A WHITE CHRISTMAS
T
HE Pearl in Alkimos demonstrates a new approach to home building from Webb & Brown-Neaves. The contemporary family home is part of the builder’s new White Series, which is being billed as “pure, smart and simple”. Buyers simply choose one of four White Series display homes and then work with a choice of predetermined options to create their new home. The four-step process enables buyers to select a floor plan based on their preferred display home, then choose one of several interchangeable elevations. They then have the option to upgrade kitchen appliances and add in features such as a third garage, stone tops to the bathrooms, or a data hub and alarm system. Webb & Brown-Neaves sales manager Rob Crawford says the streamlined process takes away much of the confusion homebuyers often face, while the competitive pricing means they can get into a W&B home quicker than they may have thought. “We’re saying to people, ‘Put your trust in the fact that we’re regularly designing milliondollar homes and that we’ve asked those same designers to put that thought process into a more achievable product’,” Rob says. Priced at $395,000, the Pearl is the most expensive home in the White Series, which starts at $279,000 for the single-storey Salt, also on display in Alkimos. South of the river, the double-storey Quartz and the large single-storey Silk are on display next to each other in Piara Waters. “The White Series is new territory for us, but

it’s no different to when BMW launched its 1 Series,” Rob says. He says the homes may be smaller and more simplistic, but they’re still “expertly engineered”. W&B has even turned the garage in the Pearl display home into a funky space set up with iPads so that visitors can see for themselves just how easy it is to build their own White Series blueprint and get an immediate price on it. “Technology is the way of the future and there are a lot of people, regardless of age, who want to purchase using electronic means,” Rob says. “Using the iPads, people are able to electronically walk through each of the stages and effectively build up their home. They choose a floor plan, choose an elevation, choose a kitchen, choose some changes and get a price.” They can then send the information to their own email address to study at home. With a downstairs master suite, theatre room, study nook, second sitting room, upstairs kids’ wing and generous living areas bathed in natural light, the Pearl will no doubt appeal to a broad range of buyers. Rob says these are likely to include baby boomers who want extra room when the grandkids come to stay, but who don’t need the space on a day-to-day basis. There’s a version of the Pearl that includes a study and another that suits a narrow lot. Rob says the “what you see is what you get” display specification is also proving a hit with visitors. From the raised ceilings, designer showers and fitted walk-in wardrobe, to the
stone kitchen benchtop and multifunction oven, buyers like to know the important finishing touches are all included in the price. The Pearl displays W&B’s customary design and decorating flair, with a light colour palette highlighting livable spaces, and timber and tactile fabrics adding warmth and texture. Paula Aubin

EAGLE EYE ON KITCHEN
W
EST Coast Eagle and selfconfessed foodie Andrew Embley will be putting the kitchen in this new Iluka display home to the test next Sunday afternoon. Designed and built by Platinum Homes, the Beaulieu will be the venue for a free cooking demonstration at 1pm when Andrew will put the kitchen and its Siemens appliances through their paces. With its 5m-long, marble-topped island bench, the kitchen in the Beaulieu certainly

seems to have taken its cues from celebrity chef styling. “The island bench is part of the kitchen but it’s also great when entertaining,” says Platinum designer Parisa Soltani, who created the vision for the Beaulieu. There are plenty of surprise elements such as the built-in storage for glasses in the front of the island bench and the sliding panel that neatly conceals essential kitchen gadgets in the appliance cupboard. The fridge and freezer have been integrated to accentuate the streamlined design and Parisa
has made sure there is tailor-made storage for everything from cutlery to herbs and spices. Adding a scullery complete with sink and stacks of extra storage has created an additional work area that supports Platinum’s claim that the Beaulieu is a great entertainer. Platinum director Troy Felt says that the Beaulieu is the first display home the company has opened since 2010. “It showcases attention to detail and effective design and use of proportion with regard to space,” Troy says. “You’re bringing in natural light to help
create a feeling of space, but you don’t need a big area to achieve that feeling.” Wide-open voids, big banks of glass, a bridge on the upper floor and super-high ceilings in the living areas all accentuate that all-important sense of light, proportion and volume. Even the support at the corner of the pergola has been eliminated to help keep the lines of sight uninterrupted. There are funky handles to the cabinets, negative detailing, cavity sliding doors, mirrored cabinets to the bathrooms, cabinets that look as if they are floating, concealed

expert ADVICE Picture: Stewart Allen

New materials and new technologies are reshaping the way we build homes in WA, says ABN general manager for design and product development Max Pirone
O
NE thing’s for sure – today’s homes are nothing like the places we recall from our childhood, or even the properties that were being built just a decade ago, for that matter. Due to the rapidly changing environment affecting the residential housing sector, prospective new-home builders need to be as educated as possible about what they want from their new home.
If you’re a West Australian who is considering building your own home, I recommend following these guidelines: ✱ Get your thinking cap on: Think about how
you will live in your new house. For starters, are you a big entertainer? If so, you may want to focus on the alfresco area, and perhaps integrate a servery. If you value your privacy, you may wish to incorporate a library or a parents’ retreat. ✱ Make the most of your space: The current trend is to integrate the indoors and outdoors, not just in the main family living space, but leading off the master bedroom. This may include installing a private courtyard next to the master bedroom. In the same way, consider your requirements for multipurpose rooms, especially as the kids get older. Perhaps you would like the activity zone to function as a playroom while they are young, then transform it into a study when they are older, and then perhaps a home theatre room at a later stage. It’s really a case of thinking about space and the rooms that will need to evolve as family requirements change.
✱ Think long term: This means thinking multi-
generational. With housing affordability an issue for some families, many kids aren’t leaving home until much later. At the same time, aged grandparents are increasingly moving into the family house. As a result, we’re seeing a shift towards the European way of life, with many generations living under one roof. And that’s another reason to consider zoning off different areas for privacy. ✱ Think about the bigger picture: It’s important not to just think about your house – instead think about your block. How much maintenance will it require? How much time are you prepared to spend mowing the lawn? Do you want all of your block to be used for your house, with very little garden? Think about how you will live on your land. Do you have a dog, for instance? Or can you envisage lots of backyard cricket matches? Perhaps you’d love a pool, or is a bigger house a priority? All these questions deserve your time and some thought before you take the next step. ✱ Revise your thinking on size: The old saying that it’s hard to resell any house that isn’t a 4x2 is a myth. The reality is that household sizes are changing and so are people’s living spaces. In fact, there’s a high demand for smaller cottagesize houses today. In many ways we’ve come full circle and we’re seeing demand for homes the size of small Subiaco worker’s cottages (which means the 2x1 and 3x2 house) gaining in popularity. ✱ Don’t be swayed by gimmicks or “incentives”: Many home builders are
offering incentives such as a “free” fridge or a whitegoods package. Before you jump into a deal, weigh up the final costs of the total package as some giveaways may not be what they seem. At the same time make sure your builder is reputable and uses quality products. Look for premium guarantees such as double clay brick construction, Termimesh stainless steel termite protection in lieu of chemical spray and at least a sixmonth service warranty.
The three rules of developing:
Profit. Profit. Profit. • Rear strata development • Duplex development • Triplex development • Multi unit development • 2 storey development • Finance available
Maximise your development. Trust it to the experts at Plunkett. You’re in developing for one reason: Profit. At Plunkett we can help you maximise your development, quickly and efficiently, with an absolute minimum of fuss. Plans start from $111,275. Two storey from under $205,000.

Shannon’s tip of the week Foam rubber is one of the most wonderful inventions. It comes in myriad weights and types that can be used for so many things and it is very inexpensive. Open-cell foam rubber is less dense than the type used in mattresses and has some wonderful applications for helping to keep your home clean. I buy it in 5mm-thick sheets and I line the bottom of my crisper drawers in the fridge, my bathroom drawers and my jewellery and make-up drawers in the bedroom.
Placed in the bottom of the crisper, underneath your vegetables, it allows airflow around the fruit and vegetables and stops them rotting and creating that horrible sludge in the bottom of the drawer. I have two alternative sheets so that one is washed and dry and ready to put in when I do the shopping and the dirty one can go into the wash. In bathroom drawers, the foam prevents rust marks from bobby pins, etc, from staining the bottom of the drawer.
For my make-up drawer, any little spills go into the foam and can be washed easily (most make-up washes out easily with a little dishwashing liquid rubbed into the foam and then rinsed out thoroughly). But my favourite place to place foam is in my jewellery drawer. Not only does it prevent my jewellery from scratching, but it also allows me to pin brooches, earrings, etc, to it so my jewellery is properly displayed and I can see everything at a glance. I put several layers of foam
(for different types of jewellery) in my drawer so that my pieces can be stacked without damage. Higher density foam in thin layers is also useful. A sheet of it over an ageing mattress will smooth out the bumps and give you a good night’s sleep. It’s also extremely useful for very young children who haven’t quite got the hang of making it to the bathroom during the night. It is absorbent, lightweight and easy to hose down and hang on the clothes line and it dries rapidly. This is much easier

Q&A than trying to clean up a full mattress. If you put a waterproof layer underneath the foam, your mattress will stay pristine right through this training time. Unlike having a waterproof cover on top of the mattress itself, it doesn’t feel sweaty and nasty. Small squares of highdensity foam can be placed under the feet of chairs, tables and even beds to prevent scratching your floors or marking carpets and it is also wonderful at reducing that nasty floor echo sound.
Q
My grandson scribbled on the lounge with connectable coloured pens. The lounge does not have any care labels on it, but it is possibly an ordinary polyester/cotton fabric. Can you please help?
box, but the smell has not lessened. Is there any way to reduce the smell?
Plastics and vinyls do fume, particularly A when they are new. Enclosing them in a plastic box is probably the worst thing you can do. The plastic box itself also fumes and creates a chemical reaction on top of the fuming from the boots. In order to minimise the smell, you need to wipe down the boots with two to three drops of glycerine mixed with half a teaspoon of dishwashing liquid (quantity is important, don’t be tempted to use too much). Leave the mixture on the surface and place them outside for a few hours – somewhere in the shade so that they don’t overheat. Then wipe them over with a damp, rolled-up pair of pantyhose to remove the residue. Most of the smell will be gone straightaway. Store the boots in an airy place that isn’t too hot and you will find that gradually the last of the smell just dissipates.

This one is a really easy question to answer. If the pen is of those connectable ones that children colour in with, all you need is a little methylated spirits on a cotton ball. Wring the cotton ball out in the methylated spirits so that it’s just damp and press it over the stain again and again. You will notice that the ink starts to bleed into the fabric. As it does, press it with a dry cotton ball before going back to the methylated spirits again. Simply repeat using the ball with methylated spirits, then the dry one, then the methylated spirits, then the dry one, until the stain has gone.
Thanks for all your great questions this week. Keep them coming and keep them specific. To work out how to remove a stain, I need three pieces of information. I need to know what the stain is made

Essa Stone benchtops, an under-mounted double bowl sink and designer tapware are also now included as standard. Semi-frameless pivot shower doors, Kohler Flipside hand showers, rectangular basins and Raymor taps have been added to the line-up of included features in the bathrooms. David says the Chandon, on display in St Leonards estate in the Swan Valley, was one of the first cottage designs from New Generation to showcase the upgraded specification. “It represents a new direction,” he says. The display is also one of the first to feature an integrated ensuite and walk-in wardrobe arrangement, creating what David describes as a “resort-style, luxurious feel” to the master suite. “The Chandon suits the whole spectrum of buyers from young families, through to emptynesters and investors,” he says. “It’s a perfect home for someone looking for a modern cottage design.” Even though the Chandon is a narrow-lot design created for a 12.6m-wide block, there is a great sense of space and light, especially in the living area, dining room, kitchen and alfresco where the ceilings are 31 courses high. “Raised ceiling height to both the living area and the alfresco creates an impression of space
and creates a seamless flow between indoor and outdoor living areas,” David says. Adding a dropped bulkhead above the kitchen has helped define spaces in the openplan everyday living area, while recessed ceilings to the home theatre and to the entry foyer add an extra layer of detail. The Chandon can be built from $148,750, giving buyers plenty of scope to tailor the design and specification to suit their budget. Paula Aubin

HE Chandon by New Generation Homes is a cottage design with a modern twist. There’s still the traditional veranda and classic Colorbond roof, but the builder has added strong vertical elements to give this three-bedroom, narrowlot home more contemporary kerb appeal. Part of the Summit Homes Group, New Generation has also upped the ante inside to make sure the Chandon delivers the space, fixtures and fittings today’s discerning buyers are looking for. “The brief to our design team was to create a modern cottage-style home with a spacious kitchen area,” says David Simpson, managing director of the Summit Homes Group. “Traditionally, cottage homes have a conservative feel about them. We wanted to create a fresh, modern design that will attract buyers who don’t necessarily need a huge home but who don’t want to compromise on quality.” The new and improved specification is particularly evident in the kitchen where New Generation has given buyers the choice of either a 900mm stainless steel Blanco oven or twin 600mm ovens. “Buyers compliment the large U-shaped kitchen with its walk-in pantry that’s not really that common in cottage designs,” David says.

build UNDER $250,000 HAVANA
MAKE IT YOUR OWN
I
F the Havana by Ideal Homes isn’t the perfect fit for your growing family, then the builder encourages you to tweak and tailor it until it is. “By allowing design changes, our clients are encouraged to create their ideal home – not someone else’s idea of a perfect floor plan,” says Damien Cestrilli, sales and brand manager at Ideal Homes. On display in Baldivis, the four-bedroom Havana has a variety of rooms for study, entertainment and everyday living, but there’s still scope to finetune the layout. “The feedback we have from our clients is that they enjoy the flexibility of having multiple rooms that they can use according to their own individual needs as a family,” Damien says. He says the computer nook will be well used by the younger generation, while parents will appreciate being able to keep an eye on the kids through the viewing window. Set towards the front of the house, the dedicated study is perfect for both teenagers and
work-from-home entrepreneurs and can even be turned into a fifth bedroom. The sunken games room, which Damien says is enjoying something of a comeback, is a play space for everybody to enjoy. “It’s a feature that we see becoming more and more popular again in family homes,” he says. Meanwhile, the master suite continues to be seen as a much-needed sanctuary for the parents, along with the home theatre. “This home ticks all the boxes,” Damien says. “There is a room for every occasion and purpose.” It’s also the little details that have been making the Havana a winner with families. To one side of the kitchen, the designers have added an extra section of worktop, plus a cupboard. Ideal as a mini coffee station or computer nook, it’s a multi-use area that has become a must-have feature for many buyers. A large island bench with integrated breakfast bar is the focal point of the kitchen, which also features stainless steel appliances and a walk-in pantry.
In the master suite, which has been dressed in luxe fabrics and boasts a touch of glitz, the designers have ensured there’s plenty of storage with his-and-hers walk-in wardrobes. Twin basins have been set in a long vanity unit in the open-style ensuite bathroom and there is a large shower recess and plenty of drawers. Grouping together the three minor bedrooms, the computer nook, the second bathroom and the laundry has provided a dedicated kids’ wing where younger members of the family have space for sleep, study and play. Outside, the Havana can be confident of its street appeal. Ideal Homes has gone for a blade wall framing the window to the theatre room and teamed it with fresh white render and contrasting chocolate-brown brickwork. Paula Aubin

GAVAN FORSTER
Making provision for the aged and those with a disability at the time of building can be a wise move, says Master Builders communications director Geoff Cooper
Gavan Forster from Master Builders answers readers’ questions about home building issues.
T
Q These changes are not necessarily expensive, but they may involve simple product selection changes or some design variations. The key is to include the features in the plans from the outset. Liveable homes are generally open-plan and are designed to maximise space to ensure people of all ages and abilities can live or visit in comfort. Perth builders have costed the variations to include the essential elements on a range of standard plans and the costs were estimated to be between $1500 and $3000. Implementing these changes may allow the whole family to get about and stay in your home, regardless of changing individual circumstances. The Liveable Homes resources have been developed by the Disability Services Commission with the support of leaders from the housing
and building industries, including the Master Builders Association of WA. To ensure national consistency, the technical information comes from the Liveable Housing Design Guidelines produced by the 2010 National Dialogue on Universal Housing Design.

W
not only keeps your home looking good and components working well, it also reduces repair and replacement costs. Items such as airconditioners and hot-water units should be regularly checked and maintained so they operate at optimum efficiency. Creating a checklist for your home for monthly, quarterly and annual maintenance work around the home is a great idea. Divide your tasks into seasons and spread them out across the year so a little work regularly doesn’t feel like such a burden.
An example checklist might look like this: ✱ Check smoke alarms on April Fool’s Day
each year. ✱ Arrange a termite inspection on the
anniversary date you moved into your home. ✱ Organise a service of your airconditioning
system or units during spring. Clean filters every three to six months. ✱ Get your garage-door mechanism serviced on the annual renewal of your vehicle registration. ✱ Organise your hot-water system check/ maintenance just before winter. Check taps for leaks at the beginning of every season. ✱ Clean out gutters before winter rains and cut back branches ready for storms. ✱ Check exterior paint just before summer. ✱ Check balustrade and handrail fixings every December before the party season starts. Each home has unique maintenance needs. Spread them out during the year and get into the habit of checking the tasks off your maintenance checklist. There are daily and weekly things you can do to increase the lifespan of your home, including wiping water spills from cabinets and benchtops, installing window coverings to protect from the harsh sun and keeping

You service your car on a regular basis, but do you “service” your home, asks Master Builders technical adviser Romina De Santis
HEN we buy a new car, we know we can save money and reduce its depreciation by keeping up with its servicing and maintenance requirements. As part of vehicle care, mechanics check on things such as fuses and seatbelts to ensure they are safe. But what about your home, which is arguably your biggest investment? What sort of maintenance and servicing regime do you have? Generally none. We tend to wait until something breaks or fails before we act. Whether you build a new home or buy an established property, there are items that should be on your maintenance list. This
I have heard of the term “floating floorboards”. Can you explain what this really means? Unlike the traditional tongue-andgroove system, floating floorboards is a flooring system that is made up of panels that are locked or clicked together to form a sheet of flooring. The sheer mass of the flooring is what keeps it in place. Floating floors can be installed on to a concrete pad or any other flat, firm or level surface without using nails, battens or glue. They are called “floating” because they are not attached to the sub-floor in any way. They can be fitted over most flat surfaces – tiles, concrete, cork or timber. As a result, these floating floors can be installed quickly and with less expansion and contraction of the panels, which may separate and cup with no risk of gaps appearing. Floating floors can be installed on any surface and are usually supplied fully finished – sanded with a urethane coating. Floating floors are usually thinner than solid hardwood. An underlay moisture barrier can also be installed to protect against sub-floor moisture or protect against noise. They often have a shorter life span than traditional timber and may not have the “real timber” look, feel and sound. If you are thinking about a floating floor, make sure that your floor is level enough. Any pre-existing soft floor covering should be removed. You also need to think about the number of times a floating floor can be resanded, which may be less than real timber. Longevity of the floor may depend on the wear and tear imposed by the user, but a floating floor will probably be cheaper up front than a timber floor. Please consult the Australian Timber Flooring Association for more information, www.atfa.com.au.

HE population is ageing and a large proportion of people can expect to encounter disability during their own or a close relative’s lifetime. Retrofitting a home can be expensive and inconvenient, but is often done to accommodate frail older people or people with a disability. This makes it worth thinking about your home’s accessibility up front. By including adaptable housing features at the time of construction, you can significantly reduce the cost of making a home accessible years down the track. So if you are planning to build a new home and want it to be able to adapt to meet your family’s evolving needs, then a recently launched resource package could be for you. Known as Liveable Homes, the package details accessible design features that will meet changing needs across a lifetime. A flat entrance at the front door, step-free showers, lever door handles or corridors wide enough to move bulky furniture are just some of the great design suggestions found at www.liveablehomes.net.au.

When the owners of this heritage home in Claremont needed more space, architect Joe Chindarsi designed a modern extension that preserved the beauty of the original structure “like a jewel” been built around 1905, but his design stripped it back to binary black and white, akin to a classic tuxedo. Burlesque Chilling Black and Dynasty Indulgent White from Austral Bricks were used inside and out. Enduring and easy to look after, the glazed bricks were also chosen for their reflective qualities, enhancing the play of light and shadow. Darlene De Jong, design and development manager at Brickworks Building Products, says the project is testament to the durability, longevity and aesthetic appeal of bricks. “The project is a prime example of how we can embrace and respect our WA heritage without sacrificing the potency of cutting-edge design,” Darlene says. “Not only is this home visually striking, but it’s harmonious to the very last detail.” In one of the bathrooms in the new section,
Joe worked with the original red brick external wall, retaining it as a feature. While the main house was in pretty good shape, the project team ensured a deft touch brought all features up to scratch, replacing items such as plaster mouldings and ceiling roses like for like wherever possible. In stark contrast to the heritage elements, the stainless steel benchtops lend a commercial edge to the kitchen, where american black walnut veneer, glazed brick, black lacquer and classic white carrera marble sit together in perfect harmony. Joe says the owner’s love of old wrought-iron work and his own interest in screens, particularly ancient Moorish designs, helped inspire the dramatic two-sided screen that sits high on one corner of the new build. “It’s a lantern at night but during the day it filters the sun and creates these beautiful Continued on Page 20

HERE was no talk of blurring the lines between old and new when architect Joe Chindarsi was called in to extend this heritage home in Claremont. The design director at Chindarsi Architects wanted to make it very clear where the old finished and the new began. And that was just the way the owners wanted it, too. “We always try to distinguish between old and new – to be sympathetic to what’s there, but not to mimic it,” Joe says. “We think it enhances the original to not copy it. The last thing we want in our extensions is new pretending to be old.” Bringing together glazed brick, steel and glass, Joe designed a new wing that acts as a frame for the original structure, enclosing it “like a jewel”. He wanted to keep the textural continuity of the red brick walls of the home, which had

shadows that play on the inside of the house as well,” Joe says. The long side of the screen follows the line of the swimming pool, which Joe says is another reference to Moorish courtyards and the concept of the “paradise garden”. The design of the screen – featuring a specially created non-repeating pattern and made from laser-cut steel that will weather beautifully – was also influenced by the timber lattice at the front of the original home. Glass acts as a transition between the new section and the existing house. “We tried to touch the existing very lightly and we always provide a gap where there’s glass and light can come through,” Joe says. “It’s what I call design separation.” Andrew Thornton Hick from Ultimo Interiors embraced the old-meets-new approach when it came to choosing furniture and artworks. “Pulling colours from leadlight windows, mixing contemporary German upholstery from Rolf Benz with some of the owners’

antique pieces and fusing different cultural influences made this project a joy to create,” Andrew says. “Even in the artworks there is a new and old, with a large work by recent Curtin graduate Richard Healy sitting only a few metres away from a Picasso in teal that is the exact colour of the original leadlight windows,” he says. “In a city where we have one of the world’s highest demolition and new-build rates, it is hugely inspiring to find our past and our future so beautifully encapsulated in form.” Paula Aubin

renovation BEFORE & AFTER
OLD INTO NEW Don Taylor Design Associates has come up with a clever design to build a two-storey extension using the original cottage at the front as the entrance
W
ITH the owners deciding to move from the country down to Perth, Don Taylor Design Associates was commissioned to revamp this former investment property and turn it into a family home. Sarah Lowe, who worked closely with Don Taylor on the project, says the clients wanted to renovate and extend the house before moving in. “They had initially purchased the house as an investment property and had rented it out while they were living in Kalgoorlie,” Sarah says. “Eventually they decided they wanted to renovate and live in it.” According to Sarah, the clients did not approach the firm with a specific design in mind but they wanted something spacious enough to suit their everyday living and entertaining needs. “The size of the property was quite hard to deal with in terms of getting the right number of areas to entertain in,” Sarah says. “We also didn’t want it to feel confined or for the clients to feel as though they were living on a small lot. Getting the planning right was key to getting maximum use of the space. There was no wasted space in terms of areas such as hallways.” Despite the lack of any space for parking, Sarah says that the owners as well as the designers decided not to demolish the existing cottage. Instead, they opted to retain it as the front of the new home. “It allowed us to keep the character of the original house and also give the clients a couple of formal rooms in the front. The clients wanted something that was modern, but had a traditional feel to it,” she says. “Although we kept the orginal cottage, the
project was treated as a new house because there was only a small amount of the original fabric left.” The original house, which previously opened directly into a lounge room and a master bedroom, was converted into a sitting room and a study. It was re-roofed and the side walls were replaced with weatherboard. An archway from the original house now leads to the new extension. Rather than knocking down the walls to open up the space, Sarah says the archway gives a more intimate feel and allows for better use of space. The pitched roof of the cottage connects to the two-storey addition at the rear through a flat-roofed section. The ground floor of the extension contains a dining area, kitchen, powder room and laundry. Bifold doors, with a louvre system to allow breezes and light to enter the home, open to a deck area that overlooks the newly landscaped backyard, which has a pond, a number of trees and a grassed area. Upstairs, there are two bedrooms, a bathroom and a storeroom as well as a master suite with walk-in robes, a window seat and an ensuite. Sarah says the clients wanted to blend the old-world character of the original cottage with a more modern look, so original features such as high ceilings and ironbark flooring were continued throughout the extension. An old gas stove that was part of the original kitchen was re-finished and moved into the dining area as a decorative piece, while the old fireplace remains in its original place. outdoor LIVING

BACK TO THE FUTURE Landscape designer Denise Staffa had to rip apart most of the backyard to provide the owners of this Como property with the modern, low-maintenance garden they were looking for
T
HE backyard of this Como residence was in a terrible state and the owners were keen to revamp it and create a clean and modern area for their children and pet puppy to use. Denise Staffa, managing director and principal landscape designer of Outside In, says the backyard needed to be “totally cleared out” to bring it up to date and provide the owners with what they were looking for. “The clients wanted a clean and low-maintenance look, room for the kids and a patch of lawn for their gorgeous pet,” Denise says. She says the existing pool and patio area were in good condition and only needed a contemporary makeover, but the garden was full of “horrible brick blocks”.
HOME
Bricks and other pavers had been poorly laid and were now sinking and huge amounts of weeds were growing through. “The pool capping had also been done with an ugly brick paver,” Denise says. “The pool itself was in good condition, so we took the brick paving off and put in new capping.” A natural washed aggregate in two different tones was used for both the backyard paving and the pool capping to create a stylish new look, according to Denise. “We loved the way the washed-aggregate design turned out, with a band of accent grey running through from the patio to the pool,” she says. Fern reed fencing was used to provide a
trendy screening solution and the timber slats on top were used to give additional height to screen the more unsightly aspects of the backyard. “The fences looked ugly, the rear boundary required retaining and the pool equipment, shed and clothes line needed screening,” Denise says. A small area of lawn was laid for use of the dog and yucca Silver Star in fibreglass pots was placed around the pool to add some green. The clients also sourced some frangipani and ponytail palms themselves. “With just a few pots and the small patch of grass, it turned out to be an extremely lowmaintenance garden,” Denise says. “Toodyay stone was used as a pebble strip

border which is also great for drainage when using washed-aggregate poured concrete. “The lawn stands out out because it is beautifully manicured and green because the owners really look after it.” A piece of hanging wall art in the patio area provided the finishing touch to the back. “This was a gift from us to the clients to say thanks for allowing Outside In to totally transform their back garden,” Denise says. SHELF SERVICE With building lots reducing in size and homes getting smaller, having the right storage systems to utilise every bit of available space is more vital than ever
I
N this age of streamlined, clutter-free interior design, good storage around the home is all-important. As well as looking neater and tidier, a well-organised home also makes life easier and less stressful for all its occupants. “Storage is vitally important in all aspects of our lives and especially at home,” says Howards Storage World’s organisation expert Cathy Player. “Home is somewhere to relax but it can be difficult if things are disorganised as this can lead to stress and other undesirable feelings. “It’s much nicer to live in an organised home and an important point is that many homes, especially apartments, don’t have a lot of storage space, so it’s really important to maximise that space as much as you can with clever storage products and solutions.” While every room in the home benefits from having good storage, it’s almost essential in the kitchen and bathroom. “I think bathrooms are always somewhere that struggle for good space as they generally have small cupboards,” Cathy says.
“For cupboards above the sink, try using some shelves as these will assist you in seeing all of your products instead of things getting caught at the back and therefore not used. “For inside drawers, drawer organisers are fantastic for keeping everything neat and tidy. Often more than one person is using the bathroom in family homes and sharing the space is inevitable. Storage solutions are the key to success.” According to Cathy, the cleverest storage solutions are those that help utilise space. “Space Bags and the new Space Bag Totes are fantastic for helping you keep up with different seasons. If you can see it, you’ll use it, and there really is no point in keeping winter coats and jumpers in your wardrobe taking up space when you want to be looking at summer shirts or dresses,” she says. “Likewise, organising your kitchen to best service the whole family can make a huge difference, especially during the morning rush.” Ikea Perth interior designer Lily Sumich says storage is important from a safety perspective, too – particularly in kitchens, laundries and bathrooms where medicines and cleaning products might be stored.
Lily also says that modern families need clever storage solutions to cope with day-to-day stresses. “Most modern homes are busy environments, particularly those occupied by families with young children, and therefore good storage helps to keep the home organised and in good order,” she says. “Being able to put your hands on what you need quickly can be very important when you’re getting ready for work or getting the children ready for school.” Lisa Shearon

TIPS FOR A CLUTTERFREE HOME ✱ STOP and identify the problem.
Ask yourself what it is that annoys you about a particular space, whether it’s lack of storage, a cluttered pantry or an inefficient laundry. This is your opportunity to assess the situation before launching into a “throw everything out” mode. ✱ SORT: Get your hands dirty. Pull things out and group them into similar objects. Discard any unwanted or unused items and then finally prioritise so you can put everything back in its appropriate place. ✱ SOLVE: Take a photo of your trouble areas into Howards Storage World so they can solve the problem once and for all. ✱ Source: Howards Storage World,

EURO EXPERIENCE Lillie and Jonathon Bull are not satisfied with just selling furniture. They have revamped their showroom to give it a European feel and bring the search for quality alive
L
ILLIE and Jonathon Bull’s recently revamped Contempo furniture showroom is offering a little slice of Europe in Osborne Park. The chic outlet specialises in modern European brands, including soft Italian leathers and furnishings sourced from high-end designers the owners work closely with, travelling to Milan a few times a year to keep in touch with the latest trends. “The whole look and feel of our store is completely new. It is a European concept,” Jonathon says. According to Lillie, the makeover has given the showroom a more holistic feel. Rather than simply having furniture displayed in a store, the focus has shifted to creating a more immersive environment. “It’s all about coming in and actually experiencing what we’ve created,” she says. “It’s about bringing a bit of Europe to Perth, giving the customer the chance to come into the shop and visualise and feel things.” Lillie and Jonathon say their main aim is to make their customers feel as though they have “entered another world” upon setting foot in the elaborate two-storey shop.
“It’s about feeling the furniture and the fabrics and being able to immerse yourself in an environment that is conducive to the type of furniture we sell,” Jonathon says. “The focus of the showroom is to really present a product the way it should be presented.” The King Edward Rd store has a range of outdoor chairs, tables and shade sails, as well as interior pieces such as couches, bedding and dining tables. Previously renowned for their extensive high-quality outdoor furnishings, which are popular as summer approaches, Lillie and Jonathon say they have recently expanded on their indoor ranges to provide a balance. Sofas, bedding and softer indoor pieces that have moved away from square designs into the rounder, organic and more timeless shapes are a feature in the showroom. Lillie says Desiree, a brand that emphasises soft Italian linens, is exclusive to Contempo in WA. “There’s an emphasis on timelessness with the high-quality products we want people to have in their homes,” she says.
According to Jonathon, the leathers in the store have also taken a softer feel and are available in a range of natural, neutral and earthy tones. Besides the in-store experience, Lillie and Jonathon say they also lay emphasis on the importance of interaction with customers through the use of their social media sites, which give customers access to knowledge, information and trends from top designers around the world. Design seminars are held in-store from time to time, with Lillie and Jonathon alerting their customers through their blog, Facebook and Twitter pages. which are updated daily. They say their online presence combined with the new showroom bring the search for quality furniture alive – something they believe is unique to Perth. “No longer do you have to go to Sydney and Melbourne to experience these trends. We have, in ways, even surpassed some of the showrooms over there in giving customers a better feel of the products they are looking for,” Lillie says. Kristy Symonds

TREVOR COCHRANE the garden guru
STARS IN STRIPES
Q&A Q
Rosa Hay, of Lathlain, says her lawn is rock hard and needs aeration. Plus her roses are struggling again due to invasive tree roots. She needs some professional help. Is there anyone she can call? I’d call a professional garden care company for this work. A business such as VIP Home Services (www. viphomeservices.com.au) will be able to aerate the lawn, lift the roses and give the garden a feed. This is going to be the best solution for you here.
Exotic foliage plants can make a stunning impression in any tropicalstyle garden and summer is the best time to get started

UMMER is the time to add foliage colour to the garden and some exotic species must be planted now to allow them enough growing time to establish themselves sufficiently to survive winter. Two stunning colour plants from the tropics and subtropics that are very popular with Perth gardeners looking for a more exotic effect are the ti tree or Cordyline terminalis and the croton or Codiaeum pictum. These large shrubs are ideal in warmer positions in the garden. My favourite of the tropical-looking plants for Perth gardens is the ti tree because its lush foliage comes in a range of colour shades including white, pinks and reds and some with yellow stripes. The interesting thing is the variation. Rarely are any two plants coloured the same and by collecting a range you can create a contrast in warm colours, which suit poolside plantings. Crotons are much more challenging because they dislike temperatures under 10C immensely and will look fairly ordinary in winter. But come summer they are in their element with stunning colours mottling the foliage and making amazing features. As a general comment, the best varieties to select are the fine-leaf forms because the bigger leaf varieties tend to be more significantly affected by cold. The ideal place to put these gems from the equator is a warm position in the garden. In the wild they are found in semi-shaded positions under the canopy of rainforest beauties such as bamboo, palms and large trees. Most crotons are actually sold for use indoors and if you choose to grow them in a pot, you
can use them on the patio in summer, and indoors near a brightly lit window in winter. In both cases they need a rich organic soil. In pots, select a top-quality potting mix. For garden positions, grab some humus or soil conditioner that doesn’t have sand in it, mix it into the existing soil and then plant. The water supply will determine the growth. If you have a bore with three waterings a week available, they will grow exceptionally fast. If it’s two days they will grow and establish, but they’ll take a couple of years longer to mature into sizable plants. Using subsurface irrigation is the best
for these kinds of plants and it’s a great way to conserve water by delivering it directly to the roots, which reduces evaporation by more than 90 per cent. The real key to growing these kinds of plants in WA is the mulch you place over the soil’s surface. It has to be open and porous in nature and laid at least 100mm thick. Exotic foliage plants do make a stunning addition to the tropical-style garden and even though they tend to battle through winter, it’s not an issue as they are usually planted in areas that you don’t use during the cooler weather. Trevor Cochrane
Jack and Daphne Eyden, of Jurien Bay, have a beachside block and they have been attracting a lot of frogs to their garden. They also have a big population of slaters and want to treat them without harming the frogs. The good news is there are natural ways to control slaters and attracting frogs is one. The relationship between large populations of frogs and slaters may not be coincidental. If you do want to remove a lot of slaters, squeeze some orange halves and lay them across the garden areas where the slaters are in abundance. Come back in the early evening and throw the orange halves, which will be full of slaters, into a plastic bag and dispose of them. This is the most effective way to control slaters, next to letting the frogs move in closer to the areas where they congregate and enabling them to feast on these tiny crustaceans.

Foxtel remote I love movies, I love sport and I love the news. When I am home I like to chill out and that’s what I do. I sit there and just channel surf. Without my Foxtel remote, I’m lost. I don’t read books and things like that. I am more of a visual person. iPod Every day between 5pm and 5.30pm, no matter where I am in the world, I run. If I am in a location where I can’t run, such as China or Sierra Leone, I go to the gym. I have this with me because it’s got my favourite music on it and it’s sort of like a piece of home that travels with you. My car I’ve got a Mercedes AMG 63. I spend a lot of time in my car travelling around. It’s one of the most peaceful times. I love speed and it gives me a lot of pleasure to drive. Perth Glory jumper In 2007, when I first got approached by the Football Federation Australia to own Perth Glory and I accepted, the whole of the club gave me a framed jumper with my name and my favourite number – seven – on the back as a gift. The whole team and the management at the time signed it. It’s been a big part of my life for these past four years and that’s where it all started. It’s always hanging in my office. Johnnie Walker Blue This is one of the best brews around. There’s nothing better than when I’m sitting there watching my Foxtel and just having a sip, but not overindulging. It’s one of my favourite things to do and when I travel around the world they’ve got Johnnie Blue, so I can sit at a restaurant or a pub somewhere having a sip.

Birthday card
For my 50th birthday, my kids did something I never thought they would do and put this card together for me. It meant a lot to me because I’m away from the family a lot during my travels. For them to do a collage of all the times we were out travelling together is very touching. 7 Deal of the Year award This is a huge recognition that came in 2009 from the AIM Board, which is the second largest stock exchange in the UK. It means a lot to me because I was recognised by one of the most prestigious boards in London. 8 Casino Royale poster My staff got me down to do a photo shoot and told me it was going to be a Christmas party invite. They know I love movies and especially James Bond. It was a surprise. They had me pose a certain way and added the rest later to replicate the Casino Royale poster. The credits feature my staff. 9 Gold Blackberry This is the only one of its kind and was given to me as a gift by one of my clients for whom I made a lot of money. It’s unique and wherever you go people ask you about it. It is real gold, not just a fake cover. 10 My boat It’s one of the pleasures I’ve got in life – just getting away and going over to Rottnest. It’s a big boat, 65-foot (20m), and it was actually made by a mate of mine from an old crayboat. It’s just so pleasurable having parties, taking people over to Rottnest, or just relaxing and taking the family out.
