OOKING for a heap of features under the one roof? The Alkimos by In-Vogue certainly fits the bill. Built as last year’s Peet Telethon Home at Shorehaven by In-Vogue, the home is currently the builder’s biggest showcase of ideas. When the home was auctioned last October, the new owners took up In-Vogue’s offer to lease it back so that it could be used as a display. “It’s not something we do all the time with a Telethon home but we thought this one was rather unique,” says Jim Ilias, general manager at Residential Building WA. “We were that happy with the design and had that much great feedback about the home that we thought it would be great to keep it on display to show people what we are able to do.” In-Vogue, part of the Residential Building WA group of companies, created a stunning four-bedroom, three-bathroom home on an elevated block in Alkimos and packed it with inspirational features, fixtures and fittings. There’s a servery window from the kitchen to the alfresco, a fireplace in the upstairs sitting room, built-in bookcases to create a library, timber-look bathroom floor tiles, deco-style doors and a vast square island bench in the kitchen. Green features include a 1.5kW solar PV system, a solar hot-water system, a solarpowered roof ventilation system, and solar tubes that deliver an extra burst of daylight to the kitchen and dressing room. Featuring the full Telethon specification as displayed and carrying a price tag of just under $650,000, the home has become In-Vogue’s top-of-the-range display. It can, however, be built from $551,915 based on In-Vogue’s standard specification. “The Alkimos was designed for a family, with a good family feel to it on a good-sized block where we were able to cater for various family units,” Jim says. “The zoning is typical of what we do, with great separation between the parents and the kids.” Jim says the Alkimos demonstrates the most popular bedroom configuration, with the master bedroom and two kids’ bedrooms upstairs. “Then there’s a fourth bedroom downstairs

It pays to get professional advice when planning a renovation, says Addstyle Master Builders managing director Robert Travers

S

PRING is nature’s way of reminding us that renovations to the family home can no longer be put off. We have sat in front of the television over the winter period and marveled at all the do-it-yourself enthusiasts turning the proverbial sow’s ear into a gleaming, modern silk purse. Beware! Take time to think this through. Let’s not forget that we are dealing with the family’s most valuable asset – the home. It’s all very well buying a few pots of paint and giving the front fence the once over as it’s always quite possible to get a professional painter in later, if necessary, to try to make your effort look presentable. However, if you are considering doing something just a little more adventurous, be careful. Remember the old adage: “If it’s worth doing, then it’s worth doing well.” So many thousands of dollars are wasted on renovations when the first priority of the prospective renovator is to save money and to get the work done as cheaply as possible. It’s certainly not saving money if the completed project looks like a dog’s breakfast. Spending money on your most valuable asset needs lots of thought and common sense. Whatever you intend to do, speak to an expert.

There are a number of companies in Perth that specialise in home renovations and most employ experienced design consultants. The consultant’s first visit, which is generally free, will be at your home where they can listen to your ideas and advise you what is feasible and give you an accurate indication of the likely costs. It’s also quite normal for the design consultant to give you ideas of their own for your consideration. This is a fantastic service and can certainly let you know whether your ideas and budget are realistic or not. Generally, specialist home renovation companies provide a total service, which includes a full design service, as well as all plans, elevations and specifications. They will also ensure everything is approved through the local planning and building licence authorities. If done correctly, modern renovation work, especially in areas such as the kitchen, bathrooms and laundry, will add thousands of dollars to the value of a home. If not done properly, it can be a financial and logistical nightmare. Don’t try and save money by cutting corners by buying cheap goods such as cabinets, tapware or tiles. Always look for good quality

items because quality lasts. Be aware, for instance, that the difference in standards between cabinet-makers can be substantial. Cabinets should not be falling apart two years after they were installed, so always ensure that the cabinet-maker you use is a member of the Cabinet Makers Association. High-quality finishing trades such as plasterers, wall and floor tilers, fixing carpenters and painters are worth their weight in gold. Nothing can spoil a new bathroom more than poorly cut tiles or plastering that has scratch marks in it. Discerning builders know who the quality tradespeople are and they ensure that the best trades are always in work. In summary, if your renovation urge has been sparked over the past few months and the need is there, then don’t risk devaluing your home. Shannon’s tip of the week The easy way to get rid of head lice is to wash your child’s hair in orange juice. Freshly squeezed juice is best, but you can use bottled juice. Just make sure it is unsweetened orange juice. Strain the juice through a sieve to remove any particles (or else they will get caught in the comb). Pour the juice through the child’s hair until it is thoroughly wet from the crown to tips. Orange juice kills the live lice and makes the nits (eggs) slide easily from the hair. While the hair is still wet with the orange juice, use a nit comb to comb out the nits and dead lice. They’ll slide down the hair.

Prevention is always better than cure and a couple of drops of tea tree oil added to bathwater and put on hairbrushes is a great preventative measure. This solution does not burn the child’s head and head lice do not become immune to this treatment. An alternative, very effective preventative is a light spray with Paralice each morning before they leave for school. Unfortunately, I have found that head lice become immune to most of the commercially available chemical preparations, one by one. So this means you can end up using one product after

Many parents get annoyed if a few days later the lice come back because they think the child is being reinfected, no matter what kind of removal process is used. This isn’t actually accurate. It’s simply that some of the nits, which are right against the scalp, cannot be removed easily. A nit comb can’t get in between those nits that are right on the scalp. About four days later, the hair will grow sufficiently for those eggs to hatch. If you use the lice comb to comb through the hair each day for four days, you will find you have eradicated the infestation completely.

GLORY DAYS RETURN Addstyle Master Builders restored this 1920s home in Mount Lawley to its pristine state and added a second storey to give the owners the extra space they were looking for

HEN it comes to home building and renovation, the 1970s have a lot to answer for. It was in this decade that a charming 1920s Mount Lawley home had its character features completely altered and removed, to the point that it was totally unrecognisable. Fast-forward a few decades and the new owners of the property decided to enlist the help of Addstyle Master Builders to restore its historic charm and character, while also adding extra bedrooms and living space. “In the 1970s the face brick had been rendered and painted and the verandas paved in concrete, so very high up on the list for the clients was bringing back all of the original characteristics and addressing the street appeal,” says Simon Pullen, Addstyle’s senior design consultant. The existing painted brick and rendered

single-storey home comprised three bedrooms, a study and two bathrooms. To create more living space, a second storey was added. “The existing main bedroom’s dressing room was utilised to form the new stair and void area to the new upper level brick-veneer addition,” Simon says. “The wide jarrah staircase arrives at the second-storey lobby and study area that separates the new main bedroom, ensuite and dressing room. The spacious parents’ lounge room opens to a wraparound balcony.” The end result is a family home with five bedrooms, a study/guest bedroom and three bathrooms, not to mention a greatly improved Federation-style facade that has restored the original character of the home. “All the veranda brick piers and columns were removed and new verandas with timber posts and timber balustrades were incorporated into the works,” Simon says.

The home’s character has also been meticulously restored internally, with the installation of wide floorboards, coffered ceilings, new skirtings and architraves, ornate cornices and timber colonial glazed windows and doors. “The owners have not compromised on quality in fittings and fixtures and have trusted and worked closely with the builders to achieve an excellent result,” Simon says. From ornate cornices to ceiling roses, nothing has been overlooked. “This home is arguably the best house on one of Mount Lawley’s finest streets,” Simon says. Lisa Shearon

DOUBLE DOSE OF CHARM When the owners bought this 1950s cottage nine years ago, they knew there would have to be changes at some point, and when the time finally came their main demand of Dale Alcock Home Improvement was to blend the old with the new

HAT was once a dark and squeezy 1950s cottage in Mosman Park is now an elegant light-filled family home for five. Dale Alcock Home Improvement more than doubled the size of the original three-bedroom, one-bathroom property to give Michael Brown and Shirley Steel all the room their growing family needed. The old lean-to at the back of the home was demolished to make way for a new familyfocused kitchen, chic master suite, powder room, study and laundry, plus a generous living and dining area leading out to a new sheltered alfresco. The original bedrooms and bathroom remained, creating a separate zone for children Alex, 14, Mikaela, 12, and William, 8. Michael and Shirley were adamant the new

addition should blend perfectly with the existing portion of the house. “We were very clear that we wanted to tie the new in with the old,” Michael says. Dale Alcock Home Improvement included high ceilings to match the existing ceilings and continued details such as cornice, architraves and skirting boards. “We told Dale Alcock Home Improvement that we wanted to match the new with the old and they took care of the detail,” Shirley says. New timber window frames were painted white and recycled jarrah floorboards were sourced so that the original timber floors could continue seamlessly throughout the house. Shirley says the reclaimed boards looked like “a dog’s breakfast” when they first went down but were gleaming once the experts had worked their magic to sand and polish them.

“We’re really happy that we went with wood – the wooden floor and the wooden window frames,” she says. “The whole house feels the way we wanted it to feel.” The family had bought the house nine years earlier and had always anticipated an extension would be on the cards. With three growing children needing their own space, Michael says the nine-month makeover came at just the right time. The design offers the close family environment they love, but now they also have separate zones to enjoy, including a library area where the kitchen used to be. “It’s a very social house,” Michael says. “You’ve got your zones where you can go for peace, but still feel connected.” Shirley says the new kitchen has proved to be a real winner.

“It used to be a U-shaped kitchen and was dark, ” she says. “And if there were visitors, I always felt I was either in the kitchen or socialising. I never felt I could be doing both at the same time.” That’s certainly not the case now because the new white kitchen features a long island bench that people naturally gravitate to. Shirley says it’s perfect for the casual, relaxed get-togethers the family hosts. Clear-glazed internal doors help maintain the feeling of light and flow. French doors lead to the alfresco from the master suite, which has a dual outlook to the back gardens. “We’re early risers and love the morning light in this room,” Shirley says. “We hear the birds chirping in the trees and it’s a really pleasant way to wake up.” Paula Aubin

This Floreat home wasn’t big enough for a growing family, so when the owners needed more space, Modern Home Improvers walked them through their home theatre to show what could be achieved

O call Modern Home Improvers’ latest project in Floreat a renovation is something of an understatement. The conversion of this tired 1970s single-storey house into a modern, doublestorey family home is, instead, more of a transformation, with the end result bearing little resemblance to the property that Modern Home Improvers managing director Bruce Sertorio first visited. Not a single room was left untouched in this project. The four bedrooms became five (to accommodate a family with three children), with only the master bedroom remaining in its original position on the ground floor. Even the front door was strategically moved, with a stylish, stone-clad portico added for maximum visual impact.

“The owners had been in the home a while and needed more space,” Bruce says. “Obviously they looked at two options – to knock it over or to renovate. When they looked at the renovation side of things, it was going to cost about half of what it would to knock it down and start again.” The owners’ main requirement was, obviously, space. They also requested a home with a more contemporary aesthetic, as well as one that took advantage of the glorious parkland view opposite – something the original property certainly didn’t. According to Bruce, while the owners had a vision of what they wanted from their new home, it wasn’t until they entered Modern Home Improvers’ home theatre that their ideas came to life.

“We are the only home improvement company that has a home theatre where we can show our clients an entire home walkthrough, from front to back,” Bruce says. “On a project this size, it’s pretty important to have this. As soon as the owners experienced the walk-through they said, ‘Yes, that’s exactly what we’re after’. “They got to see the big picture in the home theatre and had a very clear idea of what they were going to get, which you don’t get with a pencil sketch or a drawing.” Adding a second storey was the obvious solution to the family’s space issues. The second floor now comprises three large children’s bedrooms, each with its own walk-in robe and space for a desk. An activity room with views to the park is the perfect teenager’s retreat. A porcelain-tiled bathroom and separate toilet completes the second storey. Downstairs, the master bedroom has had its own luxurious transformation. An existing bedroom adjacent to the master bedroom has been converted into a generous walk-in robe, which leads to a stylish ensuite.

A courtyard at the centre of the home is now a guest bedroom, while the laundry has been moved to the other side of the property, next to the wine cellar. The original front entrance is now a light-filled study. “The basic layout of the living area stayed the same – we just moved doors and replaced ceilings,” Bruce says. “We went all through the passageways with new floorboards and carpeted the bedrooms.” The kitchen also had a contemporary revamp to bring it up to date. Externally, shale-grey Colorbond replaced the original clay roof tiles and the entire facade was rendered. A stone-clad portico has provided the owners with the contemporary aesthetic they yearned for. With their new, modern home, stunning views and abundance of space, the owners will be staying where they are for the foreseeable future, according to Bruce. “They got the clean lines and contemporary look they were after and a house that makes the most of the outlook to the park,” he says. LIGHT MOVES Summit Home Improvements had to clear many hurdles to turn this century-old South Fremantle home into a modern beauty

OR the owners of this once modest South Fremantle home, expanding their living space and taking better advantage of the property’s great location were at the top of their “to do” list. However, according to Jim Belton, senior designer at Summit Home Improvements, ticking all of the clients’ boxes was not without its challenges. Jim says the house, which is about 90 to 100 years old, shared a large, two-storey wall with a neighbouring residence, presenting its own set of difficulties to overcome. A misplaced, steep and narrow stairwell, which interrupted the flow of the main living areas, also needed to be demolished and rebuilt elsewhere to suit the design of the new extension. Jim says the old balcony was also demolished and a new and slightly raised upstairs living space was added (a step above the existing rooms and with a different ceiling height) to create a visually appealing open-plan kitchen, living and dining zone. “The area is open-plan, but the living space can be visually separated by the step,” he says. The large bifold doors in this new space open to a rebuilt balcony/alfresco, which has raking cedar-lined ceilings. Jim says the indoor/outdoor living spaces were designed to maximise the views of the backyard, which the owners revamped by installing a swimming pool. The living room and balcony now let more northern light into the home. “The light coming into the living space and

balcony area is northern, so it isn’t shadowed,” Jim says. “It’s direct winter sunlight coming through.” The new master bedroom downstairs was also designed with the same principles in mind relating to light and views. An aluminium-framed glazed door, which lets northern light into the master bedroom, opens to a sunlit deck that was installed by the owners. Jim says jarrah flooring was used in the master bedroom and the upstairs areas. A modern bathroom was also added downstairs and, according to Jim, was given a bit of an edge through the use of patterned glass panelling to separate the shower. “There are a lot of things in a small area, but it works really well for them,” Jim says of the bathroom. Renovating a home becomes a popular choice at a time when sales of existing properties have slowed, says Master Builders’ communications director Geoff Cooper

R

EIWA statistics show that Perth’s property listings have risen to more than 15,000 – well above the decade averages that were closer to 10,000. Meanwhile, the average selling days have recently peaked at almost 80 – about a month longer than the decade average. Given the challenge of selling a home now, many homeowners are looking to renovate to ensure their home meets their current needs. The decision to stay and renovate, rather than move, also saves on stamp duty and other selling costs, such as inspections. The cost of renovating is, however, generally higher per square metre than building a new home. The cost of building an entry-level, brick-and-tile home starts from about $1000 a square metre, and you end up with a brand new home.

Renovation costs are at least double that and vary dramatically depending on many factors: ✱ Size of renovation – small additions tend to

be more expensive when broken down to a square metre rate than larger ones. ✱ Style of building – are you matching existing

ceiling heights and materials? ✱ The specific standard of finish, and quality of

materials and fittings.

✱ Where on your site are you building? How

easily can materials be ferried to the area? ✱ The complexity of the job can vary the price

of work significantly.

✱ Modifications

required to the existing building. The home may need to be rewired or rot repaired, or the roof design may need to be modified to make way for additions. ✱ Double-storey construction costs are also

significantly higher than single-storey work. For two-storey construction, upper floor areas should be valued at about twice the construction cost of single-storey building work. ✱ If you live outside Perth, you should allow an

additional margin to reflect higher building costs in these areas. Add a 5 per cent mark-up to Perth building costs if you live in Busselton, 7 to 10 per cent in Geraldton, 45 per cent in Broome, and 50 per cent in Derby. ✱ Be cautious with quotes, too. One builder may

quote $2500 a square metre while another might include all finishes and quote $4000 a square metre for the same project. It may not be until well into the project that you realise

that the items excluded from the price will incur much higher costs when done after handover – for instance, additional light fittings and power points, airconditioning, floor coverings and painting. Renovations can be a challenging and most rewarding experience. It doesn’t matter if you wish to transform just a single room with the use of paint and lighting or undertake major structural work, the challenge is being able to accomplish the changes within your budget. The reward is living in a house that is your own personal sanctuary. You can choose the finish, fixtures and fittings that meet your preferences. but when you compare the consumption of LED and compact fluorescent lighting with halogens, the cost is recovered quickly. Ensure you install window treatments that reduce the amount of heat trapped in the building so that the thermal mass is not heated up in summer and heat is kept inside in winter (heavy drapes with pelmets are the best choice). Open blinds and curtains during the day in winter to collect heat and close them at night to maintain the heat indoors. In summer, keep them closed during the day and open them for cooling breezes at night. Providing good cross-ventilation in your

home allows cooling breezes to flow through and reduce the heat stored in the brickwork and other dense materials. It also maintains healthy indoor air quality. Look at where windows and doors have been located in each room and how they might be better positioned to maximise air flow through your home. A southwest window in Perth would grab the sea breeze, while high and low-placed windows may be able to get rid of trapped heat that rises to encourage airflow.

Knowing exactly how an energy efficient home works will help you maximise savings, says Master Builders technical adviser Romina De Santis

As construction proceeds on my new home, my wife has had a few changes of mind midstream. My builder wants to add 20 per cent to the cost of the extras. This seems too high to me. Builders and clients need to be very careful in dealing with variations to the agreed building plans and specifications. I have attended many hearings of the now defunct Building Disputes Tribunal where disagreements between the parties over changes to building plans have been the main item. A lack of paperwork describing the change, misinterpretation of the client’s instructions, and unrealistic client expectations of what the change in plans will look like are all common causes of disputes. Here are a few essentials to be aware of if you wish to change your building plans during construction. First, the variation to the building work should be in writing and signed by both parties. Under the Home Building Contracts Act for building work under $500,000, this is essential. Furthermore, the paperwork must be complete before the work begins. Claims by builders for payment of variations have been disallowed due to failure by builders to comply with this provision. Second, for projects more than $500,000, the written contract will usually describe the procedures to be followed for both a builder and client. Relying on the verbal instructions is fraught with danger. While I recognise that there is often a need to make a quick decision when the subcontractor is on-site, confirmation between a builder and client via email or facsimile of the work to be performed and its cost may save time and trouble later on. In relation to the percentage mark-up applied by a builder on the variation, this rate will usually be mentioned in the contract. May I suggest that a 20 per cent gross mark-up is not excessive, given the builder’s overheads and administration costs. Larger builders rely on a “systems building” approach that generates cost savings to clients. Any deviations from building plans after pre-start and sign-off of the specifications can therefore be expensive and costs must be recouped. Finally, where building products or materials specified in the contract become unavailable, a variation will be necessary. Contracts usually allow an owner to nominate a suitable substitute.

you can develop valuable skills along the way,” Clive says. “Completing your own DIY project saves you money, while adding value and your own personal stamp to the look and feel of your home.” Kai agrees that the benefits of DIY far outweigh the effort involved. “It is the perfect answer for those who may not have all the money or resources to get the job done – and just think about the advantages of not having to deal with unreliable tradies,” he says. According to the experts, the easiest DIY renovations are the minor fix-its such as restoring furniture, painting, re-finishing floors, fitting cabinets and building furniture. “We would advise that for projects involving electrical repairs or plumbing, individuals should seek help from professionals in the trade to avoid any injuries or damage to themselves or the house,” Kai says. Given the average household will spend about $200,000 on renovations, according to Bosch, it is important that you choose the correct tools. Not only will this ensure that the job is done properly but it will also make the DIY experience easier and more enjoyable. “The key for home DIYers building their power tool selection is to start small,” Kai says. “To ensure you are well equipped to get the job done, you can’t go past the following tools: a cordless drill/driver, compact sander and compact jigsaw.” The trick with DIY home improvements, Kai says, is to plan carefully and thoroughly so that you are well equipped to handle any hiccups along the way. “Be flexible,” he says. “When taking on home renovation, things won’t always go to plan, so it’s important that you have the patience and flexibility to overcome any obstacles. “Most importantly, have fun. WALKING THE TALK Sustainability is very close to Chris Ferreira’s heart and his top priority when he bought a vintage cottage in Hamilton Hill was to turn it into a “clever” home

N

OBODY can accuse Chris Ferreira of not practising what he preaches. The director of Landcare Solutions and the Great Gardens program is midway through a nine-month challenge to turn his classic post-war cottage in Hamilton Hill into a sustainable home. Reduce, reuse and recycle are some of Chris’s watchwords as he progresses through his “Nine in Nine Challenge”, tackling issues such water conservation, energy efficiency, food gardens, climate-sensible design and natural pest control. There are plump, egg-laying chooks at the bottom of the garden, a water tank and a greywater system under the back deck, herbs at the back door, PV cells on the roof, vegies galore and a kids’ play area designed for imaginative outdoor fun. “I love to walk the talk,” says Chris, whose Great Gardens program has hosted more than 700 free gardening workshops since 2003. “I grew up on a farm and my sister and I had to milk a cow every morning and evening. It was really hard at times but we would not change anything about the way we grew up because it taught us responsibility and a love and appreciation for nature.” Chris and his wife, Astrid, and daughters Akira, 11, and Saritah, 5, moved into their four-bedroom house a year ago, kicking off the sustainability challenge in May.

The first item on the agenda was to transform the unassuming property into what Chris describes as a “clever house that doesn’t guzzle water, leak nutrients, swelter in summer, shiver in winter and need an airconditioner to be comfortable”. The old brick cladding was ripped off and replaced with eco-friendly Weathertex boards made from compacted sawdust. Three layers of insulation were added in the wall cavity; insulation was installed in the ceiling and under the floors; and Insulpaint will be used to freshen up the old orange cement roof tiles. Even the trees and shrubs in the gardens have been chosen to act as a layer of “natural” insulation in summer, dropping their leaves in winter to let warming sunshine into the home. Chris selected thermally broken doubleglazed doors and windows, added a solar pergola and welcoming front veranda and used recycled jarrah for the kitchen benchtops. Bush tucker plants thrive among the native shrubs, and vegies have been planted in beds made from recycled materials such as hay bales and Colorbond roof sheets. A 60-year-old jacaranda surrounded by a sand pit takes pride of place in the middle of the garden. “One of the challenges was to create the real ‘play station’,” Chris says. “We’re keen to make sure our girls are out in the garden as much as possible.”

Enjoying views across the whole garden is an elevated deck made from maintenance-free timber-look boards manufactured from pulverised plastic bottles. “The over-arching mantra for this place is that we wanted to design a garden that would be the biggest room in the house,” Chris says. Inside the home, Chris and Astrid’s decorating style combines much-loved items with honest, simple styling. Chris won’t bother stripping back and repainting the recycled architraves around doorways, preferring instead to let their history shine through. One of his favourite finds is the large old dining table made of recycled oregon. Still bearing an assortment of nails and a plaque testifying to its origins, it came from England’s famous Ascot racecourse. “I think a big table means you can have big family get-togethers and I love the idea of everybody sitting around the table,” Chris says. “In so many ways that table represents the kind of life that we want to have.” Paula Aubin ✱ For more information, visit www.greatgardens.info or www.landcaresolutions.net.au

Iris Hollander, of Doubleview, has a mandarin tree that’s full of fruit, but some are splitting and some are dropping half ripe. She also mentioned that some plants are plagued with mildew from spring through to midsummer. Firstly, mandarins traditionally split when fed and watered more after the fruit has set than it was before, when the plant was in flower. Basically, the fruit grows too quickly because you’re giving them too much love (i.e. water). Once fruit has set, don’t feed the tree or water it more than absolutely basic amounts. As for the fruit that have split and fallen early, just pop it in a plastic bag for a few days and it will colour and sweeten up. Now for that mildew problem. There are fungicides for mildew that your local garden centre can help out with, but the reality is that mildew comes because plants are shaded during the day and get wet at night. Change these environmental circumstances and you won’t have to spray. If you’re not a fan of using sprays, try applying full cream milk or watered-down yoghurt over the foliage just as you see white patches appear. This should wipe the problem out without using chemicals.

MAKE WASTE BEAR FRUIT Don’t let the water from your shower, sink and washing machine just go down the drain – feed your plants with it

HEN you’re planning a bathroom, kitchen or laundry renovation, think about what happens with the waste from those areas. The water that runs down the plughole of your basins, showers, baths and sinks is a valuable resource. Planning to divert that water to a greywater treatment system and then redirecting it to the garden not only reduces waste, it also saves money and water. Greywater is not suitable for use on most edible plants (where the foliage may be sprayed with the water) because it’s often laden with bacteria, some of which can be harmful. This doesn’t mean you can’t use it on fruit trees (and vines) – they love this kind of water. I remember growing up on my grandparents’ farm, where my grandmother would run the greywater from the washing machine out to the lemon tree and run the bath water to a passionfruit vine that simply went crazy through the summer months, producing more fruit than we could ever eat. A good friend of mine grew the most amazing banana plants just outside her suburban kitchen window. The banana plants, which love and need lots of water, were sustained daily by the kitchen sink and dishwasher water being recycled and delivered directly to its roots. The plants were so prolific and the fruit tasted so good that everyone who visited left with some bananas to enjoy. The message here is not only limited to fruiting plants. Most shrubs, particularly many exotics, will benefit enormously from this water being directed out of the deep sewerage system to their root system.

There are a number of greywater system options available from garden centres and hardware stores these days and the biggest issue is capacity. The average home produces something like 400 to 600 litres of greywater a day and this would be enough to sustain an area of approximately 40 to 60 square metres with a consistent soil moisture level ideal for plants that enjoy more water than less. This makes it ideal for highly productive plants, such as mangoes, for instance, or even sustaining shrubs such as azaleas, camellias and rhododendrons, which are best placed in a shaded, sheltered position in WA. Plants to avoid include winter deciduous trees and shrubs because they will not take up water during winter and this leaves you with the risk of waterlogging and the potential onset of root disease. It’s important to know that greywater has to be treated and has to be applied the same day, which means the water is valuable for plants that require considerable water to grow. If you have a shady position in the garden or maybe a southern aspect that is constantly in shade, using greywater like this will allow you to grow ferns or large foliaged plants in a zone where they can receive this regular supply of moisture. One issue to remember about water quality is that what you put in is often what you get out, so make sure you use low-phosphate detergents if the water is to be used in the garden. Greywater is a terrific resource and now is a great time to set up a system, particularly if you’re undertaking a renovation or designing a new home. Trevor Cochrane

AUWERK, the WA manufacturer of beautiful, breathable, natural paints, has become something of a Fremantle institution. The company was founded more than a decade ago when German-born stonemason Andreas Riedel and his wife, Bronwyn, decided to fill the noticeable gap in the market for lime paints that suited the heritage buildings found in and around Fremantle. It was a subject close to Andreas’s heart because he’d long been frustrated with the lack of permeable paint products that could cope with the “very Fremantle” problems of rising damp, direct rain and salt. No less inviting, the new location has the added benefit of having everything under the one roof. Made from completely natural clays, minerals and pigments, Bauwerk paints are suitable for indoor and outdoor applications, on both modern and heritage homes. They’re free from harmful or polluting substances, with all products carrying the “Good Environmental Choice” label. Environmental credentials aside, Bauwerk products also look beautiful, with a depth and character that simply can’t be found in paints made from petrochemicals, solvents and synthetic colourants. “The paints have a very soft, matt finish with a natural, earthen feel,” says Bauwerk’s Levi Gilbert. “There are always going to be people who want that quick cover-up type of paint with its plasticky finish, but this is a more natural product.” As well as the paints, Bauwerk sells a range of complementary products, including Savon Noir, a natural product made from the hulls of

URNITURE aficionados are beating a well-worn path to Subiaco’s bespoke interior design studio, Arq Designs, to feast their eyes on the latest furniture collection by luxurious Italian furniture brand Erba Italia. Arq’s business manager Dean Kurlansky says Erba Italia’s design philosophy is all about creativity and quality, and being able to represent the company exclusively in WA is a real achievement. “Design and technological innovation is the driving force behind the brand,” he says. “The careful choice of materials, the attention to detail, the exclusive nature of the fabrics and the skins, and the original lines and shape of each piece create a fresh vision which combines inspiration and that renowned Italian passion.” Erba Italia was founded in the 1950s in Brianza, a hilly area north of Milan. According to Dean, the work done by the company is a “harmonious fusion between tradition and creative spirit”. Erba Italia’s collections are designed by the

company’s art director, the internationally recognised designer Giorgio Soressi. “We are passionate about supplying functional, interior products that express a sense of uniqueness and quality not seen in Perth,” Dean says. “All of the materials used, including metal frames and goose-down pillow tops, are Italian and each piece is made in Italy. You can really feel that the quality is superb.” Erba Italia furniture designs range from occasional chairs (from about $2000 each, depending on fabric choice) to modular lounges (from about $6500, depending on fabric choice) and can be custom-made to suit individual spaces. Two new styles, which were exhibited at this year’s Salone Internazionale del Mobile, otherwise known as the Milan furniture fair, are about to be unveiled at Arq. “Erba, like Arq, is all about being different and giving people a choice as to how they express themselves,” Dean says. ✱ The Erba Italia collection is now on display at Arq Designs, 326 Rokeby Rd Subiaco, and can also be viewed online at www.arqdesigns.com.au

My children Alexia, Claudia and

Isabella. They are everything I live for. I always wanted to have children and I am so thankful to God that I’ve had my three – especially three girls. Hopefully they will look after me in my old age! 2 Family and friends I am a people person and love having people around me. My family and friends have been there with me through the good times and the bad times in my life. 3 Dog Jesse is a teacup toy poodle cross maltese. I wasn’t brought up with animals, but I got the dog for my children and now I have changed as a person just having a dog in my house. He loves me the most. 4 Nutella with a cafe latte I would have Nutella every day, with or without bread. I incorporate it in a lot of my desserts, milkshakes, cakes and custards. It’s the best combination you can have for a snack. 5 Battlefield of the Mind by Joyce Meyer Nothing in my life is possible without my faith and this book talks about how what we read and what we see are who we are and to be aware of that. It’s a devotional book that you read a little bit of and then reflect on. It helps you to live your day and look at life in a different way. 6 Maths education Being a maths teacher, I think education in general is very important. I would be devastated if my children were not good at maths. I encourage my children and all of my

friends’ children to get a good education because it doesn’t matter if life takes you somewhere else, you’ve still got that education behind you. 7 Craft I love craft because it is like an escape – it’s fantasy. I love scrapbooking, cross-stitching, and jewellery making. It is a way of relaxing and we should all make time during the day to do any form of relaxing activity whether it is reading or card-making. 8 My Kitchen Rules I owe this to my cousin Daniella because if it wasn’t for her I wouldn’t have had the most amazing experience in my life. We learnt a lot, we got closer and we’ve taken a different journey in life that we never thought we would. I love her. 9 Shopping This is another hobby that I use my husband’s money on. Whenever I’m down, it is the one thing that lifts me up. 10 Piano This symbolises music in my family and it’s probably the only piece of furniture I’ve paid for with my own money. When I first got myself a job, I saw this piano at a church and I wanted to buy it. It was $1000 and I couldn’t afford it. My brother Vince, who was 13 at the time, had the money in the bank and lent it to me. I had to pay it back with interest, but I still love him.
