s Co-ordinator’ and ‘Peregian Springs Local’s’, we are usually successful, but, this process can be slow and ‘hit and miss’. With storm season upon us the Peregian Springs Vet Surgery team extends an invitation to all local pet owners to drop in for a quick free microchip check. We can double check your pet’s microchip is where it should be (some of them can migrate under the skin), and that all your details are correct. Particularly important, is the secondary contact details, as many pet’s go missing whilst their parents are away, and mobile phones out of range.

* PEREGIAN SPRINGS RESIDENTS ASSOCIATION: Latest News FOLLOWING on from the first AGM of Peregian Springs Residents Association Inc. in mid October, PSRA reports it has 150 paid members with around 133 PSRA Facebook page users. Bob Joubert, Group President, says PSRA covers the whole of Peregian Springs and Ridges estates and aims to identify issues of community concern and to represent those interests when dealing with the council, state government, developers and other organisations. More members are welcome. The annual member fee is $10, for administration and town planner/legal costs when needed. PSRA says it is happy to report that 427 objection submissions were made on the rezoning of sport & recreation into

residential on Balgownie Drive. PSRA expects a decision will be made by Council at its meeting in January 2017, but will keep you posted on any changes to that forecast. * KNITTING & CRAFT GROUP FUNDRAISER at Aveo Peregian Springs Country Club will host a home made Toy & Craft day on Friday, November 25, from 9.30am at Gracemere Manor raising money for the Sunshine Coast Leukaemia Foundation. SPECTACULAR: Update from Ian Dredge AFTER the success of the Christmas Spectacular last year, Peregian Church is very excited that we are able to host the event once again. On December 15 from 5pm we will have fantastic food available, along with Christmas Craft. Local artists will be performing and providing the warmth and family feel that was so well received last year and from 7-8pm we will have carols and we would love to have you join us. The success of this year’s carols will be dependent on the hard work by churchmembers, local community groups and businesses, financial support by very generous local organisations, individuals and Sunshine Coast Council. Chappy’s Column— Family Focus

Look out for YOU this Christmas WOW, it’s hard to believe that the end of the school year is almost upon us and Christmas is just around the corner. When I walked into Coles the other day I heard the carols and saw the vast array of Christmas stuff and couldn’t help but ponder how quickly Christmas has crept up on me. I have also noticed that this time of year can also tend to be one of the busiest and often most draining. End of year exams, assignments, school reports, work deadlines, the ongoing stream of break ups and Christmas parties can all have the potential to leave us all feeling a bit stressed and worn out. I also have noticed over the years that many students, teachers and parents can start to feel overwhelmed and often quite on edge in the following weeks. Are you starting to feel this way? Instead of allowing yourself to get to the point where the stress and pressure is beginning to affect your health, as well as your relationships within your home, why not go and talk through your feelings with someone.

It’s amazing how much better you will feel after a quiet conversation with a friend perhaps over a cup of coffee. Try to manage your time well and don’t put of till tomorrow what you can do today. I am great at procrastinating but have learnt that this only cause me more stress in the long term (like running around on the 24th getting gifts). Make sure you set some time aside for YOU each day. Go for a swim, surf, movie or watch a session of the cricket as this will help you feel better, think clearer, be more productive and be a happier person. Even if you can only get in a 15min walk down the beach you will still be better off for it. So join me in being determined not to let life’s busy schedule rob us of health and happiness in the lead up to Christmas. If you are thinking of buying one of these properties here are a few things you need to know about getting your finance. Banks treat applications for finance a little differently for these types of properties. The reason for this is that there is generally a higher risk involved for them and so the criteria for lending may be different. Dual occupancy homes include homes with granny flats, duplexes and rural properties with more than one house on the land. Duplexes are becoming increasingly popular in the Springs.

It is often an easy way to offset your mortgage repayments by having a tenant paying you rent. As these properties are not as common as single dwellings the banks usually require a higher deposit. Their reasoning behind this is that sometimes they may be harder to sell (if the bank ever has to repossess the property) and they can sometimes be harder to get valuations for as there are less similar properties to compare them to. This doesn’t’ mean that they are a bad investment – it just means that the bank wants to protect itself a little more than usual. Cash investments still worth a look WEALTH NEWS with Tom Wigzell & Aaron Cross Patersons Peregian Springs Phone: 5409 6120 CASH investments usually offer lower returns, but they still have a purpose. A foundation stone of modern finance theory is risk diversification. This is where investors spread their investable funds across the key asset classes of equities, property, fixed interest and cash-equivalent short-term maturity securities, which are not perfectly correlated to each other. Cash (and fixed interest investments for that matter) are less volatile than equities and property. Another advantage of having some cash in your portfolio is that it provides the flexibility to direct funds to other asset classes if attractive propositions materialise. Of course, if all an investor wants to do is match the performance of an overall market – for example the S&P/ ASX 200 - there is little point in holding any cash. It is better for them to simply invest in an index fund emulating the S&P/ASX 200.

Life Cycle Considerations Investors approaching retirement will want their portfolios to have a significant exposure to short-term, liquid investments. This is because they are now more focussed on the preservation of their capital levels. This “life-cycle thesis” basically entails investors creating a lower risk portfolio as they move closer to retirement. A young 20-something investor, on the other hand, would have the bulk of these investments in growth assets, as they have ample time over the balance of their working lives to recoup paper losses caused by a market shakeout. However, we emphasise that even investors 55-years and older should have some exposure to growth assets (especially in the current low interest rate environment). To not do so increases the chance of an overly conservative investment portfolio. This will, in turn, most likely leave the investor without a reasonable level of growth potential – in such a scenario, capital base erosion will occur that eventually limits the desired lifestyle of the investor (a development the more likely to occur the longer a retiree lives).

“Safe, Inclusive and Connected Neighbourhoods and Online Communities” NOVEMBER, 2016 update DOGS ON PATROL is coming to Peregian Springs! Sunshine Coast Police and Peregian Springs Neighbourhood Watch groups invite you to join them on Saturday 19th November 2016, 9.30am – 1pm at the Recreation Club and Oval, The Avenue, Peregian Springs for the official launch of Dogs on Patrol — a new Queensland Police Service initiative promoting personal safety to dog walkers. The society in which we live is ever changing, mostly for the good, but sometimes with challenges that must be faced and overcome. These challenges are best met when we work together and this is why it is important that we bring the community together at events like Dogs on Patrol. The Neighbourhood Watch team hope to see many of our neighbours and friends at this event! On another note, we recently received $500 from our local Live Life Pharmacy. Thank you to everyone that made this happen, we are over the moon!
