Shannon’s tip of the week Here’s my method of sorting out my wardrobe: I organise my clothes by the type of garment (shirts, trousers, skirts, etc), by sleeve length or seasonal suitability, and by colour – ordering them by colours of the rainbow. That way I can find exactly what I need whenever I want it. At the change of season, heading into summer, I also bring all of the lighter-weight clothes forward and place heavy ones to the rear or to the less accessible places in the wardrobe. If there are clothes you don’t wear often in the wardrobe, rather than using suit bags, use old pillow cases and sheets. Slit the pillow case down the side and cover the item. Fold a sheet in half and pull the coathanger hook through the centre of the sheet. Plastic bags contain acids and fumes that can damage your clothes and leave yellow marks on things. It’s a good idea to sort through your wardrobe and find anything that doesn’t fit you or that you don’t like anymore, or is in need of repair. Give these items away (or fix them) so they’re not taking up valuable storage space.

I was wondering if you have any tips for skin issues such as improving eczema, psoriasis, dry skin and an itchy/dry scalp? If you have any tips on keeping blackheads at bay that would be great, too.

Everybody’s skin is different and severe skin A irritation should always be checked with your doctor. But there are a couple of things that make life easier for most of us with irritable skin. Rather than using normal shampoos, which can dry and irritate the scalp, I make my own.

How to make your own hair shampoo: If you have dark hair, mix two teaspoons of rosemary tea with one teaspoon of brown sugar or honey and massage the mixture into your scalp. For light hair, mix two teaspoons of maidenhair fern tea with one teaspoon of brown sugar or honey and massage it into your scalp. To make your rosemary or maidenhair fern tea, place six teaspoons of the dried herb or 12 teaspoons of the fresh herb into an eight-cup teapot and allow it to steep for 10 minutes. Then strain the mixture and keep it in a bottle in your shower or bath. This is great for dandruff as well. Among the many phone calls I get on radio was one from a woman who had tried my rosemary tea solution for washing her hair. The woman had found that as a result her hair had become very dry. When I questioned the caller further, I found out that rather than just using a couple of teaspoons of my suggested mixture to wash her hair, she had been using a whole cup of triplestrength mixture. The moral of this story is that just because many of the solutions I give are natural solutions

I need to know what the stain is made of; what surface it’s on (Is there a varnish? What is the topmost surface that the stain is affecting?); and what, if anything, you’ve already tried to remove it. Each thing you try changes the chemical composition of the stain. Include a photograph if you can. Photographs really help the stain diagnosis. Don’t forget, alternative recycling questions are also welcome.

The illuminated furniture and accessories in the Glow range are a colourful and versatile addition to your home or garden

LLUMINATED furniture and accessories are the latest must-have when it comes to brightening up your home, garden or office. They’re also proving popular at corporate events. The aptly named Glow brand is making its mark in Perth’s interior design and party scenes thanks to its ever-expanding collection of colourful wares that are lit from within by remotely operated LED lamps. Glow co-director Justin Magatelli says a trip to Hong Kong inspired him and his business partner, Robert Prestney, to launch the illuminated product range in Australia. The hotel they stayed at had a basement pool that was framed by a series of pots lit from within. Justin wanted some of the pots himself, but couldn’t find anywhere to buy anything similar in Australia. So he teamed up with Robert and founded Glow. Now based in Perth, the pair sell their unique products across Australia. Justin says the Glow range, which includes everything from ice buckets, tables and pots to bars and accessories such as floating balls for pools, is extremely versatile, lightweight, mobile and weatherproof. “We increased the UV compound chemical within the plastics for Australian conditions to make sure they’re suitable for us here,” he says.

Justin says the majority of Glow’s products are suitable for outdoor use. “Most are battery-operated so they are completely cordless when fully charged,” he says. “They are remote-operated so you can change colours, make it brighter or softer, or fluctuate between.” Justin says setting accessories to white can add a touch of class to a home, alfresco area or business, but many people also set them to suit themed parties such as green for St Patrick’s Day or red for Valentine’s Day. “They make your garden come alive,” he says. Many businesses choose to have custom signage or logos added to the products to use as marketing tools. Justin says that Glow can also customise its range to cater to clients who are chasing something specific. He says he loves that many of the products have more than one use. “My favourite products that I have at home are the tall pots. It’s one that I can put plants in, but when people come over I can remove the plants and put ice in them and have drinks in there,” he says. When there’s a big audience, Ken says tiered seating is more practical than a traditional lounge-style theatre. A study area has been positioned between the home theatre and the master bedroom, helping to create a distinct parents’ zone at the back of the house. Enjoying views out to the gardens, the main bedroom features a fitted walk-in wardrobe and a chic ensuite with bath and good-sized shower. Younger members of the family have their own wing at the front of the house, with three double bedrooms with built-in wardrobes, and a bathroom with separate toilet and vanity area. Ken says the double vanities in the bathroom and the second basin just outside the bathroom door make life easier for busy families when everyone is trying to get ready in the morning. The laundry has been taken out of the kids’ wing and placed between the kitchen and the garage. OME may argue that it’s never really gone away, but the internal planter box or atrium has made a surprise appearance in the design of the Honeywood by Ross North Homes. What was once a regular design feature in homes in the 1980s is looking better than ever in this Wandi display home. “The greenery in the atrium, plus the adjoining alfresco, gives the feeling that you are actually living outdoors even in the wintertime,” says Ken Nair, sales and marketing manager at Ross North Homes. “It becomes the focal point of the entertaining area.” With its frameless corners and big panes of glass, the atrium looks sleek and modern in the four-bedroom, family-friendly Honeywood. “The atrium was popular in the ’80s and still is popular in the larger, more elite homes, but to have that in a project home is really a bonus,” Ken says. Sitting between the dining room and the everyday lounge, the splash of greenery certainly breaks up the living space and helps bring the outdoors in. Stacker doors slide back to open the house up to the alfresco and provide easy access from the home theatre and from the kitchen, where the builder has added another surprise feature. Tucked in a recess along one wall of the kitchen and dining space in the display home is a day-bed-style bench seat topped with a long fabric-covered cushion. Alongside the seat, the designers have built a set of display shelves, which could easily be extended to fill the recess if the day bed wasn’t a priority. “You could use the recess for a wall unit showcasing family porcelain or glassware in an area that is conveniently used for entertaining,” Ken says. Even the home theatre in the Honeywood has been given the designer treatment, with a platform that allows for tiered seating and a more authentic cinema experience. Responding to increasing demands from buyers who know what they want and how much they want to pay for it, this Alkimos display home boasts a list of extra features. Included in the $219,900 price tag are the recessed ceilings in the home theatre and the alfresco, the high ceilings in the living areas and foyer, and the 900mm stainless steel oven, cooktop and range hood from Blanco. There is also designer tapware from Raymor and square above-counter basins in the bathrooms. Scott Ashton, sales and marketing manager for New Generation Homes, says the home will appeal to families and investors. “With ample storage and common entertaining areas, the Accolade is a perfect home for growing families as well as investors looking for investment opportunities in growing family-orientated suburbs,” he says. With storage a priority for many buyers, the designers at New Generation Homes have ensured there are plenty of spaces in which to stash stuff. As well as a generous walk-in linen cupboard and good-sized wardrobes in each

bedroom, there is a big walk-in pantry in the kitchen and a store to one side of the garage. “Most families are looking for designs with extra storage space,” Scott says. “The Accolade’s store can be used as a traditional storage space for toys and camping gear or it can be used as a workshop. “All areas were cleverly thought through to enhance storage space for growing families.” It’s worth noting that trimming the store from the design would slim the house down so that it could fit on a 15m wide block. With flexibility in mind, New Generation has developed a number of alternative versions, with prices starting from $172,500. The designers have been careful, however, to maintain the essence of the core design, which features clearly distinguished zones for kids, parents and family time. “The brief was to design an open-plan central living environment with a private kids’ wing with a leisure zone leading into an outdoor entertaining area,” Scott says. The leisure zone leads directly off the family room and opens via sliding doors to the alfresco as part of the Accolade’s familyfriendly floor plan.

“The design idea behind the leisure zone was to create a multipurpose area that can be utilised according to the family’s individual needs and lifestyle,” Scott says. A U-shaped kitchen overlooks the living areas and is defined by a dropped bulkhead. There is plenty of benchtop and room to pull up several stools at the breakfast bar, plus the walk-in pantry. Tucked behind double sliding doors, this larger-than-expected storage area has proved to be a big winner. Placing the home theatre directly off the dining room has neatly extended the living space, with options to enclose the theatre if needed. Don, general manager of Resolve Finance, says lenders base their assessment of a borrower’s living expenses on recognised indexes such as the Henderson Poverty Index. As a rough guide, he says most lenders estimate that each child adds $5300 to an applicant’s living costs. “While the inclusion of an expense for dependants is not new, the move by lenders in terms of bringing to account more “discretionary” expenses is,” Don says. “Items such as the mobile phone or the gym membership now come into play in a more formal way.” Independent Home Loans managing director James Pibworth says homebuyers should also be reminded that some lenders impose restrictions on the amount of Family Tax payments that can be used as assessable income. For example, Bankwest won’t allow the family payment to be used as assessable income if a child is over 11, but the ANZ doesn’t impose this restriction. James says exploring how this will impact on borrowing capacity is essential for couples starting out on the property ladder. “Not all lenders take the same approach,” he says. “ANZ, for instance, would lend a couple with two children more than, for instance, CBA. “It is better to enlist the help of a qualified professional finance broker who is accredited

“If there are other factors that add to the complexity of the lending scenario, such as a personal loan, Family Tax Benefit payments and child maintenance payments, borrowing capacity will vary significantly, “ Chris says. He says while there are general rules relating to the way lenders evaluate personal expenses, financial institutions’ assessment criteria can vary. For example, a couple with three dependent children and no debt can be assessed as having additional child-related expenses of $1375 a month with one lender and just $900 with another lender. Chris says borrowers who intend to submit Family Tax Benefits as additional income will need supporting Centrelink documentation to show the payments are received fortnightly. Similarly, borrowers who either receive or pay child maintenance should provide detailed bank records. According to Chris, Family Tax Benefits that are paid annually are not regarded as additional income by lenders. “Every loan application is a jigsaw puzzle and it’s the mortgage adviser’s role to wade through all the pieces of the puzzle to complete the picture,” he says. Construction finance specialist Don Crellin says the introduction of “responsible lending” laws on January 1 places greater responsibility on lenders to ensure customers can service their commitments, including the general cost

EW parents would dispute the fact that kids are costly, but when it comes to applying for a housing loan it’s useful to know that some lenders regard them as costlier than others. Experts say while the number of dependent children has always affected one’s borrowing capacity, “responsible lending” laws introduced this year have put a greater emphasis on the cost of raising children. They say an awareness of just how costly different lenders consider each child to raise is invaluable when seeking your first mortgage. Finance brokers say that some lenders estimate each dependent child will eat up to $440 of family living expenses a month, while others put the cost at about $300. Smartline Personal Mortgage Advisers managing director Chris Acret says with lenders factoring in at least $300 in expenses per dependant, the effect of each child on one’s borrowing capacity is similar to holding a credit card with a $10,000 limit. Chris says, as a general rule, a couple with a combined income of about $95,000 with a $5000 limit on their credit card will be able to borrow $100,000 more than a couple with two children. While the couple with dependants can borrow about $450,000, the couple without dependants on the same income and level of personal commitment may qualify for a $550,000 loan.

Judging for the 2012 Master Builders Bankwest Housing Excellence Awards has just begun. Master Builders director Michael McLean explains what’s involved

Each of the items are scored out of 10, ranging from 1 to 4 (unacceptable/poor), 5 to 7 (fair/good), 8 to 10 (very good, excellent and superior). The scores for each new home are then averaged between the judges and a winning entry agreed upon. The entries vying for best home overall are usually inspected for a second time with additional judges and also to take into account the credentials of the best regional home. None of the builders judge categories in which their business specialises or has entries. The process is very objective and very rewarding to each of the participating builders who give their time

FEW months ago all registered builders in WA were invited to submit entries of their recently completed new homes within 100km of the Perth GPO in our annual housing awards. Entries closed a month ago.

Although the housing industry is experiencing a significant downturn, we were surprised to receive a record number of more than 350 awards entries. Particularly pleasing was the number of new and smaller builders who decided to enter. The Master Builders housing awards are unique because they are open to all builders, not just members, and focus exclusively on workmanship rather than design, street appeal or interior appearance. Between now and early December, a group of 20 registered builders will be carrying out detailed inspections of every home entered in our awards. At least two active or retired builders will inspect every home in each category and assess it against a checklist of items.

They must demonstrate that they have sufficient knowledge of their duties and responsibilities as a builder before approval is granted. The Building Disputes Tribunal has been replaced with a new process of resolving resolv disputes that may arise ari between owners and builders or contractors. Complaints are n now lodged with ith the new Building Commission, Comm which will investigate and assist in the resolution of the complaint. If the complaint cannot be resolved, it is referred to the State Administrative Tribunal. The Building Permit will be issued to the building owner and a copy to the nominated builder. This puts a greater onus on owners. They should make sure any required inspections are carried out and that works follow the approval granted. The establishment of the Building Commission will mark the end of the Builders’ Registration Board and the Painters’ Registration Board and provide a one-stop shop for the regulation of the building industry and service providers. The new Building Act is expected to streamline the building approval process. Local authorities will continue to issue building permits and enforce building legislative

Do you have any tips for designing the outdoor area of my new home? With summer days ahead, it’s timely to look at designing a new home that’s in harmony with its outdoor environment. A little-known fact is that on average we spend only 4 per cent of our daily lives outdoors. Despite this fact, new homebuyers often spend considerable time designing and constructing their outdoor space to be in keeping with their built environment. Given that the average block size is now about 500sq m, it is even more important to use our ever-decreasing outdoor space effectively.

TOUGH CHOICES This architect-designed beach house at Moore River was built using materials that were chosen to withstand the coastal environment and to make the home maintenance-free

WNING a holiday home in Moore River for about 15 years gave these clients of Officer Woods Architects a very clear idea about what they wanted to achieve when they decided to redevelop their property. The couple were keen to “increase the amenity” of the site without losing its beach or holiday shack character, says Trent Woods, co-founder of the architecture firm. The clients approached the firm with a very well-refined brief. They wanted to relocate their existing house further to the east of the block and build a new dwelling with an “upside-down” plan to maximise views of the surrounding areas. “They wanted to have a house that had the lock-up-and-leave nature of beach shacks – accommodating when they were there, but having the ability to shut down and be secure when no one was there,” Trent says. “When they spent time there, they wanted to be relaxing and not spending time on (maintaining) their house.” Trent says that through careful selection of materials, such as using “as-found finishes” and no paints, plastics or coverings on the exterior, the firm was able to design a robust house that didn’t require ongoing maintenance. “It’s a coastal environment so things had to be tough,” he says. Compressed fibre-cement sheeting was used externally and a Marmoleum crushed

linseed vinyl was used for some of the internal flooring. Trent says the internal timber flooring did not require chemical treatment because it was Australian cypress pine, which is a naturally termite-resistant, Australian-grown plantation timber. He says the ground floor of the threebedroom, two-bathroom home was designed to allow for sand to be easily hosed out, particularly from the bathroom area. According to Trent, one of the ways to increase the value and amenity of the new building was to create a garage with a deck above it. “They are undercover outdoor spaces that are unprogrammed – just spaces to be inhabited in many different ways,” he says. Upstairs, an open-plan kitchen/living/dining area enjoys views across to Silver Creek and up to the river. The home also has a draped ceiling, which is reflected in the external form of the building. It’s a “stroke of genius” that Trent largely attributes to his firm’s co-founder, Jennie Officer. “It adds generous volume to the living area, especially in the east where it reaches its apex,” Jennie says. “We knew that we wanted to have a ceilingscape or roof-scape that unites varying spaces but also provides spatial variety.” A step-down decked area leads to an open bedroom.

“The bedroom has bifold doors so it can become part of the deck area or it can be closed off,” Jennie says. One of the owners is a painter and had the studio space on her wish list from the beginning. This space is on the ground floor, where it has access to the gardens and is positioned to let in southern light. Jennie and Trent say they were lucky to have the key ingredients to design a beautiful home, including a talented builder and inspired clients to work with on the project. COSMETIC SURGERY In just a matter of weeks, the team from Million Dollar Makeovers transformed this dated South Perth home with a cosmetic revamp that added considerable value to the property

ERTH’S makeover queen Sasha deBretton added $2 million to the appraisal price of this South Perth home in less than five weeks. Sasha, who is the CEO of Million Dollar Makeovers, says she was given a budget of $780,000 to overhaul the dated, three-storey residence so that it better suited the lifestyle of her clients and their three children. “The clients loved the location, but had grown out of the home,” she says. “They had been looking for solutions for five years and were going around in circles.” Adding a new room, building another storey, and bulldozing the home and starting over were some of the options that the owners explored before signing up with Million Dollar Makeovers. “The clients were nearly going to spend $3 million to rebuild the home and can’t

believe we didn’t have to bowl over their house,” Sasha says. “Their added equity is like winning the Lotto.” Sasha’s dynamic team showed the family how to realise their dreams with a cosmetic revamp that didn’t involve the extra costs of structural work. “We completely renovated inside and out, from the rooftop to the kerbside, transforming the entire house,” Sasha says. “This included all internal and external work, even the feature stone render, French Provincial-style balustrading and landscaping.” Reworking the home’s floor plan enabled the Million Dollar Makeovers team to create a separate wing for the three children and give the parents a luxurious retreat on the second storey. “One of the children’s bedrooms was originally in the parents’ wing,” Sasha says. “We

relocated him downstairs and turned his old bedroom into a dressing room for the lady of the house.” The “funny attic” on the third storey was converted into an office, which now has the best views in the house. Integrating the laundry into one of the bathrooms enabled Sasha’s team to turn the six-bedroom house into a seven-bedroom one. “There was nowhere for guests to stay before,” Sasha says. Building desks into the children’s bedrooms let Sasha reclaim the lounge room. “The kids were using the lounge as a study area and it kind of became their junk room,” Sasha says. “Now they can study in their bedrooms, the lounge is a real showpiece.” The bulk of the renovation work was done in four weeks. The family saw all of the action in the first three weeks, but then went on a cruise

around the Baltic Sea until the renovation was finished. “You can’t live in the house while the major work takes place, but we can find serviced accommodation for people who don’t want to go away,” Sasha says. Sasha hired independent real estate licensee Samantha Payne, from Original Property Brokers, to do an appraisal of the home before and after its renovation. “This is by far the best renovation that I have seen Million Dollar Makeovers carry out to date,” Samantha says. “The furnishings were also provided as a part of the renovation and are included as part of the final appraisal figure.” According to Samantha, the South Perth market has been extremely flat of late and the high-end properties have not been selling. “Thus, as there are no comparative figures to compare this property to and the fact that it was an old, run-down, potential demolition job, the figure that I placed on the property was

that of the comparable South Perth land figure for a block of this size with city and river views, plus a low replacement cost for the structure, etc, which I estimated at between $2.8 million to $3 million,” she says. “The location, views and size and fantastic renovation of this house in a good market would render a sales figure of above $5 million. “However, given today’s slow market for top-end properties, I placed a figure of between $4.5 million and $4.8 million as a reasonable sales target that I would happily market the property for sale for today.” Sandra Peterson

EXT weekend, people will have a unique opportunity to enjoy one of the most beautiful gardens in WA and learn about its history and plants from one of the nicest and most knowledgeable horticulturists in the state. Queens Gardens was officially opened and named by the then mayor of the City of Perth, Alexander Forrest, in 1899. The area was previously part of the city commonage and used for recreation purposes, including horseracing. The site was later used as a clay pit and brickworks, which produced the bricks that have been used in many of our most memorable historic buildings. Located on the corner of Plain St and Hay St in East Perth, Queens Gardens has always been one of my favourite public gardens because of its unusual and eclectic planting mix. The Heritage Perth Heritage Days’ “Meet the Gardener” tours offer the chance to tour gardens such as Stirling Gardens, Government House Gardens, Queens Gardens and now Harold Boas Gardens. Being able to walk through these parks with the gardeners who are in charge of caring for them is a rare opportunity to get an insight into their care and maintenance strategies, as well as a detailed understanding of the gardens’ history. The Queens Gardens tour will be conducted by Alan Dolphin, who started his career as a trainee at the City of Perth in 1975 and then went on to manage the gardens from 1987 to 1999. The tours, which will be on Saturday and next Sunday, will last just more than an hour. During this time, Alan will share his immense passion for this historic garden. His knowledge of the garden’s history is equally amazing and asking him questions will help you unearth many interesting stories that might not be in the original tour plan. it an extraordinary experience for the visitor, when compared with other public gardens in WA. At the moment birdlife, including ducks and coots, are building nests or shepherding their young around the grassy edges of the ponds. Long-necked tortoises are also about to emerge from the ponds to lay eggs in the soft soil of the annual garden beds. Alan recalls the many times when he was planting seedlings that he found clusters of eggs that needed to be gently reburied or he helped baby tortoises find the pond water after emerging from the soil. The heavy clay soils in Queens Park meant that Alan had to get the best out of plants in a very different gardening environment to the traditional metropolitan sandy soil profile we generally have to deal with. The garden’s highlights for me include a 160-year-old moreton bay fig, massive norfolk island pines and a huge bunya bunya pine. Family

My wife, Sharon, is the most beautiful, understanding woman in the world. I also have two children, Isabelle, who is 14, and Louis, who is 12. Wedding photo My wedding became part of urban folklore for a while. The picture of the bridal party hangs on the wall in my lounge room and reminds me of the best party I have ever been to. My dog Maisie, the talking wonder dog. She has a great character and personality and is an integral part of the family. She’s always happy to see you and she goes bananas when I come home after having been away for a while. Fishing This is a photo of Captain Spaldo on his good boat Meggus. We took a trip up to the Mackerel Islands for our 40th birthdays with another chap called Stan. Spaldo is a demanding skipper, is very competitive and hates getting out-fished by me. Wine My intent is to drink the finest wines known to humanity. The fiscal reality is that I rarely see these, but they are unforgettable when I do. I try to drink and taste as much wine as possible. The Houghton Jack Mann and Pemberton chardonnay are my two favourite wines that we make. Houghton The grounds here are just superb. I never tire of the view when driving into work. Keeper gloves I play in goal for a team called Chandler Macleod United. The team competes in Division Two

of the Masters South league. I enjoy the camaraderie of team sport. It also gets me out of the house on Sunday afternoons. 8 Bevan Honey art Bevan is one of the leading artists of his generation. He is great counsel on all things relevant and was best man at our wedding. This piece of his hangs on the wall at home. 9 Boots I bought these in 1991 somewhere near Camden Town when I was living in London. They have been on my feet when travelling to all parts of the world and they still wear really well. It just goes to show that good-quality boots are indeed a sound investment. 10 Vinyl I have a collection of records that represent the music I was keen on before the creation of CDs. They get an airing from time to time when I feel like getting nostalgic.
