COMPARATIVE MARKET ANALYSIS ACCURATE PRICING OF YOUR PROPERTY A Comparative Market Analysis (CMA) provides data about properties, similar to yours, that have sold within the last six months, or those listings currently on the market and currently under contract. The data associated with these comparable listings provides a variety of information on properties that are in direct competition to your home. I will analyze this data in order to provide you a realistic price range for listing your property. We will discuss both pricing and marketing in order to best meet your individual goals when deciding on a listing price.

THE SIGN IS UP OUR PROCEDURES FOR SHOWING YOUR HOME Showings by Appointment Only
Any licensed real estate agent wishing to show your home must first call our office and give us their office information and individual ID number. After verifying their credentials, our showing desk assistant will set the showing based on your specific instructions. Showing instructions will be discussed at the time we list your property and begin active marketing. The requesting agent will then be given your lock box combination and any specific instructions you may have. All agents are advised to knock first and to leave their business card. Our showing software keeps a record of all showings and automatically sends out an e-mail to the showing agent requesting feedback. This feedback will be shared with you.
Showings When You Are Home
If possible, leave during showings. Both the showing agent and buyer need time to explore your home and will feel more comfortable discussing its attributes without you being present. If it is not convenient or possible for you to leave, let the showing agent do their job. The agent knows the buyer’s requirements and can best emphasize the features of your home. Do not discuss anything concerning the sale with the showing agent or buyer. Let the showing agent communicate any discussion of price, terms, possession or any other factors with me. Advise children and others who may be in your home during showings what to expect and where they can reach me or call my office. Your safety and the security of your home are of the utmost importance to all of us.
Unscheduled Showings
Do not, under any circumstances, let anyone — whether a Realtor® or not — into your home without a set appointment about which you have received notification. Doing so could compromise your ability to get the highest price and best terms for the sale of your home. If someone should knock on your door wanting to tour your home, ask them to please leave and call our office to make an appointment. You may also give them a brochure and my card and suggest they call me directly. If they are persistent in their request to see your home, please call me or my office immediately — 303.399.7777 — and request that an agent come over to show it to them.
