MART, urban and edgy, the Alto completes a trio of two-storey show homes from narrow-lot specialist Renowned Homes. On display in Woodvale, it joins the super-skinny Luna in Churchlands and the family-orientated Korda in Port Coogee to show buyers what can be done when there’s just a slim site to work with. Part of the Residential WA group of builders, Renowned Homes specialises in narrow-lot two-storey designs, with a wide choice of off-the-plan blueprints also available. “We now have three very different display homes that each complement the range and each fit a different segment of the narrow-lot market,” says Jim Ilias, general manager at Residential Building WA. “Our goal was always to have three displays, showing three different styles of living on a narrow lot.” Just over 10.5m wide, the Alto has been designed to suit a slender block with rear access. As the garage is at the back, the designers had the full width of the home to play with when it came to creating a standout elevation. They teamed a skillion roof over the upstairs activity room with a stack bond brick feature panel, rendered walls and a glass balustrade to the balcony.
“We wanted a modern look that would fit a new suburb as well as it would an infill area,” Jim says. Situated on the edge of an area of wetlands, the Alto has also been designed to capture a view, which Jim says could equally be of the city, a lake, a park or a golf course. The balcony at the front is reached from the wide landing at the top of the stairs and is big enough for a table and a couple of chairs. Three double bedrooms, each with builtin wardrobes, create a dedicated kids’ wing upstairs, along with the second bathroom and a sitting room or activity room. This extra living space feels cosy and separate from the minor bedrooms, yet the glass balustrade dividing it from the stairwell means it remains light and open. Downstairs, the master bedroom offers parents a private suite to call their own, with a walk-in wardrobe behind sliding doors and a much larger than expected ensuite featuring double vanities and a his-and-hers double shower with two rainhead fittings, plus the added luxury of a bath. Jim says it’s an example of how the builder is going that extra mile to offer a high-level specification while still keeping the budget manageable. A wall of wavy tiles in the stairwell
creates the look of a feature pillar that cuts a path up through the house. There’s a home theatre that would also make a great home office, an open-plan living and dining area, and a large kitchen. Packed with storage, the kitchen features a large, square, stone-topped island bench with a dropped section that acts as a breakfast table rather than the ubiquitous brekkie bar. “It’s a kitchen with its own meals area, plus there’s a dining area,” Jim says. “You can cook here and converse and feel part of the party.” The builder has created a generous alfresco and added an extra outdoor living area between the house and the garage to ensure living areas inside and out all integrate well. “We do try to ensure that we have a ‘big block feel’ even though the house is on a narrow lot,” Jim says. Storage has been carefully considered, with a huge cupboard under the stairs and three linen cupboards. Paula Evans

PASSING WITH CREDIT Obtaining finance from a lending institution to build a home comes with numerous hurdles and even getting pre-approval may not mean you are off and running
S
O you’ve been to visit a lender and have been given the pre-approval nod for a housing loan. Gaining finance approval is a great stepping stone towards home ownership, but it isn’t a guarantee that funds will be available to buy that dream house. Experts say while offers to buy houses or land should always be subject to finance, homebuyers can avoid disappointment by doing their homework at the pre-approval stage. Like all things, finance pre-approvals are not created equal, so it’s essential to find out exactly what that piece of paper from a lender means, says Smartline’s managing director Chris Acret. He says there is a lot of confusion about the different types of finance pre-approvals. For example, there can be significant differences between a conditional approval, a pre-approval, an approval in principle or an eligibility letter from a mortgage broker. Chris explains while a conditional approval can be obtained after a credit check and a review of the borrower’s credit score, this is not the same as a less comprehensive approval

in principle that typically states how much someone can borrow. Independent Home Loans managing director James Pibworth says it’s common for first homebuyers to confuse agreements in principle (AIP) with more formalised pre-approvals. He says an AIP is usually based on unsubstantiated information about the borrower that hasn’t been properly assessed by a bank officer. “And, remember, eligibility letters from brokers are not pre-approvals,” he says. “These letters only show that a mortgage broker has ascertained that the homebuyer is likely to qualify for a certain amount of borrowings.” Construction finance specialist Don Crellin says pre-approvals offer an indication of how much one can borrow, but final go-ahead is still subject to valuation of the property, certain conditions, approval by a mortgage insurer and a time frame. Don, general manger of Resolve Finance, says in most cases pre-approvals expire within 90 days and are only valid if a homebuyer’s circumstances, with regards to income,
employment and credit inquiries, have not changed. “Essentially all bets are off if something changes,” he says. Don says homebuyers who are borrowing more than 80 per cent of a property’s value must obtain approval from the mortgage insurer – the company that protects the lender if a borrower defaults on a loan. If the mortgage insurer refuses to approve the loan, then the lender’s offer of finance is no longer valid. “Homebuyers who need this insurance should make a point to ask their lender if their pre-approval has also been assessed by a mortgage insurance company,” Don says. He says the aim should be to have as few conditions as possible attached to a pre-approval. The best way to do that is to supply the lender with as much documentation as possible, including payslips, letters from employers, taxation returns and bank statements. James Pibworth says it is extremely important not to make careless mistakes or omit important details when applying for pre-approval
because if there’s a change in circumstances relating to income or debt, which brings an application outside the financial institution’s lending criteria, the pre-approval may no longer be valid. For example, he says some clients mistakenly declare their overtime earnings as part of their wage when in fact their payslips show their basic pay is significantly less. “If the deal is tight anyway, these errors can mean the difference between an approval being honoured or declined,” James says. Chris Acret points out that consulting a mortgage adviser before seeking pre-approval will provide insight into different loan products as well as a realistic homebuying budget. He also warns homebuyers against lodging applications for pre-approved finance with several lenders. This is because having too many credit inquiries on record can be seen as “shopping for credit”, and may ultimately result in rejection of a loan application. Evelyn Duffy

Many of us now have glass splashbacks behind cooking surfaces, which build up with soot from cooking. To remove this soot from the surface without scouring the glass, roll up a pair of pantyhose into a tight ball and moisten it with warm water. Dip the pantyhose ball into a tray of bicarbonate of soda and rub over the soot stains. Once this is done, use a paper towel dampened with white vinegar to remove the bicarb and residual soot.

This polyester shirt (pictured) had these nasty rubber marks on it when it was removed from my wardrobe. I assume the shirt was stored against a cricket bat with a perished rubber grip and somehow this has rubbed off on the shirt. I soaked it in Napisan with no success but didn’t try to scrub the marks off. What can you suggest to help me?
Unfortunately, there is a negative A result to soaking the shirt in a pre-soaker, as in this case. The bleach in the product actually hardens rubber, making it more difficult to take off. To remove the stains, first rub over the area with methylated spirits and while it is still wet with the methylated spirits, cover the area with glycerine. Leave it for an hour and a half before immersing it in a bucket of heavy salt solution, made by fully dissolving 1kg of uniodised cooking salt in a bucket of very hot water. Allow the shirt to soak
for at least four hours. Without rinsing or wringing the shirt out, lay it flat in the shade to dry. As it slowly dries, the salt crystals reform and expand in the fibres dragging the rubber out with them. When the shirt is completely dry, brush the salt away and the rubber will come out with it. In your case, you may need to do it twice as a result of soaking the shirt in Napisan.

My daughter spilt fake tanning lotion on her cream-coloured, pure-wool bedroom carpet, resulting in orange stains. The carpets have been professionally cleaned but these stains didn’t come out. What can she do?

What is the topmost surface that the stain is affecting?); and what, if anything, you’ve already tried to remove it. Each thing you try changes the chemical composition of the stain. Buying your first home can be mind-boggling enough without the added confusion that comes with choosing a home loan. United Community Credit Union state manager Michelle Coelho details 12 key questions you should be asking your home lender

O make buying a home as stress-free as possible, it is important to thoroughly investigate all of the options available and to find the right loan to suit your needs and lifestyle. You need to consider all fees and charges involved and your ability to meet your repayments over the long term. Most importantly, choose a lender who is upfront with you about all the costs involved, takes the time to answer all of your queries, and ensures your loan provides you with flexibility and added benefits, such as no transaction fees.
Here are a few questions you should ask: WHAT LOAN WILL SUIT ME BEST? There are many different loan features and fees to consider such as the interest rate, whether you

should choose a fixed or variable rate, whether redraw or mortgage offset are available, and what the ongoing fees are. Make sure your lender sits down with you and understands what is important to you and your lifestyle. There are different loans to suit different needs so try to choose a loan that is flexible enough to suit those changing needs.
HOW MUCH CAN I BORROW? You need to consider how much you can afford to borrow by discussing the monthly repayment amount you can comfortably afford to pay with your lender. You may be able to borrow up to 95 per cent of the value of the property, but this will depend on many factors, including your financial circumstances.
WHAT IS THE INTEREST RATE? The interest rate is used to calculate your monthly repayments and it will determine how much you’ll pay over the life of the loan. This is the lender’s current price for that particular loan, which is then

Most lenders require a minimum deposit of 5 per cent of the property’s value, but the more you have saved, the less you will need to borrow, keeping your loan repayments lower. If your deposit is less than 20 per cent, then you may be required to take out lender’s mortgage insurance.

You need to ask your lender for the “comparison rate” for the loan you are considering, as this rate includes the interest rate and most fees and charges payable during the life of the loan – expressed as a single percentage figure – and allows you to compare one loan with another on a cost basis.
Ask your lender how much your repayments will increase by if interest rates go up by 3 or 4 per cent. It’s important to consider whether you would still be able to afford a loan if interest rates were to increase substantially.

Tim says it’s a clever way to bring the outdoors in. “Besides allowing natural light to enter the home, the atrium provides a central point of interest for all sides, including the entry, kitchen, family room and theatre room,” he says. Stacked stone takes pride of place on the front elevation of the Elements and has also been used inside the display home in the living area and in the home theatre. As well as demonstrating another way to bring the outdoors in, the stone walls add instant impact. WITCH Homes for Living has mixed a retro vibe with today’s mod cons and a flexible floor plan to create its latest display home, the Switcheight160 in Woodvale. Billed as a “home for life”, it’s a freeflowing, four-bedroom home that will easily adapt as a family’s needs change. “This display showcases future-proof luxurious living at its finest, perfect for homeowners of any age, at any stage of their life,” says Lee Morris, sales and marketing manager at Switch Homes for Living. The skillion roof sets the scene from the street. Combined with the strong lines of the portico and the long lines of the fibre cement cladding, the statement roof commands attention. Inside, Switch has employed the height and shape of the skillion roof sections to create raking ceilings in the master bedroom and living area, and high ceilings in the entry. “You come into the home and you really get that feeling of height and space,” Lee says. Vertical niches accentuate the volume of space, while a circular area halfway along the hallway creates what Lee calls a “meet and greet area” that has been emphasised by a barely there light fitting and artwork recesses. “It’s one of those wonderful features that slows you down and creates an ambience,” he says.
Switch has given the parents’ retreat a new twist, incorporating an upholstered window seat into a recess in the large main bedroom. “The sun seat is a more practical way of using space, but still creates that feeling of a master ‘suite’,” Lee says. Deluxe styling in the ensuite takes inspiration from boutique hotels, with a floating vanity unit, large format tiles in soft neutrals, two square above-counter basins and a huge shower, which Lee says is a must in an ensuite these days. Throughout the home there are little details that make a big difference, from the spacesaving cavity sliding doors into the fitted walk-in wardrobe, to the lockable medicine cabinet in the laundry and the skylight that floods the second bathroom with natural light. Lee says Switch is continually taking inspiration from client ideas for features and finishing touches. “We get a real reflection of what the market is wanting and then we’re putting it on the ground,” he says. Busy families want plenty of storage so the Switcheight160 includes a sizeable store room as well as big wardrobes in all four bedrooms, a linen cupboard and heaps of cupboards in the laundry. In the living area, the builder has displayed
a wall of storage concealed behind modular panels. The attention to detail continues in the statement kitchen, where smooth integrated styling meets everyday functionality. “We have got a bit of a cult following with our kitchens as we’re putting in some quite exclusive looks at a project price point,” Lee says. There’s a floating bulkhead with concealed lighting, a built-in coffee machine and microwave, a massive island bench, nooks and niches for storage and display, and sliding doors to the alfresco with its raking ceiling. “It’s a very functional space as a lot of entertaining gets done around the kitchen,” Lee says. Leading off the kitchen is a fully fitted scullery that in turn leads into the laundry, plus there’s space in the kitchen to set up the laptop or iPad. “The attention to detail throughout this home is phenomenal – a clever combination of functionality and luxury,” Lee says. VER the past decade Australians have become increasingly serious about their coffee, with the result that the coffee machine is now a must-have appliance in the modern kitchen, alongside the fridge, microwave and dishwasher. “Last year, almost half a million units were sold in Australia,� says Nicolette Cottrill, product manager for consumer products at Bosch. “This is an increase of 36.9 per cent on 2010 so, yes, we are seeing an increase in the purchase of coffee machines here.� Renaud Tinel, general manager for Nespresso Oceania, agrees that the coffee machine is now an essential part of the Australian kitchen. “The popularity of the coffee machine as a must-have appliance has grown as more consumers turn towards entertaining at home and look for ways to personalise their space with aesthetically designed, functional equipment,� he says. “The growing demand for premium coffee is another sign that Australia has become a sophisticated gastronomy destination, on par with some of the European capitals.�
While coffee machines are now a common sight in kitchens, the style of machine varies. There are machines designed for simplicity and convenience – such as the capsule and fully automatic models – while there are also the manual and semi-automatic machines for the barista in the family. “People can choose from manual machines for a hands-on experience, capsule models for simplified coffee making or automatic machines that offer the customisation, quality and ease of use,� says Malcolm Russell, product marketing manager at Philips Saeco Australia. Lyndon Craig, senior design manager for Electrolux, sees a polarisation of the home coffee machine market. “On the one hand people are looking for convenience and embracing fully automatic or capsule-based machines,� Lyndon says. “At the other end of the spectrum, connoisseurs are installing professional-quality, manual coffee machines along with grinders in their kitchens.� Nicolette Cottrill adds that consumers are increasingly demanding ease of use from their machines. “This means anyone can create cafeperfect coffee without training,� she says. Master Builders director Michael McLean visits Broome and experiences first-hand the vast strides the region has taken, especially with regard to the building industry
Gavan Forster from Master Builders answers readers’ questions about home building issues.
F
OR the uninitiated, Broome is a coastal town in the Kimberley region about 2200km north of Perth but less than two and a half hours of flying time away from “the big smoke”. As you might appreciate, Broome relies a lot from tourism to keep its local economy prosperous. Although it has grown significantly over the decades, it has managed to retain its charm and unique character. The building industry in Broome has also grown over the years with most builders and specialist contractors being based in the town. Unlike Perth, building approvals actually rose by about 20 per cent in Broome during the 2010-11 period, which has encouraged more building industry personnel to relocate there for work purposes. The recent opening of the Waranyjarri Estate display village in Broome North is a huge boost for the town and the local building industry. This is an innovative LandCorp project and establishes Broome’s first display village comprising eight homes. I am told about 3000 people turned out for the launch of the display village in late April. Although much of Broome’s future land supply will be in the Broome North vicinity, homebuyers will soon have access to more than 500 blocks of land at other locations such as Roebuck Estate, Sunset Rise and Six Seasons. This is great news not only for homebuyers

My builder says my progress claims are to be paid at plate height, lock-up and practical completion. This is all gobbledegook to me. Can you explain? Following your initial deposit, payments for new homes are made on a regular basis as the house proceeds through the various stages of production. A building contract will specify at what stage of construction various progress payments are due. There is no limit on the number of payments that can be required, although many major builders have three progress claims. You mention some common stages of completion that I will now explain.

who now have a more certain supply of land but also for the local building industry who have greater confidence in growing their businesses in the region. The Waranyjarri Estate display village is a credit to the efforts not only of LandCorp but also the Broome shire and the traditional owners of the land. The eight new homes on display in Broome vary from entry-level homes, to upmarket and prefabricated builds. Local residents now have a lot more choice, which highlights the different segments of the housing market and homebuyers’ budgets. Two of the homes in the display village were completed in time to be entered into this year’s Master Builders Bankwest Kimberley-Pilbara Building Excellence Awards held in Broome. What is very noticeable when walking through a new home in Broome is the
difference in design compared with most Perth homes. Kimberley region homes generally exceed the mandated 6-star energy ratings to take advantage of the cool breezes and to maximise airflow through the living areas. Being able to sustain cyclonic winds also means they are more costly than their Perth equivalents. The quality of workmanship in the homes I inspected was excellent, which is a credit to the builders and contractors involved. So, if you are thinking of a sea change or can afford a holiday home in Broome, there is a good range of master builders to choose from. Knowing the local environment and conditions is clearly an advantage, which should give you confidence in building in Broome.
Plate height Many builders make a payment claim when brickwork is completed and walls are erected, assuming it’s a single-storey house. Plate height is the term that means brickwork is completed to a height that a wall plate can be installed and roof construction can commence. Lock-up At this stage of construction, external walls and roof cover are complete, external doors (perhaps temporary) and windows are fitted and the building is secured. Fixing stage Some builders require a progress payment when all internal doors, shelves, cupboards and cabinets, sinks and troughs have been fitted.

ncorrect types of glass in the home can cause accidents, serious injury and, in some unfortunate circumstances, even death. Houses constructed before the mid-1970s often used annealed glass, which is also known as plate or sheet glass. When this type of glass breaks, it fractures into large, sharp, jagged pieces. Although it may be a satisfactory material for certain areas, it should not be installed where there is a risk of human-impact breakage. This is of particular importance in areas such as bathrooms where slips and falls are likely to occur. In these areas, any annealed glass panels should be replaced with toughened glass. The benefit of using toughened glass is that when it breaks, it implodes and results in
small, blunt, cube-like granules that are far safer than when other glass types break. Any accidents involving glass breakage are not only traumatic for the victim, it is also an issue for the owner of the property when it is leased to tenants. To prevent injury, property owners who intend to rent out their properties must ensure that the glass conforms to current Australian Standards. Another common issue experienced with glass, especially with shower screens and windows, is when household chemicals, scum, salt, road grime, dust and other pollutants become etched into the glass. This leaves the surface cloudy or milky, which appears to be clean again when it is wet.
To prevent this from happening, it is as important to make sure glass and fixings, such as hinges and other hardware, are clean and dried after every use to increase the life of the glass. Otherwise, you may need to replace the panel. The installation of glass in domestic homes is covered by Australian Standards AS2047, AS/NZS 1288 and AS/NZS 2208. These Australian Standards cover installation, safety and test requirements. For glass shower screens, balustrades, door and other higher risk applications, higher strength glass must be installed. Check if there is any labelling on the glass or have a glazier advise if the glazing installed in your home is suitable for its purpose.

Practical completion This is the final payment and is often the most contentious. Buyers are often confused in thinking that this means that everything is perfect. Practical completion means that the home is fit for its intended purpose of habitation. Any defects, which are or may become apparent, will not prevent occupation. Buyers need to recognise that the building process is continuous. Some large system-based project builders may issue progress claims as the project approaches a payment stage. The home Building Contracts Act provides that builders cannot claim more than the value of work that has been done (for homes up to $500K). Some buyers argue that they have received a claim a few days before the nominated stage of construction is completed. This argument does not consider the high volume of contracts major builders deal with and the need for builders to maintain cash flow and proper accounting records. MOVING OUT OF THE BOX A simple Wembley home designed by architect Brad Ladyman proves that you can make a splash without going over the top
T
HIS architect-designed home in Wembley bucks the current trend of extravagant building concepts in the Perth landscape with a modest look. According to Brad Ladyman, who designed the home, the owners wanted a minimalist family home with a connection between the internal spaces and the outdoors, especially given the small lot size. The design also takes inspiration from legendary architects Le Corbusier and Adolf Loos, says Brad, who kept to a fresh, Nordic look that softly blends light and shade, steering clear of the “cold, modernist box” the owners wanted to avoid. This is highlighted by several distinct elements throughout the home, such as a collection of black objects that are designed to look as if they are floating. Brad has used a mosaic wall and column to grab your attention as you walk through the home. Whites and greens were addded into the mix and were used to anchor the interior and they are offset with stone which, according to Brad, warms up the area. “The travertine was imported from Italy and creates an aesthetic experience while the stairway was welded in WA by talented
blacksmith Margy Hennig,” he says. “A sculptural piece provided by me has gone on the wall.” Interestingly, only regular construction techniques were used in the building of the home. “It’s amazing to get such quality of space using standard construction,” Brad says. “The home was designed around the pool – you can see the pool from almost every room and it enhances the indoor/outdoor feel.” The decor inside is not the only showpiece in this home. There is a stunning garden at the back of the property where the landscaping – by Carl Hennig – is a work of art. “He is a renowned landscaper in Albany and has created a good mix of natural and exotic plants around the house,” Brad says. The best part of the project, according to Brad, was working closely with the owners and the various craftsmen involved. The owners were clearly in agreement with everything that was done and their joy was apparent when they were moved to tears the day they first walked into their new home on Christmas Eve. LET THERE BE BRIGHT It looked shabby and unloved but Million Dollar Makeovers boss Sasha deBretton knew it had the bones to be turned into a light and airy three-storey home with stunning outdoor spaces

AKEOVER maven Sasha deBretton practically rebuilt this Tudor-style Claremont home in just six weeks. “The original house was dark and had a very poky layout that felt depressing and oppressive,” says Sasha, who is the CEO of Million Dollar Makeovers. “I could tell it had the potential to be a great family home – it was just really dated and unloved. Moving through the rooms felt like being in a labyrinth.” In order to realise the property’s potential, Sasha and her team stripped the house back to its rafters and reconfigured the three-level floor plan. “The external brickwork, slab and roof tiles were basically the only things left untouched,” she says. New ceilings, walls, a state-of-the-art kitchen, bathrooms and custom-made furnishings are some of the head-turning additions that have reinvigorated the drab living spaces. The once six-bedroom, two-bathroom abode now has five bedrooms and three bathrooms. “We removed one of the bedrooms to create
a bigger master bedroom with its own ensuite,” Sasha says. A large barn-like room that sits above the garage was converted into a parents’ retreat/ home theatre. “This big, old room had no purpose before so we outfitted it to function as either a media room, office or study. We’ve even installed a second kitchen up here,” Sasha says. Making the most of the 873sq m block was also high on her list of priorities. “The existing dwelling was practically closed off from the stately garden and gazebo at the front of the house and had limited access to the backyard,” she says. “There was so much garden space that we saw the opportunity to create lots of different ‘outdoor rooms’, so it was vital that there was a seamless flow between the indoor and outdoor living spaces.” The somewhat shabby front door was replaced with a majestic floor-to-ceiling, French-inspired model that instantly transformed the home’s facade and let the breeze and lots of light in. “We also painted the dark jarrah that featured throughout the home white to lighten up the living spaces. The white oak floors and soft,
off-white walls reflect light beautifully, as do the marble benchtops in the kitchen and the marble surround to the fireplace,” Sasha says. Banks of bifold doors were installed to encourage cross-ventilation and allow the open-plan kitchen/dining area to merge with the 70sq m outdoor deck. “We restored the old spa that was already on the deck and put in a swimming pool at the back of the block to create a resort feel. Luxurious day beds complete the look,” Sasha says. While the outdoor areas could rival many resorts, the interiors have a boutique French hotel feel. “Everyone comments on the slipper bath in the downstairs bathroom and the black clawfoot bath in the ensuite, not to mention the bespoke wallpapers, which they all love,” Sasha says. “There’s nothing stock standard in this home and the quality is second to none. It’s very elegant without being over the top. “The location is equally amazing. It’s walking distance to the new Claremont Quarter and all of the other cafes and businesses that make the lifestyle in this area so desirable.” Sandra Peterson

RINGING together 30 years of experience and an appreciation for antiques and fine art, this Fremantle showroom has become the go-to store for exotic rugs and architectural pieces. In October 2010, Les Lauder and Mark Howard, the directors of Lauder & Howard Antiques and Fine Arts, found that they had collected enough antiques during their travels in the eastern Mediterranean region to open a dedicated store. BACKYARD CATCH Many households have fruit and vegies from the backyard ending up on the kitchen table, but now you can go a step further by adding fish to the menu with a little help from the experts
I
FIRST set up an aquaponics system about two years ago and have grown to love this way of producing the freshest salads and fish for a very small amount of effort. My system was set up with a 500-litre tank and a 900mm-wide, 2m-long flood tray working together to flow water from the pond to the tray and back into the pond. We added expanded clay to the tray and then some zeolite to assist in filtration. The tank has been home to as many as 20 brown trout, which grew to about 600g over a six-month period before being harvested. Trout are a brilliant winter crop as they love cold water, but during the summer barramundi take centrestage. Barra require warm water to survive so growing them in summer is wise unless you are going to heat the water during winter. We have also added silver perch, which are expected to take 12 months to reach a similar weight. My one-tank, one-tray system has quickly expanded to include a 1000-litre tank and another 300-litre tank, which is now home to a huge crop of freshwater mussels. I have to admit that the process has been a steep learning curve and there have been a

couple of tragedies along the way, though the system seems to have got better as it has aged. This is probably due to the fact the microbial life in the water is expansive and these ammonia-eating bacteria work hard cleaning excess nutrient from the water. I attribute much of my learning to the outstanding knowledge of Delia Van Aurich who owns Aquaponics WA. Her store, located at Lot 12, Warton Rd in Canning Vale, is an inspiration to people wanting to grow their own fish at home with working displays and everything you will ever need to get the best out of the system. Delia walks the talk with working displays of systems available for viewing, including one with some monster barramundi demonstrating just what is possible to grow at home. The barra in her big tank would be 2 to 3kg and are just three years old. Aquaponics WA sells systems or components for you to DIY and provide the all-important, one-on-one advice that anyone trying to wrap their mind around this system needs. Another source of understanding about the best water filtration techniques for me has been Calinda Anderson of the Woodvale Fish
and Lily Farm, who introduced me to zeolite, a naturally occurring rock mineral. Zeolite has the unique ability to absorb excess nutrients, releasing them to the plants’ roots on demand. Calinda is a big believer in a layer of gravel being added to the base of any pond. It’s important as the gravel’s uneven surface area is home to billions of bacteria, which consume fish waste that is rich in ammonia and potentially toxic to fish in high levels. When zeolite is mixed into the gravel, the impact on water quality and clarity is noticeable. The idea behind it is the pump pushes nutrient-rich water into the vegetable tray, which sits above the pond. The tray is filled with a combination of expanded clay – which looks much like gravel but is actually light and highly porous, providing the plants in the system with even moisture around their roots – and zeolite and/or spongelite. Planted into the clay are fast-growing salad vegetables such as lettuce and spinach and you can even grow exotic fruits such as pawpaws. These plants quickly strip nutrients from the water ensuring that the water that flows back into the pond below is clean.
Calinda taught me the trick to controlling algae outbreaks, such as blanket weed, is to apply zeolite in a finely ground form over the algae in a watery dust cloud. Zeolite is so good at absorbing nutrient it literally starves the algae of food and it dies and falls to the floor of the pond. You may need to apply some of this zeolite every second day for a week or two but it’s incredibly effective in controlling algal problems in ponds. It’s important to understand that aquaponics is a natural biological system and the bacteria will not be at levels needed for full control of ammonia concentration within the first weeks. Starting with small fish is a great way to begin as they do not produce a huge amount of waste and they can grow as the bacterial population does. The relationship between plants and fish is symbiotic and they need to grow together throughout the period the fish are growing. With some varieties of fish, it’s important to aerate the water as they have high oxygen requirements. This is particularly important when fish get larger in the pond in big populations. Aeration pumps are easy to set up and install and provide another mechanism for keeping ponds clean as they encourage aerobic composting of excess waste.

Linnie Glossop writes, via email, that she has a cherry tree that flowers but produces no fruit. It was sold as a Stella cherry. She wants to know if it is not cold enough in Mandurah or if she, in fact, needs two trees to get things moving. She also has a Chinese pistachio tree (Pistacia chinensis), which she’s had for seven years and produces no nuts. It’s highly unlikely your cherry will fruit in Mandurah. Cherries have a requirement for chill hours, which is effectively when the soil temperature drops below 10C for a certain number of hours. If they don’t get enough cold hours, they don’t flower and fruit. You might get some fruit in colder winters but with global warming occurring, crops will be scarce. One trick desperado cherry lovers employ, including this one, is to dig a couple of square holes around the base of the tree among the roots and place blocks of ice on them. This chill does impact the fruit set and even with only a few applications last year, we got about 2kg of fruit in the Perth Hills off three-year-old trees. It might be worth trying before reaching for the axe. The pistachio is an interesting one. They tend to trigger into fruit at a certain point and yours should be close to it now. The other possibility is that yours is the ornamental form which could mean no fruit at all. Hammering a rusty nail into the base of the tree is likely to trigger serious flowering and fruit set. Calinda also introduced me to the right fish food for my barra, who were a little picky and were not growing in size until I introduced an Australian food-grade fish food that floats. Since then, their growth has been incredible. My perch seem to be less fussy, happily consuming everything include small meat scraps from barbecues and meals with gusto. Now is the time to be harvesting your barramundi and summer herbs or vegies and planting out a crop of winter-loving vegetables such as broccoli, silverbeet and cauliflower. Adding 20 trout fingerlings to the tank will ensure that 16 to 20 weeks later you have fish that are 650gm to 1kg in size, depending on your feeding regime. If you are in no hurry, try silver perch or Murray River cod, which take longer to grow but taste amazing. My favourite eating fish from this system is without doubt the silver perch, which are mouth-wateringly delicious when steamed with spring onions, a little garlic, ginger and sweet soy served on a bed of steamed kangkung, which you can grow in your hydroponic bed. I bought this in London to go with one of the showgirl costumes I perform in. I love it because it’s so glamorous and makes me feel like being onstage was my calling every time I put it on.
to have both French and Australian passports, thanks to my beautiful French mother. It means I can live, work and travel in Europe for life without a special visa. It’s like my golden ticket, and that’s pretty much what I have been doing ever since I was 11 and could get on to a plane by myself – travel! Red nail polish I bought this little bottle of nail polish from cosmetic department store Sephora in Paris. I love it because the colour is gorgeous and it only needs one coat. And, of course, it reminds me of Paris whenever I wear it. Black glitter heels These heels are new, but I have fallen in love with them. I bought them in the UK to go with a new costume I had just made. I think they are the epitome of burlesque stage shoes. Art Deco-inspired cat lamp I have a pair of these. They were a gift from a wonderful friend for my 30th birthday. I have always been into early 20th century art, so these lamps went straight to my heart. And also the fact that they incorporate another love of mine – cats. Top This is part of my big collection from the label, Fallen Feathers. The designer is one of the Sugar Blue Burlesque artists, Sapphire Demure. I love

everything she produces so I have many of her pieces and accessories. 7 Maroon cocktail shoes I bought these in France when I was visiting my cousin in Toulouse and I love them because they have a vintage style and also a round toe. Cute and gorgeous. 8 White showgirl costume I was actually a costumiere for 10 years before I started doing burlesque. This showgirl costume is one of three in a set. It was one of the very first fan-dance group costumes that I made for my troupe, Sugar Blue Burlesque. It took a long time to make them, as all the sequins are individually sewn on. 9 Ostrich feather fans These are the staple of most burlesque performers. I bought these a few years ago and they have travelled with me around the world. They’ve been in many photo shoots and on many stages. 10 ErtÊ’s Theatrical

Costumes in Full Color This book was given to
me by a teacher in Melbourne when I was studying there to become a costumiere. I was so inspired by the theatrical costumes from this book – which are designs from the early 1900s – that I replicated one of them in all its detail for my graduate project. ErtÊ’s art continues to inspire me for my burlesque costumes today.
