Can we do something?’. The answer is, ‘Of course we can’,” Rob says. The upper-level living area is flooded with natural light, with expanses of glass that include sliding doors leading to a supersize entertaining area upstairs. “The Watersun is a site-specific design,” Rob says. “It won’t appeal to everybody because not everybody needs to live upside down.” It is, however, perfect for anyone who has a coveted view they want to enjoy as much as possible, whether it’s of the river, the ocean, a golf course or rolling hills. “It’s a year-round thing, too,” Rob says. “While people may initially think about views and looking out to the ocean on a bright sunny day, the views can be equally spectacular in winter time. “The Watersun is as dramatic when the weather is inclement as it is when the sun is shining and it’s 30 degrees outside.” With big indoor/outdoor spaces both upstairs and down, the Watersun is geared for relaxing and entertaining whatever the season. To highlight the point, the designers have included a pool house with an outdoor fireplace in the display.
“On a cooler winter’s day you can sit out in front of the fire with jeans and a jumper on and be comfortable and enjoy the glow,” Rob says. There’s also a large alfresco off the downstairs living area and the designers have added an external staircase for easy access to the balcony above. They have also added a corner kitchenette effectively creating a ground floor “apartment”. Young adults living at home will particularly appreciate the layout downstairs, which includes three double bedrooms, each with built-in wardrobes and easy access to the central sitting room. The jumbo master suite is upstairs, turning the first floor into the parents’ domain. Stretching from the front of the house to the back, the master suite includes a deluxe bathroom with bath, twin vanities and shower, and a vast dressing area fitted with customised storage. Shannon’s tip of the week When inclement weather forces you to use your dryer or a drying rack inside, it can either be annoyingly costly or timeconsuming. You can speed up your drying time quite easily by the addition of a towel. Place a large, dry towel in the dryer with your clothes or one over your rack under the clothes to spread the water out and give you a larger surface area to speed up your drying time.
Q&A We have had new vinyl, timber look-alike floor Q coverings put in the office and I have left a polystyrene fruit box on the floor. The box has become stuck and I can’t budge it even though there is no weight in the box. I wonder if you have any suggestions before I try chipping away and make a mess! I have attached a photo.
Polystyrene produces a fume that reacts with many A common cleaning products, particularly those that contain ketones, creating a glue-like effect when combined with normal floor cleaners. If you had any residue of cleaning product left on the floor it would have produced this situation, or even if the box had been sitting on chemical or cleaning product somewhere else. The easiest way to remove it is to soak it off. Place one tablespoon of dishwashing liquid into a bucket of warm water and soak around the edges of the box. If you have difficulty getting the water to run in underneath the box, I suggest you soak a towel in the solution and wrap it around the base of the box. Gently wriggling the box every now and again will tell you when it is ready to come free. Do not be tempted to use harsh chemicals as you can make the situation worse. I sweat excessively and have a build-up of antiQ perspirant on the underarms of all the polo shirts I wear to work. The shirts are mostly made from moisture-wicking polyester fabric, but some are cotton. But the problem is the same with all – there is a stiff, white, waxy build-up which I cannot remove. I have tried all the stain removers, Napisan paste, vinegar and bicarb and even a product brought in from the UK called Deo-Go with limited success. Can you suggest anything other than throwing my shirts away?

Shannon here again to help you with your domestic disasters. you’re using is a bad deodorant but simply that it doesn’t suit you and, in this case, that is what is occurring. To remove the stains, place 1 teaspoon of tea-tree oil and 2 cups of white vinegar into a microwave-safe jug and heat in the microwave until it is well and truly steaming – I suggest you use a glass or china jug as the mixture can penetrate plastic. Stretch the armpit of your shirt over an empty bowl and pour the hot vinegar mixture through the fabric. When you have emptied the jug into the bowl return the mixture to the jug and keep going until the stains have gone. You may need to reheat the mixture on occasion to keep the temperature up.

I need to know what the stain is made of; what surface it’s on (Is there a varnish? What is the topmost surface that the stain is affecting?); and what, if anything, you’ve already tried to remove it. Each thing you try changes the chemical composition of the stain. Include a photograph if you can. Photographs really help the stain diagnosis. Don’t forget, alternative recycling questions are also welcome.

Building a deck in the backyard may sound like hard work even for the experienced handyman, but a new lightweight concrete foundation called Handi Blocks is changing all that – all you need to do is connect the pieces
A
USTRALIANS love a bit of DIY in the home and there’s certainly nothing better than a clever invention to make things a little easier. Traditionally, building a deck in the backyard required an understructure of galvanised stirrups set in concrete to create a basis for the wooden framework. And almost always, hard, manual labour was involved. But a handy, new innovation has hit our shores to turn time-consuming construction methods on its head. Handi Blocks are an instant, lightweight concrete foundation that can replace the digging, concreting and curing time that is normally spent on a regular deck project.

And while the technology used for instant concrete deck foundations isn’t new – American product Dek-Block piers have been around since the 1980s – what is different is the fibrous cement compound used to create this new product. “Handi Blocks are made out of Evo-Crete, which is a revolutionary lightweight concrete with fibre reinforcing engineered to be three times lighter, therefore eliminating the risk of injury associated with heavy lifting,” says Phil Hermans, Evolve Composites national business development manager. “Dek-Blocks are made out of solid concrete so they’re difficult to modify and they weigh about 25kg, which makes them hard to

ease of use are also very important factors when considering whether to start a DIY project at home. Phil says you can construct a deck with Handi Blocks incredibly quickly. A video on the product’s website shows two men building a 3m x 3m deck in an hour, complete with staining of the planks. According to Phil, people using the instant foundation system will typically save 60 to 70 per cent when compared with buying concrete and steel posts. Phil also assures people that all they need is a very basic level of DIY expertise to build a deck using Handi Blocks. “If you can hit a nail with a hammer, you will be able to complete your project,” he says. “I often tell people that Handi Blocks are like a Lego kit for adults – all you need to do is connect the pieces.” Arylene Westlake ✱ Handi Blocks retail at $18.95 each and are available from Bunnings Warehouse.

The most common timber dimensions used are 90mm x 90mm treated pine posts and 35mm x 140/190mm treated pine joists or bearers. Because of its light weight, questions are often raised about the strength of the concrete. “We are supplying our Evo-Crete product to the plumbing industry and they’re putting hot-water systems that weigh 500kg to 600kg on top of these slabs,” says Phil. “The only reason we have been using regular concrete is because it’s been the only option. expert ADVICE When renovating or building a new home, protect your investment by checking each stage of the project and making sure you’re getting what you’re paying for, says Australian Institute of Architects’ Archicentre general manager David Hallett

ENOVATORS who spend time and money at the front end of their project, creating a well-designed building that’s carefully costed and supervised throughout construction are the renovators who make a smart investment. When you build a new home or renovate an existing one, you invest a substantial amount of money, time and energy into what is invariably a complex project. Many homeowners or investors undertaking renovation projects – which can, on average, cost between $100,000 and $200,000 – will have no detailed knowledge of what is required or the risks involved in not having a plan to design, cost and manage their project. This can lead to waste of funds, budget blowouts and costly litigation if the project stalls or the results have major building faults.
Planning commences with: ✱ Checking with the local council what can be

and arranging the purchase and supply of materials. Perhaps most importantly, all residential building work valued at more than $20,000 must be covered by home indemnity insurance. Owner-builders are also responsible for residential building work for a minimum of six years and require approval from the WA Building Commission before they can apply for a building permit for any work valued at more than $20,000. Owner-built homes or renovations valued at more than $20,000 cannot be sold within seven years of the building licence or permit issue date without home indemnity insurance. There is sometimes a misconception among consumers that a Builders Warranty Insurance will protect people in the event of faulty or poor quality building. Despite the intention, nothing could be further from the truth. The fact is that the Builders Warranty Insurance can only be acted upon if the builder is deceased, disappears and cannot be found, or becomes insolvent. In all
other circumstances you are essentially on your own to sort out issues with your builder. It is vital to have an independent expert inspect your building work at key stages and assess its quality with reference to relevant standards and guidelines to make sure that you are receiving what you have paid for. A Construction Quality Assurance Inspection checks whether the building works comply with applicable quality standards, provides a detailed report and is available for each stage of the building process before you pay your builder. You can avoid costly building disputes, potential litigation and financial distress by
having an independent expert support you, especially if the dispute goes to court. When you sign a building contract you need to be absolutely sure that it protects your interests and makes direct reference to detailed building plans and specifications. The contract and the associated plans and specifications are often misunderstood or overlooked in the excitement to get the project started, but are highly technical and complex. If you have not engaged an architect or an independent project manager to oversee your project, a simple error may lead to thousands of dollars in costs, unwanted stress and time being taken up in potential disputes with your builder, designer or draftsman. The conventional approach to home building and renovation sees a contract established between the owner and a registered builder. It is at this stage that you need to make a decision about getting independent professional advice if you are not sure of the design or quote. HE largest home in New Generation Homes’ display collection, the Destiny is big on space, style and storage. Topping 300sq m, it meets the demands of growing families who need space to spread out in – as well as plenty of spaces to stash their stuff. All four double bedrooms have a walk-in wardrobe, plus there are two large walk-in linen cupboards, a walk-in pantry in the kitchen and a storage area to the side of the garage. areas and plenty of space for growing families,� says Chris Hopkin, sales manager at New Generation Homes. Buyers are more aware than ever of how zoning can work for them and so they want generous open-plan spaces where the family can comfortably come together, as well as separate rooms for quiet relaxation. “Homes with clear zones are very popular with buyers as they allow families to spend time together or enjoy privacy,� Chris says. New Generation Homes have also taken note of the features buyers request the most and built these into the price of the Destiny. There are stone benchtops in the kitchen, high ceilings in the living spaces and alfresco, and recessed ceilings in the home theatre and entry. Chris says the added height in key areas
creates an impression of space and a seamless ow between indoor and outdoor living areas. “When building a new home buyers often look for design features that add value to their home and that are timeless,â€? he says. Extra finishing touches in the Destiny include the above-counter vanity basins in the bathrooms and the upstand that hides the sink from view in the galley-style kitchen. Placed in the heart of the home, the central kitchen is easily accessible from several areas, while an opening in the wall between the kitchen and the adjoining activity room makes it easy to keep an eye on the youngsters. A separate section of cabinetry at one end of the kitchen is the perfect place for a shiny statement coffee maker. Or it could be used as a drop zone or e-zone for keys, phones and the laptop or iPad.
The activity space is just off the living room and leads through to the minor bedrooms. Set up with an air hockey table in the display home, it’s a handy extra living space that could easily be set up with study desks for students or used as a teenage retreat. Similarly, the sitting room at the front of the home can be used in a variety of different ways. New families might want to turn it into a cute nursery because it’s close to the master suite, while others may ďŹ nd it useful as a study area or computer zone. Chris says buyers have the exibility to use the spaces according to their own needs. HIS Floreat home was once described as a rabbit hutch, but it has been transformed into a picture-perfect family home made for entertaining. While the streetfront view still speaks of its modest Californian bungalow heritage, the interior and backyard successfully blend contemporary design with functionality. The owners of this four-bedroom, twobathroom home say the original home wasn’t practical for their lifestyle. They wanted an open-plan living, kitchen and dining area. Enter the experienced team at Addstyle Master Builders, who turned the house into a lively hub for the whole family. “The objectives of the owners were to add an ensuite and walk-in robe for the master bedroom utilising the existing study and wardrobe space, and create a new, generously proportioned kitchen, meals, and family room that flowed out into a new alfresco area with a timber deck floor,” says Addstyle general manager Dominique Travers. once-messy garden into an oasis for not only the owners but their children as well. “We constructed a freestanding, selfcontained pool house that could be completely opened up for entertaining to the adjacent barbeque and pizza oven area while allowing for easy pool access,” Dominique says. According to owner Carolyn McCleery, having guests over before the renovation was extremely hard, mainly because of the layout of the home. “I used to resist entertaining because I never sat down when people came for dinner because I was continually having to walk to and fro,” she says. Carolyn says one of the other changes that needed to be made was to move the bathroom away from the kitchen. “It was just terrible. You would be sitting at the kitchen table and people could hear you going to the toilet,” she says. The best addition to the home, Carolyn insists, is the pool house, which not only made use of an underused outdoor area but helped to create an established entertaining space. It now features its own kitchen and bathroom, as well as a large dining and lounge area.
Dominique adds: “Given that the concrete swimming pool was already in situ, we had to ensure we maximised the size of the pool house by building to the side and rear parapets. “The pool house and the surrounding area have exposed concrete aggregate flooring with a honed finish that looks like sand and has a great texture.” Carolyn says the new design has improved the way she entertains and has made socialising with friends much easier. “The pool house is great – it’s easy for the kids to have friends over and it doesn’t interfere with us at all,” she says. “We really love everything. A MODERNIST TWIST It was a typical 1920s home with tiny rooms and too many walls and architect Joe Chindarsi says the original layout posed the biggest challenge, but he was able to turn it into a showpiece

RIGINALLY built in the 1920s, this North Perth home, which is attached to a shop, was once a combination of disjointed styles. Not anymore. It’s now a striking architectural showpiece with a distinct look. The renovation, as dictated by owners Craig Kinder and Emma Van Dordrecht of f22 Photography, needed to fulfil the needs of a growing family and also retain the business area at the front. “The original dwelling attached to the shop was small and had been changed several times since its creation in the 1920s,” explains Craig. “It was OK, but unworkable in the way we wanted it, so our approach was to eliminate the many obstacles that had developed over the years – such as doorways that had been moved, rooms that had been changed or added – and to open up the space.”

Having enlisted the services of Joe Chindarsi of Chindarsi Architects, they threw the living areas wide open and created a much-needed separation between the personal spaces and the shopfront. The home’s original layout presented some of the biggest challenges in the redesign. “It was a typical little house with tiny rooms and too many walls,’’ Emma says. “It was hot in summer and cold in winter. “Human traffic flow improved by knocking out walls and relocating the kitchen and the bedrooms upstairs. “The temperature inside the house improved with insulation in all walls, good use of narrow windows to the east and west and also larger windows to the north. “The focal part of the home is, of course, the kitchen. It was moved from the west to the east side of the house and is now, literally, right at the centre.” Craig and Emma were on a budget and had to make compromises, but expense was certainly not spared when it came to the unique glass gutter between the house and the shop. “It’s really cool to look up and see the rain falling and not get wet,” Emma says.
According to architect Joe, the home is now very contemporary and demonstrates a huge transformation from the previous, fairly nondescript dwelling. “It was very plain,” Joe says. “We basically lifted the roof off it and put a second story on, which gives the house character. We also used the shop as direct inspiration for the home. “It now has a modernist and cubic appearance, however vertical cladding provides some softness to the facade.” The owners agree they couldn’t be happier with what the architect and the builder achieved collectively. “Exposed brick walls reveal old piping, and the unique character of the old bricks and wooden floors have combined with some quirky architectural features such as the glass gutter,” Craig says. Renovating your home is an exciting time in your life. As it is a major investment, spend the time at the outset checking details about your builder to enjoy the process ahead. Your dream renovation should be an enjoyable experience and having confidence in your builder will enhance this and reduce the associated stress.
When choosing your builder for your next renovation project, consider the following: ✱ Previous renovation projects
undertaken by that builder ✱ Are they a Master Builder? ✱ Has the builder won any
industry awards for their workmanship, such as a Master Builders Housing Excellence Award?
A-Z BUILDING information There is a lot of paperwork involved in the submission of plans for a building permit and it is important to get everything right, says Master Builders technical adviser Romina De Santis

HEN applying for a building permit, the documents you submit need to be at a “ready for construction” standard. This means that your submissions should be able to detail the finalised specifications for the project. Care and precision in drafting these documents will allow the building work to be priced accurately. As many form part of the building contract, clarity in their preparation will allow the builder and subcontractors to proceed as required by the owner. This also means there is a minimum requirement when it comes to documentation for any building project.
Here is a list of paperwork you will need to provide when submitting your application: ✱ Drawings or plans: These describe visually
what will be built, where the building is situated,
the size of rooms and the relationship between each. They include the site plan, floor plans, elevations, electrical plan and a sectional cutthrough of the building. ✱ Specifications: This describes in words the types of materials and workmanship to be applied to each aspect of building work including a list of the relevant Australian Standards and Building Code references. This technical description might include addenda or similar sections that allow the parties to list selections for the building materials, including, for example, doors, tiles and paint colours. ✱ Technical certificates: These certificates of compliance – for example, for energy efficiency, termite management systems, engineering design or plans, site classification (such as soil type) – are required to support the plans and specifications. ✱ Building Permit forms (certified or uncertified): A certified application has been checked by a registered building surveyor and includes a Certificate of Design Compliance and all documents listed in that certificate with the submission for the building permit. An
uncertified application is assessed by the permit authority that also issues the Certificate of Design Compliance. A number of forms may also be required before you lodge the Building Permit form including, for example, a Septic Tank Application for non-sewered lots or even a crossover application for your driveway. An Application to Commence Development may also be required if your lot requires planning approval before a building permit can be issued. You can check if you need this with your approval authority. ✱ Notifications: There are a number of authorities that must be notified for building work. The main authorities are the Water Corporation and Western Power for residential developments. ✱ Other documents: Within each of these categories, a number of additional items may be necessary to better explain the proposed building work. The more complex the building, generally, the more details that are required.You may need a geo-technical report in unusual site conditions or an acoustic consultant report in areas affected by a flight path.

ITH new homes comprising less than 3 per cent of our total housing stock, it is not surprising that more and more dollars are being spent on upgrading and improving our established homes and units. Much of this expenditure is impossible to measure as we go about our day-to-day home improvements. These can range from simply painting one of the bedrooms, to building a pergola, brick paving an area for an extra vehicle or undertaking a landscaping makeover. It’s not surprising that with so many “little” things to improve around the house that home handyman stores have become a popular outlet, especially on weekends. The important thing to remember when contemplating these tasks is your capacity to be able to do them well and safely. In WA, any “building work” costing more than $20,000 needs to be done by a registered builder. And with more than 1500 registered and active builders in WA, there are a lot to choose from in most areas. Many of these actually specialise in the renovations and additions market. Home alterations and additions officially approved in WA over the past 12 months were valued at $567 million. Although this figure might seem high, it clearly underestimates the true value of all renovations being carried out, which would be worth more than $2 billion each year.

Should I renovate my existing 1960s-style home or simply shift to another suburb? Renovation activity is booming at the moment in WA.
Clearly you have a choice, but here are a few thoughts that may help you decide what to do: ✱ Renovations do not involve any
“transaction costs” such as stamp duty payable on a new home and removal expenses. ✱ Renovations, which add to the value of a family home, are tax-free capital gains. ✱ A renovation allows you to remain in your existing home and local community, enhancing your lifestyle but retaining the advantages that you currently enjoy, such as proximity to parks, shops, schools, etc. However, a renovation job can be very inconvenient and intrusive, especially if you are still living in the home while the renovation is occurring. If you intend to reside elsewhere during the renovation, make sure that your rental agreement or other living arrangements are flexible enough to allow for any time delays that may occur during construction. Also check the “fine print” of your house and contents insurance policy. Many policies do not provide cover while a renovation is occurring. When renovating, it is also important not to overcapitalise your property. It may not be wise to spend $50,000 on a renovation only to find that this is not reflected in the resale price of the property. However, renovations are often made for non-financial reasons – such as a growing family, or the need for more leisure space or a home office. FINDING THE GROOVE It began with Green-Shore Builders being called in to give the ensuite in the master bedroom a modern makeover. They ended up revamping the entire Gidgegannup homestead
M
ADE for the entertainers in the family, this Gidgegannup homestead renovation has all the bells and whistles needed to host big parties and bigger celebrations. The original property wasn’t that old – it was built in the mid to late-’90s – but the owners felt it was in need of a bit of an update. Before long, neighbours in the area introduced them to Green-Shore Builders, who took on the task initially of just revamping the ensuite bathroom. “We ended up doing the whole house,” says Green-Shore director Quentin Green. “We did three bathrooms, the laundry, the kitchen and the outdoor area. Once that was finished, and the owners had a bit of a break over Christmas, we started on the gazebo.” The owners had a small Balinese-style wooden structure with an outdoor barbecue where they used to entertain, but it had outgrown its usefulness. “Obviously it served a purpose when it was first built but as time went on they wanted it to become a more usable part of their home,” Quentin explains. “We’ve now replaced it and it has a full commercial kitchen, with stone benchtops and stone splashbacks, and a pizza oven. “The owners tend to entertain quite regularly so it’s just somewhere more comfortable for their guests and where they can make full use of the pool. They’ve already had a 60th birthday, a 21st and a Christmas party there.” The home features travertine flooring, marble tiling in the bathrooms and some very unique features in the master ensuite. “We went with full stone on the floor and walls,” Quentin says. “We went to the stone

supplier with computer-generated images of the bathroom so we could source the right pieces to match the stone in order to fit the wall exactly.” Green-Shore also employed several other design techniques, one of which allowed the original roof line to remain unchanged. “It was quite difficult, especially when you start opening things out,” Quentin says. “For example, in the alfresco areas we had to take all the posts out and put in beams, because it had the old Victorian style where the veranda went all the way around the home, but now you can look out from the living and kitchen area on to the pool and the gazebo.” According to Quentin, all the trouble taken was worth it because Green-Shore was able to give the owners exactly what they asked for. “They’re definitely happy with the project,” he says. “They say they found us to be very accommodating. We always did things to make it work for them on a day-to-day basis while they were living there during the renovation. “When you build with us we try to be flexible. We don’t have procedures that clients have to stick by and we’re always open to suggestions.” Quentin says Green-Shore Builders has started working on high-end and luxury projects, including homes in Shenton Park, Como and Woodlands, and is looking to take on bigger and more exciting projects. “Obviously we’re willing to work in all areas. We’ve done this home in Gidegegannup and we’ve completed others in Henley Brook and Chittering,” he says. “We provide a one-on-one service and are happy to work with anyone.” Arylene Westlake

NEW LEASE OF LIFE Having been in the business for 35 years, Brian Stanley knows a thing or two about successful renovations, and he’s turned a once cramped, dark and dingy home into the light and airy “downsizer” he and his wife have always wanted

RIAN Stanley knows how to bring out the best in a property. The sales and marketing manager at Summit Home Improvements has been in the renovation game for 35 years, helping to breathe new life into tired old homes. So when he came across a daggy rear duplex in Claremont eight years ago, his instincts told him it could become the “downsizer” he and his wife, Natalie, wanted once their four daughters had all left home. Several weddings, six grandchildren and an extensive renovation and extension project later, Brian and Natalie are now enjoying a lowmaintenance home with just enough garden, plus parking for their off-road camper van. What’s more important is that there’s plenty of space for the whole family to still get together. “It was important that the whole family could come over – and stay – if they wanted to. There’s plenty of room for everybody,” Brian says. “It’s also a house that we can live in as we get older because we’ve made it age-friendly and the lower level is self-contained so that we don’t need to go upstairs.”

Once cramped, dark and dingy, the 1980s property is now light, bright and contemporary. A timber-framed second-storey addition has given extra bedroom space and a sitting room with a kitchenette, while the open-plan indoor/outdoor design downstairs means the everyday living space can expand into the alfresco. “The bifolding doors fold right back and this opens the area up beautifully,” Brian says. The inside of the house was completely gutted to make way for a totally new layout that includes a large master bedroom with his-and-hers wardrobes and a contemporary ensuite. “Previously you could barely squeeze between the bed and the wall in the tiny master suite and you had to walk through the kitchen to get to the bedrooms,” Brian says. With easy access in mind, Brian made sure the new shower was a good size and had no hob or door. There’s also room to add a support rail alongside the toilet and the shower taps can be reached without having to step into the shower. Brian’s attention to detail is apparent
throughout the house, from the wire baskets for clothes in the laundry, to the understairs cupboard that can be easily reached from outside the house. “I’ve tried to do little things that just make it work better,” he says. Relaxed, warm and welcoming, the home brings together modern style and a mix of family treasures. A picture gallery takes pride of place on the wall in the dining room that was once two tiny bedrooms. The casually arranged images capture moments from weddings, family holidays, smiling grandchildren and even the old grocery store Brian’s father used to run in Maddington. An old Singer sewing table is also laden with family snapshots while a timber chest and a mirror carved by Natalie’s grandmother sit happily alongside a well-stocked wine rack and a canvas print of a Beatles photograph that Brian found in Milan last year. “This is still a family home – even though our children have moved out,” Brian says. The couple splurged on a gorgeous leather lounge suite for their new family room and
opted for crisp white cabinetry and a superlong island bench in the kitchen. French doors open to a courtyard at the front of the house where Brian has showcased a huge piece of exotic natural quartz from Brazil. “I like it because it reminds me of the Bungle Bungles,” he says. Paula Evans

PROS PLAY A PART A good way to keep costs low is to tackle a renovation yourself, but it will still be beneficial to deal with a professional if structural work is involved in the project
S
HREWD property owners are finding ways to improve their homes without having to spend a fortune – and that doesn’t just mean doing it themselves. Many are calling in a professional builder to tackle the structural work and then lining up their own trades to complete the fit-out. Liza Hutton, general manager at Australian Renovation Group, says it’s a good way to keep the dollars in check while still getting the professional home improvement you deserve. “Homeowners want to improve their homes but also want to save money,” she says. Liza says there are several big benefits to employing a professional builder to look after the structural work. “The construction is under the builder’s warranty, you are dealing with experts, it’s faster than doing it yourself and you have peace of mind knowing that you’ve used a professional,” she says. ARG offers complete renovation packages, from design and approvals to fixtures and fittings, but regularly works with clients who are happy to look after the final phases of their home improvement project. “Using a professional builder with specific experience and expertise in renovations for the
key elements of your project may seem expensive but you will get better results and get them faster than if you do it yourself,” Liza says. Liza says overhauling a home in stages can also work well as homeowners can undertake projects as they can afford them, although it may prove more expensive in the long run. “It is becoming quite common for us to complete an overall additions and alterations plan, complete the internal refurbishment such as a bathroom or kitchen renovation, and then build the planned addition at a later stage,” Liza says. ARG has noticed that more and more property owners are adding an extension or separate “granny flat” to accommodate older relatives or independent offspring, while others simply don’t want to pay out thousands of dollars in stamp duty and fees in order to move. There’s also been a growing number of “blended families” renovating an existing home to give them the space they need. But it’s not all about kitchens, bathrooms and more bedrooms. Liza says minor upgrades such as alfresco areas and carports can really make a difference to a home when done well. When it comes to design, the advice is to consult a builder early in the planning process.
“A builder will give you a different perspective on your plans and may be able to preempt changes at the design stage that could be costly to make once construction is under way,” Liza says. Paula Evans

SMART STEP UP When Ken and Fran Sims thought of downsizing they decided it was best to spend their money on improving the house they loved
K
EN and Fran Sims had no plans to renovate the Nedlands home they had lived in for more than 35 years. In fact, they’d looked at every option but renovating. With downsizing in mind, they’d discovered that subdividing their quarter acre block wasn’t possible, while the costs associated with buying a new place in the area made moving very unappealing. It wasn’t until they decided to stay put and spend the money on the home they loved that their renovation plans started to take shape. The idea of replacing their old driveway turned into talk of a new carport, which soon led to plans to rebuild their old family room with its flat roof and low ceilings. “The plan evolved,” Ken says. “We’d always thought about raising the ceiling in the family room. It was a lovely room, but with lower ceilings than the rest of the house it felt enclosed. “Once we started on the plan to knock down the carport it all blended in from there.” Ken and Fran teamed up with Dale Alcock Home Improvement to rebuild the back of their 1930s home, creating a new family room, laundry, toilet and carport. The revamp included building a new alfresco roof over a large UrbanStone patio the couple
had added eight years ago, making it part of the house rather than an add-on. Bigger windows and a set of french doors open the new family room up to the outdoor entertaining area and the landscaped gardens. “We replaced what we had before, but in a really professional finish,” Ken says. “We’re so thrilled with what’s been done. It’s given us a lovely family room with big windows that look out over the same patio that we had before but we’ve got a full alfresco roof over that now.” The old floor tiles in the family room have been replaced with polished floorboards, while skirting boards, deep cornices and window shutters add classic detail. Ken says it made sense to spend the money on the home they loved and had looked after over the years. “The house itself is so comfortable and nice and we’ve always kept up with the maintenance on it, so the new addition just blended in beautifully,” Ken says. Bringing the new family room, carport and alfresco under the main roof meant the Dale Alcock team had to make sure the new roof tiles matched the old ones. “You would not know it wasn’t original. They all match and it looks beautiful,” Ken says. Paula Evans

INTERIOR MOTIVES Australians are becoming more adventurous with interiors and are embracing the pattern and colour of wallpaper when redecorating
W
HAT’S the easiest way to make your home look like it’s been lifted straight from the pages of an interior design magazine? Quite simply, it’s wallpaper. As far as stylish, straightforward design solutions go, there’s no better way to transform a home. “Wallpaper will instantly add a whole new dimension to a home and transform a room at minimal cost outlay,” says Sheridan Veith, Laura Ashley’s national marketing manager. “Wallpaper is trending globally this year as customers are embracing pattern and colour into their homes.” Wall Candy’s North Fremantle store manager Jo Nichevich agrees that a home will take on an exciting new identity with the addition of wallpaper. “If you’re renovating it will give the room a new lease on life. Wallpaper instantly brings a new dimension to a room that paint cannot achieve,” she says. According to the experts, Australian homeowners are following their European counterparts and becoming more adventurous with wallpaper. “In recent years we would only see wallpaper used on a feature wall but this year customers are wallpapering an entire room in a stunning pattern with colour to add drama and excitement,” Sheridan explains. “Another bold move this season is matching your wallpaper to your curtain or upholstery fabric to complete the look.” According to Jo, the coming season will see wallpapers in bold, vivid colours and dynamic patterns dominate interior design. “We will see all-over geometrics, broad stripes and graphic motifs,” she says. “The computer world has a large influence and we will see this evident in digital designs, photographic prints and hologram effects. “Colours will have a global influence, adding

rich terracotta and red reworked with muted blues and highlights of yellow. “Blues continue to be strong for this season with turquoises and teals becoming mid-tones teamed up with fuchsia. Orange will grow as a highlight and black will be used as a background. We will also be seeing some organic shades of soft pinks, cool blues and lilacs.” For the new spring/summer season, Lark’s Allison Jones expects to see a continuing interest in geometric wallpaper prints, as well as photographic images and a reinterpretation of classic designs from the ’50s and ’60s. “Hot colours will be green-blues, yellows, greys and coral reds,” she adds. Sheridan says the coming season for wallpapers is very eclectic. “It will go from dramatic tones of midnight blue, sapphire and charcoal to light and airy tones of dandelion, moss and hollyhock,” she says. Allison believes there is a clear trend towards more wallpaper in more Australian homes, often in conjunction with strong wall colours and patterned textiles. “People are using wallpaper in innovative ways – as a backdrop in dressers and bookshelves, for feature walls or splashbacks,” she says. “There are very few rules.” Lisa Shearon

STUNNING REVIVAL The cottage may have been dated, but it had good bones and when Craig Steere Architects turned it into an elegant, lock-up-and-leave beach house, the owners could hardly believe it was the same home
U
SING the shell of an original ’90s Cottesloe cottage, Craig Steere Architects took advantage of the iconic beachside location to inspire the look of this modern and luxurious renovation. “The design was also intended to represent a strong, defensive structure to shelter from winter storms blowing direct from the nearby coastline,” says Craig Steere’s architectural practice manager Kellie McGivern. “The client’s existing dwelling had become dated and he wanted a clean, modern, lowmaintenance solution for his Perth-based weekend home without the cost and time associated with rebuilding. “And because of the solid shell of the existing residence, it was preferable to revamp and recycle the house rather than rebuild.” As a result, the project was cleverly designed around the concept for a lock-up-and-leave beach house. Integral to the design concept, and at the request of the owner, the new structure was built to bring more light into the house and increase the connection between the living areas and the outdoors. “This was achieved by removing the existing french doors, cutting back existing brickwork and inserting new, larger aluminium-framed glass sliders,” Kellie says. “An area where this is most effective is on the

north facade, where natural light now spills into living spaces that were previously dark and uninviting.” The owner also wanted a larger bathroom to replace the robe and ensuite combination he previously had. “The ensuite incorporates a Japanese-inspired onsen, which is a hot spring, that looks over a stone-tiled plunge pool and water feature to the elegantly revamped courtyard,” Kellie says. The stylish abode also plays a big role at family gatherings and entertaining guests and for this reason the dining room was opened up and a selection of architectural features were incorporated. The most captivating of these is the front pavilion space, which has been designed with built-in seats where guests can sit back and relax with a cuppa. This part of the property is below street level and the pavilion has been designed with a generous raking ceiling, evoking a sense of grandeur without imposing on the street, according to Kellie. “The form also serves to disguise the existing hipped roof, giving new life to the cottage by providing it with a new architectural identity that sits comfortably within the streetscape,” she says. Kellie says the natural materials and finishes that have been used in the revamp add to the tactile nature of the house.
“The finishes combine to offer a warm, casual but contemporary beach feel to this suburban retreat,” she says. “Our client thinks it is a fantastic result. HERE are so many flowers, foliage plants, fruit and vegies that get me excited in my garden in springtime and, after all, that’s what gardening is all about – happiness and sharing sharing.
As promised, here are 10 more varieties that could be planted now for a colourful spring. ✱ Primula: They are one of the most understated
of all spring flowers. There are several different types and the lollipop primula are one of the best winter-spring flowering colour plants a gardener can have. ✱ Freesia: Possibly the most suited bulb for dry
garden conditions but this makes them a weed when they escape the confines of your garden and get into bushland. That in no way detracts from their great beauty and adding them to the floor of mature garden beds will result in winter foliage and early spring fragrance as the colourful flowers appear. ✱ Leptospermum tea-tree: They lost popularity

of my favourite natives. The weeping habit and mass production of pure white flowers make it a terrific feature plant and it attracts honeyeaters from far and wide bringing fauna within arm’s reach in some cases. Plant close to the house windows or porch for best results. ✱ Flowering cherry, almond, peach and plum trees: Launch spring in home gardens by adding one of these trees. It will cause a riot of colour and adding more will result in jaw-dropping displays. Choosing which one is best suited to your environment will be something your local garden centre can help with. ✱ Ornamental flowering pears: Capital and snow pears are prolific spring machines but also have stunning foliage through the summer and then put on a winter foliage display, often turning coppery colours before falling. There are a lot of new varieties emerging and its well worth checking out Fleming’s Nurseries’ Fruit & Ornamental Tree Guide to see the latest options. ✱ Snowball tree (Viburnum opulus): This is without doubt a ripper for both cooler environments and drier, hotter climates. Hills regions generally feature this large shrub that produces hundreds – sometimes thousands – of large pom-pom-like flowers all over the 3m to 4m-high shrub.

I’ve suggested the white version here because its pendulous flower racemes are spectacular, but there are a number of options you should consider such as pink or the hardy blue. ✱ Rudbeckia: This is an unusual selection because rudbeckia really hits its peak in summer, but if you live in a hot, dry climate such as Perth, it’s going to flower in spring and the large sunflower/daisy-like flowers are bright and colourful. These plants must have free-draining soil, but the new forms are perfect for Australian gardens. ✱ Euphorbia “Lipstick”: It’s another unusual choice but for people in warmer, dry conditions this is a winner. Garden beds that are blasted by the sun are perfect for this very large flowering form. These are just 20 of my favourites plants and I recommend that you use it as a checklist when you look through your garden centre. It’s a small offering to whet your appetite for the exciting new, and sometimes old, plants you can find and plant out in your garden this season. Trevor Cochrane

Michele Forkin writes, via email, that she has had one disaster after another over the years with her frangipani bushes. She’s had six plants die, and in some cases, they had been established for years. The stalks appear alright, then they wither up and die and the inside appears hollow. She wonders if it could it be a fungus and mentions that there is a lot of limestone in the area. The frangipanis she still has have spouted their leaves very late this year but so far they have not flowered at all. Alkalinity shouldn’t be an issue for the frangipanis. I suspect it is more likely a drainage or root fungal situation. Recently, a friend told me of the results of a recent mulching of her garden with green waste tree prunings that hadn’t been composted. The garden suddenly had several losses and, after some research and testing, it was discovered the tree prunings had introduced a disease much like jarrah dieback into her garden. This is a real and serious problem for gardens that use this uncomposted waste material.

Elton Loo writes, via email, that he has two Asiatic lilium plants. The smaller one is in its first year after splitting and the bigger one is in the second growth year. The leaves of both have turned brown at the tip. He has added trace elements, Seasol and increased the watering from twice to three times a week, and once a day during the hot season. But the plants are getting worse – one stem of the smaller plant has died, and the leaves of both are discoloured and have turned yellowish. The bigger one has not bloomed yet. He asks if he has done something wrong and needs advice on what he needs to do to maintain them. The problem described here sounds very much like a root rot caused by poor drainage. Liliums are remarkably hardy plants and treating with a general fungicide such as Yates Anti Rot will help.

Design books
My favourite designers are Kelly Hoppen (Britain) and Candice Olson (Canada). I take inspiration from some of the world’s top designers, so design books are strewn around my home and showroom to act as inspiration to my team of talented designers. Blender I make a “green” smoothie every morning with spinach, celery leaves, juice, and either green apples, pear, mango or banana, and finish it with lemon and ginger. It makes you feel automatically healthy and if you have one of these every day, you are off to a good start! All your greens in one glass. I add protein for muscle repair after boxing. Perfume I collect perfumes and have hundreds of them. A woman needs to be sexy and it makes you feel great walking out of the house feeling and smelling like a million dollars. Just like my business, I like everyone to get the million-dollar feeling. Shoes I’m a shoe girl. I have Versaces and also shoes collected from all around the world. I’m having an entire room full of shoe racks designed to house them all. My nickname is Imelda. Boxing gloves I go boxing four times a week. I love it. It’s my favourite form of exercise as it gives a brilliant workout as well as stress relief, and I feel powerful and strong like a welloiled machine when I box.

I jump in when it’s filled with bubbles and bath salts, with a champers in hand. 10 Charlie Brown pom-pom dress I’m an interior designer so style and dress sense are critical in my business. Charlie Brown as a designer has some original and unique patterns and everywhere I go wearing her trademark dresses, I get great comments.They really stand out.
