VERLOOKING the river in Minim Cove, this one-off home from RiverStone marries clean lines with top-notch materials. Filled with natural light, it’s been customdesigned not only to take in the magnificent views but also to give the owners the functional, easy-care spaces they wanted. The couple’s children had flown the nest so it was time to invest in a low-maintenance home that would provide a luxury lifestyle as well as extra space when it was needed. The result is a deluxe home that really illustrates the old adage “less is more”. “With contemporary luxury design, clients still want the clean, minimalist simplicity that has been popular for the past five years or so,” says Diane Wainwright, building and design consultant at RiverStone. Cue features such as extra-high glazing with minimal framing, open shower rooms with little or no glass to clean, and streamlined cabinetry with integrated appliances and no handles. “There’s no feeling of clutter with the design, the space, the fixtures or the furniture,” Diane says. “It’s simple, clean and elegant.” Arranged over three levels, serviced by

a lift and a staircase, this riverview home includes spacious living areas, a home theatre, a study, a gym and a four-car garage, plus four bedrooms and five bathrooms. The staircase features an open-tread design that teams timber with glass and silvercoloured powder-coated steel. Set against a soaring wall of glass, it is as much a sculptural element as it is a practical piece. “I love the fact that from the staircase you can see down, up and out and really get that great feeling of space,” Diane says. Silver travertine tiles surround the lift in the entry foyer where a double-storey void and modern statement chandelier offer a taste of the luxe look beyond. The travertine tiles and lift doors are mirrored on the galleried landing above. A custom-made dining table complements the styling in the contemporary kitchen, where light-coloured stone worktops contrast beautifully with the richness of the dark timber grain of the cabinets. A bank of stainless steel appliances, including a combi oven, steam oven and warming drawer, contributes to a streamlined kitchen that is minimalist without feeling bare or cold. Diane says the owners opted to place the cooktop at one end of the island bench. “They entertain a lot and liked the idea of cooking at the island bench so that they can

still talk to people and be part of the conversation,” Diane says. With bifold doors leading out to the alfresco, the interior space can quickly become part of the outdoor living space. Bifold doors have also been used to enclose the alfresco. To help keep the lines of this home clean and free of clutter, the RiverStone designers added plenty of storage, including a number of custom-designed pieces, such as the cabinets in the home theatre and in the study. Throughout the house, the look has been kept deliberately understated, yet there’s still the feeling that no expense has been spared. Curtains and blinds close at the touch of a button, there are richly patterned wallpapers and fabric-covered wall panels, concealed LED lighting and a home automation system that puts the house “to sleep” at night by dimming the lights and turning on the alarm. Rooftop dining has been brought into a residential setting at the North One development in Subiaco to give occupants a special treat

ERTH’S enviable climate has inspired the design of a one-of-a-kind, open-air rooftop dining area at the North One development in Subiaco. The cooking and dining space, which has been dubbed The Loggia, features a chef-style kitchen for residents to entertain guests. North One sales consultant Matthew Smith says The Loggia has set a new benchmark in residential construction and will pave the way for more facilities of a similar style. “The Loggia brings the concept of rooftop restaurant dining into the residential setting and will offer those lucky enough to live at North One an experience that most people wouldn’t be able to enjoy in a typical family home,” Matthew says. “Perth’s fabulous weather and outdoor lifestyle lend itself to this type of space and we are thrilled to be introducing it to WA.” The 88-apartment complex – which is being developed by Otan Property Funds Management and ISPT and constructed by Pindan – will also feature a herb garden, gym, steam room, residents’ lounge and an outdoor barbecue area. OU’D better be quick if you want to take a look at this magnificent Hamptons-style home in Dalkeith. Designed and built by Oswald Homes and oozing quiet sophistication from every pore, this multi-million-dollar masterpiece will close its doors to the public next Sunday. Known as the Palisades, the home is more than 800sq m of understated luxury. As well as five bedrooms, four bathrooms and a vast kitchen and living area, there are two libraries, a drawing room, scullery, cool room, guest lounge, two large terraces and a four-car garage. Yet Reza Khan, general manager of Oswald Homes, maintains the size of the home is irrelevant. Reza, who designed the exquisite family residence, says the luxury and elegance lie to a large extent in each room’s beautiful proportions and in the meticulous attention to detail. “When you stand in a room, the room need not be big, but the volume of space and the proportion of space just need to be perfect,” he says. “That then sets the ambience or the feeling. It’s the psychology behind feeling great in a house.” Reza experienced the Hamptons – enjoyed by

New York’s elite – a couple of years ago during a holiday in the US. “While the Palisades borrows from a traditional Hamptons-style home, it needed to still be reflective of a WA lifestyle and WA setting,” he says. “Everything in the Palisades is WA.” The house is certainly imposing, but it’s not intimidating. Nor does it feel contrived. It has character and warmth and it envelops you in a warm welcome from the moment you step through the front door. There’s layer upon layer of bespoke detail, with timber playing a crucial role. There are hardwood window and door frames, and beautifully moulded wall panels, skirting boards and architraves. Oswald Homes called on the expertise of a fixing carpenter who had previously worked for several years in the US and was experienced in creating the type of detail Reza was after. “He was the expert. He was the artisan,” Reza says. “I guess at the end of the day you pay for that kind of thing. That’s where the costs and expense for a home like this are.” The american oak floor was tinted with a custom-mixed stain to achieve just the right look, and every window and door was customdesigned and made and then painted white. To ensure the top-notch finish and attention to detail that the home demanded, the

painters resorted to using a fine artist’s brush to achieve perfect lines between the wall and the wall panelling. In the kitchen, there are vast slabs of marble, custom-made lacquered cabinets and handmade wall tiles from Spain, while the drawing room features a textural tongue-and-groove ceiling painted white. Elsewhere, there are coffered ceilings with concealed lighting troughs, walls filled with built-in bookcases, stunning bathrooms and a pretty front elevation that features white-painted timber balustrading and weatherboards. Reza is hopeful that the Palisades has proved there’s an alternative to the contemporary and often minimalist style that has dominated Perth’s luxury home scene in recent years. “Let’s push a few boundaries and let’s do it stylishly,” Reza says. “At Oswald Homes, we’re not about being showy or ostentatious – it’s about being stylish and timeless. “The fact that this is a big home is irrelevant, really. An interior designer can save you time and money and shoulder a lot of the legwork when building or renovating, says RiverStone interior designer Emily Marshall

B

UILDING or renovating a home can be a daunting task. When there are hundreds of selections and decisions to be made, an interior designer can take a lot of the stress out of the process. If you are thinking about hiring an interior designer to help you with the selections for your new home or renovation, make sure you select one whose ideas and skills are in line with your needs and personal style. Firstly, develop a clear outline of the main areas you need assistance with and make sure your designer can meet those requirements. For example, some designers are very strong in kitchen and cabinet designs, while others are more adept when it comes to colour schemes or the furnishing and decoration of homes. You also need to be drawn to a designer’s style and aesthetic. Even designers who work in a

variety of styles tend to have an undercurrent theme or look that is consistent in all of their interiors. Visit the designer’s websites, view homes they have completed or speak to past clients to make sure the designer is the right one for you.

sheoak, silky oak and cedar, and there are stunning hand-picked slabs of marble from Australia and overseas. In the grand entry hallway, a spectacular domed ceiling has a handpainted metallic finish and the owners picked a striking light fitting consisting of three globes made from hundreds of individual pieces of crystal. Both the painted ceiling and the light fitting are reflected in a vast mirror above the entry foyer to double the impact of these luxury features. Brian Burke Homes also custom-built a plinth with integrated lighting so that a giant Murano glass sphere could take pride of place at the bottom of the stairs. “The emphasis has really been on natural products,” Michael says. He says bringing together a multitude of different materials can be a challenge and it’s down to the skill of the tradespeople to get it right. “A project like this is the result of input from the clients, the designer, the decorators and the builder,” Michael says. “If everybody has a clear vision of what it is going to be like, then everybody has the same goal and you end up with something spectacular.” It’s obvious that the attention to detail is immense on a project like this. The builder

even had to carefully calculate the gradient of the sloping drive to make sure there was plenty of clearance for the owners’ low-slung sports car. There are glass panels with custom-designed motifs, white marble walls in the bathrooms and soaring handpainted columns. In the kitchen, white gloss, tasmanian myrtle and glass have been used to great effect, while big bifolding doors pleat back to seamlessly merge the indoor living area with the allweather alfresco and pool deck. No ordinary outdoor room, this swish resortinspired retreat boasts a granite-topped island bench, custom-designed storage, an ice-maker, pizza oven and a teppanyaki-style barbecue, not to mention the built-in coolers specifically designed to take a bottle of champagne or two. Big comfortable couches sit in front of a vast fireplace surrounded by adelaide bluestone, while a free-form pool sweeps across the back of the house, wrapping around a gazebo with a moat-inspired water feature. Custom-made wrought-iron gates accent the four corners of the alfresco and there is a separate guest villa that opens directly out to the pool. Working with design company Coco Republic has given National Homes a new direction in its search for a distinctive housing style

ATIONAL Homes has teamed up with Coco Republic, one of Australia’s most respected design companies, to create a cuttingedge look for its new Ashwood display, which has just opened in Ellenbrook. Having Coco Republic as a partner has helped the brand develop a new signature style and break away from its more traditional approach, says National Homes general manager Anthony Staltari. “The Ashwood is a home which reflects the social side of the Australian lifestyle and it has been designed with many features which illustrate this,” he says. “It has a distinct resort-style feel, and the furnishings, as well as the design, will be certain to attract attention from discerning homebuyers.” Jodie Kingman, senior designer at Coco Republic, says: “We wanted people to get a good vibe about being in this home, while also having some aspirational elements to the house.” Using eye-catching blue hues and mixed textures such as stone, wood and fibres, including rattan rope, helped realise this vision. “The finish and colours are not ‘precious’, and work well with so many other aspects of the home,” Jodie says. “Wallpaper has also be used as a key element. F your home is your castle, shouldn’t you then inject it with a bit of luxury? It’s a philosophy that more Australian homeowners seem to be adopting, whether they’re going for wall-to-wall opulence or just a splash of indulgence here and there. “Australian homeowners are spending more time at home, both for relaxation and for entertaining,” says Jonathon Bull, owner and director of Contempo. “Australians want their living environment to reflect their personality and their individual style. Therefore the element of luxury serves both as a form of comfort and as a form of self-expression. “For some people, this may be one key signature piece in a room, while others may want everything in the space to exude luxury. “Tactile pieces upholstered in sumptuous leathers and beautiful linens are always popular and give a timeless appeal.” Sean Young, media and marketing co-ordinator at Custom Lighting, says Australians increasingly believe the home should reflect the individual, and for this reason are turning to original, cutting-edge homewares.

“Australians want the home to be a haven of luxury and opulence, an intimate expression of warmth and comfort, a true escape from day-to-day life,” Sean says. Luxury in the home also extends to the kitchen and bathroom. “People are looking to update bathrooms and kitchens using the latest in materials and technology that make life easier and more indulgent,” says Denny McCrisken, senior kitchen and bathroom designer at Retreat Design. “People can now have commercial chefs’ sinks that have been adapted for domestic use and bathroom basins made from amazing materials such as soft polymer.” Jonathan Carter, Victoria + Albert marketing manager, says: “There is a definite trend to add a bit of luxury back into Australian lives and this can especially be seen in bathrooms. “It’s not easy to be too scientific about the reasons, but certainly the reaction against austerity is a factor – the desire to luxuriate and feel free to express oneself.” Luxury doesn’t stop at furniture either; increasingly it also encompasses the technology that Australians are quick to adopt.

“Luxury has been redefined with a focus on high quality, innovation and simple, clean design that incorporates and complements technology for everyday living,” says Chris Roberts, Parrot managing director – ANZ. It seems interior design is finally moving away from the stark minimalism of previous years and towards luxurious indulgence. According to Denny, from Retreat Design, interior design is becoming far more luxurious. “The stark minimalism trend is great for those who hate clutter and who are prepared to keep the home in showroom presentation but once this is not adhered to the look is lost,” she says. “For most people though, the need to be practical as well as comfortable is most important.” According to Jonathan, the move away from minimalism is reflected in the “softening” of

Q

I’m worried about theft and vandalism on my building site over the holiday period. What can I do to safeguard my property? As the Christmas and holiday periods approach, it is time for both new and existing homeowners to think about taking extra precautions about theft, vandalism and site safety around their property. For new or partially built homes, holidays may mean that sites and building materials may be left unprotected. This can expose people, such as schoolchildren, who wander on to the site to safety risks. Care should be taken by builders to ensure that their sites are clean and hazard-free. Some building sites have fencing erected, which may provide an additional disincentive to unwelcome visitors to enter the site. For established homeowners, the festive season is often a period where the house is unoccupied for an extended period of time. If you have friendly neighbours who will watch your home and pick up mail while you are away, you are lucky. Installing an automatic timer to indoor lights, keeping a radio on so that the house sounds occupied and cancelling daily newspapers are other ways to discourage would-be thieves looking for easy targets. The festive season also means consideration of potential new hazards around the home due to the installation of faulty Christmas lights, incorrect mounting of Christmas trees (which can fall on children, the elderly or pets) or the random placement of holiday gifts on floors, which can be tripped over by the young or old. Forward planning for these contingencies can make the holiday season a happy, safe and accident-free period for all.

S new arrivals to Australia would confirm, we are fortunate to have many luxurious features to choose from when building a new home. Home theatres, showers with rainwater heads, outdoor kitchens, pools and spas, and intelligent home systems are a handful of the options that you can consider when designing your dream dwelling. Just remember that you will need to ensure you can incorporate your dream features inside your block and within your budget – while meeting the minimum energy efficiency requirements. The good news is that you have a choice of professionals to customise a home design that meets your needs. Many builders have an in-house design team that will draw up your building plans as a service to the client. However, ownership

of the plans will remain with the builder and you usually will be locked in to working with that builder if you wish to use their design. Most builders will not price another builder’s plans for fear of becoming involved in a breach of copyright laws. For one-off designs, consumers can also choose to engage an architect, building designer or draftsperson. The choice can be a difficult one. Creativity and innovation can – but does not always – result in higher building costs. Smaller builders often engage a draftsperson who can produce drawings to comply with the Building Code of Australia. This draftsperson will usually know the builder’s requirements and design the building in line with the builder’s and the client’s needs. However, if you wish to draw up a set of plans that will be “hawked around” in order to seek

the lowest price, a fully detailed and architecturally specified design may be best to ensure that your quotes are meaningful and that you are comparing apples with apples. Cost and ownership of the plans are also considerations. Architectural fees can be expensive. Also, an architect is engaged under a contract for services (not a contract of service) and therefore will retain ownership of the copyright of the drawings, unless the contract under which the architect was engaged gives that right away. The architect is free to use all or part of the plans for other clients. The difference between getting plans from a builder and from an architect is the extent to which the client has an implied licence to build from the plans. With an architect, there is an implied licence allowing the client to build with the plans, but it does not extend so far as to allow the person to copy or amend the plans for other purposes.

HE Energy Rating Labelling Scheme, first introduced in 1986 in NSW and Victoria, is now mandatory in all states and territories for televisions, fridges and freezers, washers and dryers, dishwashers and airconditioners to carry the label when they are offered for sale. The energy rating assists consumers with assessing the energy efficiency of household appliances at the point of purchase. It enables the consumer to determine the product that best suits their needs and budget, not only regarding the initial cost of buying it but the costs associated with using the appliance as well.

When offered for sale, these appliances must display a label that shows the star rating and other information about energy consumption. The label gives the appliances a star rating between one and 10 stars. The greater the number of stars, the higher the efficiency. Not only do the star ratings allow consumers to compare the energy efficiency between the appliances, it also provides an incentive for manufacturers to improve the energy performance of their products.

The energy label has two main features: ✱ The star rating gives a comparative assessment

of the model’s energy efficiency. ✱ The comparative energy consumption (usually

kilowatt hours per year) provides an estimate of the annual energy consumption of the appliance based on the typical use of the appliance in the home. Airconditioners show the power consumption of the appliance (i.e. kW or kWh).

Jamie’s favourite pieces include the Fritz Hansen Egg chair, the Poul Henningsen light and the Carl Hansen Wishbone chair. “The Egg chair is just an absolute classic designed in the 1950s,” he says. “They’re all classics that have withstood the test of time. They still look as good today as they did back then.” Jamie says the people of Perth are beginning to see furniture design in a different light. “I think Perth is slowly starting to appreciate furniture design and interior design,” he says. “It’s all about functionality and comfort and how it fits into the interior design. It’s just like having a beautiful piece of art.” Previously, the Hay St showroom had a commercial focus, but recently the company has moved towards an emphasis on providing products for the home. Jamie says that beautiful homes should be furnished with beautiful products. “We’ve got some great residential products we feel would be a good fit for a lot of homes around Perth these days,” he says. BILL’S TIPS ARE ON TAP We’re not about to run out of water, but Water Minister Bill Marmion is urging everyone to be conservative with their use

W

HEN it comes to telling gardeners how to care for their garden, there’s probably no one more influential than WA Minister for Environment and for Water Bill Marmion. Let’s face it, he is responsible for making sure our water supply doesn’t end up negatively impacted by our drying climate, which ultimately means our gardens are not affected by more serious water restrictions. Perth and the South-West have seen a 30-year declining rainfall and dam-filling pattern. This has meant the Water Corporation and Department of Water have had to revisit the way that they ensure West Australians have the water supply essential to sustaining our way of life. The result has been a diversified approach to our water security, including developing new water supply sources such as desalination, groundwater and recycling waste water. I had the opportunity to test the Minister’s water and garden knowledge recently when we were filming a special for local TV.

The first question I threw at him was a bit pointed: Is Perth running out of water? His answer was reassuring. The new 50-billion-litres-a-year Binningup desalination plant is about to be expanded to 100 billion litres a year. Combined with the Kwinana plant’s 50 billion litres, the two plants will collectively supply 50 per cent of the water we use in Perth and could very well offset the total amount of water our dams supply. This means we will not be dependent on dams for our home and garden water supplies. So it was reassuring to know the Government has a strategy to ensure we don’t run out of water. However, desalination water is expensive, so water bills will rise.

What can we do to avoid getting hit in the hip pocket? Mr Marmion says the most important aspect for us is the fact that we need to ensure we are conservative in the way we use water in our homes and gardens. Forty five per cent of domestic household water used is applied to gardens, so finding ways to reduce this consumption will impact on your water bill significantly. Mr Marmion’s advice on ways to reduce water consumption is pretty impressive for a politician. For a start, he suggested the diversity in supply strategy applies to homeowners as well as water retailers, so installing greywater systems, rainwater tanks and sinking a bore – his No. 1 suggestion – all play a part in reducing water consumption outdoors.

The Minister’s top five waterwise suggestions are: ✱ Sink a bore if you can and potentially reduce

household water consumption by 45 per cent. That’s a significant reduction off your water bills. Introduce low-flow showerheads because the bathroom is the biggest area of use indoors and these can reduce flow to nine litres a minute, effectively half the water old showerheads sprayed. Five-star rated appliances are also a wise investment. He also stresses the importance of shorter showers. Good reticulation design and waterwise irrigation systems are the best way to deliver precise amounts of water without waste. Waterwise plants, including native plants, are always a great way to go. He suggests checking out the Water Corporation’s list of plants for WA on their website as a great starting point. Mulching gardens now will reduce evaporation dramatically.

Lorraine Johnston, via email, has a worm farm that is infested with slaters. How can she get rid of them? The best way is organically and there are several techniques, including taking squeezed orange halves and laying them flesh side down on the worm farm an hour before dusk. Come back at about 7.30pm and pick them up and place them in a plastic bag. They will be filled with the slaters, which seem to crave the sweetness and acid in the oranges. Just a note – the worm farm sounds a bit too dry. Slaters will not hang around if the surface of the soil is constantly moist.

Marie Millard, via email, says her daughter’s fig tree only produces a few small dry fruit each year. Fig trees do have a stage where the fruit they produce is dry inside. You need to remember the fig fruit we see is actually a capsulated flower and it’s the flowering we want to encourage. Applying sulphate of potash around the fig tree base and making

Trowel As an archaeologist, I always have a trowel with me. I keep my worn-out trowels to remind me of the fascinating things I’ve unearthed around the world over the years. Family photo I’m on the road a lot and carry a couple of my favourite shots of my partner, Inga, and our daughters, Anouk and Ines. These were taken at a photo booth at Flinders St Station in Melbourne. iPad and headphones I have music playing wherever I am. My three older siblings – Mat, Mark and Deb – were heavily into punk, folk and progressive rock, and they strongly influenced my taste in music. We see a lot of live music and right this minute I’m listening to a long-time favourite, Foo Fighters. The Lord of the Rings I read one or two books a week, but have read the Tolkien classic 14 times. My only condition of marriage was that Inga read it before we tied the knot. Razor strop Our “home away from home” is Pembrokeshire in Wales, where we visit regularly. This curio was given to me by Mostyn, an old regular at the local pub. I had to guess what it was before he bought me a pint. Bottle opener Permanently attached to my key ring and always sought-after at parties. I’m ready if I get offered a cold beer. A most

about four of these on the go and I’m always making notes in regards to the show or jotting down thoughts and ideas. 8 Flat cap As a bald bloke, I own a large selection of hats. I’ve realised that I’m too old to wear a baseball cap and I’m surprised at how fashionable flat caps have become. Who would have thought, eh? 9 Earring A reminder of a typical rite of passage when my brother stuck a needle through my ear in 1986. I’ve worn this same earring ever since. 10 Landrover Defender I always have been and always will be a Defender driver. They just keep on going. I have owned a Series 2A (1967) and currently drive a beaten-up 1993 model. It even had a star role in the documentary Ned Kelly Uncovered and features in the Victorian episode of Who’s Been Sleeping in My House?.
