EEUWIN Homes has gone to lofty new heights to bring homebuyers a cost-effective alternative to two-storey design. On display in Ellenbrook, the Hamersley is Leeuwin Homes’ second show home and the company’s first loft home. The latest addition to the Residential Building WA group of builders, Leeuwin Homes has created a smart family residence that for a little under $290,000 turns the roof space into an upper-floor retreat for the parents. “A loft home is a very good two-storey alternative,” says Jim Ilias, general manager at Residential Building WA. “It gives you clever use of space without having to pay for an additional storey.” Jim says that affordability issues are playing a big role in bringing back the loft home. “I think the Hamersley will appeal to people who are looking for a two-storey home, but who can’t afford one,” he says. “It will also appeal

to people who have a larger rural block and who have always had an affinity with a loftstyle home.” The big difference between the Hamersley and many of the loft homes of old is that Leeuwin Homes has opted to use a concrete upper slab and a concrete staircase. This gives the home a consistent feel and sound throughout, avoiding the “hollow” sound that Jim says is often associated with loft homes that are a mix of brick and timber. In line with the Leeuwin Homes philosophy, the Hamersley focuses on good-sized rooms that will get lots of use. Jim says that it’s a case of “less rooms, more space”. It’s all about the parents upstairs, where a sitting room and office area flows through to the master bedroom and then on through to a large ensuite. Aluminium-framed glass balustrading edges the bedroom area, which looks down to the dining room below. The open-style design may not be everybody’s cup of tea but Leeuwin Homes has a
stack of options for making the main bedroom private. “We have designed the open bedroom as a point of difference, but it’s very much a template for what can be done,” Jim says. “If people are happy to live with an open bedroom, then they can have it as per the display, but we also do variations where it has been shut off. “There are certainly solutions if people are intimidated by the openness. There are also options to chop and change the sleeping areas.” One of the big bonuses of using the roof space is that all the upper-floor rooms have raking ceilings, which adds to the character and presentation of this home. Other details include the space-saving cavity sliding doors that lead into the bedroom and into the his-and-hers walk-in wardrobes. On the ground floor, there are three double bedrooms, along with a study or activity area to form a kids’ wing. A home theatre serves as a second entertaining area just off the everyday living space,

Chocolate-brown kitchen cabinets are topped off with creamy-coloured solid-surface worktops, while panels of timber-grain-effect laminate have been layered against a plain brown background to add extra detail to the front of the main workbench. Home renovation is a sure-fire way to increase the value of your property even during these hard economic times, says Million Dollar Makeovers CEO Sasha deBretton
A
NYONE can renovate a home for a massive profit, even in the global financial downturn. Property prices have crumbled before our eyes, so it makes sense for owners to stay put and renovate an existing home to massively increase its resale value. Fortunately, you don’t have to break the bank to give your living space the wealth-enhancing wow factor. But that does not mean you should do things on the cheap because that is always a false economy. The trick is to spend your money on the things that will really make your home look stunning and help boost your property’s value far beyond the finances you have invested.
HOME
The first and most important aspect to consider is that home renovation requires striking a balance between your family’s needs and those of potential buyers when you do decide to capitalise on your investment. This means no garish colours or niche designs that won’t appeal to a broad spectrum of people. Every part of your property should be looked at, but in this instance I have focused my attention on the hectic hub of the home – the kitchen.
Update countertops and cabinets Replace your worn out surfaces with granite counters. Select natural hues rather than trendy tones because the latter can quickly go out of fashion and your kitchen will look outdated in no time. Other beautiful and luxurious choices for kitchen countertops include limestone, marble, onyx and travertine. If the sinks and taps don’t shimmer and shine after all your scrubbing efforts, you will need to install new ones. Choose elegant and stylish taps as the effect of these small details on the overall luxurious feel of the kitchen cannot be overstated. In addition, consider upscale innovations that will really set your kitchen apart from the others in your neighbourhood. For example, the “Flybridge” is a beautiful multifunctional island unit for preparing, serving and dining. When the easy-touse sliding bench is moved into place, the sink
fittings and drying space disappear. It’s a headturner that is both functional and beautiful. Don’t ignore the cabinets either. They can be as eye-catchingly beautiful as any item of furniture. Update them with attractive doors and interesting and unusual handles, but nothing too ostentatious.
Go for modern appliances Replace your kitchen appliances with hi-tech pieces that employ the latest technology to make tasks easier. Ensure they are all of the same brand and style for an elegant look in the kitchen.
Dazzle with new lighting Lighting sets the scene and is one of the simplest ways to improve a room’s overall appearance. Think of task lighting for your counters and warm accent lighting to bring out the shape and beauty of your cabinets. Don’t opt for anything too elaborate. Save that for the dining room.
Finishing touches Accessorise with tasteful canisters and cookware, new table linen and attractive wall hangings. They add colour, warmth and plenty of va-va-voom.
A final word Poorly thought out and executed renovations will not add capital to your property and may even have a detrimental effect. So if you are going to elevate your kitchen to earn the big bucks, you must plan, plan and plan. ✱ www.milliondollarmakeovers.com.au

F you thought one kitchen island bench was great, then how about two? In its new display home, the Rose Bay, Plunkett Homes has doubled up on this popular feature to create twice the wow factor. Giving our ideas about kitchen design a good shake, this four-bedroom family home features parallel island benches that work beautifully with the outdoor kitchen. “In the Rose Bay, we really wanted to redefine what ‘free-form’ is,” says Dave Clynk, design manager at Plunkett. It’s not just the twin island benches that illustrate Dave’s point. The whole of the kitchen and living area can be rearranged on paper to suit individual needs and tastes. Simply swap over the kitchen and dining room for a more traditional kitchen layout, or rotate the island benches if you want to keep the kitchen central but aren’t sold on the chef-style layout. Doubling up on the island benches is possibly a first for Perth’s project home market and it’s giving buyers plenty to think about, especially when it comes to indoor/outdoor living. To one end of the stone-topped island benches, a wall of stacker doors opens up to the skinny side of the house where Plunkett has set up a fabulous alfresco cooking area. “It shows that you can have a very useful and very workable outdoor kitchen that’s only 1.5m off the boundary,” Dave says.

Each of the minor bedrooms has built-in wardrobes and the master suite has a generous walk-in dressing area kitted out with drawers, shelves and hanging rails. Even the powder room is a sensible size and the alcove in the dining room could easily be set up as a computer nook or simply used as an extension of the entertaining space. There’s no shortage of detail in the line-up of fixtures and fittings, either. High ceilings and recessed ceilings help define spaces, while other details include waterfall ends to the kitchen island benches, stainless steel cooking appliances, and designer basins and taps. Outside, the Rose Bay’s subtly styled front elevation, with its arched window and decorative finials, gives little hint of the big contemporary spaces within. Paula Aubin

At the far end of the living area, another set of stacker doors opens up to a sheltered doublesized alfresco that overlooks the back garden. “The key to outdoor living is to have a seamless transition from the inside to the outside,” Dave says. “With two sets of stacker doors, you can open up the whole living area and bring the outside in.” There’s a strong sense of flow throughout the Rose Bay, especially in the kitchen where the circular motion that Dave’s design has created draws on happy memories of growing up in the family home his dad built. Dave has also been conscious of providing separate zones, without losing the easy movement from one section to the next. “Interaction between zones is crucial,” he says. “The Rose Bay shows that you can have many different zones interacting as one – and you can also have them separated.” As well as the free-form living area, there’s a spacious home theatre, a study, a kids’ wing with three double bedrooms and an activity room and a super-chic master suite. High-gloss finishes highlight glossy contemporary styling and a long list of bonus built-in features reflects today’s lifestyle choices. The vast walk-in pantry, for example, has ample room for a wine fridge, while a key drop area and a coat cupboard have been thoughtfully incorporated next to the door from the garage.

Broadway Homes’ new off-the-plan collection may be named after Hollywood stars but it’s aimed at people wanting to build affordable two-storey homes on smaller blocks
W
ATCH out for some of Hollywood’s hottest names as they make their mark on the Perth housing scene. The Alba, the Biel, the Barrymore, the Thurman and the Portman are among the stars being introduced to homebuyers by Broadway Homes as part of its new Lite Collection. Offering a choice of affordable two-storey homes priced from $233,800, this new portfolio of 15 off-the-plan designs will no doubt appeal to a broad range of buyers. “Due to the price point, design and size versatility, this range appeals to those buyers with limited block sizes and budgets,” says Peter Gobetti, sales and marketing manager at Broadway Homes. Peter says this includes higher-end first homebuyers, investors and those people looking to downsize.
“The current market is looking for qualitybuilt double-storey homes at a ‘lite’ price,” he says. There’s also growing demand for affordable double-storey homes on small blocks. “We are seeing more and more smaller blocks in inner-city suburbs – much of the time due to subdivision – and in the popular land estates in the outer suburbs,” Peter says. “The Lite Collection sits perfectly against our other home designs and serves as a critical option for savvy buyers.” Suiting a variety of blocks, including rearaccess cottage lots, narrow lots and traditional lots, the collection includes three-bedroom and four-bedroom designs. At 182sq m, the narrow-lot Cruz is the smallest home in the Lite Collection. Priced at $233,800, it is also the cheapest home in the range.
The biggest and priciest design in the range is the Thurman, which offers 260sq m of home and has a price tag of $282,800. Peter says cost-effective design and a wellselected specification have kept the Lite Collection competitively priced. “The focus of the entire collection is price point, therefore the dimensions of the homes in the Lite Collection are smaller than other Broadway Homes designs,” he says. Contemporary two-tone elevations, including a balcony on some of the homes, ensure good kerb appeal. The Jolie, for example, is a narrow-lot home with a rear garage, slender windows to the upper storey and an L-shaped section of wall that helps create a striking layered effect to the front facade. Featuring a balcony and a deep portico, the Diaz is also ideal for rear-access cottage blocks,
while the Portman with its front-facing garage suits a more traditional site. Inside, the line-up of standard fittings and fixtures includes wide stainless steel cooking appliances, soft-closing kitchen cupboards and drawers, and taps from the Tony Alder Alto range. “The Lite Collection has so far generated a lot of interest and broadened our market considerably,” Peter says. FTER completing three renovation and extension projects on this Leeming home, Mark Wells joined forces with his clients for a fourth time to give their small ensuite a major style overhaul. The managing director of Mark Wells Building Designs and Construction says he and his team knocked down the existing external walls to the ensuite and extended it to the boundaries of the property to create the spacious, modern bathroom the clients desired. Mark says a new cedar-wood sauna that can be easily accessed from the walk-in shower was one of the major additions. The decision not to include a shower door meant the space was easy to clean. “It’s very functional and modern,” Mark says. Two different showerheads give an unusual twist with one standard showerhead and one multifunctional head with three different modes, including a waterfall setting, a rounded bushranger feature that produces larger water droplets and a pulsating setting. “The showerhead is quite special – you won’t see too many of those around,” Mark says.

Water exits through a grate in the floor. A skylight placed directly above the shower lets in natural light. “It helps to keep the shower dry and also makes it feel more like an atrium,” Mark says. A beautiful freestanding bath is set in front of automated louvre windows on the other side of the bathroom. A stone feature wall provides the perfect contrast to the white and neutral colour scheme that features throughout the room. Heated towel rails have been cut into the wall

and the way the stone detailing joins with the mirror creates great visual appeal. “It’s almost a trick effect – sort of like a double room,” Mark says. The imported Italian tiles are another eyecatching product on display. “It’s a beautiful tile and it feels nice on the feet and hands,” Mark says. LEADING LIGHT Getting northern light into the home was the top priority for building designer Daniel Cassettai who had to juggle with the layout to achieve his objective
W
HEN building designer Daniel Cassettai’s clients embarked on their knock-down-rebuild project in Leederville, they wanted to create a home that let in a lot of light and catered for their young family. “They wanted a classic home with very simple lines and not too overstated,” Daniel says. “In addition to lots of light, they wanted an open feel to their living areas with some separation of the kids’ and parents’ zones.” Because letting in northern light was on the top of the comprehensive checklist, Daniel says the garages were deliberately separated from the home. The garages were to be located at the back of the house – which is where the majority of the northern light would stream in from – and the separation meant that this light would not be restricted from flowing into the living room, Daniel says. The master bedroom is located on the ground floor of the home and overlooks the front courtyard. It has a large walk-in robe and ensuite and, between the wall of the ensuite and the
laundry, which backs on to it, there is a laundry hamper so that the owners can “conveniently dump their dirty clothes”. There is also a guest bathroom on the ground floor. In keeping with the desire for a separation of zones, the kids’ activity room was designed so that it can evolve over time from a play room to a state-of-the-art entertainment zone. “They wanted a room that could be a kids’ room and grow with them to become a TV room or teenagers’ retreat later,” Daniel says. In order to compensate for the sloping block, the kitchen, living and dining areas are located three steps down from the other ground floor areas. The living and dining areas are separated by an aquarium and a double-sided fireplace, with one side featuring a cabinetry surround and the other stone. The kitchen leads to an alfresco/outdoor dining area. Curved steps connect this space to the courtyard. “We extended the steps so that the alfresco doesn’t just stop and the backyard starts,” Daniel says.
“We stretched it out so that there is a gradual slope into the backyard.” The open-plan backyard allows the owners to keep an eye on their children from the alfresco when they’re having fun with friends in the pool. The 13.5m tiled lap pool is partially enclosed by glass screening. A synthetic lawn is located nearby. Upstairs, there are three bedrooms with two of them sharing a bathroom while the third has its own ensuite. A communal study area leads to a spacious balcony with views to a nearby church steeple. “The owners wanted to keep that view so that they can sit on the balcony for a Sunday morning cup of coffee and enjoy looking over it,” Daniel says. Kristy Symonds ✱ This home won the Residential Buildings 351sq m to 450sq m category at the Building Designers Association WA Chapter Design Awards 2011.

that flows continuously from the inside out, secured with small stainless steel spring-loaded holes which enable locking pins to be inserted for security. The award-winning builder integrated this feature into its Archipelago display home in Alkimos and later into the Manhattan display home in Woodvale. The serveries have a five-panel window that achieves an opening of between two and three metres. A bespoke, three-panel window was also built into the Aurora display kitchen in Booragoon as a servery feature. Dale Alcock Homes says the feature is proving popular as a flexible design option that can be tailor-made to an individual customer’s requirements.
“The servery effect really is stunning and as a result this unique feature has become a real success, with many West Australians making the decision to integrate this designer option into their new home,” Cameron says. “The beauty of including a servery is that it’s not just about functionality and the ease of passing food and dishes from the kitchen to the alfresco area. It’s also about enabling the chef and host to maintain conversations with guests or family members. “The team at Dale Alcock Homes is genuinely delighted to have achieved a cost-effective designer option, which really enhances the entertaining opportunities open to WA homeowners.” ✱ For more information about Dale Alcock Homes, visit www.dalealcock.com.au or phone: 9242 9200.

DESIGN
“The home itself had a central kitchen layout and we wanted to create greater ease in passing food between the dining area and outdoor cooking area. “This was essentially our first servery prototype and from there we focused on making improvements by incorporating the same system between the kitchen and the alfresco area, while achieving a seamless flow of benchtop between the areas.” To achieve this, Dale Alcock Homes engaged the research department at Jason Windows to develop a system that would enable a window to be hung from a top track, thereby eliminating the need for a visually undesirable channel to be etched into the bottom of a standard bifold window. The result was a single CaesarStone benchtop

B
EING outdoors has a natural appeal to West Australians, so it’s no wonder that local builders keep finding new ways to blur the lines between indoor and outdoor living areas. As more and more new homebuyers want to “bring the outside in”, builders have noticed a rising demand for designs that include serveries between the kitchen and alfresco area. Cameron Lade, sales and marketing manager at Dale Alcock Homes, says this new trend has evolved from the standard sliding or bifold doors, which have become common in many homes over recent years. “The servery is an innovation which we first trialled in our Sanctuary display home in Mandurah, in the form of a bifold window,” he says.

master BUILDERS
Most people don’t realise that the building industry is the third largest employer of labour in WA and trains more apprentices than any other industry
E
ACH year Master Builders conducts the Apprentice of the Year awards to recognise the best apprentices in the building industry. The apprentices are being trained in a variety of trades such as carpentry, bricklaying, plumbing, electrical, painting, plastering, wall and ceiling fixing, wall and floor tiling, glazing and concreting. The criteria in selecting the best apprentices focuses on their work performance, TAFE/ training college results, enthusiasm, aptitude to learn, achievements and potential. This year a new award was introduced to recognise the best female apprentices in what has traditionally been a male-dominated industry. It was pleasing to receive eight outstanding nominations, which made the selection of three finalists and a winner very difficult. The Master Builders Apprentice Awards also showcase the best apprentices employed by Skill Hire and ABN Training – two group training schemes that train more than 700 building apprentices across WA.

Master Builders director Michael McLean says the future of the building industry in WA is in good hands judging by the outstanding calibre of all apprentices nominated for this year’s awards. He says even though there’s a downturn in the building industry, it’s really important that builders and specialist contractors continue to train apprentices in anticipation of better economic times.

JAY Whitman, a young project manager with John Holland, is this year’s Ric New Medal winner. Jay, 31, beat a strong field of five other finalists for the prestigious medal, which was presented at the Master Builders Apprentice of the Year awards. The award is named after Ric New, the founder of Midland Brick and a person whose success was achieved largely through entrepreneurial flair and innovativeness. As such, the medal is awarded to recognise the innovation, creativity and achievement of a young person (aged 35 years and under) in the context of their current and potential contribution to the building and construction industry in WA. Jay became interested in building at an early age and worked for Steelmark for one year to put himself through Curtin University’s engineering degree, which he has yet to complete. Winning a $4000 scholarship and getting site engineering work with John Holland helped Jay learn more about the construction industry. In 2008, Jay was appointed project manager of the $55 million Hollywood Hospital redevelopment for which he received an Australian Institute of Building award for managing an extremely challenging 28-month project brilliantly, despite a number of client variations. He is now the project manager of the Joondalup Health Campus, which will have a peak workforce of 250. “Jay is a hands-on project manager who has an impressive work ethic and knows how to get the best out of his team,” says Master Builders director Michael McLean. “Jay is extremely conscientious, works long hours and sets a high standard for his young team of site engineers and contract administrators for whom he is a valuable mentor. “One of the things that impressed the judging panel was Jay’s capacity to get his mind around complex construction projects and solve problems in an inclusive manner with his team”.
Other finalists for the 2011 Ric New Medal were: ✱ Ray Kershaw, 27, principal of Kershaw Constructions ✱ Dino Colica, 34, managing director of Zazen Building & Design ✱ Jonathan McComish, 32, director of Maek Pty Ltd ✱ Andrew Lea, 34, project manager with PS Structures ✱ Colin Scougall, 28, working director of Scougall's Prestige Tiling in Carnarvon
YOUNG SUPERVISOR IS A RISING STAR Dianna Evans is the winner of this year’s Ric New Rising Star Award. She is the first female to win the award since it was introduced in 2006. Dianna, 24, is a supervisor with Celebration Homes, which is part of the ABN group of companies. She left school after Year 11 and completed a four-year cabinet-making apprenticeship, while at the same time studying for a diploma in Builders’ Registration. She completed the course in 3½ years at the age of 21. Keen to get a job with a builder, Dianna accepted an apprentice co-ordinator role with Celebration Homes for 12 months where she oversaw the training of 35 apprentices. Dianna started at the bottom of the ladder and worked her way up – exceeding expectations along the way, despite the challenges of being a female in a male-dominated industry. “She loves working in the building industry and has overcome enormous gender challenges to get to where she has with a very reputable building company,” says Master Builders director Michael McLean. “She will be an excellent role model for other young women and has a very bright future.” The Ric New Rising Star Award is presented to a young high achiever up to 25 years of age who has demonstrated outstanding potential, work ethic and commitment in the context of their current and future contribution to the building and construction industry in WA.
Other finalists for the 2011 Rising Star Award were: ✱ Mark D’Alessandro, 25, a contract administrator with John Holland ✱ Tim Guatta, 24, owner/director of Golden State Developments ✱ Adam Cherubino, 24, project manager with Formas ✱ Josh Benfatta, 24, a site engineer with John Holland ✱ James Burrows, 25, a contract administrator with John Holland ✱ Matthew Lucarelli, 24, a contract administrator with Perkins Builders ✱ Joel Merrin, 25, a construction supervisor with The Rural Building Company

OOD outdoor lighting can help create the right mood and make your outdoor space look inviting at all hours of the day and night. It’s integral to good landscape design, says Euroluce lighting solutions consultant Siobhan McNabb. “Landscaped environments are becoming more in demand, thus designers are placing greater efforts into the outdoor settings to ensure they are comfortable and inviting spaces to inhabit,” Siobhan says. “Architectural lights are being designed with decorative twists to them so that they are not only functional, but have a nice aesthetic quality as well. “We are also seeing more decorative-style outdoor fittings such as floor lights and pendants.” Getting the right balance of feature lighting, spot lighting and mood lighting is all-important, says , at Beacon Lighting’s Glen Robinson, general manager – merchandise. It can help create an extra feeling of space in the garden at night, extending the house to the outdoors. “Feature lighting creates a mood or atmosphere and provides a focal point in outdoor areas,” Glen says. “Always conceal the light source when designing your outdoor lighting by tucking the fitting behind a bush, a branch or rock.” Glen suggests highlighting special features in your garden using spotlights. “This works
exceptionally well when directed ted ffrom rom ro m th the e ground upwards,’’ he says. However, Glen says to make sure sur ure e the beam isn’t broken before it hi hits ts its intended focal point or it can create “distracting spots off reflected light”. To increase street appeal and the he value of your home, also consider derr de path lighting. “This style of garden lighting ng iss primarily used along pathways ay ys to highlight them and increase safety, safe sa fety ty,, security and visibility at night,” t,” ssays ayss ay Glen. “Avoid installing path lights ig ght htss on both sides of your path. SPLASH WITH DASH The brief was very specific – the pool had to be as big as possible and suitable for kids. Landscape designer Simon Hellier plunged in to meet the challenge with relish
L
ANDSCAPE designer Simon Hellier had his work cut out for him when he signed on to create a low-maintenance, child-friendly garden for a Cottesloe couple with three kids. The clients were in the process of building a contemporary new home and approached Simon, who runs boutique landscape design and construction company Hellfire Design, to give their outdoor living spaces a complementary look. “Installing a kid-friendly pool that was as big as possible was the main prerequisite,” Simon says. He met this part of the brief in stellar style by designing a pool with big, flat, shallow areas for the children to splash around in. He even integrated a spa into the shallow end of the saltwater pool where the adults can sit and relax while keeping a watchful eye on their wee ones. Enhancing aesthetic appeal was also factored into the family-friendly design. Two streamlined water features cascade into the solarheated pool, which is framed with glass fencing and illuminated by LED lighting. Laying washed and honed aggregate paving and installing an outdoor shower were among the finishing touches. When the children tire of swimming in the pool, they can retreat to their cubbyhouse, which is across a lush, green lawn. “The clients wanted heaps of room for the kids to play in the garden,” Simon says. “The cubby has a light so they can play after dark.”
HOME
Simon made sure he addressed the adults’ needs, too. “One of the owners is a big St Kilda fan so I graffitied some feature walls in his team’s colours,” Simon says. “It worked out well and was a good way to introduce colour to the garden.” Simon also built a storage area behind the pool that can easily accommodate a boat or jet skis and set the family up with their own little “market garden”. Olive trees, ornamental plums, japanese box, liriope and varigated dianella are some of the hardy, low-maintenance plants that feature in the design. “We also moved some plants that had sentimental value across from their old place,” Simon says. When the family isn’t busy in their backyard, they can often be found chatting to neighbours in the front garden. “One of the neighbours from down the road dubbed the walls at the front of this home the ‘white wine walls’ because people like to sit on them and catch up over a glass of white wine,” Simon says. design Arq Designs in Subiaco has now made it possible for an artist to be commissioned to produce a sculpture or any other work of art for a specific area in a home YOU don’t have to visit an art gallery or museum to surround yourself with exclusive sculptures. These days, the elaborate art forms are sought after by discerning homemakers who want to create stunning focal and talking points in their homes and gardens. Arq Designs in Subiaco is at the forefront of this trend and represents a diverse crosssection of established and emerging Australian and international artists. “Offering sculpture to our clients is a natural evolution for us,” says Arq Designs studio manager Dean Kurlansky. “There’s a huge market for sculpture. People want to add another dimension to their living spaces and sculptures can really bring a space to life. “All of the artists we exhibit are able to be commissioned for site-specific works, allowing our clients to collaborate with artists on ideas specific to their own projects.” Arq Designs is renowned for providing a
brilliant blend of art and furniture design, but the new sculptures in mediums such as wood, steel, glass and ceramics have added another aesthetically pleasing element to the studio. “We wanted to create a space that would inspire people and allow them to share in the spirit of creativity,” Dean says. “After all, Arq is all about giving people a choice as to how they express themselves.” 3

WORLDLY GAINS Travel may help broaden the mind, but in Anna Chandler’s case her travels from the Middle East to Mexico have also helped her broaden the range of products at her store
A
NNA Chandler’s new Gypsiana store in Cottesloe is a wonderful showcase for the colourful designer’s wares. Her internationally inspired creations – which come in myriad bold, bright hues – catch your eye from the street and lure you into a retail space that’s akin to entering a gypsy caravan. “The name has a nice flow to it and reflects who we are,” Anna says. “And the response to the shop has been fantastic. “There’s been a lot of beige and neutral shades around lately and people keep saying, ‘Thank goodness for giving us a bit of colour’.” Anna says the items she sells are timeless and each piece is influenced by her travels. “I’m not one for following trends,” she says. “I go to a lot of garage sales and I can tell you the owls that are all the rage today will be next year’s garage sale chuck-outs.” Visting Middle Eastern countries, including Syria, and also markets in Turkey inspired Anna’s latest collection. “Travel inspires everything I do,” she says. “It also helps me source things like beautiful carpets that fit in well with my own pieces.”
The feature wall of authentic Mexican handcrafted items is a stunning case in point. “They just work so well in this space,” Anna says. Anna wholesales to more than 800 stores around Australia, but says she loves running Gypsiana and her flagship shop, Anna Chandler Design in Osborne Park. “Being in retail keeps me in touch with my end customers and helps me identify the bestsellers,” she says. “Our tea towels and aprons have been flying out the door. We had to reorder them twice within a few days of opening.” Anna’s vintage-style shop fit-out has also been a huge hit with the customers. “The jewellery tree is my biggest pride and joy,” she says. “It’s made from the branches of a weeping mulberry that I found on someone’s verge and displays the jewellery so well. “The rest of the stock is displayed using tables, chairs and containers that we’ve collected over the years. I love
things with a bit of character, quirk and humour.” A beautifully upholstered chair for shopped-out customers to sit on has also been surprisingly popular. “I could sell it 20 times a day, but it’s not for sale,” Anna says. Sandra Peterson

Q&A
EXOTIC IDEAS Creating a tropical garden is not an impossible task, but the most important part is getting the soil right for growth
G
ROWING exotic plants is something we can all do in a way that works with our environment and delivers that sense of the rainforest at our back door. Over the years, I’ve seen some inspirational garden examples created by normal, everyday, average people in typical suburban backyards. These gardens are well designed and use no extra water to create the ambience and feeling of the tropics at home. I’m currently filming in Phuket, Thailand, for a January episode of Gurus Explore and I find the design ideas, style, classic use of stone and statues to be inspirational. Southern Thailand is blessed with warm, sunny conditions, lots of rain and volcanic soils – three elements guaranteed to produce lush, healthy plants. Despite WA’s sandy soils by the coast and gravelly soils in the hills, these elements can be replicated in a backyard situation. Soil is most important and the arrival of claybased amendments for sandy soils is becoming a blessing of monumental proportions for those wanting a nice garden. Add something such as Soil Solver (www. soilsolver.com.au) or Sand Remedy from The Green Life Soil Co (www.greenlifesoil.com.au) and your soil will change from sand to loam. Build its organic content up using a fine sieved compost or humus and apply a thick 100mm-150mm layer of shredded, composted tree waste, and your tropical garden has the basics for outstanding plant growth. When designing your garden, pools, ponds and other structures need to be considered carefully because their placement can really add value to the final effect. I believe water needs to be located close to living areas, ideally next to the back door if it’s a pool or next to the entertaining area if it’s a pond, so you can hear frogs chirp and water splash. Getting your hardscape structure is important and planning and plotting should be done several times to get the best effect. Natural materials such as stone and timber should feature strongly. Then there are the plants that make an exotic garden magical. Not everything that works well in Bali or Phuket works well in Perth, but there are a lot of amazing exotic plants that do fit the bill. One goal is to build up your garden to be protected from winds, so planting the tallest plants on the edge of your property with the smallest being where you use the garden is a good idea. Don’t be scared to add exotic fruits to the plan because they go well in an exotic garden with the added bonus of providing great tasting fruit as well. What plants work best for an exotic garden? For clumping bamboos, try the Timor black. See the bamboo expert, Bamboo Landscape Plants (www.bamboowa.com.au), about the best varieties for your situation. While you’re there, look at the groundcover bamboo options to act as a groundcover/living mulch. Trees vary dramatically but you have to seriously consider traveller’s palms and blueflower strelitzias. Old-fashioned favourites such as umbrella trees and stunning golden

Timor black bamboo
shower and poinciana trees are other options. The Hong Kong orchid tree is another beauty well worth considering. The best tree for poolside areas and entertaining areas is, without doubt, the frangipani. There are a lot of colours to add, with the best in my mind still being the good old white and yellow form, which emits an intoxicating perfume at night. For climbers, the exotic perfumed Chilean jasmine is a good option. Another is the reliable bougainvillea. Choose compact forms for stunning colour displays in summer and autumn. One unusual plant is the purple wreath vine. It’s hard to find, but its purple flower bracts are amazing, adding a real point of difference. Palms are always a good option. Thornless

fan palms are great and the Hawaiian loulou palm and Chinese fan palm look fantastic. The Australian native foxtail palm is beautiful near water and the golden cane palm makes a stunning filler adding a denser level of golden canes and foliage than usually available. One must-have is the Rhapis or lady palms. They are good in sun, better in semi-shade and, with time, make a great screening plant for privacy. Another must-have near water is the Norfolk Island sensation, the kentia palm. Shrubs should be selected for the foliage colour, shape and flowering. Hawaiian hibiscus is a favourite of mine – huge dinner-plate-sized flowers in every colour. Don’t discount the fragrant beauty of gardenias, including the groundcover form called Radicans. Magnolia fairy is another one that would work well in this situation alongside the intoxicating port wine magnolia. Garden bed edges need to be filled with plants. Summer-flowering bulbs that look great include the beautiful sacred lily of the Incas, which keeps multiplying and filling beds. A cheaper option is always the agapanthus with blue and white flowers in summer. The last thing to remember is your irrigation system. Make sure you use subsurface irrigation. That’s the sort with built-in line drippers that soak the ground while buried under mulch, reducing evaporation. In the first year, you need to water at least twice a week with hand-watering occasionally. After two years, the plants will be establishing well and you can get away with a single drink a week if the mulch is thick and soil rich in organics. This might vary in February and a hot March but the rest of the time the only water will be a hand-water. Exotic gardens are beautiful, and now is the time to plant out a rainforest-style garden. Trevor Cochrane
Colene Satie, via email, has a problem with her buffalo lawn turning grey, dry and eventually crunchy. The lawn constantly does this, requiring considerable water application. She’s applied a beetle spray to no avail. This problem is common in summer on new lawns that did not get enough soil preparation before the lawn was rolled out. I am a big believer in applying a clay additive such as Soil Solver into the soil before rolling a lawn out. The good news is there is something you can do – applying a layer of lawn reviver or Biowise soil conditioner over the lawn now will improve the organic content around the roots and reduce drying and stress. If your soil is particularly poor, several applications over a couple of years will do the lawn wonders.

Q
Lisa Marshall, via email, has a vegetable garden in her Currambine home that is next to fir trees (I suspect they are casuarinas). The vegetable garden is having a terrible time with the roots of trees drawing all the moisture away from the vegies. The patch is consistently failing despite the beds being raised. There could be several problems here and the first is shade. If the vegie garden is shaded, it needs to be moved or the trees need to go. The invasive roots are natural. They are chasing good soil, nutrients and water so it would be wise to empty the beds, apply a layer of weed mat across the ground’s surface and then apply good garden soil and manure on top for your vegies to grow in. It will work for a time, but eventually the tree roots will make their way back.

Humans may greet each other with a warm hug or kiss, but don’t be under the mistaken notion that dogs also welcome these gestures VISITORS AND STRANGERS EQUAL HAPPY TIMES One of the best ways to promote a good relationship with people your dog perceives as scary is to make their meeting a rewarding situation. The best-of-the-best food rewards should be offered at the beginning of the interaction, continued for a while, and then ended when the person leaves. This makes the dog feel better about the presence of scary folk. It associates fine dining and a good time with the visitor, who, along with the owners, could also offer treats.

A growl is a form of communication in the shape of a warning. By punishing the warning, and not addressing the underlying cause, you’re ignoring early signs that your dog isn’t comfortable. Interrupt your dog by saying its name to get its attention, have it settle down, then review what just transpired. Calmly prevent the dog from reacting towards the person. The growl is a message; learn from it and become a better observer.

MANAGE YOUR DOG’S BEHAVIOUR
C PI LY ON
Reactivity levels vary in fearful dogs. Some may need to be kept on a lead while others are quite safe off lead. If you know your dog has a tendency to rush at unknown people and you’re not confident of keeping situations safe, use a lead for safety. Ensure your dog is rewarded for good behaviour while under restraint. It makes lead-time more comfortable. Dogs, like people, learn at their own pace, so it’s important not to rush the process. There are many factors that contribute to your dog’s behaviour. These include genetic predisposition, lack of early socialisation, their experiences to date, environmental factors and training opportunities (or lack thereof). Keep your dog and others safe. Don’t be in a rush for a dog to get over its fear. Canine confidence can improve by using the tips above. But it will occur in the dog’s own time. ✱ Visit www.kathysdogtraining.com.au to find out when Kathy’s next Intensive Dog Behaviour Workshops will be held.

UMANS and dogs don’t share the same language, so dog owners need to look for and learn their pet’s signs of stress. They should be vigilant and notice when their dog is out of its comfort zone. This way potential bad behaviour can be avoided. Some dogs are reserved with unfamiliar people. Their emotional state requires more understanding. Failure to be aware and to act proactively can inadvertently result in a dog that becomes increasingly fearful. This can sometimes transcend fear and become aggression. Humans typically greet each other with a warm handshake, a hug or a kiss. We feel, often mistakenly, that all dogs welcome these gestures as a sign of affection. This is not always the case. Like their human counterparts, some dogs are more social than others. Social animals tolerate the overt approach. But the same cannot be said for those that are more “people-shy”. They can interpret our greetings as confrontational and intimidating. It can place the dog in an uncomfortable predicament and they are likely to resort to either active or passive defensive behaviour to escape the unwanted attention. Some people believe the myth that the best way for people-shy dogs to overcome their fear is physical contact – to pat them and demonstrate friendliness. However, this, more than likely, will exacerbate the problem. The dog doesn’t necessarily view this approach as friendly. Indeed, extending the hand, with smiling teeth flashing, eyes that are wide open, and a voice reminiscent of “googoo-ga-ga” baby talk could alarm the dog. In any event they are “rude gestures” to engage the dog and all the more reason for it to harden its conviction that unfamiliar people are a cause for concern. It certainly doesn’t help improve the dog’s views of other people. Any dog can bite and cause damage. Most dogs have a limit to what they will tolerate at any given time.
WALPOLE from $185,250 C PI LY ON
Here are some smart steps to take when interacting with fearful dogs: BE ASSERTIVE It’s worth being firm when unfamiliar people are in your dog’s company. It can take a lot of convincing to deter some people from interacting with a dog they know little or nothing about. Those who insist on approaching dogs and attempting to touch them, despite repeated requests to the contrary, bear some responsibility if they get bitten.
LEAVE THE DOG ALONE

2061955ST20111127
Ask people not to make eye contact, to avoid facing the dog and to restrain from physical or verbal interaction. This aloofness is often enough for the shy dog to build up the courage to approach and investigate the “scary” person. Dogs learn people are safe by having positive associations in their company. Once this is achieved, it can set the stage for happy times.

My cousin, Kaila This is a photo of Kaila and me when we were younger. We’re both 26 now and there’s not a lot we haven’t done together. She’s my cousin and my best friend. She has cystic fibrosis and she is waiting for a double lung transplant at the moment. She’s the most special person in my life. French Open trophy This was my first grand slam title. I won it in the mixed doubles at the French Open this year. I guess it’s every tennis player’s dream to win a grand slam title. It’s nice to be able to say I’ve won it. It’s hard to do.There’s tough competition and it’s never easy to win at that level, so it’s something that I will never forget. Chris Judd football jumper I’m a mad Carlton supporter and I’ve been and watched them play and train quite a few times and at one session I met Chris. He walked off the oval and took off his sweaty jumper and gave it to me. I haven’t washed it and it’s been one of my favourite things. Coffee machine I can’t live without my coffee. It’s something that I just enjoy and love. I can’t travel with my coffee machine, but when I’m at home I enjoy making my own coffee. I have at least a couple a day. Hair straightener Travelling around the world and being constantly on the road, I certainly couldn’t live without my hair straightener. I use it on my hair most days because I try to look as good as I can, both on the court and off. Perth beaches After travelling the world, Perth’s beaches are definitely my favourite place. I don’t get to come back to Perth often, but it will always be home

for me. The first thing I like to do when I get home, especially in the summer, is go down to the beach and just get in the water. 7 Mani-pedi kit When I was out injured for a while I did my certificate in beauty therapy, so now when I travel I like to travel with all my mani-pedi stuff. We often have a lot of down time in the hotel room. I like to just fill in time doing my nails or some of the other girls’ nails. 8 iPhone and Mac computer I’m pretty much a Mac girl and I couldn’t live without my iPhone. It’s something I don’t go anywhere without and when I’m travelling the world it’s my point of contact for maintaining my friendships and those sorts of things. 9 Lululemon Athletica clothes These are their tights and bras, but I like all their clothes. I’m obviously training every day, so I get up in the morning and put my tights and my training gear on. They’re what I feel most comfortable in and what I enjoy putting on first thing in the morning when I’m heading straight to the gym or out on to the tennis court. 10 My car This is my ’91 Holden Commodore. This was my very first car from the time I was 17. It has special meaning because of the cystic fibrosis number plates for Kaila, my cousin. I like to have those plates on when I drive around as it raises awareness about cystic fibrosis.
