The flow of the living space and its connection to the outdoors presents an opportunity to extend the alfresco and create a supersized outdoor area that wraps around the back of the house. A separate courtyard sits between the kitchen, home theatre and master suite. “This really is a great entertaining house because you can open up all the doors and create one big space,” Ian says. Being able to open the doors from the main bedroom to a private outdoor retreat offers parents an added element of at-home luxury. Adding an upholstered bench seat under the bedroom windows would extend a further invitation to take time out and relax. In the ensuite, the MyGen designers have gone for a good balance between the openplan styling many buyers love and the sense of privacy that most still seek. There are twin vanities, cupboards and display shelves, plus a double-sized shower with a built-in tiled seat that has proved a particularly popular feature. The sizeable walk-in wardrobe includes an Elfa modular storage system, which is available as an optional extra in the built-in wardrobes in the minor bedrooms.

MyGen is part of the Highbury Group of builders and Ian says the company has stayed true to the formula that lies behind the Highbury name. He says value is shown in details such as the double power points in every room, a 100mm slab instead of 85mm, a telephone point, TV point and bigger footings. “These all add up to less expenditure at pre-start and lower ongoing maintenance costs,” Ian says. Charity begins with home builders who have joined hands to contribute bricks for a virtual wall in memory of Kalgoorlie schoolboy Glenn Brown who succumbed to cystic fibrosis

P

ERTH builders have jumped at the chance to build a wall in cyberspace, buying bricks at $100 each. The novel construction project is supporting research into cystic fibrosis through the LIWA Glenn Brown Memorial Grant. It’s the second year builders have been called on to help build a virtual wall in memory of Kalgoorlie schoolboy Glenn who lost his battle with CF in 2003 at the age of 15. Janeine Thomas, one of the volunteers behind Glenn’s Wall of Hope, says the virtual building project was inspired by Glenn’s favourite song, Pink Floyd’s Another Brick in the Wall. “The response we’ve had from builders has been really heart-warming,” says Janeine, whose 26-year-old daughter has CF and is on the waiting list for a double lung transplant. “Glenn’s virtual wall is a very special concept. It’s an occasion to remember a happy, friendly and often mischievous young boy who loved life.” Janeine and fellow fundraiser Alison Guest lead a team of volunteers who, for the past eight years, have organised an annual

Melbourne Cup lunch to raise funds for the LIWA Glenn Brown Memorial Grant. The $50,000 grant was announced in April and has been established with the Lung Institute of WA. It supports research into better ways of managing CF. Local builders, plus suppliers, got behind the fundraising when the virtual wall was launched last year and are showing their support again to build Glenn’s Wall of Hope even higher. Ross Griffin Homes laid the first five bricks last year and were more than happy to buy another five this year. Emma Benney, general manager at Ross Griffin Homes, says the company loved the idea of the virtual wall. “The best ideas are often the simplest and this one works because builders are synonymous with bricks and everyone can afford to contribute at least one brick,” she says. “It’s fabulous to see builders work together for a great cause. We all have our individual charitable causes but what made this unique was all the builders on the one wall. “We, who usually build the tangible, together

are creating something virtual that still has a real outcome. It just works.” Janeine and her fellow fundraisers are hoping to lay 100 virtual bricks this year and raise $10,000 towards the grant. “We are grateful to all our sponsors, contributors, supporters, volunteers and guests who generously support a cause we so passionately believe in,” Janeine says. Builders, building product suppliers and others working in the home building industry

are all invited to cement a branded brick in the wall. Four big screens will show off the virtual wall at this year’s Melbourne Cup lunch at Fraser’s Kings Park on Tuesday. The wall will also be displayed on a banner to be used at various fundraising and awareness events throughout the year. PG started with a blank piece of paper to create this large beachside home in Burns Beach. An entrant in this year’s Master Builders Bankwest Housing Excellence Awards, the residence was custom-designed and built to suit both the 745sq m corner block it sits on and the specific needs of the clients. “The challenge was to provide all the accommodation and design features of the clients’ brief and starting from scratch was the appropriate approach,” says Leo Callisto, sales and marketing manager at APG. “It doesn’t necessarily have to cost more than starting with a standard model. However, it usually means that site issues and orientation

to,” Leo says. “It’s almost like having a summer and winter space based on what the weather is at the time. “In this particular home, the clients chose to have a north-facing alfresco and a separate private internal courtyard out of the wind.” A third outdoor area has been designated as a hidden drying courtyard off the laundry in line with the clients’ brief. Leo says the home is typical of APG’s design approach. “It is important to take into account the way the home will function in relation to the clients’ brief and how it fits with our own design principles,” he says. “They have to align for the best outcome.”

The large master bedroom, like the living room and family room, takes advantage of views across the local park. The design team brought passive-solar design principles into play by placing the alfresco and much of the everyday indoor living area on the long north-facing side of the house. Leo says the designers also created two smart street frontages and took advantage of the corner lot to add a third garage. “The opportunity for a third garage or second crossover always appeals, especially when older children have their own vehicles,” he says. “Buyers don’t shy away from a corner lot once we can demonstrate what can be achieved.” Paula Aubin

Shannon’s tip of the week A well-stocked and well-organised pantry makes your cooking time shorter because you can find what you need at a glance, and cheaper because you won’t have to hurry out and pick up something that you have run out of. An organised pantry stays cleaner longer because you don’t have to rifle through it trying to find things and there is far less waste from things going out of date when they are hidden away at the back. I start by placing all of my pantry items in a large box so that I have nice empty shelves to clean down. Start with a light

dusting of bicarb soda, followed by a light spray with white vinegar and wipe them down while they are fizzing with a pair of rolled-up pantyhose. I use a damp paper towel to wipe off any residue, followed by a dry paper towel. When I am putting things away in my pantry, I arrange them according to food types rather than package types (many people stick cans together, all of their boxes together, etc) – all the carbohydrates together; all the proteins together; all the snack foods together; all the desserts together; and all the cooking needs together. This means that when looking for something you can find it in a hurry. Then I place dry bay leaves along the shelves (one every 60cm) to prevent pantry moth invasions. Each item that I put away is wiped free of dust and it

is placed with the oldest dated items towards the front of the shelves. I have small, narrow baskets to contain small items, such as packets of herbs, so that they don’t take up much space on the shelves. I prefer not to have open packets in my pantry. Instead, I keep a large number of recycled jars to store things. If you don’t have room for lots of jars, you can use Ziploc bags. I like to have one of everything that I need and one as back-up in case I run out. When I open a back-up product, I write it down on my shopping list blackboard that is just inside the pantry (it makes shopping much easier). There is something lovely about a wellstocked, well-ordered pantry that always puts a smile on my face.

We have a rubber-backed coir mat that has left marks all over our shiny jarrah floorboards (pictured). My husband has also dripped water-based acrylic enamel paint on the same floorboards. There are also the remnants of painting tape that has not lifted when taken up after being used to protect the floorboards when the skirting boards were painted. The same paint has been splashed on the grouting in a tiled area. We would appreciate your advice to remedy the situation to remove the various substances on the floor surfaces described.

Oh dear! You have been having fun with your floor. ATo Let’s tackle these issues one at a time. remove the rubber-backed coir matting stain, you will need to sprinkle the floor with uniodised cooking salt. Stuff the head of a soft kitchen broom down the leg of a pair of pantyhose and tie the excess legs around the handle to secure it. Dampen the broom and sweep backwards and forwards across the salt (the salt sticks to the rubber and acts as a mild abrasive while it rolls the rubber off in balls that can be swept away). Acrylic paint is the hardest of all the paints to remove and you have a great deal of it to remove. Without knowing what kind of clear coat was placed on your floorboards it is difficult to tell you which solvent to use so we will play it safe. Take a small, old hand towel and soak it in boiling water. Wring it out really tightly (make sure you wear rubber gloves to do this or you will burn

The same solution will work for your adhesive remnants. In each of these cases, you will be using a type of abrasive to remove the stains. This can dull the surface of your boards. To replace the shine simply put a couple of drops (yes, I do mean just a couple of drops) of Brasso on to a rolled-up pair of pantyhose and polish the boards in the direction of the grain. Brasso will make it look worse before it looks better, so don’t panic! Be absolutely sure you do not use too much Brasso. Small tip about masking tape: Did you know that it comes in different grades? If you read the inside of the paper roll, it tells you how many days or hours it is safe to leave it on without leaving residue behind. In future, when you’re using it to guard your floorboards I suggest you use low-tack masking tape. For the paint on the grout in between your tiles, you will need to use a combination of very hot water (as close to boiling as you can get it) and methylated spirits scrubbed on and then off again with an old toothbrush (or somebody else’s). Keep repeating until it is completely stain free.

Thanks for all your great questions. Keep them coming and keep them specific. To work out how to remove a stain, I need three pieces of information. I need to know what the stain is made of; what surface it’s on (Is there a varnish? What is the topmost surface that the stain is affecting?); and what, if anything, you’ve already tried to remove it. Each thing you try changes the chemical composition of the stain. Include a photograph if you can. Photographs really help the stain diagnosis. Don’t forget, alternative recycling questions are also welcome.

Jim says many new estates also have 10m or 12m blocks, offering buyers low-maintenance living and an easy-care backyard. Although the Luna was designed specifically for this awkward Churchlands Green site, it illustrates very clearly what can be achieved in a small space. Jim says visitors to the display have been pleasantly shocked to discover just how much house they can get on a small site. “There’s a lot of house on not a lot of land,” he says. “It’s about making sure that even on a small lot you’ve got separate living areas.” This is certainly the case in the Luna where there’s a dedicated home theatre and an upstairs sitting room, plus a free-form living space flowing neatly out to the courtyard. “The informal living area actually feels very large when you consider that the whole house footprint is only 8.4m wide,” Jim says. The designers at Renowned Collection have ensured the Luna is filled with natural light, using lots of glass, including a bank of stacker doors to merge the indoor living area with the courtyard.

“Unlike concertina doors, stacker doors don’t actually invade the usable space in either the outdoor area or the living area,” Jim says. “Plus there’s the bonus that you can have flyscreens.” The elevation is modern, with a striking skillion roof, feature brickwork in a stack bond pattern, painted weatherboards and contrasting rendered panels. Inside, the details include high ceilings, sleek stainless steel appliances by Blanco and solidsurface benchtops in the glossy kitchen, and twin vanities and a large shower in the ensuite off the master bedroom. There is plenty of scope to tailor the design to suit a variety of slim sites. “This display has almost been designed on the worst-case scenario,” Jim says. “If you have a block that is a little bit wider or isn’t on a corner, then there’s a lot more that we could do. “The Luna has been designed to give people a good idea of what we can do on a narrow lot.” Paula Aubin

F you’re looking for reassurance that you can get a family home on a tiny block, then the Luna by Renowned Collection by In-Vogue is well worth a visit. According to Antiopi, by ruthlessly eliminating corridors and superfluous space, she was able to create the illusion that the home, which is on a relatively compact block, is bigger than it actually is. Instead of walking through corridor space upstairs, the owners can stroll through a sitting area and an activity zone. “Another way of making the spaces feel bigger was by incorporating light and views,” Antiopi says. “The biggest challenge for me was getting the northern light through as the block had a north-south orientation.” The bedrooms and main living areas were placed on the north side of the home to take advantage of the light. A series of high windows with a louvre system in both the upstairs and downstairs living areas allow light and natural breezes to filter into the home and also open up the interior to the outside. “We tried to break down the barriers normally associated with walls,” Antiopi says. The spacious living, kitchen and dining area overlooks a spa and an outdoor dining/ barbecue area. The staircase is one of Antiopi’s favourite

features in the design. Openings between the treads coupled with frameless glass balustrading provide a visual connection with the rest of the home. “Being a relatively narrow block, we wanted to give a sense of space and so we wanted the staircase to be as transparent as possible,” Antiopi says. The striking off-white colour palette that features on the walls and floors provides the perfect backdrop for the owners’ artworks to “pop”. “We tried to keep the colour schemes as simple as possible,” Antiopi says. “The owner had quite a bit of artwork to display, which provided a lot of colour to the interiors and some of the furniture did this as well.” The use of natural timber on the front door of the home and Karratha stone cladding on the front and rear elevations add warmth and colour to the design. “Very early on, I always knew that we would use natural stone, stainless steel and timbers,” Antiopi says. Considering the needs of your pets is not a bad idea when planning your new home or renovation, says Master Builders communications director Geoff Cooper trays, as these should be separate from their food. For some pets, confinement within the home or yard is necessary. The placement of fences and buildings are two design solutions that can achieve confinement. If it is necessary to confine cats indoors to help protect wildlife, reduce nuisance and to improve the cat’s own welfare, create spaces that provide climbing opportunities and extend your cats’ range of surveillance. Also make sure there are warm and quiet spots for your cat to lounge in. Design elements should also protect a pet from injury and provide adequate shelter and ventilation. Older and frail animals can often be susceptible to falls on slippery floors. Spiral and open tread staircases should also be avoided where possible because they can cause anxiety for dogs. Also, when working on a garden plan, make sure you have pet-friendly plants that are not toxic to your animals. Providing a window for pets to view the outside world can provide a source of distraction for them while you’re at work. However, for some dogs this can cause anxiety, which will often be expressed through barking. It is important also to design your home to help protect members of the public from your pets. Security screens on the front door provide a second barrier to help you confine your pet.

In addition, it also increases ventilation for your pet if the front door is left open. In contrast, double glazing or thickened glass helps reduce the effect of noisy dogs – a design element your neighbours will be grateful for. Wall and ceiling insulation can have a double benefit of cutting your power bills and muffling any pet noise. Consider ventilation of the area they sleep in or occupy during the day. If dogs are left outdoors, make sure they have some water, shade and shelter at all times of the day.

S I am a homeowner with two whippets, it was wise to think about their needs in the design process and construction period for our recent renovations. There are many risks to pets during renovations, such as toxic paints, power cords, tempting rubbish piles or open gates. You will need to make sure you confine your pet to a secure area and adjust it to new routines. You may even have to consider relocating your pet or yourself during the renovations. With more than 60 per cent of Australians owning pets, it also makes sense to design homes with our mostly furry friends in mind. There’s a great resource available called Four Legs // Four Walls that looks at home design for pet owners. It has lots of useful advice that is outlined, in part, below. The quality of space provided to a pet is much more important than its quantity. However, more space does create more choice for your pets when it comes to choosing where to spend their time. It may not always be possible to have much area outside. As block sizes decrease, more pets are spending more time indoors. If possible, pets should have direct access to all areas of the home, including garages. The garage is also a good place for cat or dog litter

A-Z BUILDING information Check with your council before building a cubbyhouse for the kids, says Master Builders technical adviser Romina De Santis

OST local governments take a relaxed approach to the humble cubbyhouse when it comes to requiring approvals, but before you consider investing time and money in one it’s important that you phone your council or visit their website because they may have information about their policies and requirements regarding cubbyhouse installation. Building your child a cubby or treehouse is an enjoyable weekend project. There are many prefabricated cubbyhouses available that can be purchased and installed ready for children’s “adventures”. But if you decide to build your own, select suitable materials that are chemical-free and durable. Sand any sharp edges and rough areas to prevent grazes and splinters and ensure fortstyle cubby or treehouses are sturdy and not too high to prevent injuries from falls.

Positioning your cubby carefully is important. Here are some tips: ✱ Cubbyhouses or treehouses must been within

the boundaries of your property. ✱ Generally all structures in the front setback

of your home require an approval. However, a small building that is well blended with the landscaping is not likely to offend. ✱ The backyard is generally the position of choice of most. Try to keep the roof of the cubby lower than the fence. If you have an elevated, fort-style cubby house orient windows and platforms to face into your yard so that neighbours don’t feel their privacy is invaded and noisy play is directed away. ✱ Tell your neighbours of your intention to install a cubbyhouse. This reduces the likelihood of complaints. Once your cubby is being enjoyed by your family, inspect it regularly and maintain it to a safe standard. Make sure you use safe paints, and watch for any spiders and snakes. If the council does receive complaints, you may be required to move or remove it.

I am thinking about buying a builder’s display home. Is this a good idea? Investment in a builder’s display home may be a sound decision depending on your own circumstances. Many builders sell and rent back their display homes to recover some of the capital construction costs. Usually a display home will have a limited life until a new development area is built out so the lease-back option can be attractive to a builder who can maintain a presence in the area without having the financial burden of the construction cost. The benefits to you can be that the annual return on investment you earn from the rent paid by the builder (currently about 8 per cent) over the lease-back period may be higher than market rates. You may also benefit from any capital appreciation over this time. Your asset will be extremely well maintained during the rent-back period as it is in the interests of the builder to present the home beautifully as a showcase to the public of his building skills. The quality of brickwork, plastering and tiling in the display home may also be above average because of the builder’s desire to demonstrate his workmanship quality and capability. Investment in a builder’s display home is all-inclusive. Elements in a display home that would not normally be included in the standard building contract – established gardens, paving, curtains, fittings, and sometimes furniture – are included in the changeover price. This may mean that the builder’s asking price is higher than his standard products. There may also be some taxation advantages associated with your investment. One important consideration is what you will do once the rent-back period expires. Rental income from the builder will need to be replaced by perhaps a not so reliable or maintenanceconscious tenant. Is the area a growth area where there is likely to be a number of tenants? What are the prospects for capital gains on your property? These questions may be less relevant if you choose to live in the home and not necessarily maximise your return on investment. You should read the legal documentation and the conditions of the sale and lease-back arrangements carefully and seek advice before committing to the purchase.

A

LTHOUGH first homebuyers enjoy a buyers market right now, concerns about future housing affordability continue to play on the minds of industry experts. There is an awareness that there are dire consequences from not ensuring affordable housing options for the next generation of West Australians, says Urban Development Institute of WA chief executive officer Debra Goostrey. “If we don’t address housing affordability our society will suffer, not only because of the increasing tax bill from social housing, but because our children will leave the state to find other options,” she says. Experts point out that both developers and builders are working hard at creating affordable housing options and the State Government, through its Affordable Housing Strategy, is committed to ensuring the needs of upcoming generations of homebuyers are met. The government’s commitment extends to allocating $500 million towards affordable housing by 2020 and a broad range of initiatives such as reforming the planning system, making more low-deposit Keystart loans available, establishing alternative housing products and drawing on public/private partnerships. Industry leaders say while it’s great to see a commitment to affordable housing solutions, it’s critical that the debate surrounding affordability doesn’t discourage future first homebuyers from pursuing property ownership. According to Debra, it’s important to acknowledge that a lot of surveys pointing to poor housing affordability tend to focus on average rather than bottom-end house prices. Debra says this means that a lot of lower priced dwellings, such as cottage housing in affordable developments, are not taken into account in reports about poor affordability. She says for those who are willing to be flexible about where they want to live and are prepared to do some homework, there are new and existing residences available for under $270,000. Debra says WA developers have been very innovative in delivering products to suit firsttime buyers and downsizers. She says most first homebuyers will find affordable housing options in estates both north and south of the river, including Ellenbrook, Brighton, Kwinana and Baldivis. She says the key to finding affordable housing is simply to do your homework rather than judging by average prices in a suburb. Satterley Property Group chief executive officer Nigel Satterley says the current buyers market ensures there are plenty of examples of affordable properties throughout the metropolitan area. Nigel says there are about five quality home builders offering innovative and well-designed

two and three-bedroom new homes on lots between 150sq m and 225sq m. He says with prices ranging from $268,000 to $330,000, these homes are available in developments such as Ellenbrook, Brighton, Hocking, Vale, Baldivis and Harrisdale. Nigel says there are also plenty of 3x2 designs on lots ranging from 300sq m to 375sq m for prices between $300,000 and $360,000. “These packages are appealing to first homebuyers, first-time buyers over 60 and also investors re-entering the market,” he says. “It’s critically important that Perth housing is affordable to essential workers for Perth to grow in a sustainable manner.” Finding affordable properties can be done

through savvy choice and doing plenty of research, says Momentum Wealth managing director Damian Collins. Damian, a buyers agent who has helped lots of first homebuyers who work away in the mining industry, says it’s a good idea to find out about the track record of developers before buying into a new estate. He says first-time buyers should find out what the long-term capital growth rates have been in previous subdivisions undertaken by the developer. He says you should always ask if the developer provides all the amenities when the estate is built or whether the amenities are built after all the blocks have been sold. To the unwary

buyer, this can mean having to wait a long time until all the blocks are sold and everyone has moved into the estate. Similarly, when it comes to building a new home, Damian says you need to find out if the chosen builder has a record for quality construction and if the builder is willing to supply the names of clients who can be contacted as references. Damian says although Perth prices are not cheap, he doesn’t believe that the market is overpriced. While lenders are willing to lend at higher loan-to-value ratios than they did two years ago, first homebuyers still need to put together a reasonable deposit. Debra Goostrey says you need to start saving; you should consider what you are willing to trade off by way of either property size or location to get into the market; and, above all, “don’t give up”. She says the buyers who are willing to trade off on size will find there are excellent small-lot housing designs available. However, those for whom space is a priority may have to sacrifice amenities such as proximity to transport, shops and schools to afford the house they desire. “Keep looking,” Debra says. “We are in a buyers market right now, so the bargains are out there.” Evelyn Duffy

COOL CHOICES Gone are the days when Australians switched on their airconditioners without a worry about running costs, but things have now changed with economy a key factor

EEPING cool will be high on the list of priorities for Australian home owners this summer, but cutting down on energy costs is perhaps an even greater concern. So, while Australians will always need airconditioners, they are demanding systems that are not only efficient and quiet, but also economical to run. “Almost every day when you look at the news, there’s a story about rising power costs,” says Frank Seeley, founder and chairman of Seeley International (distributors of Breezair and Braemar). “People are being forced to think about all of their electrical products and how much they will cost to run.” According to a recent survey from Fujitsu General, energy efficiency was the key request from 82 per cent of Australians in the market for an airconditioner. Other airconditioning must-haves included feeling more comfortable and sleeping better at night. With energy efficiency such a high priority, homeowners are taking a new look at the way they cool their homes.

Frank says this has seen an increase in the popularity of evaporative systems. “Evaporative airconditioners are the smart way to cool the home and enjoy your summer lifestyle with open doors and windows,” he says. “With Breezair, you can cool your whole home – not just one room – for as little as the cost of an incandescent light globe. “That will save you about $500 a year in running costs, compared with a refrigerated system – depending on the system and how often you use your airconditioning.” Paul Fitzgerald, LG’s category marketing manager – home appliances, says inverter systems continue to be the most popular form of airconditioning in Australia. “We live in a country that sees the best and worst of Mother Nature, so Australians need a product that is going to keep them warm throughout winter and cool during summer,” he says. “The inverter technology is proving to be really popular as the system allows you to reach your desired temperature quicker, and then steadily maintains it without wildly

fluctuating. This means greater comfort for the home and increased energy efficiency.” A new solar form of airconditioning is also set to cut power bills by half and compete with conventional systems over the next few years. Sallyanne Bond from Optimal Energy Solutions says the new solar technology could reduce power usage for heating and cooling systems, which is currently more than one third of household power bills. “Householders could save between 30 to 50 per cent on their power bills if they embrace this new solar technology,” she says. “With the impending introduction of a carbon tax, reports suggest that it could add a further $130 to our electricity bills. We can no longer afford to continue to power our homes and offices in the same way.” According to Sallyanne, this new evolution of airconditioning will provide Australians with an energy saving system that takes heat from the surrounding air to provide cost-effective, clean, green airconditioning. UCKED away from the hustle and bustle of Subiaco’s retail hub, the clean, elegantly simple Mr Smith showroom is an aesthetically pleasing sanctuary where customers can feast their eyes on classic furniture and lighting styles. Design director David Smith, who launched the company with his wife, Katie Clarke, in 2009, says it took quite some time to find the perfect location for the shop, which opened in February. “We tried to find a place that was a little bit more discreet,” he says. “Here we’re removed from the retail heart of Subiaco and we’re sort of nestled between there and the city.” The showroom represents manufacturers from Japan, Italy, Sweden, France, Spain, Switzerland and the US. “Whenever we’ve taken anything on, we’ve wanted it to be fairly classic,” David says. “The selections we have here are not funky, super cool stuff. It’s all classic, great design, with great production integrity.” David says customers can come into the store to browse the products on display and be taken through the full range of each brand. “The beauty of it is that none of our brands really overlaps so I think we can respond to most people’s needs,” he says. As the company grows, David says he will be looking to expand his range of Australian-designed and manufactured products. In fact, David and Katie will be looking to release their first furniture and lighting products from their own brand – designed and manufactured locally – early next year. “I’m really excited about that,” David says. “It’s going to reinforce our position in the WA furniture business.” Kristy Symonds

It’s about keeping ourselves and our customers interested.” David says one of his favourite brands in the store is Maruni, a range of exquisite woodwork from Japan. “That’s something we’re personally in love with,” he says. OPEN HOUSE BY THE BEACH Having worked in the hospitality industry for 20 years, Prue Bolland and Glenn Taylor are welcoming guests to their new Burns Beach home

P

RUE Bolland and Glenn Taylor have finally set up home by the sea but they’re also able to welcome guests into their newly built bed-and-breakfast. “Both Glenn and I have worked in hospitality for 20 years, and we thought opening a B&B would be a great thing to do,” explains Prue. “I love cooking and I love my home, so it made a lot of sense.” “This was something we’d always wanted to do,” adds Glenn. “We love meeting different people and we wanted to be able to give people a pleasurable holiday.” To realise their dream of living and working at the same location, Prue and Glenn enlisted the help of Hollywood Builders, who they’d worked with previously, with great success. Although this was the first bed-and-breakfast project John and Kerry Hollywood had been involved in, they relished the opportunity to work alongside Prue and Glenn to create something a little out of the ordinary. The end result is a property that is split neatly in two, with the guest accommodation downstairs and Prue and Glenn’s spacious, secure and soundproofed “apartment” upstairs. Glenn and Prue say the project has turned out better than they ever anticipated. “John Hollywood is great to have as your

builder. He’s always available and nothing is too much trouble,” Prue says. The ground floor of the property comprises three large and luxurious guest rooms, all decorated to the highest standard by Glenn and Prue. “We wanted to provide as close to five-star accommodation as we could because we’ve been working in that environment all these years,” Glenn says. Two rooms have king-size beds; the third has two king single beds that can be easily converted to a king-size bed if necessary. The eastern room has access to its own private courtyard, while the rooms on the west and south sides open to the entertainment deck. All the rooms have 105cm plasma TVs, DVD players, Foxtel and private, modern ensuites. Also on the ground floor is a computer nook, laundry and guest kitchen area, which leads to a decked alfresco with barbecue, seven-seater spa and lawned area (complete with its own two-hole putting green). “A lot of B&Bs are designed to just be a base – a place to sleep. We’ve provided a nice entertainment area so that if you don’t wish to go out there is plenty to do here,” says Glenn. Glen and Prue’s one-bedroom, open-plan apartment is upstairs.

“We’ve lived in three houses like this – with the long, open-plan living space – and it’s perfect for us,” says Prue. Gabled ceilings create a feeling of space in the modern living area while a balcony provides views of nearby Burns Beach (a three-minute walk away). SHAPING UP Giving your garden a thick layer of mulch and applying a wetting agent will set it up for the hot months ahead like making sure your foundations are strong under your house. The soil will basically hold your plants up, boosting and supporting their growth. Plant selection is also very important. In 2010 I released a book with Neville Passmore that identified hundreds of plants ideal for WA gardens with descriptions about the best growing environments for each species. The West Australian Garden Guide is one of the few books actually written for our unique gardening conditions by West Australians and it will be a handy reference tool for people looking for ideas and guidance about ways to garden successfully in WA. S spring turns into summer and temperatures move into the 30s after a long, mild run in the 20s, plants will start showing signs of water stress. Initially hand-watering the odd plants that show stress and treating them with a thick layer of mulch and even spraying the foliage with anti-transpirant spray to reduce transpiration of moisture into the atmosphere is enough. But it’s highly likely you will have to turn your sprinklers on soon. Before you do turn them on permanently for the summer, make sure you give the stations a run-through and ensure the sprinklers are not broken, blocked or buried in foliage and unable to hit all of your plants when required. If you can start off by running your sprinklers just one day a week for the next three to four weeks this will sustain your plants, but harden them up to withstand the hotter days ahead. If everyone did this, we would not only shape up our plants up for the hot summer ahead, we would also save billions of litres of water. Possibly the two most important things you can do to reduce water consumption in your garden now and into the future is apply a thick chunky mulch around your garden beds in a layer that’s at least 100mm deep. This will shade the soil, reducing evaporation and moderating the soil’s temperature to encourage strong root growth. The second thing you can do is apply a wetting agent over areas that are exposed and prone to becoming barren dry spots in summer. Right now a liquid wetting agent applied over a lawn will do a world of good and one of the best results I’ve seen is from using a wetting agent that is infused with seaweed extract. The seaweed acts as a soil conditioner, boosting the microbe population, which consumes thatch and turns it into nutrients the turf can absorb and use to grow strongly. If you are starting out afresh with a new garden, soil improvement is absolutely critical to your success. Getting the soil right is much

Angela Gorman, of Falcon, says her mini roses are struggling to survive alongside her perfect bush roses. The leaves regularly shrivel and dry. They are in pots and in a protected place so what’s the best action to take? Mini roses in pots are susceptible to red spider mite infestations, which regularly cause defoliation. I’d suggest you spray now with MaxGuard. The leaves usually become a bit silvery and on close inspection you will see tiny little pinprick spots all over the plant and maybe the red-black tiny body of the mites. If it happens again, continue spraying every 14 days for a month or two to break the breeding cycle. The way you manage your mini roses is important too. Regularly trimming the top foliage and shoots off the plants after flower flushes will invigorate them and get the best possible flowering processes going.

Family

My wife, Catherine, and children, Kalani, 11,Tavian, 9, and Ayla, 4, are more important to me than anything. Catherine supports me in everything I do. It’s amazing to reflect on the journey we’ve been on together and what may lie ahead. 2 The ocean This is my office. 3 Cameras and water housing When I am picking up this equipment it means I am off to do something I love. Getting great shots in an extreme environment is very rewarding. Most surf photographers take their big wave images from the safety of a boat or ski in the channel. I prefer to be part of the moment and get into the water. Just recently, I took a shot of surfer Chris Ross while swimming in the lip of a fourmetre tow wave off our coast. When I see similar shots, my immediate thought is “incredible” because that photographer has put himself in a crazy position to take that. 4 Oakley watch Oakley gave me this watch after I rescued surfer Jacob Trette at the notorious Mavericks surf break in California in January. When I came across the surfer floating unconscious, I thought he was a goner. Another surfer – Alex Botello – and I threw Jacob on the rescue sled of a jet ski and did cardio-pulmonary resuscitation. The watch is a nice reminder that this father of a young child is now thriving again.

SurfAid International

Where possible, I like to donate photos and time to this non-profit humanitarian organisation. SurfAid works to improve the lives of people living in isolated regions connected to us through surfing. A lot of effort has focused on helping people in Indonesia’s Mentawai Islands where the majority of the population lives in poverty. 6 Passport This is my ticket to freedom. It signals adventure and possibilities. 7 Headphones If I get the chance to wear them, it means I have free time. 8 People The people I meet through photography and travel are the greatest reward from the work I do. 9 WA’s South-West region and lifestyle This beautiful region is my home. The lifestyle is relaxed and there’s no such thing as getting stuck in traffic. The surf is consistent and is among the world’s best. 10 Safety equipment A jetski, sled, Andycap helmet and escape air set is my safety net. I do a lot of breathing exercises, however this extreme air pack provides eight breaths underwater, just in case I need it. It also gives me peace of mind when working in extreme wave conditions.
