A big-speccy home with light-filled rooms and an easy flow from one area to the next, the Moore feels as if you could move straight in. At the heart of the design is a contemporary kitchen that balances relaxed coastal styling with contemporary gloss. There are 900mm-wide appliances, including a dishwasher, plus an extra-large pantry, stone benchtops with a 40mm profile, plenty of pot drawers and lots of overhead cupboards featuring glazed doors. Shannon’s tip of the week Take the chill off and save energy with a tip from our grandparents. Place a brick in your oven when you are baking. When you finish cooking, the brick will be nicely hot. Wrap it in an old towel as a foot warmer in front of the telly or in bed as a “hot-water bottle”.

Q&A I have a sideboard that h tb belonged l d tto my grandmother d th Q (I’m 65, so I think it’s about 80 to 100 years old). Upon opening one of the drawers, I discovered what might be an infestation of woodworm or some type of borer (pictured above). I’m not even sure what type of wood it is, but it may be oak. Can you please advise me of a treatment to stop this damage?

You do, indeed, have an insect problem, and because A the problem is quite extensive, the whole sideboard will need to be professionally fumigated. In cases where the problem is small, a tiny amount of WD-40 sprayed into each hole is sufficient, but in your case the entire piece needs to be done. It also needs to be done sooner rather than later, because it can affect other pieces of furniture in your home. The easy way to check wooden furniture to find out whether it has borer is to lift the corner of the furniture and drop it 5cm to the floor. Then look under the piece of furniture for any dust – like very fine sawdust. This will let you know if the item has an infestation and will need to be treated as well. I have a patterned carpet runner that is 70cm wide Q and more than 3m long. I do not know what sort of material it is, possibly acrylic, but it is thick with embedded cat or dog hair. What would be the easiest way to lift off the hair? The pile of the carpet is not especially deep. Also, what is the best way to clean the runner?

The easy way to remove pet fur is to place a pair of A disposable rubber gloves – ones that look like surgical gloves – on your hands and wash your hands with normal soap and water. Shake them dry and then stroke your hands across the surface. The gloves will be statically charged and will drag the hair out of the carpet, leaving it in a ball at one end that is easy to pick up. The easiest way to clean your carpet is to hire one of

Shannon here again to help you with your domestic disasters. those steam cleaners and use the following mixture as a h cleaning solution: Combine half the recommended soap quantity with 2 tablespoons each of bicarbonate soda, white vinegar and methylated spirits. Add 2 teaspoons each of eucalyptus oil and glycerine. Top up with hot water and use the solution in the steam cleaner to clean the runner. Once you have done this, run the steam cleaner over it again with nothing in the machine – not even any water – to draw out any remaining dirty water and help to dry your carpet in about two hours.

I need to know what the stain is made of; what surface it’s on (Is there a varnish? What is the topmost surface that the stain is affecting?); and what, if anything, you’ve already tried to remove it. Each thing you try changes the chemical composition of the stain. Include a photograph if you can. Photographs really help the stain diagnosis. Don’t forget, alternative recycling questions are also welcome.

HE paper is filled every weekend with builders’ offers designed to entice sales with “bonus upgrades” – including airconditioning and kitchen appliances – or simply huge homes for small price points. But it’s my belief that value can’t be necessarily measured in dollars spent versus space or added incentives. I believe the value in a home extends way beyond the perceived bonuses the builder includes. To me, value depends on quality construction and livability – on making sure the home you design and build suits your family perfectly for the way you intend to use it. As much as we live in an age in which technology is a prominent part of everyday life, you can’t get a feel for a home by looking at it on a computer screen. You should imagine yourself living in each home you visit, to

experience the home the way it’s meant to be used. You have to spend time in the home as you would in your own. Sit in the lounge room and imagine how you would interact with your family and friends; stand behind the island bench and open all the cupboards, drawers and appliances; and check out the fittings in the wardrobes. Really give thought to how your new home will suit your lifestyle, and ask yourself whether it will it grow with you and your family’s needs into the future. Have at least a five-year plan in your head. For example, there’s no point in building a big home if your family circumstances look like changing in the near future – perhaps the kids are moving out and you plan to travel. The bigger the house the more you need to allow for heating, cooling and general maintenance, so it’s important to carefully consider how you will be living in it.

Here are some other tips that should help you make the right decision: CHECK THE SPECIFICATION When you visit a display home, quiz the sales professional about everything, from why the home was designed a particular way, to how it can be modified to suit your budget or lifestyle. More importantly, ask the sales professional to walk you through the display home, to ensure you have a clear understanding of what’s included in the price. Display homes are created by builders to display the best of everything they have to offer. So, while the home may look impressive, the price that a client would pay to build it often can be out of reach.

Some great design suggestions include a front entry that accommodates the biggest pram, corridors wide enough to move bulky furniture, and accessible bathrooms. The Liveable Homes site has guides with measurements and plans for kitchens, bathrooms, entrances, showers, bedrooms, taps, stairways, flooring and much more. Liveable Homes is a voluntary guide developed by the WA Government after extensive consultation between industry and disability groups. It is much better to design homes that are accessible at the outset, than to go into retrofitting a home, which can be far more expensive and inconvenient. Despite this, homes are regularly retrofitted

to accommodate frail older people and people with a disability. For new homes, some estimates from Perth builders show it can cost from $3000 to $5000 to add basic design features that make homes more accessible. Some changes can be made at no additional costs, such as substituting a door knob with a lever handle that is easier for the elderly and young to use. Talk to your Master Builder about what you can do to make your home accessible, and what, if any, additional costs will be involved. This year, the Most Liveable Home Award at the Builders Bankwest Housing Excellence Awards was presented to Aussie Living Homes for The Eclipse, in Alkimos. The award is also expected to be part of the Master Builders Bankwest Housing Excellence Awards in 2013, for which entries will be opening next month.

Neglecting to do a title search on any property that you are thinking about buying could land you with significant problems later on. And it’s not hard to do.

CERTIFICATE of Title is a record of current information relevant to a parcel of land, and includes ownership details, legal description of the land and registered notifications, interests and encumbrances. Specifically, it contains volume/folio details, “lot on plan” specifications, the current legal owner/s and any registered encumbrances, including caveats.

It does not include survey measurements (for example, dimensions, angles, area) of the land. If you require the legal boundaries or survey dimensions of the block, refer to the survey plan or strata plan. A land title search is essential when you are deciding whether to buy a property. It is the first step towards ascertaining whether there is anything that could affect your use and enjoyment of the property.

The title will, for example, tell you whether there are any registered easements or restrictive covenants that could limit the building envelope on the land. You would not want to buy a block of land and then find you are not able to build what you want on it because of something listed on the Certificate of Title. This can happen! It is worth checking every single item listed on the Certificate of Title – and getting legal or other professional advice if you are not 100 per cent clear on the meaning of anything documented. AKING your home accessible can open it up to occupation by a wider range of the community, and potentially help if you or a family member is affected by a disability now or in the future. Keep in mind that your building project could end up being the family home for 25 to 30 years. Also, you may end up selling it to someone who needs ease of access. You can make your home more accessible for older, injured, disabled residents or visitors with children. About one in five West Australians has a disability, so it is an important consideration at the time of building. We also have an ageing population, with many more over-65s, thanks in part to advances in medical care. Deaths from disease continue declining, but disability rates are not declining at the same rate, according to the State Government. A website, www.liveablehomes.net.au, sets out accessible design features, many of which involve only modest additional cost, that may enable your home to meet changing needs across a lifetime. I recently heard the term “floating floorboards”. Can you explain what this means? Unlike the traditional tongue-andgroove system, floating floorboards consist of panels that are locked or clicked together to form a sheet of flooring. The sheer mass of the flooring is what keeps it in place. Floating floors can be installed on a concrete pad or any other flat, firm or level surface without using nails, battens or glue. They are called “floating” because they are not attached to the sub-floor in any way. They can be fitted over most flat surfaces, including tiles, concrete, cork or timber. As a result, floating floors can be installed quickly and with less expansion and contraction of the panels, which may separate and cup, with no risk of gaps appearing. Floating floors can be installed on any surface and are usually supplied fully finished, sanded with numerous coats of polyurethane coating. Floating floors are usually thinner than solid hardwood. An underlay moisture barrier can be installed to protect against sub-floor moisture or limit noise. They often have a shorter lifespan than traditional timber and may not have the “real timber” look, feel and sound. If you are thinking about a floating floor, make sure your floor is level enough. HIS deceptively contemporary home is an elegant contrast between old and new, retaining its original early 20th century foundations as the rest of the house underwent a facelift. Located in heritage-dominated Subiaco, the original establishment was reworked by Croudace Architects to have a deliberately strong transition from the old original features to the new additions at the rear of the property. The once-dark abode has been transformed into a modern beauty with clean lines and plenty of natural light. It is not the first time the home has been renovated. A 1970s addition provided more

space, but further darkened the house and didn’t maximise the living area. This addition made way for a new kitchen and living areas, a laundry, powder room, cellar and garage on the ground floor, with a master suite and terrace with city views upstairs. Ben Croudace, the mastermind behind the new design, describes the contemporary alterations as “a counterpoint to the historic front part of the house”. “The additions are very minimalist (in style), whereas the original house is quite decorated, with traditional veranda, woodwork, face brickwork and ornate ceilings,” he says. “It’s a small block and the house was quite dark and compartmentalised. We wanted to

create a very expansive living space that really maximises the area that is available not only in dimensions, but also visually. To achieve that, we made a large cantilever so the ceiling in the main living areas is column-free all the way out to the edge of the alfresco.” The home has several other features that reinforce the deliberate contrast between the old and new, including the southern facade. “The southern sculptural facade is unique in that we have articulated it in a way that lets natural light into the kitchen, reducing the massive wall that is right on the southern boundary,” Ben says. “This has generated a more sculptural response rather than a simple, blank, rendered wall.”

Another unusual design feature is the translucent fence around the home. “Most of the time a fence is used for security and privacy and in this case it performs both of those tasks,” Ben says. “We have used a material that not only provides durability, privacy and security but also lets in light, which isn’t a common thing to do.” Another clever addition is the glass cellar door, which acts as a focal point for the downstairs living and dining areas by putting the owners’ wine collection on display. Ben admits that the renovation was designed without a specific style in mind; instead, it was a process that developed from an aim to

HE character and charm of this Como home quickly captured the hearts of its owners, but it still needed some transformation to cater for the growing family’s lifestyle. The renovation experts at Modern Home Improvers were called in to make the necessary alterations while maintaining a sensitivity to the original look. With an active family, the owners had quite a detailed brief for the humble abode, including the need for two wings, one each for the kids and the adults, separated by open living areas. They also wanted to incorporate modern technologies and to have stacker doors to open the indoors to the outdoors. “The bungalow-style home had high ceilings and ornate cornices that continued all the way to the back,” building designer Cherie Andrews says. “The owners wanted an open family, living and dining area that was spacious while maintaining the high ceilings. “The back living area now actually steps down to follow the contours of the land, and highlight windows were added to let in extra light and make the space feel larger.” The statement feature of the whole house, however, is the large country-style kitchen, for

which the owners took inspiration from their favourite magazines. “The owner loves that the kids can play outside and she can keep an eye on them while working in the kitchen,” Cherie says. “It has Shaker-style cabinetry but with a French twist, and there is a large farmhouse sink and decorative wooden hood over the range hood. “All of the cabinetry furniture and hardware is an ivory colour, making it light and bright.” The original home was typical of its era, with no connection between the rear yard and the interior living areas, but now there is a distinct engagement between the indoors and outdoors. “The breakfast bar, which opens out via the bifold doors, is a really nice feature,” Cherie says. “You can sit in the alfresco and make conversation with those in the kitchen and pass meals through. “The highlight windows and bifold doors were made of timber to keep with the look of the stacking doors.” The stunning yet simple alfresco area is a perfect setting for outdoor entertaining, with modern liquid-limestone paving, high ceilings and ceiling fans for the hotter months.

In keeping with the original sentiment of the house, a white and neutral colour palette was used throughout and contrasts beautifully with the jarrah floorboards. Today, the owners say their favourite feature has to be the kitchen, which they enjoy most because they can interact with people in both the interior and exterior living areas of the home while they cook. energy efficiency is driving advanced technologies and innovations in fridges. “Vacuum panels with extremely high insulation values, low-wattage defrost systems and high-efficiency compressors all add up to significant energy improvements,” he says. As well as energy efficiency, a priority for Australian consumers when choosing a fridge is space – both in the fridge and in the kitchen. “These days most consumers can purchase a new fridge based on their specific needs,” Lyndon says. “It generally comes down to whether their priority is fresh food storage or freezer storage. Those that prioritise fresh food are flocking to french-door models because of the wide shelves and easy access and visibility in the food compartment. If having a large freezer is more important, side-by-side models are the ideal solution.” According to Robin Werth, Bosch product manager for dishwashing and refrigeration, the current trend in refrigeration is led by convenience and ergonomics. “Because consumers use the refrigerator portion more often than the freezer, it’s more convenient to place the freezer below the fridge,” Robin says. “This model is also ergonomic as the most commonly used fridge items can be accessed without bending.” LG continues to see its french-door fridge range as best-sellers, according to Fiona Irving, LG Electronics Australia’s corporate marketing manager for home appliances. “We’ve also seen a sales increase in fridges with a larger internal capacity and a stainless

steel finish,” she says. “These are increasingly popular amongst renovators and builders because of their larger and more convenient storage options, their visual design appeal and the welcoming statement that a large, stylish fridge can bring to your home.” Having a fridge that fits into your kitchen’s design is a priority for Australian consumers. “A fridge must align harmoniously with, and not detract from, your overall design aesthetic. I wouldn’t want to say to somebody, ‘Fill up a container for me’,” she says. “I am really attached to the pieces and every single piece in here I have picked myself. I just like bringing in unique and beautiful pieces of furniture.” Cath suggests that the vintage style isn’t just for enthusiasts and says we just need to appreciate the history of a piece. “With vintage furniture you can’t order out of a catalogue,” she says. “You’re not going to go next door and find the exact piece and then compare the price. You are just looking for something that is really individual and unusual, and I think a lot of people think it’s great if you are into that retro

WINTER WONDERS Camellias have a reputation for being fussy and difficult to maintain. It’s not true. Give them the right conditions to start with, and they’ll be all you could want

there are two basic types – the shrubby autumn flowering sasanquas, popular for hedges and screening, and the type we are talking about today, the japonicas. Camellia japonicas, and their associated hybrids, are more tree-like than the sasanquas, have larger leaves, typically larger flowers, and present a wider range of flower colours. The average japonica will grow to 3m tall in 10 years and be a couple of metres wide. The flowers can be white, pink or red, or a combination of all three. The reds and pinks come in light to deep hues and the colours can be present as stripes, blotches or spots. In fact, these camellias are very prone to “sporting”, where, for example, a variety that is typically red and white will also carry solid white and solid red flowers on the same plant.

INTER in the garden can be a bleak time, with grey skies, drizzly rain and uncomfortably cold temperatures. With deciduous plants mostly bare of foliage and many star performers of the summer and autumn garden in a state of hibernation, what can be relied on to provide a stunning floral display? Camellias, of course. They have been popular for generations and much loved for what they bring to the winter garden. And if you didn’t already know, tea is a type of camellia (C. sinensis). The fresh tips of new growth are dried for green tea and fermented to make black tea. There are in fact dozens of different camellia species, displaying a wide range of characteristics, but for the home gardener

He has tried picking them before they spore, but this doesn’t appear to be fixing the problem, because they are still sprouting daily. The bagged product probably included mushroom compost that still contained mushroom spores. Manually removing the fungi as they sprout is the best option, because they will cease to appear as the spores are used up. I am assuming the lawn gets adequate sunlight and has good drainage. And, remember, never assume a fungus is edible. If you aren’t 100 per cent sure it’s an edible mushroom, don’t eat it!

Wendy Rudge, of Munster, has lost eight out of 12 rose plants to disease. It has been suggested to her that downy mildew may be the issue and she has been treating them for that, but without success. She wants to know what she can do to prevent this from happening to her other roses. Roses generally are very reliable in Perth but are susceptible to several fungal diseases, including downy and powdery mildew. If these fungal diseases are killing the plants, there may be other cultural problems. In our climate, roses should be budded on to fortuniana rootstock, but some on root stock better-suited to other parts of Australia are still sold here.The soil should be well prepared with composted organic matter and a high-quality clay such as Soil Solver. Roses do best in an area that gets plenty of sun with good airflow.

camellia specialist essential when selecting these plants for your garden. The glossy plant labels won’t provide the specific information you need to get the ideal variety for your location. A common misconception about camellias is that they are not very hardy. Many gardeners see them as something of a garden prima donna, a high-maintenance heartbreaker, but this is just not so. Camellias do have quite specific needs and cultural requirements, but when these are met the plants will establish well and require very little TLC. In fact, I’ve seen established camellias on vacant blocks surviving year after year on rainfall only. So what is the recipe for success? First, soil is critical – camellias love slightly acidic, loamy

Dragon trees (Dracaena draco) will transplant successfully. The biggest issue you will face is dealing with the weight of the large plants plus the root ball. I would recommend employing a Hiab truck crane or small crane. Dig out as much of the root ball as possible; one metre wide by 400mm deep should suffice.Wrap the root ball in hessian for transport. Improve the soil in the new location with Soil Solver and compost. Plant at the same depth as previously planted. Stake securely to minimise movement of the root ball as it re-establishes – four to five star pickets set in the manner of a circus tent is ideal. Apply Seasol regularly and keep the rootball moist.Transplanting anytime from mid-autumn to midspring is fine. In summary, camellia japonicas are a fantastic option for any non-coastal, lightly shaded garden area, as long as the soil is prepared well before planting. Once established, they will thrive on two standard waterings a week, will require minimal fertiliser, little or no pruning and little in the way of pest and disease control. Their flowers will brighten up a winter garden and will last beautifully as a picked flower. The dark green, glossy foliage is also wonderful for flower arranging and a great backdrop in garden beds. It’s not hard to see why these plants are so popular in many parts of the world and why they demand a place in so many modern gardens.

soils. So if your soil is really just gutless sand, you’ll need to add a claying agent, such as Soil Solver, and plenty of high-quality compost. In clay soils, pump in the compost and even add some river sand to improve drainage. They prefer a shaded position with protection from hot, dry winds. Morning sun is ideal, because too much shade will result in weak, leggy growth and poor flowering. They do beautifully in combination with deciduous trees, especially ornamental pears, chinese tallows and ornamental plums. If you live in a coastal or near-coastal suburb, camellias definitely will struggle. The alkaline nature of coastal sands and the salt-laden winds are a death sentence for these plants, as is the bore water found along the coast. For these areas, growing camellias in pots, with premium potting mix and in a wind-protected location is the only worthwhile option. Mulching is important when growing any plants, and camellias are no exception. The best mulch for them is crushed pinebark. It should be applied 70-100mm thick, but kept away from the trunks of the plants to avoid collar rot. Camellias are not big feeders and so don’t require much in the way of fertilising. In a wellprepared soil, an annual feed of a controlledrelease fertiliser such as Osmocote for camellias and azaleas is all they will need. Apply the fertiliser after flowering and, if possible, leave the spent flowers in the garden bed. That way the nutrients that went into forming the flowers will be returned to soil to power next season’s flowering – recycling at its best. Unfortunately, there are a few minor pests that will bother camellias. The most commonly seen are different forms of scale. Waxy and brown scale can be prevalent and in large numbers will have an impact on plant health. Scales are easily controlled by White Oil spray, but avoid spraying on hot days. Scale pests are rarely a problem on plants that are grown in correctly prepared soil with adequate light and air movement. Aphids can attack fresh growth and, annoyingly, are drawn to

Motorcycles I have an appreciation for automobiles (and mechanics) in general and find the engineering side of things fascinating. I like the process of fixing up an old bike and seeing it operate again and it’s good for my kids to see the outcome of hard work. Bike riding is a family activity we enjoy and a great way for us to spend time together. Telethon Adventurers cufflinks and bangles These were given to me by Rick Parish, founder of the Telethon Adventurers. We are a Perth team dedicated to finding the cause of childhood cancer and raising funds through physically challenging adventures. I have been a part of the team since 2010 and, as a father-of-two, it’s a cause I’m extremely passionate about.

Virgin Galactic welcome pack Next February I will have the

privilege of being the 323rd person to travel to space with Virgin Galactic. The welcome pack includes cufflinks, a badge and a model of the spaceship I’ll be travelling in. It is a good reminder of what I have to look forward to. I’m always looking for an adventure and going into space has been a lifelong goal. 4 iPod I have always had a passion for music – it’s an important part of my life. There isn’t one particular style of music that I prefer and my taste is pretty broad. Both of my entertainment venues feature live musical acts, so it’s important for me to stay in the loop with upcoming local and international acts. 5 Watch I bought this Omega Speedmaster from the Rockefeller Centre on a recent trip to New York

and was drawn to the story behind the watch. The Speedmaster is most famous for being the first watch worn on the moon and its contribution to the Apollo 13 mission in 1970. I wear it all the time and plan to travel with it during my trip with Virgin Galactic. 6 Car As the owner of two businesses, I’m frequently travelling between the two venues and to various meetings. I rely heavily on my car, a 2010 Lamborghini Gallardo, and it is one of my most prized possessions. 7 Laptop For my businesses and as a member of various committees, I need to ensure I am as mobile as possible. My laptop is important to me because it keeps me well connected and on top of my work. 8 Targa West car I’m involved in Targa West, the premier Australian amateur tarmac rally. I enjoy the fun, competitive side of rally driving – it leaves me with a feeling of exhilaration and a great sense of achievement. 9 Model helicopter I’m fascinated by aircraft and automobiles and interested in what makes them work. This is one of my many model-building projects. It’s a great way to switch off and allows me to focus on something different for a while. There’s also a great sense of achievement when it’s all put together and you can see the end result. 10 Collector’s coin I take great pride in being an Australian and part of our nation’s history. The Perth Mint issued the first commemorative coin from this era during my birth year and this is a treasured possession.
